I sent the security deposit check back to the previous tenants via certified Mail however letter is being returned to me by USPS. I have yet to receive the returned mail which includes the check. Plan is to resend it once I receive it back which will be after the 30 days. Supposedly the address she gave me belongs to her family member, I am supposed to resend it to “her family member c/o their name”. Has anybody experienced this before? Should I try to email it to them and send the money to them digitally at this point? Thank you.

So my question is, I might have found a place to move (going to see it Wednesday) and would there be any repercussions for me if I tell him basically never mind I’m gonna leave end of month? Like could he decide to keep my security deposit or anything if I did this? I have yet to sign anything so I’m still on the original lease that ends this month but I’m worried since we had already discussed renewing and it’s getting further into the month. I feel like it’s a silly question and I’m not legally bound since I did not sign anything yet but I still worry.

2024.05.07 14:55 PhilsTriangle How fast after LL's notice of intent to sell can they begin showing the house

I received a hand delivered letter in my mailbox over the weekend (5/4/24) from the LL informing me they were going to sell the house and a certified letter was to follow (yet to be received). We had a yearly lease a few years ago, which has definitely expired. We kept the agreement going (so I guess we are technically month to month). They said I could stay until June 30th as long as I agree to allow showings, however I'm not interested in living in the house during the selling process.
I already paid for May prior to being informed of the news. I plan to move out by the end of this month as I do not want to be living here during the selling process. The LL had a realtor reach out to me who wants to schedule an appointment. Can I deny an appointment? Can the LL begin the selling process immediately, essentially without any notice? Do I have a right to refuse to partake in the selling process as now I have essentially 3 weeks to move out all of my furniture and don't have time to prepare the house for showings?

I (26M) haven’t talk to my friends in five years now because of a dispute. I am posting this because one of the friends recently reached out to me to hang out. Three of my friends and I rented a house while we were in college. Everything was really chill in the house and we would routinely host parties with up to 50 to 100 people. First two years were awesome, we were all young single guys doing dumb shit, and they were my best friends. It started to get weird as the world was in lockdown. My girlfriend recently moved into the house and other one of my friends who was not on the lease also crash on our couch when he lost his job and was going through some things. We had around 1 months before our lease ended and I started to notice my friends not wanting to talk to me. For example i would talked to them and ask questions about their lives and how there jobs were going and would be ignored. I thought it was odd, until one of my friends Bill (not real name) came into my room and said that they were not going to renew the lease and that everyone agreed they were leaving. Our rent for the house was $2,200 split up evenly, and he said I can either move out or pay for the whole house. I did not have that money and even just paying 500 for rent was a lot for me at the time. I didn’t mind that they wanted to live other places, i just wished we could all talk about together before a discussion was made. I realized they all discussed it a couple month earlier. I talked to everyone about there choice and the reason they gave to me is that I was messy and they wanted a clear house. First of all we were all messy and one of our friends was living on our couch for 8 months which didn’t help living areas. Honey I was just upset because I had to move back to my parents, but they didn’t care and still want to move out. So I contact with all of them and started a new life in a different country. Fast forward to today where i get this text from Bill that he is getting married and wants me at the wedding. I had an easy out that I was in a different country, but he said he would pay for my flight and accommodations. In my head I’m like what’s the catch? Does he not have many friends now and wants some there? I’m just confused on why he would spend that much money even though he know I don’t talk to him. On the other hand, it’s a free trip to a tropical island. Should I put the past behind or not interact with them anymore?

Just needing to know if we have mold in our house. We've noticed the inside of the vents and see a lot of black stuff I'm thinking it's mold but not 100% so I put in maintenance request for someone to come look at it for mold and they sent in worker yesterday who says he put some kind of spray in our ac vents and he said " that'll kill what ever is in there". I asked will they be testing for mold and he said no. I told him how can we get it tested he said the owner will have to decide if he wants to pay to get it tested. I said can you ask with your management company and he said he'll mention it to them to see if the owner wants to. I want to know if has mold. 1 my children are having health issues. My eldest is 10 and has been having tonsil issues since we've moved in 2 years ago,he continues to have episodes of tonsilitis. He has an allergy to mold. We just got discharged last night he has been in the hospital admitted since Friday May 3rd,2024. His tonsils got so inflamed he was having breathing problems due to his thriat closing up and he had too eaten much in 4 or 5 days. He was doing bad and that was the 2nd ER visit in 1 week (first ER Doctor didnt give him the correct antibiotics and he got worst. Not only that my 1 yo has had a bad cough and wheezing since he was 3mos old in 2023. I thought at first my 1yo has an allergy to carpets and we have one in our room, so I had reached to the management company and I told them if there's a chance they can remove the carpet from my room ,my little one has had a cough that don't away ,he had to be seeing a pulmonologist for his lungs, so it may be the carpet. I told them that 2mos ago and the office never got back to me even after she said for us to send her a picture of the carpet and my husband did that and sent it to her office phone. I'm thinking that they didn't care for that either and I'm not even thinking it's the carpet it may just be the mold also. What should I do? And if the worker didn't think there was mold then why would he spray something to "kill whatever is in there" as he put it. Should I write a certified letter requesting they get the house tested? My husband is afraid their gonna kick us out. For 1 we had another baby and only 2 bedroom so 5 ppl is too many for the house (2 heartbeats beats per room) and 2 our lease is up for renewal in June,if they find mold they won't renew our lease due to having to remodel it just for us being problematic. And then we'll be out on the streets with a newborn, a 1yo and 10yo. What do I do? We don't want to leave the place we were gonna renew for another year anyways, but if it has mold can it be cleaned n we'll do another year, we're saving to buy a house.

2024.05.07 14:03 symonym7 RMV Duplicate Merge Shenanigans

Here's the situation.
1) Received letter from RMV regarding a 'duplicate record' and to schedule a "telephonically conducted" hearing by 4/28, else have my license suspended. No further reasoning was provided.
2) Had said hearing at 11am yesterday during which I was informed that my license had already been suspended (thanks for the heads up!) and I'd need to go to the Brookline District Court to deal with a citation from 2002 - I was still using my old CT license (which I let expire indefinitely until getting a MA license in 2015) at the time but care of records being merged this old citation is on my current record. Adding to the stupid, I had no issues renewing my license online after receiving the letter. "You weren't supposed to be able to do that" hearing-guy says. Cool.
3) After several hours at the court house the citation and apparent warrant were dropped/cancelled because they'd misspelled my name and I never got it in the first place. Unfortunately, the RMV doesn't know this and my license is still suspended.
4) The earliest hearing (again, "telephonically conducted") I was able to schedule is May 30th.
Am I just going to be driving around with a suspended license until then or is there another way? I live in W. Quincy, which isn't terribly T-accessible, work in Cambridge and, just to make the timing even more wonderful, have been interviewing for other jobs that aren't T-accessible (and just in terms of timing with getting to interviews immediately after work public transit isn't up to the challenge).

We started our search last year and after realizing we should save more and rent for 1 more year, that's what we ended up doing. We picked up again in mid-February, and although we know it's a slow time of the year to look (especially in the Midwest) we were more confident because we now have $45K to put towards a house, have a 5% down payment, and we're only looking at houses from $200K-$250K.
Well we put down offer after offer, usually $15K-$30K over asking with $10K inspection & appraisal gap coverage and would still get beat out by the price or a stronger offer that would waive inspection or appraisal. Well on the last property we looked at, we absolutely adored it and we knew we had to take some risks in order to have a chance... So we went $35K over and waived inspection and still didn't get it.
I know that we should have been taking more risks like that from the start, or should get more money/buying power, or raise our down payment but my wife and I have a combined $3,000 in credit card debt that we're actively paying off, $0 student debt, $0 car payments because we both paid off our cars, and together make over $100K/a year.
Now that we're getting into a busier time of the year for the real estate market, I'm not noticing too many houses pop up that we actually WANT to look at and I don't want to get a house just for the sake of getting a house, I feel like it's within good reason to be at least a little picky, especially if we plan on living there for several years. We're also looking in a 50 mile radius of where we currently are. East is a metropolitan/city area, and West is all farms and countryside. So of course more houses are popping up in the city area, but it also has some really bad pockets of crime in residential neighborhoods (of course that's where the MOST houses are available).
I'm not really looking for any advice and I know making this post will open up the floor for me to get ridiculed in the comments but I can't take it. It's just frustrating. I also don't usually compare myself to others because I understand everyone has a different story, but I know 4 people who just started searching a few months ago and already got an accepted offeare closing, mostly because their parents gave them extra money to put towards their first house and my wife and I don't have anyone like that in our life.
If you read this whole thing, sorry if it seemed like a waste of time, I'm just mentally and emotionally drained. Oh, also we need to let our landlord know if we're renewing our lease or not by June 15th, so we're also running out of time. I think it's best for us to just stop searching again this year.

Many, if not most renters of land in a mobile home park, have leases for one year, which likely have never been renewed from year to year, as the law states.
If my case is not dismissed, it will become 'case law', which can then be used by any greedy, unscrupulous landowner who wants to own your home to evict you and take possession of your home, whether there exists no cause or reason for the eviction.

Okay, I work in a building that is sort of subdivided into 3 businesses. There are common areas (parking, entrance and restrooms).
Had my first day working yesterday, seemed to be no issues. Access to the restrooms is through the majority (by square footage) tenant space.
At the end of my day, that tenant came to my area and informed me that I am not to walk through the space and that I am not allowed to use the restroom. The third tenant is not restricted in this fashion, even though they also have to walk through the same space.
Comment was made by tenant that if I don’t like it, I can talk to this tenant’s lawyer who supposedly told them to make this restriction.
Can this tenant - for all intents and purposes - basically cause my employer to commit an OSHA violation by denying access to a restroom?
I have been told to leave the building and find someplace else to use a restroom. As the only employee, I would have to close my employer’s business to do so.
My fear is that today, if I use the restroom, the tenant will call the police and try to have me trespassed. Can anyone advise what I should say to this individual if they confront me? The idea that I have to close a business and leave the property to use a restroom is completely ridiculous.
Note- this tenant chose not to renew their lease and is out at end of the month. This action is coming out of petty spite towards the landlord/building owner, who is related to my employer. This is due to the landlord having leased the space to a new business, that will be competitive to the one leaving.

2024.05.07 12:44 hawking061 I live in a large apartment building in a small town and the ownership of which has switched hands three times in two years. They’re trying to evict me because they want to renovate it and sell it for double and most of the units around me have been renovated.

Slumlords one after the other and now they wanna do inspections at my place with the new company and the guy didn’t like the stay by Hartman that it was a little bit dirty well he didn’t show up unannounced and just did an assessment and we’re going to prepare a couple things But I think that’s gonna get evicted in the next day or so or get a notice because I cleaned out the place I just was not feeling well and I keep my placement extremely clean despite it needs repairs mostly I take care of because none of the landlords will show up And one of the one of the things in Denton actually mentions you can evict you if you’re sick for health reasons but I don’t know I never had a lease until five months ago not a written one just handshake and I always pay my rent never been late it’s eating early And I don’t know what I can do but like during the signing of the paper lease I mentioned keys for cash and she said yes like anyway pretty crazy can’t really do that I don’t think because I’m on public assistance I have to claim it I’m not sure but I don’t know All I do really is clean the cleaning just do repairs keep busy and like the neighbours that I’ve had for the last three years and give me PTSD you would not believe the things I’ve got here I took video and audio of everything so it’s unbelievable but original Landlord Just one day letter saying yeah we sold our property here’s a transfer address that was it no warning nothing and again it’s it’s not good I mean they raise my rent by 5% that’s fine I guess I mean but I just feel like it’s coming back to get me because one of the landlords try to evict me one time and she gave me basically a fake election letter with things that were not true And I called the tenancy board and they said they almost laughed because they can’t do that they can’t just throw a piece of paper on the floor I don’t know but. Taken by ambulance here couple times over the last five years but I had a guy said that he’s gonna come back he’s gonna do the repair in my shower add smoke detector and another inspection and I don’t know when they’re gonna show up because he said next week sometime or two weeks so I don’t know what to do there ever give me 24 notice written into your apartment I know that but I don’t want to be that way nothing to rent in my town and replace like I had to be triple.
In my small town and government stepped in and stopped any people out from out of province for buying any more property because I’ll be doing it buying it renovating it and re-renting it and that’s just gonna lead to more issues closer to the housing crisis so they stop that they were finding loopholes I think that we’re not talking that single person Tell me that’s been hired and the E transfer stuff that I got in a little bit but I could gather it’s overseas I think it’s Dutch people but towns like mine basically dying and people are taking advantage of it and it’s not used people like it’s corporations it’s fine if somebody wants to buy a house in my town but buying it and then re-renting it With some large and stuff I don’t know I don’t think that’s right but it’s happening like take them out and it cost just for anything like even close to mine is astronomical so there’s like a bunch of new people in my town and the ageing population and yeah sketchy very sketchy Super late like three different I’d say companies change hand in two years because his place should be condemned technically and I’ve electricians come in here and install things they need to do like I don’t put up my trailer flashed I’m nice I keep to myself.
I’m living at the back entrance everything bad that’s gonna happen he’s going to happen there so I usually get blamed for everything so I’m always super paranoid walking on glass and eggshells because just what’s going on with the huousing crisis.

Early termination of tenancy - need lawyer advice
I have a 36-month commercial lease but due to insolvency, I was negotiated with landlord that I'm going to cease my tenancy in advance. Landlord agreed with forfeited 3 months security deposit and I've found a new tenants to take over the remaining period I did get to lease as cover up the losses I might cause to landlord.
But now incur a lawyer fee of deed of termination that landlord refuse to pay then ask me to pay that. Am I legally should pay the lawyer fee?
Any lawyeagent here that can give me some advice? I have never encountered this before, if I should pay that I 'wouldn't mind doing so. Any help would be welcomed as well.

Hi, I am a PR and my British husband has been looking for work since he got his LTVP+ approved. He moved here to SG around Aug 2023, and we are devastated that it's now May 2024 and still no one wants to hire him. There has been close calls like this one company that really wants to offer him the role but they got back to us that there are budget constraints (actually there are more details to this but I want to keep this post short).
I feel guilty that I asked my husband to move here in SG with me. I gave him false hopes that he will find work here in less than 3months because of his pass and the pre-approved letter of consent from MoM.
He was working as an Agile Coach as a contractor in a renowned company and earning a lot (equivalent to 14K SGD every month after tax) but when we got the news that his company is not renewing his contract, I suggested to him that he moves here so that we aren't in an LDR anymore. 2 months ago, his previous company contacted him if he is interested but because we were still hoping that he will eventually find work here, he turned it down.
I am both sad and just annoyed. If I knew it would be like this, I would've just applied for UK spouse visa last year and we would have options then (I prefer to stay in SG for few more years because of career)
If you have LTVP+ can you please share tips on how you got recruiters/hiring manager to offer you the job? My husband is an Agile Coach/Scrum Master with more than 10yrs of experience already.

I am seeking advice on fixed term tenancy agreements.
I am currently in a 12 month assured shorthold fixed term tenancy agreement with one other co-tenant in England.
We are no longer on speaking terms and I am eager to leave the flat when the contract ends in 2 and a half months.
I recently informed the landlord that I would not be continuing with the tenancy at the end of the term and they have stated that we both need to agree to end it or, if I will be replaced as a tenant, I will need to sign onto the new tenancy agreement (with an increased price) to secure the flat for my current tenant and the replacement tenant before they can start the process of replacing me on the agreement. I don't see how this is necessary because my previous tenant did not have to sign the new agreement when she was replaced by the current tenant. There is also plenty of time for them to do the necessary reference and credit checks.
I am not willing to sign a new 12 month contract when I have no intention to stay. As far as I understand it, we do both have to agree to end the tenancy but if not it then turns into a rolling contract and then I would be able to give notice to end it for both of us.
I have seen this information on the Crisis website but wanted to check my understanding is correct. Does my tenant agreement need to mention that it will turn into a rolling contract after the fixed term? I haven't found anything in it saying that. It just says the tenancy end date and that they will either ask us to move out or to renew the agreement.
Any advice would be greatly appreciated as I am very stressed about this situation.

I lost my job in November and I have been trying so damn hard to find a new job. I have almost nothing. Except a company that wants me that can't justify the hire because they don't have billable hours and don't have a project yet to put me on.
My lease expires in September and I just realized that a landlord can opt not to renew your lease. They have to give 90 days notice if they aren't renewing which is next month! am now terrified of this happening.
