2024.05.19 20:46 RainbowBeezy Help deciding if I should buy a building or business

Hi Everyone. I'm looking for some advice on whether or not to purchase a business that's for sale in my city.
Here's the TLDR version - we want to expand our antique booth business into an antique store/mall. We are debating between purchasing a vacant building and starting from scratch, or buying an existing but mismanaged store with inventory. I'm not sure if either is worth leaving my full time job for.
For some background, my dad and I have ran a successful antique booth at someone else's antique mall for several years. In the last year, we've averaged $1000 in sales, with around $300 in expenses each month (buying merchandise, and renting the space). We spend probably 4-5 hours a week sourcing merch, researching, pricing, and maintaining the display.
Unfortunately, the owner of the mall was ready to retire, and sold the building to an unrelated business, ending the good thing we had going. We had the opportunity to buy the business from her, but she wanted over a million and we just couldn't swing it. There are a few other antique malls in our area, but all have long waiting lists to get in (one has over 100 vendors waiting!) And all charge a bit more in rent/commission than we were paying at the place we were at.
Anyway, long story short we see a need/opportunity in our market for another mall, but finding a building that meets our needs and is affordable for us has been challenging. We looked at several for rent but the price and uncertainty of rent increasing as time goes on made us look more at ownership.
We then found a 7500 sq ft building listed for sale for 260k, and we think we could possibly talk them down to 200ish. It's 2 floors (not super desirable for an antique business as elderly people sometimes struggles with stairs) but we considered that the lower level could be rented out to a contractor type business, as it has its own entrance and garage door. The other drawback is parking - the lot is tiny and only fits like 6 cars at once. I drew up a crude map of how we could divide the space for vendors, and I think we could net 5-6k a month in booth rent, plus a % commission on sales, plus renting the basement out, plus continuing to sell our own items.
Lastly, we stumbled upon an existing antique business where the elderly owners are ready to retire and are selling their business, including the building and fully stocked store. The building is 4500 sq ft, and on a busy road with ample parking. They own all of the merchandise in the store, as they do not use the "mall" model, which they explained is due to them not being able to keep to set hours because of their health. They're asking 300k, which from my super limited knowledge seems in the realm of reasonable for the building and merchandise. We asked them about the property taxes, utilities, etc., but didn't ask about sales - mainly because I don't think their sales numbers would be relevant since they've been running the business like a hobby for years now, not being open set hours, not bringing in new merchandise, refreshing displays, or advertising at all. Their merchandise is also priced a lot higher than we typically sell things for.
Our plan would be to host a "going out of business" sale for most of the merchandise in their store currently, marking everything to 50% of what they've priced it at. Then, after we've hopefully sold off a large chunk of the product we "close" their store, and open ours in it's place with a new name, and condense our stuff down to half or less of the store and start renting out booths to other vendors.
The main problem I run into with both the vacant building and the established business is that it's just so hard to determine how much money we can actually make. We have the data from running our booth, but does that scale at a true multiple when we increase our space? I have a full time job that, frankly I would love to leave if I could make as much money elsewhere. I know that for a while as we are getting established I would have basically 2 full time jobs and I'm okay with that, but I'm worried that it won't ever make enough to justify leaving my current job and I'll be working 80 hours a week for the rest of my life. My dad, who would be my business parter, is retired but mostly wants to stay that way - again, he will put in the hours now but would like to scale back his time eventually, plus we need some time to go out and source new merchandise.
Neither of us have ever owned a business (and my dad has never even worked a retail job before...) so I know there are probably some key things I'm overlooking - please be honest with me and tell me what I'm missing and whether or not you would consider taking the leap or if this is the stupidest idea in the history of business.

2024.05.19 20:24 Stick_Chap_Cherry Why do I make men the absolute focus of my happiness?

I do this odd thing where when I’m going out somewhere (mall, grocery store, etc.), I play this game of pretend in my head that I’m going to run into a man I’m admiring at the time. Even though the actual possibility of that is like 1%, the thought of it excites me. I wear my cutest outfit, do my haimakeup, etc. It’s what gets me going and actually want to leave the house. The thought of them seeing me and maybe admiring me. I reflect back and realize I’ve been doing this most of my life. I remember doing it with crushes I had in middle/high school, a man I had a crush on at work when I was in my 30’s, and I’m doing it now as I got ready to go to the mall… I’m pretending there is this scenario I will run into “him” and it’s probably the only thing motivating me to go and leave the house.
I realize all of this sounds a bit pathetic and I’m wondering if anyone does anything similar or analyzed why it is you may do this? I did have father and other adult male(family) abandonement issues when I was a child. Also currently some self-loathing thoughts. I know I need to stop this behavior and learn to love myself more or I’ll never be a good partner to anyone. I want to do things because they make ME feel happy, and not always make the man the center.
Would love some (supportive) advice. <3

2024.05.19 20:04 grandmamilkers0 My Predator charger won't work

Hello! I just bought my Predator Helios Neo 16 PHN16-71-59F1 earlier at mall on acer store. We had it test and everything is working fine but now. The charger won't work I already tried it on other outlet but it still won't work. Does anyone know how to fix it? (I can't open the laptop now since is really low battery)
I might bring this back on the acer store tomorrow but honestly it's kind of hassle since the mall is far from our house so I would really appreciate it if someone could help me with this one. Thank you!

2024.05.19 19:48 HandMadeMarmelade Not ENough People Working

Sorry if this isn't allowed here.
I have struggled to find decent employment, which is disappointing because my bar is so low.
But ... when you leave the confines of your home to do anything, whether that is eating out, or going to the doctor (or even calling the doctor tbh), or going to the grocery store, or going to a DIY store, or even going to school admin to fix some issue ... do you all notice that there just aren't enough people working? Lines are long, shelves not restocked, doctor visits are MONTHS out. I was at Target a few months ago and they closed the customer service desk because they had no one to run it. They closed the self checkout at my local Walmarts but didn't replace them with cashiers. It's not just retail, it's everything. Every industry seems short staffed.
As a customer, I think companies should hire a LOT more people. It's definitely affecting whether I shop there. I even changed doctors over this months long waiting nonsense.
As a job seeker, I would gladly work those jobs to get by or, to use the doc as an example, if you pay me a decent wage I'd stay there for a while.
I'm frustrated as a job seeker, but feel it is downright unacceptable as a customer.

2024.05.19 19:21 FluffyRelation7511 Kids Cleaning Reward Advice

Does anyone reward their children for chores they do daily that seems to work? I keep entertaining to hire someone to help but honestly my kids should really be doing more and me asking them can be a hard subject. I’m thinking of rewarding them with cash daily with a trip maybe once a month maybe twice to a store of their choice. They would be responsible for their rooms with no reward, but can’t do a rewarded task until it’s finished. So once their room was clean they can pick task to earn money. There is a 6 year age gap between my oldest and the 2 younger, so I’m thinking of 2 separate chore charts. I’d add the chores as I felt they needed to be done and it’s up to them if they want to earn cash for them.
Anyone have something similar? My goal is to not nag at them, I don’t have space for it and I don’t want them to see it as negative. I clean my home multiple times a day making it hard to deep clean spaces that need it. With their help they can do the small stuff so I can focus on the harder task.

2024.05.19 18:50 Ok_Dish_4877 Asking for Accommodations at Work

Ive heard of BPD over the last few years, for a long time i thought it was something my parents had and i wouldn't have to deal with it. Well im 22 now and im fairly certian i was wrong but now i think ive put myself between a rock and a hard place, at time of writing im just starting the process of joining waitlists to figure out exactly whats going on, and possibly confirm my, and my doctors suspicion that it is BPD and get a diagnosis and start some type of treatment, but i was hired on in a fast food place last week before something happened last Friday night and has completely derailed me for a week now and before i was considering and perusing help.
My first day is Tuesday, and now that ive had a week to sit and reflect, notice my self destructive patterns and learn i know im going to need accommodations so i can atleast try and stop the patterns from repeating themselves untill i can fully understand whats going on but even though i know im a hard worker and i know i do bring my own value and unique skills to the store, and am always the first to sign up for extra shifts, im terrified that asking for accommodations as the new guy either on one of my first days or first few weeks is putting a beacon on my head that says fire me! im the problem! even though logically i know that makes no sense if i really am all of those things i said i am. Im pretty sure this is just me in my own head, but what were your experiences asking for accommodations? Should i ask in a certain way? leave some things out but include others? Did you have similar fears to what im having, and how did you move past it?

2024.05.19 18:46 Temporary_Ad_6390 Hi Y'all, Florida Native moving back after 2/ years....Help!

So, used to live in Northern Florida, less than 2 hours from Disney, etc, outside of St. Augustine and then I did a year in Kissimmee. Florida born, school, etc. Military service had me travel all over, last 20 years I've been in Michigan. Looking for a great place to call home in central Florida under 45 minutes from Disney. Looking for a sense of a local family friendly area as removed from tourism traffic as possible. Looking for convenient daily living to grocery stores, shopping, gas stations, bars and malls and movie theaters. We're a major Disney family and go to the park 3-6 times a year through travel and our family is at the young teenage stage and is the right time to have more to do, central Florida has a plethora of things to do, but we also don't want to feel the sting of constant tourism. Please give me your best suggestions, hidden gems, safest neighborhoods. We're a successful family and want to live near other working successful business professionals and also in an area with down to earth folks (at least as much as possible). We have a budget of $1.5 Million for a home but want to stay under $850k. After taxes, etc we take home $15,700 a month. Is this a realistic budget for Central Florida now a days? Remote workers, remote home school, so we're highly flexible on areas where we can land. Thanks Y'all, I appreciate it immensely. (Also I know, don't move here, hurricanes, love bugs, I4, crazy international tourists, etc). :)

2024.05.19 18:34 DutchDaddy85 Webshop owner here: How to find people to crack packs?

Hey all! Not sure if this is the right sub for this, but let me give this a try.
I have a webshop selling MtG cards. Most of it comes from buying up collections, but since 2 years ago, we've started ordering new sets in order to open them ourselves so we'll have the bright shiny new cards available as soon as the new set drops. Fun!
Now, back when this started, we (me and 1 friend who regularly helps me for some cash under the table) would sit and crack the packs, we'd have 6 or possibly 12 boxes, so that's all doable. However, since then, we've grown up to the point where we're unpacking 50-ish boxes of cards with every new set release, which is becoming quite undoable for 2 people, especially if we want it all done in a bit of a timely manner.
Now, we don't really know other Magic players in our area, and since the shop is an online shop only, we don't have people 'walking into' our shop, but we are looking for people who can help with the cracking of packs, for store credit or possibly cash. Obviously we can't properly hire people, since their labour is only required 4-6 times a year for a day or two.
For fellow webshop owners, or anyone with bright ideas: Any idea on what would be a good way to reach local people who might possibly be interested?
EDIT FOR CLARITY: Not looking to underpay people, aiming at ~110% of minimum hourly wage, but looking to find a way, low on paperwork, of having people very temporarily working for me for 1-2 days, just a couple of times a year, so hiring someone as an employee officially isn't an option.

2024.05.19 18:17 the_girl_who_sleeps Graduation Present to Myself gone Wild

Hello everyone! This month I graduated University with a Masters degree!! Woohoo!! As a present to myself, I had been siphoning bits of money from different areas of my budget over the last few months to save up to get a cardholder wallet. My mother was coming into town for the ceremony and hinted coming with me for a grad gift, something to hold the cardholder lol. So I knew she was hinting at a purse. Initially I was feeling for something Italian and really wanted a jackie with the piston latch or something similar. Went up to large mall that had a gucci store and the saleswoman was not it. She didn't look up from her phone, barely greeted my family (in laws, parents, husband, and myself) and didn't seem interested in helping me at all. While she did look for the jackie when asked, she did not give any recommendations for similar items just kinda went, oh well.
Big no for me.
So, much to my Italian bestie's distaste, I went over to the French side 😂😂. NIGHT AND DAY DIFFERENCE. All the sales associates were so sweet and the primary associate who helped me was actually a Trainee but he was absolutely amazing. So sweet and kind, so helpful, knew how to push a sale without overdoing it. Most importantly, I felt heard and wanted in the store. He and the others were not trying to boot us out quickly. After talking about the reason for comjng to the store, they brought out glasses of champagne for my entire family 🥹. The purse my mom was going to purchase for me was out of stock in person for my preferred color so we planned to order it once I saw and tried another color of the bag to evaluate the sizing. I was looking at the cardholder I had saved for when my father in law said it was his turn to buy me a grad present. 😱😱😱😱
How did I end up going to the store for a wallet and maybe a purse and ended up walking out with 2 purses, a wallet, an adorable handwritten card from the sales associate as well as a gift of macarons from the store for my Graduation. I already started using the cardholder and first purse. I'll post a haul once the other purse is delivered.🥰🥰🥰🥰

According to the Fresno Bee (soft paywall), Manchester Center will be renovated into a mixed-use center with 600 apartments on the second level and associated amenities like a pool and exercise facilities.
I remember loving this mall as a kid in the 90s, when it still had anchor stores and a fair amount of retail was occupied. It was built in the 50s as an outdoor shopping center and later enclosed as indoor malls became popular. With the retro floors, trees, fountain, etc., it was always a treat to visit.
Fresno's urban sprawl started leaving it behind as early as the 1970s, and the mall's been withering away since the 90s, at least. A significant portion of the mall is now used as office space, and the retail sections are virtually abandoned. A few attempts have been made to revitalize the mall over the years, adding a movie theater and outbuildings with Starbucks, Habit Burger, etc. Those seem to do alright, but the mall has never bounced back. A new ownership group took over Manchester Center a couple of years before the pandemic and sunk a lot of money into "modernizing" it as "The New Manchester," replacing some of the mall's distinctive tile floors with bland grays and beiges, but the effort was abandoned during the pandemic. Today, the mall looks worse than ever. Recently, employees in the office section have even complained about a horrendous odor from dead rodents.
Realistically, there's no way the mall can return as a retail center. Mixed-use or demolition are the only options to stop it from falling into complete ruin in the next decade or so. I hope the ownership group follows through on the apartment plan, and doesn't get rid of the center's charm in the process.

Another user shared a video of the mall a few months ago, for a closer look.

2024.05.19 17:56 soifons Would it be stupid to quit my retail job and try to pursue something else?

I’m 22 and currently working at Aldi. I make $17 an hour. I’m full time & I’ve been working there for about 7 months now and it’s gotten to the point where it’s draining. I used to not mind going to work but now the thought of going into work sucks, it’s so repetitive and boring. I have no aspirations to move up in the company, yes they pay their managers fairly well but the hours are even more atrocious for managers than they are now. I have an open schedule because that’s the only way they’ll hire you, so my schedule is super random, some days i’ll be closing the store (1pm-9pm), other days i’ll open the store ( 6am - 1pm/2pm) and sometimes it’ll be a mid shift. It’s just so draining, it’s super hard to make plans with friends since i don’t have a set schedule. It’s just draining. There’s been several occasions where i’ll close the store at 9pm and i’ll have to be back at work at 6am or 9am. All my coworkers are cool people but the job itself is draining, i have little work life balance and i miss most of the things i get excited about due to having to work them days . I don’t get paid enough to be able to live on my own so I still live with my parents although I do pay rent just to help them out. I’m considering going back to college ( i had gotten a free year at my local community college when covid was at its height but i chose a major I didn’t like ) so i took the following year off to figure out a major I would like. I’m leaning towards a career in I.T as i’m good with computers and I enjoy working with computers. Would it be a bad idea to quit Aldi and go to college full time ? or should I just go part time ?

2024.05.19 17:45 dc041 AMITA For calling out my manager for listening to me in the bathroom?

I 22M have been working at my Sephora for 2 years since February. Recently I got on a new medication that makes me dehydrated so I’m constantly needing to go to the back and get water (because we can’t keep water on stage🤷) and, in turn, I have to go to the bathroom a lot approximately once every 1-2 hours throughout my 8 hr shifts. I have told my store manager and 3 other members of leadership. I also have maintained the top sales tier and have been ranked #3 in sales in my store.
The other day I was working with a new manager that had been working with me since I was hired but was recently promoted to leadership. During her CEL slot I asked to grab water, during this water break she went over the walkie to ask how it was going and I said “great” and went back out on the floor. I didn’t think anything of that interaction I just assumed they needed me on the floor, but when I came back out the store was relatively empty. An hour passes and I need to use the restroom. (Unfortunately for the reader I must preface that this was a number 2 and my stomach was going through it this day) I go to the bathroom and I’m doing what needs to be done and after a couple minutes go by, the CEL (different one because there’s been a zone change) asks if I can grab something from back stock when I’m done. I said yes once I finish up using the restroom. Then, I hear the loudest bangs (approx 5) on the door with nothing verbal following. I said hello? Very confused. And when I say it was loud it was heard on the floor by my co workers and I assume the 5-10 clients in the store.
I left the bathroom and went up to the first CEL who has now shifted back to skincare for the remainder of the hour and asked if she knocked on the door of the bathroom. I didn’t accuse her of doing it, I didn’t show any attitude, I was honestly in shock that it even happened still and just wanted some information or at least to tell her that someone just banged on the door. She looks and me and I can tell she’s very upset and said “yes I did” I asked why and she said I was being selfish and many members of my team have noticed that I keep taking water breaks and going to the bathroom. I told her I was having stomach problems this day because I didn’t want to look her in her eyes on the SALES FLOOR and tell her I was shitting my brains out. She said “do you need to go home?” In a threatening way so I asked why she was being so hostile🤭. Because up till this point I was very polite but now she’s trying to assert dominance and I’m a gay man raised in the south with a very quick mouth, so I wasn’t gonna let her get away with this. She asked if we needed to go talk to our store manager and I asked “do we?”. She walked away as did I.
A couple minutes pass and I’m still a little shaken up by being disturbed in the bathroom and I just feel like the issue isn’t resolved so I went to my store managers office to tell her about what just happened to get her opinion. After getting in the office the other manager walks in and sits with us. (Idgaf) I’ll say everything I’m about to to her face, I just didn’t want the environment to be hostile. I explain what happened and just said that the bottom line is that banging on the door while I was in the restroom was inappropriate and I wanted to make sure that that’s not something they stand by and it won’t happen again. Idgaf about anyone gettting written up, calling hr, getting someone fired. I just simply don’t care enough for any of that to happen. I do care about being comfortable when I need to shit. It gets worse.
The manager then tells my boss that when I took my water break earlier in the day she timed me and said it took me 10mins…10 mins is a very long time, if she would’ve said 5mins I would’ve been shocked but when she said 10 I was so taken a back because it’s a flat out lie and now I’m defending myself over that, and shocker my store manager believed her over me. Then she brought up how she asked me how my water break was going and she said that when I replied with “great” after 10mins that that was extremely disrespectful and childish…THEN she told me that she was LISTENING TO ME IN THE BATHROOM AND SHE HEARD ME SPEAKING. Keep in mind the only time I spoke was when I went over the walky to tell the 2nd CEL that I could grab the item once I’m done. (I’m assuming my manager didn’t have her walky on and thought I was on my phone speaking????) now my store manager is completely on her side and we’re not even discussing how inappropriate it is to bang on the bathroom door. I’m starting to get pretty uncomfortable now just because I know she was listening to me shit.
At this point it’s my store manager and my manager against me. They’re threatening to write me up (idgaf) for insubordination because I brought up the issue on the sales floor. I switch up and I say what needs to be said to get out of this situation because I know I’m not gonna win this battle. I apologize to both of them (very convincingly I might add) and told them I apologize for being so disrespectful and in the future I’ll make sure it doesn’t happen again. (Idgaf) After, it was time to get to work (in more ways than one🤭). I basically tell every one of my coworkers the situation stating the facts and being unbiased because I still had a voice in the back of my head telling me I was wrong and they were right, but many of my coworkers over heard the whole interaction and they felt that I was right and they were just trying to cover their asses so I don’t go to HR. Even tho idgaf enough to do that.
Now, things are very awkward between me and that manager. Me and my store manager are chill bc I know she was being influenced. At the end of the day I decided to let it go. I was in my feels too because me and my manager have been really close up till this point and it suprises me how angry she got. Like I could tell she’s been wanting to say these things to me for a long time. I’ve realized that when someone has an issue with you at Sephora their not gonna tell you, their gonna suppress it until it builds up and they explode on you bc they’re all fake. And if you work here you know what I mean, the language, the way we have to talk, the way we interact on the walky is very phony and I’m just not like that. Idk I still love my job and the drama keeps it interesting, but am I the asshole?

The Top 5 Factors to Consider When Buying Low Cost Land for Sale
The Top 5 Factors to Consider When Buying Low Cost Land for Sale
The Top 5 Aspects to Take Into Account When Purchasing Low-Cost Land for SaleBuying land involves a significant financial commitment and can present a profitable prospect for many individuals. Whether the objective is to purchase land for agricultural use, real estate development, or simply as an investment, there are various crucial aspects to ponder when acquiring low-cost land for sale. This article will delve into the top 5 aspects to contemplate before finalizing a purchase.1. Location, Location, LocationWhen it comes to real estate and land investments, the location carries immense importance. When evaluating low-cost land for sale, take into consideration its proximity to urban centers, infrastructure, and amenities. Land situated near major cities, transportation hubs, and thriving communities generally carries a higher potential for growth and development. Moreover, access to roads, utilities, and services such as schools, hospitals, and shopping centers can substantially enhance the value and potential uses of the land. It is imperative to conduct research on the surrounding area and comprehend the present and future development plans, as well as any zoning and land use regulations that might impact the property.Additionally, factor in the natural characteristics and topography of the land. Elements like soil quality, water sources, and elevation can influence the land's potential for agriculture, construction, or recreational purposes. For instance, in the context of developing the land for residential housing, a flat and well-drained site may be more desirable than land with steep slopes or drainage issues.2. Potential Use and ZoningBefore acquiring low-cost land, it is vital to grasp its potential use and zoning restrictions. Different types of land are subject to distinct zoning designations, such as residential, agricultural, commercial, industrial, and mixed-use. Zoning regulations dictate what can be constructed and developed on the land, including restrictions on building height, setbacks, and land use activities.Conducting thorough research on the local zoning ordinances and land use regulations is crucial to ensuring that the intended use of the land aligns with the zoning designation. Should the land be zoned for agricultural use, it might not be suitable for residential or commercial development without rezoning. Conversely, if the land is zoned for commercial or industrial use, its potential for agricultural purposes may be limited. Understanding the zoning regulations will aid in evaluating the land's potential for development and in avoiding any legal or regulatory issues in the future.3. Environmental Considerations and RestrictionsWhen contemplating low-cost land for sale, it is crucial to assess any environmental considerations and restrictions that might impact the property. Environmental factors such as wetlands, flood zones, habitats of endangered species, and areas dedicated to natural resource preservation can impact the feasibility and potential uses of the land. Furthermore, environmental regulations and restrictions such as the Clean Air Act, Clean Water Act, and Endangered Species Act might necessitate specific permits and approvals for land development.Conducting a comprehensive environmental assessment and due diligence on the land can facilitate the identification of potential risks and restrictions. Hiring environmental consultants or conducting environmental studies can provide valuable information on soil conditions, water resources, and potential contamination. Understanding the environmental considerations and restrictions will enable you to make an informed decision and mitigate any potential environmental liabilities.4. Infrastructure and UtilitiesAccess to infrastructure and utilities constitutes a critical aspect to mull over when purchasing low-cost land for sale. Infrastructure such as roads, bridges, and public transportation can significantly influence the accessibility and value of the land. Additionally, the availability of utilities such as water, sewer, electricity, and telecommunications can affect the land's potential for development and utilization.During the assessment of potential land acquisitions, take into account the availability and cost of connecting to essential infrastructure and utilities. Assessing the proximity of existing infrastructure and utilities to the land can aid in determining the feasibility and cost of development. If the land is situated in a remote area without access to utilities, significant expenses might be incurred in bringing in services, thereby impacting the overall cost and feasibility of the investment.5. Market Trends and Potential for AppreciationFinally, it is essential to consider the prevailing market trends and the potential for appreciation when acquiring low-cost land for sale. While the initial purchase price of the land might be low, its potential for future appreciation and return on investment is a crucial consideration. Researching the local real estate market, economic trends, and growth projections can furnish valuable insights into the potential value and demand for the land in the future.Understanding the market dynamics and demographic trends can aid in evaluating the potential for future development and appreciation. For instance, if the land is located in an area experiencing population growth, infrastructure investments, and economic development, it might have a higher potential for appreciation and development. Conversely, if the area is witnessing declining population or economic stagnation, the land's potential for appreciation and development may be limited. In conclusion, the acquisition of low-cost land for sale can present a profitable prospect, but it necessitates deliberate consideration and due diligence. By taking into account aspects such as location, potential use and zoning, environmental considerations, infrastructure and utilities, and market trends, one can make an informed decision and maximize the potential of their land investment. Whether the aspiration is to acquire land for agricultural, residential, or commercial development, understanding these key aspects will aid in identifying the right opportunities and making a successful investment in low-cost land for sale.

2024.05.19 17:11 Raoul2612 Visiting Oarai in 2024

Visiting Oarai in 2024
Hey guys, just wanted to share my experience regarding my recent day trip to Oarai.
It’s honestly something I’ve wanted to do ever since first watching the anime 4ish years ago and I finally got the opportunity to take a trip over since I was already in Tokyo.
First things first, I was pleasantly surprised that I was lucky enough to ride on a GuP themed carriage. Apparently, some of the carriages on the Oarai-Kashima line are themed so hopefully if you ever decide to take the trip down, you’d get lucky too!
Arriving at Oarai station you’ll immediately see that the town has fully embraced GuP. Multiple Das Finale posters line the walls along with standees and a cabinet containing autographed memorabilia. There is also a small convenience store stocking some GuP items.
A short walk away is the Oarai seaside station which some may remember is the mall that is featured when the girls go bathing suit shopping. Inside this mall there’s the Garupan Gallery which is essentially a shop selling a lot of GuP merchandise as well as a gallery containing models and drawings depicting famous scenes throughout the franchise.
Within spitting distance is the Oarai Marine tower which has a GuP themed cafe called ‘Panzer Vor’ on the second floor. It’s a cute concept and must visit but it does look aged and the displays have been bleached/yellowed by the sun.
Overall the town is a good place to spend an afternoon, just walking through and you’ll see the sheer number of GuP posters and flags adorning things ranging from a petrol station to a post box. I don’t speak a lick of Japanese and the town is not as English accessible as Tokyo, nonetheless I didn’t struggle and highly recommend and GuP Fan Check it out if they’re in Japan.
Panzer Vor!

2024.05.19 17:05 No_Pomegranate7134 Why people look down on about manual labor or minimum wage jobs when they exist for a specific reason and purpose? Would it mean they will replace EVERY job out there with robots, even doctors, lawyers and policemen for instance, as they are still done by humans?

Saying that "better" jobs exist is used as a mere excuse for some people not willing to work, like at all. Since people in the West always say that, but the truth is that they DO NOT want to work or burn some sweat, workers from poorer countries immigrating to Western countries that are desperate for employment don't care if the job is manual labor or sitting in an office cubicle for a long time, as long as it gives them a stable salary, since they exchange dollars, euros or pounds back into their local currencies to send back to their loved ones back home, so they remain indifferent if they are paid small, as like any other human, you need money to survive the contemporary society.
So, to put it, there is no point for people to talk shit or berate people who work minimum wage jobs (at the end, they will waste their own time for doing that), as they also play a part on maintenance, cleaniness or customer service and relations, it'll be completely stupid to get rid of garbage collectors or cleaners for example, as who else would tidy all of the mess up either on the streets or in your office? Robots can't do literally everything for you, as some interactions require humans to be around, like lawyers or doctors, since they need HUMANS (not robots) to have a more personal or clearer interaction with other people.
How can a robot be able to read your human emotions when you are upset, can it predict or assume if you have committed a crime, or what the verdict would be before the judge announces it? Are you going to lay off all human surgeons, doctors and nurses just to replace all of it with AI and robotics? People got to understand that jobs regardless if they are manual labor or not, have a purpose in their own way. (As why else have humans evolved through out history, it started from "manual labor" so there is zero reason to despite it so much.)
You might be surprised that jobs people consider "shit" have large salaries, for this reason: "It's niche, and no one wants to do it, only those who are willing to." as they are looking for those who willing choose to work in professions people consider "shit" by the masses. There is literally no reason for people to berate or talk shit about any job regardless if it is manual labor, minimum wage, or a white collar one, since human history they existed for their purpose prior to the industrial revolution and digital age, don't forget not all jobs can be replaced by robots and AI:
For instance, if there was an employer who was like:
So, which one are you tempted to take despite "manual labor" job having a higher salary by this employer, as they consider that people don't want to do it, or are looking for a specific canididate who remains indifferent to the public opinion on job seeking?
So, people would only understand if "you've been through their shoes" as saying that someone working for minimum wage or manual labor is a "inferior" person to in comparison to somebody who is employed at a white collar job with a suit and tie, is just plain stupid. It's either that:
It's like saying to garbage collectors, store clerks, couriers, uber drivers, and etc. suck, if that was the case, then they'll just walk out and NEVER come back, nowadays especially with social media, they can just brag about how they are treated, it's like a cog in a machine, if they are going to find a new one, it may not be as easy once the word spreads that the companies treat them like slaves, then people would not be interested, as they want to be treated with respect, not like an animal chained to a post.
If no one replaced those who all left, overtime they'll start to lose money and the companies who employ those sectors become defunct, even for the highest paying ones that require specific skills, still need actual humans to fill in those spots, not robots. Have you ever encountered (any of) these in real life, like at all:
You can imagine what that would do to humans, as what would be the purpose of humans existing if everything was automated, machines like all technology break down, as of now, to fix and replace their physical components within a physical body, you still need a HUMAN technician. Even the female robot living in Saudi still has a HUMAN owner, as a HUMAN created her, she did not create herself.
Put it like this, if people despite minimum wage or labor jobs so much, consider these factors:

2024.05.19 16:32 iMisstheKaiser10 Episode Idea: “Is It Wrong To Try To Pick Up Girls While On A List?”

I mainly took a lot of inspiration from Mr. Frog and the Gwimbly episode, so excuse the borrowed influences.
It starts with the gang watching some TMZ report on TV (against Charlie’s wishes). In it, the report details that former anime star (I can’t think of a name so I’m going with Ichigo or smth) of the hit anime “Do You Really Need To Go That Far to Pick Up Girls?” had been arrested due to sexual harassment. They show footage of him from an aerial view, driving down a highway OJ Simpson style while followed by multiple police cars, all while carelessly running over Critters, humans, and cars.
Charlie seems upset by this news, saying that Ichigo “was probably just doing it for laughs like he did in the 2000s” and “whatever he did it’s probably not even that bad, cuz people have been arrested for less. Besides, the guy starred in Got Milk and video game commercials, he’s basically a household name.” The gang takes it upon themselves to visit him at the jail.
They find Ichigo, who is drawn and animated like a 2000s anime protagonist, though slightly older and more disheveled. They greet him as he acts overly animated, using anime tropes to convey his emotions at the dismay of his arrest. Curious, Alan asks the police officer for what charges he faces, and it cuts to the officer dropping a whole book of offenses as thick as a phone book on the desk. The gang goes through it, wincing and cringing at some of the offenses.
Charlie claps his hands together, facing Ichigo. “Uh look man, I’m not gonna lie, some of that shit is downright heinous.”
Ichigo argues that when he used to do it, everyone used to laugh and a comedic track would play.
“Well yeah, man, but that was friggin 22 years ago. I mean, you kinda went the way of video rental stores and malls. But uh, don’t worry dude, we’re gonna try to get you off these charges and clear your name.”
Pim whispers to Charlie that the charges seem pretty cut and dry, and that it’d probably be best to distance the company from helping a sex pest.
“Well yeah, but I mean you can’t always judge what the police and media say. Like you remember that Clint Eastwood movie right? The one with the fat guy with the mustache at the Olympics or some shit. I think Kevin James was in it. Anyway, HE was innocent after all that slander and defamation. Who’s to say Ichigo isn’t?”
That’s a very hard rough draft right now, but I just love making up episodes for these little Critters. Let me know what you think!

2024.05.19 15:41 JulioFoolio013 From an SM’s point of view…

Hello all you DG people! After scrolling and reading, I have decided to make my own post.
To all you new hires: I wish you good luck, there are good stores(still pretty shitty though) and there are terrible stores. I say hold the job till you find something better, but don’t forget to document all that goes on in your store when it comes to your higher ups.
To the customers who are a part of this sub Reddit: hi there! As you can see, there’s a dark side to the store that tries to promote being there for the community. I hope you don’t take this to heart as we employees are trying our best to help and get things done to make the store look better
Onto the main event: I’ve been an SM for 3 months(May not seem like much but it has felt like 6) and I completely skipped the ASM position to be put into this one, as I’ve been with DG a little less than a year. As I’ve finally been in this position of authority, it’s also broadened my perspective of the company. I work with a good team, and our store does pretty well for itself. I see that most people quit, for fair reasonings, and even I’m looking at different opportunities because of the way they set their priorities. I was never taught how salary works, but after realizing what it’s like, I now see why people don’t like salary unless they’re in a better position with better pay. Their training program for the SM position was pretty much a two day CBL nightmare, and barely any hands on training. I basically taught myself on everything besides what the CBL’s highlighted and I believe I’m doing it right(I have no idea and I haven’t been chewed out by higher ups yet) but we will see. One thing I must add, is that if you’re sick, or ill, go home. They’ll try to have you stay and work even if you’re sick to “save face” and look good in front of others, but there’s only so much one can take when they’re sicker than a dog. I only know this because my significant other had gotten me sick, and I tried pushing myself to work, but I nearly didn’t make it to close with the fever I had(102 something degrees) and they still didn’t care. I had to use vacation hours to get an extra day off for recovery, but they wanted me to try and make up the hours two days before payroll was supposed to be done, which was never explained to me until the week after. This company wants to work you like no tomorrow, and not really pay you. If you complain or whine or moan, they’ll give you a bunch of empty promises to keep you on board. The more “childish”you act(mainly looking out for yourself), there’s two ways it can go either 1: you get special treatment because either the SM or the DM believes you’re valuable or 2: you get shitcanned because they don’t see you as someone they want to keep. So my DG people, I give you this hint of advice. Two weeks is “customary” but not required if you’re looking to never return, so for those At Will employment state workers, you can terminate yourself and you don’t have to give them a reason(but I bet you knew that already) BUT your employer could do the same thing to you and that’s usually what’s highlighted when you look it up. My best advice on if you should stay or go? Stay if you’re beginning to see improvement within the workplace. Go if you know that it isn’t worth staying. You’re only human, and there’s only so much you can do on any particular day or even week. Get out while you still can, and don’t hesitate to go over an SM’s head when it comes to internal conflicts. Remember to document it all, keep your clock in/out sheets, and take screenshots of your schedule changes especially if they’re way too late. I wish you all luck, even if you decide to stay, but there’s always going to be a better opportunity for you guys if you take the step towards it, mainly that step is out the door of a DG, to never return, and be happy for once.

2024.05.19 15:41 MAGOODAMAN 3 Callouts for Sickness

I have been getting pretty sick these past few months for example i had a bad month of being sick because i was calling out because i ended up having appendicitis which had to be surgically removed. (Due to this i had many callouts of just not feeling well i tried to walk it off ) then i was out for a month. After the surgery they found out i have a rare deformity in my intestines called Intestinal Malrotation a condition that has your bowels basically out of place they have to fix it. (This can cause Nausea ,Severe to Minimal Stomach Cramps and Weight Loss or may cause nothing at all for life) in my case though it has been causing instances of Cramping and Nausea and it really makes it hard to work cause i end up sitting down in a spot somewhere in the store for a period of time. This all came to me now in my 20s and its a issue that was supposed to be solved in my new born years.
I have called 3 times this month and new management has made it real difficult because i do care more about my health and if was not feeling great from the start im not going in to work and its mostly due to this issue as of right now. I am a very health anxiety filled person so i take whatever my body is saying seriously and not try to stress it out too much in these instances. Good news is i have a surgery due by the end of this month or by the beginning i have told my main manager this and i am telling the woman that hired me and does the schedule this. I am afraid this callout from the day before as i was getting this wave of nausea and cramps since 7 and i had work at 10 since it was still going i called out for good reason but this would apparently be my 3rd call out this week (which doesnt look good) i am getting responses that i might be fired and reletavely i don't want to be because this job is nice and easy for me its jump im hitting road blocks (i.e Appendicitis and Malrotation) i didnt really ask for these.
I am trying to get in contact with the Supervisor so i can tell Her whats going on and maybe she will understand my circumstances at this time.
am i making the right decision on this i know i dont have FMLA or any doctors notes at the moment i been just trying to thug it out till my surgery but it is hard and i know there are people with worst conditions than i am working but to be fair these are flair ups that just happen i have no control over.
is it a good call to call them for a conversation because i would not like to get fired or is there any other way to solve this issue?

2024.05.19 15:38 EvilynMarc Graduation Dresses

Hey guys!! I'm at a loss for finding a graduation dress. It seems that stores are very limited in what they have and I don't want to buy something that I'll never use again. I keep finding great online stores, but they never ship to Canada. Does anyone have any recommendations on where to get a good grad dress aside from the typical mall stores (Aritzia, Zara, Dynamite, etc.)? I'm not looking to spend a ton of money so please don't recommend one with a crazy price range! I was hoping that there might be a cool CANADIAN online store that I could order from. Thanks, and happy grad season!!

2024.05.19 15:32 sbucksbarista Does your store make vanilla sweet creams to “standard”?

Asking because at my store we always do 1.25L of heavy cream but standard is 1L. Almost every barista makes it this way at my store, myself included, and this is what we train new hires to do.
My SM is very adament that we only pour it to the 1L line when we make them but then customers complain when it doesn’t foam up as well, and we end up just adding more heavy cream to it and throwing off the rest of the proportions (my SM was the first one to start doing that).
So basically my question is, is it better to make them to “standard” because that’s what Starbucks wants us to do and have customers complain when it doesn’t foam up as well, or build it the way we have been with extra heavy cream so all the customers are happy?
