How are you guys having crazy/weird things happen? I've had like one person die (not even my household), 3 fires total (2 from a sim that couldn't cook), and other than that its all broken sinks and 6 kids from my first time playing where I wanted to see what would happen. What's the secret? Is it having more than the Horse Ranch pack? Could it be because I sometimes play without wifi?
My next plan is to create my sim and their roommate (which will turn into boyfriend), build the house, either horses/art and manual laborer as careers, and then have kids with their own houses on that lot. Any tips or tricks? Ideas to make it more entertaining? I know the general cheats, how to make things biggesmall/up/down while building. Im not big into cheats/mods and really only use free build, WW, and MCC. Anything else I should know? Do I just plan too much?

General notes on area viability - It has become very clear, and has been for years, that the majority of fans are in the East Valley (defined as Apache Junction, Chandler, Gilbert, Mesa, Queen Creek, Scottsdale, and by some measurements Ahwatukee). With that in mind, I'll be looking at the areas from 44th Street on the west, to Shea in the north, to Ellsworth in the east to Queen Creek road to the south. While Footprint Center is outside this area, it would still be a viable option, but is likely the only viable option west of 44th Street. Though we will discuss one item in that area which has come up.
My priority in this analysis is available land. So large open areas with either failed business, open land or a combination of the two. I tried to break this down 'Barney style' as well, though I'm a journalism major, not a real estate expert.
Footprint Center -
Current Status of Area - Obviously an arena is already here, but there would need to be significant long-term changes for the location to be viable on a lot of fronts. First and foremost, it would likely require Mat Ishbia to purchase the team. Sharing a home is a near non-viable option as has been mentioned by a great many outlets.
Needed to Utilize - Theoretically, Footprint Center does not need anything to begin to support the team. Some form of ice facilities are in place (see Disney on Ice coming to the arena). But, due to sitelines and the need for significant facility improvements, I don't see it as being truly any better than Mullett.
Viability - 5/10 short-term, 10/10 long-term
Likelihood - 5/10
This is mostly due to the Ishbia need. Unless he is the modern Colangelo many hope he is, I don't see this happening. Meruelo can't hold onto a team that shares facilities for a long period of time, especially with how poorly his sports/gambling side is doing in AZ.
Veterans Memorial Coliseum / State Fair Grounds
Current Status of Area - I see this one brought up a lot, especially by people who at one time lived in the Valley but haven't for a while. The building was old when the Suns left in 1992 and even older when the last hockey tenant (Phoenix Mustangs) left in 2001. Per multiple sources: ice equipment is not in place, the roof leaks, seating is sub-15k, the list goes on.
Needed to Utilize - It would require a full re-build in order to be utilized. Meruelo would not own the building, an entertainment district is a non-starter with it being the fair grounds.
Viability - 0/10
Likelihood - 0/10
Honestly, it's only here because I know it will come up in the comments.
Fiesta Mall -
Current Status of Area - Land is owned by a combination of MMCP LLC and Verde Fiesta LLC. Value based on property tax for the area is around $15 million. Very low compared to other options. If Meruelo/the organization were to purchase the land and build straight up, no tax incentives, etc. I cannot find a reason this would need to go to a vote based on the City of Mesa website. That being said, citizen participation requirements, open meetings, etc. could push it into a vote as we saw in Tempe. In March 2023, the current ownedeveloper of the land submitted a rezoning/build proposal to the city. They look to turn the area into a multi-use housing, shopping, etc. area. That I can tell, they are not requesting any kind of incentive etc. Aside from a vote, I see this as the most significant roadblock.
Needed to Utilize - Building, possibly a vote, and ideally working with the State/County on some freeway adjustments so traffic isn't an absolute nightmare. At minimum, Mesa City Council approval is required for the rezoning, though I'd be surprised if current mayor, John Giles, didn't help push it through.
Viability - 8/10
Likelihood - 6/10 without a vote, 1/10 with a vote
Fiesta Mall isn't inherently a bad location, an arena and entertainment district may even help the area. But, traffic could be an issue due to MCC and the high use of the US-60. If it could happen without a vote, it's a great spot. If there's a vote, considering Mesa's past venue voting, it's likely to fail.
Northwest Mesa / Riverview Area
Current Status of Area - Some of you may remember that this is where the Cardinals were going to go before the vote failed in Mesa and they went to Glendale...which sounds familiar if you swap a few names. It's currently retail space with the southern side being much more successful than the northern side. The property is owned by Sachs Ranch Co LCC and is MUCH more valuable than the Fiesta property. The parcel holding Bass Pro Shop has a taxable value of $22 million on it's own. Purchasing the northern part of Riverview is an interesting idea despite the costs as it fulfills the original Cardinals dream, just with hockey instead.
With Sloane Field to the west, the area can support the traffic and may not require a vote. But, a lot of the things holding this site back are also what holds Fiesta back. What could be more interesting is the site of Johnson Stewart Materials to the northeast of Riverview. It's a landfill/mining reclamation project focused on inert materials. So, basically the Tempe site with fewer steps.
Needed to Utilize - See Fiesta, but with a higher need for the individuals to be willing to sell.
Viability - 9/10
Likelihood - 6/10 without a vote, 1/10 with a vote
I think this is a much better site than Fiesta, but it comes with the same drawbacks, plus a likely added expense.
Salt River Pima - Maricopa Community
Current Status of Area - This would require a full build, but on the plus side a positive relationship seems to already exist with the organization. Ideal places would be near Scottsdale Community College or off McClintock, across from Tempe Marketplace. I particularly like the idea of being right across from Tempe. Building on reservation land is viable and as far as I can find, would not require voting. However, Meruelo, et. al. would not own the land, instead it would likely be some kind of leasing scenario. On the surface, this seems fine, but it significantly limits financial options.
There's an extra possible crinkle with this idea in Meruelo himself. We know the gambling/casino revenue is important and would ideally be tied to this entertainment district. But, my understanding is that anything on tribal land would have to go through the tribe, not Meruelo himself. If this is the case, and he wants that part of the district, it's a non-starter.
Needed to Utilize - Less than others from a getting started standpoint, but more difficult for financing, etc.
Viability - 9/10
Likelihood - 6/10
If we were talking about almost any other owner, I'd put likelihood much higher. But, because of the financing hurdles and gambling/casino issues, I see this is much less likely, despite a positive overall relationship.
More Mesa - Southeast 202 / 202-24 Interchange, Baseline and Ellsworth, 80th Street and Brown Road, Northeast Mesa / Falcon Field District
Current Status of Area - I had these as individual items, but they all fall under similar issues and advantages. While we know demographically the majority of the Coyotes fanbase is in the East Valley, this is the EAST Valley. In many ways, it is functionally the eastern version of being in Glendale. There's a lot of open land and a greater likelihood of not needing a vote (unless absolutely required), but it is far to the east.
Interestingly, there is a spot at Elliot and Sossaman owned by Mesa AZ Industrial Owner LLC that is a county island. It sold for $70m in 2022 to what appears to be a real estate firm. I have absolutely no idea how a non-jurisdictional purchase would work, but I imagine it would either but much less or much more red tape.
Needed to Utilize - Varies, again likely the same as Fiesta, but the non-jurisdictional land is interesting.
Viability - 6/10, but could grow over time
Likelihood - 4/10, unless that county island thing is an advantage?
