The Dos and Don'ts of Buying Land in Arkansas
The Dos and Don'ts of Buying Land in Arkansas
The Essentials and To Avoids of Acquiring Land in Arkansas
If you've ever aspired to possess your own portion of the American dream in Arkansas, you're not the only one. With its breathtaking terrains, amiable communities, and relatively modest cost of living, Arkansas is an attractive prospect for anyone interested in purchasing land. However, before taking the leap and making a substantial investment, it's crucial to comprehend the essential steps and mistakes to avoid when acquiring land in Arkansas. In this piece, we will delve into everything you should know before procuring land in the Natural State.
Indubitably: Investigate the Property
Prior to contemplating the acquisition of land in Arkansas, it is absolutely crucial to extensively scrutinize the property. This encompasses delving into the history of the land, any potential ecological concerns, and any legal constraints that may impact your utilization of the land. Commence by attaining the property's legal description and physical address. This will be indispensable for conducting thorough research. Explore the property's ownership history, any encumbrances or easements, and any potential zoning constraints that could affect your intended use of the land.
Additionally, it's imperative to contemplate the environmental aspects that may influence the land, such as soil quality, water accessibility, and potential hazards like flood zones or natural disasters. It's equally crucial to inspect for any potential environmental contamination on the property, as this could have serious ramifications for your future utilization of the land. Much of this information can be acquired through local government records, environmental agencies, and private consultants.
To Oversee Local Regulations
One of the biggest errors that buyers commit when procuring land in Arkansas is disregarding local regulations and zoning restrictions. These regulations can significantly impact the development and use of your land. Prior to making a purchase, it is vital to acquaint yourself with local zoning laws, building codes, and land use regulations. For instance, if you aim to construct a home or a commercial edifice on the land, you'll need to ensure that the property is zoned for that purpose. Similarly, if you intend to utilize the land for agriculture or ranching, you'll need to comprehend any pertinent agricultural/conservation laws and restrictions.
Engaging with local government authorities and planning departments can be incredibly beneficial in comprehending and navigating these regulations. By conducting thorough research, you can save yourself from arduous legal battles and compliance issues down the line.
It's Essential to Consider the Location
Location is pivotal when it comes to acquiring land, and Arkansas offers a broad array of landscapes and regions to select from. Whether you're intrigued by the undulating hills and fertile farmland of the Ozarks, the sprawling forests and rivers of the Ouachita Mountains, or the flat plains of the Mississippi Alluvial Plain, Arkansas caters to diverse preferences. To ensure you choose the right location for your requirements, weigh factors such as proximity to amenities, schools, hospitals, and potential job opportunities. Access to utilities, such as water, electricity, and telecommunications, is also crucial to contemplate when evaluating the location of a prospective property.
Aside from these pragmatic considerations, it's important to deliberate the natural beauty and recreational opportunities offered in your desired locale. Arkansas's state and national parks, lakes, and rivers provide ample opportunities for outdoor activities, including fishing, hunting, hiking, and wildlife watching.
Avoid Disregarding a Property Inspection
Conducting a comprehensive property inspection is one of the most pivotal steps in the land acquisition process. A thorough inspection will disclose any potential issues with the land that could influence its value or usability. Key considerations encompass the topography of the land, the presence of any wetlands or water bodies, soil quality and composition, and any potential hazards such as sinkholes or unstable ground. Enlisting a professional land surveyor or engineer can assist you in identifying these factors and making an informed decision about the property.
In addition to the physical attributes of the land, it's crucial to gain a comprehensive understanding of any existing infrastructure, such as wells, septic systems, roads, and fences. An inspection will aid in identifying any potential maintenance or repair needs and factoring these costs into your decision-making process.
Ensure Financing is Secured
Acquiring land, especially substantial tracts of land, can constitute a significant financial commitment. Prior to commencing the quest for your ideal property, it's crucial to secure financing to ensure you can afford the purchase. Conventional lenders such as banks, credit unions, and mortgage companies may offer land loans, though the terms and requirements may differ from those for traditional home mortgages.
Another option is to collaborate with specialized land loan providers who comprehend the distinct needs and risks associated with land acquisitions. Be sure to explore and compare rates and terms from multiple lenders to secure the most advantageous deal.
Disregard Property Taxes and Insurance at Your Peril
Owning land in Arkansas entails ongoing responsibilities such as property taxes and insurance. Property taxes in Arkansas are evaluated based on the property's assessed value, and rates can fluctuate widely depending on the location and local tax rates. It's indispensable to allocate for these ongoing costs and factor them into your financial planning.
Additionally, it's vital to contemplate what insurance coverage may be necessary for your land. Depending on the specific use and location of your land, you may need insurance for hazards such as flooding, fire, or liability. Consulting with an insurance agent well-versed in land ownership in Arkansas can assist you in determining the appropriate coverage for your needs.
It's Fundamental to Collaborate with a Real Estate Professional
Navigating the intricacies of acquiring land in Arkansas can be daunting, which is why it's highly advisable to collaborate with a reputable real estate professional. A knowledgeable and experienced real estate agent who specializes in land sales in Arkansas can furnish invaluable guidance and support throughout the acquisition process.
A real estate professional can aid you in identifying suitable properties, negotiating with sellers, and navigating legal and administrative processes such as land surveys, property inspections, and title searches. Particularly if you are new to land ownership or unfamiliar with the intricacies of the Arkansas real estate market, having a trusted expert by your side can make all the difference.
Avoid Hastening the Acquisition Process
Ultimately, one of the most significant blunders you can commit when acquiring land in Arkansas is rushing through the process. Take your time to judiciously contemplate your options, conduct thorough research and due diligence, and seek advice from professionals. Hastening into a purchase without fully comprehending the implications and risks can result in regrettable decisions and financial strain down the road.
Conclusion
Acquiring land in Arkansas can be a gratifying and fulfilling investment, whether you're intending to construct a home, commence a farm, or simply relish the natural beauty and recreational opportunities the state has to offer. However, it's critical to approach the process with prudence and informed decision-making. By adhering to the essentials and avoiding common pitfalls outlined in this piece, you can position yourself for a successful and gratifying land acquisition in the Natural State. Remember to thoroughly investigate the property, contemplate location and local regulations, conduct a property inspection, secure financing, and collaborate with a real estate professional. Through taking these measures and avoiding common pitfalls, you can make a judicious investment and actualize your aspirations of land ownership in Arkansas.

2024.06.02 05:24 TheLotStore The Ultimate Guide to Buying Residential Land for Sale in Arkansas

The Ultimate Guide to Buying Residential Land for Sale in Arkansas
The Ultimate Guide to Buying Residential Land for Sale in Arkansas
The Complete Handbook for Purchasing Residential Property in Arkansas
Are you interested in acquiring a parcel of residential property in Arkansas? Whether you want to construct your ideal home, invest in real estate, or simply acquire a small piece of land for recreational purposes, purchasing property in Arkansas can be a fulfilling and possibly profitable venture. However, it’s crucial to approach the process with caution and attention to detail to ensure that you make a sound investment and find the perfect property for your requirements. In this handbook, we will delve into the intricacies of purchasing residential property in Arkansas, from the initial research phase to the ultimate acquisition and beyond. By the conclusion of this article, you will be well-prepared to maneuver the Arkansas property market with confidence and success.
Comprehending the Arkansas Property Market
Before you initiate an active quest for property in Arkansas, it’s imperative to have a strong grasp of the state's property market. Arkansas is recognized for its diverse terrains, extending from the undulating hills of the Ozark Mountains to the fertile farmlands of the Mississippi River Delta. This denotes the availability of a wide array of residential property options, each possessing its distinctive allure and potential uses.
The cost of property in Arkansas can fluctuate extensively based on factors such as location, size, and others. As per the United States Department of Agriculture (USDA) data, the average price of rural property in Arkansas was $3,150 per acre in 2020. However, this figure can vary significantly based on the specific area, with rural property in the state ranging from as low as $1,500 per acre to as high as $5,000 per acre or more.
Apart from the property's cost, it’s essential to consider other expenses such as property taxes, utilities, and any required site preparation or development. Having a clear understanding of all associated costs prior to commencing your search will aid in establishing a realistic budget and averting any unforeseen financial surprises in the future.
Selecting the Ideal Location
Once you have a fundamental understanding of the Arkansas property market, the subsequent step is to streamline your search to a specific location within the state. Arkansas is segregated into several regions, each possessing its individual climate, terrain, and amenities. Some of the prime regions for residential property in Arkansas are the Ozark Mountains, the Arkansas River Valley, and the Delta region. Each of these areas offers its own distinct benefits and potential drawbacks, signifying the importance of carefully contemplating your priorities and preferences when selecting a location for your property purchase.
One of the initial considerations when choosing a location for your residential property is the local climate and natural surroundings. Do you prefer the cool, mountainous terrain of the Ozarks or the flat, fertile land of the Delta? Are you seeking a wooded plot with abundant privacy or an open field with picturesque views? It’s also crucial to assess the property's proximity to amenities such as schools, shopping, and healthcare facilities, as well as the accessibility of utilities and infrastructure.
Another significant aspect to ponder is the local regulatory framework. Different areas of Arkansas may have distinct zoning regulations, building codes, and environmental considerations that can influence your ability to utilize the property for your intended purposes. For instance, if you plan to construct a new home or develop the property in some manner, you'll need to familiarize yourself with the local building codes and permitting process to ensure the feasibility and compliance of your plans with the local regulations.
Investigating Potential Property Listings
Once you have identified a general location for your property purchase, it’s time to actively search for potential listings. Various resources are available to assist you in finding residential property for sale in Arkansas, including real estate websites, local listings, and property brokers. You may also contemplate engaging a real estate agent specializing in property sales, as they can offer valuable expertise and guidance throughout the search and acquisition process.
When evaluating potential property listings, several essential factors should be considered to ascertain whether a specific property aligns with your requirements. These factors encompass the size and configuration of the property, its topography and natural features, any existing infrastructure or utilities, and its proximity to amenities and services. You will also need to account for any potential restrictions or limitations applicable to the property, such as easements, covenants, or environmental regulations.
Conducting a thorough investigation of the property's history and potential risks is also crucial. For instance, researching the property's ownership and title history, as well as potential issues such as liens or encumbrances, is important. Additionally, evaluating the property's environmental history, comprising potential concerns related to soil contamination, flooding, or other natural hazards, is vital. This data can aid in making an informed decision regarding whether a specific property is a prudent investment for your needs.
Conducting due diligence is an integral part of the property acquisition process, as it can help in averting potential issues and ensuring that you are making a sound investment. Apart from conducting personal research, collaborating with professionals such as real estate attorneys, surveyors, and environmental experts is advisable to gain a comprehensive understanding of the property and any potential risks or concerns.
Securing Financing for Your Property Purchase
Once you have identified a residential property that meets your criteria and has cleared the due diligence process, the subsequent step is considering how to finance the purchase. Several options are available for financing a property purchase in Arkansas, each with its own advantages and disadvantages. The most suitable financing option for you will hinge on your individual financial situation, the specifics of the property purchase, and your long-term plans for the property.
One of the prevalent means of financing a property purchase is through a traditional mortgage loan. However, it's important to acknowledge that securing a mortgage for undeveloped land can be more demanding than securing a mortgage for a conventional home purchase. This is attributable to the fact that land is deemed to be a higher-risk investment for lenders, as it typically doesn't yield income or provide collateral in a manner similar to a home or commercial property. Consequently, you may need to possess a robust credit history, a substantial down payment, and a clear plan for utilizing the property to qualify for a land mortgage.
Another option for financing a property purchase is through a land contract, also known as a contract for deed or owner financing. With a land contract arrangement, the seller of the property functions as the lender, offering financing to the buyer in exchange for regular payments over a predetermined period. Land contracts can serve as a flexible and accessible option for buyers who may not qualify for traditional mortgage financing, as they typically entail less stringent credit and income requirements. However, it's essential to note that land contracts also carry their own risks and considerations, necessitating a clear understanding of the terms and conditions before entering into such an agreement.
If you have the means to do so, another option for financing a property purchase is to complete the transaction in cash. This approach can providemultiple advantages, such as increased flexibility, a more straightforward buying process, and the capacity to avoid interest charges and long-term financing expenses. Nevertheless, it's crucial to meticulously assess the potential financial impacts of paying for land in cash, as this method can lock up a substantial portion of your liquid assets and restrict your capability to leverage them for other investments or financial requirements.
Navigating the Purchase Process
Once you have selected a parcel of land, completed extensive research, and obtained funding for the purchase, the subsequent step is to navigate the actual buying process. This usually involves presenting an offer to the seller, bargaining the sale terms, and concluding the transaction via a formal purchase agreement.
When making an offer for a piece of residential land, it's essential to carefully contemplate the specifics of the offer to demonstrate your commitment as a buyer and safeguard your interests as much as possible. This may involve elements such as the buying price, any conditions or contingencies for the sale, and the proposed timetable for completing the transaction. It's often advisable to collaborate with a real estate attorney or another expert to ensure that your offer is legally sound and aligns with your best interests.
Negotiating the sale terms can be a sensitive and intricate process, as the seller might have their own priorities and preferences that must be taken into consideration. By maintaining transparent communication and negotiating with the seller in good faith, it is often possible to attain a mutually advantageous agreement that satisfies both parties and establishes the groundwork for a successful land acquisition. Once the sale terms have been mutually approved, it's essential to finalize the transaction through a formal purchase agreement, outlining the specifics of the sale and granting legal protection for both the buyer and the seller.
Completing the Purchase and Beyond
After the purchase agreement has been concluded, the subsequent phase involves formalizing the finalization of the land purchase. This typically entails conducting a thorough title search to validate the property's ownership and legal status, as well as coordinating any requisite legal and financial procedures to transfer the land from the seller to the buyer. Depending on the details of the sale and the local regulations in place, this process may entail engaging a title company, real estate attorney, or other professionals who can provide expertise and guidance throughout the closing process.
Following the purchase and assuming ownership of the land, you will need to contemplate the subsequent steps for using and developing the property. For instance, if you plan to construct a residence on the land, you will need to consider the process of obtaining necessary permits, securing construction financing, and outlining the specifics of the building process. Conversely, if you are buying the land for recreational purposes or as an investment, you will need to deliberate on how to oversee and maintain the property to guarantee its long-term value and utility.
In any case, it's vital to stay informed about the ongoing financial, legal, and practical responsibilities associated with owning residential land in Arkansas. This may encompass elements such as property taxes, land management, and any potential modifications in local regulations or market conditions that could influence the value and utilization of the land. By remaining proactive and well-informed about these aspects, you can maximize the potential benefits of owning residential land in Arkansas and ensure that your investment remains solid and advantageous for years to come.
In conclusion, the acquisition of residential land in Arkansas is a multifaceted and intricate process that demands thorough research, strategic planning, and meticulous execution. By grasping the specifics of the Arkansas land market, selecting the right location, investigating potential land listings, securing financing, navigating the purchase process, and staying abreast of ongoing responsibilities, you can guarantee that your land purchase evolves into a successful and gratifying endeavor. As with any real estate transaction, it is important to approach the process diligently and attentively to make a prudent investment and locate the perfect piece of land to suit your requirements. With the appropriate approach and resources at your disposal, you can confidently and successfully navigate the Arkansas land market and obtain a valuable piece of residential land that satisfies your needs and surpasses your expectations.

2024.06.02 05:05 nobaddiesnoporsche Can a landlord evict and or require more payment from a tenant (CA) for getting and living with an ESA after they have signed a No Pets lease

Hi There!
I am currently living in a place with a short term lease (3 months) while I am working a specific job that requires I relocate for the time being. I have been searching for an ESA cat to get once I move out but the instances all lined up unfortunately for the cat to fall into my lap now. I basically need to make a snap decision on getting this cat or not but I am worried about my lease. The cat is an ESA cat but my lease says no pets and I did not disclose to my landlord before I signed the lease about potentially getting an ESA cat since I was going to wait till after. I have researched and it looks like under Californian law a landlord can’t evict or charge me any extra money for having an ESA even if my lease says no pets, but I’m worried since this is after I have signed the lease not before. Basically can anyone tell me whether or not I could get in legal trouble if I were to get this ESA cat and have it live with me? I would obviously tell my landlord and provide all the documents to them to show it’s an ESA, but i’m just really worried.
Thanks!

2024.06.02 05:03 Kooky_Reflection_578 I am tired of dealing with my bfs mental health issues.

I met my bf 3 years ago and he seemed like a really sweet guy at first. I knew he was struggling with leaving the military, but I had no idea how bad things actually were.
Quick backstory: My bf has high functioning autism but his mom had him in therapy very young, and by the time he was 17 he was a happy and healthy teenager. He joined the military and did great until the 3rd year in.
He started dating a girl and things got really serious, then she started cheating on him. He also started dealing with issues at work with someone higher ranking then him (I am not familiar with the military so I can't describe the situation well, sorry).
So on top of the horrible relationship where he was being cheated on, he was getting bullied at work and even physically assaulted a few times. Some of the guys teamed up and ended up jumping him a few times. When my bf would mess up at work the higher ranking guy would hit him with metal objects, it was bad.
My bf ended up having a psychotic break where he had a few attempts so they sent him to the psych ward, then he got out. He was a few months away from finishing his contract out, so it messed with his head really badly. He felt like a failure.
When he came back home the girl ended up leaving him for the guy she cheated on him with, further pushing him into his breakdown. She also spread lies about him because people that knew them were calling her out about cheating on him, so my bf lost a lot of friends and his reputation took a hit.
He began drinking heavily and he was having fits of rage/panic attacks along with S. attempts.
I had NO idea it was that bad, or I wouldn't have ever gotten with him.
6 months into us dating he started having panic attacks around me which I didn't mind helping with, until he eventually just dropped the facade and let me see the real him.
By then we had moved in together and I felt trapped. I desperately wanted to move out of my parents house so it was dumb on my part to move in with him so early into our relationship.
For the past 3 years I have had hope that he could get better. I have now lost all hope.
In the last 3 years I realized that he has a major issue with alcohol and when he gets drunk his emotions are amplified by 1000. He kept getting into fist fights, two of which I was hurt in trying to stop. He had two S. attempts in the parking lot of his favorite bar, he would get upset and just sprint away from everyone where we would have to search for him, he would scream and cry, it was a lot.
I was able to get him to cut back on drinking, but he refuses to stop. He doesn't get drunk anymore thank God, but when I would beg him to stop drinking he would get defensive and angry and start fights with me.
He has been diagnosed with bpd, bipolar disorder, literally anything the VA can think of to explain his insane behavior.
He would have daily "panic attacks" or episodes, I don't even know what to call them but he would have a melt down where he is hurting himself, screaming, crying, and breaking stuff. These episodes could last for hours.
He has broken so many doors, broken blinds, he threw a barstool in our kitchen across the room and broke the floor, I can go on and on and on.
My life revolves around him now. He has ruined so many things for me because of his anxiety and depression issues. I resent him.
On my birthday one year he got upset because I was frustrated with him for not putting more effort in. He didn't get me a present or plan anything and I was sad. So he took a bunch of his medication, went into a psychotic break, and I had to have a friend help me drag him to the ER where he freaked out and physically assaulted our friend.
I had to repeatedly punch and kick him to get him off our friend. It took 3 cops to restrain him.
I have had to call the cops multiple times because he is losing his mind and it is going on for hours. I have had to stop what I am doing and come find him because he is freaking out somewhere.
I am tired, I am angry, and I am so mentally done.
Every time we find a medication that works, it has some crazy ass side effect. So he will be completely normal for 6 months, and then boom the medication is attacking his thyroid, or the medication made him gain 45 pounds in 3 months and he looks badly swollen. Or his lab work is awful and he needs to stop taking the meds before he dies or something.
Then I have to deal with the manic and depressive episode that comes with us switching his meds, then we try meds that make things worse instead of better, until we finally find a med that works again. Only to start the cycle all over again 6 months later when he is having some insane side effect.
He is in therapy, he is taking his medication, but to him that is enough. He thinks that is him trying. He does nothing else to better his life.
I cook. I clean. I do everything around the house. His mom and I are like his personal assistants. We book his doctors appointments, I wake him up for work, I remind him of his appointments, I do everything but wipe his ass for him.
He is 100% disabled with the VA so he only has to work 2 days a week. The rest of the week he just bums around or he goes and hangs out with his friends.
While I work full time, I take care of him full time, I take on all of the mental load of our relationship, and I am a full time college student. I get no help or emotional support from him.
There is so much more I could say but this would be pages long.
I will probably get comments saying to leave but it isn't that easy. I don't have a supportive family or friend group. I have two cats that I would have to give away which would destroy me. I have an apartment with a lease I am stuck in for another year, and a life I have built down here that I don't want to lose.
I work from home for his mom which helps me get my college degree. I have adhd so when I was working full time in retail and trying to do school I kept flunking out. I would study after work but be so exhausted that I wasn't retaining it.
I need to do in person classes and with this job I can.
It just doesn't feel fair that if I left him, I would lose everything and have to give my pets away to someone, and have to put my degree on hold again. So I can either blow up my life and lose literally everything I have, or I can just put up with his craziness and just distance myself emotionally to survive through it until I can get my college degree and a good paying job.
It just really sucks. I am exhausted. Some days I hate him. Some days I am mean to him because I just feel so done. Some days I have bad thoughts like I wish I didn't wakeup, or I wish that he didn't wakeup because it would make my life easier.
It feels like there is no solution so that is why I came here to vent.

2024.06.02 04:07 lucifer_cass Roommate got cats and I have severe allergies. I’ve already experienced anaphylaxis once. Any advice?

For context I live in Georgia, USA. My roommate recently got cats (first she only got one then she got another one). She is violating our lease by not paying pet rent or the pet fee required by our property. I have severe allergies (I once spent 5 minutes in the living room and I was coughing for hours and wheezing and my skin got itchy). I have asked her to keep the cats in her room but she’s still allowing them to roam freely in the living room. I did spend one night in the ER because I had a migraine that did not go away for 7 days and did not respond to medication. It only resolved when I was given oxygen for an hour. My questions are: will I be evicted if I report her cats? What happens if I report her and she retaliates? Can I sue her for my medical bills if this continues?

2024.06.02 01:42 imissuinmyworld Aitah for wanting a chance after finally finding a way to fight my depression after all this time

Ok this is going to be a long one but this is my first ever post about my life this is a burner account. My girlfriend (f 31) of 14 years broke up with me (m 32) a few months ago and we still live together we broke up because I let myself get too far gone. I suffer from depression and anxiety as well as PTSD from having an abusive schizophrenic mother who's a narcissist, I also got into gangs when I was young to give you some background anyway our problems started almost a year into our relationship i didn't know i had PTSD yet but I got into fights with friends and even my dad a man I respect and am closer to than anyone other than my ex and my kids anyway I always had fits and one day she tried to hit me and I smacked her hand to the table she fractured her arm and I took her to the hospital she panicked and made up something about being jumped and the cops came and I think she told them I was the cause after a while but renigged her statement later they interrogated me for hours at the station I knew not to tell the police the truth is I felt bad I felt guilty I loved her so I told the truth we both missed each other and she lived with me and my parents we rented an apartment from my dad and him and my mom lived in another at the time we had a no contact order but she got on the phone when I called my parents and pretended to be someone else and we talked and they brought it up in court I ended up having to take a dv charge I was set to win the case but they used the phone calls against us and threatened charges on her and my parents if i didn't plead guilty so I pleaded guilty and when I got out she got pregnant she was working a good job at the time but she got into a car accident she already took a pregnancy test so we knew she was pregnant and I was happy I knew she would make a good mother and I knew i wanted her to be the mother of my children and my forever since the day we met we had already had a miscarriage and she had a whole in her heart from a child that she took care of in her past relationship she was a runaway and had past trauma of her own her mother was abusive as well and every boyfriend she ever had abused her I was supposed to be different I didn't know I was so broken if I knew I had PTSD I would have left her alone but we fell in love deeply I want to say nothing happened when she was pregnant but it did we got into a bad argument and I kicked the basinet and it hit her in the stomach immediately snapped out of it after that nothing else happened until the baby was born our child was born 3 weeks premature and was my pride and joy still is my ex had postpartum so I spent a lot of time with the baby and because of the accident my ex was passing out and having seizures which later we found out were psudo seizures but they felt real and sometimes she passed out or had a seizure and woke up not knowing where she was who she was who I was but she said my voice calmed her down and I was always able to bring her back to reality she got a few concussions from her seizures but also a few from me if I'm being honest I went to the neurologist with her because of the concussions she got from the seizures but to later give her one I was disgusted with myself but she couldn't work anymore so I looked for job i couldn't find anything so I worked for the apartments under the table but that dried up I found something else it dried up too I kept looking but it was useless I had to move back in with my parents with my ex and our first born they had a 3 bedroom and we paid them well she did I eventually got on SSI because of the physical pain from my mother's abuse bipolar disorder depression and PTSD I already went to get help when my ex was pregnant because I wanted to know why I was doing what I was doing my parents wanted me to get a check so they sent me to the counselor but I wanted to get help with my relationship and being honest helped me get my diagnosis but I lost that counselor like I lost every counselor I ever actually felt i could actually open up to anyway we are in my parents house and my mom is a big trigger for me we were paying rent and she accused us of stealing even coming in our room uninvited by then she was pregnant with our youngest and I wasnt perfect then either I was still struggling with my PTSD I did for years I pushed her in the closet and told her she couldn't leave my mom was there watching a constant trigger I snapped out of it but things got bad between my ex and my mom and they started to fight each other never physical but verbal and after she had the baby she almost died she lost a lot of blood I didn't know if I could trust my mom with the baby so I didn't go I still regret that decision but when she came back we waited for a few more and I used my back pay to get her a car and to get out of my mom's house our oldest has high spectrum autism and is really smart and talkative but after that short time living with my parents she developed selective mutism and we had to take her to speach therapy so we put up with roaches for 15 months just to get away from my mom and at the new place she got her lick back she was trying to beat on me and she was trying to stab me from time to time i had a PTSD attack and it would be back and forth but to be honest this started a new problem i was young and I used to flirt i kissed a girl once when we first started dating it was an ex she also slept with her ex best friend before I got locked up again just background truth is i was a flirt for a few years I was young and still searching for the approval i never got from my mom in other women I'm not proud of it though I was talking to women on Craigslist friends only and casual encounters sadly I wasn't trying to cheat i wanted someone i didn't know to talk to about my problem I stopped talking to all my female friends and she stopped talking to her male friends at each other's requests because of the cheating and I stopped talking to anyone that would be around a lot of women and all my other friends were either too gangster to listen or already in happy situations so I wanted to talk to a stranger that was a woman for advice I don't know what it is but women give better advice so I foolishly went to Craigslist and got caught but I ended up actually cheating months later with an ex that I thought I could be friends with but she was my first love and I told her some of what I was going through and we ended up having sex I was feeling guilty and took forever to get hard she had an IUD it was horrible tbh and on top of that she tried to 3 way my ex just to get me to admit it was her after my ex called her and acted like she wasn't the one i cheated with the whole time she tried to ruin my relationship after that after a year of trying and going to specialist my ex got her own SSI check and we got out of our roach infested apartment things were ok I had been trying to work on my triggers and had way less PTSD attacks and things were better for a few years she had a problem with me liking pictures on Instagram and I admit I hate being told what to do especially when I feel I'm doing nothing wrong and I was liking everything not just girls and I never commented anything but where did you get that shirt my girl would love that or happy birthday or thank you and I never slid in dms none of that I just liked pictures and I worked on it eventually because it was the only thing we argued about after a while but then everything changed we got into a big fight and I called her a name she ran at me got on the bed and punched me in the jaw so hard like I'm pretty tough I been hit in the face with a bat and when I tell you she hit me she hit me and when she went to hit me again I just reacted I flipped her then I blacked out I woke up and my hands were wrapped around her neck I snapped out of it and my parents took her to the hospital another thing I never learned to drive my step dad the man I call dad is a good man and a hard worker but he was a drug addict and a thug who was a alcoholic so he never had a license my whole life and my mom was to selfish to teach me I was always to poor for lessons my girl is the best driver I know but never taught me because she would say things like I'll be cheating as soon as I learn to drive so I never learned I regret that too anyway they took her to the doctor and she tore her hamstring I tried to take care of her but she wasn't having it she didn't stay rested she stayed on her feet one time she even punched me when I tried to help we were still in love but it was dying we eventually made up but every year after that she was telling me she needed help telling me she was falling out of love she asked me to help around the house I was lazy at the beginning of our relationship and I got used to her cleaning but by the time we got out of the roaches my depression got so much worse I was trying to get help until COVID kept losing counselors to the point I stopped telling them about my whole life and I started skipping straight to me and my ex I wanted help I was tired of hurting the woman I love but something else happened we got into an argument and I said something slick and she tried to stab me I evaded her and calmed her down but the argument went into the next day I locked myself in the bathroom and she tried to break the door down we had a sword in the bathroom for security and I threatened to stab her with it she had a panic attack and called the police I got a misdemeanor harassment charge but I never got mad I worked on myself I didn't want us to argue like that anymore I got out of jail and I was ordered to go to anger management I wish they made me go the very first time but when I went I embraced it and used it to help me with my triggers and that helped not only with my PTSD but with my fight or flight response as well after I got out I came clean about everything and even about the ex I cheated with man she beat me in the head so bad I got multiple concussions but I wasn't mad I actually felt good because I didn't black out I was doing it i was working on my triggers but we kept arguing and every year she told me that she still loves me and wants to make it work but she's losing interest and I told her I'd change and I wanted to but i couldn't my parents didn't take much medicine my mom took Wellbutrin and other things but they made her sleep all day she was dead to the world and I took paxil and Adderall as a kid and I felt like a zombie not to mention my dad was afraid of pills and side effects so I was afraid to take medicine but I needed it my depression was so far gone that I stopped feeling empathy I was empty and I let my guilt and regret and hatred of myself lead to more depression I'm a good singer and rapper I stopped doing music I blamed her but it was depression she suffers from cyclic vomiting syndrome and I just sat on my ass when she got sick I didn't help I wasn't doing dishes but I couldn't even wake up and take a shower or brush my teeth it was horrible I didn't love myself and I was angry at the world and I took it out on her I felt useless so when we argued about me not helping I called her useless everything I felt about me I projected onto her I was numb and I think she was too then I got on tiktok and found something I was good at again I got a lot of followers very quick but that one ex that I cheated with came back and this time It was innocent but my ex told me any interaction with her and it's over but she had a large following and I was trying to get paid but my ex found out and like an idiot I was trying to not delete or block her because im a man and I'm trying to get ahead you aren't a man you can't even help the woman you love you idiot then she kept telling me she was done but we dragged it on because we loved each other by December 2023 we were done but we were still acting like a couple I was in denial thinking we were fixing it because before my birthday at the beginning of 2022 I was diagnosed with high blood pressure I decided to have 1 last year of holiday food and going out to eat and we started working out 2023 and I have lost 108 lbs with her help and her love and support we started a diet and worked out in the house 5 days a week she saved my life once again of course I was in denial of course I was trying to work it out but those last few months were crazy that last year was crazy in 2022 she got into a car accident and she was sore for a while but she found out that she actually broke her rib and healed it messed up and never knew so she got into working out to lose weight and we started our diet in 2023 but in 2022 I found Kevin Samuels and all that alpha male red pill male chauvinist poison it was bull shit I was insecure trying to convince myself that the most feminine beautiful woman I know is some how masculine and modern wtf is modern i wasn't true masculine I wasn't high value i was a loser that couldn't get off my ass for the woman I love and those ideas are disgusting even if you have money you shouldn't be allowed to cheat that's crazy I would just spew that horse shit when we argued she told me thats what really started pulling her away every time she argued that she needed help I started to act like it wasn't my place and that if I had a job I wouldnt have to clean but the truth is I got anxiety every time I saw those dishes piled up I felt like my chest was caving in same with laundry or any chores working out forced me to shower every day but I still made excuses not to shower we did 15-30 minute workouts if I had to go to the gym I might have died from getting fatter I lost my motivation and looking back I should have taken meds but I told y'all how my parents looked at medicine and my experience not to mention my girl trying to fix stomach problems and sleep problems literally experienced so many side effects I was just afraid to take the medicine but I wish I did because I would have saved my relationship neither one of us takes depression meds I looked for work but I don't even have a GED if you want that story I'll save it for the comments btw I forgot to say our child also gets a check so together we make enough money to live we just struggle for some wants everyone has clothes but there's not always a lot of money to shop for every one so we rotate between buying things for them and us through the months we even had to pay rent in two different places at the end of our lease and we made it happen off our checks and donating plasma we paid 2700 between two places with teamwork and sacrifice but like I said we broke up December 2023 we broke up and I was in denial and thought we were working out we were losing weight together going out doing couple things still having amazing sex it was always mutually great i was big on massages and running baths i was a great gift giver but I didn't lift a finger she was sick and all I did was roll a blunt and run a bath I was letting fruit flies fly around the house we were going out to eat spending money we didn't have to go out to eat that's why I gained all that weight in the first place I don't understand I love her and my kids with all my heart I never thought she would never leave me I was afraid she would leave but I just let it happen she is the love of my life afraid or not I should have taken the pills but that too gave me so much anxiety but I should have risked side effects feeling like a zombie sleeping all day anything is better than this because if I took the medicine we might still be together and since she was able to get past her depression and she feels like she was forced to get out of her depression because she was a mom she hates me she comes from a vacationing family I couldn't give them a lot of that but we still go camping and go out of town sometimes we have a car that's almost paid off but we are 32 and she has nothing to show for being with me but a car an apartment and no savings and if I loved her i would have tried harder but I couldn't i was paralyzed by depression and anxiety she doesn't believe me because she overcame her depression and anxiety we moved in our new place and I was planning on ending my life God spoke to me for the first time and my ex always wanted me to find God but my mom was gullible when it came to scamming preachers and she wasted so much of our money on books and prayer cloths that I went away from my faith for years so finding God was weird but I was accepting of his love he told me to fight for my family and that the path might be long but I can get my family back if im reborn and I make the promises I couldn't keep all of a sudden im reading the Bible every day cooking every day cleaning every day even looking for a job everyday but she says it's too late we sleep in the bed together so I don't have to sleep on the couch we slept together like twice but it didn't mean anything she wouldn't even kiss me and she cut me off we always promised we would at least have a sexual friendship relationship but i think i messed it up i just want to make it work i even told her she could have 2 boyfriends so I can work on being who she needs and have some one to help her with everything else until I can show I can be her problem solver she says it's over but we were in love for 14 years we were in love 6 months ago but in March I made a joke that killed us she was listening to a song called john redcorn and we got to arguing and I said that's some John redcorn shit she thought I meant my daughter our youngest and after what I put her through when she was pregnant she couldn't do it and like an idiot I doubled down and she thought i was saying our youngest wasn't mine it was horrible I told my kids everything they are 10 and 12 they lost hope in our relationship for a while but they want me back with they're mom I know I have to stay this man for the rest of my life if I want to get her back i have to work on communication and keep a job im even going back to counseling but she thinks I never loved her because I let it get this far what do I do?

delete or block her because im a man and I'm trying to get ahead you aren't a man you can't even help the woman you love you idiot then she kept telling me she was done but we dragged it on because we loved each other by December 2023 we were done but we were still acting like a couple I was in denial thinking we were fixing it because before my birthday at the beginning of 2022 I was diagnosed with high blood pressure I decided to have 1 last year of holiday food and going out to eat and we started working out 2023 and I have lost 108 lbs with her help and her love and support we started a diet and worked out in the house 5 days a week she saved my life once again of course I was in denial of course I was trying to work it out but those last few months were crazy that last year was crazy in 2022 she got into a car accident and she was sore for a while but she found out that she actually broke her rib and healed it messed up and never knew so she got into working out to lose weight and we started our diet in 2023 but in 2022 I found Kevin Samuels and all that alpha male red pill male chauvinist poison it was bull shit I was insecure trying to convince myself that the most feminine beautiful woman I know is some how masculine and modern wtf is modern i wasn't true masculine I wasn't high value i was a loser that couldn't get off my ass for the woman I love and those ideas are disgusting even if you have money you shouldn't be allowed to cheat that's crazy I would just spew that horse shit when we argued she told me thats what really started pulling her away every time she argued that she needed help I started to act like it wasn't my place and that if I had a job I wouldnt have to clean but the truth is I got anxiety every time I saw those dishes piled up I felt like my chest was caving in same with laundry or any chores working out forced me to shower every day but I still made excuses not to shower we did 15-30 minute workouts if I had to go to the gym I might have died from getting fatter I lost my motivation and looking back I should have taken meds but I told y'all how my parents looked at medicine and my experience not to mention my girl trying to fix stomach problems and sleep problems literally experienced so many side effects I was just afraid to take the medicine but I wish I did because I would have saved my relationship neither one of us takes depression meds I looked for work but I don't even have a GED if you want that story I'll save it for the comments btw I forgot to say our child also gets a check so together we make enough money to live we just struggle for some wants everyone has clothes but there's not always a lot of money to shop for every one so we rotate between buying things for them and us through the months we even had to pay rent in two different places at the end of our lease and we made it happen off our checks and donating plasma we paid 2700 between two places with teamwork and sacrifice but like I said we broke up December 2023 we broke up and I was in denial and thought we were working out we were losing weight together going out doing couple things still having amazing sex it was always mutually great i was big on massages and running baths i was a great gift giver but I didn't lift a finger she was sick and all I did was roll a blunt and run a bath I was letting fruit flies fly around the house we were going out to eat spending money we didn't have to go out to eat that's why I gained all that weight in the first place I don't understand I love her and my kids with all my heart I never thought she would never leave me I was afraid she would leave but I just let it happen she is the love of my life afraid or not I should have taken the pills but that too gave me so much anxiety but I should have risked side effects feeling like a zombie sleeping all day anything is better than this because if I took the medicine we might still be together and since she was able to get past her depression and she feels like she was forced to get out of her depression because she was a mom she hates me she comes from a vacationing family I couldn't give them a lot of that but we still go camping and go out of town sometimes we have a car that's almost paid off but we are 32 and she has nothing to show for being with me but a car an apartment and no savings and if I loved her i would have tried harder but I couldn't i was paralyzed by depression and anxiety she doesn't believe me because she overcame her depression and anxiety we moved in our new place and I was planning on ending my life God spoke to me for the first time and my ex always wanted me to find God but my mom was gullible when it came to scamming preachers and she wasted so much of our money on books and prayer cloths that I went away from my faith for years so finding God was weird but I was accepting of his love he told me to fight for my family and that the path might be long but I can get my family back if im reborn and I make the promises I couldn't keep all of a sudden im reading the Bible every day cooking every day cleaning every day even looking for a job everyday but she says it's too late we sleep in the bed together so I don't have to sleep on the couch we slept together like twice but it didn't mean anything she wouldn't even kiss me and she cut me off we always promised we would at least have a sexual friendship relationship but i think i messed it up i just want to make it work i even told her she could have 2 boyfriends so I can work on being who she needs and have some one to help her with everything else until I can show I can be her problem solver she says it's over but we were in love for 14 years we were in love 6 months ago but in March I made a joke that killed us she was listening to a song called john redcorn and we got to arguing and I said that's some John redcorn shit she thought I meant my daughter our youngest and after what I put her through when she was pregnant she couldn't do it and like an idiot I doubled down and she thought i was saying our youngest wasn't mine it was horrible I told my kids everything they are 10 and 12 they lost hope in our relationship for a while but they want me back with they're mom I know I have to stay this man for the rest of my life if I want to get her back i have to work on communication and keep a job im even going back to counseling but she thinks I never loved her because I let it get this far what do I do?

Was DM by u/SubbyBubby95 asking a question if I was blocked by the username and the title and I said huh interesting went on this account and was not able to load up anything on his page and also the post that was in this subreddit is no longer available So I did some investigating and made a new account and when I type in his name on a search bar I got this post from a different subreddit
And as I was also talking to u/SubbyBubby95 we also come to find out that we both got different emails for the PayPal transaction so that was already a red flag for us. Here is my chat log (Red mark is Cover my info)

2024.06.02 00:35 imissuinmyworld What can I do to find my way back to the woman I've been with for over 10 years

Ok this is going to be a long one but this is my first ever post about my life this is a burner account. My girlfriend of 14 years broke up with me a few months ago and we still live together we broke up because I let myself get too far gone I suffer from depression and anxiety as well as PTSD from having an abusive schizophrenic mother who's a narcissist I also got into gangs when I was young to give you some background anyway our problems started almost a year into our relationship i didn't know i had PTSD yet but I got into fights with friends and even my dad a man I respect and am closer to than anyone other than my ex and my kids anyway I always had fits and one day she tried to hit me and I smacked her hand to the table she fractured her arm and I took her to the hospital she panicked and made up something about being jumped and the cops came and I think she told them I was the cause after a while but renigged her statement later they interrogated me for hours at the station I knew not to tell the police the truth is I felt bad I felt guilty I loved her so I told the truth we both missed each other and she lived with me and my parents we rented an apartment from my dad and him and my mom lived in another at the time we had a no contact order but she got on the phone when I called my parents and pretended to be someone else and we talked and they brought it up in court I ended up having to take a dv charge I was set to win the case but they used the phone calls against us and threatened charges on her and my parents if i didn't plead guilty so I pleaded guilty and when I got out she got pregnant she was working a good job at the time but she got into a car accident she already took a pregnancy test so we knew she was pregnant and I was happy I knew she would make a good mother and I knew i wanted her to be the mother of my children and my forever since the day we met we had already had a miscarriage and she had a whole in her heart from a child that she took care of in her past relationship she was a runaway and had past trauma of her own her mother was abusive as well and every boyfriend she ever had abused her I was supposed to be different I didn't know I was so broken if I knew I had PTSD I would have left her alone but we fell in love deeply I want to say nothing happened when she was pregnant but it did we got into a bad argument and I kicked the basinet and it hit her in the stomach immediately snapped out of it after that nothing else happened until the baby was born our child was born 3 weeks premature and was my pride and joy still is my ex had postpartum so I spent a lot of time with the baby and because of the accident my ex was passing out and having seizures which later we found out were psudo seizures but they felt real and sometimes she passed out or had a seizure and woke up not knowing where she was who she was who I was but she said my voice calmed her down and I was always able to bring her back to reality she got a few concussions from her seizures but also a few from me if I'm being honest I went to the neurologist with her because of the concussions she got from the seizures but to later give her one I was disgusted with myself but she couldn't work anymore so I looked for job i couldn't find anything so I worked for the apartments under the table but that dried up I found something else it dried up too I kept looking but it was useless I had to move back in with my parents with my ex and our first born they had a 3 bedroom and we paid them well she did I eventually got on SSI because of the physical pain from my mother's abuse bipolar disorder depression and PTSD I already went to get help when my ex was pregnant because I wanted to know why I was doing what I was doing my parents wanted me to get a check so they sent me to the counselor but I wanted to get help with my relationship and being honest helped me get my diagnosis but I lost that counselor like I lost every counselor I ever actually felt i could actually open up to anyway we are in my parents house and my mom is a big trigger for me we were paying rent and she accused us of stealing even coming in our room uninvited by then she was pregnant with our youngest and I wasnt perfect then either I was still struggling with my PTSD I did for years I pushed her in the closet and told her she couldn't leave my mom was there watching a constant trigger I snapped out of it but things got bad between my ex and my mom and they started to fight each other never physical but verbal and after she had the baby she almost died she lost a lot of blood I didn't know if I could trust my mom with the baby so I didn't go I still regret that decision but when she came back we waited for a few more and I used my back pay to get her a car and to get out of my mom's house our oldest has high spectrum autism and is really smart and talkative but after that short time living with my parents she developed selective mutism and we had to take her to speach therapy so we put up with roaches for 15 months just to get away from my mom and at the new place she got her lick back she was trying to beat on me and she was trying to stab me from time to time i had a PTSD attack and it would be back and forth but to be honest this started a new problem i was young and I used to flirt i kissed a girl once when we first started dating it was an ex she also slept with her ex best friend before I got locked up again just background truth is i was a flirt for a few years I was young and still searching for the approval i never got from my mom in other women I'm not proud of it though I was talking to women on Craigslist friends only and casual encounters sadly I wasn't trying to cheat i wanted someone i didn't know to talk to about my problem I stopped talking to all my female friends and she stopped talking to her male friends at each other's requests because of the cheating and I stopped talking to anyone that would be around a lot of women and all my other friends were either too gangster to listen or already in happy situations so I wanted to talk to a stranger that was a woman for advice I don't know what it is but women give better advice so I foolishly went to Craigslist and got caught but I ended up actually cheating months later with an ex that I thought I could be friends with but she was my first love and I told her some of what I was going through and we ended up having sex I was feeling guilty and took forever to get hard she had an IUD it was horrible tbh and on top of that she tried to 3 way my ex just to get me to admit it was her after my ex called her and acted like she wasn't the one i cheated with the whole time she tried to ruin my relationship after that after a year of trying and going to specialist my ex got her own SSI check and we got out of our roach infested apartment things were ok I had been trying to work on my triggers and had way less PTSD attacks and things were better for a few years she had a problem with me liking pictures on Instagram and I admit I hate being told what to do especially when I feel I'm doing nothing wrong and I was liking everything not just girls and I never commented anything but where did you get that shirt my girl would love that or happy birthday or thank you and I never slid in dms none of that I just liked pictures and I worked on it eventually because it was the only thing we argued about after a while but then everything changed we got into a big fight and I called her a name she ran at me got on the bed and punched me in the jaw so hard like I'm pretty tough I been hit in the face with a bat and when I tell you she hit me she hit me and when she went to hit me again I just reacted I flipped her then I blacked out I woke up and my hands were wrapped around her neck I snapped out of it and my parents took her to the hospital another thing I never learned to drive my step dad the man I call dad is a good man and a hard worker but he was a drug addict and a thug who was a alcoholic so he never had a license my whole life and my mom was to selfish to teach me I was always to poor for lessons my girl is the best driver I know but never taught me because she would say things like I'll be cheating as soon as I learn to drive so I never learned I regret that too anyway they took her to the doctor and she tore her hamstring I tried to take care of her but she wasn't having it she didn't stay rested she stayed on her feet one time she even punched me when I tried to help we were still in love but it was dying we eventually made up but every year after that she was telling me she needed help telling me she was falling out of love she asked me to help around the house I was lazy at the beginning of our relationship and I got used to her cleaning but by the time we got out of the roaches my depression got so much worse I was trying to get help until COVID kept losing counselors to the point I stopped telling them about my whole life and I started skipping straight to me and my ex I wanted help I was tired of hurting the woman I love but something else happened we got into an argument and I said something slick and she tried to stab me I evaded her and calmed her down but the argument went into the next day I locked myself in the bathroom and she tried to break the door down we had a sword in the bathroom for security and I threatened to stab her with it she had a panic attack and called the police I got a misdemeanor harassment charge but I never got mad I worked on myself I didn't want us to argue like that anymore I got out of jail and I was ordered to go to anger management I wish they made me go the very first time but when I went I embraced it and used it to help me with my triggers and that helped not only with my PTSD but with my fight or flight response as well after I got out I came clean about everything and even about the ex I cheated with man she beat me in the head so bad I got multiple concussions but I wasn't mad I actually felt good because I didn't black out I was doing it i was working on my triggers but we kept arguing and every year she told me that she still loves me and wants to make it work but she's losing interest and I told her I'd change and I wanted to but i couldn't my parents didn't take much medicine my mom took Wellbutrin and other things but they made her sleep all day she was dead to the world and I took paxil and Adderall as a kid and I felt like a zombie not to mention my dad was afraid of pills and side effects so I was afraid to take medicine but I needed it my depression was so far gone that I stopped feeling empathy I was empty and I let my guilt and regret and hatred of myself lead to more depression I'm a good singer and rapper I stopped doing music I blamed her but it was depression she suffers from cyclic vomiting syndrome and I just sat on my ass when she got sick I didn't help I wasn't doing dishes but I couldn't even wake up and take a shower or brush my teeth it was horrible I didn't love myself and I was angry at the world and I took it out on her I felt useless so when we argued about me not helping I called her useless everything I felt about me I projected onto her I was numb and I think she was too then I got on tiktok and found something I was good at again I got a lot of followers very quick but that one ex that I cheated with came back and this time It was innocent but my ex told me any interaction with her and it's over but she had a large following and I was trying to get paid but my ex found out and like an idiot I was trying to not 2024.06.01 21:58 BZPITU Are there realistic alternatives to owning a car, if I only need it for 3 weekdays/week?

Some background on my situation: 1. I have a terrible credit score, so leasing/loans are not an option 2. I currently get around fine without a car and have for multiple years 3. Cars have repeatedly screwed me financially far more than anything else in my life with unexpected repairs, breakdowns, and etc 4. I’m about to start a job where I will need a car consistently every Monday, Wednesday, and Thursday 5. I’ve tried researching online to see if car rentals would be cheaper than usual if I were to purchase 3 days/week in bulk (or something along those lines), but whenever I try to search every result is about travel, renting for an entire week/month, or purchasing rentals as a business instead of personally. Since I know exactly which dates I would need the rental, I’m wondering if there could be a way to get a discount purchasing “in bulk” for those dates across an entire month, or if there are any other options that would make a realistic (and preferably cheaper) alternative to owning a vehicle? 6. I live in the SLC valley suburbs to give some context on the area.
Thanks for any advice/help in advance!
Edits 1. I’ll need to visit 8 residential addresses for each of those weekdays (and have time to talk with the people at those addresses), and with how long it takes to get places with the public transit here I’m not sure that would be possible.

2024.06.01 20:02 Efficient-Property-8 The mirror.

This is a warning. Don't take things that aren't yours. My mistake as a teenager has ruined my life.
At the age of sixteen moved into a new house with my family since my father was offered a new job that payed him much more than what he was making before. We had been in poverty for years so when the pipeline company called him.. he instantly accepted.
Two weeks later we moved from my home town in Georgia. I will admit. It was really difficult saying goodbye to the friends I basically grew up with since birth. Mother reassured me it was better this way so I finally loaded my belongings into the moving truck. Our new home was about two hours away from our original location, so this meant I'd have to get used to a new remote place. I teared up as I saw the towns greeting sign. "Welcome to Clamville! Where memories are made." How ironic, I never knew this place would be my first week in hell. I knew then, I'd miss my original house every day. My hometown was all I ever knew.
All I could see was nothing but dirt roads and old homes, it felt like a ghost town. But hey, what did I know? Maybe I'd love the new place. My poor naive self..
The house we moved into wasn't much to look at. The outside was painted crimson with a black roof and a black door to match. The inside had two bedrooms, two bathrooms, and everything a house usually would. A few days after living there I realized we had an attic because of a chain hanging from the washroom. Me being excited, I immediately told my mother. I was always curious in my youth. She tilted her head in confusion and said "The owner never mentioned that."
My father always had ladders because of his previous job with the logging company so we searched the truck and found one in the back. My father had taken the pipeline work vehicle that day so it was never unusual for his beat up red truck to be in the driveway. My mother set up the ladder, began to walk on it, but then stopped half way in pulling the chain.
"Ma what are you doing? Pull it down so I can see what's in there-"
"I don't feel like this is safe, the previous home owner obviously didn't tell us it was there for a reason. Maybe it has some safety hazards-"
"He might've left old things up there. Like antiques or something."
She inhaled deeply and let out a long sigh. "Fine, but if you get hurt you'll never be allowed up there again. I mean it" She said sternly as she walked back down the ladder.
In my excitement I rushed and pulled the rusty chain so that the entrance was fully exposed. A cloud of faintly grey dust hit me in the face and I coughed. My mother complained about the mess but that was the least of my worries. I climbed myself the rest of the way in. The atmosphere felt eerie.
"Do you see anything?" Mother hollered. "Ma I haven't even turned on the light yet." I yelled in response. I felt around the attic and flicked a light switch and, the attic lit up. The floral wall paper in the room was peeling off and the floor was in need for a sweeping. Other than that, it seemed in fairly good condition. In my surprise nothing much was there besides a few boxes of porcelain plates, tea cups, and occasional old frilly dresses in piles on the floor.
Everything was caked in grey dust. From the looks of it, no one had been up here for years. My mother yelled once again and it caused me to jump "Everything okay?" She yelled. "Yes ma, I promise. There isn't much up here." I yelled back with a slight tone of annoyance, she always worried too much I thought. I paced up and down the floor to examine my findings and that's when I saw it in the corner. A beautiful antique mirror with bright gold edges, it resembled a magic mirror from all of those cheesy Disney movies I loved as a little girl. I grabbed it immediately, I just couldn't stop myself. It wasn't mine but I needed it. It's looks lured me in.
I admired the gold and beautiful shape, I wanted it. The owner left it so it WAS technically mine right? It was the size of my torso so it was easy to carry. I grabbed the mirror, turned off the light, and with caution, headed back down the ladder while clinging to it. Mother met me at the last step.
"What's that?" She asked. "Its an old mirror, and it's beautiful. I really want to put it in my new room" I said with joy. She examined it. "It needs some cleaning but.. sure I guess so. But just remember we don't know whose it is." She said. As soon as mother finished her sentence I squealed with excitement, even in my teen years, the littlest things brought me happiness as if I was four. "I told you there was atleast something up there Ma!" I ran to the bathroom with the mirror in hand to find Windex to clean it. As I was grabbing the cleaner from under the sink I felt an extremely cold presence behind me. I wrote it off as 'the house was old and probably needed some insulation work done'.
I headed to the kitchen table and began scrubbing the glass, the smudges just weren't coming up. I began to get aggravated and used different cleaning chemicals. Dawn dish soap, Windex, vinegar, ajax, and even baby wipes. It refused to come up from the glass and my excitement faded slightly. I went to mother's bedroom to go find her and ask her for more solutions.
"Ma. The finger prints won't come up" I said defeated. "Well it IS really old honey. It could be staining from inside of it." She explained looking up from her book. She was always seen with some type of novel in her hand. I sighed.
"Well..should I just hang it up as it is?"
"I don't see why not. It's clean now."
"Alright then." I closed the door as I left. I felt my gut twist and turn as I turned my rooms door knob. Little did I know then, it was my subconscious warning me for what was to come.
I headed to my room and decided to hang it up over my bed. I sat on the end of my mattress and admired it once more, even though it has a few smudges, it was still glimmering and shiny. I loved it.
I even looked at it as I fell asleep that night. To my dismay, I had my first nightmare of a criptid crawling out from the walls and grabbing my throat. The hands burnt as soon as it touched my skin. I couldn't scream. I was paralyzed. The figure was cloudy grey and had such dark eyes. As it's eyes met mine I finally woke up in a panic. The smell of the 'thing' is forever burned into my nose. I was covered in sweat and my hair was matted against my face. I went to the bathroom and immediately took a hot shower. I always hated how sweat felt. I didn't go back to bed that night, stayed up and drew in my sketchbook the whole time. I didn't want to ever have that nightmare again and I thought it would pass. I even prayed.
I checked my dimlight computer screen and it read 8:00 AM. I got up and made myself some fried eggs. Mother woke up from the smell and sleepily walked into the kitchen "You're awake early" she yawned. "Haha yeah, I was hungry" I decided not to tell her about my nightmare. Knowing her, she'd blame it on the YouTube videos I watch. The eggs were done and I grabbed two plates.
"Is father already gone? I didn't hear him leave."
"Yeah, you know how his job is.."
"I miss him Ma"
"I know. I do too."
We ate at the kitchen table without saying a word to each other. The move was impacting us both. Father came home at eleven at night now and always left at seven in the morning, while I was sleeping. He had weekends off but when he had spare time, he'd usually rest since his job was hard on his back. I knew I'd been enrolled into a new highschool in a few months after the summer was over and I was scared to leave mother all alone. She didn't do well when she was stir crazy.
The past few days after felt like a fever dream. I spent less and less time in my room, as a teenager that's never a bad thing but, I noticed anytime I was in there. I'd catch myself zoning off, looking at the mirror.
I kept having the same nightmare. It was repetitive nightly and it began to drive me crazy, I was desperate enough to begin asking for help on reddit, discord, online chat rooms, you name it. They all asked me a recurring question.. "Do you have any mirrors in your room?" At the time I thought it was such a stupid and irrelevant question. I eventually sent someone a picture of it in a private chat and they told me I needed to burn it and began rambling about 'negative attachments' I nervously laughed at the text. Burn? A mirror?.. that sounded ridiculous.
I laughed to myself and picked up the gorgeous mirror from my light brown wall. I gazed at it to see if this person was truly crazy and that's when it hit me. The smudges look like it's on the inside. I was in shock. I had so many questions running through my head like a fight or flight response. There was no way finger prints could be INSIDE a mirror.. right? I kept reassuring my mind and told myself I was over thinking it. I surely had to be paranoid from the lack of sleep. I went to bed and the dream repeated itself once again. The 'thing' completely devouring me.
I woke up. I had enough and cracked. I told my mother everything, she didn't believe a word I said. Though, in her defense, she never was the one to believe in negative energies or anything paranormal. Her denying it was anything to do with ghosts kind of eazed my fears. Though the nightmares continued, I was finally able to get more sleep. I became numb to it as I knew what would happen.
One night in particular I awoke from the same dream and my throat was dry as if it was caked with flour. I brushed my teeth to get the sensation off my tongue and I spit out pure black. I opened my mouth wide enough to see every tooth and saw it. To my horror, my mouth had a thin layer of dust on the tops of my gums.. the people warning me where right. It had to be evil.
I rinsed out my mouth and cried on the bathroom floor for what it felt like, hours. Something was wrong, so very wrong. Mother kept denying my claims and father was never at home to give me comfort. I picked myself up and decided then and there..I had to get rid of the mirror. I was going to smash it into a million peices, it's gorgeous petite shape was a wolf in sheep's clothing.
I sat in the living room and watched an old Looney tunes re run untill I fell asleep. Not long enough to have the dream of course because I woke up to the sound of someone in the kitchen. It was my father, I stood up from the couch.
"Can I hug you before you go to work?"
"You know I'd never deny one of your hugs kiddo, but why did you sleep on the couch?" he said as he wrapped me in a bear hug. I smelled the old spice on his clothes. I haven't had one of those embraces since we moved. I always adored my father growing up. I ignored his question about why I was sleeping in the living room.
"Have a good day at work. I was just tired." I didn't want him to worry or feel like this was his fault. He was trying his best for us and I knew that.
"Thank you kid." He said with a smile. He then walked out the front door. I'm glad I finally saw his face, it felt like ages. It was one of these moments I wished he had his old job again. Then I remembered all the times we had no money for food or water. 'It was better this way' I kept telling myself.
I finally walked back to my bed room and seeing the mirror flooded me with absolute rage. I grabbed the damn thing off my wall. I walked out into the front yard and I smashed it, picked it up and kept throwing it on the gravel. I hated it, I now hated how it looked, the pain it caused me, and the nightmares it brought. I beat it untill it was just the gold lining. I left it on the dirt ground and stared at it, I knew I'd have alot of explaining to do to my mother.
In that split moment I felt a weight being lifted off my shoulders. It was over. I could be joyful once more and enjoy my new home with my mother. With relief, I walked back into the living room. Examining my hands I found that there was a glass shard so I brought myself to the sink and washed my hands. I took a deep breath and stepped back into my bedroom. My once know sanctuary.
But there it was again.. the mirror. Back into it's original form on the wall. I couldn't believe it. I ran back outside and saw that even the shards of glass in the grass were gone. Since that day it's followed me everywhere along with the nightmares. Every house I've moved to since adult hood. It's been there despite me purposely leaving it. I regret finding it so beautiful and wanting it to be mine. I just can't escape it. Growing up since that, my mother never believed me when I'd cry to her about the dreadful thing. It was hard making friends in my new town because I was scared of having anyone come over to my house.. I feared the mirror would follow them too. I stayed to myself and would look for any reason to stay away from home. I believe this dreaded curse may follow me past death. The worst part of this experience is the feeling of pure insanity. Everyone telling me I'm crazy. I live everyday wondering if I've lost my mind. It tortures me mentally and I feel so alone. All I have now, is my reflection in that fucking mirror.
So take my warning and remember.. curiousity killed the cat.

2024.06.01 20:00 notablecitizen Best Car Leasing Options

Hi everyone,
I recently moved to Brussels two months ago and currently drive a car from my home country. However, I am planning to start my own company here and am looking into leasing a car through the business.
I've done some research and checked out options like LeasePlan and leasing through banks, but I've also noticed that leasing directly from car manufacturers seems to offer better and cheaper deals. I’ve searched a Class A Mercedes.
I'd love to hear your opinions and experiences on the best car leasing options in Belgium. Are there any specific companies or dealerships you would recommend? Any tips or insights on what to watch out for would be greatly appreciated!
Thanks in advance for your help!

2024.06.01 19:58 Efficient-Property-8 The mirror.

2024.06.01 18:04 Unable_Yam1230 I (26F) am contemplating leaving my 5 year relationship with my bf (34M)?

I (26F) have recently been more and more over my boyfriend (34m), we have been together for 5 years and as much as I thought he would’ve wanted to put a ring on my finger by now that all changed a little less than a year ago when we moved across the country together.
Before we first moved out here I told him “I would need help (financially) until I settled in a job” by this I meant just covering the rent and bills until I could help out. He told me multiple times that’s okay. Well apparently he didn’t know “how bad I was or he would’ve never moved out here with me”.
He put down the security deposit and first month and I gave him $500 to help out with what I can towards our new place. I was on the job hunt, and he was supposed to transfer his job to here which he decided he no longer wanted to do. Within less than a month he screamed at me that I was a “broke bitch”. (This has never left my thoughts)
I started hustling, tried working at a call center went through the training realized I didn’t like it ended that in late November. Meanwhile I was putting the rent on my credit card from October-December. I started my waitressing job late December & my other job I had lined up for my license opened the end of January. (I work 6-7days a week) I have not asked him for a dime for myself, he was helping pay the electric, internet, storage unit (we would both go back and forth paying).
While I was hunting for a job, he was slowly hunting for a job bc he felt like he didn’t need on right away. He started paying for acting classes and tried to get his life insurance license. Which he didn’t get bc of me (apparently I’m too distracting).
He gave me half month rent for January, and has given me less than half month for February-May. And still occasionally helped with the other bills.
Durning these months, we were fighting because I was being negative and had an attitude. I asked him he ever saw me in his future and he said “idk”. I brought up how I was suicidal and depressed and he turned it into his problem because how can I just say that to him and he not feel like shit.
I am way over my head in debt and majority of it is because of move here. I handle all the car problems, I was handling and still handling majority of the rent, while he is still in June searching and interviewing for a full time job. He has a part time job since January (working 16 hours a week and not paid when he doesn’t have clients), and has been in and out of other jobs since February bc he “can’t work corporate bc the modules and wants to just get to work”. If I have an opinion about anything he does which isn’t positive, I remind him of his mother.
So now In the present moment, I’m over it. I have tried to be supportive and be there for him but at the end of the day he didn’t help me when he could and instead belittled me. I feel stupid for letting it get this far, and I just want to focus on building my own life and making a good future for myself.
After our last loud fight (it wasn’t a big fight he just gets loud which makes it worse) he smacked ranch out of my hand and screamed at me in the car. A day later I told him “when the lease is up in August we have to figure out what we want to do because I no longer want to be in this relationship and screamed like that anymore.” Later that day he told me he understands and thanks me for helping out a lot more than I should be alone, and he won’t be screaming at me anymore.
All though he apologized, I can’t stop thinking about the fact that in the beginning of our move when I was at my lowest point he didn’t help me he made it worse.
So at this point in my life I just want to live my own life and love myself, is this just a hiccup in a 5 year relationship, am I supposed to be providing and taking care of him as much as I am?
TDLR; Me & my bf of 5 years have been fighting for less than a year. We moved across the country tg and when I was down financially he belittled me. I have been hustling for months and still am not able to save money or lower my debt. He is working minimally and still in a job search. I have been pulling more of the money paying majority of bills and rent. I am over the relationship and want to start focusing on my own life and bettering it, but it’s hard to leave him and he might fail. I think we both need to focus on ourselves and rebuild our lives.

2024.06.01 14:35 brtomlin92 Buying used or leasing in 2024

As my family is growing along with owning a house that we are slowly remodeling I am in need of a pick up truck. I currently drive a 2015 Toyota Corolla and my wife drives a 2016 Mazda cx5.Been searching for a while. The issue is I don’t know what the best decision is. Ideally I’d like to find a used Toyota Tundra but everything is so over priced since the last time we needed to buy a vehicles (pre-2020) and is seems like payments on a used tundra in our price range are going to be around 400-500 a month. This issue is a tundra in that range is 10 years old and has 100,000 miles or more on it. Leasing a new Nissan frontier is also around 400-500 a month. Looking for advice do I pull the trigger on a used Tundra with over 100,000 miles. Do I lease and hope the market is stable to buy something in a couple years. Do I lease a new suv for my wife and take over hers to at least get us both in bigger vehicles and hope that used truck prices come down later this yea next year and pull the trigger then.
Note: I am the type that would be happy buying and holding on to a truck for +8 years if it’s reliable. My wife on the other hand likes the latest and greatest so for me the only thing keeping me from buying a used truck is I feel like I will regret it if prices come back down and I don’t wait, why I’m considering leasing for a bit. Any advice is appreciated.

2024.06.01 11:17 momshometx House lease with reduced rent in exchange for maintenance - how to draw up?

Hello reddit!
I am in the process of leasing my mother's home. Our renter owns a handyman business and we are including a reduction in rent for ongoing services. The advice we received is to have him outline the projects he will do and his full hourly rate for these, then total the cost and split over the 12-month lease to come up with the monthly reduction in rent in exchange for these services.
Does anyone have advice or a good example of how to draw this up properly? In case it helps, we are in Texas. Would this be an additional clause or addendum added onto the lease agreement and reference within? I am having a hard time searching the internet for best practice here as my search results turn up lots of questions around tenants wanting to ask their landlord for a one-time reduction vs an agreement built in.
Thank you!

2024.06.01 05:07 zrog09 2 new user Shein app referrals available in exchange for new Temu app user referrals. Also lots of existing user referrals available to trade in Temu. You must go first, l’ve been burned twice now. First come first served. 251927469

I have 2 old phones that have never had Shein installed on them. (It was 4 old phones but I’ve been burned trying this twice now, that’s why I won’t go first again.) If you give me a new user referral for Temu I will give you a new user referral for Shein. Let me know what your username will appear as and I will make sure to get you the referral. Also needing “existing user” referrals for other prizes in Temu. If you want to exchange “refer an existing user” I am more than happy to do that too. I can do that with the old phones also so I can get you up to 3-4 existing user referrals.
For new Temu user referrals, use this:
251927469 - for new user referral - coin spin
255943466 - for new user referral 5 free gifts (only do this one as a new user if you can’t do the one above as a new user. )
Then the codes below are the ones you can use for existing user referrals. For each existing user referral you get me, I’ll return the favor in either Shein or Temu, just let me know what your username is so I make sure you get the referral.
251927469 - coin spin
255943466 - 5 free gifts
259142574 - 6 free items, invite and get
256977716 - 6 free items, invite and get
239378139 - fishland
241415931 - farmland
I have my phones next to me ready to get a Shein referral and install! Also really do want more existing users, please search as many of those as you can! I promise to get you back for each one.
First come first served!
