I know a lot of people say if you feel the need to ask, then I probably need to, but I feel like I'm too anxious to think properly. There's so much it's gonna be long.
My (23) fiance's (24) sister (Y 31) is getting back together with a piece of shit(D 42). She said so last night. They have two kids Niece(V 10) and Nephew(X 4). POS used to hit V the past 2 years because she wouldn't stay in his mom's livingroom and watch YouTube when she was supposed to be homeschooled. X has type 1 diabetes and D would let him eat whatever while Y worked 12-18hr shifts DAILY. He spent all of Y's money, especially the day before rent was due (so they also couldn't afford a lot of insulin).
D got mad at Y for the littlest things while she was home and made her clean and cook everything. He stays on his computer with headphones on all day (he started a streaming channel that's only live stream. Some lasted for as short as 6hrs to as long as 10hrs. He gave that up to get in online arguments).
They had to live in his mom's houses bc she only charged them $500 of rent. She'd come over to yell at Y for not taking better care of D and the kids. We offered to buy land, they pay a third and we'd pay the rest. They said yes and pulled out the last second, leaving us stranded and having to start over.
D confessed to having a crush on me since I was 17, two months ago, so they have been separated for less than a month. Me and my husband came over often to help clean and cook and watch niece. She'd been talking abt never getting with him and going for only women (she's bi and never got to date any women before this 12yr relationship). We even went to a club where she spent 4hrs making out with and grinding on a woman intermittently.
Y found out abt the beatings late last year and only told D to stop drinking. He agreed but didn't go to AA. D told V he'd stop hitting her if she was good, which is when she started being a people pleaser to him and a brat to Y. I feel like he said more besides that, otherwise why has V been so mean to her mom? Everyday she talks abt her dad and living in his state (he moved there when they separated to be with his mom and took X but not V). Last week we saw a picture of X with a couple bruises on the side of his face and head and D took the phone when X said he missed his mom. Idk if I should believe that X fell off the couch or not.
Y said she's gonna be with D in his state (she hates it there and all the people he surrounds her with) even though he lied abt going to therapy when he got there. She said they'll just do counseling when she gets there. (Idk where to add this but he also told V he was leaving to his state 1. Bc his mom was sick and his dad got in a car crash and 2. Bc my fiance and I were mean to him. We told him we didn't have a positive opinion of him, which he was surprised about.)
Y's an adult who can make her own decisions but idk if this is a good decision to make. Regardless I have no say, but i dont see this turning out well for the kids or her.
She's willingly making her mom homeless (my MIL lives with Y) and has said she will be going low contact with us bc we were so willing to join in her "unwarranted" anger with D. I do not feel like this is a decision she is willing to make or that this will turn out well at all. Bad vibes all around but I've also been told I'm too invested in this even though I only had one conversation with Y abt what she would like to do in the future and if there was anything we could do to help her.
Do I have a good reason to be worried and call CPS a week after she moves there? Is this at all a normal family? I'm very anxious and hypervigilant when it comes to kids bc I was severely abused and neglected when I was younger, but I tend to overreact and pick apart behaviors in kids that make my mind go crazy with scenarios. That's why I tried my best to only put things I'm certain happened and a bit of how I feel.
Tl;Dr BIL-in-law is abusive in my eyes. I don't think the kids nor my SIL will be safe living with him. Should I call CPS a week after they move to another state?

My dad is broke and owns no property. My mom and I both have little condos, so we’re fine, but I want him to be able to retire here, and I don’t think he can if he has to worry about rent. He’s a bit of a hippy / burner, so I’ve always dreamed of just buying him some land and a trailer. I work in tech, but just rank & file, so I’m not like loaded. I think my budget is still pretty decent like $750k because, well, I’ll inherit it, so I’m not like bankrupting myself for him. I’ve seen some stuff in the Santa Cruz mountains that seems alright, but that place kind of gives me the creeps. It’s really far, but there’s also good stuff in Santa Rosa. Any pointers on where I should be looking? Thanks!

After 7 years together, our relationship ended today. I'm a 32M, I've known my now ex (32F) since we were 17yo but we started a relationship 7 yeras ago.
We used to have a great relationship with a lot of plans and projects, we moved to a different country 3 years ago and we were even saving together to buy a land and build our house together. One year ago everything began to slowly change, we stoped having sx (she started rejecting me due to family issues at first and then we lost interest), we stopped talking about our plans of getting married and having children, but basically we stopped being intimate and even missing each other. We decided multiple times that we wanted to stay together and keep trying, but two weeks ago, she told me she wanted to break up and I agreed, even thought I wanted to keep trying, because I didn't see a way out. These last days we had a great time together like we were best friends, so it was really amicable.
Today she finally moved out (I even helped to move her stuff) and reality hit me right in the face. I'm completely alone in a country where I don't know anyone, living in the place we rented together, with all the furniture we bought together when we had plans for the future, with the cat that we adopted together.
I know that "this is for the better". I am an (above) average looking guy, I have a great job and income, I'm sweet, inteligent (a bit nerd) , but I have a lot of issues meeting new people (it's just not in my nature). I'm really afraid to be alone.
I feel completely empty right now, like a Dementor have just sucked my soul out and I don't see the light at the end of the tunnel.

My husband and I just got married and we are expecting a baby in October. Because of the new addition in our family, we really don’t want to rent anymore, and our lease ends in September. There is a rambler style home in a suburban city that is being sold for $230,000, but states explicitly that it’s just the home for sale as it is part of a community land trust.
My husband and I are considering buying the home because 1) we don’t plan on doing anything to the land as I’m still in school, and he’s a police officer. He really doesn’t have much time to do any home projects. 2) we just want a starter home to raise our family. 3) the home has everything we need to raise a small family. I’m curious as to what others think about a community land trust since there is very little we know about it. My sister is a realtor and has stated that it means we can’t do anything to the land of the house, and that if we sell the home later on, we may not make much back. However, my husband and I want to know if having a land trust has/how it will have any effects on the equity of the home later on, or other pros and cons.

I'm just now getting into the workforce, trying to setup my life, and it is so demoralizing. I have a PhD in Engineering and will still only be able to rent an apartment. I had dreams of buying some land and building my own house but this doesn't look feasible at all. I absolutely hate that interest rates are incredibly high because of massive bailouts that have the younger generations to pay for. They call us entitled. I remember my mom calling me complaining about her retirement when Covid was happening. I told her that's just the natural side of things. She has equity in her 800k home, she will survive. Downsize your house... So the US then provides a massive bailout to help "boost" the economy and of course she is happy. The 80% of economic wealth is happy, meanwhile housing prices go up, interest rates are through the rough, tuition costs skyrocket, inflation is a real problem. My mom showed me this listing how she was so happy how high her house was going. It didn't even occur to her that I'm looking at her house increase with disgust. They then blame us by saying the reason inflation is occurring is because they increased minimum wage... Yeah, right. They are literally crippling us younger generations and are perfectly happy doing it. It's sickening actually what's going on. I have multiple older family members who were reckless with their money, buying all the newest cars, living the American dream and now we are left with the scraps while they call us lazy. It's crazy to think that I have multiple graduate degrees and I won't even be able to buy a house for another decade or so, possibly even longer. Such bull shit.

I grew up on this farm and in 2014, bought out my sisters shares when our parents had passed.
Our dad had farmed it for most of the years from 1956 to about the last 10 years of his life when he rented the fields out to another farmer. That farmer used RoundUp for weed control.
I had noticed in around 2010 that we no longer had any wild bees here so my first act was to stop renting out the land because I felt that the Roundup was the problem.
I began by planting wild flowers and nut seeds in the fields and nature has contributed by planting elms, Maples, and Cottonwoods.
The bees have returned and now we also have a deer heard of around 35 and a flock of roughly 75 wild turkeys as well as a host of smaller animals.
I would like to have some help with planting more trees, making habitats and hiding spaces, planting sugar beets, oats, and corn that are never harvested, planting wild rice in the little swamp we have and around the edges of our small lake. It wouldn't hurt if we could put up a few hundred bird houses.
The problem I have is funding and my age, I am now 73 years old and living off of social security for my wife and myself.
We could use some labor, or a grant writer, or volunteers to supply trees and plant them.
At our age, this is not about making money, it is about leaving something behind that helps nature.

SETUP
Shuffle the UNO deck and deal each player 7 cards. Players are allowed to look at these cards but should keep them hidden from others.
Each player picks a Monopoly token, and places it on GO.
Flip over the top card of the UNO deck and place it in the center of the board. If this card is an Action card (e.g. Skip, Reverse, Wild Draw 4, Draw 2, Wild) ignore that action.
Shuffle the Chance and Community Chest decks and place them in their designated spots on the board.
Give each player $1,500 in these denominations:
2x $500, $100, $50 bills
5x $10, $5, $1 bills
6x $20 bills
The youngest player rolls the dice, then second youngest, and so on. Whoever rolls the highest number on the dice goes first, then play initially proceeds clockwise. If there is a tie, try again. More on that later.
IN GAME
On your turn, roll the dice and perform the action for that space. Then play an UNO card on top of the card in the center of the board. You can match by color, number, or symbol. Wild cards and Wild Draw 4 cards go on top of anything, and you get to pick the color that resumes play.
The actions that you perform on spaces on the board are as follows:
BUY: You may buy an unowned Property from the Bank for the price listed on the board. You then take the Title Deed card. These are kept seperate from any UNO or Get Out of Jail Free cards.
RENT: If a Property you land on is owned by another player, you must pay them Rent. Rent is listed on the Title Deed card, doubles if they own the full color set, and increases if they own Houses or Hotels. Railroads and Utilities have special properties listed on the Title Deed card.
AUCTION: If you do not want to buy an unowned Property, it goes to auction to the highest bidder. Bidding starts at $10 and increases in increments as little as $1. Bidding can be done out of turn order as well. If another player gets the Property, you do NOT pay them Rent.
CHANCE or COMMUNITY CHEST: If you land on a Chance or Community Chest space, draw a card and perform the action listed on the card. If you draw a Get Out of Jail Free card, keep it. This card is kept seperate from your Title Deed and UNO cards.
TAX: If you land on Luxury Tax or Income Tax, pay the amount listed on the board to the Bank, and draw two UNO cards. You are not allowed to play an UNO card on that turn.
If you land on Free Parking, you get a random unowned Property. You can still play an UNO card.
Landing on or passing GO gives you $200 from the Bank.
If you land on Just Visiting, nothing happens. You can still play an UNO card.
If you land on Go To Jail, immediately go to Jail. Do not collect $200 for passing GO.
To get out of Jail, either roll doubles, pay $50 to the Bank, or use a Get Out of Jail Free card.
While in Jail, you can still bid on Auctions, collect Rent, build Houses and Hotels, and play UNO cards.
The actions you perform for UNO cards are as follows:
Skip: Skips the next player's turn.
Reverse: Reverses the direction of play, but also the way pieces move around the Monopoly board.
Wild: Pick a color. That color is now the color that resumes play. All players also advance to the closest Property of that color in the direction of play.
Wild Draw 4: Same as Wild, but the next player draws 4 UNO cards, and draws 4 Chance cards and performs their actions. This also functions as a Skip card, skipping their turn.
Draw 2: Same as Wild Draw 4, except it's no longer Wild, and you only draw 2 of each type of card instead of 4.
Don't forget to call “UNO” when you're down to one UNO card. If you don't, and another player notices, you must draw 2 UNO cards.
If you ever end a turn with no cards, at the start of your next turn, pick up 7 cards.
If the UNO draw deck ever runs out, shuffle all but the top card of the discard pile into a new draw deck.
If you go Bankrupt, do the following:
If the debt is owed to the Bank, all of your Properties go back up for sale on the board. Get Out of Jail Free cards are put on the bottom of their respective decks. All of your money is absorbed by the Bank. Your remaining UNO hand is shuffled and given to the remaining players.
If the debt is owed to another player, everything you have EXCEPT Get Out of Jail Free cards are given to the creditor. Either way, you are out of the game.
If you roll doubles, take another turn. You do not get another UNO move.
Skip cards in 2 player games function like doubles, and allow the player who played it to take another turn. You do get another UNO move.
If you cannot make an UNO move, you must draw one UNO card from the Draw deck.
The game ends when every Property has been purchased, all players have made it back to GO, and someone has gotten rid of their entire UNO hand.
If you have extra moves after GO, do not use them.
Once you have made it back to GO, continue to play UNO until someone has gotten rid of their hand. Do not draw Chance cards when hit with a Draw 2 or Wild Draw 4.
Once the game has ended, the UNO discard pile is shuffled into the Draw deck.
Players receive Rent for all of their Properties, from the Bank, and the player with the most money wins.
If every player except one has gone Bankrupt, the remaining player wins.

My n-mother has lived in her current home since 1980. At the time she moved in the area was thriving, lots of stores and malls and good schools. The home is not in a very affluent neighborhood, it is fully working class, but it is adjacent to an area of multi-million dollar homes so for a while it benefitted from where it was located.
That has changed drastically in the past decade. Businesses have closed down, the housing and affordability crisis in Toronto has meant a lot of people renting out basements and people becoming more transient. The rich area remains incredibly rich, like you walk from one street to the next and it's like stepping into the land of oz.
However that doesn't change the fact that the area itself has changed. The once thriving malls are now famously "dead malls". Crime is higher. There are 5 cannabis stores you can walk to but to get to a grocery store you need a car and or at least a half hour bus ride.
I've been living with my mum since she became widowed and today I said I wanted to go shopping and she kept suggesting the "dead mall". I told her it was now a crappy mall and she got strangely offended and defensive. She kept going on and on for half an hour, yelling at me, about how many great stores there were there and how many high-priced things she had bought. I asked her when was the last time she went there...over 6 years ago.
So I said "why are you so angry about this; the mall is just not what it was, why does that bother you?"
She replied "Because this is a great neighborhood and are you telling me all the people in this area are cheap and only shop at cheap stores?"
And so there we go... the expensive stores left the area hence her area is not "the best".

Hi all, I'm in need of some advice on how to go about raising my credit score, what I should tackle first, and just some overall advice.
I'm 26, I have 1k in credit card debt(that's my max) 7k in collections from a hospital bill, and about 5k in various taxes I hadn't paid off as soon as I should have.
I haven't been great with money management and I'm trying to change that. I'd like to own a home some day but I'll never get approved for a loan if I don't figure this out now.
A little background, I don't make much due to having a disability, and almost all of my income goes to rent. I have a few hundred I can use to pay off debts but that's all I have each month.
I've thought about debt consolidation, selling some land my grandmother passed down to me, anything to help me reset my choices and pay back more responsibly in the future.

He basically invests in a property, he knows will give him a certain amount of return, given a certain period to grow. And after that, he sells the properties for profits. And these aren't houses I am talking about, by properties I mean plots and land. That said the thing is , I am gonna join him as a partner in his line of work, and I wanted to find out more info about the field. But I don't know what it's called. These are some things which don't work-
Real estate investors- it shows about those who buy properties and rent it out.
Realtors- They are confused with property dealers.
Property dealers- they are confused with realtors (basically those who get commission for finalising deals)
Any other popular terms are used for houses or flats.

I (M, 29) am looking into filing chapter 7 bankruptcy. I feel I'm in an inescapable pit due to a combination of my own decisions and circumstances. I suppose that's true of everyone.
I was laid off from a job a few years ago that paid too poorly for me to have savings. I had maxed out credit cards while trying to stay afloat. I started a new job, rebuilt a bit, and then moved to a city where I've met the love of my life.
Things were rough but manageable, and I was happy. I then began struggling with a sleep disorder called idiopathic hypersomnia. I have narcolepsy or another neurological dysfunction. I was unable to complete full shifts and began losing income and performing poorly. I was unmedicated for several months, and this severely impacted my income and personal life.
I applied for short-term disability through my employer's insurance program. I was told by my employer that partial disability wasn't covered, but then told by the insurance company that it was. They gave me a lump sum payment for the time I was unable to work, and I used this to pay bills and rent right away. I asked how taxes were handled and was told there would be a deduction and that I could select a percentage to hold as well. I held the minimum recommended amount since there was the additional deduction.
I was then laid off along with my entire department. I applied for unemployment but didn't receive it for several months while the state investigated my income due to the disability payment received. They also wanted to be certain I could still work.
During this time, I received my W2s for my former work and for the disability payment. The disability w2 showed around $3000 more income than I had received, which was listed as 'deduction' on the paperwork from the insurance company. I assumed and was told this was for taxes, but I now was being taxed for the $3000 deduction, and would not be receiving it.
I called and was told they'd investigate, and then received a call from my former employer asking why I received a partial disability payment and that it wasn't standard. I double-checked the policy and found it was included, but I haven't heard back regarding the deduction other than a statement that it was 'part of the policy'. I've asked for clarification on what the deduction was for and how I can be taxed for it if I haven't received it, and was told it's standard policy and that I had agreed to that by using their insurance.
So I now owe income tax for an additional $3000 of income, as well as income tax for something I thought was already covered. I owe several thousand in taxes, in addition to having several thousand in credit debts and a restructurement loan since I had to rely on these cards while waiting for unemployment and food stamps.
It took around 150 applications and 4 months to land a new job. My new job pays around the same as my old, but I am not making enough to be able to pay the taxes in time, while still paying all of my debts, while still paying rent.
I want to marry my girlfriend. I love her dearly. I'm almost 30. Bankruptcy wouldn'tfall off until 40. Could I ever get a home in that time? Would that impact her if we get married?
I don't have money to fight this weird legal battle with these insurance companies, and the companies that hold my debts (not yet in collections) are completely inflexible about payments. I don't qualify for any kind of financial assistance due to my income.
I feel like I'm drowning, and bankruptcy seems like a horribly double-edged sword.
For the first time in my life I have something so precious, I want a family and have never felt this way before, but I don't want to ruin her life with all of these problems. I don't know what to do.
I have around $20,000 in debt for loans and cards, and owe another $4000 for taxes.
I make $78,000/year before taxes and insurance, realistically around $4000/month. My rent is $2200 after utilities and parking. My car is $350/month with insurance. Internet is $80/month. Phone bill is $100/month. My dog is around $100/month. Groceries and household items are around $400/month. I'm regularly paying insurance copays for various tests and treatments at $40/visit. My medication at any point in time could start costing $900 or more per bottle if the coupons I'm using suddenly disappear or stop working. I need maintenance done on my car. I'm always late on rent because of this cycle and timing, so I'm always paying an extra $200 for rent.
It feels like there's no end. How long do I have before I get thrown in jail because I was told I had taxes set aside and didn't? I applied for a 180-day payment deferral on the IRS site, but time is ticking and I can't save money, and that doesn't deal with the state taxes owed. I'm constantly bombarded with calls from the debt collectors for the credit card payments I'm juggling every month, and being eaten alive by late fees and interest.
I've sold a bunch of my belongings to try and make some cash back. I took a risk and bought options contracts and profited, but that's too risky and terrifying to be a consistent strategy.
I don't know what the right decisions are, and I do not have friends or family to turn to. The only person I have is my girlfriend, and she can tell I'm always stressed and struggling because of these things. I would never ask her for money, and know that she wouldn't be able to provide significant help with her income. And again, I don't want her finances to be impacted long term because of my stupidity and misfortune.
I know I should get legal assistance with some of these issues, but that's significantly more money than I can find right now. Is there a way out of this, or should I be filing bankruptcy?
tl;dr
I was given a lump-sum short term disability payment, and was told some was deducted for taxes. The amount deducted was instead for 'policy', and I now owe that amount in taxes plus tax for that amount as income. I do not have money for legal services.
I have significant debt, and it's impossible to manage while juggling rent and bills. I am running out of time to pay the taxes I owe.
I want to marry my girlfriend. I want to live in a small home with a yard with her. Can I buy a house with a bankruptcy? Will my bankruptcy damage her finances and credit if we marry? Should I even be filing bankruptcy? What are my options?

Bourbon…from 3 years ago in the depths of the pandemic Vs. a new rye mash, contract distilled at Willett, from Jack Rose.
Why? Well first off, I have my hands on one of the first ever Premier Drams releases. Prestige Ledroit has a long relationship with Willett, and a rather immediate relationship with Bill Thomas owner of Jack Rose and notable champion of American whiskey broadly, dusty whiskey generally, and Willett quite specifically long before it broke big (Iron Glove, Velvet Fist, among many others. I would highlight Trinidad Sour as a recent quintessential release).
I’ve thought to call these “Billett” because they were contract distilled at Willett (using a variety of mash bills) but aged (in this case for 7 years) at castle and key in the famed Warehouse B. This is a very long very old (est. 1912) rickhouse notable for- quoting Pablo Moix, imparting a flavor to whiskey that you will either “love or hate.” That is to say it’s distinctive. It’s a tea note, a raisin quality, a sweetness. All while dropping proof. Something that RIO Rare character releases and the early Premier Character releases have in common is this precise ware (Rick?) house.

FIRST: RIO-215 RARE CHARACTER:

Mashbill 75% corn 25% rye 4 % malted barley t8ke in his original tasting notes specifies (italicized to emphasize the following is quoted and not from me)
“Year: 2022
Info: Distilled 5/2016, Bottled 1/2022, 75/21/4 Mashbill, 56.76% ABV
Additional Info: Distilled at MGP and aged fully at Castle & Key’s Warehouse B, this barrel matured completely in the stone E.H.Taylor warehouses on the property. Dumped, and bottled at cask strength after 5 years and 8 months of aging. This artwork is my vision of art being created, even while locked away deep in stone. If you’ve ever toured Warehouse B/C at Castle & Key, you know that this warehouse goes on for ever. It’s the longest warehouse still standing and holds more than 50,000 barrels. When the lights aren’t all on, the corridor just disappears into blackness. The dark, dank air can feel crushing. It’s an incredibly cool experience.
Notes: Pure apple pie, brown butter, toffee, honey and cream. Light cola on the back palate, a pleasant oak saturation from nose to finish. Pralines, roasted almonds, a hint of clove and cinnamon, and a long, maple finish.”
Now t8ke is a palate more than respected but the power of suggestion would invite my consideration on the NOSE of an English breakfast tea poured alongside a beautiful almond croissant.
PALATE Coating, agreed on the above nutty and baking spice notes but would say cinnamon rain. And a long, sensual
FINISH incorporating the earlier oak saturation and adding a bit of loam and bright minerality to what the master saw in his own creation.

SECOND: PREMIER DRAMS AMERICAN WHISKEY

Premier Drams is a once a year whiskey tasting held in the labyrinthian spaces of Jack Rose and the Imperial in Washington, DC, an interconnected warren of rooftop, ground level, and basement bars that collectively amount to 6 or seven distinct drinking spaces with different decor and feel. It is heaven, and I suggest you go if you can. Many of the people directly responsible for distilling or bottling most of what is good in American Whiskey go and bring along special stuff to pour (Single Cask Nation, A. Smith Bowman, Willett, etc.). Recently, a permanent bottle shop opened in the Imperial and that too is called Premier Drams and carries a curated selection of Jack Rose barrel picks along with some interesting whiskeys from every category. It is a bright and happy little place for the serious whiskey nerd and a non threatening place for the whiskey novice since staff are quite knowledgeable and helpful. Now Premier Drams is also lending its name to this brand of independent bottlings. So you could conceivably go to Premier Drams (the bottle shop) during Premier Drams (the event, unsually in the fall) and buy Premier Drams (bottles) and then finally pour said drams (minimum 2, since less than that would just be Premier Dram and you would have to be corporally disciplined for your unnecessary temperance and lack of commitment to a bit) and find them to be enjoyable and premier.
Turning to this American whiskey it appears to be so designated because it is a rye that aged in reused cooperage. I apologize, dear reader, that this only has the force of rumor and I cannot at this time tell you which cooperage. However, I know Mr. Thomas loves Hoffmeister but this could be any reused cooperage. That said- we have a Willett Rye contract distilled for Bill Thomas and aged at Castle and Key Warehouse B- this is (from the label) JACK ROSE DC selection Cask # 20421 Distilled 2016 and Bottled in 2024 at 102.2 proof (51.1%). It is one of 248 bottles in REFILL cooperage from Warehouse B Est. 1912 (interesting they put the construction date of the warehouse on there) where it aged in a rick on the SECOND FLOOR and was made using a Rye Mash. Distilled in Bardstown, Kentucky. Bottled by Castle & Key Distillery, Frankfort, KY. The website PremierDrams.com is listed on the bottle "to learn more aout this bottle, or other Premier Drams releases, please visit..." but bemusingly this takes me to a godaddy landing page (uh oh).
Mashbill is not specified on the bottle, but presumably it is the high rye mash from Willett (74% rye, 11% corn, 15% malted barley) unless its the low rye (51% rye, 34% corn, 15% malted barley). It doesn't have the "feel" of the latter to me but I'll edit if I learn more in the future (i.e. was there a custom mashbill as part of the contract distilling.)
NOSE distinctive insane powdered Lipton tea with lemon note. Elegant- bright, perfect for summer. What in the bourbon from rare character had a richness, here there is sunshine. Fresh cut green stems of honeysuckle perhaps.
PALATE Gorgeous, coating mouthfeel but not viscous. Nice integration of that bright iced tea nose into a refreshing, sharp, citrusy and floral and slightly tannic but juicy palate. Oranges dance in the breeze.
FINISH Medium to long and my my god you are in seersucker, sipping a gorgeous iced tea while watching one of the triple crown races. In my case it’s the Preakness, and that tea note has come back. It is striking in a rye, sweet and raisin-y in the complementing bourbon. The baking spices and lingering tobacco hum along in the background as you hum to yourself.
Both of these are lovely. At the time this bourbon was 80 bucks. The artwork is beautiful. It captured a dark moment in America but an inflection point for bourbon. The Premier Drams rye has a classic, almost retro feel to the artwork, and the bottle tries to tell you as much as is legally possible about the liquid inside. Kudos to the company for the commitment to transparency. I know comparing a Rye to a Bourbon is a bit odd but it really speaks to the assertiveness of Castle and Key Warehouse B in imparting a distinctive flavor profile to whiskeys aged there regardless of mash or brand (I believe Wild Turkey rents some space in this place as well and may have keep Masters Keep 2017 barrels there).
Premier Drams is a new brand I think no one knows what to make of. It can’t trade off of Willett per se- or Bill Thomas’ very experienced palate- but I will say this: cask strength single barrels of unique and assertive quality have defined my early tasting (of about 7-10 offerings). They are distinctive, in that they are unlike most of what I have ever tasted before, but then that makes them somewhat unique and difficult to invite comparison. Sorry that I had to reach to a rather obscure Rare Character to find that comparator- but they have all been objectively good. I think the internet reviewer landscape will find itself divided into camps on these
I’d guide my dear readers on this- my first ever review but far from my first dram- to their wheated mash bill offerings and any of their ryes. This particular whiskey will prove elusive, but worth it if you can get it (in the 2-3 hundo range). I believe Seelbach's has two offerings (neither of which are reviewed here). I'll be interested to see how other's review it, but these initial rye barrels are striking for that sweet iced tea note which renders

Hi Folks,
I read through yesterday's discussion about why McArthur Mall is going to take years to be re-developed, and I wanted to offer my insight here, so people can be better aware of what exactly the situation with MacArthur Mall is, and why it has been such a struggle to have it re-developed.
Norfolk (Through the NRHA) Owns the Land Underneath the Mall
What many people don't realize, is that the City of Norfolk (through the NRHA) actually owns the dirt underneath the Mall.
Before the City bought the Mall, The NRHA (Norfolk Redevelopment and Housing Authority) leased the land to the Mall developer over a very long time, and the mall developer paid the NRHA rent, and pay taxes based on the value of the Mall building. So when the City "bought" MacArthur, it only purchased the building, since it already owned the land.
Why Did the City Do this?
From the City's perspective, having control as Landlord over this land enables the City/NRHA to have complete control over what gets built there. Say you want a mall built, well- there you have it! From the City's perspective, this also ensures that developers do not do something like, turn an empty lot into a parking lot, or something like that.
The NRHA / the City of Norfolk also owns the land underneath Waterside, Harbor Park, and of course all of the many parking garages downtown, as well as St. Paul's, Tidewater Gardens, etc., which probably accounts for about 40% of all of Downtown commercial space.
So What Exactly Did the New Announcement Mean?
What the new MacArthur Announcement was was essentially an "RFP" (Request for Proposal). The City will entertain proposals from other developers to build the City's vision for the new MacArthur space.
Why Will it Take So Long to be Redeveloped?
As you can imagine, it is a huge business risk for a developer to take on a big project such as that. Construction costs, but also the costs to get approvals, meet zoning requirements, etc. can really run up the costs for developers, but at the end of the day, Developers make money based on the value of the land they buy and the buildings they build.
In this case, however, the developer would only own the building. It would not be able to own the land underneath it, which can be a huge source of wealth (as any wealthy homeowner can attest).
Further, since the City owns the land, it has complete control over what is being built on it, which means that the developer cannot build something that would meet current and future market demands. Why does the hotel have to be military-themed? Why can't it just be an Omni? Why does the City want to keep the huge empty parking garages in place? Because the City said so, even though those requirements don't make any sense from a developer's perspective. The developer has to take a huge financial risk to build something dictated by an entity that has other motives than building a commercially feasible development.
It will take a long time for a Developer to have the cash and take the risk to build what the City requires. We are probably going to have to wait for lower interest rates for that to happen, which won't happen for years.
The scuttlebutt around the developer circles is that it would make more sense for the city to let a developer buy the land and the mall building, knock down the mall, and re-build a new, urban downtown core (think Town Center in Virginia Beach).
Except, Town Center took 20 years to get where it is today. That's too long of a time for our City's politicians to allow. It's politically safer for them to put out a pretty picture and an RFP just in time for the State of the City address, with no timeline or plan for actually constructing it.
And this issue gets repeated over and over with City-owned developments. Waterside is a perfect example. The City is going to do the same thing with Waterside when it goes under in a couple of years, and it will take a decade for a new developer to come in and re-build Waterside III, when there is no market demand for a Waterside III anymore.
And so, we come to what is Norfolk's biggest issue (as far as Downtown is concerned): the vision for building new and cool stuff is there, but underlying structural issues exist that inhibit that vision from actually being followed though. Neither Mayor Kenny, nor anyone else on City Council, has the political will to change these underlying structural issues and create a better built environment for our City.

Hey everyone,
I (27M) lost my father (60M) in 2022. He left behind my mom (56F), my older disabled brother (30M), and younger twins (21M). I need to get this off my chest and also try to find people who have gone through similar experiences to chat about how they navigated through it all.
When my father died, I couldn't even grieve properly. At the hospital, I was already thinking about how life would change. My mom is a stay-at-home mom because my older brother was born prematurely (at 5 months), and taking care of him has always been hard work. My younger brothers were 19 and had just started college.
At that time, I was living with my partner. My dad left no inheritance, no money, nothing—just his small business. I never planned to continue the business because I have a career in tech and consider it quite successful, but my mom tried to keep it going. She started working there right after he passed, and it was incredibly hard financially to keep things afloat. Eventually, the business went broke.
Before it went under, I decided to rent a house and have everyone live together. My partner didn't agree with this decision, and we broke up. When the business finally failed, I had already helped it financially many times and ended up in debt. I was depressed, broke, alone, and carrying a huge responsibility.
Somehow, I managed to land the highest-paying job I've ever had, and now we are in a comfortable situation financially. But I was deeply depressed and had a lot on my mind.
Has anyone else experienced something like this? How did you cope with the responsibility and the emotional toll? I'd really appreciate hearing your stories and advice.

More than 5 years ago I was about to fly second time to Germany and this Diwena guy asked me if I have Euros I said yes as an honest citizen that thinks he did not broke any law, he said you cannot take them with you, and treated me like a criminal basically and gathered his colleagues and confiscated my money (was more than 1000 euros, I was a student intern) , I was about to pay rent from that money, they made me sign some paper "ma7dher" and was about to miss my plane and they put. "مشتبه به" next to my name and the diwena guy was smiling and happy.
The same diwena guy took me to airplane hurrying like somehow they wanted to get rid of me, he knew I don't have a single cent but the son of bitch knew that by getting me in the airplane would be less trouble for him.
I decided that I need to fly because I have work in Germany and will fight another day,.
I store some food that they gave us in the airplane in my bag, and when leaving the airport some Tunisian guy knew what happened and gave me 50 euros. never forgot his name.

My family was an average income family and they couldn't help me so they watched me suffering through that days to save the money to pay the bills

So I'm just a lowly solo player, who hardly ever plays with friends and the few times I've introduced new friends to SC in the past, they've always been left disappointed with the experience and been frustrated with all the jankyness and bugs that hampered our play, and didn't return to the game... that was until today...
Convinced 4 friends to give the game a try as it was Invictus week and the free fly was available. Shared my account with all of them so they could pre-load the 100+GB download, and then 22:00 this evening, BAM, we all got together on a server and started our adventure:
2 of the friends have played SC before and are on the fence, 1 friend had played it previously and wasn't impressed, and 1 had never played the game before.
Unfortunately our newbie went to Microtech to do the tutorial, while the rest of the team went to Area18 to check out the expo... Doh! Well the 4 of us got all kitted out, while talking the newbie how to quantum ALL THE WAY through to Area18... considering this was his very first time, the fact that he managed to get all the way to Area18, land at Riker space station, all without crashing his ship was really impressive! He earned his pilots license in record time.
Right, go see the Polaris... EPIC, rent some ships... must get the Ursa Medivac for our mobile spawn point! Done... let's go on a mission! Simple bunker mission clearance? Let's move!
We all bundled into my constellation, landed down on Wala, and proceeded to the bunker. We cleared it fairly easily, and were eager for a new challenge! So we accepted the Xenothreat intel raid mission, shared it amongst the group and headed out! Argh... just before: Coming up the elevator from the first bunker mission, I walked backwards to make some space for the group, and ended up (what I thought), clipping through the floor and falling to my death! Dead, back at Area18, as we hadn't brought the Ursa medivac with us! Actually turns out I DIDN'T clip through the floor, but walked off the edge of the lift platform (there is even a sign on the floor saying "watch your step"), but seriously who designs a lift like this?? Where is health & safety when you need them? The team said "We'll wait for you, quickly get back"... but little did they know, there is no "quick" in star citizen... especially resurrecting back at your home location re-prepping and getting back into the action. This was going to take some time: "No, you guys go on ahead, I'll catch up!".
So the team went on ahead to Crusader (Daymar I think), while spawned back at Area18 (after a few game restarts as I was in Zombie mode i.e. coming back alive but in a death state). I got prepped, ready, got a new constellation (Andromeda) and proceeded to a local moon to get our mobile spawn point (Ursa) loaded. Quantumed through and met the team on the surface of Daymar... ready to breech the bunker:
"OK, let's go boys!" "I'm dying of thirst" "Just get a coke or something... we don't have time for this" "No, in the game, seriously... I'm dying of thirst" "Does anyone have a drink on them??" "How do I take my helmet off?" "Argh!" "Just go on the medbed for the Ursa... it'll get rid of your thirst" "Oh nice... that worked... ok ready!" "There's a storm here, we're icing up!" "Get into the bunker!" Down the elevator shaft we went, the 5 of us, prepped and ready, checking our weapons, about to enter the fray "Contacts!" "Ok, push forward guys, I'm reloading!" I rushed into the connie to try take off, but as I began to lift off, the connie exploded... phew, only soft death... I can still get out of here... argh, have to jump through these flames... I made it. Ok, our second connie is still alive, shields are still up... quick, get to it! I jump in the connie, take off... try to shoot down the turrets, can't do it, my shields are failing too quickly... need to get out of range of those turrets! "Where you going, don't leave us down here!", "I'm nearby, just 4km away... you need to get to me!". The rest of the team hopped into the Ursa rover and began making their way to the connie. "Argh, there are SO many rocks here... I keep hitting them!"... "Oh no, I'm stuck on a rock... I can't move!". "Forget the Ursa, just get out and make a run for it, I'll take off and come closer to you!". I take off and carefully make my to the ursa where the team is, all while taking on turret fire from the base. I manage to land just behind a ridge line that was providing some cover from the incoming fire. "Ok, you guys are going to have to make a run for it!". The rest of the team manages to get onto the connie's cargo bay... I start to retract it, but it's PAINFULLY slow (maybe due to damage?). One of our team members has a tier 2 injury on her arm and legs... she can only limp, she's not going to make it! We don't leave anyone behind... I take off, maneover right next to her, and land hard on the deck with exterior bays extended... enemy fire incoming. "Get in, get in!". "She's in!" I point heavenwards, full throttle... engage NAV mode, hit the afterburners... we made it!
We then cheered our friend on as she limped her way all the way from the Seraphim station landing pad, through to the med center, and healed her injuries (we joked it would have been faster to kill her, drag her body to the medbed, then res her and get her healed via the bed!) Changed all our regen locations to Seraphim and decided to logoff... it was 2am... what an adventure!
Right as we were logging off, we had a "Server error..." message appear on all our screens. I had never experienced a server recovery before. It worked brilliantly! Was only around 90-120 seconds of downtime, and we came right back into the game, as if nothing had happened, what an absolute joy and pleasure!
The game is still super buggy and janky... some desync (although much improved), weapons not firing, items getting stuck in hands rendering you useless... taking damage in elevators as we bashed into each other etc. But my, if it wasn't one of the greatest gaming experiences any of us had ever had...
As frustrating as some of the bugs were, we found that due to the systemic nature of everything... there was often some kind of creative solution to get us out of every buggy situation (helps massively having friends... sometimes when solo you're just stuck...)
If the love for SC can be rekindled with this oldie player (Citizen #1124!), then the future of this game is very bright indeed!
2am... time for bed...

Hey all, planning a trip to NZ towards the end of this year, was wondering what's the most efficient way to get around the city centre? I'll land pretty late and was thinking of picking up a rental car the next day around downtown Auckland.
Can I get by without a car in downtown Auckland and maybe only rent for a few days when I plan to venture out of the city?
