Hey folks, looking into roof replacement costs and was hoping to get a second opinion.
Long story short- we got a bunch of quotes from reputable companies based on word of mouth, reviews, etc. and were ready to go with one of them but were hoping to update the quote because we wanted to increase ventilation. I give the estimator a call but he's no longer with the company so they send someone else out. The work quoted is identical minus the change in venting but the cost is a fair amount different and so I'm wondering if the cost difference makes sense or not. Details below:
Central OH
A bit under 1100 sqft roof (~42x26), basic-ass open gable roof. Can add more info if it's helpful
Quote A quotes out 4 hat vents (so just replacing the current ventilation setup on the house), total cost for everything $8715 with certainteed landmark, $9774 with landmark pro, $11043 with northgate climateflex.
Quote B quotes out a 40 ft ridge vent instead and smartvent on the front and rear eaves, no box vents. Smart vents were decided over soffits because the soffits are riveted into the siding so it'd be a pain in the ass to mess with. total cost is $9908 for certainteed landmark, same increase of about 1200 dollars in price from that for the premium shingles.
Not sure what to do now because at that price we probably would've gone with a different contractor who best I can understand offered similar to quote B for closer to quote A prices. But because of the delay in getting the new person out we're now outside the window for which that quote expires.
So-
A.) Does that cost increase seem reasonable for the difference in work?
B.) Does the new amount of ventilation seem correct/necessary? The house is 60+ years old so it makes sense intuitively that standards would've changed since then. I tried looking at calculators and stuff and the exhaust seemed about right but it was hard to find info on the intake.
C.) Tangentially, is there value in upgrading the shingle from the base offering? We get tornado warnings here maybe once or twice a year but otherwise it doesn't seem that harsh a climate for a roof so I don't know whether it'd be worth it.

I guess for further info the five quotes we received from different companies were as follows, for pretty similar work overall:
6.9k <- didn't go with because they had very few reviews and very little digital footprint, people who liked them liked them but not a lot to go on

8.7k <- these guys, best reviews of all so probably worth a little extra for peace of mind
9.6k <- only GAF company, all the others were Certainteed, not sure if that matters at all
So this would seem to put them as the highest cost of all the companies we've looked at.

Can you please help me review the installation and let me know if anything stands out. 1. They added vents to one area. Not sure why they placed them all on the same side 2. One small section has siding. Unfortunately I missed asking them to include in scope 3. Few shingles extend into the gutter. One corner is very visible 4. Walking over it feels like there are air gaps under it 5. The cricket near the chimney is new. I noticed some caulking on few shingles around that area.

My asphalt shingle roof is nearing the end of its life and has maybe 5 years left at best. A recent windstorm tore a few shingles off, and a roofing salesman seemed to notice and knocked on my door. He inspected and noticed nearly all the shingles have creasing too.
He said that if I file an insurance claim and my insurance agrees to cover part of a repaireplacement, his legal team can get them to cover the rest since my shingles are discontinued and my state requires them all to match. I’d only be out my deductible for an entire roof replacement. The current roof is a layover on old wood shingles, so it’ll be a decently large/expensive job according to my home inspection prior to purchasing the house last year.
He did pressure me to file an insurance claim and sign a contract right then, but it seems to be an agreement that only binds me to their service if they can get my insurance to cover 100% of the cost, which he is confident will happen. He emphasized that I will only pay my deductible.
I googled the company and it’s a young one (~3 years old), but the owner worked for a bigger company for several years prior. No bad reviews, just not a whole lot of reviews.
Does this seem legit? He’s hoping for a quick response and for me to file the claim ASAP. Do I call back and ask questions? What do I ask? What do I do?

It's funny considering the current weather, but my house's shingles need repairing due to weather damage. I'm looking for a roofing company and some advice when it comes to contractors. I've been checking online, and I've seen positive reviews for All Weather Exteriors, and Alpha Roofing. Has anyone worked with them (or any roofing company) recently and would be willing to tell me about the process?
I'm wondering about: - how much it would cost for an estimate. - quality of work - how affordable some of these companies are (though I understand price is dependent on the house) - process of paying contractors

Triple decker. 10 feet away from neighbors house. Neighbor just re-sided house a year ago (also a triple decker) with fancy painted cedar. Our roofing company put up tarps during shingle removal but during the install the tarps were not there. The cutoffs etc hit my neighbors house, denting, chipping, and getting bits of tar on the neighbors siding. The pics don't look that bad but I would be annoyed too. Neighbor refuses to negotiate directly with contractor only wants to talk to me. Roofing company says he will clean, patch, and repaint. Neighbor refuses this offer, saying he wants his original team to fix. Fair enough.. Neighbor claims it will cost $3,200. This number sounds high to me and my roofer, but roofer finally says fine I'll pay it. Now over a month has gone by. A week and a half ago roofer says he is on vacation. Now not returning my call/text. What would you do next? I don't owe him any money so I don't have that leverage. Filing a small claim costs $100 and I don't have time or energy for it. Bad Google review? Better business bureau complaint? Thanks.
Edit: My state has a Home Improvement Contractor complaint form. This is free to file but only results in perhaps a fine or small disciplinary action. It does not recover money.
My state also has an arbiration request form, which aims to recover the money. This costs $300 to file, so kind of annoying. Also I can't file it myself because I don't have a primary residence there.

I'm a relatively new homeowner and in a bit of a pickle.
Tl;dr I've got a 28 square cedar shake roof covered with two layers of shingles that needs to be replaced and I'm getting quotes in the $1k/sq range. Thoughts?
The home is a three story brick colonial, built in 1923. Best information put the existing roof having been done as recently as 2008. Well, that being 15 years ago we're getting into the roundabout time period for replacement and especially so since this house still has its original cedar shake roof...under two layers of asphalt shingles.
Apparently this is very commonly done, but very much not recommended to do, yet people did it to save money. Either way, fast forward and I end up having a damn raccoon find its way into the attic and she ended up damaging a section of previously water damaged cedar before we could get her out.
Note*** my homeowners insurance policy specifically excludes damage caused by animals, it does not specify between vermin/pests/rodents/wildlife unfortunately.
That whole endeavor revealed the unpatachability of the roof, its overall condition, and what my next steps are. If we try to do just the nasty section shown below, it'll involve quite a bit of blending to make it function, at a cost of nearly 1/4 of the whole roof.
Currently, since it's a cedar shake base, we're looking at a full tear off down to the boards and re-roof from full fresh plywood up. Of course it's a complicated hip style roof with numerous dormers, chimneys, etc and mostly above 20ft height. We're also going to need to add ventilation as the original structure had none since cedar is self venting.
I've had three companies come and look at it and every one had the same wincing reaction when they saw what I'm working with.
  • First company quickly ballparked a minimum of 30k and never got back to me with a formal quote.
  • The second was a smaller outfit with no online presence, recommended via word of mouth, and he looked at everything from the ground and gave me a number of 24k verbally.
  • Lastly I reached out to an area veteran of 20+ years with a 4.7* average and tons of positive reviews. Their estimator went up on the roof, inspected a bunch of stuff, took a headcam video, presented numerous issues, actually measured the roof size (~28 square), offered shingle color options etc and priced it out at 29k.
Now, ~$1000/sq seems pretty high to me, especially with basic research showing people paying $450-650 depending on region, but given the complexity of my roof and the extent of work being done, I'm really not sure if I've got a good price here. I believe most of those averages are simple rip and replace of asphalt shingles with plywood replaced as needed. Regardless of the route I go, I'm likely taking out a HELOC to pay for it as the house as appreciated ~30-47k since I've purchased it.
What are your thoughts on the situation, and how would you proceed?

I'd love some advice on which roofer to go with. I'm in central North Carolina and have a shingled roof of indeterminate age as well as a small flat roof that we had replaced with EPDM 4 years ago. The shingled roof has been on the to-do list ever since it was given "a year or two" 4 years ago, and we finally decided it was time before it starts leaking. However, the three roofers who came to give quotes all agreed that the EPDM was installed poorly and needs replacing - nailheads about to pop through, extra large pooling areas that are sinking, bubbling tape...sad news for that 5k we paid so recently. I went back to my records to find who did the work to see if anything could be done, and found out the guy died of a heart attack a year or two ago.
There's one section of the shingled roof that everybody agrees is newer and likely does not need to be redone. I discussed the pros and cons of redoing that as well (full warranty?) with at least a couple of the roofers and am not actually sure which included that in their quotes.
Without further ado, the contestants:
Roofer 1: friendly and well-reviewed in the area, and he said he'd redo the flat roof for $1.5k (which the other roofers were shocked at), but he wants to put .3 mil TPM on the flat roof, I think because he has some leftovers. Came down on the shingled section when I told him the other quotes were in the 8.5k range. So, verbally and 1.5 months ago (took a while for roofer 2 to get me a quote), .3 mil TPM for 1.5k, and then shingles:

Roofer 2, very highly rated in the area. Came out and saw the roof (twice actually). Insistent that TPM is the way to go and would use .45. Talked about adding a very slight slope to the flat roof.

Roofer 3, also very highly rated. Came out, saw the roof, did a core sample of the current EPDM as roofers 1 and 2 said it was wet underneath, found it was dry where the sample was taken (though not necessarily the exact problem spot?). Agrees that the flat roof should be replaced though and says EPDM is absolutely the way to go.

Roofer 4, also well-reviewed, though maybe not as much as the others - sounds like more of a contractor. Regardless, they used satellite pictures and it was early in the process, so I didn't know about the flat roof issues, so from them I just have a shingles quote.

Really it comes down to roofers 2 and 3, TPM with a slope and more expensive vs EPDM that would still be flat, as far as I know. Any suggestions on which way to leap?

I received an unsolicited quote for roof replacement and I decided to contact the company for more information since I already knew my roof needed to be redone. The salesperson went over the quote with me and I signed the electronic copy. They came to do the work, ripped all the shingles off and then cut a large piece of the subroof out to expose the soffits, fascia, and first couple feet of rafters. They told me about all the "issues" my roof had that could cause potential problems. I felt pressured, especially since the shingles had already been removed. I was not in a position at that point to start getting second opinions from different companies. The cost also jumped from $11 000 to $49 000! In the moment I felt I had no choice so I said go ahead and do the work. Over night I was able to think about it a bit more and in retrospect and I didn't feel good about the whole thing. I felt pressured and had I been given more time I would not have chosen to do the work. I wrote a preliminary Google review and mentioned that I felt pressured. The salesperson came to see me and requested I remove the review. I pointed out to him that in the contract I signed it mentioned a deeper inspection of the roof but had no prices associated or mention that costs could increase significantly if anything is found so I signed the contract not being fully informed. He told me that it was in the terms and conditions. Well I looked at the copy of the contract they sent by email and noticed that they typed in my initials on every page rather than have me sign it by hand not to mention I was not even shown these pages when I initially signed the contract. So do I have any recourse now to be reimbursed for full or partial costs of the extra work since I signed under pressure and was not shown and did not sign the terms and conditions?

I'm getting a new roof after a bad hail storm and my choices are between GAF Timberline NS or pay $1600 more for the HDZ. I can't find much info/reviews about the Timberline NS. Everyone says HDZ is good. But it's going to be a bit of a sacrifice since we don't have extra cash right now (we just finished doing a bathroom renovation due to a shower leak). So I am just wondering if anyone can give me some experiences and opinions on these two shingles.
UPDATE: Ok I threatened to cancel and they agreed to upgrade to HDZ for free as long as I leave reviews on google/facebook and allow them to take drone footage while they install

My partner and I bought a house in December 2022. During the pre-sale inspection it was learned that the roof needed to be replaced. Our real estate agent recommended a roofing company and the owner had the roof replaced. According to documents that were provided to us, there was an option for a warranty on the GAF shingles that the owner could have transferred to us, however she did not. I don’t see that there are any other warranties. The company appears to have good reviews online.
Fast forward to now. In the primary bedroom, there is water leakage around where the chimney is located in the house. Not only is the leakage a problem, it also ruined drywall that we had added after we bought the home. I found a business card in the documents that the owner provided to us and emailed the individual, who appears to be part owner of the company. I mentioned in the email that our real estate agent had recommended the company and explained the situation. No response was ever received.
About 3 weeks ago I called the roofing company and they sent out a worker. The worker immediately looked at the leakage in the primary bedroom and said “this is bad”. After looking at the roof, the worker told my partner that the work done around the chimney was “all wrong”. He said he didn’t work for the company at the time that we got the roof done but took pictures and said he would speak to his supervisor who would probably want to come look at the work.
After a week, I heard nothing. I called and spoke to the worker who said he was trying to coordinate a time to come out to our home with his supervisor. He said he would come on “Monday or Tuesday”. Monday and Tuesday came around and they never showed. I texted the worker and no response. I then called the company and the receptionist said someone would call me back that day and I didn’t hear anything.
A few days ago I called the company and again and was transferred to the worker. He said he was working on an estimate. I asked why he would be giving me an estimate when he himself said the work was done incorrectly. I stated that I felt that the company should be fixing what they did incorrectly and also repairing the drywall that was ruined. He said there was no warranty. I stated that the warranty available to the owner was for the shingles, not the quality of the work done on the roof. I referenced the company’s website which states it “guarantees” their work. I asked for the supervisors contact information. The worker said he would talk to his supervisor regarding my concerns and get back to me. He also said he would text me his supervisors contact information. Three days later, I received no phone calls, emails, or text messages.
I then reached out to our real estate agent who also placed two calls to his contact at the roofing company. No response.
I don’t know what to do. Obviously the roof needs to be repaired, but am I in the wrong for expecting the company to fix it on their dime? If I have another company do it, I’ll have to pay for it, and I think that’s unacceptable as the worker said the original work was done incorrectly. Even if the company agrees to do the work over, I’m concerned because they didn’t do it right the first time— so do I want them to do the repair? It is a slow leak but I am worried about mold. I just had a baby so this has been very stressful.
Any advice is much appreciated.

I am not sure if I ever shared with anyone what happened to me to cause my disability. It was a huge event that happened that has greatly effect my entire life forever. I had a tubal litigation done in 2012 during that surgery my bowls were nicked. I was over sedated for that opporation they sedated me at 9am but never even started my surgery until around 1pm that day. While in recovery after the first surgery I came to for a split second around 5pm. The nurse was waiting on me to be able to go home that day. I was her last patient so she was being impatient according to people who were there with me that day. I remember waking up for split second I said somethings wrong and I passed back out. So she then had my ex boyfriend and friends load me into the wheel chair to go home not even full awake yet. Just so she could get off work and go home. Well I am at home a day goes by and I'm getting more sick. I feel like shit! But, I didn't want to return to the hospital and them accuse me of trying to get opioids. Hospitals assume things withoutĺ knowing all the facts and lable people. I learned if your sick you just deal with it otherwise they treat you like shit. So I didn't want to go to the hospital and there be nothing wrong and they think im medication seeking. So I was hesitant to return to the hospital. But when i finally did I was almost dead. I kept going in and out if consciousness. Keep in mind the prescription they had written me for the surgery was for perk 5mg 30 of them. I hadn't taken any of them. They were at my house when I returned to the hospital completely untouched. Well im almost dead because I'm septic. I kept going in and out of consciousness, So the doctor assumed I had over dosed. Even though I was screaming at him not to administrator narocan he did it anyway. It is illegal in Washington State to administer narocan to someone who is unwilling to sign for it or who is unconscious and unable to sign for it. I was screaming at him not to give it to me. Because I was an opioid addict at that time. But again hadn't taken any of them not even 1. Even at my deepest addiction I've never over done it with anything I wasn't a hard-core addict. I've never over dosed and never will. So the doctor shoots me full of narocan it went from bad to worse right then. I was dying already the pain was bad. But now I'm now in full 100% detox all at once. It was the worst pain ever at least till that point in my life. Well a few minutes later the lab reports come back and I'm septic. So their now panicking and they choose to send me from a very large hospital to an even bigger one for exploratory surgery. The doctor asks if I want to be put to sleep since he knows I wasn't faking it tryjng to get medication that I'm actually dying. It was fucked up by giving me a drug I refused with out my consent and he should feel like an asshole. I said no but he and my boyfriend at that time talk me into it. Worst mistake of my life why because after receiving narocan you can't be put to sleep. It don't work because it's an opioid blocker. Part of the cocktail they give is an opioid. Put I am paralyzed completely and can feel everything so they put a respiratory in my lungs my eyelids are taped shut and I'm in so much pain. The next 20 minutes where the very worst because it took me about 20 minutes of panicking thinking I was suffocating to death because you feel like you can't breath it hurts having a ventilator breath for you it's not comfortable at all it feels like your lungs on fire and your suffocating to death. Like you can't get any oxygen so it took me about 20 minutes to realize I'm still alive. So obviously I'm breathing some how and to relax. But then it just got worse because I'm being prepped for surgery and no one knows im not asleep. And that I can feel absolutely everything 100% but I can't move at all or talk because of the machine and my eyelids are taped shut. So there is zero ways to communicate this to anyone hello im awake and shouldn't be. I went through about estimated 8 hours that I know of being cut open fully awake you go in and out of consciousness a bit but I could feel every bit of it and I can tell exactly what those doctors talked about during that surgery and could still recognize their voice if I heard them again. When they finally realized I was awake they fully sedated me and put me into an induced coma for a couple weeks. Time was fuzzy then. When I finally woke up I had a whole in my stomach that took 5 and a half years to fully heal its never fully healed ever though because I have massive scar tissue which frequently gets infected easily so I suffer from reoccurring staph infects but the original hole was about 24cm x 16cmx 8cm deep that's a huge hole and it had to be left completely open for years to heal up. After I getting out of the hospital months later had to return to another hospital twice a day everyday for 9 months to have my wound packed and cleaned. I am always in pain it never goes away along with my bowel problems have never ended. I also have bladder problems and lack of control over them since that surgery. I was in disneyworld last summer and had an accident let me tell you it's no fun. I've been denied being able to use a bathroom at winco last summer which resulted in me peeing my pants. Every time I eat something no matter what it is I have an automatic stomach ache sometimes for a just few minutes sometime hours sometimes all day or night. It just depends and it sucks so finding an employer who I can work for and have a reasonable accommodation is hard to find when any moment I could shit myself and have to leave right then. On top of it being completely humiliating on top of everything else there is the embarassing factor. So when rumors of my disability started spreading at work there were only a couple people who should have known about it but everyone did all of a sudden. So I never got anything not a dime for that surgery I tried to have a lawyer help me but I had signed a thing stating I understood my bowels could suffer problems before they did the surgery it state I understood the risks. So when I received a reply back from the attorney stating I didn't have a case he felt I got bummed out and kind of gave up well recently I went through the paperwork he sent me back right the paperwork that was to determine if I had a case or not he didn't even have the right paperwork at all. He mailed me half if someone else's and half was from a surgery I had years before that one. Since the statue of limitations is up I got nothing for any if that. I was cut off ssi in 2015 I filed what I thought was an appeal at that time but it wasn't they restarted my entire case in 2019 so for those years I had no income I found myself wrapped up in sex trade it was decent money and u could work from home and I wasn't about to be homeless and starve. While social security decided if I was disabled or not. So from 2017 to 2021 that's what I did. I posted on one site called mega personals eu. 1 time next thing I knew some how that ad ended up all over the internet on mass escort sites all sorts of place. Without my permission. Well I had an ex boyfriend who if he needed money and I wouldn't give it that he would put a bullshit review online under those ads I couldn't remove because they are not my ads. They are my photos sometimes they were. My ad and phone number sometimes they are not people started using my 5 star reputation for being a real person not a scammer and great at what I did so they started using my photos and reputation to do scams and crimes. Well in the mean time my ex when he wouldnt get what he wanted out of me would post mean horrible lying reviews all over the internet 1 said I work for the cops robbed him while he was getting his massage because I did erotic massage my pants stayed on I wasn't a full service prostitute ever. I actually did the Massage work. And he claimed in this review that I had people rob him while he was there and gave him shingles all in an hour lol.. it made no since but no one ever pays attention to what doesn't make since they just read the bad and that's it so then a couple months later he put another bad review but under a different name. Because that profile the site suspended his first once I pointed out how it didn't make since did i rob him or work for the cops. And that I have mass good revenues by real people. But they never removed it so he made another under another user name well the discovered it had the same ip address as the last poster so I pointed out if I had done that to him why would he come back for another one. They again suspended it but never removed them then a couple days later I paid him to remove the lies he put up but he couldn't remove them they are permanently the sites keep them or let actually correct that not all browsers do google does so because I paid him he wrote he had the wrong girl. But again the sites and google refuse to remove them. So Google has facilitated my being extorted for years. I have a very big history with google I've even supplied information that helped assist the attorney general of Washington state information to help suit them. There are more instances but I'm going to stay on topic. So when I was hired at home depot it was suppose to be a fresh state a new me well while working there I started receiving texts messages the first one asked me if I was taking new clients for massage I ignored it. Then the next one came through stating Carrie I work with you at the home depot im upper management and can help you with your position or anything else you might need schedule what ever. I straight thought it was a set up or someone fucking with me. So I bantered back and forth but right off tbe bat I stated that I didn't need help with my position I had my stuff covered on my own. Well after a few weeks of chatting I said fine if your real come over at this point I don't know who he is I assumed if its real I guessed who it might be messaging me but was pretty positive but still not sure. So who shows up to my house my hr manager Shawn I do not know his last name then or still. That shows I wasn't out to set anyone up im not that chick. I have bigger fish over the years I could fry if that was my objective believe that. All I wanted to do was work so like I was saying. I was receiving texts that were strange the first one said are you still taking never clients for massage. The second message about a day or so later said. Carrie I work with you at home depot. I can help you with your schedule or position. I am upper management and have the power to help you with whatever you need work wise. I'm just a horny dude I've got a lot to lose. Not cool at all so then I started receiving text messages to come to his office I ignored the messages. I was hell no and I would have just kept shit to myself and everything stay the same. But, then I got locked out of my workforce app like administrator locked out I Uninstall cleared cash everything it was locked strange. So then my schedule started to change I mean I checked 5 times im suppose to be there at 7 I get there it was 6am not 7am. This happened for a while before I started to catch on. So I logged in on my other phone and was able to start taking photos and such for proof. Then word got out about my disability and the other employees started making jokes about me and laughing at me. Like one day I helped this old lady life bags of manure into her car so I smelled like shit well they started saying someone gets to go home early because she smells like shit. Or putting me down about the hours I worked. I had one lady I worked with screamed at me to shut my mouth when I was trying to explain that it hadn't been me who made the mistake. My father (73yo) suffered a pretty major ischemic stroke on January 5. Complete left side paralysis, he can now eat minced foods and he never lost his ability to speak. It was noticed about two days after the stroke that his cognition and mental state was very changed. He has no baseline dementia before his stroke. He still has every memory from before his stroke, leading up to and all the way through being in the ambulance. However, he has what has been called sundowning, hospital, delirium, nighttime delirium, ICU delirium, you name it. Call it what you will, but during the nights, he yells out and tries to get up out of the bed. In the very beginning, he was restrained, sedated , etc.
He was originally discharged after two months in the hospital to a low level facility because it was the only one that would take him. In the 10 days that he was there, they forgot to give him his Lexapro the entire time which he had been on for 15 years. He contracted Covid and shingles and had fallen from the bed five times sustaining a black eye. We called 911 and had him sent back to the emergency room.
After six more weeks in hospital, he was finally discharged to a skilled nursing facility of our choice. He made very small strides, he continued to yell out and try to get out of the bed. He was eventually released home to my 71 year-old mother, and we had hoped that they could make it work at home. It turned out he is still very much a two person assist, and his nights are simply unmanageable. he would get out of bed onto the floor. My mother would get him back in bed and then he would be getting back out. His nights have just been completely unmanageable. His mental state declined so much that he had talked of suicide so we had the ambulance come get him to take him to a different hospital.
They realized that he was on 100 mg of Seroquel as well as a small dose of risperidone along with his Lexapro that he has taken for 20 years. They took him off Seroquel and for the first two days he was in a great mental state. Since then, the nighttime manic episodes have returned and now we are trying to get him place into another skilled nursing facility with PT and OT and , no facility in a 50 mile radius will accept him due to his night time behaviors, along with no available beds.
Where do we go from here? It tells me that if a skilled nursing facility won’t take him, they believe he’s best suited for a hospital until he is well enough to graduate to a skilled nursing facility. I know the hospital can’t and won’t keep him forever but what will their endgame be? Are they going to try to push us into long-term care from here? I don’t want to send him just anywhere that has a bed if it’s not the right fit or gets horrible reviews. Plus he still needs PT and OT. do we have the right to decline any facility that may say that they would take him?
I think that we need to have psych, Nuro and his doctors work with the social worker to get him well enough to be discharged to a place where he can succeed. any thoughts on this matter would be so appreciated! I have been glued to the stroke Reddit page since January. It is so helpful.

Am I getting ripped off on a pipe boot replacement?
I got a new roof after a hailstorm in Aug 2020, and about a month ago (Apr 2024) we noticed some ceiling stains from water leaking above our master bathroom. Sounds like a slow drip each time it rains. Called the company who installed the roof, they checked and said the pipe boots might be going. They’re charging $3800 for the following work:
Roof Tune Up : Supreme tuneup, including: - Removal of existing shingles around each pipe boot, - Removal of existing underlayment around each pipe boot, - Removal of existing rubber pipe boot, - Installation of new Weatherlock G Ice and Water Shield underlayment around each pipe, - Installation of new perma boot system on each pipe, - Installation of new shingles around each perma boot, - Resealing of both gas exhaust vents. Shingles to be used, where needed, will be Owens Corning Oakridge in the Estate Gray. Shingles will not match existing material due to age and condition of existing roofing.
They also took the attached photos and explained how the rubber usually lasts about 5 years, but to my untrained eye, the rubber doesn’t look deteriorated at all. Looking for some outside opinions, thanks!

I live on the north shore of Chicago and found a leak in my 24 year old roof. While it can be fixed, I think at 24 year old Shingle roof is probably on its last legs. I have two questions 1.
