Never leased a car before. Interested on leasing a R1S based on current market condition and overall EV scene currently. But I am seeing a $1k non refundable deposit needed. I am reading some folks complained they didn't like the vehicle they received at delivery (Very dirty, Fits/Finishing issues etc). So since the deposit is non refundable is Rivian forcing us to lease/buy the vehicle even if we don't like it? Is there an option to deny delivery and ask for another vehicle?

So me (f19) and my roommate (f20) just moved into our first apartment on march 30th, on our sixth day of living here we saw a german cockroach in our kitchen (neither one of us have ever seen or dealt with one before). we immediately contacted the leasing office and the lady was LAUGHING AT ME and didn’t seem alarmed or like she cared at all and i was told that they did a monthly treatment in the hallways for cockroaches that same day. she told me she was going to send someone to come treat the unit so we wait about a week with no updates, still emailing and calling because we hadn’t been given a time someone was going to come, and finally someone comes (we weren’t here because we didn’t know he was coming until he called when he got here so we don’t fully know what he did to the unit). we noticed he sprayed once under our stove and fridge and then put one trap under our sink in our kitchen and bathroom. we reach out to the leasing office again a few days later because we see an increase in activity and the lady tells me they’re going to be doing an inspection of all of the units. we see notices on peoples doors in our building so we know they did actually inspect. after hearing no updates again, we reach out and were told that they believe the issue is coming from another unit in the building (OBVIOUSLY) and they’re going to arrange a time for a pest company to come out and treat and she will let us know when they get on the schedule. this was april 18th, it is now may 14th and we haven’t gotten one email, phone call, or letter from them since. can anyone please help me figure out what to do because i have no clue. we do not see the bugs every single day thankfully, and when we do there’s usually only one or two. we’ve been doing our best to keep the place free of any food crumbs or water (keep our food in a storage container) and have bought 100+ dollars in traps.
we have the option to end our lease early by paying a few months of rent but i read a few things saying that you can start paying your rent to an escrow account after giving them reasonable time to fix the problem (and places usually will just let you out of your lease) but when it comes to a bug infestation what would the reasonable time frame be?? you can’t get rid of german cockroaches in an entire apartment building in 30 days?
i don’t believe these people in the leasing office care about the infestation whatsoever and im not even sure i trust the place to handle the issue.

I work in English speaking environment and every time I have to message someone I am afraid of making mistakes. I feel, like someone is going to say "Man, you work at English speaking company, and you can't write a proper email?".
For this reason writing emails and public slack messages takes me ages. I check every single letter, I paste my message into "english checker" websites, I ask ChatGPT, what it thinks about my text or if a native speaker would say something like that.
On the other hand I am fine with making little mistakes, I don't live in the UK/US, so it would be unfair to expect from me to speak perfect English, right? What I really need, is to understand how good my writing is, I need to know what mistakes I make and how natural my speech is. It would give me a lot of confidence to know that there are 6 mistakes in every text I paste here, so I am aware of my writing level.
At the end I just wanted to say I wrote this off the cuff to see how good my natural writing skill is, and if it is understandable to a native speaker. Did you struggle reading this? Is it clear from the very beginning I am a non-native speaker? Next time I will spend more time on this and I will focus more on writing good text, rather than just a natural one.

I was hoping someone could help me with a couple of questions or point me in the right direction.
Me and my Australian partner are looking into the 820/801 visa and being from Sweden, "de-facto relationship" and it's conditions are new to me so I'm unsure if we're eligible for this visa without being married.
Timeline:
June 2022 - Started talking online.
January 2023 - I traveled to Australia and stayed for 3 months on a tourist visa and we officially became a couple.
July 2023 - I came back to Australia on a 12 month tourist visa and have been here since.
So what I'm wondering is,

• Have we been in a relationship long enough to qualify for the 820 visa?
• Are you more likely to get granted a partner visa if you're married compared to a de-facto relationship?
• How much evidence do you have to provide with the initial application? At the moment we only have online conversations from when we were apart, photos of us together, letters with my name to her address. I've seen people mention joint bank accounts, super, name on the lease etc. and those are things we currently don't have.

Long story short, my wife and I live with her parents. The house next door is owned by a gentleman who doesn't actually reside in the house and hasn't for as long as we know. He only comes to mow the lawn and that's it. The house isn't decrepit and appears in good condition.
My wife loves the fact that it's right next door to her folks home and always says she wishes we could own it so I want to ask other home owners and property moguls on here, if I were to leave a letter in their letter box, what would be the best things to say and not say to simply enquire the home owners position in regards to selling or even renting out the house?
Nobody resides there so surely they'd prefer to sell it or lease it so they can have some extra money.

so, i’m an American citizen and my partner is Canadian. we started an online relationship 3 years ago, and at some point during those 3 years, we decided to take a shot at living together to see if we meshed just as well in person. turns out, we did!
i stayed with her in Canada (ON) for 12 consecutive months, save for a single trip outside of the country for routine medical stuff that i could not do in Canada. i eventually had to depart Canada, and have been living back at home in the US for 9 months. (i think.)
we’re hoping to apply for PR for myself, but we’re feeling a bit lost.
the evidence we have collected so far is:

• lease for apartment with both our names on it
• texts
• photos
• rent increase notice (both names)
• letters from my family and hers
• utilities bills
• internet bills
• my bank statements for a year (sent to our Canadian address, hoping to use these as proof of residence)
• bank statements showing my half of rent sent to partner’s account (financial dependence, in theory?)

i just wanted to ask yalls thoughts and see if you think anything else is needed.
another question i had—and it’s probably stupid—when i (the principal applicant) am submitting a PR application, should i include things like my partner’s government ID, her bank statements for a year, (for cohabitation?) and all of that stuff? or am i JUST sending my proof?

I can’t have any contact with peanuts and I am terrified of them due to some bad experience ms ending up in the hospital. I have my shots now on me all the time. It is not exactly airborne but I could have irritation and if it for example touch something that had been in contact with peanuts i could have swollen eyes and itchy nose and throat. Ingesting is fatal.
She is 14 and has no respect what so ever for my anxiety. My bf and I moved in and she lives with us every other week. Now I told my bf that I don’t want her here because she is not respecting my boundaries. But that I understand that he doesn’t want to live with me in that case we could revert back to him being with me when he doesn’t have his daughter. He got very upset because he said that he loved me and wanted a real relationship and to live in one home.
So I told him that maybe he should be with someone who isn’t allergic then. He thinks I am being very unfair. He said well, she will probably hate the next one too and the next and the next because she wants her mom and me to be together again so it wasn’t “me specifically” that she dislikes. I said that maybe he needs to take a break from dating then until she is onboard but he said that he couldn’t be single just because his daughter wants him to. Before me he was single for 6 years and that wasn’t good enough.
Before we decided to move in together, we have done some “trial” living together and never once did his daughter do anything about the nuts. But now for 4 months she has always peanuts with her. I don’t know why she is doing this. I thought we were cool. She just smirks and says maybe if you are so allergic, maybe you’re not meant to survive(a stand up comedy bit from Louis CK)

Hi everyone! Thank you so much for really caring about a stranger with a dilemma. I was glad that I wasn’t wrong in my guts. I told my bf that I wanted to break up.
He was very sad and tried to reason with me. He suggested that we could live separately. His daughter will soon be an adult. I told him that being 18 doesn’t guarantee that she leaves the nest nor that he stops being a father either. Any time she could come across hardships and wants to move home and she needs to find that home. She couldn’t have it with me.
And about living separately, while it is fine now and some few years ahead. What about the future?
He was silent and listening to me. I felt overwhelmed because I love him. He said that the only way his daughter will be happy is when he is alone. She is in therapy but she has not shown any regards for her father or his life. She seems to not see him as an individual with feelings. He is just a father. I didn’t know what to tell him and just said that she probably needed time to grow up.
Until he moves out, his daughter is not allowed to be in my apartment. She called and threw a tantrum about her father choosing me instead. That she has the right to live with her father every other week and this shouldn’t change. I didn’t say anything, they need to fix this as a family, I am not a part of this family anymore.
He rented his apartment for a year’s contract so I don’t know how he will manage to find a new or terminate the lease so he could move back to his old apartment. Anyway he is staying here for a couple of months.
I am very sad that this beautiful relationship has come to an end. But I need to think about myself now.

Know you made the right choice for you, your health, your safety. As someone said in your other post ‘you may love him, but you probably love breathing more’. I think you’re right about his daughter never accepting his partners. He needs to address this with her in therapy. I hope her therapist knows about the peanuts because her behaviour is truly disturbing. I’m so sorry your relationship had to end.

I feel so bad for you and your boyfriend. I feel like he is stuck between a rock and hard place regarding his daughter. I know people are saying he should discipline her or this and that, but it sounds like it wouldn't work and that she would likely escalate. I work with kids like her. Hoping her not being able to live with her dad the next few months will be a wake up call for her but in my experience I doubt it. Good luck to the both of you, especially him as he has to deal with the fallout. Not your monkey, not your circus anymore.

The Reverend Dr. Martin Luther King, Jr. is without doubt and still is to this day one of the most influential, powerful, and iconic figures in American history due to his steadfast and nonviolent commitment in the fight for Civil Rights, Equality, and Justice during Jim Crow Segregation in the United States. The highlight of his career as an activist came in 1963 in which he delivered his famous "I Have a Dream" speech in front of Lincoln Memorial in Washington, D.C. in which he envisioned a nation in which his children will be judged not by the color of their skin, but by the content of their character. This resulted in the Civil Rights Act of 1964 to be passed. Even after his assassination in 1968, his legacy inspired many similar Civil Rights Movements around the world.
Today, Martin Luther King, Jr. is hailed by both sides of the American political sphere as a beacon of hope on how to fight for justice and equality for all during turbulent times. But it's the Conservatives who constantly claim that they truly support him and follow his dream, especially in modern times and they've expressed it in a rather whitewashed and partisan fashion. The most obvious being their use of his "I Have a Dream" speech by quoting the one line that has often been cherry-picked and misinterpreted quite a lot in which they judge people not by skin but by their character. The main reason they do this is to give them the appearance that they are colorblind as their way of opposing racism. And in doing so, they consistently criticize Liberals of trying to divide the country into special interest groups and promote favoritism. As a result, they always claim that Dr. King is a Republican, let alone would've been one in this era given his views, along with the fact that he was a Christian. His niece, Alveda King even emphasized it herself.
Some of the ways that Conservatives try to supposedly live up to Dr. King's "colorblind" dream is by opposing supposed "Wokeness", Critical Race Theory, and the practice of Diversity, Equity, and Inclusion everywhere. They also express it by opposing Affirmative Action and the use of racial quotas when it comes to applying for schools, universities, and jobs because they believe it causes Reverse Discrimination. In terms of nonviolence, Conservatives express their disapproval of the Black Lives Matter movement. On the basis of Christianity, Conservatives believe that Dr. King supported a fixed moral code as indicated in his Letters from Birmingham Jail since he led with love and not racial hatred by changing the lives of people and not the laws itself, along with the notion of self-sufficiency. Seeing all this, it seems like Conservatives are really desperate to prove how much America has progressed in this post-racial world in order to debunk accusations that it isn't a racist country and that's why they always prop up Dr. King by claiming that they follow his dream and will continue to do so. Well.....up until now.
During this year's Martin Luther King Day, a string of prominent Conservative activists and organizations suddenly turned on him. Starting off with Charlie Kirk of the youth Conservative movement Turning Point USA, who launched a blistering anti-MLK campaign in which he supposedly dispelled the alleged myths surrounding his popularity. He accused Dr. King of being a "bad person" and that his "sainthood will cause Black voters to realize it's being used against them to suppress the individual." He even went further by stating that "we made a huge mistake when we passed the Civil Rights Act in the 1960s" accusing it as "a way to get rid of the First Amendment". A while ago, the organization marketed the Conservative image of Dr. King when they sold $55 T-Shirts with his name as well as stickers of him with the words "Let Freedom Ring". Kirk was later joined by the Daily Wire's Matt Walsh who accused him of being a "communist". In fact, he railed against Dr. King a few years ago by accusing him of being a Womanizer, Adulterer, Plagiarizer, etc. Coming after Walsh was Human Events editor, conspiracy theorist, and fellow Turning Point USA alumna Jack Posobiec, who labeled Dr. King "a God of the Left" and stating that "the real legacy of the 1960s was enshrining Racial Discrimination and Race Consciousness into the Federal Bureaucracy." And finally, a popular Conservative Twitter account called "EndWokeness" called Dr. King "a Racial Marxist" because he "did not support a Colorblind Meritocracy" after it cited his quote on Wealth Distribution. What's even worse is that even non-White Conservatives hate him. Two examples include a commentator named Vince Everett Ellison and former football player and sports columnist, Jason Whitlock. The latest editions to the lineup of Black Guilt Conservatives, they railed against Dr. King and the passing of the Civil Rights by stating that they worsened the Black community by drifting them away from God into "Democratic Dependency". They even accused him of the same crimes as Walsh did.
With the sudden change in tone and emphasis from the Right against Dr. King, you have to ask yourself why they're doing this and what caused them to believe this way. And this is not an extremist fringe of the Right that some would expect to hear from. All of these are Mainstream Right-Wing Figures who have direct lineage to the GOP, including the current presidential nominee, Donald Trump. That's as Establishment you can get. Their remarks have been criticized by a lot of people from both sides and surprisingly by some Black Conservatives. One of them was Pastor Darrell Scott, a former faith advisor of Trump, who these days, is one of a few Black Conservatives who has been calling out other Black Conservatives for tearing down their own race in order to elevate their status among others, a very notorious habit of them. He criticized Kirk for inspiring a Hitler Youth. Another was Kimberly Klacik, who in 2020, gained viral for her campaign video stating that Black Lives don't matter to Democrats when she was running for Maryland's 7th Congressional District following the death of civil rights leader, Elijah Cummings, who was the incumbent. She criticized Kirk for his remarks stating that his rhetoric will prevent Blacks from voting Republican. Even with that said, there have been instances in which Conservatives themselves have questioned the Civil Rights Act and many of them have been pretty negative. If you check out other Conservative websites and especially here on Reddit, many of their criticisms echo the same sentiments as those Pundits stating that it was unconstitutional and that in infringed on the First Amendment, particularly the Notion of Freedom of Association.
That being said, there is some silver lining to this. Now, that they exposed themselves for what they really of think Dr. King, I think it's time for them to admit that they never really liked him in the first place, let alone understood who he really was and what he really stood for. In fact, they never really liked him at all. All they did was whitewash him and cherry-pick his ideas and speech for own Partisan Agenda. Dr. King constantly talked about the notion of Black Pride and campaigned about the need for Reparations. He also supported Affirmative Action stating in 1965 that "a Society that has done something special against the Negro for hundreds of years must now do something special for the Negro. Dr. King realized that our society was created in a way that managed to disadvantage the many for the benefit the few, and that America's Racial Hierarchy was connected to its Class Hierarchy. He also had political beliefs that manifested through both Racial Reconciliation and Concrete Policy Changes that could help restructure and benefit a divided and unequal nation. This is the reason why he referred to himself as a Democratic Socialist as he wanted a "Radical Redistribution of Economic and Political Power". In fact, he argued that true Equality can only be achieved, not just through legal rights, but through an equal distribution of resources. This is evident when he said “Call it democracy, or call it democratic socialism, but there must be a better distribution of wealth within this country for all God’s children.” This is the exact vision that Vermont Independent Senator Bernie Sanders believed in. After all, he did participate in the March on Washington in 1963. In regards to Police Brutality, while Dr. King opposed violent protest, he did acknowledge that a riot is the language of the Unheard and that it came from a place of Desperation. In fact, in his "I Have a Dream" Speech, he stated that Blacks could "never be satisfied as long as the Negro is the Victim of the Unspeakable Horrors of Police Brutality." After all, he was hounded by the FBI, was called a Communist, broke the law in protest of race-based Segregation and Violence, was thrown in jail, advocated Protests and Sit-Ins, opposed White Rule of Society, and was assassinated for his Race and his views on Race. Regarding the quote about the Content of Character from said speech, Dr. King's daughter, Bernice King stated that using solely that quote diminishes the purpose of the entire speech because her father's dream and work included "eradicating Racism, not ignoring it."
If anything, this goes to show that is Dr. King were around today, he would be heavily criticized for being Woke, politically correct, a Communist, a Race Hustler, and a member of the Radical Left. And we all know that the Right hates those ideologies passionately. But here's the thing, he never considered himself a Democrat, let alone a Republican. He was an Independent as he felt that both parties are the same. And reducing his legacy to a single quote diminishes the gains that he fought for and believed in. This especially goes to a lot of Conservatives out there who claim to follow his lead using that quote because they interpret them in a way that benefits them today than how he meant them back then. For you to claim that he didn't care about Skin Color is like saying Susan B. Anthony didn't care about Gender. And to those Conservatives who now hate him, including Black, I hope you're OK with people getting treated unfairly, including your own. Who knew being seen as an Equal is a Negative in your eyes.

I am 30M she is 27F. We never officially broke up but things ended January.
Throughout the relationship she continously broke my trust by doing something and lying about it, doing a shady action, etc.
Each time these events happened, I broke communication, said we are done, and went on my way. Then came the flood of letters, texts, love notes, her begging, everything. She would say she loves me and I changed her world. She would call non stop. And promise to work on things. So. I took her back. Each And everytime.
The begging and asking got less and less as I lowered my self worth each time I thought I would be working to increase our trust together.
Then started the next phase of suicide. Anytime something not ok happened and I tried to address it and talk. She would attempt to kill herself. This would include grabbing a knife and locking herself in a room. Attempting to jump off a balcony. Slamming her head on the balcony rail multiple times. Breaking a glass, grabbing a shard, and locking herself in her car and trying to slit her wrists. Even starting panic attacks to knock herself out from lack of oxygen.
I got so afraid. I was left helpless. So I pulled back on bringing up anything that was wrong. When I did even in a subtle way - she would also say she was the worst person ever, and go into a spiral of messages that no one loves her.
Well after all of this I feel she lost love, respect, and interest in me. After 4 years I became an after thought and things ended with her telling me to never call her, text her, or see her again. Out of the blue.
Since then in the start I attempted to reach out and she ignored me for 3 weeks. After that she would breadcrumb me every so often. Every 2-3 weeks she's sent emails saying how I'm the love of her life.
About a week ago she sent me a long message saying that she feels guilt about how she treated me but she just wants the guilt gone.
This week she sent songs saying that she maybe lost the love of her life but she will never open the door again, maybe she will open the window to look at me.
And finally she sent my parents a letter today telling them how appreciative and happy she was to meet them.
It's been so long since we've ended and I feel like I am on the path of recovery but I keep getting destroyed by new things she does. My self worth is gone. She took took it away completely. I go to the gym everyday but don't see how anyone could ever like me.
I just want to escape this hold that she has on my life. I don't know how. I really don't. And it's destroying my life. It's wrecking my future.

It took two weeks before they mailed the keys back, but car was in mint condition, had been driven only 9 miles (joyride?) parked in a huge, Walmart, parking lot. I asked for the title to please be mailed back as well. They kept ignoring me. I went to register my car this past December. Only to be denied due to DMV looking at me like a criminal and telling me I had already been paid $19000.00 and vehicle is now owned by my insurance company . I tried explaining , asked for help...they told me Esurance must fix this, you cannot do anything as they legally own the vehicle. I call my claims adjustor, hysterical, and asked him why is my vehicle registered to my insurance company and why does the DMV believe I have been paid $19000,00. I had two Myocardial infarctions, the Doctor explained that I went into full cardiac arrest and a co-worker gave me CPR for 16 minutes until the ambulance arrived. i had a second Cardiac arrest The Doctor told me, shortly after they had settled my into ICU. That one, He told me, they almost were unable to bring me back from. Thank God for The Doctors refusal to stop working on me, my wonderful coworker and The inventor of the Defribulator! Before my release, The Cardiologist told me they could find absolutely no reason for my Heart attack, i have low blood pressure, have no heart or health problems, no family history. They were dumbfounded. i gave him a brief synopsis of my car insurance situation, He told me, ;Stress, it was the stress" "That stress will kill you, you must work on your stress". They referred me to a social worker and a psychologist. When I finally began to regain stress and began to try and demand that my insurance company fix this because they were literally killing me, I felt. They never acknowledged my letter. It is now May 13, 2024. have seen attorneys I cannot afford. I was told by DMV Investigations that I definitely need an attorney. Ive been put on Temporary Disability and since I am unable to register my car, I cannot drive it. I am unable to survive on what disability pays. I am losing all hope. I will probably lose my apartment, and may have to live in my car, but my greatest fear now is that my kitty and myself will be on the street, because if they take my car (its illegal to even park an unregistered car on a public street ( is what I was told by the Van Nuys supervisor of the DMV. ) Yet I have asked the Dmv to tell me if there is anyway we can resolve this. I just want them to know i was paid nothing and was finally sent a letter admitting that I wasnt paid anything and it was not my insurance company who made the mistake, it was Copart, and I should take it up with Copart. First, let me say that this is already done, so there’s no changing anything at this point, but I feel a bit guilty about my part in this.
I live in an apartment building, like many do. I’m a feminine-presenting woman, and basically present straight but I’m a lesbian. I’ve lived in my building complex for a number of years now. Before I lived here, I lived with an ex partner who owned her place and was much bigger (taller and in weight) than me, and was quite abusive, threatening, and an alcoholic in denial. The history isn’t fully pertinent here but it does gives some background.
About a year ago, I was in my parking lot and got talking to the maintenance man and a woman I’d never seen before. She found out I was in the apartment next to the one she owned, and she very strongly said “do NOT get to know my son.” Uhhh okay. That warning came out of nowhere honestly. Now, I’d already met her son in passing, but in all the time he lived next door, which was about a year and a half, maybe two years I think, we had one extremely brief exchange ever. However, her son was “tall, dark, built, and handsome.” So, I’m sure she assumed I was straight and possibly interested. Fair point, I get that assumption a lot. I didn’t correct her.
Her son kept to himself, never spoke to anyone, and never bothered me. No idea what he ever did with his time, but I never tried to find out either. He did have his door ajar constantly and a wire that plugged into the outlet directly outside his door, which at first was a bit uncomfortable, only because the door was open all the time, but didn’t bother me otherwise. It wasn’t my electricity, you know?
Fast forward to a few months ago when I came home and saw a handwritten sign posted on his door talking about how technology allowed people to listen to and abuse his brain, and mentioned a bunch of names, including some personal relationships (his, not mine) and some local politicians names. (Note: I’m trying not to go into great detail to keep this as vague as possible).
Now this is the start of where I may be TA. I took a pic of the letter, because this was definitely out of the ordinary and I sent a photo of it to my landlord, who suggested I send it to the building manager (which I did), as well as I sent it to a friend who has dealt with stalkers for some advice…and I went to the police. Building manager basically said we know, nothing we can do. Cool. Friend said he’s not threatening you, it’s not a crime. Fully agree.
I decided to stop by the police - NOT to in any way get him in trouble, but given my past experience with my ex who made me feel incredibly unsafe in my living space, I wanted to just get the lay of the land of what they thought, what could or should be done if things escalated in any way. The police suggested what I thought they would - call the non-emergency line and ask for wellness check, but otherwise, no crime has been committed, nothing to be done. Okay, I felt better understanding what I could/should do IF there were any other issues. I never did call the non-emergency line btw. Again, I never wanted to get him in trouble, just saw that there were concerning issues.
Fast forward to about two months ago and I come home to find an eviction letter typed up from the building on his door. Amongst the things they cited was that he was stealing electricity - and that he made his neighbors uncomfortable living near him.
OH. NOOOOOO…..
Ugh the waves of guilt and crappiness I felt upon seeing that. Like most, I struggle with my own mental health issues, and other than exes, have had lots of friends struggle with mental health issues, including one friend who unalived herself two years ago. Was I semi-concerned for my own safety? Well yeah, history can make you skittish even when you don’t mean to be. But ultimately? I recognized this guy was likely having medical issues and needed people to know and help him. Did I go about this in the right way? Pretty sure I did not.
So yeah, an email came through a month or so ago from management to the tenants that his mom legally evicted him from her apartment. And while I know these issues were happening long before me (given her comments to me), and ultimately weren’t my fault, I feel awful about my part in possibly making a mentally ill man unhoused (note: I have no further information about his situation since he was evicted).
Basically I feel like a giant AH, and I know on some level, I definitely was. As I said, the courts have already decided and he’s gone, so there’s nothing I can do now anyway. I just feel crappy, and I’m sure some of you will confirm I deserve to feel crappy. I’ll take that. Anyway, to wrap this up, the mental health care system sucks and I hate that this guy needed help and I may have had a hand in making things harder for him.

The more people who are aware of these resources, the more people will be able to pushback on landlords trying to rip them off. Share this with anyone you know who is renting, so that they have this info handy when times comes for Lease Renewal.
Here are a few tips that have helped me get better results out of these negotiations:
tldr; Generate a letter using the Negotiation Kit and use this when responding to the increase notice. Make sure to do this as early as possible as NCAT only has a 30 day window from notice. Having other properties as examples can also help when negotiating.
1. Do Proactive Research

• In the 6 months coming up to your lease renewal, do your research and get an idea of the avg. rent for similar properties in your area. Generally, we get an offer of about $30-$50 above market at the minimum
• I usually just save a search on realestate.com.au and check it out every now and then. Whenever you see something similar to your property, Screenshot as many details of the listing as possible (as it will be deleted). Do this with everything relevant you find. Won't be enough to hold up in NCAT but will help you get your point across

2. Respond Quickly - 30 Day NCAT Window

• You will only have 30 days after receiving the notice to apply to NCAT for an excessive rental increase notice - FairTrading for reference
• NCAT isn't going to be the most stress-free route for you go through. However, this is realistically the most accessible method for you to dispute the increase. The property manager will take you a lot more seriously while you are still able to apply for this, so make sure to kickoff negotiations early

3. Tenants Union of NSW Negotiation Kit

• The Negotiation Kit generates a letter outlining the avg. rent within a postcode, using rental bond data; and additionally outlines the factors taken into consideration by NCAT in determining fair rent
• This tool was ultimately what i believe got me across the line in my last negotiation. It provides hard evidence of the actual avg. rent in your area, while also reminding the property manager that you are aware of the fact that you can dispute the increase
• I would approach negotiations by generating a letter and attaching this as a part of your first response to the Rental Increase

4. Don't be a D**\*

• If you approach negotiations by bombarding them with messages and taking out your stress on them, you're just giving them a good reason to instruct the landlord to not budge on the price
• You don't have to be kind, but be professional. At the end of the day, you don't want to go through the stress of taking this to NCAT, or moving out and they know that as well

Patterns of Gender-Based Violence in Conflict-Affected Ukraine: A Descriptive Analysis of Internally Displaced and Local Women Receiving Psychosocial Services

Arbitrary Displacement Is a Structural Rot that Hegemonizes Economic Abuse and with it Economic Collapse
Checkpoints for the displaced showed the most violence, literally predating on women when they were the most vulnerable by armed men.
Almost 8% of violent incidents against displaced women occurred at checkpoints or at reception centers for internally displaced persons (IDP) and 20% were perpetrated by armed men.

A survey of internally displaced persons (IDPs) in Ukraine found that a majority of respondents described their household economic situation as bad or very bad (59%), and only 22% held regular employment (Roberts et al., 2017).
Women fleeing violence are most likely to be exposed to sexually violent men exactly at the moments they were most expecting protection. This suggests a pattern of men who watch for the female victims of their enemies, and then violate them when they come to them, simply out of nationalist/ethnicist hate crime, with no care about their status as a victim.
Meta-analytic findings estimate a 21% prevalence of sexual violence among female refugees and IDPs (Vu et al., 2014).
A 2014 national survey conducted shortly after the start of the conflict found that 19% of 15–49 year old women had experienced violence since the age of 15 compared to 17% in 2007 (Martsenyuk et al., 2014).
Displaced women were more likely to experience sexual violence
Furthermore, we hypothesized that among GBV survivors: 1) proportionally more violent acts against displaced women would be non-domestic and associated with combat operations (i.e., demobilized and active governmental and non-governmental soldiers); 2) displaced women would be more likely to experience sexual violence than local women; and 3) patterns of reporting and referrals would differ depending on a woman’s residency status.
UN Women’s Framework for emergency response and preparedness (UN Women, 2013) was used
The adaptation process followed the recommendations of the GBV-IMS Rollout Guidelines (UNFPA, n.d.) and the UN Women’s Framework for emergency response and preparedness (UN Women, 2013), and entailed piloting the tool with several mobile teams and incorporating the feedback from the field.
Definition of internally displaced person
Ukrainian law defines an internally displaced person as “a citizen of Ukraine, a foreigner or a stateless person who is in the territory of Ukraine legally and has the right to reside permanently in Ukraine, and who was forced to leave his place of residence due to armed conflict, temporary occupation, widespread violence, human rights violations or emergencies of natural or man-made nature” (On Ensuring the Rights and Freedoms of Internally Displaced Persons, 2014).
Forced marriage with economic abuse followed with rape and sexual assault
Determination of GBV type was made by mobile team members using the GBV-IMS classification tool (UNFPA et al., 2011). The form instructs providers to select only one GBV type per case based on a series of questions asked in a specific order, as follows: 1) rape (if any type of penetration occurred); 2) sexual assault (if there was unwanted sexual contact); 3) physical assault (if there was physical battery); 4) forced marriage; 5) economic violence (in cases of denial of resources, opportunities, or services); 6) psychological or emotional abuse (if the incident involved insults, name-calling, and humiliation); and 7) no GBV (if none of the above). If, for example, a woman reported experiencing unwanted sexual contact, the provider would classify the case as “sexual assault” and continue to the following section.
One in five women who experienced violence were unemployed, showing these violent perpetrators may keep their victims from employment or sabotage their employment purposefully to put them in harm’s way.
More than one in five (21.6%) women who experienced violence were unemployed, with no differences between the groups. Overall, slightly less than one-third (30.7%) of the women engaged in unpaid labor such as elder and childcare, with significantly higher proportions among local women. Proportionally more displaced women had a professional occupation (24.6% vs. 20.0%, p<0.001).
78.3% of women reported that a man raped them. Half of the women reported psychological abuse in addition, showing many rapists are psychologically abusive before and after as a tell-tale sign.
More than three-quarters (78.3%) of women reported that a man was the perpetrator. In nearly half of the cases, the perpetrator was an intimate partner (49.5%); and in roughly one in five (21.8%) a family member. Psychological abuse (48.4%) was reported by almost half of the women (See Table 2).
Compared to local women, proportionally more displaced women reported an incident of rape or sexual abuse (3.1% vs. 2.1%, p<0.001) or economic abuse (23.4% vs. 14.4%, p<0.001).
Gender based violence affects one million women annually in Ukraine
GBV is a grave human rights violation that affects an estimated one million women annually in Ukraine (Barrett et al., 2012). Social disruption and frail economic conditions in humanitarian settings further aggravate women’s vulnerability to violence, particularly for displaced women (Stark & Ager, 2011; Stark et al., 2017). This analysis supports our primary hypothesis that the experience of violence differs by survivors’ residency status. Specifically, we found differences in terms of relationship to the perpetrator, type of violence experienced and access to care between local and displaced women.
Checkpoints, or borderlines, nebulous zones of power shifts were huge points of violence to Ukrainian women, showing power shifts are often signaled by violence, especially to the most vulnerable.
Notably, 20.0% of displaced women in our sample experienced violence at the hands of armed men compared to 5.3% of local women. We also found that checkpoints between government-controlled and non-government–controlled areas and IDP reception centers posed a particular risk for displaced women in our study.
38% more displaced women reported experiencing sexual violence than local women, meaning people were actively preying on people who were displaced, not protecting them. This shows Ukrainian women are at huge risk of opportunistic rape by the very men pretending to be safe.
Whereas sexual violence was the least common type of reported violence, 38% more displaced women reported experiencing sexual violence than local women.
Ukrainian women come from a long history of corrupt police, so they did not report to the police because the police do not work for them and never have. That is not their fault; it is their country and area’s fault.
Studies in conflict-affected Ukraine found that a majority of survivors were unwilling to report GBV incidents to the police, particularly among internally displaced women (UCSR, 2018).
Because of this violence around the very people that were supposed to protect them, Ukrainian women are less likely to file a police report. Displaced women were even more unlikely. It is an intelligent decision to not have a faith that has been factually and with evidence violated repeatedly.
we found that displaced women were less than half as likely than local women to have filed a police report.
Younger women seek gender based violence services more than older women, showing Ukrainian women are often being targeted for their fertility and not receiving justice can help them remain to be seen as a fertility commodity instead of a human being, making European countries very wary of the nation seeing how their women are treated. Women's rights feature largely in European economic inclusion.
For example, among GBV survivors in Ukraine, younger women seek services for GBV more often than older women (41% of those aged 15–29 vs. 26% those aged 40–49) (Martsenyuk et al., 2014). Therefore, this analysis is not representative of all women experiencing violence.

I want to go to graduate school for comparative literature. i'm and english major and a junior. i want to get a masters probably. everything going great until my junior year- 4.0 average in a major, 3.94 in non major. junior year hits, suddenly i'm extremely depressed and my eating disorder comes back to such an extent a seriously should have taken a semester off, but i was afraid of having my parents pay more money than they should. i was literally just trying to survive each day. have a extremely hard time speaking in class in general. take literary theory course, class i've been looking forward to my entire college career. the entire thing is graded based on speaking in class with one final paper at the end. i write the final in three days, impressed i even got it out, and obviously my speaking skills suck. professor hates me. B+. i'm not trying to make excuses, i should have gotten tf out of there.
this semester- i overbooked myself with extracurriculars so i don't get depressed again. it worked. get As in all my other classes (foreign language classes). the two english classes i was taking - i will probably get an A- and a B+. i really want to go to a top grad school. do i still have a chance if i get As in all my other english classes my senior year. please be honest. my letters of rec will probably be good to mid. i know literary theory is more crucial for comparative literature studies.
i am considering studying in Germany or America. i'm american.

Lido 84 is, so far, my favorite restaurant in Italy. I had their 9-course "History" menu with the "Rigatoni Cacio e Pepe en Vessie" added two weeks ago. In terms of taste, it truly stands out from many other good restaurants, not only in Italy but around the world. I can't wait to go back and try their other tasting menus.
The only dish I wasn't a fan of on the menu was the "Pennoni Pasta and Sea Urchins." I've had much better taste of sea urchin in the past, and the texture of the pasta wasn't quite what I expected. It was a bit like a sticky panne-shaped dough that was still hard in the center.
With that being said, I did have some experiences that I would like to share:

1. Lido 84's remote location presented a bit of a challenge. I left early from Limone sul Garda, arriving at the restaurant gate 20 minutes before my reservation time at 7:30 pm. But the gate was still closed. Before I could ring the bell, a kind man, I believe a neighbor, informed me that they only open at or after 7:30 pm. This was a surprise, but I later learned online that it might be a cultural difference. Arriving too early at Italian restaurants can sometimes be seen as rude (please correct me if it is wrong).
   
2. Lido 84 offers non-alcoholic pairings for their menus, and while some were interesting creations, I felt they didn't always enhance the flavor of the dishes themselves.
   
3. Mine was delicious, but at a nearby table, I heard the staff yell "Stop!". They were trying to prevent the guests from eating their "Rigatoni Cacio e Pepe en Vessie." The staff explained that the chef didn’t approved of the dish and would send back and remake it after tasting a sample taken from their "vessie." I understand the chef can't taste beforehand since the opening of the "vessie" is part of the presentation, but it was a bit comical nonetheless.
   
4. The wait times between some courses were quite long, with the longest exceeding 20 minutes. I overheard conversations between staff and other tables mentioning that there were some new staffs in the kitchen, which could explain the delays. However, this was not something I've typically encountered at fine dining restaurants.
   
5. After finishing our shared "main" dessert, we sat for over 10 minutes and paid the bill, preparing to leave. However, the staff stopped us and apologized, explaining they had forgotten to serve our final dessert course. This lapse did detract a bit from the professionalism of the experience. It's doubtful that the service lapse was the reason they didn't earn their second Michelin star, as the food itself was certainly worthy of the recognition.
   

I would like to add a last note that Lido 84 reservations for weekdays are quite easy to snag. Just be sure to be on the website when they open!
