Hi,
I'm in Ontario and my neighbor is being threatened with eviction over getting a puppy. My understanding is she can't be evicted, but does she have any options?
Landlord e-mail:
I am well versed in the Residential Tenancies Act (2006) and its rules surrounding pets in rental accommodations. While pets cannot be generally prohibited from rental properties in Ontario, their owners can face eviction proceedings for allowing their pets to interfere with the reasonable enjoyment of others and the Landlord's right of entry.
The following is also included in the lease agreement that you signed: "Pets xxvi. The Tenant agrees to not allow pets in the common areas. Any exception must be approved by the Landlord. The tenant agrees not to allow pets in shared units unless all other tenants in that shared unit agrees to allow such pet. Landlord may restrict certain types of pet based on allergic reactions that would affect the reasonable enjoyment of the community."
Your dog relieving itself in the common area kitchen, and it's presence there alone, constitutes interfering with the reasonable enjoyment of the community because other residents shouldn't need to fear entering this space because an unattended dog is present and shouldn't need to be concerned about falling ill when preparing food because a dog has contaminated the area with fecal matter.
Our staff, as the Landlord's agents, have the right to enter the kitchen and adjoining balcony without a dog present. When an animal is unattended we have no way of knowing if it is unfriendly and cannot put ourselves at risk during the course of our work. Maintenance staff may also need to access your suite in emergencies, and cannot do so if there is a dog present. For example, if a water leak was found to be coming from your bathroom and we aren't able to access your suite to shut off the water, you would be responsible for the cost of remediation and replacing the belongings of other tenants because the dog prevented us from carrying out our duties.
Keeping a long-haired dog also requires that any common areas the dog passes through receive additional cleaning, beyond what is considered reasonable and included in your lease.
Going forward and until this issue is resolved, all costs associated with additional cleaning or staff time wasted due to not being able to complete their work because of the presence of the dog will be billed back to you. Please also note that, as outlined above, the dog does not have the right to be in any areas besides your personal suite and must be kept leashed and under your control at all times when entering or exiting the building. The dog is not to enter the kitchen, balcony, or any parts of the basement under any circumstances. When entering or exiting the building with the dog, you must proceed directly to the exterior door or your suite and not stop anywhere in the hallways while the dog is present.
You must also immediately provide a tenant's insurance certificate indicating that the dog, and any damage it may cause to other residents or their belongings, is covered under your policy. The deadline for providing proof of adequate insurance is Monday May 20, 2024 at end of day.
For the reasons described above, it is in your best interest to seek alternative accommodations should you wish to keep the dog. I am prepared to sign an N11 Agreement to End the Tenancy with you to help facilitate this process, end your lease on good terms so we can provide a positive landlord reference and allow us to return any unused deposits. This offer will stand until May 31, 2024.
Should the dog remain after June 1, 2024 and you not have a confirmed, verifiable plan in place to move or rehome/surrender the dog that same month, we will have no choice but to file for an eviction with the Landlord & Tenant Board which will cause you to incur additional filing fees and attend a hearing before the tribunal. Reviewing LTB hearing outcomes from recent years regarding similar cases indicates that your chances of winning the right to keep the dog and remain a tenant at Osgoode are slim to none

I have been struggling with my weight nearly my entire adult life and need some help.
I went thought Ro to try and get a prescription however my insurance only covers it if I have Type 2 Diabetes so I either need to get fatter and sicker, loose weight miraculously on my own (if I could have do this by now I would have) or pay $1200 mo. out of pocket.
It is so frustrating seeing others find a way and feeling locked out of the club to a better outcome on this journey I am on.

Hello!
I was curious about the relationship between the lesion count, type of lesions, current EDSS and disease duration. I've had MS with noticeable relapses since ~2011, but my initial diagnosis was in 1997 - pediatric onset MS, discarded then after symptoms resolving quickly and completely, or so they said (tinnitus remained a permanent symptom).
I have ~100 lesions on T2 / ~30 on T1 / 15 on spine from which some disappeared completely and mostly regressed in size. EDSS is 1.5. Disease duration is probably 26 years.
What is your status?

Hi
After the company I work for currently undergoing redundancies and me having an expensive house repair bill I was hoping for some advice on emergency funds and what other people have (my job is safe at the moment).
I earn £41k and am mid 30s, no dependants, single homeowner with £110k left on mortgage (purchased for £200k). Take home is £2.5k, monthly spending is roughly £1.7k (this includes car tax/ and other insurances but pay them annually)
I currently have £16k saved in easy access savings accounts, plus another £8k in a stocks and shares ISA (Vanguard life strategy 100). I'm planning to increase my easy access savings to £22-25k
My first question is should the money in the ISA count towards my emergency fund or is it only money that won't drop in value that should be included?
Secondly when people recommend a 3-6 months emergency fund (or longer), does this just cover if you were to lose your job and then they have an additional pot for essential house/ car repairs?

Hi there,
I'm 22 (M) and a big petrol head lol, + considering getting a car on finance. Looking to sell my current car for around the £8k mark + could also put another £1.5k into a deposit (£9.5k deposit)
Currently earn around 1800 after tax a month + have outgoings of £375 which includes a mortgage and the usual bills. So after all outgoings I'm left with around 1400 a month. I'd be looking at cars around the £17-19K mark with the £9.5k deposit so would be financing £9500 MAX.
Is this a smart idea? Would it be better to take out a bank loan instead of finance? and as i mentioned before I'm a big petrol head so looking at something relatively quick/fun (Golf R, M140i etc)
EDIT: for some reason my insurance quotes for both cars are cheap around £750 a year.

What I don't need: life insurance. Me and my wife running several businesses. We are also into land banking business, and when/if something will happen to either one of us, technically the other side+kid won't be needing emergency funds.
Ok. So what we DO want, is an insurance which will save us from an unexpected hospital bill (let's say 500k/1M+) which will disrupt the business cash flow significantly.

Judging by this reddit, what we need is GHA Gold Lite, Gold Lite Plus or SILVER.

Ok, questions. 1. Why does many people on this reddit seems to purchase a combo of GHA Gold + HMO from MAXICARE (or similar)?
I'm do get the logic. GHA Gold, doesn't cover outpatients. I get it. But GHA Silver does. And GHA silver.is like 35k more expensive, then gold.

So....MAXICARE 250k coverage plan cost 40k/year. Soooo? What am I missing here, how does GHA Gold + HMO MAXICARE is better (seems like a common Philinvest reddit choice), then standalone AXA GHA Silver?

As for GHA (in general), I'm still a bit confused what does it cover in terms of accidents....
If you got into accident and need a surgery - then GHA supposed to cover it. I get it.
But if you get, bitten by a horse, fell from the bicycle, sawcut yourself during home improvement DIY project, fell from the stairs.... and have to visit hospital (without needing of a surgery, but with need of major treatment)...does such events got covered?

Today im here asking for help on getting Diablo IV! but lets deep-dive into the request a bit...shall we?
What is Diablo IV?:
Well, even if you're not an RPG or in this case, ARPG fan, you probably heard in your life about Diablo! it's probably the most famous ARPG of all times, it's been out for more than 20 years now and even with the latest up's and down's of the title in the past years, it's probably one of the best in its genre. For this reason i won't really make a wall of text about it, because im gonna be real, im a new player of ARPG's (beside playing some diablo 2/3 and path of exile years ago), the first one i took seriously was Last Epoch 1 month and half ago (amazing title, i suggest it to everyone that loves this type of games) so i don't really know a lot about Diablo IV lore, story, campaign etc. I kept spoilers away from me, because i think beauty of this genre, sometimes is to explore it by yourself without people telling you what to do and how to do at first.
Why i am requesting it now?:
As i said im a big fan of RPG's, MMORPG's and now recently ARPG's made space into my list of games that im loving and im starting to appreciate any one of them (beside Path of Exile where its still a bit hard for me, one day...one day).
I recently reached the "end" of the current Last Epoch "Season / Cycle" for the characters i made and i was looking deep into the genre, Diablo is game that i already played in the past (with diablo 2 maybe 3 even, years ago when i was a young boy) and i always had a great time playing it, also it's currently one of the two games on the market that's pretty new player friendly (like Last Epoch) and i heard/readed that they're improving the game a lot with the next seasons coming up in the next months, so this is probably the best time to jump in and learn the mechanics of this title and have fun with my friends or solo eventually, so to be prepared to the next big major content update for the game.
Im looking forward to play Barbarian class and then...we'll see heheh (im addicted to big muscle and big weapons characters ahah). I love the graphic, the enviroments, the aesthetic and the whole settings of the campaign (from what i saw on the steam trailer between last year and this week), it gives me a lot of old school rpg's vibes, also the character customization and combat seems amazing, really good to see.
Why im asking for your help currently?:
As you can imagine, right now, i don't have enough money to buy a copy of the game, even when it goes on sale still a price that i can't really afford. My job is not stable and every income i have goes towards my family, the bills and the GeForce Now subscription (cloud gaming platform that i use to play games on my old laptop, since my main computer died during the covid era and i couldn't buy a new one). Unfortunately i never had the opportunity to get the game even at launch or during 2023/early this year and it went out on sale always when i was short on money for gaming. Also on the platform where im playing (GeForce Now Experience cloud gaming) doesn’t have Diablo IV avalaible through the game pass but only from steam or battlenet, so I can’t benefit from the game pass.
For this reason im asking for your help and for your generosity once again, since i met a lot of good people around here and all of them were great.

I think I have misophonia but I'm not sure if it's a diagnosis type thing. I've done a lot of research but the only thing different I've noticed is instead of anger or irritation mine makes me cry. For example if I hear gum chewing I don't get mad about it I just start crying. Does anyone experience this too?

 I (23F) am really struggling to move forward in life. For context I recently switched jobs from sales to Pizza Delivery. My last manager was just awful to deal with, she cared more about putting money in her own wallet than her workers safety. About 2 months ago I transferred to a pizza delivery company because my friend was just raving about how much better it would be for me to work there. She told me I would be making just as much money and the work environment was comfortable with kind customers/employees. Literally a month into working I got in a car accident with a car I JUST took a bank loan out to pay for. (He was wanting to drive at least 300 feet in the bike lane to turn right at a light way behind me. Traffic was at a complete stop and backed up, the two lanes to the left of me had traffic stopped with a gap for me to turn left back into work. He was driving so fast when he got in the turning lane I didn’t see him until I was making my turn and it completely totaled my car… my radiator sits in the very front of my car.) my insurance still has not gotten back to me about who is at fault and I had to sell my car because the towing company wanted $500 to give me my car back and I didn’t have the money. I am now without a car having to work as an insider making not even half of what I was making before. I’m stuck with a $4,000 car loan with no car to show for, and I’m barely able to find rides to work every day. I can barely afford to pay for my bills, my boyfriends has to help me pay them every 2 weeks because I keep running short in money. We barely have money for food at this point and i just don’t see me making enough money to be able to afford another car. I can’t afford to take out another loan since I also have snap payments for $5,000 of work I had done on my car to get it up and running. I can switch my job and still barely have enough money to live at this point, with no opportunity to save for another vehicle. I am so lost at, I worked so hard just to end up here, no vehicle, making less money than before, and I’m CONSTANTLY getting sick and vomiting from the stress. I don’t even have the money to see a therapist for a single session.. I really need some advice I don’t know what more I can do except work my life away praying for miracles.
