Hello, and thanks for your time. I am an admitted novice with python but usually once pointed in the right direction can use the great google machine to figure things out. Basically I want to pull land data from my local county in Maryland, filter for properties over 100 acres and store the data, once stored I want to pull the data weekly and and compare to my first pull to know which properties were sold and to who. Once I have this list I can then investigate further to decide who I want to contact in reference to renting their land for farming use. This is all publicly available information and I am already attempting this by hand so I want to automate it to make things easier on myself. The issue is I do not know where to start on accessing the raw data. If I could figure that out I could use the info in the database if it was directly available, or use the parcel id number to open the individual SDAT page and pull the relevant info. I have done analysis on large datasets before but it was always from a .csv or from a database that work provided the info to get into. If I can get access to the info I know I can work with the data without issue. I know this is a long shot, but maybe someone has experience with something similar? Or maybe I am going about it all wrong. I asked ChatGPT for help but it refused. I also understand that this is a big ask and I'm really not providing much help so I understand if nothing comes of this. Thank you

Hi all, I could use some help. I hired a land surveyor in Baltimore county, Maryland. The survey provided a $1000-1500 estimate for what we reached out to him for.
Hired him to look into minor subdivision. Trying to turn a detached building into living space (detached building existed when I purchased the house but no electricity, water, plumbing, etc. just a building shell structure). He suggested in law apartment.
Services performed (list was provided by him) -reviewed the site & area deeds & plats per SDAT & prepared a base sheet -cursory visit to site -reviewed multiple plats to isolate the much earlier plats that addressed the density issue, obtained/provided copies -reviewed zoning and sepals to confirm that in law apartment was allowable and possible; development management confirmed density has been totally exhausted
For mentioned above he’s asking for $1400 & no breakdown of how this estimate , no proper invoice just typed in email. Does this seem like a fair price?

We moved in Baltimore in 2021 and closed on our house in May 2021 (Tax Year 2020). We got the application for the Homestead credit a few months later and applied. Website never showed we were approved but I called the department and they say we were approved in December of 2021 (Tax Year 2021).
In December of 2022 we get a letter saying the city disagrees with the states assessment in 2021 ($560k) and it should be closer to the price we paid ($725k). This would increase our taxes by about $5000 per year, which is a pretty hefty increase. They are appealing the value so our TY2022 bill would be increased and we would owe money for TY2022 and going forward in 2023.
Based on the information on the website and law I think our property would be eligible for the credit assuming the increase was over the 4% threshold in TY2021. The property was not transferred in the previous tax year (TY21, it was transferred in TY2020), zoning has not changed, substantial change did not occur in use and the previous assessment was not erroneous.
The 'Baltimore City Assessment Office Maryland State Department of Assessments & Taxation' is telling me that I'm wrong and
"Your eligibility is one year after approval. Your approval date is 12/30/2021, so your eligibility for receipt of the credit based on the criteria is 07/01/2023. I'm not sure what to do next, anyone deal with this before? We moved from NJ so we are used to high property taxes, but this is next level.

Tl;dr: the Bagel Place landlord is a company “Curtis Investments”, and we need to start letting them know how we feel about our precious closing down. Phone numbers towards the end.
To start off lemme just say that I am in no way an expert in property or legals or really anything, just a bagel whore pissed off that I can’t get my fix anymore. While I like the idea of moving the bagel place into STAMP, honestly even if they weren’t going out of business it would be more convenient to have them in the middle of campus, there’s still a month on their lease. They’re asking for our help to renew it, and I refuse to believe all hope is lost! MAMMA NEEDS HER BAGELS!!!! So, who is this dikhead landlord?
All property ownership is supposed to be public record, you can look up any property in MD here: https://sdat.dat.maryland.gov/RealProperty/Pages/default.aspx. The bagel place address: 7423 Baltimore Ave, doesn’t show up, probably because the entire shopping area is listed under a single address (#8 in the property search guide). We do get the same company, “COLLEGE PARK CENTER LLC”, for the shops on either side, 7419 Baltimore Ave and around the corner at 4507 College Ave. I’d say its safe to assume that entire shopping center, from Aroy Thai to Playa Bowls is owned by this company.
Now who is COLLEGE PARK CENTER LLC? Well luckily for us, that’s also public information! (https://egov.maryland.gov/BusinessExpress/EntitySearch). Unfortunately, there isn’t much info on who they are, as this company is registered to a Lawyer. Probably meant to obscure who actually owns it, but luckily for us they’re really bad at it. When you actually look up their listed address, “SUITE 201, 7905 MALCOLM ROAD CLINTON MD 20735”, google maps shows that office belongs to none other than the Bane of our story, “Curtis Investments” *insert hissing noises*.
A shady google maps result not good enough for you? On the Curtis website itself, they list the 4507 College Ave property as one of their own. They even have a fucking KAREN as the contact! Also, looking at the COLLEGE PARK CENTER’s “Personal Property Assessments Certification Information” in the business database, the mailing address is listed as 5620 LINDA LN CAMP SPRINGS MD 20748-2327, which also shows up as Curtis’s address. All this tells me that COLLEGE PARK CENTER LLC = Curtis investments = real shitheads.
My best guess is that shithead investments saw all the money being made off the new hotels along Baltimore Ave and now wants a piece of the action. The Bagel place is just the first domino, and we can expect to see all the properties’ leases stop being renewed. If you care about any of the other stores there, then you should care about what’s happening to the bagel place.
So, where do we go from here? We gotta let Curtis Investments know how we feel about our precious Bagel Place closing down! The most effective way to do that is pretty simple: just call them.
Be polite if you wanna, but also fuck ‘em there’s no reason to. They're after our goddamn bagelz. After the TIT-LABIA-EGG stunt I gotta believe we can push that same energy toward Curtis investments. Call them 10 times in a row from a blocked number just to shout “FUCK YOU” and hang up. Set a daily alarm for 4:20 reminding you to call Curtis. If you’ve got the minutes bring your phone around whatever Halloween party you’re at and leave one long ass message of people shouting “GIMMIE MY BAGELS C*NTHEAD CURTIS” one after another. Or do whatever you wanna, just do something. Keep in mind businesses need to listen to every voice message they get (esp from an unknown number), since some of the messages may be from actual clients.

And for the love of fucking god I can’t understand why its too-fucking-much to ask for a god-damn profitable bagel shop to be left a-fucking-lone to serve its fucking community. After feeling way too helpless watching half a million Americans die I’m too damn tired of getting fucked over by the universe while being told to take it quietly. Enough!!! I’m set on trying to punch back at least this one time, I hope you are too.

The Maryland State Department of Assessments and Taxation is notifying thousands of homeowners that they will receive payments due to a property tax credit miscalculation.
SDAT has identified 5,393 homeowners with total payments amounting to $7,947,531.01. The payments range from $1.61 to $2,076.
At the end of August, SDAT will send these homeowners a letter explaining what these payments are for, and letting the homeowners know to expect a check in the mail around the end of September.

The home I am considering was assessed in 2020 at 2/3 the list price, which is surprisingly low. I want to avoid seeing a significant jump in my tax bill after purchasing the home by applying for the Maryland Homestead Tax Credit. Am I at risk of having taxes jump up on me?
Here is my thought process: -- Home was assesssed in 2020, so it will not be up for reassesment until 2023 (3 year cycle in Maryland)
-- After living in the house all of 2021, I could then apply for the Homestead Tax Credit in 2022 before the home is resassessed, thus limiting the increase in tax bill to 4% per year from there on out.
Does anyone see any flaws in this thinking? Considering putting in an offer this weekend, so any input would be greatly appreciated!

Hi fellow homeowners and redditors! My wife and I purchased our first home in MD back in 2018. Between now and then we have come to realize certain things we should have been on the lookout for when looking for a home to buy. The beautiful house we once toured has more than a fair share of issues and cut corners. Furthermore, in looking into the property on the MD SDAT Real Property database, I have found a few things that, to me, stick out as red flags. Hoping some of you might be able to share your knowledge and experience to either put my mind at ease and/or provide some helpful next steps that I seem to be blind to at the moment.
ISSUE 1
The house was flipped prior to being sold to us, and possibly the family that owned it for the short period between now and then.
I can’t seem to find ANY info on the “home solutions” LLC company that sold the home in 2017. Believe they had done a majority of the “renovations” and was hoping to get in contact with them about some of their work. Maybe my “google-fu” is not strong enough and I’m not using the proper resources or looking in the right spot, but I find it concerning that I can’t track down this LLC. What resources could I use to track them down – and if I can track them down, are they entitled to provide me with any information on the work they did to the home?
ISSUE 2
The property has a garage that was converted into an in-law suit, and a loft that was converted into a 2nd story master bedroom. The information obtained in the Real Data Property database search still shows that the home is one story and 1449 sq ft, but the house is actually two stories and 2018 sq ft. For what its worth the property specs are accurate on Zillow. Should I be concerned about this discrepancy, and if so what should I do to resolve?
ISSUE 3
MD database shows that my Homestead Application was approved, though the Homeowners Tax Credit Application was never submitted. Thought I had applied but not sure how to check, is it possible the database is out of date regarding that status – or, if it is up to date in that regard, is it too late for me to file for that tax credit?
Any advice or links to other resources would be greatly appreciated!

So I just got a ground rent bill.
The last bill I got was a few years ago. Out of nowhere, this new bill shows up demanding four back payments (including the one due the prior month) plus late fees, and threatening legal action.
Yeah, no.
According to Maryland,
The owner of a ground lease may not collect a payment of a ground rent unless the ground lease is duly registered with SDAT and the statutory “Notice Required by Maryland Law Regarding Your Ground Rent” has been mailed to the residential property owner at least sixty (60) days before a payment is due.
Yet LiveBaltimore says:
The most back ground rent that can ever be collected is three years. This means if you’ve lived in house for ten years, and suddenly the ground rent landlord appears and demands payment, they can only collect three years’ worth of rent and then ask you to pay the annual fee moving forward.
While the landlord can only collect three years of back rent, you can face substantial charges on top of the overdue ground rent, especially if you ignore demands for payment.
These seem at odds. Are they required to notify me, or are they allowed to just not say anything and then hit me with back payments and late fees?
My ground rent provider has changed three times. Providers have occasionally switched and failed to start billing me for a cycle or three. Until I see a bill, I'm not 100% certain if the rent's going to the same place. Not my fault you didn't bill me.
I don't understand if they're required to bill me before payment is due or not, though. Does anyone else have to deal with this shit?

Our company is based in Maryland and just formed this December. We have no inventory, revenue, debts, or liabilities aside from the liabilities we owe to the IRS.
I recently checked the status of our LLC and I found out that our company is not in good standing and thus I understand we need to fill out a Annual Report and Personal Property Return but I am not sure how the late fees will work or how to fill out some of the options such as Manufacturing/Research and Development (R&D) Inventory when we do not have anything.
These last few months we have only done research and designing which did not cost our business any money . We have not spent any money other than filing IRS forms with technically personal money.
We would also like to know how urgent is getting this form filled out. When will our company become forfeited?
