Hi all, I live in a large apartment complex in Indianapolis, IN. There isn’t assigned parking per unit, but there are areas that are designated as tenant only (specifically those spots are right out front of the unit). The parking spots that are designated as guest parking are by the complex’s office. You must have a parking pass to park in the resident’s spots, and you also must have a temporary guest pass to park in the guest area. In front of my unit there is only 5 spots, which is pretty trash compared to the rest of the complex. There’s exactly enough spots for the residents in my section. However, my neighbors constantly allow their guests to park in the resident spots in front of my unit. It wouldn’t be a big deal except my area specifically is kind of screwed because after those 5 spots is a long section of carports that you have to rent. So if there’s no spots out front I have to walk very far and I often get home around midnight for work so I just don’t feel safe doing that. I’ve talked to my complex about this multiple times and they claims they’ll send a notice to everyone reminding them on the guest policy and they never do. They claim they’ll tow the guests that park there overnight and they never do. What actions can I take against this? I feel like they’re technically in violation of my lease but I’m nervous to make a fuss because my lease is up for renewal right now and I don’t want them to deny me. But they’re raising my rent by $150 so it’s not fair for them to raise it when they’re not even fulfilling their part of the agreement.

After the initial term of this Agreement, or in case of a month-to-month tenancy, the TENANT may terminate the Lease with a minimum of 30 calendar days written notice. In addition to the above, the LANDLORD and the TENANT may mutually agree to terminate the Lease subject to any agreed upon terms of a subsequent "Release Agreement." Criminal Activity: Any of the following types of criminal activity by the TENANT, any member of the household, or a guest or other person under the TENANT's control shall be cause for immediate termination of the tenancy: a) Any criminal activity that threatens the health, safety or right to peaceful enjoyment of the Premises by other residents or persons residing in the immediate vicinity of the Premises (including conduct/actions against the LANDLORD and/or property management staff and/or any agents of the LANDLORD); b) Any violent criminal activity on or off the premises;
c) Anydrug-relatedcriminalactivityonoroffthepremises; d) Illegal use or possession of a controlled substance; e) Criminalinterferencewithmanagementofproperty. Criminal activity relating to domestic violence, dating violence, sexual assault or stalking shall not be cause for eviction of the TENANT or immediate family member of the TENANT's household who is a victim of such domestic violence, dating violence, sexual assault or stalking. This exception for victims of domestic violence does not apply to the eviction of a family member who is the perpetrator of the domestic violence. The LANDLORD may terminate the tenancy for criminal activity in accordance with this section if the LANDLORD determines that the household membeguest has committed the criminal activity, regardless of whether the household membeguest has been arrested or convicted for such activity. In addition, the LANDLORD may also terminate the tenancy if any member of the household is fleeing to avoid prosecution, or custody after conviction for a crime, or attempt to commit a crime, that is a felony or is violating a condition of probation or parole under Federal or State law. Termination Notice and Eviction: The LANDLORD must give the TENANT a notice that specifies the grounds for termination of the tenancy. The LANDLORD's eviction notice means a notice to vacate, or a complaint used under State or local law to commence an eviction action. I have to leave this place due to emergency and have no choice but to terminate it early. The lease is 6 months and it ends in August. I have to leave on May 19th. And I usually give her money every 19th of each month. I’m so confused, because she is telling me I have to pay her rest of the money until August. Or i can find her new tenant before I go. I am willing to not receive the deposit which is 1400, because I know this is my fault that I have to terminate it early. But I really don’t have that much money to give back the rest of the money until August.
Could somebody explain this term for me? Could someone guide me what to do?

hello! im currently in the process of trying to get approved for another apartment before my current lease ends. the apartment im applying for sent over the rental verification and upon receiving it, my current apartment decided to send a semi passive aggressive email to me and my roommates saying that we need to send in a notice or request to swap roommates ASAP.
One, i’m not ending the current lease early, i’m just not renewing when it ends. i’ve already said that i was gonna cover the last months portion of rent since i’m gonna be moving mid june, lease ends july 11th, and its more than 30 days out from that date. why would i need to send a notice over 30 days out if the apartment hasn’t even approved my application yet?
Two, why would i need to find another roommate when i’m leaving when the lease ends? i waited till now to even start searching so i wont be charged for leaving early. i have no intention of continuing with my current roommates and just planned on notifying them around june 1st.
this seems wildly unprofessional, and im now afraid these apartments are gonna sabotage my chances for approval. i did my roommates a solid by covering june’s rent in the first place and staying on until it expires since im moving out the first week of june.
if it was rent they were worried about, they shouldve said that, but should i be worried about this potentially reflecting badly on myself with the other apartment?

I have had with each instance have been put in a situation where I have done all the work, and won some of the top international accolades (some that are household names and common knowledge major awards) in my market and have had my businesses stripped away from me for outrageous reasons and events. I have also gone to jail twice- both without warning because of a corrupt lawyer who pretended be my legal council to only find out post jail through new legal council that I had lost my cases for not having representation and making a mockery of the court system when I only knew that I had paid and hired legal council with power of attorney- all the while my lawyer feeding me fake progress and fake proceedings. I was also dragged to jail after reporting a local to a very obvious crime to the AD police only to find my case was somehow deleted and the local I filed a case against literally filed the identical case against me as an act of revenge. WIth the same laywer I also lost a case with a collaborator who sued me for an insane amount for not doing something that wasn't even in our contract - nor even in the same field or category of my company. This was also a revenge case for my firm discontinuing this contract for extended non payment and non response. I was told by my attorney that this case should simply be thrown out but again lost this case with a greatly lowered fine. Reason for the judgement was again for not having legal representation and like before the judge noted that I made a mockery of the judicial system.
In my most recent projects, I had opened a string of critically acclaimed outlets in my business category that I again, lost and this time with my name dragged in the gutter due to these cases and a total loss of my businesses and contracts. It has been a nightmarish few years in what should have been the highlight of my company and my lifes work with our projects being considered the top of its class at the same time with incredible accomplishments which has made me wish I could trade it in for simply a moment of normalcy where myself and my family are not constantly living in fear that I may somehow lose something or end up again in jail and this time perhaps for a very long time. I am now in place where I have mounting warrants and unable to find legal representation to clear my name of any wrong doing. Poorly equipped with what has now become almost little to zero resources to do so. Are there any entities or social agencies that exist to assist in these cases of incredible corruption and violations of legal ethics? I find it so very agonizing that in a country with such strict laws about defamation and social emphasis on equality that I am knee deep in not one but many cases of constantly on the receiving end of what this culture decries in its public identity.
This all started when the lawyer of subject enquired if one of my business partners, a very large developer, would be interested in taking over a land lease owned by one of his other clients, a member of the royal family. A very big and unlikely transaction but it quickly came to look like the deal would go through. This is when he approached me to create a plan to take a percentage of the transaction - to which I immediately expressed that I wanted no part of. This was the moment where he intentionally created the illusion that he was still representing me as my attorney to only purposely organize the lose verdicts of my cases. As an expat who has depleted all of my resources, I have fought hard to continue my company and life here while attempting to find some tiny morsel of justice, but I find myself now having lost both my company and seemingly any chance to stop the avalanche of legal debts, travel bans and warrants that I can do nothing about.
My second legal council made a very simple but dubious error in understand the language of a simple legal procedure that has again landed me in deep trouble, this time not for neglect but simply my luck of choosing a very unskilled lawyer, who after it was apparent they had made a massive error, simply blocked me from reaching them and basically resigned in an instance after taking all of their fees.
Feeling quite imprisoned while having accomplished so much for this city. If there is anyone with real advice it would be greatly appreciated.

Hi there, so we recently bought and moved into a house. We had to resign our apartment lease in December of 2023. Our lease officially renewed March 2024 and goes until March 2025. We reached out to our landlord and asked to break our lease after receiving an accepted offer, to start having them look for a re-renter starting May 1st.
We were told we would have to pay $350 to break our lease but are also responsible for paying rent until another renter is found. It's been almost 2 months and only 1 person has come to look at our apartment. When asked if there had been any interest in our apartment the end of April, our landlord told us there were 30 applications. Today when asked, we were told there were none.
We have been listing the apartment on Facebook Marketplace, Facebook groups, we reached out to our realtor for help and we've had zero luck.
My question is, is there anyway to get out of having to be responsible for rent month to month? Our first payment of our mortgage is coming due and we're extremely nervous having to pay for both our mortgage and our rent at the same time.

I have intentionally put and debts except her vehicle and a rent payment from when I was laid off into my name. At this time I face approximately 32,0000 in credit and personal loan debt + 9k remaining on my vehicle. With this I face 1900/mo in cc/loan payments. Income being approximately 3720 and rent being 1600, I will not be able to keep afloat and will need to move as well. My lease renewed in March and tomorrow I'm going to inquire with my landlord about what they are open to with changing the terms/termination of lease. At this point the only way I can see myself staying afloat would be to be free of the debt that I won't be able to overcome alone in the foreseeable future.
I'm reading about my states options but am honestly very psychologically on top of financially overwhelmed and am mostly looking for direction and guidance.

Hey everyone. My partner and I are planning on moving and received a residential rental agreement in Wisconsin from a potential landlord, however, it is quite a bit different than the standard WI residential lease agreements that we have received in the past. A TurboTenant template was used and modified to generate the lease. We are looking for some quick advice on whether or not the following language / clauses should be of concern to us as tenants:
1) “Landlord shall have the right at all reasonable times during the term of this agreement to enter the Property for the purpose of inspecting and exhibiting the Property and all buildings and improvements thereon. In non-emergency situations, Landlord will make a good faith effort to notify Tenants at least 24 hours prior to entry by one of the following methods: telephone message, email message, or door hanger, and having made such good faith effort shall enter as necessary. In emergency situation, or of a repair is requested by the Tenants, Landlord is permitted to enter immediately without prior notice.”
2) “Tenants are required to notify the Landlord in writing of any anticipated absence from the Property in excess of 7 days and shall make arrangements for the Property to be routinely checked on during the absence. Such written notice must be provided no later than the first day of such absence. Landlord may enter the Property at any time for any reasonable purpose during Tenants’ absence.”
3) “Tenants are hereby notified that a negative credit report statement may be submitted to a credit reporting agency if Tenants fail to fulfill the terms if this Lease Agreement”
4) “The Tenants are entrusted with the care and maintenance of the rented Property during the term of the lease. Specifically, the Tenants are responsible for promptly addressing minor maintenance tasks and repairs that arise in the course of occupancy. These tasks may include, but are not limited to:
a. Routine cleaning and upkeep of the interior of the Property, including floors, walls, and fixtures.
b. Please be mindful that the kitchen is fitted with laminate flooring. To prevent any potential expansion, we kindly ask that you ensure the floor remains dry at all times. Promptly attending to any spills or moisture will help preserve the condition of the flooring material.
c. Regular replacement of light bulbs, and air filters, as needed.
d. Minor repairs to plumbing fixtures, such as fixing leaks or clearing clogs caused by normal usage.
e. The rental unit is equipped with a range, over-the-range microwave, dishwasher, refrigerator, washer, and dryer for the convenience of Tenants. It is the responsibility of Tenants to ensure the proper maintenance, care, and cleanliness of these appliances throughout the duration of the tenancy. Tenants are responsible in reporting any malfunctions to the Landlord in a timely manner.
f. Proper disposal of trash and recycling in accordance with local regulations.
g. The Tenants are responsible for upholding cleanliness standards around the Property, including ensuring that no items are left outside and discouraging loitering on the Property. It is expected that the Tenants take proactive measures to maintain the tidiness and appearance of the Property at all times.
h. Tenants are not permitted paint anything including but not limited to walls, ceiling, cabinets or any Property.
i. Tenants shall maintain proper humidity to not facilitate growth of mold or mildew.
j. Tenants are allowed to hang pictures, clocks, and other decorative items on the walls of the rental unit. However, it is important to note that all decorations must be removed and the walls restored to their original condition upon the termination of the Lease Agreement. This includes filling any holes or damages caused by hanging the items. Failure to return the walls to their original state may result in deductions from the security deposit or additional charges for repair and restoration.
k. The Tenants agree to maintain the lawn and landscaping of the Property in a neat and orderly condition throughout the term of the lease, which includes regular mowing, watering, weeding, and trimming of grass, shrubs, and trees. The Tenants are responsible for providing all necessary equipment and materials for lawn maintenance unless otherwise agreed upon in writing by the Landlord. If the Tenants are unable or unwilling to perform lawn maintenance, the Landlord reserves the right to arrange for professional lawn care services at the Tenant's expense. The Tenants shall promptly report any lawn care issues or concerns to the Landlord for resolution. Furthermore, the Tenants agree to ensure that the lawn and landscaping are maintained in accordance with local ordinances and regulations to prevent fines or penalties imposed by the city or relevant authorities.
l. Tenants take responsibility of snow maintenance during winter months and agrees to ensure the safe passage and usability of driveways on the Property. This includes promptly arranging for snow removal and salting or sanding of walkways and driveways following snowfall or icy conditions. The Tenants agree to assist in snow maintenance efforts by promptly reporting any snow or ice accumulation that poses a safety hazard to the Landlord for prompt resolution.
m. Tenants shall not keep on the Property any item of a dangerous, flammable, or explosive character that might unreasonably increase the danger of fire or explosion on the Property, or that might be considered hazardous or extra hazardous by any responsible insurance company.”

2024.05.16 03:43 pakrninja 20 things I learned for budget oriented tourists in Vegas

  1. Fremont Street Experience - 3 stages with Live bands, plenty of street performers, 2 OG casinos (1 of which lets you take a picture with $1,000,000) plus plentiful bars/restaurants. Spending money is not required. We didn't make it at night, but from what I understand it is a good show. During the summer there are more popular artists that perform in the area.
  2. Buy a bus pass. $20 for 3 days of unlimited rides. Bus stops at most casinos on the strip as well as Fremont Street. It can get crowded, but it is far cheaper than Lyft/Uber or parking your own vehicle.
  3. Plan on having cash on hand for tipping. They gave us a booklet with recommended tipping amounts for just about any potential service you could require. On a budget you don't want to be that tourist that doesn't tip when expected, but you also don't want to overdue it. Just a quick few (Bellhops $1-$3 per bag, Housekeeping $5-$10 per day you have them clean, Buffets $5-$10 per person)
  4. Just about everything else can be purchased using Credit/Debit cards. Even a lot of the street performers take digital payments now (Zelle, CashApp, Venmo, Paypal)
  5. High Roller observation wheel - If you are 21+, I would recommend getting the "Happy half hour" tickets (Cost a bit more but include unlimited drinks on your ride) which can be used at any time of the day, but definitely go at night. Pods are supposed to hold up to 40 ppl, but when we went we had about 12-15 people besides us. Plenty of room and plenty of time to get your drink on.
  6. Wear comfortable shoes, When looking at a map it can be deceiving how far things are from each other. You will find out quickly that you will put some mileage on. My wife and I averaged about 9-10 miles of walking per day, and that was with us trying to avoid it due to medical issues.
  7. Hotel - We stayed at the Hilton Grand Vacations, it's a very nice hotel. Our room was massive, included a full kitchen, dishwasher, dishes, washedryer, and an in wall safe. Be aware, they will ransack you with signing up for a sales presentation. If you are willing to sit through the presentation you will score some goodies, like free show tickets or free dinner, etc. You are under no obligation to buy anything, but if you want free... this is a good way.
  8. Speaking of washedryer in our room, check your booking closely to see if you have one. If you do, make sure to not overpack. We stayed a week and probably could have packed for 3 days and been just fine.
  9. Book a room with a full kitchen if possible. We went grocery shopping after checking in and stocked up enough basic foods for the week so we didn't have to eat out every meal. When every meal is going to cost you a minimum of $15-$20 per person basically everywhere, it can add up quick. Plus all of the dishes were included, we just had to wash them. They also provided dishwasher detergent.
  10. Resort Fees - Be aware of the hotel charging resort fees. As far as I am aware, every hotel on the strip at least has resort fees. HGV had one at $30 per night (Which literally paid for our "complimentary"Wi-Fi, having a phone in our room, and being allowed to self park) Valet was $40 per night billed on our hotel tab.
  11. Do not engage with the sales people on the streets unless you are truly interested. It is easy to get scammed and you aren't getting your money back. They also will hound you if you show the least bit of interest in what they are doing. If you bring kids, be aware that there is a TON of pornographic material/cards being handed out or offered in newspaper style machines. Not to mention the "showgirls" that are wandering around with very little on offering to take pictures with you (for a fee of course), there are also BDSM women that walk around and offer to spank you, in front of everyone of course.
  12. If you are a people watcher, be aware there are limited areas to sit and just people watch unless you sit at a barestaurant. There are surfaces around to sit on in some places, but I wouldn't count on it.
  13. Our 2 favorite restaurants on our trip. Margaritaville (Which we were informed will be closing down it's current location due to their lease expiring, but they are looking for a new location.) and Heart attack grill. If you don't know what either of those are, go on youtube and search. Heart attack grill is a themed restaurant and it is geared towards unhealthy eaters (or fat people if you will). Food was delicious though. Margaritaville had great food, great atmoshere, and great service.
  14. Buffet - If you are tempted to spend $$$ on an expensive buffet, be aware they really aren't worth the cost if you are on a budget. We went to the Wynn buffet ($75/person) which included our non-alcoholic drinks. If I had known then what I know now, I honestly would have ONLY gone for dessert. While there is a large assortment of really good food, it is all designed to fill you up quickly and there is just about zero chance you get your $75 worth unless you are a professional eater (or eat like one). But going for desserts, you have so many different choices to try and the portions are smaller being desserts. If you were to buy these desserts at a normal restaurant, they would price between $5-$25. That means you can quickly get your $75 worth without overeating. As of this post, Wynn buffet is the 2nd most expensive buffet, behind bacchanal. We only ate at the Wynn buffet, but there are also more reasonably priced buffets around $30-$50 per person.
  15. Blue Man Group - If you haven't heard of them, look them up. They are a comedy show, but not stand up comedy. It's skit based, involves lots of music and crowd interaction. There is NO TALKING from the members of the blue man group, they only act. Which just adds to the show, we loved it. It's a little pricey, I paid about $135 each for tickets... but it was pretty much the highlight of our trip.
  16. Any restaurants you plan on visiting, make reservations. Most you can make online. It may not be needed, but if you show up and there is a line down the block, you get to skip the line. Well worth it, just make sure you are there on time or you lose your spot.
  17. Avoid buying tourist trap excursions off websites claiming to give you a deal. 99% of them are either the exact same price as if you walk up to the venue or possibly even slightly more expensive. Not to mention, they are literally called a tourist trap for a reason. If you have money to blow, have at it. But on a budget, you won't miss out by not getting sucked in.
  18. At basically every restaurant there will be a photographer walking around offering to take pictures. Don't be fooled into thinking these are free photos. They will give you one complimentry photo that is tiny, like as small as those instamax cameras (1x1 photos). They will offer you 2 larger photos (4x6) in a (not so) fancy cardboard photo frame. At the time of this post, it was $20 per photo. *Tourist Hack* If you want the photos, tell them you do not want them and they will offer you both photos without the cardboard frame for $20. This worked at every single restaurant that we hit. Although, we only purchased twice, because how many restaurant photos with logos and crap on it do you need?
  19. If you really want to save money, do things OFF-strip. Everything on the strip is pricier, I do mean EVERYTHING.
  20. All gift shops have basically the same things. We visited the "Worlds Largest Gift Shop" and also one called ABC gifts (or something like that). Honestly, the Worlds largest felt crowded and overwhelming. The ABC shop we went to had some nice things in it that we bought, I would recommend them.

Never received any emails about payment is denied. - My parents have been having some procedures done on May 1st and the dr office verified insurance active then, they told my mom her denture will cost $907 copay and my mom paid it then and there and they will order - Today 5/15 my parents went for follow up appointment to pick up the denture and they said coverage inactive. - I called insurance they said coverage ended 12/31/23 due to non payment of premium?! I was like ???? I didnt get any emails notification and when i log in still showing no bills due and active payment method on file, autopay enrolled. Insurance said nothing can do on their end, coverage terminated cant be reinstated, they said they sent some mails to my parents house but my parents are 80 yrs old and they dont speak much english. - Now the dr office wont give my mom the denture without her paying another extra $800 also denied the refund for the $907 she paid as deposit. - They even said my parents will be billed for the whole treatment like 4k because insurance is inactive on May 1st?!?! What should I do? How to get them refund for the $907? Will my parents be sent to collections? Affect their credit?

MANILA -- A leading South Korean shipbuilder will construct a Philippine production hub for floating offshore wind power platforms with U.S. private equity group Cerberus Capital Management.
Under a strategic partnership announced Wednesday, HD Korea Shipbuilding & Offshore Engineering will lease part of a Subic Bay shipyard from Cerberus in a multiyear deal.
A dry dock will be converted for the production of offshore wind platforms, eyeing growing demand for renewable energy.
Subic Bay, on the west coast of the island of Luzon, is strategically important for its access to the South China Sea. It was formerly a major repair and supply base for the U.S. Navy and is now home to a Philippine naval facility.
The Philippines has designated the area a special economic zone to promote its development.
The Subic shipyard was built in 2006 by a unit of South Korea's Hanjin Group, but closed in 2019 amid a downturn in maritime shipping. Cerberus acquired the more than 300-hectare site from a local Hanjin unit in 2022.
The lease deal is the latest move by HD Korea Shipbuilding, part of the HD Hyundai group, to expand in offshore wind power, a field it sees as a driver for growth. In April, the company signed a memorandum of understanding for floating offshore wind projects in Scotland.
HD Korea Shipbuilding plans to export platforms from the Subic facility to Japan, Taiwan, Australia and Southeast Asia.
The company plans to set up a new ship repair facility at the Subic yard as well. It had established a logistics hub there in 2022 to support maintenance and repairs for Philippine naval vessels.
Philippine President Ferdinand Marcos Jr. met with executives from both companies in Manila on Tuesday.
"We welcome HD Hyundai's investment that will not only open new doors for our offshore wind industry, but will also bring maritime manufacturing back to Subic, and eventually restore the glory days of shipbuilding ... to our shores," he said

For a month we had been trying to requalify for the 12 month lease, but his "paystubs" kept getting declined. Eventually my sister and I submitted to reapply on our own and were accepted. We still haven't signed the actual contract yet though. This last months rent came due, and he told us he couldn't pay because his mother was hospitalized and he sent her money to help pay for medical expenses. He was supposed get paid on the 13th, but now his paycheck is "late". Today I found out his phone provider cancelled his service. Out of curiosity I swung by his work and asked about his employment status. They said he was no longer with them. I told my sister, and she's furious that he's been hiding this from us. We haven't confronted him yet, and we want to know if we can legally get him off the lease somehow before the renewal that's due in a few days.
