Hi everyone, I have been renting for years, I am 31 and have a goal to buy property in Manchester within the next year. I am single, live alone on a single income and good credit score, and for a long time I always thought I would buy a flat especially with all these new flats sprouting like mushrooms all over the city centre with pools, gyms etc... However, have been following this thread for ages, the majority seem to favour a house due to flats being leasehold, service charges and ground rents increasing, having to buy parking etc...
I currently live in a one bed flat in city centre where I live in one of those buy to rent places with gym etc. for 1140 a month, and pay NCP to park my car which used to be 100 a month when I first moved it, but has increased to 200 a month... so £1340 a month. Impossible to find another rental as 30+ people at viewings so I want to buy. I had put it off because of my job needing me to move every few months, but this is not the case now as I found a new stable job in Manchester.
I have been on rightmove looking at both houses and flats to see what is out there, however am not familiar with the areas outside of the city centre if I were to buy a house. I have a deposit and help from parents, so my budget would be in the region of 350k according to the online calculators. Most of my friends have bought houses in areas like cheadle, prestwich, middleton, chorlton, sale etc.. Only one colleague has bought a flat in Spinningfields and also Deansgate as she likes city centre living.
I have lived in rental flats in city centres of various big cities for my whole adult life, but a house seems attractive in terms of size, parking, no service and ground rent, and also easier to have pets. Burglary and safety always kind of put me off houses though, so am unsure between a flat and house as a single women. I also prefer urban or near urban where other young people like me live rather than rural/countryside.
For those who bought houses or flats in Manchester, do you have any advice on how to go about this and some nice areas in my price range if I were to buy a house and live alone?
Also, is buying one of the million flats in city centre a good option or a bad idea?
Also how long does it usually take? I start a new job at the start of June so I know it might take time to prove income for a mortgage. My rental contract ends end of July, so I can extend it by 6 months or a year to give me time. The rental market is insane so finding a new cheaper place with parking for just a year will probably end in failure.
Any advice would be much appreciated.

My dad made me sure when i started studying for the SAT that I’ll be studying in the US. However, right now he refuses to let me go. First of all I got 9 acceptance from the US unis tho they are not highly ranked but I think it is worth it. I even paid for the deposit to USF and applied for the housing. It was time to request my i-20 and i asked my dad for a bank statement of 25k he said i dont have money right now, not even 5k. 😭😭😭😭😭 (he’s in business sometimes he got 60k sometimes not even 1k) And now he wants me to study somewhere in europe, chech republic, turkey, italy. The thing is my intentions also his, were me studying in the US. And after getting acceptance not letting me go bc of money is not fair ig. Télios was born a fetus. It was a miracle he even survived for such a short while. His father, from desperation and curiosity, placed him into a vat of Substance 7(Image1). There he was incubated for 9 years.
During those 9 years, the scientists there taught him the basics. Talking, writing, reading, but more importantly, how to use his gift. Complete control over his body. Every inch of flesh, membrane, and bone could mover however he wished. Morgan laid his eyes on his son, but something else greater. The perfect human, and thus spawned the name Télios. Greek for Perfection.
It allowed him to morph himself into any person, animal, or into a grotesque creature. However, he found much more use in tendrils he tipped off with bone. A few weeks after he turned 9, Morgan finally let him out of the tube.
Télios didn't want any of them to see his true form, piecing himself a body from everyone around him(image 2&3). Although he looked human, the result was... Uncanny... Hours passed until Télios finally learned to walk. He entered his father's car and went home.
Télios met Felicia and realized his appearance didn't match hers. Thus he shortened his stature, ditched the beard, and added a slight more innocent tone to his voice. The two got along great, their bond growing stronger with each passing day.
Télios quite enjoyed the violence when Morgan brought the two on opperations. The more Télios fought, the greater the ego he gained. Not only that, but the praise from his father and others pushed that arrogance farther.
During his 20's, Télios reverted to his older form (Image 2&3). And this is where a fial on Télios was cranked to 100. His "libido" drive. Thanks to his inflated ego, he believed that all, except family (obviously, ew), deserved his "gift".
Even despite Morgan's orders, Télios laid with many people, changing his form into any that was nescessary. Morgan, not wanting Télios to bear any horrific children, assembled a few agents to kill off any of his partners.
Télios couldn't care, they were one night stands anyway. And good riddance too, he was too high for child support. 20 more years of the cycle of killing, banging, and a dead partner continued for 10 years. Télios still looked the same as his 24 year old self.
However a one-time favor was asked of Télios. Morgan had to run some serious errands, and Felicia accidentally kidnapped a kid. The two going to find the parents, leaving the kid with Télios. In a short amount of time, Télios managed to traumatize the kid by explaining how a man and woman's body part work. As expected, Télios was never allowed to be near a child. Some more years pass as all was going well until...
One of these operations, they came across a man. One who bore a striking resemblance to Morgan. Than, with the 5 braincells Télios had, it clicked. This must've been an abandoned son. A fight insued in which Télios, even though he was perfect, was bested by a man in his late 30's?
Then a young boy ran out, stopping the fight. Why was this old man allowed to have a son but not him? He's perfect after all. But then Morgan fell over, clutching his chest. He muttered he was proud of them all, however when he said it. Not a glance was given to Télios...
But he's perfect? Why not look at him? It's because he's already perfect... Right? Now he laid dead. Only issue is... Where are they gonna live? Jack invited them inside, only for Télios to try to spread his seed and get him and Felicia kicked out. Eventually, Felicia found them a home, and Télios had an idea.
Now that his partners weren't being killed, that means he could father children. He could be a god to a whole new species, finally be praised for the perfection he is! Although Felix started the "hybrid" race with Jack, Télios kicked the population up sky-high. And he kept it up to his 40's.
Soon, he will be seen as perfection, by all. For he is Télios, the perfect human, a god among men. Unless one of those men are as skilled as Felix...
Also, if you noticed, I ended Felicia and Télios' stories at 40, Jack at 20. That's because canonically, they all go through wormholes and go to different universes, aka RP's, and continue their stories there. And now the possibilities are endless!

Two things I've noticed now that 7 is out:
All the "beach" scenes AKA Stinger Flynn's dream world have some form of transport in each game. In 3 its a car, in 4 there's Choo Choo Charles (A train), in 6 there's a bus, and in 7 there's a plane. This ties in with what Flynn says about needing to go back to the beach.
The Givanium Citizens speak various foreign languages (Japanese, Spanish, and German I think?), a trait only shared with Zolphius, who says "Lo siento" in Banban 3. Zolphius' visual appearance and presence in Cityngeon also ties him to the citizens. It is possible Zolphius is one of Syringeon's creations, but it is unlikely due to the fact he is officially incorporated as a mascot and even mentioned by name in the 'Friendly Letter'

Good evening Ladies and Gents, I have recently found my self in abit of a predicament and was seeking some advice. So I currently earn about 7.5k to 8k a month after Tax I’ve managed to save 40k and my dad has been pushing me to buy a property with the 5% deposit for first home buyers. I decided I was not ready for a property yet as most of my pay comes from OT and just don’t want to pay 2.5/3k repayments at the moment. So I decided since I needed a car anyways I would finance one of my dream Cars which was priced at 43.5k. So I moved from a county to another as I changed my job to a much better one March this year.
on my first day the neighbours were harassing me and knocking on my door in unreasonable hours asking me to move my car from my driveway as they have "an agreement" amongst themselves to keep my driveway for the neighbourhood bins!!
I have been shouted at and chased by one of them without considering that if there is any agreement then the landlord haven't mentioned it to me.
fast forward, I called the landlord and as he lives just down the road he showed up at my doorstep in 10 minutes.
the story begins here, he found out I have kittens (on top of the declared cats in the contract) and he went mad and started to be aggressive shouting and going mad and grabbing my 4 weeks old kittens to check if they have fleas! They shouting again then he left slamming the door behind him. Then he walked back and asked me how fast I can find another place? Then left completely.
I have CPTSD and what happened affected me badly so I sent him an email the next day stating that his behaviour made me suffer and I wouldn’t want to stay anyway after what happened and I want him to issue me the leave notice.
He then started throwing everything back on me saying that I am the one who’s requesting to leave and he wants to charge me for reletting costs nearly £500.
I moved out and hired a professional company to clean the property and claimed my full deposit back from the DPS. The landlord went mad and sent me an email requesting the reletting costs of £500 + the disposal of all the carpets of £830 + stains of the stairs of £50 + £75 as he said there’s a strong urine smell comes from behind the washing machine!! And in total he wants my full deposit and he wants me to pay the extras on top, but he’s happy to take only £700 as he thinks it’s “extremely generous of him”. He sent me the email on Friday evening and wants the response by Monday morning otherwise he’s going to take me to court for breaching the contract and threatening me of claiming more if I don’t accept his generous offer!!
What are my rights here? And what can he do?
Knowing that my carpets were on the floor not his, and I still have the receipt of the professional cleaning company and the cats were only allowed in one room not all the house! And there’s no clause for the reletting costs mentioned in the contract.
I don’t feel it’s fair to pay this much for a place I stayed in for only 3 weeks! And I mentioned before to him that I will be happy to contribute towards the reletting costs but won’t pay the whole amount as it wasn’t my decision to vacate.

I just recently got a used car loan for 10% interest. I saw on Credit Karma ads for refinancing for a cheaper rate. I applied through a company called Caribou not knowing anything about refinancing, thinking they are a loan company, and was approved for a refinance at 5.40% interest rate to refinance. I found out after they are a third party that helps find the loan through a pool of banks kind of thing.
Of course they are trying to sell me all kinds of extra stuff on top like Gap coverage, extended warranties, etc… which I am going to deny.
The rate sounds awesome and my payments come down about $125 a month for the same amount of time as my 10% loan since I have only had for 2 months now since purchase of car.
They told me that I save $2,200 over the course of my loan this way too. The bank they got me the loan with is called Tower Federal Credit Union.
They also told me I have to sign a limited Power of Attorney form to have the bank name changed from my old bank to this new bank on the title.
Never refinancing before I don’t know if I can trust a middle man company like this Caribou or not, and also what kinds of red flags to look for.
It sounds pretty straight forward and of course I want the lower interest rate and monthly payment.
Is this all safe and can I trust this company? Anything I should be thinking about or looking out for?

So I know this is endlessly discussed, but everyone’s situation and considerations are different, so I would really appreciate some thoughts on this - as in, would you buy or rent in this situation, and what would be the key reasons for your decision?

• Renting: I’m currently renting at $2,500 per month. 1 bed, 1 bath, 1 car.
  
• Buying: in the same building, a basically identical apartment is for sale. I can buy it for around $450k (got preapproval, affordability all good, 20 percent deposit), and thus end the uncertainty/anxiety about the end of my lease and new rental in a couple of months. However, buying comes with about $6000 expenses in OC and rates/taxes annually. I’m not sure about capital growth tho…the apartment was bought 10 years ago for exactly the same price of $450k by current owner. The apartment itself is lovely, great location, need eg new carpets though. Building is well maintained, very large maintenance fund. No pools but beautiful gardens (probably the source of a lot of OC fees). No cladding issues. No structural issues anyone seems to know of.
  

If you were in this situation, would you buy or keep renting? It doesn’t strike me as “an investment”, in the narrow sense, unless capital growth suddenly increases, but not sure if I’m missing something. Thanks so much :-)
