Hey All, Recently bought 1.5 acres in North Central Ohio to build my house on. I plan to do as much of the work as possible myself. I have my floor and framing plans drawn up, but have been having trouble deciding on a foundation.
I initially planned to do a crawlspace, but there is a ~2 foot uphill grade to the back of the house. The frost line here is 3 feet, and I wanted one foot of block above grade, but in order to compensate for the height in the back, the backside would essentially have to be 6 feet, and obviously the front would need to match, so at that point, I may as well build a basement right? I also talked to the building department about pier and beam (I build lots of decks, so it’s a style of construction I am familiar with), but they said I needed engineered drawings for that. The engineers I spoke to were booked out months and a few worried about lateral loads. I also considered slab with a frost protected shallow footing, but worry about difficulties accessing and moving plumbing.
For more information, the soil is very dense for the first few inches at least, as it was previously used as a dump site for asphalt and concrete. The topsoil is basically compacted asphalt. The house is 24x32 on the first floor, 16x32 on the second floor, with 19 feet to the peak. The code that I have to follow is the 2019 Ohio Residential Code.
Just looking for any possible alternatives, suggestions, or solutions, possibly from others with similar climate. I understand foundation is not something to skimp out on, but I would like to be cost effective, as I’m building with cash over the next few years. Thank you all.

Hello friends! I've been recently working with the lovely O'Doyle Rules library, a triplestore-based RETE algorithm engine in Clojure, and I keep thinking that this type of declarative and reactive "facts & rules" approach would be very fitting and effective for implementing compilers1.
For those who haven't come across this paradigm before, here's how I understand this kind of inference/rule engines to work:
  1. There is a triplestore database that holds simple2 [id, attr, val] facts. For example, the s-expression (* foo 0) could be represented with a collection of individual facts like:

  1. There are simple2 rules that explicitly declare what kind of fact patterns across the database they're dependent on, and what should happen whenever there's a full match. For example, a simple rule that aims to optimize away multiplications that contain zeros could be written like:
    "Optimize multiplications with zeros" [:what [node-id :node/type :fn-call] [node-id :fn-call/f fn-id] [node-id :fn-call/args argslist] [fn-id :ident/val "*"] [zero-const-id :const/val "0"] :when (list-contains? argslist zero-const-id) :then (insert-fact! [node-id :replace-with "0"])]
NOTE: whenever we use a symbol in any column, we're binding that column's value to that symbol in the context of the rule. Whenever we use the same symbol across columns or facts, that's essentially an implicit "join" or unification across them. The :when and :then blocks can use arbitrary (Clojure) code to filter the incoming facts and generate new facts, respectively.
This can be read as: Whenever there's any AST node such that:
  1. it has an attribute :fn-call/f, which points to another node that has an identifier value of "*",
  2. it has an attribute :fn-call/args, which points to a list of other node IDs
  3. that list contains the ID of any node that we know is a constant with a :const/val of "0",
then that AST node should be replaced with "0".
  1. The engine analyzes all of the rules and their dependencies and compiles them into a graph that efficiently caches facts and semi-complete matches over time, so that a rule only fires when there is at least one full set of matching facts. Once executed, the rule may introduce more facts into the database which may then recursively trigger other rules etc, until a fixed point is reached and the execution is over (presumably with a final rule that will only match when there's a "compilation finished" fact inserted in the database and will write the finished compiled code to disk).
The main benefit that I see with this approach is that the compiler's behaviour can be built up with bite-sized chunks of logic/functionality, experimented with, and extended over time by simply swapping or adding rules into the existing (unordered) set, without having to worry too much about where the new functionality needs to be carefully spliced inside a complex codebase, or about manually plumbing (and debugging) the control flow of execution through all the rules.
Of course, I'm aware that this approach may have its own shortcomings (like performance, but let's not worry about that just yet). For example, rules clearly interact implicitly with other rules by virtue of being dependent on facts they may introduce, or by introducing facts of their own that may trigger other rules dowstream (which may in turn recursively trigger the original rule), and therefore a lot of potentially hidden complexity can arise that way. However, due to the explicit dependencies of rules on fact patterns and the explicit and traceable insertion of facts in the database, I can imagine developer tools that would be able to illuminate, statically check/verify (e.g. "there's a match conflict between rules X and Y", or "rule Z depends on attributes that are never inserted in the database and will therefore never fire"), and help navigate the potential interactions between them.
Does anyone have any thoughts or criticisms on this idea?
Is anyone aware of compilers that have already been implemented in a similar fashion?

Well, today has been the first day that I haven't contacted you since I said I wouldn't. I promised I wouldn't hurt you anymore and I am trying. While we have had moments throughout our years where we didn't talk everyday... today was different. There was a lot of time in the past year that I didn't message you because I was afraid to make you angry... afraid that hearing from me would just trigger memories of how much I hurt you... It was all just me letting my fear control me I guess. Instead of working with you to address things, I just thought I could hide from it all and it would get better.
I guess that is why in the past couple of weeks, I tried to be more open with you. I was giving you honesty that I should have always given. Though I know it was the worst time to do it... too late and still too painful to think of Bean.
I hope you are doing fine. The ring has helped me. Even though you are not here with me, I imagine words of encouragement coming from you when I fidget with the ring. Its hard to resist going back to the meds, going back to feeling numb. I don't want this pain, I know I brought it on myself. That if I would have done this work last year there is a chance we could still be us. But, I didn't and that is my pain to manage. I don't get to go hide myself in a bottle again.
Today, I fixed some plumbing at the house and worked on the truck a bit. It should be to start unloading the storage unit once I get some new tires on it. I also talked to the kids about reorganizing items in the kitchen. It will be a family thing where everyone knows where everything goes...and it won't be changed every couple days by my mother. She should be moving out soon, we came to an arrangement with the car.
I don't know if you have even found this account, and if you did do you even read these. I just miss talking to you and telling you about my day. Telling you about the kids... So I figured I would write my days here for you. When I talk about my therapy sessions, I will just keep a lot of my stuff coded around things that you will understand. You probably don't care, but it helps me process when I talk it out.

I’m being asked to weigh in on this, but it is at the intersection of real estate and landlord/tenant law and is outside of my expertise
I have a friend who lives in a house that has been subdivided into several rental units. Recently, they and their fellow tenants discovered an unaddressed maintenance issue. This led them to check the house’s permits and property records. They, my friend and their fellow tenants, realized that the house is listed as a single family home in a neighborhood that is exclusively zoned for single family homes. They also found that both the electrical work and the plumbing for the subdivided units as well as the conversion of the garage into a bedroom were all done without the appropriate permits from the city. The front deck was also installed without a permit, but that seems comparatively minor.
That’s the background, but the crux of what my friend wants to know is this; can they use the legal system to their advantage to buy the house at a below market rate?
Their proposed plan is to call the city and request an inspection because it is an illegal rental. The city would presumably shut down the rental property without evicting the tenants. At that point, they would offer to buy the house at a discount.
Their theory is that the owner would not be able to sell the house as a single family home without offering at market rates because of the permitting issues and because different parts of the house can only be accessed through different outside doors. Also, who would want to pay full price for a house with three kitchens and washedrier sets? The owner also wouldn’t be able to rent it out as a single family home for the same reason.
As additional leverage, my friend would be willing to pay the fines and bring the house up to code which would reduce the financial penalty the owner may face.
Basically, the owner would need to wait until all the current leases are expired and remove several interior walls, kitchens and washedrier sets in addition to paying their outstanding fines on the work done without a permit and in addition to bringing the electrical and plumbing up to code or sell the house at a steep discount. My friend believes that in given the choice of sinking thousands of dollars into the house to re-renovate it, the owner would most likely prefer to cut their losses and sell to them.
Is this a valid plan or a crazy one? It seems to make sense, but is there a legal reason why this would or would not work?

New Home Framing Question & Solutions
My family contracted with a national homebuilder to build a home in the Phx Az area. Framing is underway and I've noticed a few things that bother me. I love the building science space and realize I have limited control over a production builder, but this is what my budget allowed. That said, I want to ensure it's done correctly.
There were some irregularities around the foundation pour and under slab plumbing which led to one of the plumbing pipes to be exposed on the outer edge of the slab. I was told they will skim coat the slab after the cables are tensioned which will address this. Is this a suitable fix? I'd worry that a parge coat would fail after a season of expansion/contraction.
Second to my mind is there is not a continuous base plate for this exterior wall which will likely lead to air leakage, bugs and more. What is the correct method to ensuring this plumbing location is executed as good as it can be and or what is code for something like this?!?
Finally, we paid to upgrade to spray foam insulation with a conditioned attic space. I worry that the insulation in this area will be dramatically impacted, but tell me if this is a big deal or am I just being too detailed?

Hey shedditors,
I had this crazy idea for an improvement to our backyard space that I was certain would not be up to code, not allowed for one reason or another, or would be far too expensive to be a viable option. Just for kicks I started taking a look at the building codes for Salem, OR and confirmed that our home is large enough for a large detached structure on the property of the size that I imagined. The more I looked into reasons why it would not work, the more support I found for why it actually could work… and in some cases even better than I’d imagined!
We already have a wonderful home with a beautiful view from the font, but that unfortunately comes with a lack of privacy, street lights, and other aspects that keep sending me to the backyard. Our backyard is fantastic during certain times of year and is unbearable during other times. I have been looking for a solution and realized that this might be an option for us to consider.
The basic idea is to build a deck raised high enough to see the awesome view from the front and sturdy enough to hold a large hot tub with space enough for a family of 12 to hang out at a table and hammocks comfortably. We would then want a shed of some kind to shelter the space from the elements, while still being able to be opened up on nice days. I had other lofty ideas that involved feeding the fire heated hot tub with captured and distilled rainwater, but everything really depends on this idea.
So, my wife suggested that I put this crazy idea in front of the expert eyes of the shedditors before we ask a paid professional to take a look at something that may not even be possible!😊
I really haven’t done much on reddit (okay boomer), but I think it goes something like…
&tdlr: Can I build a shed on an ~ 15’ x 35’ raised deck in my backyard in West Salem and if so, at what ballpark cost (without relying on DYI skills)?

Anybody else have quality control issues ordering directly from Mubi in the US? I recently ordered Decision to Leave 4K from their site. A few days later the package arrived and inside was a standard Blu Ray. I double checked the site and my order but it seemed hard to mess up - their site only lists the 4K.
I reached out to them and to their credit they promptly responded. They said they had no idea how that could happen and asked for pictures so I sent photos of the format information on the packaging and the difference in UPC codes between what arrived and what was shown on their store. They didn’t hesitate to send out a replacement.
My replacement arrived and wouldn’t you know it… another standard Blu Ray 😅

I had responded to a post here and it was suggested that I repost to be more generally available and perhaps useful to others, so here it is.
My tub developed a problem one cold winter where the circulation pump developed a break in the plumbing line and the water leaked out underneath my (raised) deck creating an ice mountain in our cold weather conditions. The tub’s breaker eventually tripped leaving my tub with not much water and a potential freeze condition. Fortunately, I saw the ice mountain by chance and was able to get a service guy out quickly and get back online without much fuss.
This narrow avoidance of a potentially disastrous repair cost due to frozen pipes (and likely not a covered repair) taught me that I had to do something different/something more. I now monitor my tub's heater directly (it's usually very close to set temp), and the service bay, and the ambient temperature on my deck. I created a homemade solution with low-cost temp sensors, a Programmable Logic Controller w/custom code, and a home automation controller, also with some custom programming, and more custom scripting on my phone for display purposes.
All temperatures are presented on my phone and updated hourly (24x7, year-round). If my tub heater drops below 95 degrees (user selectable), I know I have to at least go check it. It's a worthwhile peace of mind.
I continually review options and most recently found a much simpler, lower-cost solution that offers the same capabilities. This approach is different than what I originally implemented, however the solution I present now is what I would do (and will still implement) today. It is entirely off-the shelf, requires limited technical knowledge, yet allows for optional coding to integrate with home automation controllers if you ever want to pursue that down the road. Best of all, it's inexpensive.

So, the total Investment is either $89 (discounted for new cust.) or $118 (no discount). There would also be tax and S/H.
Pretty much, you just follow the directions to connect everything:
1. Connect the waterproof probe into the Outdoor Tag Sensor.
2. Put the Tag Manager in a suitable location (proximity to the tag if possible) and connect it to your routemodem via a standard Ethernet cable. I found the coverage to be exceptional.
3. Create a Login account and Associate your Tag at Wireless Tag List.
4. Test and then mount your sensor at a suitable location on your Hot Tub. You could (a) just drop the waterproof sensor into the water (not the whole sensor device, just the probe); or (b) mount it inside the control panel and affix the sensor to the Hot Tub's heater output line. This is what I did because I didn't want the sensor probe floating around in the tub. If you do this, be careful if the heater is running - it can burn you. Use high-temperature aluminum tape (commonly available at Lowes/Home Depot type stores, or automotive stores). Just wrap 1-2 layers of tape, fastening the probe tip to the heatepipe. The temperature will vary when the heater is ON/OFF, but I've found it to be within less than 1 degree from my actual water temp (On my fairly well-insulated Hot Springs tub). My water circulates continuously so that may be a factor as well.
5. Download the wireless tag app from your mobile phone's app store. Be sure to install the widget so you have a constant view on your phone's home page rather than having to open up the app to view the probe's output. You can also view historical information collected from the wireless tag (on Wireless tag's website) which can be helpful.
6. In the online list of associated tag(s), you can expand the tag parameters, then click on “temperature” to open a number of options. There you can set a trigger temperature, and how to notify you: IFTTT, Tweets, Push Notifications, Emails. You can also select from periodic notifications or singular, and a separate trigger temperature to notify you as the issue is resolved.
7. Finally, now that you have the tag manager, you could get additional tags for other purposes. I use them to monitor ambient outdoor temps & humidity (also good for a humidor), our refrigerator, freezer, under-sink water leaks, and door open/close. Most of the tags are coin-battery operated but the batteries last about a year so not too bad at all, and battery levels can be checked on the wireless tag website. The outdoor tag is also waterproof itself so it could be potentially located outside of the tub’s control panel so you can change the battery without having to pull the cover panel/siding off.

I'm trying to get legal help for my mother and her business. She has owned/operated a 'Private Club' since Oct. 2019 in West Virginia. She signed a Lease Agreement with the buildings previous owner at that time. Around 2021 the owner of the building sold it and the surrounding property to my mothers current Landlord. The landlord never mentioned signing of a new lease at that time and both my mother and the landlord really just had a verbal agreement that nothing would really change, my mothers rent would be the same ($870.00 USD) to be paid at the same time (the 18th of each month).
Last month a tenant of my mothers Landlord left one of their properties in poor shape so the Landlord decided to create new Lease Agreement for their Tenants. They dropped one off to my mother Sunday 4/28/24 and said they would be back Tuesday 4/30/24 to pick up the new signed lease agreement. My mother nor anyone in my family are legal experts so we were hoping someone could assist us in this matter. (Lease Posted Below)
My mother agrees there needs to be a lease agreement between the current landlord and herself, but she's concerned of some of the terms of this new lease.
We have had some issues since the new Landlord took over the property but my mother is the type of person to brush things under the rug instead of pushing to create issues with them:
A few months after the Landlord purchased the property (in 2021) they came in to inspect because of a large water bill, they noticed my mothers 'Womans Room' faucet was dripping slightly and told her to replace the nozzle. So my mother did at her own cost.
Also around that time the Landlord renovated the top floor of the building into an apartment. My mother noticed her Power bill would grow around an extra $180.00 during the months the upstairs apartment was being leased out, as it turned out the building only had a single Hot Water Heater that was piped to both the upstairs rental and our downstairs business but it's electricity was only tied into my mothers Electrical, so she was financing the upstairs tenants Hot Water usage (showers, dish washing, clothes washing) I sat with her about two months ago one night and turned each breaker off in the store and only turned on breakers that were supplying power to the items we used. The Landlord called the next day asking why the upstairs tenants did not have hot water, the Landlord came by a few days later and changed the Hot Water Heaters electrical over from our power box to the tenants upstairs power box, but my mother had been paying for some of the upstairs power the past few years (2019~2024).
Around 2022 the Landlord said that there was a gas leak, they paid for the gas company (Mountaineer Gas Company) to come check out all the piping but the gas company could not find the leak and decided to Red Tag the meter and turn the gas off. My mother continued to get gas bills around $38.00 a month for about a year without ever having gas being piped into the building, during winters she would purchase electrical radiator heaters to plug in to keep the building warm. After about a year without the problem being resolved she finally called the gas company to get them to end charging her that $38.00 bill and had since just used the electrical heaters to heat the building.
Last year in November (2023) the landlord inspected again over a high water bill and noticed my mothers 'Mens Restroom' toilet would slightly leak, every 10 minutes or so the toilets reservoir would hiss for about 1 second to refill a little water, the ring seal had degraded slightly, so the landlord took the internal plumbing from inside the toilet and told us it had to be replaced. About a week later he brought a toilet in a box and sat it in the men's room and told my mother she needed to hire someone to install it, my mother couldn't afford an extra bill at the time so the toilet sat in the box in the men's room until this month (April) ((6 months)) when the landlord got their son to come install it. For those 6 months my mothers customers had to use the 'Womans Room' toilet. The Health & Human Resources Dept. did a inspection 1/25/24 and had to write my mother up (The only write up she's ever received). In the Violation Description it says: Code: 6-501-12 "Landlord has to fix the men's bathroom toilet."
In January of this year, as a customer was entering the store, a large gust of wind blew and knocked the door off of the hinges, luckily both the customer and door was uninjured but the landlord refused to fix the door, so my mother had to at a cost of $1,200.00 to have a company come and reattach the door to the frame. My mother asked if she could deduct the cost of repairs on her rent, but the landlord told her no, that she would have to pay the cost of the door and her month rent of $870.00 so that's what she had to do.
My mother loves her business and doesn't want to end it but she's having trouble keeping it afloat and she's afraid if she signs this lease she could potentially open herself up to more expenses in the future trying to keep the business running, the skyrocketing inflation these past few years have really put her into a bind and she can't afford to keep going on in this state. She's afraid if she signs this new Lease Agreement she'll be liable for more expenses to the landlord that she just cannot take on at the moment.
Any help would be greatly appreciated guys, no one in our family has a law degree and some things in this lease agreement seem suspect to us. We are both just unsure on how to proceed, should we sign, should we just decide to part with the business? Should we get a lawyer? What should we do from here?

I have been researching the business, taking notes, watching YouTube videos, you name it, for months now.
After doing some market research on Jungle Scout trying to find my niche and my product, I found a product where there is low competition and major improvements that can be made to the product. I truly believe I can create a product in this niche that is far superior than the current competition!
I have been in communication with a few suppliers now who have the bandwidth to create the product. I have yet to order samples or make a product order (I am still in the early stages).
So what next?
I have my Amazon seller account made. LLC has been created. I am not brand registered yet as I do not have a trademark yet.
Now, do I just build the product with the supplier, order samples, and make a product order?
Where do I get the shipment shipped to? Do I need to do anything with Amazon like register the product, make UPC codes, etc, now?
Any advice on the step-by-step process of building the product with the manufacturer, getting it to the Amazon warehouse (FBA), and getting it listed would be incredibly helpful!
Again, this is my “First Rodeo” for Amazon FBA. Any tips are so much appreciated!

Hey all,
I want to share my story on how I acquired Abralytics.com, a web analytics tool from Acquire (formerly MicroAcquire).

Background

I have been in marketing for 8 years, and since then, I have used Google Analytics to help clients measure website traffic. So much, I created a Google Analytics auditing tool that did well, but I sold it on Flippa (don't recommend) because I didn't want to do further development for GA4.
If you have seen any sentiment on GA4, it's very bad. So bad, that people have been looking for google analytics alternatives.

Searching On Acquire

In 2023, I purchased an acquire subscription to look for analytics tools to invest in. I chose to buy vs build because:
  1. I lack the time to build, and acquiring a growing startup takes the pressure off you
  2. I want to iterate on something already good
  3. I am a marketer, so my skills are more suitable for scaling than building
And to be frank, a lot of stuff in my price range was bunk. I saw fake users, fake revenue, and fake traffic. At this point, I was getting discouraged. Fast forward to the beginning of 2024 and Abralytics came across my search.

Conversation With The Owner

I sent a message to the current owner to hop on a meeting. But before I did, I went to check things he put in the description (AppSumo, SEO traffic using Ahrefs' free tool, etc.), and the traction he discussed checked out. At this value of a deal, you're usually just buying the product, but the value-add was already users and a good amount of traffic.
He also had a public and private roadmap for the tool based on customer feedback. And since I have experience in what people are looking for when it comes to web analytics, I thought I can make improvements in addition to his.
He received multiple offers, but he saw that I am passionate about web analytics and that I would make it my baby rather than another SaaS in the portfolio.

Under Escrow

The best way I thought of this was buying a house. When you are in escrow for a house, you have an inspector come and check the plumbing, electrical, foundation, etc.
When acquiring a SaaS, I searched for a technical co-founder to assist with first inspecting the code. This took two weeks to go through proposals (many that were created using AI), interview, and hire, but this was to make sure 1) I wasn’t being sold a lemon and 2) I was choosing the right person for the long term.
During this time, I also asked for all assets to get transitioned and sent to me (branding, codebase, etc.) The owner and I kept track of these things in a notion table. Meanwhile, Acquire uses escrow.com to keep funds in holding until I received everything.

Closing

Once I approved the assets, the funds were released to the seller. The seller also is providing some help post-closing. For example, he provided guidance to us on where the features can be added to the code.

What's next?

  1. Share my story by building in public on LinkedIn, Twitter, TikTok, and YouTube. No paid ads, just bootstrapped organic social
  2. Branding redesign
  3. Improve SEO with my marketing background
  4. Add more features
I'm on a high right now because I am excited, but I know this journey is not linear. There will be ups and downs, but that's why I am limiting myself to 2 hours a day with my day job. It's a marathon, not a sprint (word to Nipsey Hussle lol)
