2024.05.29 02:17 binarii Found out after signing P&S that the house was in litigation for 4 years

My wife and I recently had our offer accepted to buy our first home. It's relatively new (built 2018) and is by most measures "luxury" (at least to me). It has hard wood floors, nice countertops, nice appliances, crown molding, etc. And of course it comes with that "luxury" price tag.
We were allowed an informational inspection (which is unusual in this market) which came back without any major issues. The house as it is today looks very good and well maintained. The biggest comment from the inspector was that they used CPVC which is disliked by most plumbers and not something you'd typically find in a house of this price point. There were some other small things (like loose wall sockets) that indicated to us that the house might not have been built the best, but for the most part things looked and seemed good.
After signing the Purchase and Sale agreement on Friday, we found out that the previous owner had been in litigation with the builder for 4 years. Last month, the owner sold the home back to the builder and they settled out of court. We still don't know what the settlement was, why the owners moved, or anything really (we asked, but they said they couldn't legally talk to us).
There are over 2,000 pages of court documents that I'm slowing working through. I'm pretty sure the builders aren't the best, but I'm also getting the sense that the previous owners were quite particular. The lawsuit includes some scary claims from a structural engineer they had inspect the home, including:
  1. Lacking hurricane ties in the roof (which is against code)
  2. Incorrectly attached shear walls (which is against code)
  3. Using nail gun nails rather than sinkers on structural beams
  4. Not using glue on joists beneath subfloor
Is this simply the result of having someone inspect the house with a fine toothed comb, looking for things to use during litigation? Or are these really big no-no's that should be caught during the build?
Everything else in litigation seemed minor or cosmetic. The bulk was due to poor paint work and builders not responding to punch list items in a timely manner. Of the images in the case, the worst was some cracks in drywall and floor boards pulling away from walls. Neither is ideal, and may be shoddy work, but the builder has since refinished things and (as of inspection) none of these defects are present.
Are we in for a world of pain if we go ahead with the sale? Or would it be overreacting to back out?

The buyer has a plan to sell the house in the fall because there is a chance that houses will sell slightly over the asking price compared to when houses sell 50k-80k or even more. The agent states that once funds are available from the 1st house, making offers for the 2nd house will be easier. However, there is a risk that the buyer can move to the hotel if he cannot find a house, as the agent mentioned that within 90 days, it is possible to buy a house. We talk about Maryland, a neighborhood very close to Washington DC.
Buyer's argument: to sell the 1st house in the fall ( let's say in 20-30 days) and to buy the 2nd house at the asking price or slightly 20k-30k over the asking price ( more time to sell, more time to search, less money to put over the asking price).
Agent's argument: to sell the 1st house now, he is confident that in 90 days (closing+ 2 months rent back), the buyer will find a house, but he cannot tell how much he may need for putting down over the asking price.
Also, he argues that from July, buyers have to pay a commission of 2.5%, and according to his calculation, he has stronger arguments than buyers.
A quick research study says that in that particular neighborhood, houses have sold 35k-85k over the asking price.
Would you support the buyer's argument or the agent's arguments?

Seems to be the talking point of the day, but this is something I feel like has to have some noise made about it. I have genuinely no idea what they were thinking. Not a single bit of this makes sense outside of "big company like money"
This absolutely decimates any chance of tournament play because no organizers outside of the biggest of the big are going to want to spend or perhaps even have the resources to buy every single Fighter on multiple machines just to have Multiversus make an appearance
This destroys Local Play because now whoever's machine is being played on is not going to have a full roster. So if anybody wants to play anything other than what the owner has unlocked, then they're just SOL
And it's completely anti-consumer because now you can't even try a Fighter in training to see if you like them or not before you buy. If you buy and don't like? Sorry, bud, thanks for the Gleamium/Fighter's Currency. Go back to grinding or drop some money. On top of that, they are now charging money for a benefit/luxury/content that was previously given to us for free, which is just... wonderful
So what does pricing look like for this since you have to buy everything now? I'll even be generous and exclude Jason and Banana Guard since they are basically free right now. Assuming you want to unlock everything, you can drop *$50 for six character's worth of Gleamium*. Which means you will be paying *$200* to unlock the entire current roster of 19 locked characters plus the next 5. Or you can buy the Battle Pass to grind out the resources while spending less money, which will net you... one character's worth of Gleamium and one character's worth of Fighter's Currency. I'm not even going to mention what's free in the Battle Pass because it isn't worth it. You won't get enough. This is on top of the Training Missions, which I am going to assume is a set of missions for each new player (though I am admittedly unsure of, feel free to correct me), which will get you... one character's worth of Fighter's Currency and some change. Joy.
I understand that this is F2P and that online play has locked characters to make money. I've honestly always had a problem with it because I think it goes too far into "better buy the new character or you will just be at a disadvantage" (like Mauga was in Overwatch at launch if you play that game), but I understand the pricing model. But I can't fathom why anyone would choose Multiversus as a fun platform fighter to play with friends with this change in effect. Why would someone drop $200 to get a roster to play with friends when they could drop $50 for NASB for a similar concept with a full roster and more stages? Or, of course, go back to SSBU, which had us pay $115 for a complete game with 2 rounds of DLC and overall more content than Multiversus could even dream of having at the moment. And these are just the first two that everyone thinks of, this isn't even including every competitor Multiversus has, like Rivals of Aether and it's upcoming sequel, Rivals 2. With more and more platform fighters coming out, Multiversus can't afford to alienate it's entire casual and LAN tournament audiences like this
I've been wary of the F2P model since Multiversus came out, and it looks like this is the point where they want to see how much ground they can take like Overwatch did with its heroes in their Battle Pass. OW reverted that change after enough outcry, so let's see if "Player First" Games decides to listen

Wanting to get partner something nice as a gift. he is not into luxury stuff, not into fashion, but he appreciates nice objects and craftsmanship. i'm looking in the $4k-$8k range, i think this is reasonable? also, buying such an expensive object, i personally want it to have some clout to it, i don't want to spend so much on a gift when the only person that appreciates it are diehard watch enthusiasts lol
a quick reddit search - i think i narrowed down to rolex, omega, and tudor. correct me if there are better options
a more important question other than the brand itself is
  1. where in the world do you even buy these high-end watches? i assume not amazon nor your local generic shopping mall? i don't want to get ripped off and am hoping to get a good deal even at a high price

LOS ANGELES, California, May 28, 2024 -- Faraday Future Intelligent Electric Inc. (Nasdaq: FFIE) (“FF”, “Faraday Future”, or “Company”), a California-based global shared intelligent electric mobility ecosystem company, today announced its financial results for its fourth quarter and full year ended December 31, 2023.
RESULTS FOR FOURTH QUARTER 2023 AND FULL YEAR 2023
For fiscal 2023, FF produced its first year of revenue as well as a reduced operating loss, and cash used in operating activities, while improving the composition of its balance sheet, as compared with fiscal 2022. These results achieved through major cost reductions and cost discipline
FF reported revenue of $0.8 million for 2023 and cost of goods sold of $43 million, compared with no revenue and cost of goods sold in 2022. This reflects that the Company only began delivering vehicles in the third quarter 2023. Loss from operations was $286 million for 2023, as compared to a loss from operations of $437 million for 2022. The change was due to a significant reduction in operating expenses which registered $244 million in 2023 compared to $437 million in 2022. The improvement in operating expenses for the year was primarily due to lower research and development expenses as the Company completed product development and transitioned to fulfilling sales through manufacturing and production. Net loss improved to $432 million for 2023, as compared to $602 million for 2022.
Total assets on December 31, 2023, were $531 million, compared to $529 million as of December 31, 2022. Total liabilities were $302 million, versus $328 million on December 31, 2022.
Net cash used in operating activities for 2023 was $278 million compared to $383 million in 2022. Capital expenditures were $31 million for 2023 compared to $123 million for 2022.
Cash balance at December 31, 2023, was $4 million, including restricted cash of $2 million. This compares to cash of $17 million at December 31, 2022. As of May 23, 2024, the Company’s cash position was approximately $5 million, which includes restricted cash of $2 million.
To support future growth the Company continues to pursue additional significant strategic investors to support future growth. It also is considering equipment- and IP-backed financing to potentially reduce reliance on dilutive funding. The Company does not plan to issue additional shares unless and until the Company receives shareholder approval to increase total authorized share count.

KEY COMPANY HIGHLIGHTS DURING 2023
FF launched a leasing program with Luxury Lease Partners, obtained a Bureau of Automotive Repair license, activated a home charging installation program, and rolled out a public charging program. These initiatives are designed to provide a seamless and customer-focused experience for our users.
The Company also announced potential entry into the Middle East market late last year. This included strategic cooperation agreements with Master Investment Group and Siraj Holding LLC. Entry into the Middle East would add a third leg to the Company’s geographic strategy that includes the U.S. and China.
FF also agreed to a collaboration with the Abu Dhabi Investment Office (ADIO) to bring generative AI and advanced intelligent electric vehicle capabilities to the UAE’s Smart and Autonomous Vehicles Industry (SAVI) cluster.
OUTLOOK
Given current market conditions and current levels of funding the Company is withdrawing its production target guidance for 2024.

I work in transportation claims and part of my job is salvaging refused or slightly damaged cargo which usually just means finding someone to buy it at a discounted price to recover a portion of the claim expense. I have an unused commercial water heater in San Bernardino County that was refused by a customer because it had been unboxed but is in pristine condition. Because it is only one water heater, larger salvage companies have declined to take it. I have called a dozen plumbing wholesalers, plumbing service providers, and appliance resellers and no one is interested. I've avoided marketplaces like Facebook or OfferUp because the retail price on this thing is crazy and I don't think anyone on those sites would take it seriously even at a discounted price.
Is there really no market for an unboxed, unused, "like new" commercial water heater? My only other option is to scrap it which I really don't want to do.

And the scam (based on what I read) was on Whatsapp. S/O to everyone who reassured me and those who stressed with me via DMs but after many anxious nights my tracking finallyyyy updated!!

The stitching/thread on the bag aligns with what I’ve read on WL + RL in terms of stitch count + it blending into the bag. It does not feel too “heavy” or “thick”. It lines up perfectly across the front, back and underneath the bag. It is the correct colour and alignment as the auth.
The leather is stunning. It is smooth and buttery. It feels exactly like my bff’s auth and the auth bags I have felt + examined in the Chanel boutiques around the world. Heidi did let me know that 187 King uses the same leather as Chanel which explains why it feels lovely! Based on feeling the bag, you could never tell it was a rep.
The smell smells like authentic leather, no fufu smell! It smells great if you are leather obsessed and know what it should smell like! I purchased another bag from another seller and the bag did not smell like fufu but it smelled really strong - almost like the leather was… toooo leathery? I don’t know how to explain but it is still airing out -__- This bag smells divine!
The chain/strap feels weighted. It does not feel light and flimsy like other reps I have. I find besides the CC logo and leather, a dead giveaway is the weight to the chain strap. This one feels weighted, it feels heavy, it feels REAL! And the sound of the chain when you manoeuvre it is dainty, luxurious. Ugh, I just love this bag.
The hardware is LGHW which I felt was the safest choice as I was a bit worried about the gold coming off as too yellow. I absolutely LOVE the LGHW. I found an auth on Madison Avenue Couture and the hardware is identical. It really comes across as light gold - not silver or gold.
Accuracy: 9/10
Based on my bio in the Author Expertise section of this review, I would say, to me, this bag is 10/10! But since I don’t have an auth of the same style IRL to compare it to, I can’t give it a perfect score. I’ve cross referenced photos on Vestiaire Collective, Luxe Du Jour, The Real Real, Fashionphile and photos I took of one for sale at a local consignment shop. To be honest, this one feels ever better than the auth I was looking at in the shop! The measurements are accurate @ 12x20x6 CM and the shape is pretty much spot on with the auth. From what I recall of the chain, it feels the same as the auth as well!
Speaking of accuracy, the bag came with full packaging. We’re talking box, tissue, dust bag, ribbon - the works! The Chanel box was packaged with edge protectors to protect the box from being damaged which spoke to Heidi’s attention to details. It truly felt like the real deal Chanel unboxing. It was just me and my pup home at the time and I was jumping with excitement. Pup probably thought I was losing it but I mean, I just hit the jackpot with this bag and the unboxing was Youtube worthy!!

Maybe I am jumping the gun here but I am almost 99% certain I’d be confident enough to wear this to the Chanel boutique. I definitely will be wearing this confidently around my friends in the fashion industry. I LOVE my bag! And I am so happy that I did not have to break the bank for it. I love fashion, I love shopping but these bag prices are insane and given that I want almost everything along with a beautiful home and a vacation house, I had to give something up 🙂

So, I will say that I was sceptical about Heidi given some of the recent reviews. However, I can only speak to my experience with her and besides me stressing out due to the tracking # not updating for weeks and the horrifying reviews lingering in my head about buyers being scammed, she was in fact great! Heidi can be short and direct with her replies but she delivered a beautiful bag and exactly the quality + accuracy I had dreamed of when wanting to purchase from her! At one point, someone from her team must have been managing the WeChat convo as she was a bit more detailed and let me know that my bag is on the way, China is strict with tracking, apologized if I feel worried, let me know that it will arrive soon and to reach out if I have any other questions. That really helped ease my mind! So I was appreciative of this type of reply! All in all, I am 10000% purchasing from Heidi again (like, tomorrow haha).
Things I have learned that can be helpful for other newbies:
1. Remember that there is a language barrier here and different ways of communicating. I am someone that looks for communication and reassurance and that may not be what we’ll find buying from some of these sellers. So I have opted for honesty and prompt (give or take 12 hrs) replies which is what I found in my communication with Heidi.
2. Trust the process. If you’ve done your due diligence and did not go into a purchase blindly, please just trust the process. It will save you (and your TS) so much stress! I was freaking out about my tracking # and once it finally updated, it literally flew to my front door. Heidi kept telling me to wait, all is okay but I was just worried throughout the journey. However, had I just trusted the process and trusted that I’ve done all the homework on what to buy + from who, I could’ve probably slept a lot better!
3. Reach out to other buyers in the community for some helpful feedback. I spoke to about 3-4 other incredible ladies that either were experiencing the same tracking # delays as me or have recently purchased with Heidi and were happy with their bags! This also made me feel comfortable about my purchase. So thank you!!
4. Share your reviews! Don’t lurk forever like I did. The reviews are so helpful and help guide other buyers on the do’s and don'ts, who to trust and who to steer away from. Now as to my picks today, a very nice JM Freedom. A Sunshine Minting round. A CIGNA round, that may prove to be a real mystery. In other random news, gas was 3.27/ diesel 3.55. At winco we lucked out and scored reduced store ground beef, 73/27, 2.00 a pound! Woohoo! Also saw some pork roasts suitable for smoking at under 1.00 a pound. Walmart had 10 pound chicken leg quarters not only IN STOCK.... But also reduced. 6.87 per 10 pound bag. There were 2.
Eggs were 9.12 a case at walmart.
And out in Townsend on Fridays we can fill propane tanks from 10 am to 2 pm for 2.00 a gallon! Woohoo! If our current project is not mothballed we will be taking advantage regularly. If we are mothballing on the last trip out we will bring several tanks anyway.
The town pump in Townsend has a new employee finally! Not a bad dude. Friendly at least. He used to hang out outside being homeless.
Our laundromat raised prices again. And on the dryers too, a quarter no longer does 9 minutes. Now 7 :-(. And I am still shaking my head over the new "luxury apartment" complex going up next to winco, on the edge of the industrial zone in town. Never mind the insanity of stick construction on multi story buildings that is not protected from the elements all winter. Never mind we really need more low cost housing for young fanilies not "luxury" shoeboxes. Who is gonna want to live in this neighborhood?? We shall see...
Meanwhile as soon as it is finished and they have models to show off hubby and I are gonna go look. I can already tell you after watching this place being built, you couldn't pay me to rent there. Shoddy shoddy construction. Sad state of affairs.

I'm a sucker for nice packaging so that's a great start.
I actually do have a second order under my mum's name going to her house to use a second offer code 👀 are you even thrifty if you don't have eight fake identities ready to use offer codes?! (Although any further BP orders will be legit haha)
Second order is all haircare.
I'm keen to see if any of these BP products beat my current line up. Price wise I don't believe they are competitive at all and I need to compare these to the most luxurious of luxury products in order for it to make sense. The most expensive brand I use is Elemis so I'll see how it compares there. I'm always willing to pay more for truly effective products but it's been a while since I've found a true hero product.
I think my issue is that I have had a "strong" skincare routine for about five years ish and I don't really feel like I've seen a huge difference.
My main areas of concern are a few acne scars and also redness. I'd love to see my redness dialed down. The scars I believe can't be improved without a procedure such as microneedling.
Anyway, I look forward to trying them out! Skincare time is my mindfulness time

*throwaway account * Backstory I’ve been doing hair for 7 years now. I was doing really well at a salon in downtown where I live. Worked there for 5 years but after the pandemic and a few riots that happened on the same street. (A building on the same street was set on fire and first floor businesses were broken into, not the salon since it was on the second floor) after that a lot of clients stopped coming to the salon either for financial reasons or Not feeling safe downtown anymore.
After that the salon kind of stopped caring about employees and focused on getting money no matter what. Honestly they even hired way too many stylists for the amount of chairs. They ended up cutting our shifts in half to the point none of use were making a living wage. They let clients treat us horribly and wanted us to do services that they didn’t even offer education on but still wanted us to do, etc.
After 2 years waiting for it to get better like we were promised, I decided to leave. Us stylists were making about or less than $13,000 a year. (I lived back at home from 2018-2022) I was done and they offered no help at all for gaining the salon’s reputation back after they ruined it during the pandemic.
I shadowed a different salon that was more of a luxury salon. Meet a lot of the girls there and at the time they all seemed like they were all thriving. Making $40,000+ their first year working there. Seemed like the perfect place, payed for continuing education, stylist werent struggling financially, everyone seemed nice/supportive. The owner was going to let me current clients keep the prices they were use to and have new clients pay the new salon prices.
Boy was I wrong. Ended up being the worst decision Ive ever made. The first 2 months seemed fine but after that I lost a lot of my clientele due to my bosses lies and how toxic the environment was. My family keep telling me to just keep at the new place and things will work out.
My boss started bullying me and my clients. Gave me food that i was highly allergic to and said it was free of my allergens. Have black outs for an entire week or more. Would throw away my things, talk shit about me to my clients, had other girls bully me, had one girl physically run over my body in the parking lot, started stealing money from my paychecks. We only got 1 day off a week and even then she had mandatory team builds on that one day off. I could write a novel on all the things she did to me but thats not the point of this story.
I didn’t know what to do at the point because i was finally making a somewhat livable wage for the first time in 2 years. Plus i had just moved out of my family’s house and in with my boyfriend. It got so bad To the point she was threatening me and i would leave crying every day. (She literally made so many of us suicidal and often body shamed us, etc)
Finally 2 days before my one year anniversary there I noticed my upcoming appointments were being cancelled like crazy. I went in to look and apparently the boss was canceling all my appointments. That day I packed up my shit and left for good. Sent out emails that night letting my clients know and that until i found a new home I was more than willing to do home calls or rent a spot on days of there appointments.
I had over 60+ clients being super supportive and wanting to follow me. It ended up taking me a month before I found a place and another month of sharing with someone until they were able to move into a bigger place. I decided to do a salon suite because I honestly could not deal with the abuse from working at a salon. Plus had a large number of clients willing to follow. Turns out my old boss had been bad mouthing me on the salons social media, was sending out emails stating that I no longer do hair or telling clients that I was absolutely unstable. Had currently employees posted pictures of me on their business social medias making fun of me and telling people not to visit me, etc. I suddenly had a few old clients messaging me saying to block their number and never contact them.
Old boss just shut down the salon 3 months ago after everyone left to open up suites as well because of her abuse. Currently has lawsuits against her and might possibly be a flight risk.
She really made my business suffer a lot. Clients are slowly coming back upon seeing the way she treated me. But the damage has been done. I haven’t been getting anything that is social media worthy so I haven’t been posting a lot of before and afters but im still posting availability, tips and tricks and open up the salon with me.
I’ve also been posting in facebook groups in the area as well. Im not sure what else to do. A lot of people in my area just care if their stylist is insta or tiktok famous so they can get clout.
Im not sure what to do, ive taken out a loan to pay for the rent and my significant other as taken on alot of the bills around the apartment but I feel almost worthless at this point. I had such a good clientele until the last salon. I feel like its really taken a toll on the relationship. Though he says it hasn’t but i feel like I cant help contribute like i use to. Any ideas for marketing or bring in more clientele? Should i re brand or should i give up the industry? I’ve had my salon suite since October.
TLDR: old boss abused and ruined my reputation and now im in a suite struggling and old salon has been shut down due to all employees leaving/ has lawsuits against her.

TL;DR Looking at a 2004 Mustang GT convertible with 105,000 miles on it. Needs rear shocks and front brakes. Asking price is $11,900. Gonna offer $8000 and go no higher than $10,500. Good move or nah?
I've always wanted a mustang GT in the body style from the early 2000s. There's a 2004 Mustang GT convertible with 105k miles on it for sale near me (asking $11,900) that I was able to test drive over the weekend. It's really nice and I like it (has a modern touchscreen stereo with carplay and shit) but the rear shocks are bad and will definitely need to be replaced along with at least the front brakes, maybe the rear ones as well. How much would I be looking at to replace those so I know what I'm working with when negotiating with the seller?
It's at a small used car lot so not a big name dealer. The guy selling it said he was considering it keeping it for himself but decided to put it up for sale instead since he's injured and has trouble getting in an out of it. Who knows how much truth is in that but he does have a limp so I'm going to lean towards believing it. He does seem like an honest guy overall...when asking about selling my truck (2021 Tacoma) he gave me an offer that was too low for me (wholesale) and said I could get more for it if I went to a dealer so I'm inclined to think he's on the up and up and wants to sell the Mustang but doesn't need to sell it. Anyway, like I said, it drives very nicely aside from making that ratchety noise in the rear shocks and the driver side front brakes started smoking a bit after coming to some (intentional) hard stops.
So since he's asking $11,900, I was going to offer $8000 and see what he says. I don't think I want to pay over $10,000 for it, but I'd begrudgingly go as high as $10,500. Thoughts?

As the title says, I'm considering moving from an X3 M40i to an X5 M60i. My X3 is a '19 and pretty well loaded. I bought it as an executive loaner at a good price about 4 years ago and I've still got low miles on it and no issues with the vehicle at all. I kind of wanted a bit more space and a bit more luxury, but not enough to make the trade.
My problem is that I have V-8 envy. My wife just bought an M850i and I love the motor in that car. The idea of having that powerplant in my dd/grocery getter is pretty tempting...not to mention the additional 5 or 6 years of tech improvements. My only real question is: Will I like the X5 twice as much as my X3, since that's about what the price delta will be.
I drove an X5 4.0i and really liked it. Liked it a lot, in fact. But it doesn't have the performance, the soul that the M40i has. Local dealer doesn't have any M60i's in stock so can't drive one (probably a good thing as I'd more than likely buy it) so I'm reaching out to Redditland to see if anyone has moved from the X3 M40i to the X5 M50/60i and if so, are you happy you did? I love the thought of a new, faster ride...but I love the idea of not making mo' bigger payments.
