2024.05.18 14:14 jupitershin_ moving into my boyfriend’s rented apartment and renting out my condo - reasonable?

my partner and I (27 M + F) have started broaching the topic of moving in together.
i own a 2 bed/2 bath condo in vancouver and live with a roommate who is planning to move in september. i have a 1.8% fixed interest rate locked until Jan 2026 and around $280k left on my mortgage ($1200 mortgage payment/month plus $400 in strata fees). my partner rents a 2 bed/2 bath apartment 15 minutes from me with a roommate, their combined rent is around $3,800/month.
we are at a bit of a stalemate in terms of who should be moving in with who. i’m curious what the most fiscally responsible choice is, and admit my emotional attachment to the condo is muddying any rational decision making.
i would like for my boyfriend to move in come september. my current roommate contributes around $750 a month in rent (way below market value in our city) and i would expect my partner to contribute a similar amount. my boyfriend believes i should move into his shared apartment with his roommate, contribute 1/3 of their rent, and rent out my condo for $3k a month to drive down the principal before i remortgage (i think payments are likely to increase by $500-600 monthly by jan 2026 given current interest rates, still a manageable increase for me).
other reasons he is hesitant to move in with me: he would have to sell his car as it does not fit in my underground parkade. street parking is free and readily available, but not as secure for him. he also currently lives a 1 minute walk away from his very high stress job; if he moved in with me this would translate to a 25 minute walk or a 5 min drive + downtown parking costs. (i do not own a car and can walk to work with ease from both of our places).
do either of these living arrangements make sense for us? should i put a pause on moving in together for now and look for an entirely new person to replace my current roommate? my boyfriend and i have plans to leave vancouver in around 2 years to trial living elsewhere in canada/abroad once we finish up some professional qualifications, so i would eventually need to secure renters. for whatever reason i still feel highly stressed thinking about strangers living in my house while I still reside in the city and don’t want to contribute to the greedy landlord epidemic. thoughts?

Buy FFIE premarket or at open?
Title. I'm not going to use what you tell me as investment advice, but I think we should have a more conclusive plan than we currently do.
I'm not sure if we can expect the price to rocket or fall at open, but I read that options should have to be settled from last week. I just think we might get short ladder tricked again right after open, which would actually mean very cheap buys for us.
Let's try to get some opinions going. I've included current short shares available as of right now

2024.05.18 14:10 Money-Quantity-1845 How to identify the skills that will make you a millionaire

This is geared towards deciding what kind of service/consulting business you can start, or course you could create and sell. But also works for figuring out what kind of higher-paying job you can get, product-based business, etc.
PHASE 1: IDENTIFY
Take 30 minutes today, and 30 minutes tomorrow. Actually invest this time, over two separate days. It works 1000% better that way.
Write down as many answers as you can to the following questions:
1) What tasks are you good at?
(e.g. running, fixing cars, making girls laugh, brewing good coffee)
2) What skills have you learned well?
(e.g. programming, writing viral tweets, a sport)
3) What challenges have you overcome in life?
(e.g. fixed a stutter, overcome a phobia of X, dug yourself out of debt, lost 50 lbs)
4) In jobs you've had, what tasks did you do well at? Especially if you became the "go-to" guy when anyone needed this?
(e.g. calming down mad customers, creating excel spreadsheets, selling)
5) What's easy for you, that's hard for other people?
(finding great photo ops, getting girls' numbers, picking winning stocks)
Keep going until you get a MINIMUM of 30 things. 50 is better. If you don't have at least 30, think harder, and/or start asking friends what you're good at (this is a good thing to do anyway)
Once you have done that:
6) Find at least two friends and family who have known you for years. Ask them: "What have you noticed I am good at?" Ask them in a way that they can take time to give a thoughtful and thorough response (over text works well, since then you have a written record.) If they need prompting, help them with questions like:
This will give you many good additions to your list, which you would never have thought of on your own.
PHASE 2: CLASSIFY
Get a sheet of blank paper, divide it into 4 quadrants. Along the top, write "FEW <-> MANY". On the side, write "LOW <-> HIGH" (but write it sideways).
Take every single item you came up with in Phase 1, and classify it in two ways:
1) FEW vs MANY - How many people does this appeal to?
(e.g. Few: tuning your race car, advanced mathematics.
Many: get a raise at work, get more dates (for guys), find a great guy and keep him (for gals))
2) LOW vs HIGH price - what are people willing to PAY for this?
(e.g. Low: folding clothes, digging dirt, posting comments on twitter, how to throw a baseball
High: Writing advertisements that sell, finally getting in shape after failing at it for 20 years, launching a new high-paying career)
Write each into one of the 4 quadrants on your sheet of paper. If you're not sure, just guess - sort through them quickly, your first impression is fine.
PHASE 3: SORT
The sweet spot is MANY and HIGH PRICE. If you can solve a problem that many people have, and they're willing to pay an arm and a leg for, and you can actually solve that problem for people - that's the easiest to monetize.
For FEW and LOW price - forget about those.
In fact, forget about most LOW price - No one's going to give you stacks of cash for your high-end agency or course for repairing holes in socks.
The exception is something that is you feel you can serve to MANY people, at a profit. You come up with a unique product that you can sell worldwide through Walmart, for example.
Your best bets will probably be on the HIGH end. The more people who want it, the better.
PHASE 4: FILTER
Make a spreadsheet (or write it on paper) with your ideas in the first column, and then five more columns with these labels:
Evaluate your ideas on a scale of 1 to 5 for each of these facets:
  1. NEED. Is this something people desperately need? The more it is a "need" rather than a "want", people are more likely to pay for it.
    [5 = desperately need, 1 = completely optional]
  2. ENTRY. How easy is it for a competitor to clone your business, and compete with you? Barriers can include copyright/IP law protections, unique reputation or brand, ingrained habits of the market, etc.
[5 = difficult to clone and compete, 1 = no barrier to competing]
  3. CONTROL: Do you have control over the product or service being sold, your pricing, etc.? Or is it controlled by some other entity (e.g. with affiliate marketing)?
[5 = you have full control over every aspect of the business, 1 = some other entity has full control]
  4. SCALE: If it becomes profitable, can you ramp up sales (and profit) by a factor of 10? 100? 1,000? What is the MAXIMUM monthly profit this may grow to?
AND: how easily can it ramp up to that limit?
Do you have to hire, train and retain expensive employees to scale it?
Or can you use automation to scale up without effort?
A food cart on a street corner has a low upper limit to its profit. A nationwide restaurant chain can scale that 1000x, but that will cost a lot of money and time. In contrast, a SaaS computer program can quickly scale up worldwide, maybe even without having to bother hiring any employees at all.
[5 = scale to the moon easily, 1 = cannot scale high or will be difficult/expensive to scale]
  5. TIMING - How much of YOUR time is required for the day-to-day operation? At the beginning, of course you will be fully involved. But is there at least a potential path to where it can continue to earn money without requiring a lot of your time?
[5 = you can eventually drop off the grid for a month and it continues printing money, 1 = it only ever earns money while you are giving it your full attention]
Once you have ranked your ideas on these dimensions, select one you feel you can be successful with. An idea that is all 5's is likely to be much better than an idea that is all 1's, but in the end go with your gut.
PHASE 5: EXECUTE
Test it. Create an idea for how to make money on it - whether that's building a business around it (ideally), or getting a job/side hustle - and put that plan into action.
It'll either work or it won't. You'll either make $ or you won't. If not, asking people for feedback in this room. You may need to pick a different idea. Maybe the idea's great, and you need to execute differently.
But keep going, learn from your experiences, and NEVER GIVE UP. There is no failure, you either learn or succeed. The only possible failure is doing nothing and letting time pass by unused.
PRODUCTIVITY WHILE COOLING OFF.
A productive activity that takes very little effort is reading through the money room and spend a good amount of time going through it.
You’ll see how hundreds of guys are making real life building money. Go through them all, and find 5 that appeal to you, and the telegram username of who’s making money that way.
You should be able to answer basic questions. How much do they make monthly from that income source? How long did it take to make that income? How long did it take to get their first payday from that income source? Did they have any prior skills that were required to be able to start that income source? Etc.

Swiss chard gratin
Here is a vegetarian recipe for a Swiss chard gratin. It's delicious with the sour cream, garlic, and melted Emmental cheese that gratin this dish. It's perfect for getting the whole family to eat Swiss chard.
_____________ INGREDIENTS _______________
● Swiss chard: 1 bunch ● Eggs: 2 ● Cornstarch: 2 tablespoons ● Milk: 1/4 cup ● Heavy cream: 1 container ● Butter: 20g ● Garlic: 4 cloves ● Grated Emmental cheese ● Nutmeg ● 3 pinches of salt ● Pepper
___________PREPARATION___________
  1. Wash the Swiss chard, remove the stems but keep the leaves. Cut into pieces, removing any tough fibers.
  2. Cook the Swiss chard stems in salted water for 10 minutes, then drain. Cook the leaves separately in salted water for 5 minutes.
  3. Drain the leaves. In a frying pan, melt 20g of butter, then add the chopped garlic and Swiss chard leaves.
  4. In a gratin dish, place the cooked Swiss chard stems, then layer the leaves on top. Pour the mixture of milk, eggs, cornstarch, salt, heavy cream, nutmeg, and pepper over the chard. Sprinkle with the remaining grated Emmental cheese (50g).
  5. Finally, bake in a preheated oven at 200°C (thermostat 6-7) for 35 minutes.
I hope you enjoy your Swiss chard gratin!

2024.05.18 14:02 ZealousidealSide1144 Passed! :) : Cheap and lazy girl’s study methods

Hi guys! I promised myself that I would make a post if I passed. There are so many wonderful posts on this subreddit and my study methods were honestly horrible, but I hope that I can provide some hope for people with similar scores or laziness.
Background: Average student, very slow reader, pretty good memory sometimes, awful memory at other times, finished my rotations, finished EBM, 5 day dedicated.
Scores:
UWorld: 6x%, I’m sorry I forgot 😣, 22% completed.
NBME 29 (3/23, 3 weeks out) – 68
NBME 30 (3/31, 2 weeks out) - 67
New Free 120 (2024) (4/9, 3 days out) – 73
Step 1 (4/12) - Pass
Helpful Resource Summary:
**NBMES** Try to do all of them, I’m pretty certain I saw almost exact repeats. I’ve heard that there are offline ones but I only did 2 , and bought the online ones for both. If you have limited time, do 29-31, free 120 (2021), and free 120 (2024).
nbme high yield images (you’ll find it immediately after googling)
The 100 anatomy concepts pdf (I read about 20-30 pages, should have read the rest too). A quick google will bring this up as well!
UWorld: I personally think that going through it system wise for about half the questions in each system and then a couple of timed randoms would be more than enough. However, you can read the mess of what I actually did below.
Pathoma 1-3 (I only read 1-3 but all of it probably would have helped too!)
Dirty medicine (I used it for biochem!)
FA: A great reference book but don’t read it cover to cover! Use it as a reference. The rapid review section is pretty good as well.
Timeline (Story Time):
I started preparing for Step 1 by getting a 6-month UWorld subscription that was partially paid for by my school. In retrospect, I should have gotten the 3-month subscription or something because I activated it then didn’t use it at all for like 4 months.
I did about exactly 2% of UWorld in 4 months.. haha.
About 2 months out I started changing from doing random blocks to system blocks. I think this worked better for me because similar concepts were reinforced and studying felt less overwhelming. I am a very slow reader because I read the full answer obsessively even for questions I got right. I tried to fix this later on by reading only the educational objective for the ones I got right, and reading only the highlights in the main explanation and trying to skim the incorrect options. I then skip the educational objective because it is covered in the answer I just pretty much read entirely.
1 month out I had only finished all of psychiatry (I have weird priorities), half of cardiology and a little bit of renal. I took 1 block of the UWSA2 and got a 47% 😨. I almost fainted and immediately closed the rest of the exam and came to reddit to read about UWSA 2. I read about someone who got a 50% on UWSA2 and passed, and the general consensus that UWSA is not predictive anymore.
*Tip: Get the UWorld without self-assessments and spend money on online nbmes instead. UWSAs are not very similar to the exam and should only be done if you’ve done everything else or have no access to other self-assessments.
After hopping on reddit, I regained some confidence, and tried to do about 2 UWorld blocks per day by system. What I actually managed was about 1 to 1.5 blocks per day. I worked through mostly renal and gastrointestinal systems, which were systems that I was weak in according to previous random blocks and the 1 block of UWSA 2 that I did.
3 weeks out:
I did my first NBME and scored a 68%. I was relieved! I think the score difference was mostly due to uwsa2 being too hard. I tried to do more UWorld blocks but ultimately gave up on UWorld because I was taking a lot of time with reviewing nbme questions and content review. I used FA and dirty medicine (for biochemistry) to do content review on topics related to questions I encountered on the nbmes and random stuff that I felt like I should know.
2 weeks out: I took NBME 30 (67%) and my scored dropped from 29 which was discouraging but still a pretty good score. I kept reviewing all my nbme questions, reading literally the WHOLE explanation and reviewing topics from FA. Around this time, I started panicking, realizing that I‘m probably not going to get to do nbme 31 and I badly wanted to reschedule. However, rescheduling at this time would be really expensive (mostly this reason) and also mess up my schedule for other things.
5 days out:
I started my dedicated, which started with continuing to review nbme 30 and reviewing topics. I also read about 20-30 pages of the 100 anatomy concepts pdf.
3 days out:
I took the free120 (73%). I reviewed answers from the free120 along with FA and dirty med videos. I did not have time to do free120 2021 so I studied the answers. (I managed to finish about 30%?, I really regret this, at least go over all the answers for both free 120s and nbmes 29-31).
1 day out:
I studied intensely on my last day. I read pathoma 1-3 and watched a few of the videos (for the first time). I also read about half of FA rapid review in a panic. I then tried to read nbme highyield images but only finished about 30%. However, I went to sleep at about midnight and had a decent night’s sleep, which I think is important.
Test day:
Plan when you’ll take your breaks ahead of time. Read the tutorial and understand it completely when you do the free120 then skip it on the real day.
I had a small breakfast and did not pack any snacks only water for the real thing because I’m usually not hungry during tests.
I did 3 blocks one after the other to get a lot done while you still have energy then I took a bathroom break. I did another block then had lunch. During lunch, I looked through some more nbme high yield images and a bunch of questions that appeared on previous blocks. After lunch I did 2 blocks together -> bathroom -> last block.
I felt like I was guessing a lot. I tried to mark my guesses but it became too discouraging so I didn’t mark them anymore.
**Tips: Take a bathroom break, even if you don’t think you need it. You are smarter when your bladder is empty. Time was a problem for me even though it wasn’t during practice tests. I’m pretty sure this is because I stressed over unimportant information from anxiety. I finished some blocks with 30 seconds left and had to rapidly answer some of the last questions. Thank god I didn’t have to do any blind guesses. In later blocks, I told myself to be focused but remember that you don’t have a lot of time. Especially for audio questions, don’t let yourself sit there listening to it for 5 minutes.
After the exam I didn’t feel particularly good or bad. I felt like I passed deep down despite the abysmal amount of guesses.
Waiting for results:
I was part of the group that had to wait for a month. Scrolling on reddit had me convinced I failed because of all the passing scores with a fail posts that were showing up then. Thankfully, I was distracted by school for the last 2 weeks. I repeat what others have said, DON’T scroll reddit while you are waiting for results.
Results:
I passed!😍
I received my results and was so relieved that the awful wait was finally over! To be honest, some time over the past 2 weeks I had convinced myself that I would probably pass again so I was relieved but not really overjoyed, haha.
Unpopular Opinion:
The wait was really stressful especially because I realized a 196 is closer to a 65%? I see posts that are most likely real from people scoring about 60-63% who failed by an extremely small margin. Even after my pass, I encourage you to wait until you are scoring over at least 65% before you take your exam if you are not extremely pressed for time. However, if you really don’t have any options, know that it is definitely possible to pass with a score in the low 60s and to go for it! I hope you all pass and can continue enjoying your life as soon as possible! ✨✨ Feel free to ask me anything. :)

2024.05.18 13:51 Dr_Death_Defy99 Boomer at the thrift store

I used to work at a thrift store that had senior discount day, so I dealt with my fair share of boomers. One time I was the main cashier and my backup cashier was at the other register counting his drawer with my manager because he was going home for the day. The line started with 2-3 people but then another 4-5 hopped in line at almost the exact same time. At this point I can't call a backup cashier because it's shift change and the drawer obviously has to be counted before a new cashier can hop on that register.
So this boomer guy is about the 4th or 5th person in line and he walks past everyone and goes up to the other register and sets his stuff down where the cashier is very obviously counting his money with the manager behind him. He says "Well aren't you going to check me out??" and the manager explains to him that this register isn't open at the moment so he huffs and goes back to his place in line. Fast forward a few minutes and he's the 3rd person in line. The new cashier arrives and says "I can help whoever is next in line" and the lady who was next goes over. This guy throws a FIT. He starts yelling at the manager "YOU JUST TOLD ME THAT LINE WAS CLOSED NOW IT'S OPEN AND SHE GETS TO GO?? THIS SHIT IS RIDICULOUS" etc etc and my manager (a middle aged black woman) tries to explain to him why it wasn't open but he just keeps interrupting her.
He yells for so long that he holds up the line because he's too busy throwing a fit to realize he's next in line and I'm standing there waiting for him to put his stuff down. Finally he just says "Just shut the fuck up" to my manager and literally slams his stuff on the counter on top of all the hangers I was in the process of moving out of the way. So I scan his stuff and he's telling me "You people are all liars I hate this dirtball place this is why I never come on this side of town I'm never coming back here" and so I just replied "Ok cool. Please don't." That pissed him off even more so he grabs his stuff and flings hangers all over the floor in the process and storms out.
I have plenty of these stories and I wasn't going to let anyone talk to me like that when I'm making minimum wage so I always talked back to them and put them in their place lol

2024.05.18 13:41 Mysterious-Impact-32 Stalled labor OP baby

I’m 40+6 today and this is my second baby. I’m going insane.
On Wednesday late afternoon I started with cramps that turned into mild contractions that were coming every 15-20 minutes or so. This went on all night but never really progressed and the contractions were only very mildly painful.
I went in for a NST Thursday and baby was fine but nurse confirmed I was in early labor. Midwife said I was 3cm, 70%. She asked if I wanted some pitocin to get things going expecting it to be pretty quick and easy since it’s my second and I’m already at 3. I said yes because I’m honestly so uncomfortable and over being pregnant. I was on pitocin for 7.5 hours with absolutely 0 progress. Contractions were consistent but never very painful. Nurse and midwife determined baby is OP and might be having a hard time entering pelvis as she only went from -3 to -2. I did two hours of spinning baby exercises with the nurse and we both felt like it worked but obviously I can’t be certain. I came home.
I figured labor would start up again on its own but so far it hasn’t. I go back Sunday night for another induction as I’ll be 41 weeks. I am terrified the induction will fail again and I will need a c section.
I was induced with my first and it took forever because I was 0cm, 0% effaced but once they got me soft and the foley bulb came out the pitocin worked wonderfully and I pushed her out in 15 minutes.
I’m hoping someone has a similar story and it was successful or has literally any hope to offer. Or advice. I’ve been doing the spinning babies exercises at home and I’m going to walk a lot today. I have refused to relax basically for fear of baby turning back so I won’t recline and only got on my couch on my left side. I feel desperate and crazy.
