I did! Literally last night. I was one of the lucky few whom decided to take it all in and NOT jump and purchase and spend $5500!!!
Ok, so I have attended a few online seminars and realized at the end of the day they are all making money selling their courses. You are probably thinking I’m crazy. The pudding is on the numbers. I knew I was NOT going to purchase a “class” but decided to listen, learn and take it all in.
What these people have in common is that they are excellent sales people!!!
It was such an interesting thing to see. He showed his fancy cars in the background which some people thought was a green screen and he touched to prove it was real. Touching fancy vehicles was alone good enough for people to just truly believe him. I couldn’t believe it!!!!
These people are excellent quick sales people. I mean the live webinar was about 1.5 hours and the man made almost $100,000!!!
Tom Cruz said from early on he only wanted 15 students which they needed to spend $2,997 each for the course. He then introduced his software where you would see how you would access the section 8 properties. Purchasing this would only cost you an additional $2,500 but only to be purchased if you purchased the course there or the cost would double!!!
So at the end of the day people whomever attended this webinar which he holds off all the time and purchased are spending almost $5,500 each. I did the numbers!!! He is engaging in the chat and say 1 joined, now 2 and 3 and so forth! Then into the 1.5 hours he gets 15 people to join and buy the $2,997 course. Most also buy the software for $2,500. The cost of the software is such a bargain because it normally normally cost $5k!!!!
People were asking, can I just buy the software? He said multiple times NO, you have to be a student , hence spend almost $3k then spend $2500 for the software he build from scratch giving you access to the section 8 properties in the US.
I could not believe what I was seeing. People saying they were broke and couldn’t afford it. Then a couple said I just got the money from friends or relatives to take the course!!! Then some realized the software was not included but that was necessary to have.
At the end of the day 15 students spend $2,997 for the 8-week course plus some of them bought the software $2,500 each, although some people mentioned on the chat they forgot include the software which they must have. He said the course cost will include him personally guiding them to help and not be pushed to an assistant to help. He also said no worries I will let you but the software at the discounted $2,500 price!!!
He then at the end decided to include people who could not afford shelling out $5500. He said I have 2 spots for $598 a month. People jumped in but some realized it was a 12 month commitment which totaled $6,999!!! Anywho? Unfortunately 2 people jumped on the bang wagon and will be indebted for $6999 for the 8-week course and software purchase.
What did I learn?? This guy is an excellent salesperson and made almost $100k in 1.5 hours!!! To be exact, he made $96,453 how?
He sold 15 online courses at $2,997 each. I have the screen shots to prove this. Then he sold the software which is kinda mandatory to have at $2,500 each!!! Plus the 2 individuals whom indebted themselves at $598 a month for 12 months!!!
People!!! If it looks too good to be true it probably is!!!
I found so many people saying online complaining that his class was definitely NOT worth the money they spent and were duped and couldn’t get their money back . Nobody mentioned about the software which I personally feel is probably the most valuable if it’s the real thing.
One thing I know is this. If somebody is selling me something like a software, I need to check it out before I buy. I could not believe someone would show it on screen and people were ready to spend $2,500 for it!!! No, have them send to you for you to really see and check out and then decide to purchase.
At the end of the day, before you decide to indebt yourself on something you believe is the real deal, take a deep breath and, DON’T BUY, and google the person or company selling such item and see what’s out there. I knew from attending this webinar, I was NOT spending $5,500!!! I then decided to research and found so many people saying his course were videos for them to see and not what he claimed. If it looks too good to be true, it probably is!!! Don’t buy online courses where people are offering you the stars!!!

MY UNCLE IS TRYING TO TAKE EVERYTHING!
At the end of last year, 2023 my Grandma went to the hospital and she wasn't doing too well from there. My uncle came in and said my mom wasn't doing anything. (I grew up with my mom and my Grandma. My mom still live there with my brother.) According to him that if that if she didn't let him do what he was doing that he would take legal action against her. my mom has no money and no job to afford any attorney or lawyer. About 6 years ago, my Grandma got diagnosed with stage one lung cancer from there. She decided to get a will written up, leaving the property, The car and whatever is in it to my mom and my brothers? After the recent hospital visit at the End of last year My uncle took my Grandma to his house for the weekend and they ended up staying out a week even though she didn't want to go up for a day. Well during that week he had her sign a new will (allegedly) and jad her sign power over to him or he wouldn't help her. Now he has said he is selling her property to recoup money that he put in to helpi g my grandma. Even though the will says it was to be left to us or for family use in general. Now, every time something isn't going his way with the scenario, he threatens to Sue everyone on my side of the family. my question is, I don't think she was in the right mind when he took her to sign this paperwork because she doesn't remember signing any of it and she's. At the point now, where she doesn't remember what happens on daily basis? How can I get help with this scenario period.

1. Feminism is an ideology. It’s a global social movement. It’s not an organization with set of rules that people who claims to be feminists need to follow. Every individual claims to be one depending on the environment they are in or where they grew up or horrible personal experiences or simply because they believe in equality.
   
2. Feminists don’t hate men. There are surely extremists who hates them but they are in minority. Most “men hater” term comes from people who are anti-feminists. There are also types of feminists. Radical, liberal, cultural, etc. Atleast have some knowledge about it.
   
3. Feminists are against patriarchy that includes both men and women. It’s society. Well it’s true that men are the ones who gets the most benefit out of it but that doesn’t mean men don’t suffer.
   
4. Fighting against patriarchy also means less burden to men. Giving space for men to be vulnerable. Trying to free them from “men don’t cry” tag.
   
5. Being equal does not mean women being physically strong and beating the heck out of men. Biologically men are stronger. Women seek for cerebral equality and not at all physical.
   
6. Most of the basic right were still being given to women in 90’s which was not a long ago. Women were finally allowed to get a driver’s license in Saudi Arabia in 2008 !!!! There are still FGM( Female genital mutilation) happening in some underdeveloped countries which means. Females private part is stitched and opened by their mothers while they get married or it just gets unstitched while they get intimate with their so called husbands at night
   
7. WE DO NOT SUPPORT women who falsely accuse men. They are the reason that real cases are being looked down on. Strong actions should definitely be taken against those women. Strict measures are taken against those kinda women in countries like Singapore, South Korea, etc.
   
8. While we talk about accusations, fake accusations falls within 2-10% in the world. Majority of the accusations are true. Saying this, strong actions should be against those women who blackmail men.
   
9. All the anti-feminists starts commenting on cases like Sandeep Lamichaney’s but they don’t have the balls to appreciate those feminists because of whose support, a lot of women are getting justice.
   
10. If a woman chooses to become a homemaker then that is completely fine if her partner is okay with it. Forcing her to become a homemaker just because she is a woman is wrong. It’s about a choice that a woman should get.
    
11. Not all women are feminist and not all men are anti-feminist. As a whole the fight is against patriarchy.
    
12. Let’s talk about alimony. I know it’s unfair that women (who has enough) to get half of husband’s property. There should be a clause where working women who has enough should not be provided with a penny or prenub should be legalized. But because our law is outdated, everyone needs to follow it. While it’s unfair for working women to get t alimony but at the same time, women who completely depends on her husband for finances specially in rural areas will be in advantage.
    
13. Let’s talk about dowry. While you guys rant about gold digger and alimony, you forget to mention the Dowry men get even when it’s illegal. There is literally deals happening in terai region of Nepal. And don’t compare dowry with alimony coz marriage is more common than divorce. Try to fight with that first.
    
14. Whenever some injustice happens related to men or women- people are very quick to call out feminists for not doing the work or not fighting. Timi haru ko problem hoina tyo? Can’t you also fight or for god’s sake be vocal Instead of writing “where are the feminists” post?
    
15. Men are also victim of rape. Actually a lot of them. Men are being raped by men majority of the time and some cases where women are the culprits. But our stupid, patriarchal and homophobic law doesn’t regard “raping a man” is a thing. They don’t have a law for it. And patriarchal society doesn’t give space for men to be vocal about harrrassment coz people will start taking it as a joke.

Medical students interested in applying for residency spots at Johns Hopkins deserve to be aware of this news. I’ll give the abridged version:
Recently, after an administratoexecutive experienced delays with exiting on of the main parking garages attached to the main hospital during rush hour. As a result, a consulting firm was hired to explore ways to improve traffic flow at onsite garages. One of their proposed solutions is to take away PAID onsite parking for residents and making them park at offsite parking and taking a shuttle to the hospital.
Here are several reasons that is a bad idea and potentially problematic for future residents:

1. Baltimore and some areas around the hospital are NOT safe. I would discourage my friends from attempting to walk to and from these garages, especially at the odd hours residents arrive and leave. People have had their bicycles taken from them by force during their commute and have had their bikes stolen when locked on hospital property.
   
2. There is no residents union here and other benefits may also be on the chopping block as well without union protection.
   
3. Residents may a small proportion of users of onsite parking. I may be wrong but admins and nurses are not being considered to be sent to these offsite lots. Admins usually work regular 40 hour per week 9-5 schedules and are more likely to experience parking grave rush hour.
   
4. If you are on home call, you need to be available within 30 minutes. Without reliable onsite parking, you may be forced to live closer to the hospital or just have to stay in house to avoid the commute.
   

I advise medical students to ask about parking and transportation cost and accessibility during their residency interviews in car dependent cities.

So, my boyfriend had his car stolen from South Austin about 3 months ago. We thought for sure if we ever did find it, it would be in homeless encampment with piss and cum all over it.
It was already a huge surprise when we got a call from Laredo police Department saying they have the car. The detective said that they found it while crossing the border with fake paper plates.
When we arrive, we don’t even recognize the car. Brand new headlights, taillights, the paint is renewed and buffed, a small identifiable dent in the back- gone. Bumper fixed, wheel well… replaced.
Obviously with much joy we get in the car to start driving it back to Austin and we find more…. New brakes, new struts and we suspect new engine mounts.
Absolutely unbelievable, however now we find ourselves picking at random parts of the car. Knocking on parts to see if it’s hollow inside. We are looking for the drugs, we are waiting for the cartel to come back and steal it again to get their drugs back.
However. Maybe they will never come.

My wife and I are getting divorced. Honestly its all my fault. I wanted to fight and make it hard but lately I realize that I was the one that broke everything. Knowing this I dont honestly care anymore. I thought about taking the last exit in life but decided it would be better to just work and give her whatever she wants in the divorce. She says she doesn't know what she wants so I am just like whatever you and your legal council decide I will go with. Honestly I don't care if I end up living in my car. Good morning everyone. So CPI is a 3.4. June of 2023, we had an amazing print of 3.0 Flat. I was pretty shocked and we had a good reason to rally… It did seem like we were ahead of schedule… Well we havent had a low print since! The end of 2023 many analysts were calling for between 6 and 8 rate cuts in 2024. I had been calling for 2… maybe 3… but the way things are going, we may get 0! Inflation is high still, GDP is running positive, unemployment is near 3.7-3.8%, earnings have been coming in good overall, near 5-6% earnings growth and 4-5% sales growth… the markets are at record highs…. This is not the data the Fed wants to cut rates… I do not see the Fed shocking the markets with another hike… but I see it is possible what they have been saying all along, while traders pushed false narratives..

RATES ARE GOING TO STAY HIGHER, FOR LONGER!

The Fed has said this for many months but the market refused to believe it… and to be honest, I had expected the economy to tank….
When rates are high the cost of the dollar is higher, when the cost of the dollar is higher, people cut back on spending…. When they cut back on spending, companies have lower sales…. Lower earnings… lay people off….. GDP goes flat to negative and 2 straight negative GDP is defined as a recession…. I am shocked… because my study of economics these facts are why I havent been full head on in the market. I am in about 70% cash.. I took some money out for real estate, doing serious renovations.. I also just closed on 2 properties last Friday… I met the Mayor of a small town last Friday and I am prepared to bid on a large piece of land from the town… If I get the land I will like to build a high rise building… Unfortunately for me, I had estimated that this building would be maybe 10 million…. But some architects have told me this will be higher than 20! I may have to liquidate at least 50-75% of my portfolio to build it [Long term accounts as well]… and once I get the plot of land I will know more… I have to send the architect to estimate and do blueprints once I have the land I want to build on. I am tired of renovations but every house I buy is 100-140 years old in those areas of CT. My passion is the market but the data doesn’t support me going all in…
In 2021, there were days I was in 90% stocks! It was crazy! As trader, having 50-60% stocks is good because you want that ammo in case of an emergency… I understand when you start and have a small portfolio that you do not have this liberty… So I understand..

I made a bid for PYPL YOU SOFI and PERI… All I did was sell PSEC 5.50 that I got end of February at 5.65. If it goes higher I still have 5.90 block, if lower I can buy back. The 5.90 I got stuck in January. I have received months of dividends while I waited. I did not bid for AMC or GME puts… I was hoping they would go higher… Although I could have made some money… I guess I was disappointed because Tuesday morning AMC was 13+ and GME was 80+ . Even if they never see those prices again….. [Anything is possible but not likely] I was emotional upset that my orders did not fill for puts… They were small bets about 500 bucks… But for example.
GME Puts July 19^th 60 Strike are now 35
I was buying 1 Put for total of 500….. would now be 3,500
AMC Puts July 19^th 10 Strike are now near 6
I was buying 5 puts for about 550…..would now be near 4,000
Youd be mad too!
I don’t blame anyone for taking advantage of the volatility short or long… I wish everyone to make tons of money and to have the freedom they want!

BILL – I had hoped to buy a 2^nd block at 55, but I chickened out, I still have 500 at 60.50.
The slower growth does suck, but I can still see why it should be 75 or so… Lowered growth to about 20%, earnings near 2.50… I can see why it should have close to 30x PE.. 2.50x30 = 75

PYPL – After good earnings and a new 52 week high, wham.. I did bid 62 the other day and almost got in, I want to keep trading this ticker, I believe fair value is near 80, but yes, it is no longer a growing business at near 7-9% growth

CAR CVS – These 2 have been horses for me, well CVS I started trading block 2, less than 2 weeks ago. I have traded it 3x for about 5 dollars total. 500 share blocks. I have 1 block at 84 so I am down 29 dollars…. But if you subtract the 5 I’ve made recently, I am cutting the losses… I have traded CAR since Feb 14^th, I started my trade with 12,375. [100 shares at 123.75] I have made near 10,000

PERI – I do have a block at 22, but I have been trading a 2^nd block, they will start a buyback soon

YOU SOFI – these are just 2 others, there are about 10 stocks in total I am watching

Man OPRX a couple of weeks was 8… now 14.. The last 2 earnings were very good, that is why I am speculating on PRCH, 1,000 at 3.75

Hi all,
What happens to the person that did a hit & run? This is for property damage, no injury involved.
2 months ago my car was parked (no driver inside, and not moving), and a Toyota Landcruiser backed into it, causing damage to front bumper. The whole incident was recorded on dashcam. I provided the footage to police as well as my insurer.
I took my insurer 6 weeks to honour my claim, as in willing to pay for the whole damage with no excess from me. But as per my last phone call with them, they are still chasing up the offender.
It is now 8 weeks, I don't know if the police or my insurer actually did anything to contact the offender. I'm in the mind of "I got my car fixed now, so I don't care anymore". But still, I'm curious as to what would happen to the person that caused my car damage, and so much grief and hassle of organising insurance claim + repair.

Hello, my fiancé is 24m and I am 25f. My fiancé and I have been engaged since March 2024. We have decided he would move in with me Since he lived next door to his parents.(his parents own that property and let him stay there) We made an agreement so we could start are marriage on a good path and not a stress about money.The agreement is he would have one year to pay all his debts and that he cleans the dishes and take out the trash. We agreed that he will pay for our groceries and dates in the meantime. After the year is up he would pay all the bills and then it would be my turn to pay all my debts off. I owe about 10,000 and he says he only owes about 5,000. When I asked him to write all his debts down so we can come up with a plan he only wrote his car note. I asked him did you pay your taxes and he said no. So I asked him so why didn’t he write that down and he said he didn’t think it was a debt. His parents and siblings have been calling him and he hasn’t been answering them. He says he done with them because of how they treat him. But they have been calling me and they told me that is phone bill is over due, he hasn’t paid his insurance for his car or car note for months and they are going to take him off and someone is coming to get the car. I also found out he hasn’t paid his taxes for this year and last year. And his family is pissed because he won’t tell them what’s going on. Weather it’s past issues with them or not I still think he should communicate with them because all his important tax documents and his mail is still going to his parents house. Now When I asked him about his debts to see if he is on track he gets mad or says we will talk about it later. He doesn’t clean the dishes or take out the trash for weeks and He will let it pile up and they would stink up the house. I end up doing it and he would say he was going to get that. When I meet him he didn’t have dental or vision insurance and I’ve had to do that for him. He has taken off of work a couple of times because he says lights sometimes effects his eyes and it hurts to see. I took him to the eye doctor and he said they only said he needs contacts. I don’t think he is telling me the truth. We will make appointments for the dentist and he will cancel them or make an excuse on why he couldn’t go. He is also an amateur boxer but he wont stay on the diet plan the coaches suggested. I make the meal prep and he chooses to still eat out because he says he doesn’t want to eat the same thing everyday. He is starving himself and not drinking enough water to lose 20 pounds before every fight and that is dangerous. I love him and he is a good man but I don’t want to be a parent (because thats what I feel like) to a grown man and cannot marry someone who doesn’t want to get their life together. What do I do?

First of all - NOT treating this as actual finance advice, we will certainly sit down with a professional before anything became real. Just trying to wrap our heads around what's generally considered 'normal'.
27 & 25 year old couple, currently home owners. We'd like to think about kids in another year or two, but long term, staying here isn't a great option. The house is too small for a family, the available schools are absolutely not an option (like, the worst of the worst), and while not a necessity, we sacrificed a bunch of lifestyle factors to get into the market and buy a first home. There's no rush, but making a move and settling before a child comes along, would be great if it were financially responsible.
Problem is, increasing our mortgage is daunting. Currently, we owe 350k, on a house worth around 750k today. Realistically, we'd have to spend about 1.1m to get something that fits the bill.
Aiming for a first home was straightforward - get to 20% deposit, don't be extravagant, just try and get into market. Now, the possibilities are much more open ended, and I'm stressing myself out even thinking about what is/isn't a stupid decision, and whether loaning to the tune of 700k (if we cashed in on 400k from our current home) is crazy.
Rough overview:
220k combined income
Side business that brings in a little, but is more of a hobby with a little cash bonus. Maybe 1000 a month in profit
350k owed on ~750k property HELP loans 30k and 25k No other debts Super 90k and 25k
Cash flow very healthy, little savings due to just getting married and going on honeymoon. Bad move financially, but no regrets.
Only major assets are cars worth around 45k and 5k, both owned
What do you think? Sensible, moderately risky, straight up insane? Crunching some super rough numbers, if we took a 700k loan at the current Commbank variable rate, we'd have about 2500 spare a fortnight after budgeting all of our bills and expenses. That's excluding the side business, as it's fairly sporadic and we treat it as a bonus. My biggest worry isn't so much affording it now, it's what happens when a child is in the picture.

So I’m just kinda at a loss of words right now. Our houses are pretty close together (the space between our houses is about the size of a car).
It was almost 8:30pm and they kept going around in circles and I finally went out and said that it was super loud when they drive right next to my bedroom window and asked if they could not drive in between the houses especially at 8pm. Dude said “oh yeah sorry” and put it away cause I didn’t hear it again that night.
Low and behold, the next day they are doing it again but this time they brought a friend and have 2-3 going around the house. I don’t wanna be that Karen neighbor but it’s insanely annoying and all you hear when they do it for 3 hours a day. The Initial Issue: Recognition of Israel
When colonial powers relinquished control over their colonies, they often fragmented larger colonies (which had previously existed as unified states before being colonized) into smaller countries based on religious, racial, or linguistic divisions. The people of united India suffered similarly to the Palestinians.
If Palestinians acknowledge Islamic Pakistan's right to exist as a country, they should, by the same logic, recognize Israel's right to exist as well.
Not 100% JUSTICE was done in the past. Muslims changed demographies of many countries by force.
For example, colonial-era Iran and Turkey annexed the Armenian region of Nagorno-Karabakh, altering its demographics and incorporating it into Azerbaijan. Even though Armenians still make up the majority in Nagorno-Karabakh, the colonial powers' influence ultimately made it part of Azerbaijan. Palestinians, for their part, officially recognize Nagorno-Karabakh as part of Azerbaijan.
Consider Turkey's annexation of Western Armenia, which it incorporated into its territory (now part of Anatolia). Today, hardly any Armenians remain in the Anatolia region. Yet, Palestinians have no issue accepting this demographic shift and Turkey's claim to the area.
The situation of today is clear, there should exist no Iran or Taliban type Muslim Palestinian State under the influence of Hamas, where non-Muslims have to live under fear and have no equal rights to preach their religion and convert people to their religion and to criticize Islam. Where LGBT members are thrown down from high buildings while they also don't have any rights to exist. Where ex-Muslims are lynched and killed brutally for their crime of leaving Islam. Why should we ever support such oppressive Islamic states? Why should we not criticize the double standards of Muslims where they are quick to demand equal rights to preach Islam and convert people to Islam in non-Muslim countries, but are not ready to give us the same human rights?
Muslims want to talk about Islamophobia and invasion by Jews, then let us also talk about double standards and homophobia and Murtadphobia (i.e. Apostatephobia) and Kafirophobia of Muslims.

The Secondary Issue: Illegal Israeli Settlements
The second issue revolves around Israeli illegal settlements, coupled with a mindset among some Israelis that claims a birthright to the entire land based on a divine promise for Greater Israel. Unfortunately, this issue receives less attention due to the overarching problem of Palestinian non-recognition and support for Hamas and its suicide bombings and Islamic Jihad.
However, it is clear (especially from an atheist perspective) that such an argument cannot be accepted. Neither the UN nor any other nation in the world acknowledges that Israel has the right to expel Palestinians from their land based on the claim that their God promised them this land. If we accept their right to Palestinian land today, it could lead to extremist groups justifying attacks on neighboring countries in the future, claiming additional territories in the name of Greater Israel, which they believe their God promised them.
Israel has strategically used attacks attributed to Islamic Jihad by Hamas to further its agenda of illegal settlements. Previously, Israel leveraged attacks by the PLO for the same purpose.

The Full Solution (From the perspective of ex-Muslims):
Despite Israel's heavy influence, no Western country officially endorses illegal settlements. Significant opposition exists, even in the USA.
Even within Israel, there are secularists who seek a peaceful solution. Unfortunately, suicide bombing in the name of Islamic Jihad of Hamas weakened these secular forces and they started losing their popularity in Israel. Consequently, extremist Zionist forces gained popularity in Israel and seized power.
We are not living in a 100% perfect world. Justice is not immediately served and positive changes take time (sometimes decades or centuries) to develop. But we can learn a lesson from the peaceful resistance in South Africa. This peaceful resistance took decades, but in the end, it gave time to the remaining world to get united against the illegal settlements.
Palestinians and Hamas are urged to adopt a similar approach. Only peaceful resistance unites the world against illegal Israeli settlements and garners support for the Palestinian cause. It may take some time, but this is the only solution.
Western countries deserve credit here that they didn't recognise illegal settlements, although Israel has a lot of influence there. But, if Hamas keep on attacking instead, then only EXTREMIST powers will gain popularity and the secularist forces will become weaker and weaker. We have already seen how the Trump administration started recognising illegal settlements in favour of Israel.
The suggested steps are clear:

1. Palestinians (at least their majority) must acknowledge Israel's right to exist.
2. Secondly, Hamas should be eliminated (or otherwise, Hamas agrees to give up its stance to expel all Jews and recognise Israel's right to exist).
3. Protest illegal Israeli settlements, initiate boycotts, impose sanctions (like it happened in the case of apartheid South Africa), and hope for a shift in power toward secular Israelis advocating a peaceful solution.
4. Even a peaceful resistance may take a longer time, but it can produce the best results in today's world as we saw in the case of South Africa.
