Subleasing room in Bushwick from July 1 - end of August with the possibility of renewing yearly lease after August. Apartment is 725 a month + utilities, and is about a 3 min walk to the Myrtle-Wyckoff station with access to the L and M trains.
There are three other queer people living in the apartment all in their early twenties, 2 being FIT students, so being part of the LGBTQ+ community is not required but a plus :)

2024.05.26 05:40 inverse_nahor Students renting in purpose built rental

Moved into a property-management owned purpose built rental in 2022 (new building (new building, I was the first one to move into my unit). At the time, the building was advertised for young professionals. I renewed my lease a year after for another year at a 5% increase- not terrible at all for the amenities, nothing big changed and the rent increase seemed fair. It's time for renewal again but now the building has random international students renting in the building through some agency(unsure but I think this might be the case). The students are disruptive and it has pretty much altered the whole living experience. They're increasing the rent again but I don't think it's fair since the living experience has frankly gone down. Do I have any leverage to negotiate the increase? Wouldn't mind renewing for another year at my current price but it just feels wrong paying more for an experience that isn't as good as it used to be.

2024.05.26 05:04 DoubleoSavant My tenant told me they are subletting, and want them out

Rhode Island. My tenant told me today that they sublet the unit without telling me, and have told the person to leave today and they are worried they will not leave, and that she wants me to change the locks.
I went and talked to the guy, and he told me he is packing and that he is leaving. I asked that he let me know when he leaves.
I checked the lease, and it says "the premises are to be used only as a private residence for Tenants listed in Clause 1 of this agreement". But it has no consequences for going against that clause. I do not know how long he's lived here, but I've owned the property since February, and inherited the tenants.
My specific questions, are basically just advice on handling the situation to the letter of the law respecting any rights the subletter may have. If he hands me the keys tonight, can I assume that's him leaving the premises legally?

2024.05.26 04:35 Difficult_Menu6634 Anyone else having chronically terrible luck?

Okay okay, I know that complaining to anon 20 and 30 somethings/strangers online is worn out and total trope, but I genuinely need to know what you all think. Am I cursed? Am I supposed to off myself? What the F*** is this?
So, just to summarize, within the past year I’ve been in a car wreck in which I ripped off 50 feet of highway railing, proceeded by various surgeries and a TBI. A few months later I was sent to the ER for emergency intestinal surgery, which ended up being unnecessary because the surgeon misdiagnosed me. I got THREE eye infections, my cat died, my fiancée and I broke up multiple times, and just about two months ago I ended up comatose in the hospital for four days and woke up ONE day before they unplugged me. I dropped out of college and had to give my new cat away as a result of this. My parents disowned me and told me that raising me was the “most fruitless, futile waste of time they have ever undertaken”; my new old beater car took a shit and I spent the entirety of my life savings fixing it. Soon after, I got kicked out of my most recent living accommodations with distant relatives after being told on a daily basis that they didn’t actually expect me to take them up on their offer, and having me there was a “big ass deal” and that me using the guest room “was a burden because they couldn’t use that room anymore” and asked me to leave all of my belongings in my car. Now I’m literally homeless, and struggling to apply for the cheapest apartments I can find because my potential roommates bailed and my acceptance letter from my new job isn’t sufficient enough for any of my leasing applications.
I’m really not asking for platitudes or sympathy, but any advice or just general complaints about your own problems would be super welcome. I’m just wondering, is this really terrible luck or am I just a privileged weak ass piece of shit who can’t handle the generic trials and tribulations of being alive?
If anyone else is having an equally desolate time, commiserate below and drop your shit. I got you.

2024.05.26 04:24 Sad_Willingness9534 Cover up theory (Campus Partners)

Cover up theory. This may be long, but I believe the history of the Gateway building is important to provide context.
Here is a good overview of the project, this data is from 2007. If you want to skip this scroll down to END OVERVIEW
https://casestudies.uli.org/wp-content/uploads/2015/12/C037009.pdf
(Some highlight of what I feel is important information, there ‘s more in the link)
South Campus Gateway is a $153 million, seven-building mixed-use entertainment complex located on the southern edge of the Ohio State University campus in Columbus. The result of an almost ten-year partnership between the city and the university.
(Make note of the partnership between Campus Partners, the city, and OSU)
After nearly ten years of work by the city Columbus and Ohio State University (OSU), a portion of High Street along OSU’s southern border has been transformed from a strip of dilapidated buildings and run-down bars into a center of 24/7 activity. The mixed-use project features restaurants, nightspots, an eight-screen arts cinema, a campus bookstore, a natural foods grocery store, locally and nationally owned boutique shops, 184 market-rate apartments, office space, and a 1,200-space parking garage.
South Campus Gateway was designed not only to make an impact on the southern entrance to Ohio State’s campus, but also to spur future redevelopment and revitalization along the entire High Street corridor and its adjacent neighborhoods. As universities across the country begin to take a renewed interest in revitalizing their urban surroundings, South Campus Gateway provides a template for how to shape redevelopment along the edge of an urban campus.
By the early 1990s, the south campus area had become a notorious strip of run-down buildings and low-end campus bars. The area was turning into a crime-filled place for students and other residents. Because it is located in a federally designated Empowerment Zone and therefore eligible for business tax credits and other incentives dedicated to economic development, municipal and university officials took advantage of these and other financial mechanisms to clean up the area, improve the adjacent neighborhoods, and stimulate private investment.
Campus Partners led a multiyear public planning process to develop a plan for the 2.5-mile (four-kilometer) stretch of High Street in the University District. The first major project in the implementation process was the construction of South Campus Gateway.
(Make note, this was a project 10 years in the making and was the first project in what was to become billions of dollars in construction that is still going on today)
After lining up financial backing from the university, city, and state and gaining access to tax exempt bonds, $35 million in New Markets Tax Credits (NMTCs), tax increment financing (TIF) revenues, and other financial tools, Campus Partners decided to assume the role of developer.
In 2002, it was becoming increasingly evident to Campus Partners that it would make more sense for a nonprofit organization to develop the project with the assistance of a fee development service provider. As a nonprofit entity and university affiliate, Campus Partners had access to a lower cost of capital; it had formed a community development entity and secured $35 million in NMTCs; and due to other financial arrangements and university commitments, it had successfully reduced a significant portion of the financial risk that is usually assumed by a private developer.
Among other things, the development agreement outlined the responsibilities for property acquisition, including requirements for a relocation plan for existing businesses and residents. As part of the agreement, the city agreed to use its power of eminent domain to acquire properties that Campus Partners could not get on its own. This was key to the success of the project because once land acquisition commenced, it was critical that every parcel be purchased in order to make the development feasible.
(Make note of the use of eminent domain)
FINANCING
(PAY ATTENTION TO ALL OF THIS)
South Campus Gateway was funded using a variety of financial mechanisms and sources. As mentioned earlier, a $20 million equity investment from OSU’s endowment fund provided critical “patient capital” during the four years of land assemblage. As the owner of the land, the endowment fund ground-leases the South Campus Gateway site to Campus Partners and began receiving ground rent payments equal to a 5 percent return on its equity investment when the project opened.
Construction was initially funded using a university line of credit. However, this line of credit was eventually replaced by two sources. OSU issued $59 million of tax-exempt bonds for the construction of the office, housing, and parking garage portions of the project, which are owned by the university and managed by Campus Partners. The retail portion of the project, which is owned by Campus Partners, was financed privately with two NMTCenhanced loans. The first loan was enhanced by a $12 million NMTC allocation from the Enterprise and Social Investment Corporation, and the second loan was enhanced by a $35 million allocation won by Campus Partners. These are both seven-year loans.
As part of the aforementioned development agreement with Campus Partners, the city of Columbus contributed $7.5 million out of its capital improvement and utility funds for infrastructure improvements, including overhead utility burial, street reconstruction, new sanitary and storm sewers and water lines, and streetscape enhancements. The city also established a TIF district (using nonschool revenues) to help fund the construction of the parking structure. An additional $4.5 million from a state of Ohio capital grant also went to subsidize the costs of the parking garage.
The land and the office, housing, and parking improvements—all owned by OSU—are property tax exempt. The retail portion of the project pays real estate taxes. However, the nonschool portion of this tax revenue is funneled back to Campus Partners through the city-approved TIF to underwrite the cost of the parking structure. Even with a significant portion of the project being tax exempt, estimates suggest that the school district will likely receive nearly three times the revenue as was produced through the site’s previously developed condition.
After the payment of all ground rent and debt service, there is also a revenue-sharing program with the university and the endowment fund based on the financial performance of South Campus Gateway. Campus Partners stands to be the biggest recipient if the project performs well. After its first year of full operations, the project is meeting its commitment to pay ground rent to the endowment fund and is meeting its debt payments.
(Especially pay attention to the revenue sharing portion of this)
At significant expense, overhead utility lines were buried as part of the city’s infrastructure improvements. Narrow sidewalks were replaced with ones that are 15 to 22 feet (4.6 to 6.7 meters) wide and accommodate street furnishings and outdoor dining areas. The furnishings include steel bike racks that complement the streetlights and trash cans. All streetlights and street trees are aligned with the building columns to ensure that storefronts are visible and the sidewalk is comfortable for pedestrians.
Further, the inclusion of a state-of-the-art security system in the project was not identified early enough in the design process, making it more difficult and costly to integrate during construction.
Campus Partners decided not to build undergraduate housing or cater to that market and instead erected higher end units that would appeal to graduate students and young professionals.
($$$ more important than affordable housing)
Overall, the retail portion of the project is 83 percent leased as of April 2007. According to Campus Partners, the restaurant and nightclub spots are mostly filled, but the retail space has been the slowest to lease because the project does not fit into the traditional categories of national retailers (e.g., strip center, lifestyle center, typical mall). Many national retailers have been cautious about locating in the less well-understood urban campus environments. That said, sales at South Campus Gateway average $350 to $550 per square foot ($3,762.50 to $5,912.50 per square meter). It is still too early to calculate return on investment, but given the softness in the retail and office markets in Columbus, Campus Partners believes that the vacancy rates are not too out of line, and that the remaining space will be absorbed, albeit at a slower pace than originally projected. To mitigate the impacts of slower-than-projected retail absorption, Campus Partners structured the project financing to allow for a period of capitalized interest and structured portions of the benefits from the NMTC financing to provide additional time to reach stabilized occupancy.
(This was from 2007, 83% filled space)
Another key to the development’s success was patience—on two fronts. One, Campus Partners had access to a significant amount of patient capital that allowed development to proceed at a pace that made achieving the vision possible. In another sense, Campus Partners had to manage the expectations of the public throughout a lengthy process. It took four years to assemble the site. While buildings were being boarded up or torn down, there were complaints that redevelopment was not moving fast enough and that businesses were being displaced. It was essential to have good public relations and a generous relocation package to help smooth over the criticism. The final key element contributing to the project’s success was the development model that Campus Partners eventually chose. Because Campus Partners was able to secure advantageous financial terms, such as tax-exempt bonds, tax credits, and grants, a fee-based development model became more appropriate.
END OVERVIEW
If you read all of that, and I encourage you to not just read it but read the source document, what have we learned? Lots of money at stake, OSU putting up millions of dollars and also sharing in the profits. We have the city of Columbus contributing millions of dollars of both money and improvements such as roads and utilities. This was also a project 10 years in the making, taking four years just to obtain the land. Speaking of the land, some of the land was acquired through eminent domain. Eminent domain is typically used to obtain land for the public good. Gateway is not a purely public property. Eminent domain was used here to help private business. I will repeat this part because I think it’s important
“After the payment of all ground rent and debt service, there is also a revenue-sharing program with the university and the endowment fund based on the financial performance of South Campus Gateway. Campus Partners stands to be the biggest recipient if the project performs well.”
Why is all of this important? Means and motive. Why has this case been so perplexing? I say it’s because most of the theories lack both a motive and a means to dispose of the body.
To get an idea of the Gateway project, we need to jump into our time machine. Back in 2006, things looked much different in the area. It wasn’t a guarantee that Gateway and its “revitalization” efforts would succeed. This was a high crime area. I personally went to some of the bars in the area including Skyy bar. In Skyy bar they would not let you in if you were wearing white T-shirt (that was what gang members wore to identify themselves), they also charged a cover which was unheard of in area bars unless there was an event going on. Basically they built this project costing over 100 million dollars and taking 10 years, in the middle of a dilapidated area that had a gang problem.
The motive. As for many things in life $$ money $$ is the motive. What happens if a body is found? If it was an accident they were going to be sued for sure. If it was criminal activity they would probably also be sued. Either way it’s a PR nightmare. Especially if it’s related to crime, all these cameras, that unplanned state of the art security system mentioned in the overview, police literally on the premises, and someone ends up murdered.
We have this intertwined relationship between Campus Partners, OSU, and the city of Columbus. It’s mentioned several times, but obviously, support of the city is needed for eminent domain. This was not a popular thing either. Not mentioned, also important, look up the history of the south campus bar scene. South campus bars were shut down by the city, unfair liquor enforcement was part of it. We also have Campus Partners obtaining rental properties by using the city of Columbus code enforcement.
The main point I am making, the city and Campus Partners had a connection. More than just a working relationship, the city can make businesses and homeowners go away if they want to. They will find a reason and if they can't find a reason they will use eminent domain. This is more than just your typical relationship, this is the city being Campus Partners muscle.
On to means. If you, the city, and OSU are thick as thieves, and all share in the circle a jerk of money, pretty much only the police have the means to disappear a body and make sure it’s not found. Did they tamper with evidence? Maybe we will never know. I imagine it would be something like “if something happens call me, not the police”. Then it would be something like “let me watch all the video tapes before anyone else '' I dont think it's unreasonable to think a few people in power could tamper with evidence and direct the investigation in the direction they wanted.
You may think OSU, that’s a school, they wouldn’t be involved. OSU is a business. “Ohio State spent more than $912 million in FY 2022 on its projects, including construction and design” That’s almost a billion dollars just in construction.
How much money does OSU make off Campus Partners every year? What’s good for Gateway / Campus Partners is good for OSU. It’s better to have a polished, “safe”, “university district” even if it means pushing small businesses out to make way for big business. Takeaway affordable housing and put in “luxury” apartments.
Campus partners doesnt care about improving the area, they only care about one thing, MONEY.
Here are some articles about Campus Partners that are worth reading
https://www.thelantern.com/1998/09/city-may-use-eminent-domain/
https://www.thelantern.com/2000/10/campus-partners-go-step-above-eminent-domain/
https://osupublicationarchives.osu.edu/?a=d&d=LTN20000105-01.2.1&e=-------en-20--1--txt-txIN-------
https://osupublicationarchives.osu.edu/?a=d&d=LTN19990708-01.2.5&e=-------en-20--1--txt-txIN-------
You may think it unimportant, but look at Google business ratings for Campus Partners, 1.0 stars, not even 1.1 stars, 1.0 stars, as low a rating as you can get. Because they don't care about the area, they don't care about people, they care about money, ethics be damned. It’s why they’re the kind of people that would cover up a body.
Would a body be the end of Campus Partners? Probably not. But how many millions would it cost in delays and legal issues? This experiment in a crime ridden area, a death before it’s finished. This 10 year project, millions from the city, millions from OSU, cameras, security systems, police presence, and then a death. 83% space filled in 2007. Would a death cause businesses to have second thoughts? The project was risky to begin with, would businesses be okay with even more risk?
Now you say, my theory is dumb, the city would never cover up a death. The Columbus police are some of the most corrupt useless excuses for humans I have ever encountered. I wouldn't put it past them to be the ones to kill Brian and cover it up. Look into Campus Partners and their reputation. Look into their connections with the city of Columbus and OSU.
Most leads would have already been looked into, it's been almost 20 years. What harm does it do to follow a new lead? Are other leads more pressing? Maybe there’s a money trail. Maybe there’s proof the evidence has been tampered with. Maybe someone knows something and has been too afraid to come forward. (After all if its the city and the police involved, it’s not like you have protection)
At the very least, look into how the building was acquired and tell me these people wouldn't cover up a body if money was at stake. Motive (Money) and Means (working with government / Columbus police).

2024.05.26 03:54 zeldaluv94 [landlord - US - AK] reasonable request accommodation to move out

Does a reasonable accommodation request apply to an extension to move out? My understanding those requests are for the “equal opportunity to use and enjoy a dwelling.”
I have a tenant on an inherited lease that is month to month. I told her on April 11th that I would not be renewing their month to month tenancy and their lease would end on May 31st. I also sent notices at the end of April, which the tenant acknowledged they received. This tenant is difficult; she pays the rent halfway through the month, and the unit she is in is in dire needs of repairs. She has more pets than stated on her lease and the whole place is just awful. The unit was in this condition when we purchased it. Which is why her lease is ending, so we can gut the place and remodel it.
I sent her a message over a week ago checking in with her as her move out date is approaching, and she did not get back with me until today, 6 days before her lease ends. Now she is saying the place she had lined up fell through, and she is going to do a reasonable accommodations request due to her husband’s and children’s disabilities. I am not willing to give her an extension to move out because I am sure she will come up with another excuse in July as to why she can’t move out. I plan on filing for the eviction by June 3rd if she hasn’t left. She is NOT being evicted because of disabilities. Does a reasonable accommodation request apply in this situation?

2024.05.26 03:52 Moderateethique My lease ends on a Sunday and the office can’t be reached?

Hi, im currently renting from an apartment complex in Texas. My lease basically ends on the 4/26/24. I tried calling the leasing office today and nobody responded, when I got to the leasing office the sign on their door said decided to close early.
I packed everything and do I leave the keys on the desk Monday morning? Which was the Memorial Day and according to the voicemail no one will be available.
P.S. I informed the leasing office 3 months prior through email I will not be renewing the lease. And they never responded to that email.

2024.05.26 03:19 PenVegetable4065 7 day tenancy termination in Boston Massachusetts!?

Hi - I received a 7 day termination of tenancy notice from um landlord’s lawyer yesterday but the notice is dated 7 days from Monday. I received the letter at my door yesterday which would bring the 7 days to the last day of the month/rental period. I owe half of my rent for this month and was planning to pay it when I got paid this coming week before the new month’s rent was due. Historically I’ve done this and the notice is the response to this specific violation of my lease (late payments) except I have always paid the month’s rent within the month — I don’t have an outstanding balance from previous months except for the half from May 2024.
However the termination notice says any money I pay now will be used as occupancy use and not toward rent. I need clarity on what the 7 days means, what happens after the 7 days and what I need to do now. Legal aid and Boston’s housing stability office is closed until Tuesday because of the holiday weekend. Do I still pay the remaining rent? Do I pay June 1 rent? Do I need to gather my stuff and turn my keys in? So many questions and not enough info at this time which makes me super anxious!
Any guidance here would be great as I am trying to figure out my rights as a tenant and how much I need to pay the lawyer to avoid an eviction on my record (which is what a friend in Nashville told me she did when she was in a similar situation).

2024.05.26 02:49 Zestyclose_One_1561 This is meant to be effortless, stop overcomplicating

I had a moment today where I felt frustrated and wanted to react to an "unfavorable" circumstance in the 3D. When I got home, I had an urge to sit down and journal, and as I was writing, I started making a list of the things I've manifested, with and without conscious awareness of what I was doing. This may be a long post, but I promise it's worth it. As I was writing, I kept having the thought, "Post this on Reddit," and after ignoring the thought several times, I stopped journaling and decided to listen to it.
Looking back at my life before I had a single clue who Neville was or what manifestation meant, I see how I created every circumstance and ultimately got everything I desired, "good" and "bad." I've manifested under every circumstance: the "impossible," being told no/never going to happen, feeling sad, heartbroken, devastated, defeated, angry, desperate, needy, jealous, happy, excited, noticing lack, etc. Before reading about Neville and truly understanding and consciously applying his teachings, making this list helped me realize that I was already applying these things without knowing.
So, here's my list:
There's so much more, but I started writing this as a journal entry to remind myself of my power, and that this is NOT meant to be hard or difficult. Time does not matter. The law is always at work, and this is meant to be effortless. When I catch myself questioning, "where is he?" "why isn't he showing up how I want?" I remind myself of my other manifestations. To be honest, it doesn't matter what technique I use, you use, or anyone else uses (I will talk about techniques, though, I got you), it matters what works for you, what feels most natural for you.
Techniques that work for me:
I feeeeel like I'm starting to ramble and lose my focus now. I hope this helps someone that's feeling discouraged, feeling frustrated with their 3D, focusing too much on circumstances, questioning why/how/when, or feeling like they're not doing enough. When I look back at everything I've wanted that manifested for me when everything in the 3D showed me that it was nearly impossible, it was effortless. It's not meant to be hard. So give yourself a break, you don't need to do a million techniques, watch every youtube video, read every reddit post. It's yours. And on that note, I'm going to listen to my own advice and stop overcomplicating this for myself with SP. I know my power, and I know all that I need to do. The BOI was hard for me, but I know that I created everything that occurred. Sometimes it takes a bit for the old story to fully wash out, but trust that there is ALWAYS movement. You don't need 3D validation. You don't need proof. YOU are the proof. Do what feels right for you. I'm not stressed about the old story when it pops up, because I know that what I want, I already have. Log off and focus on what feels good. Would the version of you that already has your SP back be stressing about the 3D or wondering where he is? No. When you decide you want something, then decide it is yours, IT IS YOURS. It doesn't need to make sense, it doesn't need to be logical, and it does not matter what the current circumstances are.

2024.05.26 02:41 k8isgr8m8 what recourse do i have to force my landlord to pay for mice extermination?

hi reddit, i’m a tenant in a college town in nj and the duplex i live in has mice. my lease started june 2023 and we have renewed for the next year as well.
we first noticed them a couple months ago and put out 4 traps on each level. we didn’t catch a single mouse. we even bought traps for the neighbors in the duplex and while they have seen mice, they didn’t catch any either.
we notified our landlord last week of the problem and asked him to hire an exterminator. he said to keep putting up traps and “lots of houses have mice.” we put up more traps and still haven’t caught anything.
there are four of us per one unit, and the real problem for me started this week when i noticed mice in my room. my room is fairly clean, i never have food in there - i suspect they’re only in my room because it’s above the kitchen. anyway, because of this my room is uninhabitable and i’ve had to stay with my parents the last week.
i’m at my wits end. i also broke my foot this week falling down the porch steps of the house so i’m fairly unable to put up more traps myself. i want to hire an exterminator, but i want to take the cost out of my rent check.
according to nj law, tenants have a right to withhold rent, break the lease, or take the cost of an exterminator out of the rent check. but my landlord is notoriously difficult and dodgy and i’m sure he will push back further if i get more aggressive about it.
i’m just not sure what the best way to approach this is. how should i bring it to him? if i say i’m taking the exterminator price out of rent and he threatens to evict us, what can i say? i can’t afford a lawyer most likely.
not sure if this is relevant, but the neighbors are moving out and new tenants will be moving into the next unit in july. i’m sure he has an obligation to solve this problem for the next tenants at the very least. can this help our cause?
thanks in advance

2024.05.26 02:27 Pepperbitme Landlord charging me for utilities even after I paid month’s rent

My wife(24) and I (23) cut our lease short in our old apartment building at the end of March. We live in the state of Hawaii. We had a $1,000 security deposit. We paid $2,750 base rent for a total of $3,200 with utilities and parking included. This was our monthly rent amount. When we broke our lease early we paid two months worth of base rent ($5,500) and, since it was the end of the month, our monthly rent as well.
This brings us to now. The letter they sent me a few days ago states:
Security deposit- $1,000
Charges :
Parking - $250
Admin fee - $9.50
Utility charge - Electric- $577.92
Utility charge - Gas - $44.27
Utility charge - Sewer - $74.76
Utility charge - Trash - $10.47
Utility charge - Water - $16.66
Move out charges -
Paint Partial - $280.60
Cleaning Partial - $198.95
Total - $1,463.13
Net amount due - $463.13
So here I am wondering why our old apartment is mailing me this bill of utilities that I have to pay for. I'm confused on why they are charging this when I already paid for the month of April. When I filled out the paperwork to break the lease, there was no mention of anything more to pay for other than the potential of not getting the deposit back.
I'd also like to add that I'm in the Military so I wasn't there for the first few months. I'm very uneducated on this whole thing and wondering what actions I can take to figure out how much I actually owe.

2024.05.26 02:27 Adorable-Air-7455 My (37M) Ex Girlfriend (40F) Says She'll Get Back Together With Me In 2 Months. I Hired Private Detective and She's Living With a Guy At Night Which She Met The Same Time I Did. Should I Confront and Block her or Act Like I Know Nothing?

I'm going to try to keep this as brief as possible.
I (37M) got involved with a married lady (40F) which I had known for 3 years at the time. She told me her husband didn't love her, didn't want her, they were talking about divorce and were going to get a divorce, etc. She was talking to me on the phone until 1 or 2 AM when he would come in from strip clubs and such, according to her.
The plan was for her to get a divorce, and we were going to move in together, a few months down the road. She ended up placing an audio recording device in his vehicle and discovered he was cheating. At this point, I think they were fighting, because he told her to get out, and she told me we 'have to get a place now'. I ended up getting a place of her choosing, over the budget I had told her. She lived 1.5 hours from my town, and wouldn't come here. She said I must come there.
She found out who her husband was cheating with, found out she was married too, and wanted me to see if I could find this lady's husband and his address. I did, and she wanted me to drive her there at which time she was going to place a letter in his mail box with her phone number telling him to call her, she was going to talk to him about the cheating. He pulled in, she ended up talking with him that day, ME, HER, and HIM, had drinks that night and they were exchanging evidence they had on each other's spouses. She introduced me to him as her 'friend'.
She filed for a contested divorce, on the grounds of adultery, the day she and I moved in together. She was a bit controlling, had a questionable background from the things she told me about her past, and I kind of felt like she was cheating too, and it was odd that she filed for a contested divorce on the grounds of adultery while she was doing the same thing.
I made the mistake of telling some of my family members and friends about the situation, and they were all like, RUN. So, even though I loved the lady, I had some major questions, and they made me feel like I was going to ruin my life. I felt like a whirlwind of things going on in my head and ended up telling her I was backing out on the lease, and going back to my town, and she could come. We got into arguments and both said some things we shouldn't have. I came back to my town for 2 nights, and we were supposed to meet back up there at 9 or 930 PM on a Wednesday night. She lied to me about where she was and showed up at 2AM, and I found out her whole story was a sham. I can't prove where she was, but I definitely think she cheated on me, but I proved her story was a lie, which she admitted when I pointed on some of the things she lied about.
This whole situation caused us to split up, and after I thought about it all, and analyzed everything, I thought I shouldn't have backed out on her like that, and the whole thing was my fault, and I have been trying to get her back since I came to that conclusion, because I really loved her, just had a bout of confusion since my life changed so quickly.
The husband started fighting the divorce, and she started saying "if we get back together, it will be adultery, we'll get back together when my divorce is finalized'... and she just cut me off from being so affectionate, intimate, never denying me sex, to basically like I was nothing. She started being really mean and saying she just wanted to be 'friends if anything'. Her husband settled with her, he's now paying $3,000 per month alimony for 2 years, they have no kids.
I kept being weak telling her that I was sorry, I wanted her back, and she said she was following God now, and she was putting him first, me second... she quit calling, texting, started treating me rude, etc... disappearing at nights and weekends, but she'd call to put me down and degrade me when she was driving in her car alone and stuff like that.
She kept being mean to me and I felt like she was lying to me and giving me the run around. I tried to back off and leave her alone. She ended up calling wanting us to go on a trip one weekend, which I agreed to. On the trip, she didn't want to take any pictures together, and acted like she wanted to hide me. On the way back she looked through my phone and found out I was talking to other women... because she and I were not together... she ended up blocking me on social media and telling me I was not trustworthy, but we'd still get back together if I would cut all of the women off, sell all of my real estate in my town, and buy a house in 1 of 3 neighborhoods in the town that she's in that she likes. I thought this was super messed up.
We end up meeting again for me to HELP HER with something... she demands to look through my phone. She said if I don't let her look in it she will leave and never speak to me again. She sees I am still talking to two women which at that point she says she never wants to see me or be with me again and leaves abruptly because I wouldn't call them and tell them I loved another woman, then block them while she watched.
As hurt as I was, I felt like I couldn't pursue any further, so I didn't contact her for a month, and then she called me three weeks in a row, which I finally answered. We talked for over an hour, and I tell her again that I'm not a bad guy, and really love her. She says we will get back together after she finishes this important thing she's working on (I can't mention it on reddit, but it's legit). in July. She said she didn't want us to be fighting and for her emotions to go up and down while she is doing this. She told me to just back off, don't be pushy, and she promised we'll get back together at this time.
Now, she's been calling more, at odd hours like before, still telling me we're going to get back together but for me not to talk about it or discuss it until she gets done with this thing. (When I don't talk about it, she always ends up bringing it up). She's told me I need to be doing the right thing, be trustworthy, all of this. She told me she would respect me more if I would just be HONEST with her about everything.
I end up hiring a private detective, and she's staying at her apartment a little in the mornings when she calls me, and LIVING at night with the guy who is the ex-husband of the woman her husband was cheating with. I met this guy she is living with the same exact time she did, when we were together, which I mentioned above.
First of all, I feel totally responsible for this situation. I feel like had I not backed out on her, she and this guy would've never got involved like this. I feel like she started questioning my love for her, each of their spouses were cheating on each other, then me being out of the picture briefly gave them the opportunity to hit it off.
Secondly, it feels like she's either leading me on, stringing me along, or planning on getting rid of this guy and whatever the case, I don't like it. Should I end up confronting her with it and blocking her? Should I continue talking to her and act like I know nothing?
TLDR; My (37M) Ex Girlfriend (40F) Says She'll Get Back Together With Me In 2 Months. I Hired Private Detective and She's Living With a Guy At Night Which She Met The Same Time I Did. The guy is the ex-husband to the woman her husband was cheating with.

2024.05.26 02:12 schmidtzl Landlord kept my entire security deposit for a late notice fee

I'm just trying to figure out if it is worth my time and money to sue my landlord in small claims court to recover my security deposit. Looking for a second opinion or if anyone has advice on the process.
I was on a lease with my previous apartment and my landlord required a 60 day notice prior to move-out. I had intended to renew my lease, but my dad fell seriously ill a week before my renewal was due. So, I decided to not renew the lease, and planned to relocate to an apartment closer to my dad instead. I work mostly remote anyway and only go into the office like once a month. I had to put in a request at work to relocate still because it was across state lines, which took a couple weeks for it to be approved. Since there was no details on the lease about what would happen if I was late on giving 60 day notice of moving out, I went and saw the landlord in person to explain that I was waiting on final approval from my work to relocate, and wasn't sure if I'd be moving or not. Landlord told me that for each day I was late in giving notice, they would prorate the cost of rent per day and apply to my security deposit. I wasn't too happy about this, but accepted it. After it all I ended up giving only a 50 day notice of move out, prior to when my lease ended.
The next time I speak to my landlord it's a month later and I'm scheduling my move out. My lease ended the last day of the month, but I confirmed with them it was ok to move out the weekend before my lease ended. This is not an uncommon thing. I've rented apartments before. It's often easier to get help with moving out on weekends. I still pay the full month and all utilities up until the end of the month. The landlord was fine with this. The move out goes fine. I leave the apartment spotless.
They send me a letter in the mail a month later with charge for "Insufficient Notice Fee" for the full price of my security deposit. I lived in the surrounding NYC area, so it was quite large of a security deposit to lose. I email them dozens of times, call their management and leasing offices nearly a dozen times, and leave several messages. They basically ghost me. Then one day someone finally picks up the phone and I explain the 50 day notice and conversation I had with landlord. They proceed to tell me that the late notice was due to me moving out nearly a week ahead of my lease end date. I was livid and explained that I gave notice to landlord in person of the planned move out. They gave me the contact info of one of the leasing agents. Who also proceeded to ghost me for another 2 weeks. She finally responds to my email saying it took her awhile to respond because she was waiting on their lawyer to respond to her. She says that nothing can be done to refund my security deposit due to legal reasons. I ask her to clarify legal reasons and now I'm back to being ghosted.
I live in a different state now, so it would take quite a lot of effort and time to return to file a claim in small claims court. Also, both the 60 day notice and move out scheduling conversations happened in person with the landlord. So, if they claim that never happened, is it perfectly legal for them to take my entire security deposit for me vacating the apartment a week ahead of my lease end date? Is this a reasonable enough complaint to seek judgement in small claims to potentially get my security deposit back?

2024.05.26 01:12 DancingTardigrade Tenants Rights?

About a year ago, I found a house to rent in Fairfax County. At the time, I spoke with the realtor who also communicated with the landlord, very clearly, that I was looking for a place where I could be for a few years, at least. My previous situation was a disaster with the landlord deciding to sell his house and asked to terminate the lease early. It was devastating!
I have two, young, special needs children. Moving is extremely expensive, draining, and disrupts their school. This was one of the primary factors for me when choosing a place to live. I was assured by the realtor numerous times that the landlord hopes that we stay there for a long time, and I even have a welcome email from the landlord saying he hopes we stay a long time.
In the lease, I asked about renewal options, and while it was a one year lease, it included language that states that either tenant and/or landlord may deliver notice that they wish to extend or renew the lease no less than 60 days prior to the end date.
I specifically asked about this clause when signing the lease, and I was informed that all I needed to do was send the landlord notification that I wish to extend the lease and that I was empowered to do so.
With 60 days approaching in a couple of weeks, I sent the landlord a quick message saying that I wanted to renew the lease for another year. He responded saying that he wants the house back and does not intend to renew and did not provide any reason. When I tried to discuss it, like if he wanted a rent increase he just said no, and that he wanted the house back.
I spent over 10k on my move here, not to mention ordered certain pieces of custom furniture etc. because I intended to stay here for an extended period of time. I am disabled, with two special needs children, and moving is obscenely difficult for me. Two months notice is barely any time and I have only recently started to get settled. I cannot afford another 10k move and the disruption to my life and the lives of my children. I have some suspicion it may be due to some renovations he may want to make to the house. We recently had an electrician visit who notified us that there was some work that was not up to code, and I did ask the landlord if/when he planned on getting it corrected.
Do I, as a tenant, have any rights here?

2024.05.26 00:43 FindMeOnTheToilet Rent increase discussion thread

I received a lease renewal offer this week. I rent from Candle Park Properties and they increased my rent 7.8% this year and 6.5% last year. They were not willing to negotiate at all.
An over 14% increase in 2 years is absurd. What have other Fargo renters experienced in the last several years for rent increases?

2024.05.26 00:28 GeyserNerd AITA for not letting my landlords stay with me?

AITA for not letting my landlord stay with me?
This happened a couple years ago but I still wonder if I was in the wrong for this.
Back in 2018 I kind of fell back assward into the most amazing housing situation. At the time, I (25f) was a single young woman renting the five bedroom three bath house next door to my grandma. She was good friends with the couple who owned it before they moved, so she was able to put me in contact with them when I needed a place to live. They rented me this house for an insanely low rate. I was basically a glorified house sitter, maintaining the yard and making sure no pipes burst, etc. My rent was just enough to offset their property taxes.
Summer 2019 my landlords (couple in their 60s) came to town on their way to somewhere else. They wanted to sleep in the downstairs bedroom of the house, which I do not use. I was supremely uncomfortable with the idea, namely because I am a very anxious person and I don’t like people in my space. Add to that the fact that these people are strangers. They were friends with my grandma, not me. I have met them all of twice. I told them I was not comfortable with them staying here, and they got annoyed, saying now they have to pay for somewhere to stay, and why can’t they just sleep in their own house? It was awkward as hell but they did end up staying somewhere else.
Fast forward to the next year, when my lease was up for renewal. They added a clause requiring me to allow them “or family members” to stay in the house, with two weeks given notice. I signed it because I didn’t want to move. Then Covid hit and I got out of dealing with their visits for two years. They returned in 2022, and again wanted to stay with me, regardless of the fact that they gave me less than a week’s notice. They laid on the guilt pretty thick, saying I owed them for how many repairs and improvements they had put into the house while I lived there. (For context: a new water heater, new furnace, new stove, and paying to remove a tree that blew over in a storm) Before me the house was vacant for seven years, and many of the fixtures were original to the house (built in the 80s) so I thought of course they are going to start breaking now that someone is using them again, but I digress.
I pushed back on them again, citing the lack of notice. They ended up staying with their daughter who lives nearby, but when they kicked me out to sell the house the next year they were super petty about my security deposit and kept most of it.
Was I unreasonable for not wanting them to stay with me? I mean, it was their house, and I wasn’t using the downstairs. But the idea of my landlords looking over my entire house for a week while I was trying to live and work at my very stressful job, all while struggling to keep on top of my mental health? It makes me feel sick just remembering it. Was I the Assconaut?

2024.05.26 00:21 Leetorious Current Apartment is trying to screw my roommate and I

So my roommate and I are getting ready to move out of our current shitty apartment and our lease is up on June 30th 2024. Our leasing office wanted a 60 day notice so on May 1st 2024 my roommate called the office, and kept getting the voicemail, so he left a message and told them that we are leaving and not going to renew our lease. He left his number in the voicemail and asked them to call him back if there are any issues. Fast forward and on May 23rd he got a text from the office saying that they already auto renewed our lease and that we had to give them a notice in writing. I checked the lease agreement and it does state that it needs to be in writing, and the office is trying to get us to pay for rent on our apartment until they fill it. We were never told that it had to be in writing, and they never called us back to let us know that there were issues with our notice. Funny enough if you check the reviews for this place there’s multiple people who have similar stories. I am at a loss of what to do, does anyone have any advice?
