So from my perspective this all started when I was around 8-9. I was raised by my very religious Grandparents, whom I call Mom and Dad. We were never really well off always in smaller houses/trailers, or on the outside of the city limit of most towns by a few miles.
Anyway when I was younger we lived in a place with a basent, a on an Indian Rez, on a Christian school campus, My dad was the computer admin at the time and my mom worked as an aide.
This house was okay, however there would be a day in which I'd wake up early, hear what sounded like a collar from our dog, I would then reach over the side of my bed I thought it was coming from calling out our dogs name, but felt nothing, but hear what sounded like the collar and steps on my toys I'd left out the day before.
I looked down and saw nothing there, a little creeped I checked around the bed too and under and found nothing. Another morning I would wake up with our families cat on the bed.
Usually laid on top of me in the middle of the night, It was an old alley cat my parents had saved and it only slept on me like that, later had to put it down due to cancer, and my parents didn't have the money for a surgery that had low odds of working. Always remember him.
Anyway I woke up one morning to the cat laying on me, I froze, felt it dig it's claws into me making bread, then we both heard it, a clicking noise, coming from my dad's office, so I got up, put our cat to the side gently, he was old, went into my dad's office thinking he was up already.
The way my dad's office was set up, he had 3 computers, His butts up against the wall so I couldn't see him unless I was in the room. When I got in there he wasn't in there, it was completely empty, but I could have sworn I heard the sound of someone going at it on the keys, hunt and peck kind of like, I heard it again, but behind me, where mine and moms computers were at, I spun around, saw one of my keys off my keyboard go up and down, and I booked it out of there.
We had moved twice before activity happened again, we were living in an old farmhouse out of town. My parents have always rented. The only time they tried to buy the banks made them file for bankruptcy to handle the loan and I know it deviated my dad. Anyway we were living in an old house, the owner was kind of a dickwad, but whatever.
I was in 10-11th grade when I was with my Ex in the middle of the winter. She was over and we were watching movies. At one point I had to go take a leek. I told her so. Then made it across the hall from my room to the restroom and I wasn't gone longer than 30 seconds. came back and she was terrified, I asked what happened? She everything in your closet just went crazy, as a joke I said "well a sensitive friend of mine told me I've got a ghost following me around" she said "it must not like me then" I laughed but she seemed serious, so I dropped the attitude.
I looked inside of my closet and sure enough all of my things were on the floor. All the shelves had their stuff pushed off. And I'm looking a little bewildered, but not too surprised.
Next we go fill my mother in and being the God fearing woman she was chalked it up to the house settling. Sure mom sounds totally plausible, weather below zero, frozen ground, but enough chaos in my closet that the whole house would to have felt it as well. I never pushed it any further than that. But from then on I kept my radar up and kept getting this feeling like something was watching me but I couldn't tell who.
Next was in a place I moved into with another EX, it was a studio cabin off the lake, at the time we had two kids and some things had happened and I just felt a presence in the place. I was going to a job at the time that really tapped me physically, mentally, and spiritually, and id be coming home exhausted and would have no energy for anything, and at one point in the middle of the night I happened across a video that reminded me of my situation.
Felt something watching me so I got up and walked around the little place. I found the area that I felt it was coming from, dark spot near the top of the cabin kind of like a ledge. I stared back, spoke the words, "I know you're here bitch now do something." Staring intensely at the spot.
Now in hindsight I know that was the wrong thing to do. I even knew what I was doing to a degree in the moment, but I got tired of feeling like I was going crazy. Nothing happened, I felt foolish, just shook my head, stared back at my phone mentally chastising myself. What a fool ghosts aren't real and I'm not special. Yada yada yada.
Eventually I went outside for a smoke. And in that 5 min when I walked back inside the house, I nearly walked right over my lunch box, which had previously been on top of our fridge, please note this fridge was taller than my girl and our kids and I frequently reached up there to pull stuff off all the time for her, so it couldn't have been them, it was sent nearly 30+ ft, all of them were asleep and it didn't set off the dogs at all.
Later we moved into the City where we currently living in a small upstairs apartment. Got small living room, kitchen, dining, bath, and bed. Now we've been here not even 3 months, but the activity has skyrocketed.
First thing when it's just me and the kids or just me and my daughter the youngest, I'll usually put something on for her while she's up and keeps her content, but lately I've been walking in to either the TV goes to the main menu without the kids doing it. There was one point that I thought it was just our son. then I started taking the remote to the living room just to be sure, but sure enough it kept happening now I just take the batteries out.
I brought up to my Ex that I thought she should take the kids and get out for a few days while I handled it, but she reminded me she had nowhere and work, I agreed, but still felt off.
I made a post on tic toc, but nothing came of it other than a day or so later my ex told me she came home one morning and all of us were asleep but the extension cord to the stuff in the bedroom was unplugged and everything on it was unplugged including the TV and she asked did it was me but it really wasn't.
That's the end of the tale for now if you've got any questions be free to ask. I'm being very vague about all of this but I do want help, yeah I'm aware of sage, but it seems linked to knowing about it and just haless pranks right now.. idk.. any advice?

Trying to avoid recertification for as long as possible.

I bought a house in Long Island NY, In 2020 and was lucky enough to get in at 2.5% so I don't plan on selling...
However it's time to move out...
I'm looking at properties in NC... I can work remote and make 80k+ as a 1099 (gets paid to my llc) plus I also have my VA Disability rating...
So what I'll like to know is... can I get a 2nd VA home loan? Would I have to get a conventional loan?
Or what's the best approach to getting the 2nd property without selling the 1st. Which will be rented to my brother.

2024.05.16 04:41 RubixKuber Mortgage broker has me pre-approved, is helping with property valuations. A friend suggested I chat to their broker, who has found a much better rate. What's appropriate to do in this case?

Went with this guy because he has a professional relationship with a close friend.
I've got a fairly small deposit, so options aren't gonna be great either way, but my other friends broker has come back with two options potentially saving anywhere from 0.35% up to a full 1.30% with a slightly smaller loan (Still within my optimal range).
I'm a bit concerned because almost all the work has been done to get pre-approval and I'm aware my current guy will be operating at a loss if I switch. I'm not too sure what proper etiquette here would be - Do I give him a call and explain the situation as I've done here?
I'm also a bit concerned that my decision has potential to impact the relationship between my friend, who gave the recommendation, and my current broker.
Ultimately the savings will be around $100-300 a month, though I plan on dumping funds into it to refinance in a year or two regardless.

THE JAPAN International Cooperation Agency (JICA) is looking to fund more railway infrastructure and social development initiatives in the Philippines this year.
“For this year, actually we have many, many pipeline projects here, but it’s a little bit early for me to say the actual number because we need some more consultation with our Japanese parliament, taxpayers, and the Japanese government,” JICA Chief Representative in the Philippines Takema Sakamoto told BusinessWorld on the sidelines of an event late on Tuesday.
“Last year, size-wise, I signed roughly ¥300 billion (around P110 billion)… and I hope we can maintain the same size or level for that.”
Official development assistance (ODA) from foreign lenders helps the Philippine government fund major infrastructure and social development initiatives amid limited fiscal space.
This year, JICA will continue supporting the Philippines’ railway projects to encourage the public’s shift to mass transportation, Mr. Sakamoto said.
JICA will also continue funding the construction of roads and bridges in the country.
In March, the Philippine government and JICA signed two loan commitments totaling ¥250 billion to fund the ongoing construction of the Metro Manila Subway and a road project that involves building the longest tunnel in the country.
JICA also recently partnered with Japanese firms Sumitomo Corp. and Hankyu Corp. to support the operations and maintenance of Light Rail Transit Line 1.
For this year, the agency is looking to fund social development initiatives, particularly in health and water sanitation, Mr. Sakamoto said.
JICA is also planning to fund initiatives to promote peace in the Bangsamoro Autonomous Region in Muslim Mindanao (BARMM).
In particular, JICA will continue supporting BARMM’s infrastructure development, job creation, skills training, as well as governance and capacity development, Mr. Sakamoto said.
The Bangsamoro peace process is not just for the Bangsamoro area’s development, but for the entire Philippines’ development,” he said. “A safer and secure situation in the [Bangsamoro] is a prerequisite for the invitation of more investments and so on.”
BARMM is currently preparing for its first-ever parliamentary elections next year.
Meanwhile, Mr. Sakamoto said challenges to project implementation in the Philippines include slow permitting process and delayed payments to project contractors.
“Commitment is already enough. [However], we need actual action on the ground to keep the promise, and not to change the rule in the middle,” Mr. Sakamoto said.
Government-issued orders like Executive Order (EO) No. 59 and Administrative Order (AO) No. 19 should address bottlenecks in planning for infrastructure projects and boost investor confidence in the country, he added.
President Ferdinand R. Marcos, Jr. recently issued EO 59 to fast-track the approval of key infrastructure project proposals, while an interagency committee was formed under AO 19 to streamline land acquisition for railway projects.
“As such, the government of the Philippines is doing their best to alleviate those hurdles or obstacles,” Mr. Sakamoto said. “I hope we can see a dramatic, speedier implementation on the ground this year.”
Japan was the country’s second-largest source of ODA in 2022, accounting for 30.75% or $9.96 billion of the total, according to data from the National Economic and Development Authority.

Hi, I’ve had a relationship where things have been pretty futile. I come from a dv relationship where I was strangled. Not this relationship.
We started dating and I got pregnant early on. He did not want to be a father and I gave him an option to leave and he didn’t.
He then told me he had thoughts of pushing me down the stairs while I was pregnant and I took this hard. He loves our son, very much and he is 4 now.
One night I had my friend and her boyfriend over and we came home and they wanted to meet our son. So I took them upstairs to see him. My partner at the time was asleep and his friend woke him up saying that “she brought a random dude upstairs to hold your son.” He came upstairs ready to fight and argue, I stepped in and asked him to stop. Now I remember him getting in my face buffing up his chest, and he said it got in his face. Either way face to face happened. I went fight or flight mode from my dv relationship and hit him and he kicked me back in self defense.
We talked about this and I thought it was over and done with. This was about 3 years ago.
Over time, I was a stay at home mom, while pregnant and taking care of my other son. He didn’t have a job that paid his bills. (We live at his dad’s for free) all we needed to buy was food and stuff for the kids. I took out student loans to pay for all of this, and I had a conversation with him where I felt like he was financially abusing me. He got really upset and I said just kidding, because I saw that. I wasn’t sure how to take it. Even though, I still buy everything in this house. He’ll pick up things only if I ask. He has a lot of debt and I offered to help pay and stuff to so we can save. I have a lot more money saved up than he does from my job, and he makes more than me now.
I’m sure I have said things with a harsh tone of voice, but I felt like he never listened. Which he now says, I never comforted him, was there for him when he needed it and I abuse him, manipulated him and gaslight him.
Three weeks ago I asked him why he doesn’t touch me or look at me. His response was I love you no matter what. He tried for a day or two to be affectionate. A couple days after is when he started calling me all these names. He stopped hugging, kissing anything and asked for space. I gave it to him. He told me if I hug him he’ll throw me off of him, he loves me but isn’t in love with me. That he has nothing to fix, and I am all at fault here. I have assumed responsibility and apologized. I cook him dinner every night and I have always taken care of both kids, taking them to and from school, homework and putting them to bed. He said that’s the bare minimum.
I thought maybe we can do couples therapy. He sat down for the 15 minute consultation with me, and said he would do it.
Now he’s saying it is his choice and if he so chooses to go to therapy and if I even say one thing wrong he’ll hang up and help me pack a bag.
Am I the manipulative abusive asshole?

I was told na wag daw magpalipat lipat ng work kasi parang wala daw akong pinag sstayan or wala akong legacy or somewhat like that. I got hired just recently with my second comp since I graduated. I stayed sa current employer ko for more than 2 years but I decided to explore other opportunities outside the company coz I don't feel any sense of achievement na sa ginagawa ko. I am constantly anxious with working with my immediate head. And I don't feel appreciated. Feel ko mas naaappreciate pa ako ng other team lead (I gave subtle hints in hope na matransfer ng team but I was told that it will not happen kasi ako ang senior sa team). I also got bored by repetitive task coz I felt like a machine. I feel more exhausted day by day to the point na nag relapse yung depression and anxiety ko. Nasa point na ako na parang mas may iba pa akong gustong gawin sa sarili ko kesa pumasok sa work
Me and my BF was being pushed to have kids and buy house and lot coz I am in my child baring age na. I was actually planning to get a housing loan already but then I had an opportunity na iwan na yung current company ko, have a proper training na related sa degree ko and tumaas ng konti ang sweldo, so I grabbed that instead. Just wanted to ask for a legal advise on my situation.
I entered a partnership with my cousins to establish a cafe. During the start of the loaned for a capital of our business, my partners asked me to split my loan into 3 which will be their share in the business. Meaning my loan became our share or start up capital. However months passed, we had disagreements on the business and I wanted to remove myself in the partnership.
Can I claim what they owe to me? Or can I recover my whole share? I wanted for them to pay me and remove myself in the business because seems like they are scamming me. 10 months has passed and they are not giving me any share to the income.
They are prohibiting me also to visit the shop. Can someone please help. Originally I wanted to put up a business so I would have extra income and added earnings for my family but now its like gone.
Please advise the next step that I can do. I am hopeless and frustrated they are being beneficial to what i supposed to have while i got nothing.

I borrowed money from someone (boss in a small business) less than a year ago that I have been working aggressively to pay back. I've decided the company is no longer a good fit for me and gave my notice. However, I still owe money, of which I fully intend to pay back and have never missed a payment up to this point. The terms of the loan were always a loose verbal agreement (with a repayment plan built on trust) that was never written out or signed for other than an amortization table tracking things in a doc. However, the other party now wants me to sign a contract for the amount owed indicating the repayment plan and I'm not really comfortable signing anything at this point, especially because there's things he is putting in there thar he's not willing to remove or budge on that make me a little uncomfortable.
My question, am I required to sign anything at this point or can I just tell him I'm not comfortable and continues paying him back as I have been?

In the calculation page, to what figure the requested Balance refers too? Buying Power-Loaned Margin-Available Funds? Excess Liquidity? Cash? Settled Cash? (of which currency?)
Also, when is the Benchmark Rate applied? And does it refer to the loan or the account NAV (or other account value)?
Moreover, does holding T-Bills reduce the cost of the loan?

I am a blank canvas, I have no debt, no credit, and am earning about $34,000 pre-tax anually working a minimum wage job. I want to build for my future, both in ways of retirement, but also for credit in order to be able to apply for a home loan in the next 5-10 years. I just applied for a simple credit card to start building, and will soon apply for a small auto loan with a regional bank to get my first car, (around 3-5k). What sorts of things would you reccomend a young person to do? I'm not looking for crazy make money now strategies, I don't have any real parent or mentor that can teach me the basics. Should I look to invest a percentage of my earnings in some sort of stock or index fund? If so, how can I go about doing that? Thank you for any response.

Did I get scammed?
Recently went into a used car dealership to purchase a $14k 2020 Toyota Corolla and put down $6k, yet somehow walked out with a loan for $15k, meaning the total cost of the vehicle is $21k along with an extra $5k in dealership fees. I don’t understand how this happened or if I should try and fight it (or how to). Looking for advice.

I'm in a bind and it just seems to be costing me endlessly, I need to know some potential options or possibly perspective without handing over a limb. My wife and I separated 11 months ago - she left for someone else. Initially things were amicable, but then I engaged a solicitor because I realised I was being manipulated and wanted to protect myself somewhat. This has led to complications with solicitors and legal and now mediation which I did not think was necessary as we already have agreements. I have already payed my solicitor almost half of what was estimated and that has all been for nothing- basically just emails, they have now estimated at least half again to continue with absolutely no guarantee of anything and next to no real advice expect that I should go through mediation as it could get forced to court. I am worried that my ex wants more than what we have agreed to or she has already taken - she already got half of any liquid assets, all household items, a car, and I keep paying for the house and even the car loan for a time. What I'm asking is; is mediation and the added expense really my only next option? Should I arrange a meeting with my solicitor to address my concerns (at the extra cost) and see how they will protect my position? It seems so unfair that this costs me a small fortune (at least a 1/4 of my networth for legal fees as well as the inevitable payout) and the ex absolutely nothing, why? I did not choose to end the marriage, why am I so exposed and losing everything? For context I'm not well off, the only real asset left is a house, I do have a reasonable income hence my ability to pay for this - it's not easy though. And there are 2 kids.
