Hi all,
(Maybe a beter question for Finanzen . I am looking into perhaps purchasing a place early / mid next year (when interest rates decrease and real estate prices haven't bonced back yet).
I noticed that a lot of the postings involve "vermietete" apartments. The rent is usually below market rates, which is why the price is also lower.
So my question is this: I currently have my own rented (1-bedroom) apartment, which I am very happy with. Does it make sense to maybe purchase a bigger place (e.g. 2-bedroom) in advance, and if my relationship status changes, I can give notice to the existing tenant and move into the apartment myself? I heard that the landlord cannot terminate the rental contract without a valid reason, but using the apartment yourself is considered one of them?
What are the pros and cons (lower rental income) of this?

Slow draining kitchen sink and sewage backing up
Hi all! So I have this problem with my kitchen sink that I hope you can help me with.
My kitchen sink drains so slowly, and sometimes sewage backs up, especially when using the dishwasher. There is constant standing water on the dishwasher as well that fails to drain.
Here are all the facts and what I've done so far:
  • I am living in the Netherlands in an apartment complex living in the 3rd floor. I've already notified my landlord about this but they are saying it's the tenants' responsibility to fix this.
  • This is a recurring problem that started around a year ago. I got a plumber to fix the problem 3 months ago, but then after that the sink gradually fails to drain again.
  • I have confirmed that there is no solid blockage in the pipes. I have snaked the pipes 5 meters deep. It's just mostly water and grease.
  • All other plumbing in my home are unaffected. Toilet is ok, bathroom sink and shower are ok, washing machine drainage is ok.
Is there anything else I missed?
Plumbing below the kitchen sink, with the pipe lid open. This was installed by the plumber I hired 3 months ago.

I rent an apartment in Michigan. I just moved in April. In my previous apartment I had some troubles with the Property management, they wouldn't listen to anything I would tell them and were very cold and hostile with me. My upstairs neighbor was a friend of the property manager and would get special treatment (like dibs on my parking space). Finally I said enough was enough and moved to a much nicer place with a much nicer landlord. My lease ended May 1st, but I let them know over a month in advance (back in mid March) that I was leaving mid April. I sent them my keys and completely vacated the unit on Friday the 19th of April.
It has now been over 30 days since I have moved and I am trying to determine what legally counts as 'tenant vacating unit'. I know I am supposed to get my security deposit at the very latest 30 days after 'vacating'. Can moving out of the unit before the lease ends count as tenant vacating unit? Or do they have until June 1st to get my my deposit back?
I am just nervous because I emailed them asking if there was an update on the deposit and they ghosted me.

Heres the timeline of events which may have contributed to the waiver being denied and or supports my desire to contest the decision. (20F, England, events covering 2020-2024)
Dec 2020 - a rent waiver was submitted on my behalf on the grounds of ill-health. I did not get to see any documentation over the T/Cs and didn't sign anything. I repeatedly asked/offered to supply evidence of ill-health which I was subsequently told was not needed.
Jan 27th 2021 I vacated the room a day before the deadline - unfortunately I forgot to return the keys. HOWEVER, as much as the keys represent having access to the accomodation, these keys no longer worked as the locks had been changed. I was let into the room that night by security who happened to hand me back the redundant pair of keys and thats where my oversight lay. (In 2022 I am made aware that according to their records I vacated the room a week and a half late (when i finally traveled back to hand in the keys) and the waiver was rejected.)
March 2021 I call to ask for an update on the waiver and I am told "it has been waived". I accept this was most likely someone palming me off and mispoke due to not checking the situation but this is ridiculously irresponsible and dictated my next set of responses. A week or two after this phone call, rent arrears emails ceased. This further affirmed I no longer owed any rent.
Sep 2021 Rent arrears emails resume but I ignore, thinking it was a glitch due to the commencement of a new academic year.
After a few months of these emails I ask about them and I am told the rent is owed, no mention of the waiver, rejected or otherwise. I say I was told the rent was waived and I receive an apology and that the issue would be followed up. I hear no more for several months.
Rent arrears emails restart again, some months later. The case is transferred to STA debt collection and I discuss with them the issues I am having. They pause proceedings multiple times and "close" the case on one occasion.
I also reiterate the same information to the university about: - my doubts over the waiver submission due to no evidence being requested, nothing to sign or T&Cs to read. I was not made aware that in passing the deadline for key hand over I would be liable for the whole term of rent not just the days exceeding the deadline.
The uni also claim I was sent an email in 2021 updating me that the waiver was denied. I asked for this to be resent as I do not remember ever receiving such an email and this request was ignored. At least twice my emails were unanswered and many times it took weeks to receive a response.
I communicated these points multiple times to the uni and in the last instance (July 2023) they replied 2 months later with a reduced amount owed, more than halved - but not for any of the reasons I stipulated, for some other reason I cant remember currently (the new amount did not reflect the days of rent over the deadline)
At this point I was completely tired, doubtful of their handling of anything and offended because now they admit that for 2 years they have been requesting over double the amount I owed anyway!
(Not essential to read, just concluding) Its my graduation in 2 months and I do NOT want them to pull me aside on the day because of this - I have no tuition fee debts so I can graduate, I just dont want this to be flagged to the accommodation services that I'll be on site that day. Please, where do I stand here? I realise this has been dragged out so long and since their last email with the reduced amount I have ceased communication, STA call me multiple times a week but no letters or emails. I was admitted to hospital for a month last summer for the same reasons I left the uni halls and I've just had a lot on my plate. The official way is to submit a complaint but since it has been so long I now have to justify why I did not take action sooner i.e. after I received the last email in Sep 2023.

Hi, Weā€™ve been looking for a rental property for some time now and viewed one on Saturday that we loved. There were many applicants - we told the landlord on the day that we are interested. They said to send a text after the viewing whether we are interested or not and they would pick the most suitable tenants. I messaged right away saying how much we loved it and how weā€™d look after the property with great care. Our renting history is great, my job is stable, can provide good references. My partner is finishing uni and will start working from June, or even before if he can get a job quick. My salary alone is plenty to cover the rent. Should I message the landlord again expressing our interest and maybe telling very briefly more about us (landlord is looking for quiet people and we are not party goers etc) or would it be too much? They said they would get back to us around mid this week and I donā€™t want to feel like Iā€™ve not done enough to show our interest, but donā€™t want to seem too pushy either. So my mom and my brother have been living in the same apartment together for almost 25 years. My mom just recently (5/16/24) passed away from cancer. I had asked the leasing company if we could get my brother's name on the lease, and they said, sure, no problem. The new lease was to be sent in June. My mom died two weeks too early and we never got the new lease. Instead, I got an email with their 40-day vacate notice and her apartment is already up on the website to be available in July.
We have not even had my mother's services and is this how they're treating 25-year tenants. I'm sick about it it. My other brother was going to move in to help the brother who currently lives there pay the rent. At the end of the day, my brother is a middle school custodian but does not make enough money to support himself.
I'm upset they didn't reach out to me first to figure out an agreement, I'm upset that there are no places where he can move and I'm wondering if even if he wasn't on the lease, but he lived there for 25 years, does he have any rights to this place?

So since people were asking for an update. Here we go.
We did not end up having a following date. She got tired from paragliding the next day(yesterday) I even went and nag relax sa beach malapit sa resort n'ya para if ever na mag reply s'ya na gusto n'yang lumabas eh malapit na'ko hahah. So when I asked her to hangout today she declined dahil she's done going outside. And she's leaving tomorrow morning na ren. She's introverted autistic so understandable. I respect it. But I tried asking for one more night kahit na sa hotel lang at mag usap just like the first night. I was gonna get flowers otw pa naman and give her my bracelet that I'm wearing during the time na I was with her and one of our photo booth picture na may hand written letter ko sa likod. But oh well šŸ¤·ā€ā™‚ļø. Am I upset? A lil bit but I came in terms with it. She was probably overwhelmed den dahil sa bagong experience at talagang I did my best talaga.
Now, were just chatting online na lang pero not like fast replying talking stage type shit.
Honestly, I wasn't expecting anything naman talaga after she leaves dahil considering every circumstances I know na di kame mag wowork as an ldr. Pero I love to think na what made it special between us was the underlying bittersweet part nga na we know there's an ending and have an idea about it. Just like a movie, may umpisa at may katapusan. Yes, it was like a movie(pinanood ko yung Before Sunset na sinabe nung unang comment sa first part ng post ko) so yeah for the most part it was really like that.
So now, from what I'm seeing between us we would just keep in touch through discord pero that's about it. I didn't ask her to get connected sa socmed na ren. Because it would make me keep my memory of her from those nights. This beautiful, interesting, mysterious, and weirdly fun woman I met.
I even told her to my friends. I told them the story and what happened. I told them what I'm telling you guys rn.
I honestly just wish she had an amazing time with me. Like something she'll remember for good amount of time. I really hope the best for her. I hope I've set the standard for her and she won't settle for less than me if she ever starts dating.
As for me? She changed me. Remember how I said I'm not the ideal guy sa first post ko? Yeah. I would frequently hookup. Had fwb/fubus. Would to multiple girls at the same time. I was like that.
But after meeting her and finally experiencing something like that and romanticizing everything about us, I liked it.
I long for something like that again but not right now. In the future sure.
So I deleted all my dating apps. Kinausap ko mga current girls na kinakausap ko and told them what happened which is unusual for me dahil almost everytime when I'm done talking with a girl I would just ghost them because it's easier for me. Stuffs like that, talagang binago n'ya ako. One of my friends is even proud of me. Kaya I even gave them the condoms that I'm supposed to use pa. Some of them aren't fond den sa lifestyle ko e hahah
But yeah, I'm done chasing girls and being sexually motivated. I would rather instead romanticize my own life. Make my own adventure and connect with people I meet along the way.
I even had my friend help me to make a bucket list for me. After namen mag usap kanina I submitted my leave request. I'm planning on going to a vacation on a different place na ren. Who knows? I might find someone who I'll go out with on wherever I go. I'm not gonna actively chase it but that does sounds fun naman haha parang sa perspective n'ya.
It might be not the kind of ending that you guys were hoping(me too) but it's an ending. So yeah, I hope she'll have a good life. I told myself na babatiin ko s'ya ng happy birthday ever.

We recently moved to the UK and rented an apartment in central London. Less than two months into our tenancy, we've faced numerous issues: our bathroom ceiling was leaking for a month, we had two large floods, and we suspect the tenants upstairs are running a brothel. Despite reporting these issues, our landlord remains indifferent, claiming the landlord upstairs is responsible for repairs, which remain unfixed.
Now, our landlord wants to replace all windows in the apartments from full secondary glazing to double glazing. Our current windows are in good condition as per the EPC certificate (assessment conducted ~6 months ago), with no damage, and weā€™ve never complained about them. It seems the deposit for the windows replacement was paid before we were even notified by the surveyor that he would come and measure our windows. We have not received any written notice from our landlord about the window replacement, and no one asked for our permission to proceed with this change.
We explicitly told our landlord that we cannot allow access for the window replacement, especially given the other unresolved issues. We are also quite sure that this is more of an upgrade than a repair. He now threatens us, saying we will be liable for the deposit he paid.
Can we legally refuse our landlord's request to replace our windows, especially given the unresolved issues with leaks, floods, and suspected brothel upstairs?

My tenant stopped paying rent back in February due to a job layoff. My property manager said they were working on getting approved for rental assistance and suggested working with them in getting approved instead of working on a process to vacate and possibly evict them. I told them to go ahead and issue out a 60-day notice to vacate at the beginning of April so it would be empty at the beginning of June.
I emailed them back a week ago asking if the property was ready to get listed back on the rental market and they told me that they haven't issued the notice to vacate yet and advised to see if the tenant can still get approved for rental assistance. I told them that I was aware of the circumstances of not getting my rental income in the short term during the 60 day notice period and told them I would have preferred to have it issued out at the beginning of April. I told them I still want to move forward with a notice to vacate and they still haven't responded back to me.
Does the landlord have the power to go ahead and issue the notice in these cases? Would there also be sufficient grounds to sue the property manager for failure to act given the email correspondence I have with them?

Hello!
So we are moving back to our home country and termi alted our lease. At the same time when I terminated the lease, I asked our landlords if they would be interested in buying our furniture. They replied on the 19th of April
"You're of course free to sell you stuff to the next tenant. For us it is not intering to take over . If it helps you to leave stuff behind, you are free to do so."
So now yesterday the 20th of May they visited the place and basically said that the apartment should be empty before new movers. So Less than 1 week to go to our moving date and over a month later the original email they just decided to change their minds....
We of course had a different approach to selling our stuff knowing that we could leave some thing behind if needed. Yesterday we then moved all the posting as free for pick up but I'm not sure if we still can get rid of everything with so shory amount of time.
Is there anything we can do about it since they first said some thing else by writing and now kind of said something else when they visited?

We are supposed to leave by end of month as fixed term with landlord moving in (as vacate clause) to the basement that we rented, even we asked to renew and got refused, and we had a bad relationship so we wanted to leave anyway. Just before he knew we were able to sign a contract (as the new landlord needs his references), he suddenly sent me email saying he changed his mind for not moving in, asking me to see if I want to renew. I don't wanna renew obviously but if I reply to him, does that mean he could evict his vacate clause and rent out to others after we leave?

2024.05.21 09:00 One-Measurement4599 Pipe Burst, Landlord Delaying Repair For Two Weeks

I (20y/o) live in a house in SoCal with four other roommates currently, renting ofc. On May 8th we got a call from the gas company notifying us that there had been a nonstop gas usage for the past few days. We were able to identify that the water heater was involved in this issue, and reached out to a plumber by the landlordā€™s suggestion, as he himself was out of the country.
The day the plumber came, May 19th, the floor of our downstairs bathroom and two of the downstairs bedrooms had become completely soaked. The plumber said it was likely a slab leak (Meaning a water pipe burst beneath the concrete foundation, apparently so common in California that itā€™s no longer legal to run pipes underneath a house) and that this was going to be the landlordā€™s responsibility. We informed the landlord of the plumberā€™s concern, prompting him to send his own friend in construction to verify what the plumber had already found, who said the same thing.
The repairs are supposed to be pretty invasive, as the house will need large bits of completely new plumbing. We shut off the water on the 19th to avoid any further water damage to the downstairs bedrooms and bathroom. This is obviously a disturbance to our daily lives, as the five of us all need to use the toilet, shower, brush teeth, wash dishes, wash clothes, and we arenā€™t able to. Iā€™ve been going to the store every time I have to pee and I donā€™t have a car, which has been a real treat.
Our landlord is scheduled to come back from his trip on May 31st, eleven days from now. The repairs can only start once heā€™s back, as he wants to see the situation for himself before finalizing the repair contract, despite the fact that he already sent his own guy who verified the problem to him.
I doubt heā€™ll get things started the day he lands, so we will be living with this burst pipe situation for a minimum of twelve days. He instructed us, the tenants, to tear up the carpeting in the affected downstairs bedrooms and point a blower (???) that he left at the house towards the floor to see if itā€™ll dry out.
He authorized us to turn the water back on on a use-by-use basis, meaning, by his explanation: Turn on the shower, go outside and turn on the main water valve, come back inside and shower, do not turn off the shower, go outside and turn off the water valve, come back inside and turn off the shower.
In addition to the base chaos of this situation, we also have a new tenant who is supposed to be moving into one of the downstairs bedrooms at the start of June. Since this wonā€™t be possible until the repairs are completed, the landlord offered to reduce our rent by the cost of the uninhabited room for one month. This seems like a no-brainer, as a house full of people under 25, half of whom are students, arenā€™t going to be able to pay a few hundred dollars extra with no notice.
Is there anything we can do about this? At this point the house feels borderline uninhabitable for a minimum of two weeks, and thatā€™s without even getting into the black mold that the landlord has already refused to investigate or treat. Iā€™m actively looking for a new place to live, but it feels incredibly wrong to allow him to continue charging rent for the house in this condition. Is there any legal action we can take? Any advice in any way would be greatly appreciated.
tldr; Our landlord is delaying a massive repair on our plumbing for two weeks and itā€™s making our lives miserable, help??

Quick background, we've been renting our current place (in NSW) for almost 5 years now though not on a fixed contract, and luckily we've had a decent relationship with the property managers and no issues with the landlords.
We've been asked for a date to have carpets installed into all 3 bedrooms and into the living room. It's currently hardwood flooring which we haven't had any major issues with, and we also have a cat so cleaning has been easy but with carpets there would be some concern.
I understand most tenants would appreciate getting new carpets, but unfortunately we have a lot of furniture in each room and I'm worried the cat will think she has a new scratch pad (she's usually well mannered but I can't monitor her 24/7), so it would be a bit inconvenient.
Are we legally within our rights to say no to this request considering there's no damage to the floors currently?
We were also thinking about buying our own home within the next 12 months, would it be worth mentioning to them so they can wait until we leave or would this be advised against

Hi, Landlord here, I am in close proximity to my rental. In the past, the Tenant has brought over pets onto the property when there was a strict no-pet policy, (that has since been resolved). He has also done electrical work of installing a Tesla 240v in the garage, without my permission. I noticed it after the installation. Although currently, I have no reason to suspect anything else, I was curious to know how do you regularly check up on the property, both inside and outside, to make sure there are no damages, or work etc. being done, Or do you only visit property on an as-needed basis.

2024.05.21 08:16 Complex-Book303 Can I file for compensation if old tenants file RTB and asking their old neighbors to snoop through my mails.

The old tenant from the previous home owner is filing RTB against me because their good old neighbor, which is now my neighbor, 'found' an envelop that was addressed to my roommate instead of me. This neighbor also told them my unit lights were close and no one was at home for the first 2 months after they were forced to evict, due to the new owner "me" residing to the unit.
Some context: I got my unit beginning of December and I was out for vacation 2 weeks for Xmas and I was out for another 2 weeks during later January of this year. Hence, my lights being turned off.
My roommate and I share common spaces therefore does not land on the RTA.
However, now I feel quite scared after knowing my neighbors are snooping through my mails and keeping an eye into my unit whether my lights are on or not. These actions are creeping me out and making me very anxious.
I am wondering whether anyone ever encounter the same case and whether I can exert some action to make the old tenants pay for this emotional distress and "warn" this good neighbor to not snoop through my stuff and unit.
I understand this post may not be for this community but I am hoping some landlords here have encountered similar experience and able to provide me some guidance.

My family leases a commercial building for fast-food use. I am in Ohio (let me know if county/city matters). Recently, we had a new landlord take over the lease with a new lease agreement. The sewage pipe has been leaky since our old landlords but we have never needed to repair, or request a repair (landlord was family then, I want advice on current situation even if old landlord should have fixed it). This is wear and tear damage that occurred throughout the decade. The new landlords have started repairs on the drain (replacing a segment), in which they have to dig through the ground inside our building to access the pipe. Not sure if it matter but hole is about 2ft by 2ft. They also replaced the grease trap. It is about 90% completed as of the time I'm writing this. Soon after the work was started though, they told us to pay 50% of the cost of repairs, although we have not given a response regarding it yet. Under our lease, the landlord is responsible for "repairs, maintenance, and replacements related to major plumbing systems" within the premise. It listed "sewer lines" and "backflow prevention devices" as part of "major plumbing systems". Under the lease, we are responsible for minor repairs/maintenance such as changing lights, unclogging drains, etc. We are also responsible for minor plumbing repairs that don't fall under the category of major plumbing repairs. It lists "leaky faucets", "clogged drains", and "replacing washers/seals" as part of minor repairs. The reason given for requiring us to pay half is because the issue with the plumbing was there before the building was purchased by them. I'm also not sure if I can apply landlord-tenant law since we're not residential.
Are we required to pay half for the repairs or can they force us to? If not, are there any tenant laws we can cite in our response? Does this fall under major plumbing repairs or does the statements on our lease regarding this apply? Thank you for your time.
