I bought my home from a landlord in 2021, he’s also a realtor. I contacted him about selling my home and I contacted a real estate agent who sold one 2 doors down for $50k more than the people paid ONE year after they originally bought it.
I’m meeting with the realtor who sold my neighbor’s home on Tuesday and the one who sold me my home on Wednesday. (Let’s call them Tuesday and Wednesday!)
A few things to consider:
I owe right around $100k on the mortgage and I’m really hoping to net $100k after commissions, paying off mortgage, closing costs, etc.
I paid just over $150k 3 years ago. I’ve added a radon mitigation system, a garbage disposal, a ceiling fan in the master bedroom, a knee wall in the attic (originally connected to neighbor’s attic), and I professionally landscaped the garden (I’d honestly say it’s the nicest garden in the neighborhood and one of the nicest in the town, I’m very proud of it).
My home has central AC which is very rare in my town. It was built in the early 1900s but gutted in 2020 due to a house fire. At this point, all electrical, pipes, etc was replaced and central AC/heat added. The only “problem” is some termite damage in the basement that has been at bay since before I even bought the home. Overall, solid home and I’ve kept it in really good shape.
Now onto the realtors….
Tuesday’s preliminary assessment of the value of my home is $220k
Wednesday believes my value is $200k
Tuesday says, with confidence, she’ll have an open house on a Thursday night and have showings all weekend with final offers on a Sunday.
Wednesday hasn’t shared his plan.
Tuesday sold the neighbor’s house in 2 days
I bought my home the DAY it hit the market and Wednesday had 2 other offers.
Tuesday said she will pay out of her own pocket for photos etc
I know Wednesday has a whole crew who could help with any minor repairs a buyer might want (this is a HUGE consideration…)
Wednesday knows the home very well as he owned it for 30+ years.
Who would you pick???? I have had a friendly relationship with Wednesday since buying the house as I’ve called him for a few things here and there - questions about the home. Is it weird I feel some sort of loyalty for that?

Based on my understanding, behavioral competencies relate specifically to the Situational Judgement questions of the SHRM-CP test, which make up about 50% of the exam. There really isn’t any new information covered. Behavioral Competencies focus more on mindsets instead of technical information. A lot of this section can be condensed down to “SHRM-Think”. Basically, pick the answebusiness decision that best supports the organization’s strategy/vision, also any answer that paints HR as a strategic component in an organization. SHRM’s own vision is for HR to become more of a strategic part of a business as opposed to an administrative part, so pick the answers that support that vision. Definitely approach this section last, after you have a good understanding of the technical competencies (People, Organization, Workplace). Technical competencies are kind of like cooking ingredients. Simply knowing the technical competencies is like knowing the characteristics of each ingredient, without knowing their limitations, or what they work well with. Behavioral competencies represent the cooking experience gained from actually using these ingredients. Instead of memorizing hundreds of recipes (how to respond to each specific scenario), try to understand which flavors work well together (More specifically, the flavors that SHRM thinks works well together, which is whatever best supports the organization’s strategy). I hope that makes sense. The correct response to most of the situational judgement questions will depend heavily on the context, so a good understanding of SHRM-think will be your biggest asset. Most technology behind so called AI-detectors are not reliable and poorly validated in its current state.
This statement from admin empowers both teachers and learners. Students’ hard work will not unnecessarily be diminished. Teachers need to step up and revolutionize their assessment methods to cope with these technological changes.
I firmly believe that most of current AI tools can be assistive to teaching and learning. We should NOT chastise it, leverage it instead.

I would like to remind the academic community that there is no scientific consensus on the accuracy of generative AI detector tools such as Turnitin. Relying solely on the output of such tools may lead to both false positives (human work tagged as AI-generated) and false negatives (AI-generated work tagged as human work), which can both have a negative impact on the academic environment
AI detector tools are integrated and available in AnimoSpace because they can be helpful in evaluating student work. However, I remind instructors to use such tools with the understanding that their outputs should only serve as guides. Ultimately, instructors should address suspicious submissions through personal communication, follow-up questions, or additional assessments. It is also important for instructors to explicitly define the extent of how AI can be used for each assessment, and for students to be transparent about how AI was used in their submissions.

What's in a name
Some religions are named after it's main prophet. Christianity is named after christ. Buddhism is named after Budda.
I, Zach Harris, dub this religion HARRISy.
Where is it written that a religion can't have a sense of humor?
HARRISy is not a spoof or sarcasm.
But any religion without a sense of humor, absolutely NEEDS to be ridiculed.
I was raised in christianity. So most of my criticism will be aimed at the Abrahamic religions.
I intend to build harrisy on logic and reason. Not the superstition, lies, and, threats that the Abrahamic religions are built on.
As an alternative for conscientious objectors caught in the religious wars (see chapter 6).
Deities are not really necessary for inspiration or religion. An all-powerful creator wouldn't need the help or adulation of puny mortals.
Only cults and human puppet masters need that. So we leave deities to their own devises. They ought to be up to it.
Harrisy is a religion about/for humans, as religions should be.
My leadership skills suck. So I will avoid leading, to avoid becoming a cult.
Chapter 2
A bunch of rules
Everybody hates rules. But let's establish what Harrisy stands for.
10 rules is a nice round number. But when the first four are about loyalty to the cult, You have to question who the rules are meant to benefit.
The christian 'commandments' only benefit the christian cult. The commandments don't even benefit their god.
A true all-powerful, immortal, creator god, would not need human worship or loyalty. The same as humans don't need the worship of ants.
We don't make rules for ants to follow. Just stay out of our way. The Abrahamic god treats us like ants. Either ignores or steps on us. It was his cults that made the 'commandments', not their god.

Harrisy has rules to live by, to benefit HUMANS:
A) Cause no harm.
B) Treat others the way you want to be treated.
Christianity calls this 'The Golden Rule' as if they invented it. But this was part of every culture and religion that humans ever created. (except Is-lame)
C) Do not kill. Do not kill humans.
Self preservation may override this, but killing is still a bad idea.
When killing animals for food, respect their sacrifice. Killing for sport is a bad idea.
D) People are not property.
Do not try to own others, in any sense.
You belong to yourself, do not give yourself away.
E) Do not steal.
You would not want to loose your stuff. (see B) Stealing harms others.
F) Do not lie. Avoid those who lie.
You would want to know the truth. To make better decisions. (see B)
G) Do not rape.
Do not force yourself on others. Your pleasures are not more important than other people's.
This applies to more than just sex. Do not force your religion on others. Do not force harrisy on others.
H) Do not shit wherever you please.
You don't want to slog through other people's shit.
(it's a metaphor.) Leave the world better than you found it.
I) Guard your privacy. Respect the privacy of others.
Beware of others who might use info against you. Or might unduly profit off you.
We have no rules about loyalty. We understand loyalties change. Just be honest (rule E)
We have no rule specifically about Adultery. Adultery might be considered loyalty, which changes.
Or adultery might be considered stealing, stealing affection. (rule D)

The universe started from what they humorously call 'The Big Bang', about 13.8 Billion years ago.
Many are curious about what came before that. But we find that to be irrelevant to our everyday life.
Some religions say their god did it so they can claim payment/gratitude/worship for it. But we owe them nothing.
The earth was formed about 4.5 Billion years ago.
Humans evolved from other critters over many, many, many Generations (not years).

How does it all end?
No one knows. Anyone who says they know, for certain, is lying.
Christinity predicts a bad acid trip. (See Revaluations) Any day now. So buy your ticket to heaven early.
It's an obvious con, You sacrifice this life you already have, for the promise of another life they can't prove.
Science predicts 'Entropy'. Every atom in the universe will drift away from every other till they can't react any more.
But humans will be dead or evolved into something we can't recognize, by then. Too distant, time-wise, to worry about.
Your personal end? What happens when you die?
Most probably nothing.
Seems like every religion has a different 'afterlife'. They can't all be right. (but they can all be wrong)
You can't pick the one you want. If an 'afterlife' exists it is what it is. WE can't control it. No cult can control it.
The cults are telling you what you want to hear. So you give your CURRENT LIFE to their cult. The life that is certain, in exchange for an empty promise.
No guarantees, No refunds, You won't get your old life back if they are wrong (or lying).
Pascal's gamble is a sucker bet. It never pays out.
Harrisy aims to make This Current Life better, worth living for it's own sake. We give priority to This Current Life over any theoretical 'afterlife'.

What's the point of Sexual Taboos?
Why would an IMORTAL (non-sexual, non-reproducing) being give a damn?
For example in the christian cult:
*Masturbation is sin,
*Spilling your seed outside the womb is sin,
*Marrying outside the church is sin,
*Divorce is sin,
*Birth Control is sin,
*Abortion is sin,
*Marriages without offspring are invalid.
*Brand (circumcise) your males, so your females know who they are allowed to mate with,
And in Is-lame, Women are just sexual slaves.
Taken as a whole,
The only purpose served by sexual taboos, is to help the CULT out-populate rival cults.
A REAL "creator god" wouldn't give a damn. Or Wouldn't need our cooperation. it would just create more of us, as needed.
A REAL creator wouldn't threaten us, it would just change us.
Sexual Taboos are serving a cult, not a god.

And the Abrahamic religions haven't even shown that the 'good' stuff needs their religion to get done.
They preach that it is somehow noble or their duty to spread their faith. ("Onward Christian Soldiers")
There are dangers associated with proselytism and/or evangelicalism:

Evangelicalism/proselytism promotes a rigid, dogmatic interpretation of religious beliefs that excludes other perspectives.
This exclusivity leads to intolerance of differing viewpoints and hinders constructive dialogue and cooperation with people of other faiths or worldviews.
Coercion and Manipulation:
Proselytism/evangelicalism involves coercion, manipulation, or exploitation of vulnerable individuals,
such as offering material incentives or exploiting power differentials to induce conversion.
This raises ethical concerns about respect for autonomy and informed consent.
Political Activism:

Why do human religions have gods that are all too human?

An all powerful god who needs humans to promote him?
An all powerful god with a vindictive human sized ego?
An immortal who is obsessed with human reproduction?
An all powerful god who needs humans more than we need him?
Any actual god wouldn't need human religion.
Harrisy serves humans, not gods.

Aaahh this is going to be long but I have nowhere else to address my current circumstances right now and I dunno if this is the right place to say this but I hope it is. sob sob
Anyways, hi! I'm a college student (21F) who has been peer-reviewed (lol) that I may be autistic when I opened up to a friend about how I'm so overwhelmed around people and the environment in general everytime I go outside, especially at school. They are autistic as well and they pointed out that I have traits that can be linked to autism. I was pretty sure I have ADHD, but now I'm confused and I'm trying to figure myself out abt myself once again and why I can't be a person like other people who seem like they live life on an easier level than me (not completely disregarding their struggles but I hope it makes sense).
I can't really function on most things anymore after how many years of forcing myself to function properly despite stressed and overwhelmed. It really feels uncomfortable and I feel like crying, especially when I had my midterm exams. Not to add the very loud voices from my classmates and other noises I couldn't tolerate anymore for how many years that these types of noises messed with my brain. I wasn't able to comprehend every question from the exam even if it was familiar to me bc I was so overstimulated.
I really like to be alone and prefer to do stuff I like alone or with a person that I'm very comfortable with. Just do our own stuff and not requiring to speak at all. Talking feels like a chore especially when it comes to strangers, and I don't like being touched without permission unless I initiate it first, like hugs. I hate being perceived and be given attention to.
Everytime I have to go outside and meet people, it felt like I have to put a personality just to be able to converse with them and manage to smile even if I don't want to. I don't know how to act around people and how to empathize with them, so I have to learn/copy and research others' behavior - which my friend pointed out that I may be autistic and I was masking to fit in. I feel severely burnt out and it continues to affect me up to this day and it affects my grades so much bc I can't keep up with anything anymore.
Another thing that my friend pointed out was how I manage my time. I don't know how to explain it in general but I'll give an example on how I do my routine when I go on campus. My classes usually start at 8 AM, and I leave at 7 AM. Therefore I prepare myself 2 hours early and "operate" every 30 minutes. I need to get one or two things done within 30 minutes. I don't like changing schedules last minute or very late announcements (which my teachers are fond of). I also dislike it when people set their schedules like 7:45 PM or 8:15 AM or 9:20 AM and not 7:00 or 7:30/8:00 or 8:30 and all that stuff. Or when they plan stuff and tell me that we'll go at night, but not specifying the time.
Aside from that, I struggle expressing my emotions especially facial expressions. I get scolded at lot by my parents that I look pissed but I'm not pissed at all. It feels uncomfy for me to smile either, and my emotions are usually just stagnant, I think. The only feeling I can "feel" is when I'm stressed, anxious, angry, and everything else feels like "meh" to me.
When it comes to repetitive movements, I don't really know because I don't pay attention to my actions. I have a habit of picking my lips and pulling strands of my hair though. Nowadays I bring my cotton doll with me to keep my hands busy or end up crocheting since they make me feel comfortable. Sometimes I find myself rocking back and forth but I can't remember if I do this daily.
I think I have a lot more stuff that are autistic traits but it's going to be very very long than this one. I'm seeing a psychologist a few days from now to get myself assessed because I know I really need professional help. I'm too anxious to talk about myself.
Upon reading people's experiences in here and in other subreddits as well + having high scores in online tests + reading Devon Price's "Unmasking Autism", I felt very seen and made me decide that I should go see a professional, but I don't really know what to say to them and I feel like I should have a format for everything I say (as always). It would be nice if anyone has an advice for this too.

With mental health, things aren’t as sudden as moving to another country for example, where it happens on a specific date. How do I avoid them scrutinising when I got better and potentially even trying to make a case for me paying them back for previous months?
2) What questions am I likely to be asked over the phone?
3) My understanding is that I will be sent an assessment form, is that the case? Is it possible to ask it to be sent to a temporary address?
4) Will I need to send any supporting documents along with my assessment form from a third person or is my testimonial enough?

The officer leading the inquiry into the activities of the loyalist gang suspected of being responsible for the Dublin and Monaghan bombings has said he has no doubt there was collusion between the gang and the British security services.
Sir Iain Livingstone heads up Operation Denton, which is examining allegations relating to the activities of the so-called Glenanne Gang, which was based in County Armagh and Mid-Ulster during the Troubles, including its role in the Dublin and Monaghan bombings.
"I can say categorically there was collusion. We know that to be true," Mr Livingstone told Prime Time as part of a report into the 1974 atrocity.
"What we are going to do - and we are going to do it with rigour, and we're going to do it with complete transparency - is define the character, the nature and the extent of that collusion," he said.
"It’s well established that people who worked for the State - police officers, members of the UDR - had previously been involved in some of these despicable, sectarian attacks that were carried out primarily by loyalist paramilitaries."
"Whether there were individuals within that who were also agents and in terms of informants - that’s something that our review will consider, we’ll make an assessment around that, and we will report on that because it’s a matter of legitimate public interest," he added.
Operation Denton is examining 127 killings linked to the Glenanne Gang. The deaths include the 34 people, including one unborn child, killed in the Dublin and Monaghan bombings.
The Glenanne Gang consisted of members of the UVF paramilitary group, the locally recruited British army regiment the UDR, and members of an RUC Special Patrol Group, whose duties included anti-terrorism.
A Prime Time report to be broadcast tonight focuses on allegations that the gang played a key role in the Dublin and Monaghan bombings, and asks why suspects identified within days were never charged in connection with the attacks.
In a four-minute period around 5.30pm on 17 May 1974, three explosions rocked Dublin's Parnell Street, Talbot Street and South Leinster Street. Another followed 90 minutes later in Monaghan town.
The death toll was the largest to occur in a single day during the Troubles. More than 250 other people were injured.
Friday marks the 50th anniversary of the bombings, but victims’ families are still searching for justice.
Separately, the Chief Constable of the Police Service of Northern Ireland (PSNI), Jon Boutcher, has told Prime Time he will not block efforts by the families of victims of the bombings to take legal action to gain access to related secret British government files.
His predecessor as Chief Constable, Simon Byrne, and the British Ministry of Defence, spent six years robustly opposing such a legal action by the families.
Before taking up the position as PSNI Chief Constable in November 2023, Jon Boutcher spent almost four years leading Operation Denton.
"I won't be opposing any progress of any civil case to be properly heard in the court, to ensure that the victims have that opportunity for that civil redress, which I think they've got every right to," he said.
The comments stand in contrast to steps previously taken by his predecessor and the British Ministry of Defence, which included trying to overturn a High Court ruling in Belfast in 2018 which directed the UK authorities to hand over relevant documents.
As recently as last month, a High Court judge in Belfast dismissed an application from the PSNI instigated during the leadership of the former chief constable, and British authorities, to have the families' case thrown out.
The statements from Sir Iain Livingstone and Chief Constable Boutcher may offer new hope to relatives of victims of the bombings, who are still seeking justice for their loved-ones five decades later.
The attacks were viewed as a warning to the government in Dublin that political interference in the affairs of Northern Ireland would come at a heavy price.
They happened during a period of intense political volatility, when Northern Ireland was paralaysed by the Ulster Workers Council strike.
The strike was a protest against the Sunningdale Agreement which would have included a Council of Ireland, and given the Irish government a direct say in policies in Northern Ireland.
However, investigations into the bombings were quickly wound up without arrests. Details about the timeframes of the investigations were revealed in a 2003 report into the killings by Judge Henry Barron, and outraged victims’ families.
Margaret Urwin of Justice for the Forgotten, a campaign group which represents families, told Prime Time it is "absolutely incredible" that the Garda investigation into the Dublin bombings was closed down within two months, and the Monaghan investigation a month earlier.
Across the border, the RUC investigation was also wound up quickly, despite Special Branch having a list of suspects.
"I think by today's standards, we know that would never happen," PSNI Chief Constable Boutcher told Prime Time.
"Those enquiries would've gone on for a number of years. You know, every possible lead would have been exploited," he said.
"In the early 1970s, was that the norm for investigations of that nature? I actually think probably not," he added.
The Prime Time report also includes footage from an interview with a self-confessed Glenanne Gang member conducted during a BBC Northern Ireland investigation 20 years ago.
William McCaughey, a former RUC officer who died in 2006, admitted to being a member of the UVF and Glenanne Gang while also serving as a member of an RUC Special Patrol Group, whose duties included anti-terrorism.
McCaughey confirmed that the gang consisted of members of the UVF, UDR and police officers.
Additionally, a police officer who worked in the area where the Glenanne Gang operated in the 1970s told Prime Time they believe investigations into the activities of the group were mishandled or obstructed.
"The people that I worked with are honourable and professional police officers," serving PSNI Superintendent Gerry Murray said "but probably others within the organisation knew sufficiently more evidence that obviously wasn't shared with the people who were operationally policing on the ground."
Superintendent Murray worked as an RUC sergeant in South Armagh during the 1970s.
Operation Denton is due to report early next year.
50 years on from the attacks, families now hope the final report from Operation Denton will trigger a renewed push for justice.
"I’ve made one promise to my mother. I will, as long as I live, I will carry on with the campaign and to get justice for my father," Pat Fay told Prime Time. His father Patrick was killed while putting petrol into his car on Parnell Street.
"I will carry on to do what I promised my mother. I’ll see it to the end."

The expansion of self-awareness drives your change and transformation. Your physical awareness is obtained through Vital Basic Force and the Ruler, Judge. Its goal is to Intuitively live the Feminine Eros; Physically manifest Vitality and express Feminine Goodness, Benevolence, Humility and Beauty.
Triangles
Your spiritual, mental and physical awareness is further enhanced today by the triangle formed with the 1st principle.
The spiritual and the mental triangle call for the higher dimension of your free will, the Divine Will. Let the Divine Will (or God’s Will) be your free will. The spiritual-physical quadrant, connecting the spiritual level to the physical level gives you this strong intuition to heal and aid, to intuitively connect with the ‘Holy Spirit’ (in whatever way you want to define Holy Spirit).
Pentagon
All the external points of the Pentagram carry numbers. This means that the masculine Pentagon is active today, enhancing your masculine capabilities. It comes with the energy of Mastering Inner Happiness.

Hi! May question lang ako. So i applied sa tp first week ng may but i wasn't able to answer their calls and also yung assessment since nagka-problema kami sa internet. So iniisip ko nun, since i wasn't able to answer their calls I opt to finding another company to apply to, pero kasi for a first timer sabi sa akin na okay yung tp so i plan to apply again but yun nga😅 nafill up-an ko yung dapat fill up-an pero di ako nakapag assessment test and interview. I'm just gonna ask if I should wait for some time before trying again? Also can anyone recommend me where i can apply? I want to apply to as many as possible companies para mas malaki yung chances of getting hired?
P.s. around pasig area yung mga pinag-aaplyan ko para malapit sana. I'm going to look sa ibang places if naubusan na ng pag-aaplyan sa pasig area😅😅
