It seems like every day I see at least one comment in this sub about how some people value the software business at $0, or at least say it's "not really worth anything".
A year ago, I would have agreed that the software valuation was a slow grind down.
Today, with the advancements in AI, that couldn't be more wrong.
Here's why:
There are several players in this business, but the "market leader" is Microsoft's Power BI offering.
Power BI works differently than MicroStrategy. In Power BI, dashboards are built individually as "workbooks" similar to Excel workbooks. They used this framework to make usability similar to their Office platform for a better user experience. Each Power BI dashboard might have an "Income" measure, but the calculation for that measure may be different in each dashboard. This means that Dashboard A might define "Income" as "revenue - advertising costs" but Dashboard B might define it as "revenue - cost of goods - taxes". This allows a higher degree of customization from one dashboard to the next, but it could cause an AI to get confused when you ask it to tell you sales for last month. In Power BI, measures are defined at the "workbook" level using DAX functions.
MicroStrategy uses a different architecture known as the schema layer. In MicroStrategy when you create a metric, that metric is a global object. The definition for "Income" is defined once at the environment (actually called "project") level. Then when you create a dashboard, you drag in that pre-defined metric. This makes it very difficult for "non-experts" to create new metrics. It requires a completely separate application to define metrics in MicroStrategy (called "MicroStrategy Workstation"). Joe in marketing cannot just go in and define "Income" like he could do easily in Power BI. A year ago I saw this as a major disadvantage for the MicroStrategy ecosystem because why wouldn't you buy the system that is much easier to use (i.e. Power BI)??
Overall, MicroStrategy does require more technical skills to be able to develop in; whereas Power BI and Tableau were designed to be easier to start developing in at the cost of what's known as "data governance". This is why a lot of organizations have gone with Power BI / Tableau, because they don't require as highly-skilled (expensive) consultants to get set up.
Why does this matter? Because of MicroStrategy's schema-based approach to their software, that makes AI integration much simpler. In fact, Power BI has not really integrated customer-focused AI, which I suspect is for this exact reason. If I ask Copilot what my quarterly sales trend looks like, it can't go to a pre-defined schema layer to determine those values. If I ask the same question to an AI connected to MicroStrategy, it can look at the "Income" metric in the schema layer, break it by quarter, and give me the result. It is a lot more seamless.
Based on this, I feel the software business is poised to solidly beat expectations and enter a stage of strong growth.

Any Genesis GV80 (or any post 2020 model) owners here? Wanted to know your experience with the car and the dealership so far. My mom wants to switch out her 2020 X5 as we’ve had it for a while and she’s looking to trade it in for another bmw but I don’t want her to cos they’re too common which affects their servicing quality at the dealership and they’re also really expensive. Considered the Genesis cos it looks like a work of art and is super premium on the inside. But obviously wanted to hear from actual owners what their experience has been like cos I think that’s a better measure of quality than just looking at the car.

2024.05.16 19:37 sockableclaw Dad took a memory test today from doc. Doc prescribed him Donepezil even though doc never diagnosed him with dementia.
So here's the full story.
My dad, who is 74 and is in regular health for his age (and is neither a drinker or a smoker) had something strange occur two months ago.
Even though he's been retired since 2012, he dreamed one night two months ago that he had to go some work-related function. To him, the dream seemed so real that he was actually getting ready to go to this non-existent function. As the morning went on he realized that it was just a dream and wasn't real. Same thing happened next morning as well.
Early in April he couldn't his car at a Walmart parking lot that he's been to many times before. He found it after an hour. Later that very same day he asked me when this year's Super Bowl was. I told him it already happened this year and for a bit he didn't believe me but eventually he remembered that it was this year.
Later in April he had another dream about how his former employer had an employee appreciation day Busch Gardens (a theme park here in Tampa) for employees and their families where they get free admission for that day and he asked if I wanted to go. I told him it was just a dream and he agreed.
He also had accidentally locked himself out of the house like five or six times over the past two months when he stepped out for a little bit to do an outside chore like take out the trash. This never really happened before the past two months.
Other than that he hasn't had any real trouble with things. He can talk normally and follow conversations normally the vast majority of the time. He also has no trouble driving anywhere.
But, just to determine what is going on, he had an appointment earlier today with his doctor for a memory test. I didn't go with him but he told all of the above information (he actually had a piece of paper with all of that written on it) to the doctor and the doctor also had him take him a memory test.
After the appointment, dad told me how it went and he said that the doctor really diagnosed him with dementia or Alzheimer's. Like the doctor never said that he has those things but in their long conversation the word "dementia" but it wasn't an official diagnosis. She said that whatever he has it's very mild right now. She seemed upbeat during the whole appointment and wasn't solemn at all. In fact, she was very glad that he came to get help because she said that most people don't come until the major warning signs start appearing. Hell, even he was in a good mood when he was telling how the appointment went!
So, she prescribed him Donepezil. The official description for that drug says that it is primarily used for the treatment of dementia associated with Alzheimer's disease and has FDA approval for use in mild, moderate, and severe stages of the disease. But like I said before, the word "Alzheimer's" never came up during their conversation. He has another appointment in three weeks.
So like, what exactly am I supposed to think here? Should I be worried? Cause right now my heart is racing. I can't seem to process all this right now. Is it possible he just has regular cognitive impairment from just aging and the doc prescribed him Donepezil as some sort of precautionary measure (even though Donepezil doesn't cure dementia and just simply slows it down a bit if he indeed does have dementia)?
I don't know who to turn to for support other than my mom. I don't have a wife or kids.

You have to be extremely good to be above religious ideologies, so if you have faith in god, and change your ways, you will actually be saved. But it isn't by our gods, it is by our neighbours in our galaxy. They no longer care if you know this, so work towards being good, and you will get a "Life raft" on this sinking ship, and essentially NOBODY in our attackers system is getting one, because of what they have done to us all.

To those who left UP for different reasons, nag-regret ba kayo? I was just scrolling through this subreddit and I remembered my decision to leave LB almost 2 years ago. Actually, I was shocked that I got accepted in UP overall kasi no expectations naman. Back then kasi, I wanted to be a doctor so this "traditional" major yung inapplyan ko sa LB. Little did I know hindi ko na pala siya gusto when I experienced being in it. Parang if I didn't continue to be a doctor, willing ko ba i-take yung hards ng major na to? That reason made me decide to leave LB. Pero now, I still think of it. Lagi kong sinasabi na thankful ako na I had the courage to leave my major but feeling ko mali ako dun sa part na umalis ako ng LB kasi gusto ko talaga yung culture ng UP. Pangit man sistema, but the rewards that you get after you graduate can help you in your career. Yung mga high school friends ko naman, kinakaya so far (and close ko yung mga to) kaya feeling ko kakayanin ko rin.

(Kasi similar naman siya sa program ko ngayon in another uni and it can still lead me to the field/industry I like for my future)" Actually, nagkakaroon ulit ako ng thoughts ngayon na mag-transfer sa LB kaso ewan, I'm not doing my best ngayon sa current uni ko to be more than qualified to be able to be admitted as a transferee. Feel ko burned out and lost ako. How are you supposed to know what you want as early as young 20s? How do you know what direction you want to take? The thoughts of transferring kasi comes from a place na:
- Ang mahal ng tuition ko ngayon sa uni ko. Hindi siya sustainable sa financial situation ng family ko since may kapatid akong mag-ccollege na rin in 2 years.
- I feel like hindi na-ooffer ng uni ko yung space to reach my fullest potential.
- Network is not as strong as in UP.
- Mag-rregret ako na hindi ko pinili yung gusto ko at naniwala sa guts. Sabi kasi nila, as long as you're young, take risks. Kaso you have to measure that. (If I transferred, parang masasayang yung perang nilaan ng parents ko for my tuition fee and expenses sa current uni ko + Social insecurity. I'll be 20 something while my classmates are 18/19. I know it's easy to say that wala naman pakialam yung iba pero syempre hindi mo maiiwasan yung feeling na ang tanda mo na, yung peers mo graduate at may work na, parang failure ka. Alam kong hindi naman totoo lahat yun pero valid yung feeling na ganon kasi nangyayari na at posibleng mangyari. Mahirap lang siguro mag-pick up from that place.)

2024.05.16 19:29 Fickle-Chard-3695 Hades II is intuitive & balanced.
Not in a "the game gets fun after 10-20 hours" way, the game was fun at the beginning as I explored, remained fun as I continued to unlock areas, items, and weapons, and held up as fun on a fresh save file. Currently 40h in, 400h on Hades. I am not a speedrunner or super technical or anything, but I got to boss 4 on 32 heat extreme measures a few times (and died). Unmarked spoilers for fights/gameplay/unlocks (no character moments or story spoilers!).
The torches are legitimately awesome; if you had to stay in place to fire them, they would suck badly. You couldn't dodge well, so you couldn't ever even hope for an Omega attack to go off. Moros' aspect is my favorite, but I got to Chronos with Melinoe's before I bought it (haven't unlocked Eos). In my opinion, every weapon in the game is better than or on-par with Aegis (my least favorite weapon), and my favorite weapons (Moros, Thanatos, Melinoe's Descura & Zorephet) deal fast damage and can clear as easily as Demeter's Malphon. Personally, I have been more compelled to use the different weapons and aspects in Hades II than I was in Hades. I just usually wanted to run Malphon and would occasionally run whichever had thirst for extra gems/darkness grind.
The dash and sprint is thoughtful and intentional. If you want to avoid an attack, you have to intend to avoid the attack and move out of the way, or you get punished. Also, you don't have to dash 3x and then wait for Zagreus' dash cooldown before you can go fast again. Sprinting across a room feels way better than assaulting my dash button 24/7, even if you had up to 6 dashes.
The resources aren't rare. I just personally do not understand this critique at all. The only thing I was struggling for for a few runs was driftwood, but it's not like it took me a super long time to collect it, either. I THINK the reason that driftwood is feeling bad for people is because there isn't a third surface area. You have to make it to the farm the last area to upgrade the last area and your own area and a weapon. It's kind of like if Lotus was in Tartarus but had all the same crafting recipes. Normally you would pick it up on your way to other things (and other things to upgrade in the meanwhile). Casually playing the game, day one purchase, coming right off of grinding Hades for a week or two, I genuinely never encountered a resource bottleneck once playing at a pace where I got further pretty much every run and made it to the end pretty much every run. That isn't to flex; it's just to say that even when I am going as far as I can each time I have enough. You get fewer chances for resources you need going farther rather than if you were going back to Oceanus over and over, dying to boss 2 while looking for Limestone. The closest I am getting to bottlenecked is on Grasp and Ash, but at this point I have a functional build and the remaining cards are basically for fun/QOL. It's no different than a grind for darkness or gems or nectar or whatever.
The game isn't perfect; it's in early access. I can see how you could miss certain UI features like the Grasp meter, although in my case I found it quickly, since if you try to equip a card which would put you over the limit (which I tried to do to see if it would let you "overcharm" like in Hollow Knight) it actually does show a pop-up telling you how to level this up. It would make sense to just display this when the limit is actually reached as well rather than if you happen to try to exceed it.
Grasp limit pop-up from a fresh save since I have seen people saying they didn't know how to upgrade it.
And I can understand how Chronos' attacks may be confusing at first, but to me they were intuitive. Like half of the bosses have a circle attack that you are supposed to invulnerable-dash over, and even bosses (and normal enemies) from Hades had this kind of pattern, so personally I did not get wiped out by that attack. I did get destroyed by the surface boss a few times and I came into that fight having a couple dozen hours worth of preexisting knowledge about exactly what the attacks would be lol. Sometimes you have to get bombed by an attack to know better next time, be prepared & be good enough to retain death defies, or forfeit an attempt to learn attack patterns. The Mantis Lord attack can go to hell tho.
I am constantly reporting bugs and sending feedback as I play to Supergiant but some of the posts on here are confusing. I don't even normally post online but I see so many comments about the same issues that I genuinely do not understand, it seems like they are coming from a completely different perspective so I had to rant about it for a second. I even started a new run just to see if I had rose-colored glasses at the beginning because of all the resource-gathering nay-sayers and I STILL did not encounter a bottleneck. I can only imagine it is a skill issue with prioritizing what you're aiming for. I guess the point of this post is, am I missing some real problems here, or is there just too much aimless hate online? Hades II feels great to me, not in a this-fits-my-niche-better way, but in a this-is-a-direct-improvement way.

In my opinion, every weapon in the game is better than or on-par with Aegis (my least favorite weapon), and my favorite weapons (Moros, Thanatos, Melinoe's Descura & Zorephet) deal fast damage and can clear as easily as Demeter's Malphon. Personally, I have been more compelled to use the different weapons and aspects in Hades II than I was in Hades. I just usually wanted to run Malphon and would occasionally run whichever had thirst for extra gems/darkness grind.
The dash and sprint is thoughtful and intentional. If you want to avoid an attack, you have to intend to avoid the attack and move out of the way, or you get punished. Also, you don't have to dash 3x and then wait for Zagreus' dash cooldown before you can go fast again. Sprinting across a room feels way better than assaulting my dash button 24/7, even if you had up to 6 dashes.
The resources aren't rare. I just personally do not understand this critique at all. The only thing I was struggling for for a few runs was driftwood, but it's not like it took me a super long time to collect it, either. I THINK the reason that driftwood is feeling bad for people is because there isn't a third surface area. You have to make it to the farm the last area to upgrade the last area and your own area and a weapon. It's kind of like if Lotus was in Tartarus but had all the same crafting recipes. Normally you would pick it up on your way to other things (and other things to upgrade in the meanwhile). Casually playing the game, day one purchase, coming right off of grinding Hades for a week or two, I genuinely never encountered a resource bottleneck once playing at a pace where I got further pretty much every run and made it to the end pretty much every run. That isn't to flex; it's just to say that even when I am going as far as I can each time I have enough. You get fewer chances for resources you need going farther rather than if you were going back to Oceanus over and over, dying to boss 2 while looking for Limestone. The closest I am getting to bottlenecked is on Grasp and Ash, but at this point I have a functional build and the remaining cards are basically for fun/QOL. It's no different than a grind for darkness or gems or nectar or whatever.
The game isn't perfect; it's in early access. I can see how you could miss certain UI features like the Grasp meter, although in my case I found it quickly, since if you try to equip a card which would put you over the limit (which I tried to do to see if it would let you "overcharm" like in Hollow Knight) it actually does show a pop-up telling you how to level this up. It would make sense to just display this when the limit is actually reached as well rather than if you happen to try to exceed it.
Grasp limit pop-up from a fresh save since I have seen people saying they didn't know how to upgrade it.
And I can understand how Chronos' attacks may be confusing at first, but to me they were intuitive. Like half of the bosses have a circle attack that you are supposed to invulnerable-dash over, and even bosses (and normal enemies) from Hades had this kind of pattern, so personally I did not get wiped out by that attack. I did get destroyed by the surface boss a few times and I came into that fight having a couple dozen hours worth of preexisting knowledge about exactly what the attacks would be lol. Sometimes you have to get bombed by an attack to know better next time, be prepared & be good enough to retain death defies, or forfeit an attempt to learn attack patterns. The Mantis Lord attack can go to hell tho.
I am constantly reporting bugs and sending feedback as I play to Supergiant but some of the posts on here are confusing. I don't even normally post online but I see so many comments about the same issues that I genuinely do not understand, it seems like they are coming from a completely different perspective so I had to rant about it for a second. I even started a new run just to see if I had rose-colored glasses at the beginning because of all the resource-gathering nay-sayers and I STILL did not encounter a bottleneck. I can only imagine it is a skill issue with prioritizing what you're aiming for. - DBMF - trend following managed futures to introduce a more or less all-weather diversifier with positive skewness into the strategy.
- ZROZ - the longest end of the treasury curve for a huge helping of duration risk to keep you afloat during deflationary environments like 2008.
- Gold (IAUM used above) - a large contribution of volatility in an uncorrelated manner to the rest of what's here, and will help you out during and immediately after periods of monetary expansion. In environments where ZROZ is unhelpful (like the last couple years), gold should fare much better.

I’m going to start by saying that I don’t know if I have POTS. Until recently, I haven’t actually considered it as a possibility because I thought I didn’t have any of the symptoms. I’m not asking anyone to tell me if I do/don’t have it, as that’s something to discuss with my doctors. I’m more asking if it’s reasonable to consider the possibility. As it is, the neurologist I went to (thought my problem might’ve been seizures or something initially) has ordered a tilt table test (not yet scheduled), and I’m seeing a cardiologist in a few weeks.
I’ve been experiencing frequent falls, primarily for the past 2 years-ish, but it’s gotten a lot worse in the past year, particularly since December. Now, it’s leveled out rather than getting worse, but I’m falling, on average, about once a day (sometimes more than once, sometimes I manage a day without falling). I’m just going about my day, then I flop to the floor. I can usually get up within a few minutes and talk almost immediately, though I often feel a bit confused or ‘shakey’. If I stand up too quickly after a fall, I sometimes fall down again.
Now the things is, I’ve been insisting that I’m not fainting, because I truly didn’t think I was. My eyes tend to close, but for the most part, I can still think, at least when I hit the floor. The falls happen so quickly that it’s hard to say if I’m thinking before I’ve hit the floor. And I don’t feel like I have much warning other than knowing, if I’m standing, it can happen. I’ve been saying that I think my eyes close to protect them. I’ve also been insisting that I don’t feel dizzy/light-headed, but I keep saying that I feel ‘weird/funny’, in a way that’s hard to describe. And I don’t know, I’m wondering if it’s possible that I am feeling these things and just not realizing that’s what it is. As a side note, I am autistic, and I often don’t notice my own feelings/body signals or don’t know what exactly it is. But I kinda thought that I would notice if I fainted.
As for why I think POTS might actually be a possibility, my parents recently got me an Apple Watch so that, if I fall and hit my head and pass out, it’ll contact 911 and my emergency contacts. Essentially, my parents got it for me to be a fancy Life Alert that will work if I’m unconscious. I hit my head a lot during these falls, and I’ve fallen down the stairs a few times, and my parents watch me like a hawk every time I stand because they’re afraid I’ll get hurt. And in the short time I’ve had it, I’ve been messing with the heart rate app thing, and it turns out that my heartbeat jumps up almost as soon as I stand. It jumps from like 89-95ish to sometimes 120+ within like a minute, even from something as simple as walking to the kitchen. It sometimes gets higher if I keep standing, though I think around 130-140ish was the highest it got without me, like, walking up the stairs (went over 150 when I did that). And I was kinda like. Oh, that doesn’t seem normal. And typing anything about that into google brings you straight to results about POTS. Additionally, in a more official capacity, I had to wear a heart monitor for 2 week, and although almost everything was normal, it did detect ‘mild tachycardia’ whenever I pressed the button to indicate that I fell.
I’ve also been taking my blood pressure (I was recently hospitalized for the falling, and they wanted to put me on blood pressure medication because it was high, but I wasn’t sure if it was just white coat hypertension, so they told me to monitor it at home and revisit the need for medication). My systolic blood pressure is generally a little elevated, sometimes high. My diastolic, however, varies a lot, from normal to high and even low. The low readings are rare, but when they’ve happened, I’ve experienced symptoms like falling. Most of the time, I haven’t happened to check my blood pressure right before I fall. I’m not sure if POTS would cause that, but the blood pressure cuff I use also checks pulse. I’ve always been doing the measurement while at rest (so sitting), and even then, my heart rate goes over 100 sometimes. I haven’t been checking heart rate while standing until I got the watch.
I do also get extremely sweaty and uncomfortable when I stand for a long time, but frankly, I thought it was just because I’m out of shape. I have also gotten COVID 2-3 times, the worst about 2 years ago (idk, I heard that COVID could maybe give you POTS?). I also have only half a thyroid and Hashimoto’s, and my TSH levels have been off, so idk if that could cause problems, just as a side note.
All this to say, I guess, that I don’t know if I’m reaching some wild conclusion or if I’m actually stupid and have somehow been fainting this whole time without noticing or something. Today I a review for you guys on a mini haul from Jack, which includes Cartier sunglasses (so fire), a Hermes belt (too classy), and a Casablanca tee (summer is here gang). Let's start with my personal favorite, the sunglasses. Mannnn, these are so damn fire. I know, I know, it's $45 but it's so worth it. The quality is really solid. The glasses feel steady, no loose screws or whatsoever. They have some weight to them as well; they don't feel and weight like some cheap, plastic sunglasses. I tried to capture the branding and details as much as possible for you guys. It looks so clean man. All the accessories (as far as I know) are included. I really do recommend getting yourself a nice Cartier sunglass. Jack has different colors and models, so you have lots of options. Second we have the Hermes belt. Look, the fact that Jack has Hermes belts looking very similar to retails is insane. Hermes is known for double sided belts with different colors. I actually searched for this color way on Hermes' website and they exist! It is definitely genuine leather - I lit it up and nothing happened - and smells like it. There is no chemical smell or whatsoever. The engraving on the belt is really neat. The only POSSIBLE flaw I can think of is the heatstamp for not being precise/defined enough but then again, who will pay attention to that detail? Also, I don't think the "18k" should be on the belt but again, another very minor thing that people won't even notice. Sizing is tts, just make sure you measure yourself. And lastly, we have the Casablanca tee. Such a fire piece. I am just disappointed in myself for not doing my due dilligence and research the sizing and fit on these. They fit oversized, so I could've gotten away with my actual size, Medium, or even a Small. That's why I can suggest to size down for a more tailored fit. Nevertheless guys, this shirt feels very light and airy, which makes it a perfect shirt for the summer or any hot weather tbh. I'm lowkey thinking of getting another one but in my actual size because it feels just nice on the body. I know the tag says 100% cotton but these really do feel silky and smooth against the skin. Hey guys! Long time lurker, first time poster (I think... maybe i posted something some years ago, I don't know).
I've been struggling with some complicated mental health stuff, and I'm wondering if what I'm feeling is "normal" and looking for others with similar experiences.
First, some background info: I (28M) am a gay cis man that has had a lot of his life shaped by heterosexual influences. I haven't formed any profound LGBT friendships throughout most of my life, I also haven't had an actual healthy relationship until last year, and I am very straight-passing (or at least I used to be).
Fast-forward to last year, I met an incredible guy and we've been dating for little over a year now. And let me tell you, this man has done absolute wonders for my mental health, for my self-image and for my general personal growth. But he has a very different life history and background than I do. Since he isn't as straight-passing as I am, he struggled a lot more with homophobia than I did, and he hasn't had a lot of straight friends, instead finding love and acceptance in the LGBT community. So as we get to know each other, he has introduced me to a lot of staples of LGBT life that were so far kinda missing from my experience.
The problem is, the more I delve into it, the more I challenge the cornerstones of my personality and I've been finding more and more that I don't really know who I am anymore.
For example, I had never watched RuPaul's Drag Race, something some would argue is a seminal experience in a gay man's life, until he introduced me to it last year. Since then I have watched 12 seasons (and still going) and am absolutely fascinated with the show and drag in general to an extent I've only ever been fascinated by with gaming and souls-likes, which he claims is a very "straight-people hobby".
And this is where things get messy for me. I see all these fun gay men on TV, and met so many LGBT people through my BF... and I just don't feel like I measure up to them, personality-wise. Meanwhile, when I set at the table with straight people I feel like I can shoot up the ocasional "gurl" and some of them act like I'm the most interesting person they've ever seen. But this also doesn't really feel like me, it feels like I'm imitating these big personalities I've met recently. When I speak it doesn't sound like me, I can almost hear my BF or one of his friends or one of the funnier drag queens I've seen talking through me.
I feel kinda empty. Like I'm not really a person, but a caricature of one I've built to suit whichever social circle I was trying to fit into, and now I don't really know who I am. It doesn't help that I have very isolationist tendencies, and I have made a fantastic job of creating some really high walls and reservations as a defense mechanism, but now I don't really know how to let people in, and I don't even know if there is anything in here.
I just really feel empty and void. I don't have a personality, I don't have anything interesting going on, all my problems feel very small, all my struggles feel invalid, my life feels bland and I have no uniqueness to speak of. I'm a nothing salad, I just learned to add a bit of seasoning when trying to impress someone else.

As a side note, it takes you back to a bygone era. When American leaders were larger than life figures. Powerful men, who for whatever their faults were, cared about the country and its future. Today we have feckless dotards with soy hipster handlers.
Professor Woodrow Wilson once said that every man sent out from a university should be a man of his nation as well as a man of his time, and I am confident that the men and women who carry the honor of graduating from this institution will continue to give from their lives, from their talents, a high measure of public service and public support.
"There are few earthly things more beautiful than a university," wrote John Masefield in his tribute to English universities--and his words are equally true today. He did not refer to spires and towers, to campus greens and ivied walls. He admired the splendid beauty of the university, he said, because it was "a place where those who hate ignorance may strive to know, where those who perceive truth may strive to make others see."
I have, therefore, chosen this time and this place to discuss a topic on which ignorance too often abounds and the truth is too rarely perceived--yet it is the most important topic on earth: world peace.
What kind of peace do I mean? What kind of peace do we seek? Not a Pax Americana enforced on the world by American weapons of war. Not the peace of the grave or the security of the slave. I am talking about genuine peace, the kind of peace that makes life on earth worth living, the kind that enables men and nations to grow and to hope and to build a better life for their children--not merely peace for Americans but peace for all men and women--not merely peace in our time but peace for all time.
I speak of peace because of the new face of war. Total war makes no sense in an age when great powers can maintain large and relatively invulnerable nuclear forces and refuse to surrender without resort to those forces. It makes no sense in an age when a single nuclear weapon contains almost ten times the explosive force delivered by all the allied air forces in the Second World War. It makes no sense in an age when the deadly poisons produced by a nuclear exchange would be carried by wind and water and soil and seed to the far corners of the globe and to generations yet unborn.
Today the expenditure of billions of dollars every year on weapons acquired for the purpose of making sure we never need to use them is essential to keeping the peace. But surely the acquisition of such idle stockpiles--which can only destroy and never create--is not the only, much less the most efficient, means of assuring peace.
I speak of peace, therefore, as the necessary rational end of rational men. I realize that the pursuit of peace is not as dramatic as the pursuit of war--and frequently the words of the pursuer fall on deaf ears. But we have no more urgent task.
Some say that it is useless to speak of world peace or world law or world disarmament--and that it will be useless until the leaders of the Soviet Union adopt a more enlightened attitude. I hope they do. I believe we can help them do it. But I also believe that we must reexamine our own attitude--as individuals and as a Nation--for our attitude is as essential as theirs. And every graduate of this school, every thoughtful citizen who despairs of war and wishes to bring peace, should begin by looking inward--by examining his own attitude toward the possibilities of peace, toward the Soviet Union, toward the course of the cold war and toward freedom and peace here at home.
First: Let us examine our attitude toward peace itself. Too many of us think it is impossible. Too many think it unreal. But that is a dangerous, defeatist belief. It leads to the conclusion that war is inevitable--that mankind is doomed--that we are gripped by forces we cannot control.
We need not accept that view. Our problems are manmade--therefore, they can be solved by man. And man can be as big as he wants. No problem of human destiny is beyond human beings. Man's reason and spirit have often solved the seemingly unsolvable--and we believe they can do it again.
I am not referring to the absolute, infinite concept of peace and good will of which some fantasies and fanatics dream. I do not deny the value of hopes and dreams but we merely invite discouragement and incredulity by making that our only and immediate goal.
Let us focus instead on a more practical, more attainable peace-- based not on a sudden revolution in human nature but on a gradual evolution in human institutions--on a series of concrete actions and effective agreements which are in the interest of all concerned. There is no single, simple key to this peace--no grand or magic formula to be adopted by one or two powers. Genuine peace must be the product of many nations, the sum of many acts. It must be dynamic, not static, changing to meet the challenge of each new generation. For peace is a process--a way of solving problems.
With such a peace, there will still be quarrels and conflicting interests, as there are within families and nations. World peace, like community peace, does not require that each man love his neighbor--it requires only that they live together in mutual tolerance, submitting their disputes to a just and peaceful settlement. And history teaches us that enmities between nations, as between individuals, do not last forever. However fixed our likes and dislikes may seem, the tide of time and events will often bring surprising changes in the relations between nations and neighbors.
So let us persevere. Peace need not be impracticable, and war need not be inevitable. By defining our goal more clearly, by making it seem more manageable and less remote, we can help all peoples to see it, to draw hope from it, and to move irresistibly toward it.
Second: Let us reexamine our attitude toward the Soviet Union. It is discouraging to think that their leaders may actually believe what their propagandists write. It is discouraging to read a recent authoritative Soviet text on Military Strategy and find, on page after page, wholly baseless and incredible claims--such as the allegation that "American imperialist circles are preparing to unleash different types of wars . . . that there is a very real threat of a preventive war being unleashed by American imperialists against the Soviet Union . . . [and that] the political aims of the American imperialists are to enslave economically and politically the European and other capitalist countries . . . [and] to achieve world domination . . . by means of aggressive wars."
Truly, as it was written long ago: "The wicked flee when no man pursueth." Yet it is sad to read these Soviet statements--to realize the extent of the gulf between us. But it is also a warning--a warning to the American people not to fall into the same trap as the Soviets, not to see only a distorted and desperate view of the other side, not to see conflict as inevitable, accommodation as impossible, and communication as nothing more than an exchange of threats.
No government or social system is so evil that its people must be considered as lacking in virtue. As Americans, we find communism profoundly repugnant as a negation of personal freedom and dignity. But we can still hail the Russian people for their many achievements--in science and space, in economic and industrial growth, in culture and in acts of courage.
Among the many traits the peoples of our two countries have in common, none is stronger than our mutual abhorrence of war. Almost unique among the major world powers, we have never been at war with each other. And no nation in the history of battle ever suffered more than the Soviet Union suffered in the course of the Second World War. At least 20 million lost their lives. Countless millions of homes and farms were burned or sacked. A third of the nation's territory, including nearly two thirds of its industrial base, was turned into a wasteland--a loss equivalent to the devastation of this country east of Chicago.
Today, should total war ever break out again--no matter how--our two countries would become the primary targets. It is an ironic but accurate fact that the two strongest powers are the two in the most danger of devastation. All we have built, all we have worked for, would be destroyed in the first 24 hours. And even in the cold war, which brings burdens and dangers to so many nations, including this Nation's closest allies--our two countries bear the heaviest burdens. For we are both devoting massive sums of money to weapons that could be better devoted to combating ignorance, poverty, and disease. We are both caught up in a vicious and dangerous cycle in which suspicion on one side breeds suspicion on the other, and new weapons beget counterweapons.
In short, both the United States and its allies, and the Soviet Union and its allies, have a mutually deep interest in a just and genuine peace and in halting the arms race. Agreements to this end are in the interests of the Soviet Union as well as ours--and even the most hostile nations can be relied upon to accept and keep those treaty obligations, and only those treaty obligations, which are in their own interest.
So, let us not be blind to our differences--but let us also direct attention to our common interests and to the means by which those differences can be resolved. And if we cannot end now our differences, at least we can help make the world safe for diversity. For, in the final analysis, our most basic common link is that we all inhabit this small planet. We all breathe the same air. We all cherish our children's future. And we are all mortal.
Third: Let us reexamine our attitude toward the cold war, remembering that we are not engaged in a debate, seeking to pile up debating points. We are not here distributing blame or pointing the finger of judgment. We must deal with the world as it is, and not as it might have been had the history of the last 18 years been different.
We must, therefore, persevere in the search for peace in the hope that constructive changes within the Communist bloc might bring within reach solutions which now seem beyond us. We must conduct our affairs in such a way that it becomes in the Communists' interest to agree on a genuine peace. Above all, while defending our own vital interests, nuclear powers must avert those confrontations which bring an adversary to a choice of either a humiliating retreat or a nuclear war. To adopt that kind of course in the nuclear age would be evidence only of the bankruptcy of our policy--or of a collective death-wish for the world.
To secure these ends, America's weapons are nonprovocative, carefully controlled, designed to deter, and capable of selective use. Our military forces are committed to peace and disciplined in self- restraint. Our diplomats are instructed to avoid unnecessary irritants and purely rhetorical hostility.
For we can seek a relaxation of tension without relaxing our guard. And, for our part, we do not need to use threats to prove that we are resolute. We do not need to jam foreign broadcasts out of fear our faith will be eroded. We are unwilling to impose our system on any unwilling people--but we are willing and able to engage in peaceful competition with any people on earth.
Meanwhile, we seek to strengthen the United Nations, to help solve its financial problems, to make it a more effective instrument for peace, to develop it into a genuine world security system--a system capable of resolving disputes on the basis of law, of insuring the security of the large and the small, and of creating conditions under which arms can finally be abolished.
At the same time we seek to keep peace inside the non-Communist world, where many nations, all of them our friends, are divided over issues which weaken Western unity, which invite Communist intervention or which threaten to erupt into war. Our efforts in West New Guinea, in the Congo, in the Middle East, and in the Indian subcontinent, have been persistent and patient despite criticism from both sides. We have also tried to set an example for others--by seeking to adjust small but significant differences with our own closest neighbors in Mexico and in Canada.
Speaking of other nations, I wish to make one point clear. We are bound to many nations by alliances. Those alliances exist because our concern and theirs substantially overlap. Our commitment to defend Western Europe and West Berlin, for example, stands undiminished because of the identity of our vital interests. The United States will make no deal with the Soviet Union at the expense of other nations and other peoples, not merely because they are our partners, but also because their interests and ours converge.
Our interests converge, however, not only in defending the frontiers of freedom, but in pursuing the paths of peace. It is our hope-- and the purpose of allied policies--to convince the Soviet Union that she, too, should let each nation choose its own future, so long as that choice does not interfere with the choices of others. The Communist drive to impose their political and economic system on others is the primary cause of world tension today. For there can be no doubt that, if all nations could refrain from interfering in the self-determination of others, the peace would be much more assured.
This will require a new effort to achieve world law--a new context for world discussions. It will require increased understanding between the Soviets and ourselves. And increased understanding will require increased contact and communication. One step in this direction is the proposed arrangement for a direct line between Moscow and Washington, to avoid on each side the dangerous delays, misunderstandings, and misreadings of the other's actions which might occur at a time of crisis.
We have also been talking in Geneva about the other first-step measures of arms control designed to limit the intensity of the arms race and to reduce the risks of accidental war. Our primary long range interest in Geneva, however, is general and complete disarmament-- designed to take place by stages, permitting parallel political developments to build the new institutions of peace which would take the place of arms. The pursuit of disarmament has been an effort of this Government since the 1920's. It has been urgently sought by the past three administrations. And however dim the prospects may be today, we intend to continue this effort--to continue it in order that all countries, including our own, can better grasp what the problems and possibilities of disarmament are.
The one major area of these negotiations where the end is in sight, yet where a fresh start is badly needed, is in a treaty to outlaw nuclear tests. The conclusion of such a treaty, so near and yet so far, would check the spiraling arms race in one of its most dangerous areas. It would place the nuclear powers in a position to deal more effectively with one of the greatest hazards which man faces in 1963, the further spread of nuclear arms. It would increase our security--it would decrease the prospects of war. Surely this goal is sufficiently important to require our steady pursuit, yielding neither to the temptation to give up the whole effort nor the temptation to give up our insistence on vital and responsible safeguards.
I am taking this opportunity, therefore, to announce two important decisions in this regard.
First: Chairman Khrushchev, Prime Minister Macmillan, and I have agreed that high-level discussions will shortly begin in Moscow looking toward early agreement on a comprehensive test ban treaty. Our hopes must be tempered with the caution of history--but with our hopes go the hopes of all mankind.
Second: To make clear our good faith and solemn convictions on the matter, I now declare that the United States does not propose to conduct nuclear tests in the atmosphere so long as other states do not do so. We will not be the first to resume. Such a declaration is no substitute for a formal binding treaty, but I hope it will help us achieve one. Nor would such a treaty be a substitute for disarmament, but I hope it will help us achieve it.
Finally, my fellow Americans, let us examine our attitude toward peace and freedom here at home. The quality and spirit of our own society must justify and support our efforts abroad. We must show it in the dedication of our own lives--as many of you who are graduating today will have a unique opportunity to do, by serving without pay in the Peace Corps abroad or in the proposed National Service Corps here at home.
But wherever we are, we must all, in our daily lives, live up to the age-old faith that peace and freedom walk together. In too many of our cities today, the peace is not secure because the freedom is incomplete.

While we proceed to safeguard our national interests, let us also safeguard human interests. And the elimination of war and arms is clearly in the interest of both. No treaty, however much it may be to the advantage of all, however tightly it may be worded, can provide absolute security against the risks of deception and evasion. But it can--if it is sufficiently effective in its enforcement and if it is sufficiently in the interests of its signers--offer far more security and far fewer risks than an unabated, uncontrolled, unpredictable arms race.
The United States, as the world knows, will never start a war. We do not want a war. We do not now expect a war. This generation of Americans has already had enough--more than enough--of war and hate and oppression. We shall be prepared if others wish it. We shall be alert to try to stop it. But we shall also do our part to build a world of peace where the weak are safe and the strong are just. We are not helpless before that task or hopeless of its success. Confident and unafraid, we labor on--not toward a strategy of annihilation but toward a strategy of peace.

Professor Woodrow Wilson once said that every man sent out from a university should be a man of his nation as well as a man of his time, and I am confident that the men and women who carry the honor of graduating from this institution will continue to give from their lives, from their talents, a high measure of public service and public support.
"There are few earthly things more beautiful than a university," wrote John Masefield in his tribute to English universities--and his words are equally true today. He did not refer to spires and towers, to campus greens and ivied walls. He admired the splendid beauty of the university, he said, because it was "a place where those who hate ignorance may strive to know, where those who perceive truth may strive to make others see."
I have, therefore, chosen this time and this place to discuss a topic on which ignorance too often abounds and the truth is too rarely perceived--yet it is the most important topic on earth: world peace.
What kind of peace do I mean? What kind of peace do we seek? Not a Pax Americana enforced on the world by American weapons of war. Not the peace of the grave or the security of the slave. I am talking about genuine peace, the kind of peace that makes life on earth worth living, the kind that enables men and nations to grow and to hope and to build a better life for their children--not merely peace for Americans but peace for all men and women--not merely peace in our time but peace for all time.
I speak of peace because of the new face of war. Total war makes no sense in an age when great powers can maintain large and relatively invulnerable nuclear forces and refuse to surrender without resort to those forces. It makes no sense in an age when a single nuclear weapon contains almost ten times the explosive force delivered by all the allied air forces in the Second World War. It makes no sense in an age when the deadly poisons produced by a nuclear exchange would be carried by wind and water and soil and seed to the far corners of the globe and to generations yet unborn.
Today the expenditure of billions of dollars every year on weapons acquired for the purpose of making sure we never need to use them is essential to keeping the peace. But surely the acquisition of such idle stockpiles--which can only destroy and never create--is not the only, much less the most efficient, means of assuring peace.
I speak of peace, therefore, as the necessary rational end of rational men. I realize that the pursuit of peace is not as dramatic as the pursuit of war--and frequently the words of the pursuer fall on deaf ears. But we have no more urgent task.
Some say that it is useless to speak of world peace or world law or world disarmament--and that it will be useless until the leaders of the Soviet Union adopt a more enlightened attitude. I hope they do. I believe we can help them do it. But I also believe that we must reexamine our own attitude--as individuals and as a Nation--for our attitude is as essential as theirs. And every graduate of this school, every thoughtful citizen who despairs of war and wishes to bring peace, should begin by looking inward--by examining his own attitude toward the possibilities of peace, toward the Soviet Union, toward the course of the cold war and toward freedom and peace here at home.
First: Let us examine our attitude toward peace itself. Too many of us think it is impossible. Too many think it unreal. But that is a dangerous, defeatist belief. It leads to the conclusion that war is inevitable--that mankind is doomed--that we are gripped by forces we cannot control.
We need not accept that view. Our problems are manmade--therefore, they can be solved by man. And man can be as big as he wants. No problem of human destiny is beyond human beings. Man's reason and spirit have often solved the seemingly unsolvable--and we believe they can do it again.
I am not referring to the absolute, infinite concept of peace and good will of which some fantasies and fanatics dream. I do not deny the value of hopes and dreams but we merely invite discouragement and incredulity by making that our only and immediate goal.
Let us focus instead on a more practical, more attainable peace-- based not on a sudden revolution in human nature but on a gradual evolution in human institutions--on a series of concrete actions and effective agreements which are in the interest of all concerned. There is no single, simple key to this peace--no grand or magic formula to be adopted by one or two powers. Genuine peace must be the product of many nations, the sum of many acts. It must be dynamic, not static, changing to meet the challenge of each new generation. For peace is a process--a way of solving problems.
With such a peace, there will still be quarrels and conflicting interests, as there are within families and nations. World peace, like community peace, does not require that each man love his neighbor--it requires only that they live together in mutual tolerance, submitting their disputes to a just and peaceful settlement. And history teaches us that enmities between nations, as between individuals, do not last forever. However fixed our likes and dislikes may seem, the tide of time and events will often bring surprising changes in the relations between nations and neighbors.
So let us persevere. Peace need not be impracticable, and war need not be inevitable. By defining our goal more clearly, by making it seem more manageable and less remote, we can help all peoples to see it, to draw hope from it, and to move irresistibly toward it.
Second: Let us reexamine our attitude toward the Soviet Union. It is discouraging to think that their leaders may actually believe what their propagandists write. It is discouraging to read a recent authoritative Soviet text on Military Strategy and find, on page after page, wholly baseless and incredible claims--such as the allegation that "American imperialist circles are preparing to unleash different types of wars . . . that there is a very real threat of a preventive war being unleashed by American imperialists against the Soviet Union . . . [and that] the political aims of the American imperialists are to enslave economically and politically the European and other capitalist countries . . . [and] to achieve world domination . . . by means of aggressive wars."
Truly, as it was written long ago: "The wicked flee when no man pursueth." Yet it is sad to read these Soviet statements--to realize the extent of the gulf between us. But it is also a warning--a warning to the American people not to fall into the same trap as the Soviets, not to see only a distorted and desperate view of the other side, not to see conflict as inevitable, accommodation as impossible, and communication as nothing more than an exchange of threats.
No government or social system is so evil that its people must be considered as lacking in virtue. As Americans, we find communism profoundly repugnant as a negation of personal freedom and dignity. But we can still hail the Russian people for their many achievements--in science and space, in economic and industrial growth, in culture and in acts of courage.
Among the many traits the peoples of our two countries have in common, none is stronger than our mutual abhorrence of war. Almost unique among the major world powers, we have never been at war with each other. And no nation in the history of battle ever suffered more than the Soviet Union suffered in the course of the Second World War. At least 20 million lost their lives. Countless millions of homes and farms were burned or sacked. A third of the nation's territory, including nearly two thirds of its industrial base, was turned into a wasteland--a loss equivalent to the devastation of this country east of Chicago.
Today, should total war ever break out again--no matter how--our two countries would become the primary targets. It is an ironic but accurate fact that the two strongest powers are the two in the most danger of devastation. All we have built, all we have worked for, would be destroyed in the first 24 hours. And even in the cold war, which brings burdens and dangers to so many nations, including this Nation's closest allies--our two countries bear the heaviest burdens. For we are both devoting massive sums of money to weapons that could be better devoted to combating ignorance, poverty, and disease. We are both caught up in a vicious and dangerous cycle in which suspicion on one side breeds suspicion on the other, and new weapons beget counterweapons.
In short, both the United States and its allies, and the Soviet Union and its allies, have a mutually deep interest in a just and genuine peace and in halting the arms race. Agreements to this end are in the interests of the Soviet Union as well as ours--and even the most hostile nations can be relied upon to accept and keep those treaty obligations, and only those treaty obligations, which are in their own interest.
So, let us not be blind to our differences--but let us also direct attention to our common interests and to the means by which those differences can be resolved. And if we cannot end now our differences, at least we can help make the world safe for diversity. For, in the final analysis, our most basic common link is that we all inhabit this small planet. We all breathe the same air. We all cherish our children's future. And we are all mortal.
Third: Let us reexamine our attitude toward the cold war, remembering that we are not engaged in a debate, seeking to pile up debating points. We are not here distributing blame or pointing the finger of judgment. We must deal with the world as it is, and not as it might have been had the history of the last 18 years been different.
We must, therefore, persevere in the search for peace in the hope that constructive changes within the Communist bloc might bring within reach solutions which now seem beyond us. We must conduct our affairs in such a way that it becomes in the Communists' interest to agree on a genuine peace. Above all, while defending our own vital interests, nuclear powers must avert those confrontations which bring an adversary to a choice of either a humiliating retreat or a nuclear war. To adopt that kind of course in the nuclear age would be evidence only of the bankruptcy of our policy--or of a collective death-wish for the world.
To secure these ends, America's weapons are nonprovocative, carefully controlled, designed to deter, and capable of selective use. Our military forces are committed to peace and disciplined in self- restraint. Our diplomats are instructed to avoid unnecessary irritants and purely rhetorical hostility.
For we can seek a relaxation of tension without relaxing our guard. And, for our part, we do not need to use threats to prove that we are resolute. We do not need to jam foreign broadcasts out of fear our faith will be eroded. We are unwilling to impose our system on any unwilling people--but we are willing and able to engage in peaceful competition with any people on earth.
Meanwhile, we seek to strengthen the United Nations, to help solve its financial problems, to make it a more effective instrument for peace, to develop it into a genuine world security system--a system capable of resolving disputes on the basis of law, of insuring the security of the large and the small, and of creating conditions under which arms can finally be abolished.
At the same time we seek to keep peace inside the non-Communist world, where many nations, all of them our friends, are divided over issues which weaken Western unity, which invite Communist intervention or which threaten to erupt into war. Our efforts in West New Guinea, in the Congo, in the Middle East, and in the Indian subcontinent, have been persistent and patient despite criticism from both sides. We have also tried to set an example for others--by seeking to adjust small but significant differences with our own closest neighbors in Mexico and in Canada.
Speaking of other nations, I wish to make one point clear. We are bound to many nations by alliances. Those alliances exist because our concern and theirs substantially overlap. Our commitment to defend Western Europe and West Berlin, for example, stands undiminished because of the identity of our vital interests. The United States will make no deal with the Soviet Union at the expense of other nations and other peoples, not merely because they are our partners, but also because their interests and ours converge.
Our interests converge, however, not only in defending the frontiers of freedom, but in pursuing the paths of peace. It is our hope-- and the purpose of allied policies--to convince the Soviet Union that she, too, should let each nation choose its own future, so long as that choice does not interfere with the choices of others. The Communist drive to impose their political and economic system on others is the primary cause of world tension today. For there can be no doubt that, if all nations could refrain from interfering in the self-determination of others, the peace would be much more assured.
This will require a new effort to achieve world law--a new context for world discussions. It will require increased understanding between the Soviets and ourselves. And increased understanding will require increased contact and communication. One step in this direction is the proposed arrangement for a direct line between Moscow and Washington, to avoid on each side the dangerous delays, misunderstandings, and misreadings of the other's actions which might occur at a time of crisis.
We have also been talking in Geneva about the other first-step measures of arms control designed to limit the intensity of the arms race and to reduce the risks of accidental war. Our primary long range interest in Geneva, however, is general and complete disarmament-- designed to take place by stages, permitting parallel political developments to build the new institutions of peace which would take the place of arms. The pursuit of disarmament has been an effort of this Government since the 1920's. It has been urgently sought by the past three administrations. And however dim the prospects may be today, we intend to continue this effort--to continue it in order that all countries, including our own, can better grasp what the problems and possibilities of disarmament are.
The one major area of these negotiations where the end is in sight, yet where a fresh start is badly needed, is in a treaty to outlaw nuclear tests. The conclusion of such a treaty, so near and yet so far, would check the spiraling arms race in one of its most dangerous areas. It would place the nuclear powers in a position to deal more effectively with one of the greatest hazards which man faces in 1963, the further spread of nuclear arms. It would increase our security--it would decrease the prospects of war. Surely this goal is sufficiently important to require our steady pursuit, yielding neither to the temptation to give up the whole effort nor the temptation to give up our insistence on vital and responsible safeguards.
I am taking this opportunity, therefore, to announce two important decisions in this regard.
First: Chairman Khrushchev, Prime Minister Macmillan, and I have agreed that high-level discussions will shortly begin in Moscow looking toward early agreement on a comprehensive test ban treaty. Our hopes must be tempered with the caution of history--but with our hopes go the hopes of all mankind.
Second: To make clear our good faith and solemn convictions on the matter, I now declare that the United States does not propose to conduct nuclear tests in the atmosphere so long as other states do not do so. We will not be the first to resume. Such a declaration is no substitute for a formal binding treaty, but I hope it will help us achieve one. Nor would such a treaty be a substitute for disarmament, but I hope it will help us achieve it.
Finally, my fellow Americans, let us examine our attitude toward peace and freedom here at home. The quality and spirit of our own society must justify and support our efforts abroad. We must show it in the dedication of our own lives--as many of you who are graduating today will have a unique opportunity to do, by serving without pay in the Peace Corps abroad or in the proposed National Service Corps here at home.
But wherever we are, we must all, in our daily lives, live up to the age-old faith that peace and freedom walk together. In too many of our cities today, the peace is not secure because the freedom is incomplete.

So obviously inflation & money printing is talked about a lot in these spaces. Couple question for my economists in here-
1). Is there a way to isolate money printing inflation from natural causes of inflation i.e. changes in supply & or demand etc.? Seems like it’s hard to measure the actual increase in the money supply.
2). More general q on inflation. What goods & services are first affected by the money being debased. Curious as to the first, second, & third order effects. Is it energy, commodities? Where do prices first start to increase?

We rent a house because we were saving to buy, but like have yall seen the prices around here? Ridiculous, utterly ridiculous.
We pay a pretty penny for this house, so you expect some level of decorum when it comes to actually getting things fixed and respect. But alas, this is not what we've gotten, like at all.
So let me tell you this grand story.
The first 6-7 months were fine; did the landlord or property manager actually pay to get anything fixed that we asked them to? No. We asked them to fix the steps on the porch as they were rotting, what happened was they fixed 2 planks and left the rest to rot. When we told the contractor to fix the rest his reply was 'That would cost too much money for your landlord.' So they were left to rot until we no longer had safe access to our back yard.
In October the property manager and landlord said they were going to build a 4k sq ft addition to our backyard to create a duplex; we had only been here for 6 months. I told them that they cannot do that as it disturbs us and we are paying for the whole property, not just the house. (It would literally take away the entire back yard.) And it is also against our UDO. The landlord who owns the next door house as well just ignores us, because the other tenants are allowing him to do it.
I inform him that I have a child and work a fully remote job, probably should wait till I move. He ignored it.
He starts to build in both of the houses, and knocked down the fence in between the houses so the backyard is basically open now, the trouble is... he doesn't have a permit to build yet. There were a lot of issues and he just didn't care or pay attention.
I informed him that if he is going to do this that he has to do it legally, he basically calls me a dumb ass. And the property manager says that he probably knows better than me.
Fun fact I helped a friend run their district council person campaign and got to schmooze with the big wigs. I also went to law school, so what do I know against a man who is a psychiatrist for his full time job and then is trying to cash grab with two properties in his own neighborhood.
I contacted a friend who is on city council and has a lot to do with the planning and zoning. They get a notice to stop building. They rip it down the first time and then get a second notice.
In January we get a leak in our bathroom. I tell the property manager and she said the landlord would be over to look. They both proceed to tell us the leak in the middle of the roof is caused by the gutters and that we should be cleaning them. Well in the state of TN that responsibility falls on the landlord. I inform them that no, something is wrong with the roof. They leave the ceiling sagging and with water in it and leave us alone. I sent 3 more emails about this to them saying it's still leaking and them telling me it's my fault. I send them videos of the gutters being cleaned, yet it is sill my fault.
The landlords mother or mother in law starts coming onto our property without informing us within 72 hours like the least states and she starts stealing flowers from a rose bush we brought back to life. I inform the property manager that she is not allowed to be on the property as when we are renting it is our property and I will call the cops for trespassing if she does it again. It stops. for like a minute.
We are still dealing with the leaking roof and the steps have pretty much started to crumble. We have no use of our kiddo's bathroom by this point because the roof will absolutely fall in if we try to take showers in it. I get mad. Like really mad. This is the safety of my kid and family after all, like what if there is mold in there?
I start throwing legalese at her and she decides to blame me for gutters again, I send her a video and say it's not the gutters. (She claims the landlord has come by twice to clean the gutters when it's been once, we've done the rest and if he showed up without anyone telling us... that's again trespassing.) They finally send someone over, he pokes the roof and it crumbles. Said he was glad no one had taken a shower because they would have gotten hurt.
The landlord comes over with the PM and he says about the rotting wood 'what if we just staple plywood to it and then plaster it again.' Excuse me? The wood is still rotting and that's not how roofing works. Turns out the roof needs replaced and there are several gaps in the shingles causing this. Who would have guessed? Oh me. I told them that in January because it was blatantly visible, but what do I know I'm a woman.
The landlord looks at the steps and says 'we will fix it when the permit comes through and we start building, but we are having trouble with the permit.' Buddy at this point you're not getting that permit. My husband tells him 'the fk you will, we pay for that yard and we are using it. Fix the steps.'
I go off in the most professional way possible telling them that both of the major safety issues could have been solved and the liability lies with them, not us. the PM tells my husband 'you can just break your lease.' Which sends me to the very depths of hell of anger. I tell her no, our lease is for 10 more months and I'm not moving after only 14 months with a child. Also it doesn't matter if we move out, you need to fix this, it is literally your job that we pay you for. I know how much the mortgage is and I can tell you we pay them about 2.5k more than that.
I tell her that the two of them need to get their story straight because the lies are being recorded and I have everything on paper. I told them that I will record every conversation and anything out side of them being here will be done by text or email. I need her to know that the two of them have done illegal things.
They do not tell us when people are coming to fix things, they just start showing up at our door because 'I can't tell you in advance, you'll just have to deal with it.'
I tell her that if she brings up moving out one more time that we will do it for 14 months backpay and 6 months of rent to move and all of our deposits back, this does not make her happy, so I say if the landlord wants to sell to us since he cannot keep up with the upkeep, that's cool too. But why is he building on to the properties when he refuses to take care of the actual property themselves?
The landlord lives on our street and just stands outside of our house sometimes staring at us.
Fast forward to yesterday; the final straw. Found out that our landlord has never registered as a landlord the entire 14 months we've been here and 12 months someone was next door. I tell the PM that she should probably get on top of that as the city does not like that kind of behavior and that once again, she needs to get her story straight with the landlord. She said 'they'll fix your steps by the EOD and I have your safety at heart always.' Then why wasn't it fixed when I first brought it up?
The steps weren't done. The landlord is on the street while we are on our nightly family walk, husband goes and asks him what's up with the steps not being fixed. And he said "I'll remove them since you don't use them anyway." My husband goes off at him, he said 'We do use them we are asking you to fix them not take away all access to our yard!" And then the landlord says that the PM will handle it and he doesn't know who was measuring in our yard that day.
I send a text to the PM and relay that information and she said 'it will be done next week.' I say 'well you told us it will be done by the end of this week, so I expect that to still be the case.'
"I'll be there tomorrow, does that make you happy?" Enter me ranting about every illegal thing that they've done and quoting the sections of the law that goes with it and I said, no you are both just essentially slum lords trying to get more money by building more when you can't even take care of one.
She'll be here today and my husband is going to deal with her so I don't make this old lady and old man landlord cry, because I definitely am feeling that right now.
Additional notes:
The landlord asked 'how do you know all of these people.' when I said I spoke to the city council members and our neighbors on walks. My reply was 'that is absolutely none of your business.'
They resigned our lease and if they wanted us out why would they do that?
The bathroom roof is still not fixed and when I said we will need compensation for that part of our house they said NOTHING.
Every message that I've ever sent them has been professional and nice, now it's professional and stern.
I am just super mad and if it gets worse I will be calling out the landlord and the real estate company that the PM works at because this is ridiculous.

We are still dealing with the leaking roof and the steps have pretty much started to crumble. We have no use of our kiddo's bathroom by this point because the roof will absolutely fall in if we try to take showers in it. I get mad. Like really mad. This is the safety of my kid and family after all, like what if there is mold in there?
I start throwing legalese at her and she decides to blame me for gutters again, I send her a video and say it's not the gutters. (She claims the landlord has come by twice to clean the gutters when it's been once, we've done the rest and if he showed up without anyone telling us... that's again trespassing.) They finally send someone over, he pokes the roof and it crumbles. Said he was glad no one had taken a shower because they would have gotten hurt.
The landlord comes over with the PM and he says about the rotting wood 'what if we just staple plywood to it and then plaster it again.' Excuse me? The wood is still rotting and that's not how roofing works. Turns out the roof needs replaced and there are several gaps in the shingles causing this. Who would have guessed? Oh me. I told them that in January because it was blatantly visible, but what do I know I'm a woman.
The landlord looks at the steps and says 'we will fix it when the permit comes through and we start building, but we are having trouble with the permit.' Buddy at this point you're not getting that permit. My husband tells him 'the fk you will, we pay for that yard and we are using it. Fix the steps.'
I go off in the most professional way possible telling them that both of the major safety issues could have been solved and the liability lies with them, not us. the PM tells my husband 'you can just break your lease.' Which sends me to the very depths of hell of anger. I tell her no, our lease is for 10 more months and I'm not moving after only 14 months with a child. Also it doesn't matter if we move out, you need to fix this, it is literally your job that we pay you for. I know how much the mortgage is and I can tell you we pay them about 2.5k more than that.
I tell her that the two of them need to get their story straight because the lies are being recorded and I have everything on paper. I told them that I will record every conversation and anything out side of them being here will be done by text or email. I need her to know that the two of them have done illegal things.
They do not tell us when people are coming to fix things, they just start showing up at our door because 'I can't tell you in advance, you'll just have to deal with it.'
I tell her that if she brings up moving out one more time that we will do it for 14 months backpay and 6 months of rent to move and all of our deposits back, this does not make her happy, so I say if the landlord wants to sell to us since he cannot keep up with the upkeep, that's cool too. But why is he building on to the properties when he refuses to take care of the actual property themselves?
The landlord lives on our street and just stands outside of our house sometimes staring at us.
Fast forward to yesterday; the final straw. Found out that our landlord has never registered as a landlord the entire 14 months we've been here and 12 months someone was next door. I tell the PM that she should probably get on top of that as the city does not like that kind of behavior and that once again, she needs to get her story straight with the landlord. She said 'they'll fix your steps by the EOD and I have your safety at heart always.' Then why wasn't it fixed when I first brought it up?
The steps weren't done. The landlord is on the street while we are on our nightly family walk, husband goes and asks him what's up with the steps not being fixed. And he said "I'll remove them since you don't use them anyway." My husband goes off at him, he said 'We do use them we are asking you to fix them not take away all access to our yard!" And then the landlord says that the PM will handle it and he doesn't know who was measuring in our yard that day.
I send a text to the PM and relay that information and she said 'it will be done next week.' I say 'well you told us it will be done by the end of this week, so I expect that to still be the case.'
"I'll be there tomorrow, does that make you happy?" Enter me ranting about every illegal thing that they've done and quoting the sections of the law that goes with it and I said, no you are both just essentially slum lords trying to get more money by building more when you can't even take care of one.
She'll be here today and my husband is going to deal with her so I don't make this old lady and old man landlord cry, because I definitely am feeling that right now.

The landlord asked 'how do you know all of these people.' when I said I spoke to the city council members and our neighbors on walks. My reply was 'that is absolutely none of your business.'
They resigned our lease and if they wanted us out why would they do that?
The bathroom roof is still not fixed and when I said we will need compensation for that part of our house they said NOTHING.
Every message that I've ever sent them has been professional and nice, now it's professional and stern.
I am just super mad and if it gets worse I will be calling out the landlord and the real estate company that the PM works at because this is ridiculous.

Just picked up the Mars 4 Ultra last week and have been learning the ways of resin printing. I have about 5ish years FDM printing, but this is very different! I'm enjoying everything so far, getting a great spot setup to stay clean and dry. I picked up some foam brushes to wipe the prints with 99% IPA and a few containers and the AnyCubic Wash and Cure 3. Also using a large ultrasonic cleaner with the IPA.
So far, I've only been using the Elegoo water washable resin as I figured water would be easiest to deal with. However, I quickly found that IPA is the winner here - the water wasn't really doing much. I read that IPA should be fine on this resin - but curious if the regular non-water washable stuff performs better? Wondering what you guys have found worked well. I plan to airbrush or paint my prints, so just using ceramic grey - colors not important.
Next question - which is actually what prompted me to make this post - Where can I find good files for free?

All the supports printed around the modeI, but at the end It was just a lump stuck to the vat. Not sure if "regular" STL files are fine to use now?

Good morning. I am currently researching windows to replace what I believe are original windows, home built in 1963. These bad boys are not doing their intended job and it is the only big project left on a new to us home and I plan on installing them myself. I am handy and have loads of tools, but this will be a first for me.
From my research I am having a hard time determining where to measure. Videos on brick homes show brick to brick measurements but as you can see, that is going to equate to a lot of extra window space in my case so I am not sure if that is the correct approach here and if a replacement window would be best and install, trim out, accordingly. The double window in pic is the largest and I can assume they are separated in the middle by a 2x4? Most other windows are solo and not beside each other like this one (inside pics are of a different window just to get an idea of interior).

I wanted to share with you leftist political activism happening in Poland in last year. Just over a bit year ago new political podcast was created, its name is Dwie Lewe Ręce - DLR (Two Left Hands in English). It was created by two men: Marcin Giełzak and Jakub Dymek.
Who Are the Creators?
Marcin Giełzak: A writer, publicist, entrepreneur, and labor market expert, Marcin is known for his fearless approach to political discussions (also a nerd when it comes to France). Former member of left-wing Razem (Together) party.
Jakub Dymek: A journalist and columnist, Jakub is unafraid to engage in debates with various political factions, including the previous right-wing national-conservative government (Law and Justice Party) in their state controlled national TV station.
Despite being around for just over a year, DLR has made a impressive progress. Their Patronite campaign recently crossed 1,000 active supporters, bringing in around 45,100 PLN ($11,485) monthly.
I've been part of the Dwie Lewe Ręce (DLR) community for over a year now and wanted to share what makes it so special. If you're into Polish politics or just looking for fresh leftist perspectives, you might find DLR as interesting as I do.
A little bit of political history of Poland:
DLR was born out of frustration with the lack of a true leftist voice in Poland. The former communist party turned into SLD (Sojusz Lewicy Demokratycznej, eng: Democratic Left Alliance) and embraced neo-liberal ideas, becoming indistinguishable from their liberal opposition. Meanwhile, the actual neo-liberals from PO (Platforma Obywatelska, eng: Civic Platform) were notorious for their austerity measures post-2008 financial crisis, which hit the common folk hard despite the Polish economy being a "Green Island." This paved the way for the populist national-conservative party Prawo i Sprawiedliwość (PIS, eng: Law and Justice) to win in 2015. They implemented significant welfare measures but also abused the rule of law and implemented almost a total ban of abortion in 2020.
The left in Poland hasn't fared well recently. SLD fell from a peak of 47% in 2001 to just 7.55% in 2015, leading to a four-year absence from parliament (coalitions need over 8% to enter parliament). They've rebranded as Lewica but only managed to get 8.6% in the 2023 parliamentary elections and 6.32% in the April 2024 elections to local councils. If this trend continues, they might disappear or be absorbed by KO (former PO, eng: Civic Coalition), which has started to adopt progressive ideas (but still supports neo-liberal policies).
DLR aims to prevent the total disappearance of leftism in Poland. Clubs are popping up all over the country, where young people from various political backgrounds debate and cooperate to promote community, solidarity, and healthy patriotism. It's refreshing to see these discussions happen outside the "Vampire Castle" in which progressive left closed themselves in.
