Good afternoon Everyone,
My wife and I finally closed on our home, a ruin in the Azores. We have a roof and some walls and surprisingly all of the windows, but all of the electrical, plumbing and interior walls need to be redone. The surviving stone walls are about 60 cm thick, so I am trying to avoid doing any work on them to start.
The existing walls basically create 4 spaces,
The top left is a huge lofted L shape with gorgeous original basalt floor, I thinking to keep it open as workshop and utility space. The big carriage doors at the top open onto the driveway.
The Winter Garden is an unroofed garden in the center of the house. It will be used predominantly to raise veggies and bird watch for now. Its not a space I am familiar with in homes so I'm looking for ideas on how to better utilize it
The Bottom Left is the great room, a guest bath and kitchen. I am thinking Overhang on the counter between the kitchen and the great room for a breakfast bar, and TV probably on that Right wall.
The right side is basically rotten out so I will be doing a lot of changes and custom work over there. One thing I am working on is building the sinks and cabinets into the huge nook under each window, (basically 60 cm by 120 cm) and in the primary suite there is an old servant's door that I want to build in another vanity there for my wife to have, its too small to use as a closet.
Questions: Does anyone have any ideas what to do with a winter garden? What do we think of the kitchen layout? How do we feel about the Guest suite? It feels like I lose a lot of space into that vacuum between the bed and the door.

I’m facing a perplexing issue with damp in my toilet and am hoping for some guidance or advice from anyone who might have encountered something similar. My apartment is located in a five-story council block. Recently, I’ve noticed severe dampness at the bottom of one of the walls in my toilet. The affected area is on the wall closest to the hallway, and it’s become so bad that the wallpaper was loose and moldy, prompting me to strip it off below the dado rail.
Here’s a quick layout to give you a better idea:
• Water closet area: Circled in orange in the attached picture. • Affected wall: Closest to the hallway, circled in pink. • Damp: Circled in blue. 
The top of the wall remains dry, which adds to my confusion about where the moisture could be originating from. Additionally, my neighbors in the flat directly below have reported water dripping into their toilet area, which suggests a link but doesn’t explain the source.
Can anyone provide insights on what might be causing this? Any tips on how to trace or fix such an issue? Could it be a problem with plumbing hidden in the walls, or perhaps something else?

2024.05.17 20:00 Fickle-Society7667 Tips for being my own GC?

Recently bought a house from 70s and a lot to be done. Below is the scope of work:
1. Major task 1: I have old cast iron pipes that I want to replace before the renovation.
2. Major task 2: I want to convert a family room to a bedroom by adding 1 additional small bathroom (50sf) next to it. The bathroom will be close to garage area where currently have no sewer line. So while open up the floor for re-piping, a new sewer line also need to be connected to this area.
3. Smaller task 3: Finish the bath and kitchen that will be damaged during the re-piping. No change on the layout. We pretty much already demolished the kitchen and existing bath. My dad is a handy man himself and confident we can do this one our own. The only thing we may need help with is to upgrade the plumbing and electrical to meet today’s code, since these were all very old.
I have already spoken to a few plumbers, GC and architects so I have a general idea. I am also working under my dad’s guidance. I have firmed an architect who will handle all the drawings to pull permit. Next step for me is to bit a GC. But gosh hiring a GC to do all these are so expensive!! The biggest cost is the plumbing, I already have licensed plumber quoted me $30K. GC is quoting me $75K to do the plumbing, electrical and structural build up to only dry wall finish. Does this sound reasonable? We still need to buy tile, floor, cabinets, hardware, all kind of stuff after drywall finish to complete the renovation. I am having the thought of being my own GC to save the $$. Is this feasible? If so, what are your tips? I am thinking below steps:

1. Finish the demolition on our own while waiting for architect drawing.
2. Bid plumbers to re-pipe the house and plumbing for the bathroom. Start pluming work first.
3. Bid electrician and upgrade all electricals.
4. Get handy man or reno company to build the frame for the add on bathroom, AC and vent.
5. Maybe need electrician to come back to do the final finish?
6. Call permit inspection.
7. Close drywalls and complete the surface stuff with my dad and handyman.
I am willing to learn and manage this. I just feel besides the re-piping, this is not $45K work of work to build the frame and electrical, it’s just a bathroom less than 50sf and the rest bathroom I am not changing anything besides placing old stuff with new? Am I been too naïve?

Recently bought a house from 70s and a lot to be done. Below is the scope of work:
1. Major task 1: I have old cast iron pipes that I want to replace before the renovation.
2. Major task 2: I want to convert a family room to a bedroom by adding 1 additional small bathroom (50sf) next to it. The bathroom will be close to garage area where currently have no sewer line. So while open up the floor for re-piping, a new sewer line also need to be connected to this area.
3. Smaller task 3: Finish the bath and kitchen that will be damaged during the re-piping. No change on the layout. We pretty much already demolished the kitchen and existing bath. My dad is a handy man himself and confident we can do this one our own. The only thing we may need help with is to upgrade the plumbing and electrical to meet today’s code, since these were all very old.
I have already spoken to a few plumbers, GC and architects so I have a general idea. I am also working under my dad’s guidance. I have firmed an architect who will handle all the drawings to pull permit. Next step for me is to bit a GC. But gosh hiring a GC to do all these are so expensive!! The biggest cost is the plumbing, I already have licensed plumber quoted me $30K. GC is quoting me $75K to do the plumbing, electrical and structural build up to only dry wall finish. Does this sound reasonable? We still need to buy tile, floor, cabinets, hardware, all kind of stuff after drywall finish to complete the renovation. I am having the thought of being my own GC to save the $$. Is this feasible? If so, what are your tips? I am thinking below steps:

1. Finish the demolition on our own while waiting for architect drawing.
2. Bid plumbers to re-pipe the house and plumbing for the bathroom. Start pluming work first.
3. Bid electrician and upgrade all electricals.
4. Get handy man or reno company to build the frame for the add on bathroom, AC and vent.
5. Maybe need electrician to come back to do the final finish?
6. Call permit inspection.
7. Close drywalls and complete the surface stuff with my dad and handyman.
I am willing to learn and manage this. I just feel besides the re-piping, this is not $45K work of work to build the frame and electrical, it’s just a bathroom less than 50sf and the rest bathroom I am not changing anything besides placing old stuff with new? Am I been too naïve?

I am currently making a Dwemer Vault mod, which will add the following(so far):
1) A large Blackreach expansion cavern, totally separate, but will be what Blackreach should have been(an actual city); will be bigger, have more flora(like pine trees and such) and a ton of Dwemer architecture
2) a Good 2 hour or so questline to explore the location and uncover an Ancient mystery
3) a massive Dwemer Vault(Fallout style) that will act like LotD and house all unique weapons and armor
4) a very unique follower I have never seen in any mod before(it's a secret, has to do with the mystery in #2)
5) I'm going to try and make the city manageable by the player(upgrade the city and its buildings, people show up if houses are available, radiant quests to fix electrical/plumbing/pest issues etc)

First post. Finishing basement and looking to add a full bath. The terribly drawn pictures show my rough idea for the plumbing. City uses 2018 International Plumbing Code. Little confused on a few things. Thoughts on current layout? Anything you’d change or do different? Thinking I may need to start the 3” pipe in bathroom in wall cavity and add clean out. Not sure if venting with only 1 2” pipe through sink is sufficient for whole system. Would take shorter run across hall to old drainage system but hvac and hot water heater in that room with the floor drain so no space. Thanks for any help!

2024.05.17 06:35 Viciousharp No cold water in only 2 sinks

So I'm absolutely stumped here. The water company had to come replace our meter because it was leaking. Once they replaced it and turned the water back (it was off for roughly 15 hours) on I noticed my upstairs and downstairs bathroom have no cold water in the sinks. Every other cold water line in the house works fine. Including the toilets and the showers in both bathrooms. Hot water comes out at full pressure from both sinks.
Both bathrooms are stacked and the same layout. I assume the sinks are sharing a cold supply but I had also assumed the showers and toilets were also.
I've checked the drywall with a moisture tester and it all checks fine so I don't believe anything is leaking.
I honestly am not even sure where to start with what could be the cause of this. Absolutely stumped.
I don't have pictures because I haven't opened up any walls yet to check plumbing.

Looking to purchase but current layout is clunky and awkward - in particular, would like to remove a raised wooden flooring platform in the centre of space. Doing so would mean open up the space a lot, adding value.
Problem is I have no idea what is under that platform, and do not know how to find out. The REA is clueless (no surprise) and I can’t find any building plans online.
Short of bringing a crow bar to lift up the floorboards, how would I figure out if it’s possible to remove this raised area? is there a database of floor plans out there? do you just have to guess this stuff and run the gauntlet at purchase?
I have a feeling the answer is that it cannot be removed bc adjacent to it is a raised wooden flooring that is exposed to the outside world (rain, needs drainage). So maybe this wooden flooring is drainage too? Seems odd if so.
Also to note this is the top floor of the warehouse. Level below is a commercial unit (which I assume has a ceiling area with drains/plumbing from this apartment). On either side of this apartment are others apartment with exactly the same layout: raised wooden platform + atrium etc. On either side of those apartments, there are commercial units but those do not have a raised area. it’s just polished concrete floors. good sign?

Half bath layout/plumbing advise
Looking to add a half bath to my 2nd story. I have true 2x6.5 joists, looking to cut as little as possible so this is what I've come up with.
Door is front left of room, straight back is toilet, roughly 18 on center from wall (can't go closer due to joist layout), small (19w by 17d) to right of door. I'd prefer it next to the toilet but this room has sloped ceilings so the head room is drastically reduced in this configuration.
3" drain from toilet to a wye, reduced to 1.5" into a 45 to send be straight through 2 joists (using 1.5" to minimize hole size in joist), 90* to feed over to vanity, 90 up to a sanitary tee, 1.5" through roof for vent, 1.5 out of wall for vanity)
3" pipe runs approximately 3ft before 90 down through the ceiling, so there's enough room for me to get at least 3/4" slope
My questions are this,
1) Will I have any issues with a 1.5" drain/vent from the sink into the 3" toilet drain
2) Will I have any clearance issues with the layout of the sink/toilet? The sink is slightly offset from the toilet so theres well over 24" in front of the toilet, as well as well over 15" on either side of the toilet.
I drew up a diagram in tinkercad, to scale, teal line is door swing, blue line is rough plumbing diagram. Would greatly appreciate any assistance.

I have a question about the normal business practice for an architect. We are opening a franchise business. The franchise drafted the layout but the plans had to be stamped by a local architect. We used a reputable, well known firm. Our permit got hung up with the city and through the grapevine it seems some of it could be avoided. The architect never came out to look at the site. There were some existing walls and we were keeping the plumbing in place to save money. The plans had all of the walls, including the existing walls, as new build. That had to be changed and cost money. The plumbing was located too far from the wall so the bathroom had to be shifted 3 inches, which was a change and cost extra money. The storage room, used to store merchandise (clothing) triggered something with the fire marshal and that room has to have fire rated drywall and ceiling and a 90-minute fire rated door. The grapevine said if the room had been labeled differently none of that would be necessary. I don’t even want to talk about the extra cost. And the 6.5 weeks we had to wait because “storage” is supposedly a trigger word. Before I go apoplectic on the architect, is this a case of shit happens or should this have been caught?
