I saw this title back in Feb 2024 and didnt pay attention as ESR share price slided and continued to make lower low until around 7 HKD. Since then, the stock price had rebounded by around 50%.
It is not easy to make a call on how the share price will eventually move given that recent rebound saw it hitting around 13 HKD before coming back down to 11 HKD by end May 2024.
Warburg Pincus and other fellow big shareholders are unlikely to want to exit their stake at low valuation but will potential offeror consider a pricing satisfactory to them?
Lets not forget that some shareholders have rollovered their stake at a relatively high pricing back in late 2021 and early 2022. If they exit it at a low pricing, how would it impact the value of their holdings?
What will happen to ESR with a potential offer aka privatisation proposal from Starwood? Lets not forget that Starwood may have its own fair share of problems? Coupled with a key political meeting in China in July 2024, what would happen?
For me, I am not significantly interested into real asset fund manager... Unless the pricing is really attractive, I will not acquire a stake in ESR. This is not to say that the share price will not go up. Anyway, when I say attractive, I mean it has to be at a valuation much much lower than 7 HKD...

so if you need to state it as NRV value (if its lower).....how will the balance sheet balance.

now if i need to state that my inventory is worth only $20 where does the $80 go? so that balance sheet remains balanced

Now I want to preface this by saying that I DO NOT want the pings to show up in the 3D world like Valorant does, in order to prevent cheesy smoke spam and OP wallbang angles (that would normally require skill and practice). However as an ex-Valorant player, I do feel like I sorely miss this feature when trying to give info to my team quickly and in a convenient way that is easy to understand. It would make those games where no one is talking much more tolerable and allow players to better coordinate things, especially in parts of the map that don't have well-known callouts, even in games where people are using mics.
Examples:
To be honest I can't really think of a downside to adding this feature, as long as the pings don't show up in the game world and lead to abuse and lowering the skill gap. It would make coordination easier, and add an easy way for no-mic teams to at least provide some sort of value if they're not going to talk.

So, I've been on a diet for almost 2 months now. What I do, is the following:
At 12.00 I have a proteine shake. at 14.00 I eat three crackers with lean meat, like chicken filet or smoked bacon. Single, thin slices. At 16.00 another shake. At 18.00 A cup of soup. Just a 300ml coffee mug full of cup a soup. At 20.00 I eat one of these three meals: - A salad, consisting of tomato, cucumber, a pickle, some chickory, an apple, and some lettuce and some (about 80 grams of) chicken filet. - A stir fry of vegetables (usually brussel sprouts, carrots, green beans, or somethimes some cabbage or chickory) and 100 grams of lean beef sausage. - Twice a week this meal will be a chicken cordon blue with some white beans. The cordon blue is just a way of rewarding myself with a little extra senseless calories, to eat something I like. - During most days I will eat 200-300 grams of fruit in between, mostly grapes, apples, and tangerines. Sometimes a pommegranate.
On saturday evening, I will splurge a bit, give myself permission to break the diet, and that means: Drinking 1 cocktail and 2 bottles of cider. I will also eat some fruit and maybe 50-60 grams of lean meat like roastbeef as a snack.
I figure that with all this, I'm at 1200 calories a day, except for a little extra on saturday, which also should never get me over my 2500 maintenance level.
I'm a 1m98 man, 46 years old, currently at 118 kg I take 8-10 km walks 3 times a week, but I don't exercise much, and I probably will not exercise either. It's just something I hate very much.
Another thing that might be important to know: I take 25 mg of quetiapine, an antidepressant, every day.
This diet has helped me a few years back, to lose 25 kg, whicdh I have put back on since then. In fact, it helped me to lose it fast. Now I started doing it again, and after losing 7 kg initially, I've been stuck at 118 for 4 weeks now. Why is that? What can I change to make it work again?

First off, I just wanted to thank you for making a safe space where people like me can post without judgment.
Here is my context: I ordered 10mg from Arctic Peptides after being on Oz for a couple of months and it was starting to get expensive, so I took a gamble after seeing the feedback here.
Idk how I picked 10 mg instead of 5, but I can make it work.
I made a chart of what I would have done to reconstitute it with PeptideCalc, and I was hoping someone could take a look and let me know if my math checks out.
To start, if I need to go back from 0.50 to 0.25 or if going higher proves challenging side effects wise, I added smaller values to use with a 0.5ml syringe. I want to do this as safely as possible.
The bottle seems to be too small for the 10mg powder I accidentally ordered and 5 ml BAC water that won’t fit. I had to redo my math and now I’m thinking of doing 2ml BAC water instead, broken down as follows on the included images, but my other concern is, that the powder arrived almost melted inside the vial due to the hot climate on its way to me, so now I’m wondering if it's still okay to use as Arctic Peptides did not include anything but my receipt on a small black padded bag.
To be safe for now, I stored it inside my wine cooler as it arrived the way it looks in the photo until I needed to reconstitute it with the 2ml BAC water. I also wonder if that will fit in such a small vial.

Its use distracts from the message of protest, and punishes expressions of Palestinian identity. This workshop aims to give activists practical strategies to communicate effectively. Alternative Jewish Voices-Dayenu, and Justice for Palestine, with support from ActionStation, are hosting a workshop for organisers and activists on undertaking Palestinian solidarity in the context of the IHRA definition of anti-semitism and responding to the threat the IHRA campaign poses to our movement. This session will involve a facilitated discussion, they will then workshop with participants anti-racist responses to common IHRA challenges, followed by Q&A. Who: Kate Stone, tangata Tiriti, co-convenor of Justice for Palestine, will facilitate the conversation between: Marilyn Garson is a co-founder of Alternative Jewish Voices (AJV). She has also lived and worked in Gaza. She has co-produced AJV's briefs for government and others on the IHRA definition of antisemitism, and in June she will be attending an international conference on this and related issues. Big HP pool, bad initiative, low movement and awesome control of obstacles. What not to love about our little cragheart? He is considered mid classs but I've always susspected he is a Gem hidden in clay. And I've wanted to try it out for years. And when I did...
The build I will show you soloes entire rooms and reliably does 300+ dmg in scenarios at lvl 9. Ready yet?
We keep 4 lvl 1 cards: extra ammo, curse tornado, Forceful storm and rumbling advance (just increase the M on bottom) skip lvl 2, then: lvl 3clear the way, lvl 4 and 5 kinetic assault and rock slide, 6: cataclysm (Dig pit should be his best initiative so he has access to different playstyle!) 7: brutal momentum, 8: lumbering bash and 9, no surpise BLIND DESTRUCTION. THE BEST DAMAGE ABILITY IN GAME. 100 dmg per turn? WHY NOT? 9 clumped enemies? WIPED OUT.
How would you do it? Well, you gotta take items that support him. And no character benefits from items as hard as he does. Yes, due to blind destruction.
So how do we apprach the absolute and utter anihilation I promised you?
Well, lets start with helmet: advantage per long rest. Can't risk great dmg be flopped by -2 or miss, can we now? armor: there are 2 options: take 3 dmg and get +1 dmg per long rest. It really adds in dmg but chips away at your hp every now and then. very usefull when dealing with shielded enemies as 3 AoE dmg is much superior to 2 AoE (which get multiplied by other item used and extra target). The other, more interesting choice is armor that gives you both fly and invisible when you are in obstacles. Gives such a new layer of depth to that character, while his dmg is sstill amazing!
Weapons. Before lvl 8 of gloomhaven its a bomb and a hit 2 targets axe. after its a bomb and a bigger bomb (that does dmg to allies, but we do so massive dmg to allies they wont mind extra 2. I'm kidding. Try not to hurt your allies. Please.) Boots: Rocket boots. Well after you get armor of flying and hiding just boots of +3M are the same, but i got my rocket boots earlier. Let me talk about mobility. Cragheart doesn't come as very mobile character, does he? Well, he can make up to 11 movement in a round. There are some limitations (like 6/9 of that movement has to be in straigth line or he has to use earth to do that, but its actualy not that hard). You fly in, hide in and obstacle and then waith for your BIG ROUND.
Consumables: potion of+2 dmg, bigger stamina for 2 cards back, item that allows you to do additional top of different card (ring of brutality is it called?), COMPASS. I took it on a whim coz why not and I cannot stress enought how compass is important for that build to work. Enemies DO NOT want to group up, kicking 1, up to 5 away from you, 2 tiles is how you increase dmg from 40 to 100 with one action. Last could be another stamina potion or healing option or whatever rows your boat.
With that setup. With all the pieces in place you jump into rooms, blind destruction everything, if enemies survive, throw cataclysm on top with ring of brutality. You got 2 meele attack with 7dmg or more. (brutal momentum+kinetic storm is 2/5 with boots movement 7 dmg for cleanup and the other one is brutal momentum into obstacle.) You got Cursenado, the thing ppl say makes cragheart OP, while in reality its totally mid compared with his dmg. 2 good initiaitves of 19 and 26, making you move before lots of opponents and AMAZING initiaitves of 80+ for when you are safely hiddenin an obstacle, waiting, LURKING AROUND, ready to eradicate all life when your turn arrives.
The best case scenario is when your tank opens the door and retreats. And enemies follow. The most memorable one was when we were getting close to exhaust, other dudes statying at 3-5 cards and we open last doors. Dragons of both types and flying imps inside and they come forth toward the door. There was a hole in the middle of their formation, so i used compass to fill it. And I threw a bomb. Advantage helmet gave me x2. Over 100dmg with that single action, 9 enemies reduced to gold piles. It wasn't the first time I did it, but the most spectacular one. Warning with digital: System may draw multiple modifiers, but only the first one will determine AoE DMG. If its x2 and does 8 dmg, every single target will do 8 dmg around itself and you got the 100+dmg. If its -2 or system decides to start counting from shielded enemy your AoE will be very unimpressive. Good to have ring of brutality to finish things off afterwards guys.

Hey all,
Recently thinking of getting a 7 seater under 45k. Mainly because my 2011 Colt has been acting up recently and my dad also was thinking of getting a "family" car for the 5 of us that'll just be used 1/2x a year for holidays and such as we only got hatchbacks currently
I thought I'd just get something that ticks both boxes (gets me around and has 7 seats so I can split payment). Was initially thinking a second hand Kluger hybrid but even thats around 60k mark. Recently saw that the Mahindra XUV700 was out and couple dealerships in Perth.
I've seen plenty of Mahindras when I was in India so I defo know they are solid for reliability and durability. The question is, would it be the same in Australia?
All the reviews I've seen look promising apart from minor look issues. I've been seeing more of their dealerships recently and noticed they also have a parts centre local so assuming any parts needed will arrive quicker.
What's the general census of getting a Mahindra? I know resale value is extremely poor but its something I'm looking to keep for a while. Maintenance costs looks alright for the price I'll be paying. So far, looks like a value car compartively and not so cheap as I'm not sure how the chinese brands like MG and SsangYong would go for reliability etc.
I'm sure the car will do well here based on what I saw when I was overseas however markets differ and didn't want to pull the shot yet. Any feedback/suggestion/opinions?

Doing OMAD for 2-3 months, LDL increased.
I have been doing OMAD for the last 2-3 months, and my diet is also clean without any sugar, fast food and fried foods with lots of of vegetables and fibre. Used to have atleast 10 gms of psyllium husk too.
Still my LDL has increased from what it was before. Other numbers are good though.
Why is this happening?
Thinking about stopping OMAD and having 2 meals instead morning evening.
Any other advice or suggestions?

Alright, so last few weeks Corr has shown he can play as the 3rd tall, could still improve off him and have him as our back up. Logue is our best key back when healthy, Goater is probably our best small defender when healthy, Fisher has been good off half back since Sheezel was moved up forward (averaging 31.75 disposals at 80%, Chom is an elite interceptor statistically and more than serviceable as a key defender, Kerch obviously has been injured the last few weeks but looked serviceable off half back , whether he stays there or goes into the midfield or on a wing will be interesting.
Scott / Simpkin / Stephens
Xerri / LDU / Wardlaw
Scott is a wingman, stop playing him off half back, he's good defensively as a wingman, he's not good defensively as a half back, Simpkin can't stay healthy and hasn't offered much in the midfield, Stephens has offered nothing on the wing, barely getting a touch in the 2s, I know we gave up a pick for him, but he either needs to get his shit together or be delisted, Xerri is a pretty solid ruckman, good ruck work, good around the ground, definitely in our top 5 playres now, LDU is LDU, there are probably only 3 midfields he does not work into, and those would be for structural issues, Wardlaw will be a midfield stud, could win rising star this year (provided Reid and Darcy's suspensions are upheld)

Powell is a pretty solid mid/half forward, CCJ can take a mark and compete aerially but we need a 2nd proper key forward, Just stuck Sheezel at half forward because he can play anywhere, but think he should play in the midfield, Zurhaar probably leaves this offseason, hope he doesn't but he probably does, Larkey is an AA, Curtis is flakey like most small forwards.
McDonald / Archer / Phillips / Duursma
Luke McDonald is purely here because it was either him or Tucker, Archer show's good heart and is a solid smaller defender, Phillips I got no clue about, he's had guys go past him this year in the midfield pecking order and can't get a game, Duursma is very streaky, probably replaces Zurhaar, good in the air but tends to go missing for 3 quarters of the game.
Alright so looking at this team, I think Chom has to play down back, and given his intercept capabilities, as the third tall in like the Tom Stewart role where he slacks off his opponent when they aren't a threat and cuts across creating the outnumber and intercepting, this means we need a key back (Love you Dawson but I see you as depth on a premiership flag and like I said, Corr's best role is as a 3rd key back). We need a wingman, Stephens is not that guy, CCJ is good ruck/key forward depth so need a 2nd key forward (preferably who can clunk marks), Zurhaar likely is gone so need a small key forward.
Draft
I am going off the Zerohanger draft order, which is based off the ladder at the start of this round. This has us having picks 1 (First round), 21 (2nd round), 39 (3rd round), 57, 73 (4th round).
We have already traded our compo picks (19 and 20), and got pick 73 from Essendon.
Alright, I think we need to split the pick, more below.
Josh Smillie has gone from a defendemid to being just a mid, and he was probably who we would take first if we didn't split. He is 194cm, and your modern prototype mid having a big body, being strong, big kick, athletic. However he has previously played off half back where he was a strong interceptor and had 20 odd possessions.
But on splitting the pick, there's not really anyone who suits our needs at pick one. Clubs who have multiple firsts are Gold Coast (8, 9, 20), Fremantle (10, 13, 15), Sydney (18, 19).
Guys to look out for -
Jagga Smith - Mid (Wing), 181 cm - He keeps sliding down slightly in rankings as the inside mids go past him in rankings, his numbers are still pretty good for a wingman, 29 touches, 4.7 marks and 3 tackles a game, more of an offensive wingman, which complements Scott's more defensive style.
Malakai Champion - Fwd, 172cm - Live wire small forward, averaging a goal a game and a handful of possessions to go with it, great aerially and can kick some ripping goals.
Jack Whitlock - Fwd, 200cm - Averaging 15 touches, 6 marks and 2.3 goals as a key forward, physical in the air, can run and jump but like most key position players will need to develop.
Free Agents
Don't need all of these guys, only need a couple
Ben Keays - his work rate alone would elevate us massively in the forward line, I doubt he comes but could be very valuable.
Scott Pendlebury - Veteran leader, champion of the game, could be valuable if he wants to come play for 1-2 years and then transition into coaching under Clarko (which it seems like he wants to go into coaching)
Jake Kolodjashnij - Solid key back, can play as our 2nd key back, averaging, 3.7 spoils, wins 70% of his one on ones, 5.5 intercepts.
Levi Casboult - solid veteran key forward who can provide a marking target and veteran presences up forward. Kicked 16 in the VFL, averaging 4.6 marks
Nick Haynes - Veteran defender who is still good, 5 intercepts, 8 marks, 18 touches.
Isaac Cumming - He's had a few injury issues this year but when healthy hasn't been able to get into their best 22, could look to poach him as he is a very good half back.
Tom McDonald - Veteran swingman, can play down back as a key defender or play up forward as a key forward, competes in the air.
Trades
Zurhaar is obviously a restricted FA, meaning that we can match offers if we don't get adequate compensation. I believe that if we trade pick 1 and Zurhaar to Fremantle, we can get their 3 firsts and then a future 2nd or 3rd.
Fremantle get: Pick 1, Zurhaar
North get: Pick 10, 13, 15 and a future 2nd
Ollie Wines has been linked to us a fair amount, likely we would have to give up our 2nd and maybe a 4th to Port if they are willing to part with him. They have Butters, Rozee, JHF, Willem Drew, Jackson Mead as their midfield, so it could allow them to all get more CBAs.
Port get: Pick 21 and 73
North get: Ollie Wines
Rory Lobb, we all know his story, he is likely to request a trade, we probably don't have the assets to get him but he is a key forward, who can ruck, and compete in the air and take a mark, and we need those. I have no clue his value, but I imagine a 3rd rounder would not be enough. So if we want him, we'd likely have to trade for another 2nd.
Caleb Daniel is also another out of favor at the Dogs, half back, again not sure of his value and I doubt we have the assets.
Bulldogs get: pick 39, 57 (currently best other pick we have, I think we'd need another 2nd or 3rd) and a future 2nd
North get: Rory Lobb, Caleb Daniel
That seems like robbery and we don't have the assets, doubt the Dogs say yes, unless Bevo really wants to fuck them off.
