I bought my home from a landlord in 2021, he’s also a realtor. I contacted him about selling my home and I contacted a real estate agent who sold one 2 doors down for $50k more than the people paid ONE year after they originally bought it.
I’m meeting with the realtor who sold my neighbor’s home on Tuesday and the one who sold me my home on Wednesday. (Let’s call them Tuesday and Wednesday!)
A few things to consider:
I owe right around $100k on the mortgage and I’m really hoping to net $100k after commissions, paying off mortgage, closing costs, etc.
I paid just over $150k 3 years ago. I’ve added a radon mitigation system, a garbage disposal, a ceiling fan in the master bedroom, a knee wall in the attic (originally connected to neighbor’s attic), and I professionally landscaped the garden (I’d honestly say it’s the nicest garden in the neighborhood and one of the nicest in the town, I’m very proud of it).
My home has central AC which is very rare in my town. It was built in the early 1900s but gutted in 2020 due to a house fire. At this point, all electrical, pipes, etc was replaced and central AC/heat added. The only “problem” is some termite damage in the basement that has been at bay since before I even bought the home. Overall, solid home and I’ve kept it in really good shape.
Now onto the realtors….
Tuesday’s preliminary assessment of the value of my home is $220k
Wednesday believes my value is $200k
Tuesday says, with confidence, she’ll have an open house on a Thursday night and have showings all weekend with final offers on a Sunday.
Wednesday hasn’t shared his plan.
Tuesday sold the neighbor’s house in 2 days
I bought my home the DAY it hit the market and Wednesday had 2 other offers.
Tuesday said she will pay out of her own pocket for photos etc
I know Wednesday has a whole crew who could help with any minor repairs a buyer might want (this is a HUGE consideration…)
Wednesday knows the home very well as he owned it for 30+ years.
Who would you pick???? I have had a friendly relationship with Wednesday since buying the house as I’ve called him for a few things here and there - questions about the home. Is it weird I feel some sort of loyalty for that?

Hi folks,
First of all I am super thrilled that the API got planned for July. This is a feature which I hope makes it so I do not need any alternative way for forms anymore.
Is there any chance anybody currently knows what this API in first instance will actually include? I understand that over time things could be expanded, but I'm curious what I can expect when this feature is launched.
Will I be able to fully create, edit and publish forms over API calls? Or is the plan to only allow users to export submissions for example?
My use case in a perfect world would be duplicating a form from a template. Changing some text blocks and dropdown / radio options. Then publish the form to my custom domain. And after that being able to maintain the form (especially dropdowns / 'radio' button options) feeded from my own application.
It be really helpful to know if I can get my hopes up or stick to other solutions for forms that need to be more dynamic and intergrated with my app.

Hey I live in WA and will need a more stable and high functioning laptop within a reasonable budget that is going to be covered by a pay plan. Was wondering if anyone had suggestions.
I'll be using Toonboom harmony, Adobe Photoshop, After effects, Unity, Premiere Pro, Fire Alpacas, Autodesk Maya and capcut. Maybe clip art studios not sure yet though. If if helps I'll be doing 2D animation and 3D modelling.
Here's some other things obvious or not I'll be doing:

Introduction:

Greetings fellow Old Republic enthusiasts, it's been more or less a year since our last dev diary. In general, this year has been full of surprises, reworks and fun little modding shenanigans. First the 1.3.5 Update will drop in a couple of hours, we originally wanted to drop this update on the actual anniversary of lotor but the Stellaris Update and the Machine Age DLC threw us back a bit.
Nevertheless, we have many things planned for the future which benefit a lot from Machine Age changes, like potential Kilostructures (which fit Star Wars way better than Megastructures) or Crisis Paths for the Sith and Mandalorian Crusades. But before we lose ourselves in future content, what can you expect later today? For this, we split this Dev Diary into two sections, the initial one will focus on Technologies and Tech Tree alignment.

Technologies and the Tech Tree:

Hello everyone, allow me to introduce myself: I'm Sola. I've been working behind the scenes, handling internal testing, balancing tasks, and whatever else Bane decides to throw my way. For this LotOR update, I wanted to comb through the technology tree and revamp it. The aim? To ensure that, with the plethora of techs we've added, everything felt cohesive and choices felt meaningful.
Changing Progression Paths: One of the biggest changes we've made was to incorporate the bonus modifier technologies into the progression paths, instead of being an optional side-choice. This change helps with similar technology effects not clogging the limited technology choices, but also doesn't remove anything that would speed up tech progression. We've expanded upon the built-in 'gateway' system (the lock icon located at the bottom right of a tech choice). It should help indicate if a technology is a prerequisite for more than just the immediate following tech in the tree.
One example of the expanded gateway system, various technologies now show what kind of fields they advance, like the new Droids field which also has a unique research category on later technologies
A simple example of this new progression is: Thrusters 1 -> Thruster Improvement 1 -> Thrusters 2 -> Thruster Improvement 2, etc A more complex example is how laser weapons progress (image below): One of either Turbolasers 1 or Laser Cannons 1 needs to be researched to access the Laser Weapon Improvement 1 technology, and then for Turbolaser 2 or Laser Cannons 2 you need both the previous weapon level researched and the previous improvement technology researched. (You can completely skip researching either Laser Cannons or Turbolasers and still progress the other one to max tier.)
Technological Progress Example
Additional Starting Components: One significant change involved introducing a "level zero" version for components with multiple research direction choices. Currently, these include Missiles, Torpedoes, and Shield Types. This adjustment ensures that concussion missiles, proton torpedoes, and deflector shields are not a level ahead of other choices within the same tech tier.
Aligning Tech Tiers: We also addressed inconsistencies in the placement of technologies on the tree. The tier spacing between direct improvements along any given 'tech-progression-line' is now much more consistent. For instance, fuel extraction bonuses were all in the first few tiers, they are now spread out and you should no longer see a million of them early-game. Also, components like armor or weapons now feature all their normal (non-rare) upgrades on the same tier. This also included filling in missing technology or adding more component levels to ensure a smoother progression.
I don't want to talk about the Droids, but I have to talk about the Droids: They follow canon classes now. Changing them all around gave me a headache. Lore-heads, you're welcome Super-secret message just for those that read these: Tech tree coming soonTM
Some of the Droid Technologies, essentially they follow a formula of advancements in Droid Brains unlocking various subtypes which give minor bonuses
Beyond those methodical changes various technologies got new Icons, names and descriptions in our ongoing effort to adapt them closer to the Star Wars Universe.

Map Changes and Replayability:

Back to me, my major focus for this update was replayability and the sense of actually finding something out there. Lotor (which as you can see everyone spells differently) has a inherent problem, it's a mix between the full randomness of vanilla and the entirely static galaxy of total conversions like SW: New Dawn or the late Fallen Republic. While this is a change made by design after years of working on the previously mentioned mods, we were still somewhat limited by the clusterfuck which is the Star Wars Galaxy (various authors just adding things they find cool without thinking about what actually makes sense).
To this end, we essentially changed a bunch of minor things which might make Lotor closer to lore-inspired than fully lore accurate, which at least from our perspective makes more sense for a game like Stellaris. In general systems are still where they are supposed to be but might be a bit of miss aligned compared to the Star Wars map to allow for more natural choke points, exploration and better visual consistency. Beyond that we also placed some systems strategically over the galaxy which are never mentioned but are there, like pulsars and black holes which rarely if at all get mentioned in Star Wars media.
But what does that have to do with replayability? We essentially want you to have a playthrough where the most important systems are where you expect them think Coruscant, Kuat, Mandalore, but systems between them are somewhat randomized with a set cannon name. This means minor systems can be different sometimes it's a pirate base, sometimes it's an asteroid belt etc., yet it still uses the canonical position and name it's supposed to have. To this extent, we also created a dynamic spawning system for pirates (which now use Star Wars ships & components) as well as the space critters (which are usually renamed to more lore accurate versions).

With this we essentially checked all the boxes we set ourselves for replayability, expect one. What can we actually discover out there? For this, one of the major features included in this version is a new rare resource system. Essentially it's 40ish deposits of rare Star Wars substances which can be found on planets through the galaxy. This initial version mostly focuses on rare metals, gemstones, medical supplies, but the system can be expanded in the future.
All rare substances have unique deposits with special icons and effects, which vary depending on the category. Some of them even have further uses
One further use is for example the reworked Isotope-5 which can be applied to various ship systems or the rare Oridium which has beneficial effects on ship armor
While no where being close to the full update, those previews show some of the new and reworked features in Lotor, we hope you will enjoy them and want to thank you folks for sticking around for two years!

The flames of the market are smouldering under the ashes in the Borgo Panigale offices. Ducati is holding up negotiations by taking its time to decide who will be Bagnaia's team-mate between Martin, Marquez and Bastianini. All that remains for the others is to wait, and then close with the one who will be excluded from the choice. Carlo Pernat, Enea's manager and a great connoisseur of the rider market, knows this well.
"Ducati's decision, which will probably come after the Mugello GP, is blocking everyone: KTM, Aprilia, Yamaha - says Pernat - Right now, no one wants to sign contracts, there are maybe some verbal agreements, which have the value they have. I understand Ducati because they have three very strong riders and if at the beginning they thought they would leave two of them out, now their mentality has changed. I have the impression that they want to keep two and so they are putting pressure on Pramac in particular, but Yamaha are pushing hard with Campinoti. These days there will definitely be talks, I think before Mugello even Pramac will decide what to do."
Today, Martin seems the favourite for the factory team, at this point Ducati could offer Marquez or Bastianini to Pramac, provided they want to go.
"It's a hypothesis, if they decide for Jorge, in my opinion Ducati will make proposals to Marc and Enea to stay with the factory bike in a satellite team. That I think is the route they are taking."
Would Bastianini accept being moved to Pramac?
"The priority is to stay with the factory team, everything else is to be seen. Going to Pramac with an official bike could be a possibility, but it's not certain. I speak as a manager, there are the lures of Aprilia, KTM and even Yamaha. I don't hide the fact that Aprilia has important aspects, there would be the combination of Italian bike and rider and a competitive bike, I am negotiating with them as with others. In any case, Enea will be able to find a place in an official team."
Does Bastianini still hope to stay in red?
"If Ducati is postponing the decision it is because they still have faith in him. We mustn't forget that Enea was completely lost last year, he had arrived in a new team without Giribuola, with a new bike, he was immediately injured, he hadn't been able to train, he was injured again on his return to Barcelona and, despite being at 70%, he had managed to win a race. Martin, Marquez and Bastianini are within 40 points of each other in the championship, does the thought of losing the future world champion scare Ducati? What would you do as manager?

The objective is to arrive at Mugello with clear ideas and there we can make pre-contracts, and I am sure that there will already be something written there."
Does Bagnaia count for nothing in this decision?
"Rightly they may have asked him for an opinion, but then Ducati goes its own way, makes its own evaluations. It's not what makes the decision."

Hi everyone,
Wanted help to understand what my options are and what are due to patch mayhem versus mods, etc.
Pre-patch was using DEF_UI with VIS, and started playing for real only post the AZ Prime show as I forgot I had this in my library. When I got VIS to work, REALLY LIKE how it sorts weaponry by ammo type, the WT changes, and simple things how PreWar Money isn't junk. Also really liked the naming tagging for apparel to show what body part it's meant for, etc.
Recently I noticed some items I've been picking up to not be categorized for either weapons or apparel. Seen this before for legendaries, but now it seems to be happening for common items. In particular 1 clothing item is causing me grief named "Metal Light Armor". In the past simply dropping from my inventory and picking it up made VIS do it's magic. This time nothing happens. What's worse is I can't tell what body part it's meant for, as several are named the same for both legs, and chest for example. Only way I know what it's for is seeing which appendage is highlighted in the pipboy.
Thought it was related to VIS, so I went the route of FallUI, FIS to see if that solved the problem as it's more recently updated. It didn't. Really like the colored icons, UI, and feel overall, but before going into complex mode (using basic), not liking the lack of WT changes nor how prewar money is again listed as junk.
Due to lack of experience with the game prepatchs, wondering if the item issue is a game patch issue, mod issue or both? I'd rather keep VIS with its WT and categorization options, and endure that one particular clothing item's confusing lack of clarity if I knew it was a one off, and due to progression I will not see other issues with other clothing items appear.
So trying to understand:
Anyway first world problems I know, but for now at least I think I'll revert back to VIS (WT and prewar money are key to my experience) and play the dang game.

I am quite a familiar user of standing desk (and ergonomic chair, too) and thought that maybe all the isssues and experiences I had with my standing desks as a long-time user can help those who are considering buying one:
  1. Never buy 1-motor standing desk, no matter how good its price is. Trust me on this as you will probably regret it shortly after 2-3 weeks of using it. First, 1-motor standing desk means weaker loading capacity. This will cause you trouble if you want to customize your desk. An average 1-motor standing desk can lift up to 100 - 150 lbs, but don't forget that this also includes your tabletop. A solid wood tabletop with the size 48''x24'' can weigh ~30 lbs already, not to mention all those stuff like monitor arm, 1-2 monitors and dozens of accessories on top of it (let's imagine you have a gaming monitor that's 34 inches wide, 2 sets of speakers, 1 CPU, keyboard, books, other decorations...ask yourself how long your 1-motor standing desk can survive with all these things). Apart from this, 1-motor standing desk also have high risk of causing uneven issue (because only 1-leg have the motor and the other doesn't) -> trust me, you don't want to buy a desk and plan to use it for 2-5 years, then constantly have to reach out to CS just because your standing desk has a silly problem)
  2. Invest in the frame, not the top: The most important part of a standing desk is its frame, not the top. The desk frame hosts all the technology inside it and directly affect 80% of your experiences. A deks frame that's considered good enough is one that is made of SPCC steel, can lift up to at least 200 Ibs. You should also check what's the max & min height of the desk frame to know if it's suit you or not. For me a good height range should be somewhere between 26'' to 53'' (some products in the market are now offering around 29'' to 52'', and for me it's okay but some of my friends said that with 29'' min height it's still too high for them). Also, normally after like 1-2 years, you might want to change your tabletop due to its decreased quality, or you just simply want to refresh your workspace. So you're gonna keep the frame and get rid of the old tabletop. That's why invest too much money on the tabletop in the beginning is not a wise choice to make.
  3. Choosing the right top: This can greatly vary depending on each user's preferences, but I believe most of the discussions would be about this thing: MDF or Solid wood. To summarize it: MDF is cheaper, lighter, and less affected by environmental changes (places where humidity is high can eventually affect the quality & finishing of solid wood furniture). In the meantime, solid wood top is heavier, sturdier and more aesthetically pleasing. Solid wood can come with different natural shapes and patterns if you a fan of these things. Also, there's one thing that lots of standing desk sellers or brands won't tell you, is that the shipping cost of solid wood top is quite pricey due to its weight. So if you plan to buy a solid wood, be aware that it's not that you are paying more for better quality, but sometimes you are paying more for shipping. I also asked some of my friends and colleagues about whether they like mdf or solid wood tabletop, and it's 50 50. But there's one thing I agree: people choosing solid wood top over mdf is not because of the finishing or quality but more about the looks and feels of it. As nowadays technologies allow standing desk makers to improve the finishing quality of their mdf top way better than before, and when it's out in the market it's difficult to pinpoint any imperfections on the quality (also, there's this thing called UV coating which is applied in the production of mdf wood top, the harder the UV coating is, the better the quality of the tabletop. you can search more on Google, I am not a technical expert so I will pass it here)
  4. Price: A 2-motor standing desk starts from $300 - $500 (Autonomous, Flexispot, Fezibo), or $600 - $800 (Ergonofis, Branch, Uplift), or above $1000 with some big brand names (HM/Fully, Secretlabs...). And it's really up to your budget, but for me it's not really worth investing in more than $1000 for a standing desk (I notice some brand like deskhaus sell their desk at $2000 which is crazy). I understand that higher price come higher quality, but please keep in mind this: will you actually use all of that crazy features and functions that go with that crazy price? For example, a $1000 desk frame (without top) is surely more sturdy than a $300-$400 one, and can lift up to 400 Ibs, but do you really need that capacity? For me, there are products that I just need them to be good enough and come with a fair price, and desk are one of them.
  5. Other things, keypad design, warranty...:. For some people, keypad design is a minor thing, as long as it functions well. But for me I have a different point of view. The interesting thing about the keypad are it's a small part of a standing desk but can significantly contribute to the overal feelings of user about the desk itself, depending on its design and how you interact with it. There a different types of keypad design in the market: Physical button; touchscreen (button or slide, like Ergonofis desks); and touchless (like the SmartDesk Levitate) Mine are physical button (from Autonomous), and it's alright. But I wish it has more cool features, like the touchscreen slider of Ergonofis or a integrating the keypad onto the desk top, like Secretlabs Magnus Pro. For me the important thing about the keypad is how cool/asthetic it looks, not its function. Because the memory presets and standing/sitting modes are way too basic to be considered, and almost all brands offer this so it's not a big concerns. But from the moment you interact with a cool, creative keypad design, you can immediately tell if you love that desk or not.
TL;DR: Go for 2-motor standing desk; invest money in the desk frame over the top; don't go for expensive standing desk (>$2000) unless you have to/or have budget; cool/creative keypad design can positively affect your overall experiences.

Keep in mind that this is a Kaiser-prepared document that is "sanitized." For example, it omits the key point that Kaiser Medical Groups are FOR-PROFIT.
This section drew my attention: "Every month, the Health Plan prepays the Medical Group a set dollar amount for each member enrolled. This payment method is called “capitation.” The Medical Group receives this payment for each enrolled member whether or not the member seeks or receives services during that month."
Those two sentences tell you most of what you need to know about Kaiser. Kaiser basically is a monthly premium collection business that happens to provide a few health care services on the side. Kaiser Primary Care Physicians do NOT want to hear from you, let alone address your medical concerns. The profit-maximizing action is to discourage Kaiser members from seeking ANY services whatsoever in any given month. The Kaiser system likes the six-week lag time between making appointments and seeing a physician because that is one more month that they can claim "capitation" payments without providing medical services.
None of this is surprising. There is the famous White House audio recording of a conversation between President Richard Nixon and advisor John Ehrlichman in 1971 concerning the Kaiser Permanente business model: "All the incentives are toward less medical care, because … the less care they give them, the more money they make.” https://en.wikisource.org/wiki/Transcript_of_taped_conversation_between_President_Richard_Nixon_and_John_D._Ehrlichman_%281971%29_that_led_to_the_HMO_act_of_1973:

To too many Kaiser personnel, Kaiser members are just nameless, faceless sources of monthly "capitation" payments and are an unwelcome burden on the rare occasion when they request medical services.
A "good" Kaiser member pays his/her monthly premium bill and demands NOTHING from the Kaiser system ... until age 65 when Kaiser and its greedy for-profit Medical Groups and Hospitals can start "milking" the Medicare system.

Hi All,
I'm after some tips/advice/recommendations about traveling/camping with 2 extra-large dogs, a GSD and Leonberger (he’s 60kgs and 750mm tall at the shoulders). Examples would be great. I'm looking at getting either an alloy tray and canopy or chassis mount canopy.
Planning to have it set up to go traveling/camping and so the dogs can sleep in the back and travel on the Spirit of Tasmania (12hr ferry trip). They usually ride on the back seat when traveling.
The tray would be 1875 L x 1900 W and the canopy 1800 L x 1900 W x 940H. The images are some of what I have in mind, with questions as well.
  1. Any recommended manufacturers? I really like the look of Dunn and Watson Gen 2, but if there is any within TAS that would be great.
  2. Would a 940mm high canopy look ridiculous on a new MV (Next Gen) Triton? This was the height recommended to fit a 130L upright fridge and lets the dogs stand up properly.
  3. Is an 1875mm tray too long? This size lets the dogs have roughly the same floor space as their crates while fitting a fridge in canopy.
  4. I would like a dog box cutout on each side towards the rear. These would have cover plates and would only be open when occupied by the dogs. Due to the space required by the dogs, will the watedust be a problem if there are no permanent internal walls?
