2024.05.21 17:39 Inevitable_Range2876 Would you mind reviewing My real estate investment ai companion that I built out?

Would you mind reviewing My real estate investment ai companion that I built out?
I am building Areii as an Ai companion and assistant for real estate investors to help them with whatever they need to do as real estate investors.
If you would be ever so kind to give me your feedback on what you think of the software, it would help me out a lot in building a great companion and tool for investors.
You can check out the site and signup for the software if you like at www.areii.io
Or you can take a look at the pictures I added and read the description down below and let me know what you think.
Currently Areii is built out to help with pipeline and portfolio tracking, team and task management, bookkeeping, deal analysis, and funding. Where we truly excel right now is in our Task Workflow feature and lender features.
The workflow feature is sort of like a Trello or Asana board but we have these workflow features that allow users to put a property into a flow and as they are working on a project or deal we generate out tasks automatically via workflows for them. That way they can build out full SOPs and make sure everyone on their team is doing what needs to be done, and when.
The funding feature allows you to view the exact loan products that our network of vetted lender partners have for real estate investments. All of our lenders have direct underwriting approval authority, meaning you won't be given the run around and we track all of our lenders metrics to verify they are quality. You can see exactly what you and your deal will need to have, to be able to qualify before you even submit the deal to the lender so you don't waste your time and you won't get spammed by even a single lender just to get a look at what kind of rates might be available.
All of our tools are awesome and specifically are built for real estate investors.
If you have any feedback or critique either on the descriptions, the website or if you actually mess with the app, please share it. It will only make Areii better.
Thank you!

2024.05.21 17:38 NightSky82 Full Throttle Cover Art

As some will be aware, the cover art for the Collector's Edition of Full Throttle is far too dark. I have contacted LRG about this, and as another customer whom complained was informed, I was told that this was an "intentional" artistic choice on behalf of LRG's art department. Now, obviously, this not an intentional artistic choice. The cover art is not supposed to look like this (the image is so dark that Ben and his motorbike almost look like they are silhouetted!). I own an original boxed copy of the game, so I know damn well what the cover art is supposed to look like.
Therefore, I am creating this thread in order to encourage other dissatisfied customers to open a support ticket with LRG, asking for a replacement box. I am also encouraging others to make their displeasure known within this thread (in addition to opening a support ticket). If enough people complain, then LRG are going to be more inclined to correct the situation and do right by the people whom paid a premium price for a poor quality product.
Enough people complained about the use of a CD-R for Plumbers Don't Wear Ties and LRG are now going to send out replacement discs. Let's unite and make this right for customers who purchased Full Throttle as well.

2024.05.21 17:35 Beatles1971 Working after retirement

I retired literally 2 hours ago after a 31-year career teaching high school English and Creative Writing. I have already been contacted by an elementary principal about taking an interim position (approximately 6 weeks) in the fall, 5th grade ELA. I would be paid full salary in addition to still being eligible for my pension, so that's nice. But 5th grade ELA? Do I even want to consider this? šŸ¤”

2024.05.21 17:35 vs27 Finally ready to start fixing my credit. Where should I begin?

A tale old as time- I need to repair my credit based on stupid mistakes I made when I was young and financially illiterate. Current score is 540. Hereā€™s the breakdown of where Iā€™m at:
2 accounts in collections- 1 is about to fall off after 7 years and the other is $213
1 closed credit card account- $453. I know I need to either pay this in full or work out a settlement with the CC company
$19,000 in student loans
I was approved for a secured card and plan to only use it for small purchases, paying it off in full every month.
Iā€™m sure the best thing to do is make payments on each of these debts concurrently, but is there a different way I should approach this with the ultimate goal of improving my score? TIA!!

2024.05.21 17:34 kitkatkate83 2015 Outback Premium w/Eyesight rough idling randomly

TL/DR: 2015 Outback has been having issues with rough idle ever since accident and transmission replacement last year. Need ideas on what it could be.
Sorry this got so long! I tried to keep it short, but ADHD šŸ˜‚šŸ¤¦ā€ā™€ļø
We bought the Outback used exactly 2 years ago to the day, ran like a dream and never gave me any issues. Last year in March, we were in an accident - we were in the center lane on the highway on a nasty NE Ohio morning where it had been raining the whole night and then changed over to freezing rain/wet snow that morning so the roads weren't treated yet. A car was passing us on the left, hit a spot of black ice, and turned horizontal into our lane. My husband tried to steer left to avoid hitting her, but clipped the back end of her passenger side and sent her slamming into our passenger side.
There was significant damage to the front passenger side suspension arm (it took most of the impact), the front passenger panels, and the collision place eventually discovered the back passenger side wheel was also damage and needed to be replaced. Damage totalling $10,200.
I went to pick it up when they called to say it was ready and immediately noticed it didn't sound right. It sounded like a diesel pickup truck whenever I accelerated. So I turned around and took it right back to them (about 5 mins total driving). They couldn't figure it out, so our insurance sent it to the local Subaru dealership so they could take a look.
Turns out the transmission also took a huge hit from the impact and was destroyed. How the collision place didn't see or hear this, I'll never understand, but I'm grateful they missed it because our insurance never would've fixed the car if it had been found before they paid the repair claim (our adjuster flat out told me this). So $5,600 later, we had a used transmission installed at the dealership (they were wonderful and even gave me a free loaner even though we didn't have rental coverage). They also found the collision place didn't tighten anything down when they installed the new suspension arm, so all the nuts (or bolts, not sure) were completely loose.
Got the car back finally end of May 2023. It ran okay for a few months, then I started having issues with the idle. At first, it would just lightly shudder just before I came to a stop at a red light or a stop sign.
Fast forward to 2 months ago, the shuddering is way worse and now it does the shudder when I flip on my wipers, or when I open the tailgate, or when I turn the lights on. My brother in law noticed the change in idle when I was dropping something off and was parked in their driveway with the engine running. I opened the tailgate and you could hear the idle change. He thought it was my battery, so I went out and got a new battery at our local wholesale club. My husband didn't know to use a memory saver before disconnecting the old battery, so I did an idle relearn procedure and it was fine for 2 days, then started the idling crap again.
The car is still doing the weird idling, and it's even worse now that I have to use the a/c since it's hot as hell here. I called the dealership and they told me to disconnect the battery for 30 mins and then do another idle relearn procedure. I did that and it's still having idling issues.
I'm at a loss and don't know what to do anymore. Could it be the transmission? Or does it sound like an electrical issue? I need ideas on what else to look for because I've been Googling for months and haven't found anything that would explain this. I need my Subbie to be okay because we're upside down on the loan since we got her when used car prices were insane.
Please help! And apologies for this being so long!

A little under a year ago, I posted about needing skme advice regarding what I should do with my credit card debt. I was about 17k in cc debt alone (didnā€™t account for my car loan). Some people gave great advice, and some people decided it was a great time to just call me dumb LMAO. Anyway, I just wanted to say since that post, Iā€™m down 9k in debt & Iā€™m doing pretty alright with my payments now. Iā€™m able to actually save money, and every other thousand dollars I accrue in my savings account I put towards my cc debt.
Just using this as a quick chance to say thank you to those who helped me along the way with any questions i had. Looking forward to being debt free within the next (2 years?) hopefully, and finally being able to start really saving.
Edit: Oh, and the Apple Card is paid off šŸ˜‰

2024.05.21 17:30 Careless-Wish-4563 What do you advise I do in regards to this?

I feel guilty for feeling this way, but
I was told yesterday by my bosses that this summer, I am expected to continue providing support for a child I work with who has different needs. I am also supposed to be someone who his aide can apparently consult if she needs support. I have been working with this child for nearly a year now, typically for 3 hours a day at most. For the last two months, I have been told that the child was supposed to be in a different location for summer, though I understand that a recent meeting with the childā€™s parents is part of the reason behind the change.
I am someone who struggles quite a bit with change, and this threw me off. I was also told that I will be expected to change this childā€™s diaper (child is 4 and not potty trained, almost 4 1/2 I think. The child tends to have blowouts, like feces running down their legs, which is why this newfound information threw me off.) The child tends to run away from the group and although I am young, I suspect that over summer trying to help them stay with the group (they are nonverbal and donā€™t tend to come back or respond if asked to remain with the group) will be difficult, as youā€™ll sometimes have to run over and go get them. I feel as though I donā€™t truly have enough experience working with this child to provide them with the support I will likely be expected to provide for them in the afternoons. I did sort of communicate this to my employers and suggested Iā€™ll likely be asking a lot of questions and will communicate if I need the support. But I feel like that sounds like a lot of responsibility. I will make $18/hr.
I also admittedly feel as though I perhaps will not be paid enough to handle said responsibilities. I make $17 an hr and start making $18 an hr this summer, will be working full time (7 hours daily, until college courses resume in mid August.) Last month, I was told Iā€™d be receiving this dollar pay increase. I started as a sub on more or less the first day of August 2023, and became an assistant teacher in January 2024. I was initially satisfied with the 1-dollar pay increase, but what I was told about my summer responsibilities in regards to this child have made me wonder if I should request a little more ($19 an hour or $20 an hour.) I will also be expected to help out a different teacher with our group of kids in the mornings, what I was hearing all sounds like a lot for a teaching assistant. Iā€™m holding back on it, though. Iā€™m a young adult with no college degree (yet.)

2024.05.21 17:22 cokebinge Deep dive WordPress site

Hi,
Iā€™m attempting to get a website made for some physical products I sell.
Please appreciate Iā€™ve had an ongoing interest in computing my whole life but am in no terms an expert in anything, especially web development of which I have close to no experience with. I can appreciate my lack of knowledge in this field and appreciate any input. Please assume I know nothing and am asking the entirely wrong questions.
Itā€™s a site I expect will generate a bit of organic traffic as itā€™s a niche product you wouldnā€™t necessarily go to Amazon or eBay for and feel like payment processing is required for both convenience and product legitimacy.
From some cursory research I think Iā€™ve decided to settle with a self hosted (Not a physical server Iā€™m running, just managing and in control of) WordPress site that uses WooCommerce and Stripe.
As itā€™s a niche product I think thereā€™s some chance I can do well with SEO and probably AdWords.
My main questions are about the architectural choices Iā€™m making and whether or not they will turn out to be more trouble than they are worth down the line.
It might be helpful to list some of the assumptions Iā€™ve made:
  1. More devs are familiar with WP and itā€™s a lot quicker to build out sites therefore cheaper compared to websites built from the ground up - Also if I need a different person to change it up in the future, itā€™ll be easier as it isnā€™t custom made.
  2. WooCommerce and Stripe are cheap, well supported, well known and integrate with WP easily.
  3. Building out a WP site as opposed to paying for something like Shopify yearly, isnā€™t a false economy, if managed, perpetually.
Considering themes and plugins. What I want out of the website is for it to be fast loading, not full of bloat, good for SEO, easy to work on and security conscious where possible. Some plugins I understand are necessary and what makes WordPress a quick and easy tool to work with in the first place but Iā€™d like to keep them to a functional minimum.
Aside question: What are the main vectors for security compromise? Iā€™d have to assume itā€™s abandoned plugins, plugins turned malicious, databases and insecure forms? In this context is there a distinction between plugins and themes or are they equal problem areas?
// Plugins
I want to keep plugins to a bare minimum as mentioned for performance and security reasons.
Yoast or Rank Math - Both apparently offer the same thing and seem well known within the community. I feel these are tools that I could make use of as I would like to rank on search engines. Is there a big value difference between the plugins themselves and also with the paid versions?
WP Rocket - I donā€™t understand caching and how it works but this plugin seems popular and apparently helps quite a lot with load times which I can appreciate as a massive value add.
WooCommerce - A necessary condition if I want ecommerce functionality.
PCI compliance - What is this, is it necessary and if so how do it build it in, in a sensible way?
Analytics plugins
See bottom of post - re: Compliance
Any plugins of value that Iā€™ve missed or should I be right with these?
// Themes
Themes arenā€™t something I know a lot about. I assume they have a huge effect on page load times and also assume that the more well known themes would be easier for a larger designedeveloper base to work on as they are probably already familiar with them.
Themes Iā€™ve heard thrown around a lot are Elementor and Astra. Am I right in seeing Elementor as more of a page builder lots of WordPress devs can use to ā€œMake their own themesā€ and Astra as just a straight up theme?
If demanding Astra, am I taking a position of restricting the creative liberty of the designer at the ostensibly safer and/or more optimised Astra theme? Or have I got this wrong? Admittedly I have done very little research on WordPress themes and any input here would be much appreciated.
// Backups
UpdraftPlus - Looks to be a plugin thatā€™ll backup and export data out. What are the security considerations here? Any value to the paid version?
Are there other plugins that do a better job, cheaper?
// Security
For my small ecom website, are these security plugins bloat or value?
Sucuri
Wordfence
Are the premium versions worth it? Have I missed any ?
// Legal and compliance
I donā€™t know much about tracking and marketing but assume Iā€™ll want to pursue social media marketing in the future. Am I right in assuming I should be implementing tracking pixels and analytics from the get go?
As stated, I assume Iā€™ll want to run Facebook tracking pixels. Is there a particular plugin or way I should be implementing them into a WP site?
Analytics. Whatā€™s the distinction between Google site kit, Google tag manager, GA4 etc. I presume Iā€™ll need a plugin for this.
Cookies, privacy policies and notices - I donā€™t want pop ups but I want to be compliant where I need to. If pop ups are completely necessary is there a way to have them only pop for people visiting from areas that require it? Can I segment this to itā€™s own page?
PCI Compliance
Still not entirely sure what this entails - I understand it pertains to payment processing?
// Hosting
As I understand it these shouldnā€™t be in the scope of the web dev proposal and Iā€™ll take responsibility for their implementation.
Any recommendations for hosts? Load speed and uptime are critical and pricing comes secondary to me.
The business is located in Australia but I would like decent access from around the globe.
Cloudflare. Iā€™m still not entirely sure what they offer. As I understand, they run a huge part of the internet's infrastructure and offer DNS servers, DDOS protection and have vast CDNā€™s. Should I be using their services which I think are free? Am I subjecting people using VPNā€™s to constant captchas? Am I missing what other offerings they have? By virtue of using their DNS servers, am I using their CDNā€™s? And what value might I realise from them?
In general what conclusions should I walk away with?
WP needs to be constantly maintained but offers more flexibility?
WP if it isnā€™t maintained will break and have constant security issues?
WP will allow me to realise cheaper and faster website development on account of itā€™s frameworks, plugins and popularity within the community?
Anything Iā€™ve missed?
Sorry for the massive post but Iā€™m pretty new to this and just trying to cover all the bases.
Appreciate any wisdom and Iā€™m more than willing to buy you coffee if you DM me
Thanks heaps

2024.05.21 17:22 learnmyev Tesla Model Y APR Update ā€“ May 21, 2024 (US Only)

Tesla Model Y APR Update ā€“ May 21, 2024 (US Only)
https://preview.redd.it/dyhy4vmfqs1d1.png?width=1522&format=png&auto=webp&s=a5a19f3f3653cd7ab82c8107cb5f3a022c0c7dfb
Starting May 21, 2024, Tesla has updated the promotional loan rates for the Model Y in the United States. The adjustments are as follows:
  • For loan terms up to 60 months: The APR remains unchanged at 0.99%.
  • For 72-month loan terms: The APR has increased by 1%, now set at 1.99%.
  • For 84-month loan terms: The APR remains steady at 2.99%.

What This Means for You

If you're planning to finance a Tesla Model Y, these new rates could impact your monthly payments and overall loan cost, especially if you are considering a 72-month term. The unchanged rates for the 60-month and 84-month terms provide stability for those preferring shorter or longer financing options, respectively.

Understanding the Changes

  • 0.99% APR for ā‰¤ 60 months: This rate is competitive and remains one of the best in the market for EV financing, making it a great option if you prefer lower overall interest costs and can manage higher monthly payments.
  • 1.99% APR for 72 months: The 1% increase reflects current market conditions. This mid-range term balances monthly payment size and interest cost but will now be slightly more expensive.
  • 2.99% APR for 84 months: For those seeking the lowest monthly payments, this unchanged rate provides predictability, though with higher total interest over the loan's life.

Making the Best Financial Decision

When choosing your financing term, consider both the monthly payments and the total interest paid over the life of the loan. For many, the 60-month term will offer the best value due to the lower APR, though the 84-month term may be preferable for those needing more manageable monthly payments despite the higher interest.
Let us know what you think in the comments below.

2024.05.21 17:21 baby-luvs-gorgonzola My total principal owed doubled after consolidation

I consolidated my outstanding student loan balance of $50ish-k by the deadline in order to be considered for student loan forgiveness on the basis of having paid them for 20+ years now.
I just received a letter in the mail from Nelnet, my new service provider. ā€œCongrats, your consolidation went through and here is what you now owe. Amount: ā€œsame $50ish-k I owed before consolidationā€
Brilliant! I didnā€™t want the hassle of consolidating but it is the only way to be eligible for forgiveness based on years spent in repayment.
Then I quickly checked student aid dot gov and my updated total there - for PRINCIPAL - is $106k. Iā€™ve been calling around all day - nelnet, Sloan, student aid dot gov - and no one has an answer. The most info was:
Student Aid dot Gov: You must owe this. It was reported by your new provider. We canā€™t edit the amount.
Nelnet (provider): Sometimes the totals arenā€™t correct until the consolidation has gone through. Maybe you should call Sloan, since they were your provider and consolidated back to us. (I am staring at a letter from Nelnet saying congrats! Your consolation has been originated !ā€)
Sloan: ?!?$&@?
Has anyone gone through this? Do I need to get a lawyer? The total is exactly double what I owe and the student gov site says I consolidated FOUR loans, when I have only had TWO for the past 14 years.
As I told the Nelnet CS person, if I had 2 mystery loans that I didnā€™t know about since 2003, and therefore havenā€™t paid a penny on since, Iā€™d be destitute because theyā€™d have drained my accounts and ruined my credit. This is total BS that they popped up now.
TIA

2024.05.21 17:18 Puzzled-Library-4543 Someone is using my husbandā€™s social to work and they opened a retirement account.

And theyā€™ve accrued $13k in retirement savings. Theyā€™re using his full name, social, his old apartment address from over a decade ago (we literally live on the other side of the country now), and theyā€™re working at random companies that donā€™t even seem to be legit, even though theyā€™re getting paid. He sees the real paystubs in his ADP account and they donā€™t add up.
The paystubs are so bizarre too, the same company paid him on a Tuesday and Wednesday, the exact same amounts, then the following week the payments doubled and they paid him twice on a Tuesday and Wednesday too. Iā€™ve managed payroll for companies before and the whole thing is something that would just never happen in payroll. Itā€™s all just insanely bizarre and ADP and the IRS have been no help. My questions are:
1) What should his next steps be? Is this a police matter?
2) Could he get in trouble for withdrawing the investment money? The IRS person he spoke to said that any money earned or any debts accrued in his name are his responsibility, so does that mean this money is his even if itā€™s from identity fraud? (Donā€™t crucify me for this question, Iā€™m solely asking, no money has been withdrawn and he wonā€™t act on anything until heā€™s certain on the legal thing to doā€”neither of us have a criminal background and we donā€™t want to start now)
3) What is the process of resolving the tax implications? This person has earned over $200k in his name/using his social over 5 employers, one which seems to be in India from the research we did. He owes THOUSANDS in taxes from this and itā€™s gonna fuck us over if heā€™s liable for them. He filed an extension with our accountant this year.

2024.05.21 17:15 two55 Accessing 401k besides loan?

I'm trying to figure out if I have a feasible way to plan for when I'll need to replace my family vehicle, with no real clear avenue besides my 401k.
I work full time, my spouse is on Medicare & disability. Between those incomes we pay the bills, house payment, but more and more it's getting a lot harder; we just had to use our tax refund to fix the houses a/c.
We declared bankruptcy about ten years ago, but haven't been able to really start rebuilding credit. The two vehicles we've purchased since were both bought with cash, & our main one (a 2006 Honda Odyssey) is starting to show signs that the transmission may fail soon.
The only savings we have is my 401k, which has about $150k in it (we are both in our early 40s). I have an outstanding loan from the 401k that's about $1400 that'll be paid next June, & I think I'm only allowed one outstanding loan at a time.
Is there a way to access funds in the 401k besides a loan or an emergency withdrawal (which I don't think would qualify to fix or buy a car)?
I appreciate any help, I've been stressing about this for a while now. Thank you so much

2024.05.21 17:14 Think-Problem-1750 Small business needs help

So my girlfriend runs a small buisness that does a romantic room decor. They offer their services to split the payment up under two payments. One of their clients ordered a large room and split it up under two charges. She paid both and they decorated the room. The client posted videos on fb and insta thanking them for their work. This client then went to her bank and disputed the payments to their business as fraud. The bank removed their money from their business account and won't release it back. They have forwarded the signed contracts, communications, and posts the client made showing they contracted and recieved the full product. But the bank won't give the funds back. To my understandings this theft as now. As the cliwnts bank was the one who removed the funds from the buisnesses account and has full knowledge of signed contracts. Isn't that bank an accomplice to the crime? Just don't know where to start on trying to make things right. Should I push the bank and try to revoke their federal protectection for assisting in a crime. Or should I go to small claims and bring the bank and the client Or just the client.

2024.05.21 17:10 Every-Mycologist3242 Landlord will be using keys to access property

Hi all. Any help with the below appreciated
So I have always paid my rent ontime in full and since being here have only had two issues I presented to landlord which were present on move in and documented in inventory. 1 of which landlord fixed one he did not.
There are a lot of issues with the flat however so I have given my notice (had to wait until end of contract). I have been working away and got back today (no data abroad on my personal number). I've seen numerous messages from the landlord asking if he can do viewings. The latest said if he doesn't hear from me in 24hours he has keys and will be letting himself in to do viewings (sent yesterday). Does anyone know if that is legal? I did not know he had keys but regardless thought I had to give him access and permissions for viewings. I'd rather be here but it will be during my work time this week. Does does anyone know what I can do? I thought 24hrs notice and access without my permission was for emergencies only?

2024.05.21 17:09 Adventurous_Ride_273 Terrible Customer Experience

SgtRigio here, wanted to share my recent experience with CCP.
On April 26th I was working on my house and I received a few discord messages from my eve friends wondering why I had taken out a significant amount of isk from the corporation wallet. I was immediately confused and denied withdrawing the isk as I had not been online in eve for about a week at which point I was presented with a screenshot of the corp transaction. I immediately attempted to log into my account only to find that all of my passwords had been changed, I began trying to reset my eve online account passwords, however when I tried to log into my email, I was met with numerous messages that there were too many log in attempts and to reset my password. After a long battle of trying to get access back for my email, I was finally able to get in and turn on two factor authentication to stop the brute force attack. I reset all of my passwords for eve online and tried to log in to assess the damage, but quickly learned that I was still logged out due to the hacker turning on a Google authenticator on all of my accounts. I filed a ticket with CCP on April 26th, 2024 and received an automated message saying they have received my ticket.
Since initially filing the ticket I have received zero responses from CCP dispite me sending additional information and a request for either an acknowledgment or an update on the ticket.
I've played even online on and off for over 10 years and I've maybe submitted one or two tickets during that time. I am deeply disappointed with the customer service I have received (or lack thereof). I paid for a full year of omega time on my credit card and have been locked out of my account since April 26th, 2024. As of writing this, it has been 25 days since I have filed the ticket with what feels like zero assistance from CCP.
Tldr: My eve account, email and discord all got hacked. Lost access to all of my accounts and likely lost my assets. Filed a ticket for support April 26th and it has been 25 days and have yet to receive any kind of response from CCP.

2024.05.21 17:04 ridgeword BLS Spain - Funds required

Philippines Passport - living in the UK
My appointment is on Friday (24-May) and im panicking. So it has been probably my fault that I don't have enough funds in my bank. I didnt know you need Ā£900 (even tho I paid for an all inclusive trip). I only have Ā£600+ in my savings. I put my money on investments and my bank in the Philippines. I only leave enough money in my UK account.
If I suddenly add money on my bank and then have my recent transactions printed up. Would that be okay? I only need to add probably Ā£1000. I'm even considering getting a loan just to justify the additional funds.

2024.05.21 17:04 Chase2109 BIR: How to change from Mixed Income to Self-employed

Hello! šŸ™Œ I resigned from my full-time job last October 2023 and decided to be self-employed (freelancer). I already have my COR and receipts since my Mixed Income status is okay, and I'm regularly filing my taxes/forms.
Starting this Quarter 2, I wanna update my status to self-employed (since I already stopped getting my salary last year) but I don't know how. I'm planning to visit BIR next week.
  1. As I create an online BIR appointment, should I click the option to Register a business or Update Registration information?
  2. What Forms/ documents/ requirements do I need to process this change?
  3. Do I need to change anything with my Certificate of Registration?
  4. My receipts are for Educational services (since I'm an ESL teacher), if I get clients for Virtual Assistance work, will I be required to change my receipts?
Thanks in advance for your inputs šŸ„°

2024.05.21 17:03 rkuchiki123 He hasn't replied in 24 hours. When to give grace and when to end things?

I had my 4th date with this guy on Sunday. Prior to that, I was traveling for a month and texted him when I got back to let him know and ask how he'd been. We texted for a week before making plans and I noticed his responses overall seemed a little slower than usual. He was never a speedy texter to begin with, usually taking at least a few hours, but there were a couple times he'd take close to 24. He did reply quicker when I asked him out though. It came up then that the reason for his slower replies, and why he couldn't meet until the end of the week, was because his uncle recently got surgery and he had to go over basically everyday during/after work to care for him. His uncle lives in a more rural area, so there's a lot of outdoor, strenuous tasks he needed to help out with. As a result, he hasn't been hanging out with anyone and he normally sees friends frequently.
We got dinner on Sunday. Since he planned and paid for the first 3 dates, I wanted to take care of this 4th but he insisted on paying for that too. He also asked about going somewhere else for dessert after, which he let me pay for. He understandably seemed a bit more tired than usual, but otherwise the vibes were more or less the same as always. At the end, he walked me to my train station and told me to text him when I got home, which I did and he replied that he had too.
So far, we've only had dinner dates so I felt it was time we have an activity date. I told him before going to bed at midnight that tonight was fun, let's do an activity next time. He hasn't replied yet but he has read receipts on and I saw he "read" the message at noon yesterday. He tries not to leave me on read but sometimes he does open my message, gets distracted by something and doesn't reply until later. So seeing he "read" my message didn't immediately ring any alarm bells but it's now close to 24 hours since he "read" it and there still hasn't been a response. I know he's at his uncle's again this week, so I'm not sure if I should just give him until tonight or tomorrow to reply, or if I should take it as he's not interested enough.

2024.05.21 17:01 Advanced-Debt-7979 I canā€™t afford life, reaching breaking point

Hello, I am a broke 22m and I canā€™t afford life. My electricity just got shut off and I need to figure out how to get $200 before everything thaws in my freezer and goes bad. I have no clue what to do. I have already pawned everything of value I owned within the past month to get caught up from having to miss work for a week and a half due to a family emergency. I canā€™t give plasma because of a recent (free) tattoo. I canā€™t DoorDash because I couldnā€™t afford my insurance so I am uninsured. I WFH full time and since the electricity is shut off I canā€™t work. I have already called the electric company and they said the only way to get it back on is to pay the full $200. I just canā€™t afford life, I am at a complete loss of what to do. It feels like everything is caving in around me and I canā€™t fucking breathe. I donā€™t get paid until next Wednesday. I donā€™t get how people do this, I cook every meal I never eat out, I donā€™t spend money on frivolous things, my bills alone just wipe me out month after month. Iā€™m drowning and itā€™s getting to the point of just giving up, I am so damn tired of working my ass off and still not being able to live.
