We currently live just outside of Boston and are considering moving back to the midwest, specifically the Green Bay, WI area. We have $100k saved for a downpayment, closing, and moving expenses along with $30k in savings. We are looking at houses in the $330k-$425k range. I've never owned a home, but my wife did and sold it 5 years ago (I wasn't on the paperwork/mortgage and she owned it prior to us getting married).
Question #1, would I/we still qualify as FTHB's?
I will be contacting two local (Green Bay) mortgage brokers, along with our CU in WI who we are still a member of, as well as 1-2 national lenders. We have zero debt, very good income, and credit scores in the 740-790 range, depending on the credit bureau, so getting pre-approval will not be an issue.
Questions #2 & #3, is this too many lenders to reach out to? Are there any national lenders who have better ratings/service?
As for realtors, I have a recommendation from a family member for a realtor who's in the next large town over (30 miles) away. My employer also has a benefit, Real Estate Advantage through Coldwell Banker, where they will match you with a local realtor, recommend lending, and offer a cash rebate or credit on closing costs at closing if we use their realtor.
Questions #4 & #5, is the family recommended realtor considered "local" enough? It would be great to have access to homes for sale that aren't necessarily on the market or listed yet, which is something that the Coldwell Banker people were touting on their webinar. Does anyone have any experience with programs like Real Estate Advantage?
Since we are 1200 miles away, we really don't have the ability to view any homes we are interested in person. Yes, some that I've looked at have virtual tours they can do, and we do have some family who would be willing to check a few places out. We'd obviously fly out to view it in person prior to closing. However, because of this, I'm thinking that we can't take the risk of waiving inspection, which may put us at a big disadvantage since the last 3 houses I've been watching went under contract in less than 3 days and I can only assume that the buyers waived everything to get the win.
Question #6, does anyone have any recommendations or things we should consider why trying to purchase a home long distance?

Kingdom of the Planet drops a solid -52% from the boosted Monday and around the same from last week.

The scores across the board have gone down since the relese weekend. The movie's gender split has shifted a bit further towards men exceeding 60% with the split now 61-39 compared to 59-41 last week. Women have continued to rate the movie better by on average 0.2 points.
Age distribution remains balanced from the low 20's to the 40+ crowd. Ratings remain in a U shape curve with younger people and older people rating the movie higher while the late 20's early 30's have generaly rated it lower.

The Last Frenzy the biggest winner yesterday and now drops a bit more than the movies behind it. Still enough however to stay comfortably in the lead and even be up from last week. On the verge of $90M now.

Age brackets wise it remains dominated by the 20-30 brackets but also has a significant portion of older brackets pulling almost 15%. It remains almost non existent with under 20's which make up just a 2-3% margin. People in their late 30's have rated the movie the best.

We sent out this newsletter last month but we also wanted to post the update in specific Kotobukiya-centered communities that have been asking us!
You may have noticed that we spent the first half of 2024 shuffling a lot of Kotobukiya products around on our release schedule while also disabling and enabling listings seemingly at random. The good news is we're all done with that! A little background though:
Last summer, our longtime distributor for Kotobukiya products fell behind on shipments which resulted in a 3-to-4-month turnaround time from Japan release dates. We received a shipment from them for all the items through last spring on October 27th 2023, but we never received another shipment after that.
We spent the end of last year attempting to get information about the cause for this, and once we realized that things were not going to resume normal operation (for reasons we don't fully understand), we spent the next 2-3 months securing alternate distribution sources for all the items that we had never received from our original source. Thankfully due to our amazing network of suppliers around the globe we were able to minimize cancellations and in the process establish a new, consistent, and secure distribution channel directly from the manufacturer Kotobukiya. This will now allow us to offer and fulfill orders for all their models and scale figures faster and more consistently than ever before.
This does mean there are some items announced between October 2023 and April 2024 that we either were not able to secure or were only able to obtain in very limited quantities, but everything announced after April 5th 2024 will be available to preorder normally through our new direct sales avenue.
We are very excited about the future of Kotobukiya products in Gundam Planet and Figurise, and we sincerely thank everyone who was affected by this set of circumstances for their patience and understanding while we continued to work toward our solutions internally.

We’ve been looking at the Exped sleeping mats for a long time because of their high R value and comfort ratings, but they always seemed too expensive to me. For the first time I’ve seen, they’re now 25% off on REI through May 27th. Usually Exped doesn’t go on sale, even when REI has site-wide sales.
I only looked at the MegaMat Max 15 Duo Sleeping Pad and the MegaMat Duo 10 Sleeping Pad, but smaller ones are on sale as well.
The 15 only comes in one size, and if you get the long-wide double version of the 10, they are the same length/width (I figure most campers are sleeping 2 if they are looking at these mats).
Here are the specs for those two sleeping mats:
Specs for 10 long wide double: 77.6 x 52 x 4 inches
Specs for 15: 77.6 x 52 x 6
The only differences are the thickness, and as a result, the weight and R value.

Standard Panel Options:

I (23m) recently was diagnosed with a varicocele. BACKGROUNG INFO: CAN BE SKIPPED
I was at work lifting mats when it started and I ended up in the ER due to pain about an hour after it started. I was diagnosed with a varicocele and referred to my current urologist. Over the past month since everything happened I have received 2 nerve blocks, where the first lasted about 2-3 weeks and the second was put in about a week ago; but is not providing the same relief as the first. I also am on gabapentin (300mg), tramadol (50mg), and diclofenac sodium (50mg) and ondansetron (4mg for nausea) and support underwear as well. I talked with my urologist about a week ago and we decided that surgery may be the best option to "cure" the pain. At this time, today is 5/16/2024. My surgery is set to be on 6/17/2024. I am getting a varicocelectomy done, as well as a nerve stripping.
Main Post:
My issue currently is even with the meds and nerve block, I am in a constant state of discomfort/manageable pain with flair-ups happening that cause intense pain. My lower back/tailbone have been aching since everything started. I have trouble sleeping since I am unable to get comfortable due to my back or by family jewels. I've been losing sleep and I'm unable to make it to work since my current job is a delivery driver. (I am switching to a sales position, and they do understand the situation). I want to get back in the office but I'm unable to wake up since by the time I fall asleep, I have 2-3 hours, and that paired with the meds takes a toll on my body. I'm fortunate enough to have a fiancée and family to help me finically, but the mental stress of not being able to help is killing me. What are some items I may have at home or products that have been tried and work (even if it isn't for me, I'd like to try). I know surgery is coming soon and will help/solve this, but in the meantime I don't want to live like this. I'm scared, in pain, and can feel my mental state slipping away day by day. Anything that y'all have tried please share. I have tried a lot of things, but I know it helps to ask questions and maybe find something I couldn't think of myself. Sorry the post is jumpy and all over the place, I am new to reaching out like this. Thank y'all to in advance, I appreciate any and all help!

How do you get your hands on the property's rent rolls/leases from the seller if the lender requires verified rental income instead of estimates?

On the beach is an intermediary website providing package holiday deals to customers from the UK to hot countries like Spain, Italy, France.
They compete with Jet2, Easyjet, Tui and to a lesser extent, RyanAir, WizzAir. Easyjet started package holidays in 2021 I believe.
I used to work at Jet2 8 years ago as a software developer and owned the stock from 2019 to now (on and off) so I know the market and this company and competitors very well.
Package Holidays are increasingly becoming more popular because it's easier for families to book a flight + hotel + transport + amenities all at the same time and have the company handle it. These also have higher margins than direct only flights.
Obviously covid 2020 was terrible for them, their profits went massively negative and they lost a lot of cash due to no business for basically a year+.
They did handle refunds much better than some airlines though and kept customers happy about that.
Then in 2021/2022 inflation hits, war breaks out (which hurt them to a lessor extend because they don't do eastern europe) and as a result, their SG&A goes up, their marketing is less efficient and their margins & ROIC drops as a result.
Why it's undervalued:
  • On 27th Feb 2024 they announced a partnership with RyanAir, this has ended a decade long legal battle with them, RyanAir did NOT like intermediary websites taking a slice of their business and as a result, OTB and RyanAir have been filing lawsuits against each other for years. This obviously resulted in legal costs year on year, however worse than that, RyanAir would actively stop OTB from scraping flight data and other stuff, this meant customers had a worse experience when booking RyanAir flights through OTB.
It also meant increased customer support costs, website costs (to constantly try and get around RyanAir obfuscation) and poorer customer experiences for those who book ryanair through OTB.

I cannot understate how big of a deal this is. RyanAir controls the majority of the flight traffic from UK to western countries.
As one commenter on that share chat points out (I still need to fact check this):
Ryanair account for c40-45% of OTB airline share with easyJet second at c25%. There is probably an interim solution being worked at atm and once technology like API feeds is sorted out there should be full access to Ryanair seat capacity and significant cost efficiencies and a much smoother customer proposition. This disagreement and litigation has been weighing on the shares for years and finally a great outcome.
This will result in a long term upgrade in revenue growth (happier repeat customers) and higher ROIC (due to less capex on website obsfucation stuff and access to ancillaries addons) in the long term than was possible in pre-covid.
RyanAir has said they will not enter the package holidays market, they will instead work with OTA's like onthebeach. As part of the deal, OTB cannot markup RyanAir flights:

However, I believe this means they can still markup the package holiday to gain their margin on top. It's just the specific ryanair flight they have to sell at the same price.
  • OTB is expanding into the premium market, i.e 5* hotels and such. This market is an obvious one to go after in inflation, it is higher margin and less susceptible to downturns unlike the value market (the majority of OTB current revenue). OTB share of premium is growing fast.
The premium market continues to perform strongly with TTV growth in 5* holidays within the B2C segment of +41% YOY, and now represents 34% of B2C TTV mix (H1 23: 30%).

That's a massive YOY growth. As this slice becomes a bigger portion of OTB total revenue each year, it should result in higher margins.
  • Management is focused on getting back to pre-covid (and pre-inflation) operating leverage. This is the correct thing to do. One of the issues after inflation is that their marketing and SG&A costs increased but their revenue hasn't increased by the same amount.
Once inflation stays down, operating leverage should come back more as the fixed costs (employee wages) stop going up as much.
Flight revenue inflation has been quite high though which has stopped cost inflation hurting too much for OTB I think.
Management:
  • Management have been buying for the past 1.5 years around the £1.5 price.
  • The founder stepped down in 2022 and the CFO took charge. Usually I don't really like CFO's taking the helm but I think it's fine here, operating leverage and good finance skills is really what they need right now.
The CEO still advises:
Cooper, who remains a major shareholder in the company, will take a board seat and stay actively involved in the business, On the Beach stated. Cooper increased his shareholding in August.
Risks:
  • RyanAir partnership breaks down. If this happens it would be a huge blow. I doubt it though seen as this had been going on for a decade before this deal.
  • Competition, if you think Jet2, Easyjet, TUI's package holidays will take a slice out of OTB then OTB is probably fairly valued. Jet2 is very well managed and I have shares in them, however they have done package holidays for a decade+ now. Easyjet has poor reviews and is quite trash imo.
I think OTB should be fine here as they provide a very good service. Their trustpilot rating should also move higher now the RyanAir deal is done. Quite a few of the 1 star reviews historically have been ryanair issues.
  • Value market is currently down (due to inflation), if this continues long term because inflation doesn't stay down then this obviously hurts them.
  • Airline collapse, if an Airline collapses then OTB has to give refunds and it's a mess etc, see ThomasCook. None of the major airlines above look like they will collapse right now.

The company was producing £15m-£20m from 2016-2019 in free cash flow. I think it could definitely get back to that and my DCF is too conservative maybe on the revenue growth part.
Thoughts? Anything I'm missing?
My main undervaluation point is around the RyanAir deal. OTB only spiked 8% on the announcement and now it's dropped again.
OTB is 10% of my portfolio.

My mom's gonna be using the PC for just office work type of stuff and watching videos on Youtube and wherever else. So a GPU is unnecessary, and we also already have a monitokeyboard/mouse/speakers/wifi card. The last PC I've built for my mom lasted about a decade, and we're hoping this one will last just as long or more. So I'm wanting to choose parts/brands that are likely to be durable and long-lasting, even if it may not be the best performance per dollar in the short term.
I saw that the sticky thread has a recommended build for $~600. If you've got suggestions on how to best cut corners, I'd love to hear them. I'm also willing to hear perspectives on why the $600 build is worth spending an extra $100 for, if that is the case. Thank you very much for your insights.
