Tenancy at Unite Students 2024/2025
I hope this is okay to post but if not, please let me know mods :)
I'm looking for someone to take my lease at a student accommodation for the next academic year as I have ran into visa issues. The accommodation's (Unite Students) unable to cancel my contract and I'm urgently looking for someone to take over before I leave the country.
The rent is £225 per week. Bit steep but all bills are included and no deposit is required. The tenancy is from 31 August 2024 to 5 July 2025. However, if needed, you can start the tenancy from 6 June 2024 at £195 per week (can explain in the comments).
The rent can be paid in installments and a guarantor is required. The tenancy also includes liability and contents insurance.
The flat is 6 bedrooms, 2 shared bathrooms, a shared kitchen and a lounge. It quite centrally located (Fountainbridge) and the bus to Heriot Watt stops right outside the accommodation. Great bus, train and tram connectivity and it's a 10 min walk from Princes street, Haymarket, Meadows, and Old Town. 3 min walk to Tesco, Sainsburys and Co-op and a 15 min walk to Lidl and Aldi.
Amenities include ultrafast broadband, car parking, bike shed, common room with multiple gaming systems, multiple study spaces, 24/7 reception staff, a personal wash basin in the room, and all basic kitchen equipment.
The photos are from the accommodation website. Reddit's only allowing me to add one photo but I can message more if you'd like. The room is very spacious and has tons of storage space. Thicks walls too so you can't hear much noise inside. Decor isn't included.
Please let me know if you'd like to take over this tenancy. I can do in-person or virtual viewings.
If it matters, I've lived here for the past 3 years and it's genuinely a great accommodation. If you're thinking of going for a private student flat or going for Unite Students, please entertain taking mine :)

2024.05.15 16:42 Professional-Mood754 Driving without insurance due to fraud

I (20M) was driving on the 3rd of December 2023 when I got pulled over by the police. I was told only a woman was insured on my vehicle which was my mother. I told him I was the second driver and showed my document which he told me was fake. I told him that I paid for it and showed him my bank application. He said it's a fake document and that I would be getting 6 points and £300 fine, as well as my car getting seized. Now I rang my insurance broker first thing in the morning and asked why I had been given a fake document, he told me he had done fraud on me and offered me £1000. I told him I didn't want that, I wanted an admission of fault letter because I have been driving for less than 2 years I would lose my license with six points. He refused so I reported it to the police and haven't heard back since. I rejected the conditional offer of 6 points and £300 fine as I had recorded my conversation with my broker as evidence. What should I do? feel free to ask more questions in case I missed anything, any advice would be appreciated.
tldr; thought I was insured, I wasn't, got pulled and got in trouble got proof that my broker frauded me.

2024.05.15 16:39 QuestionableTheory11 New job income planning

I am a 21 year old male and will be making 70k+ in June with a steady raise to be 85k+ within 5 years. That is base pay with lots of overtime available also. I'm mostly just looking for advice and a plan on the best ways to save money and live a good life. I can answer most questions anyone has, but here is some background.
I live alone with my girlfriend and split a $1000 rent. My personal bills every month amount to around $1300 total right now, but I'm working on lowering my phone bill and some others. I have 2 credit cards with a constant balance under 10% that is paid fully every month. No other debts. My car is paid off and I'm still on my parents health and car insurance.
My car is mostly reliable with only one large issue in 4 years, but I would like something with better gas mileage and technology. I will only be driving about 5 miles each way to work and anything outside of that so not much use on my car.
We live in a lower cost state, but far from the lowest. I do not have much in savings currently as I've had to use a lot and miss out on a lot to get this job. I have a Vanguard account with a couple hundred on index funds, but nothing large started.
My new job will have excellent health care, but I do not know if it's worth getting day one or staying on my parents for a little longer. My main hobbies can get pretty expensive, but I've always been good with setting money aside and not living over my means. We do not have any plans on children, but it's always a small possibility we may.
That's all I can think of now so any advice or help planning would be greatly appreciated!

2024.05.15 16:37 dyldo95 Is my salary enough to live in Belfast?

Hi there. I’m 28 and from Co. Tyrone.
I’m just asking this question as people who currently live in Belfast will have a better understanding of things!
So I’m working in the tech industry and I make £25k a year, maybe a potential pay rise of 27k in 3 months time. I have two years experience in this role and it seems to pay reasonably well with more experience under the belt.
I have saved up just over £10k and some funds sitting in the credit union which would be only used if absolutely needed. I have no student debt to pay, no car payments except the usual insurance, tax which is already cheap & a phone bill of £20 a month. That’s literally all my expenses.
I have been living with my parents most of my life and I’m just planning on moving to Belfast in the future unless people have objections and other recommendations. Maybe I should save up a bit more money before leaving my parents home?
Also would this salary + savings allow me to live on my own or a shared place?

2024.05.15 16:35 Ragnar-Nguyen Car accident insurance

Hi guys,
I am currently on the situation that I don’t really know what to do. A month ago, me and my friend went to the place, and I asked his permission if I tried his car and he said yes, I did tried to reverse but somehow even I already fit the mirror but I can’t see the camry behind me. I tried to hit the brake but it still going and I hitted the camry. I was scared and when we discussed I didn’t know my friend car is rented and he told me to not let the other know his car is rented, but it was too late because I thought it fine to say those. I have to call to his car owner and have a conversation and he 3 times sure that his car is fully insured but he wanted me to talk to other to bring it to his garage and fix it with cheaper price, I did try to talk to them but they not agreed, they wanted their car to be fixed in their garage. And so in that case I exchange my drive license and phone number, the other also got my friend's license and phone number.
The thing starting to get weird, 2 weeks later they gave me the fix cost receipt of 3000$ when the hit is barely seen it, also the friend car owner asking me to give him 1000$ for the excess pay without giving any information or paper, and also in that time the friend also revealed the car is third party insurance not fully insurance and that I have to pay 1000 for the excess and the repair for his car. I told him this is his owner problem when I tried to fix things and he made up everything and I won't pay anything until he gave any basic documents ( I asked for claim number, insurance policy and receipt that the excess paid). And today I received the mail that is on my name while the car is not in my name.
What I should do in this situation? I wanted to make it clear that the dent can fix with around 300-400$ but he now charged me with 3000$ and the friend is trying to avoid anything even accusing me run away.

2024.05.15 16:29 Diligent_Award_8986 Multiple dad's, custody and life insurance

I am looking for an estate attorney to set up a trust for my life insurance and small assets (pray they grow) for my 3 kids, and I want to know if this situation is realistic before I look for someone who can specialize for me.
I have:
20 year term 500k 30 year term 500k 10k in a 401k About 5k in various jewelry
I have three kids with three different fathers. I don't care what anyone thinks about that so yall can save ot share your commentary- they're awesome kids and I won the lottery getting all 3 of them.
My youngest is is with my husband.
I do not want my kids' dads, my exes, to take their portion of my life insurance or small estate.
I do not want my current husband to get our daughters portion of the life insurance/estate. I love him but his adult kids are not trustworthy and he is much older than me. That money could easily never make it to our 2 year old daughter by the time it all shook out if it was in his care alone.
I'd want all 3 kids to have a portion set up for their life expenses growing up, like a car at 16 or a senior trip, and I'd like the rest to stay in a savings/mutual fund for them until they reach a certain age. As a gift for them to use.
I assumed I'd divide it like this:
Husband: 100k 1st kid: 200k trust fund at 25, trust fund for 100k life expenses (therapy, braces, band camp) 2nd kid: same 3rd kid: same
401k Id like to divide equally among all 4 then + jewelry I'd like to wrote specific pieces to specific kids.
I do NOT want the kids life insurance to go to child support for their dad's.
Is this something realistic I can have an estate attorney do? I have recently been told that my husband legally would get everything and/or my kids dad's could sue the entire life insurance payout just for child support.

2024.05.15 16:27 Worth_Preference_855 Car Entered in middle of the night

I'm a 1st time car owner. I left my car to charge overnight at a public station. During the night, someone entered my car and when through my car's papers in my glovebox (lease papers, warranty form dealer, insurance [stolen]).
What are suggestions to do after this? I am leaning towards calling my insurance and my car dealer to inform them.
What are some things that I can do to prevent this in the future?

2024.05.15 16:23 waffles2go2 Vehicle total loss valuation (allstate) - any help appreciated

I have a total loss valuation from Allstate that seems a bit off and am wondering if I can get some help from this sub. I was not at fault.
The vehicle is a 2006 lexus es330 totaled in essex country MA. Two prior rear-ends, 170K miles, clean inside and out. Their valuation is $3500 base, plus $27 for condition, minus $232 for prior damage netting to $3.3K. I cannot find a similar condition car for this price anywhere... so it seems to be fairly low given edmunds is about $5.5K and they quote NADA as $5150 (but then drop $500 for milage netting $4650).
Allstate uses a third party valuation company (CCC).
They also state that comperables need to be from a dealer, not third parties...
They list "comparables" that are no longer listed for sale so hard to verify much of the detail, the additional comps are not in my state but in NJ....
So for comp valuation it gets somewhat weird, they have
$7K(138K miles) - 1.3K (for miles) - $750 Condition adjustment = $4.5K
$5K(172K miles) + 111 (for miles?!) - $750 condition adjustment = $3.7K
$5K(132K miles) - 1.3K (for miles) - $750 condition adjustment = $2.2K
There are some slight differences in the options, but it's unclear that there ever were "rear power shades" in this car.... and unless there was an exhaustive pull from "local dealer" not sure they had this detail (it wasn't provided in a summary only their "column of checks", another ?? is "xenon lights" which weren't around so would have had to be aftermarket and dealer would have had to put that detail in... (which I'm a bit dubious).
"Condition adjustment sets the comparable vehicle to private owner condition which the loss vehicle is also compared to in the vehicle condition section."
This seems sort of BS and arbitrary.
Also the math on the comps is weird, milage takeoffs seem non-sensical.
Spoke to the adjuster nicely and told him new tires (about $900) are 15 months old and he said if within 12 then send receipts.
Other than that, $3,3K was their best offer (I do want to retain the car so then they remove $770 - their total valuation).
I know the game of insurance is to pay out the lowest they can... so wondering if there's anything I can go back to them with given this summary. The condition adjustment seems to be weird as do the adjustments of the comps but not sure.
Thanks in advance and happy to add details.

2024.05.15 16:22 deme3243 Vehicle damaged by flooding while under Car Guru care?

Hi everyone.
Has anyone else been impacted by Car Guru's negligence and if so, I urge you to come forward and contact me so that we can get a large group of victims together and start a class action law suit against this company that continues to damage client's vehicles and cheat people out of their hard earned money.
So, like many of you, my car was a casualty of the flooding last month. At the time, my car, a Jaguar XF 2012 @190k km's, was at the Car Guru garage for a AED 7,500 Service, and they did not tell me that my car was impacted and held it for a further 8 days claiming they were waiting for the parts to come in as the floods led to the delays. On the 8th day following the flood, and 2 weeks after having my car, they informed me the work was done but the car would not start due to water damage! They advised that I should contact my insurance and the only way I could get a police report is after pleading with them to send me quotations of the water damage to be fixed! They refused to send me photos of my car. After further groveling and diligent following up with them and my insurance, my insurance Dubai National Insurance, DNI, has rejected my claim after advising a total loss of my vehicle, since the car was in the care of Car Guru at the time of the storm. Car Guru has stated they have no insurance and have no interest in reimbursing me for any damages or refunding me for the bogus service which should NOT have been carried out after my car was damaged by the rain - it was obviously unnecessary! Does anyone have any advice, besides reporting both my insurance and CG to the DED?
I hope to hear from many of you and I hope you can spread the word to other victims of CG's negligence to step forward.
Thanks so much for your time and support!

2024.05.15 16:20 jgeller26 Accident at a red light during green left turn when leading car slammed on brakes

My wife was in the left turn lane at a stoplight stopped behind the leading car. The car in front started to go as the left turn arrow turned green, and my wife appropriately started to follow. An oncoming car decided to run the red light causing the car in front of my wife to immediately unexpectedly slam on their brakes catching my wife off guard.
Our car lightly tapped the car in front and we have no idea if they plan to file a claim against us.
I proactively talked to our insurance agent, and they said my wife would most likely still be at fault, as she was following too close, however i’m wondering if anyone has insight as to car length distance when departing a red light and if the liability should be shared or put on the car in front (we plan to work with police to try and pull camera footage of the car that ran the red light, though we’re not sure if anything will come of that)

2024.05.15 16:19 Effective-Market-304 AITA if I uninvited my dad to my wedding?

Long time lurker, first time poster.
Sorry this may be a long one. First a little backstory. Names and locations will be changed to maintain anonymity.
I (35F) grew up in a blended family. My parents got divorced when I was 10 and my dad remarried when I was 11. In addition to my younger sister (33F) from his previous marriage to my mom, I gained a step brother (27 M) and later a half brother, Ben(22 M). My sister and I spent every other weekend and summers at his house and the four siblings grew really close. We’re all each other’s best friends. I get a long okay with my step mom (let’s call her Anna). As we got older my dad became less involved and sometimes distant and basically let her raise the boys how she saw fit. With a lack of rules at home and few opportunities to make mistakes to learn and grow into adults. They are in their 20s but they are very infantilized. The younger one is not even allowed to change his hairstyle without permission or go on out of state trips by himself. It’s really weird but I moved abroad a decade ago and everyone back home just allows it.
Now on to the story at hand:
I live in an Asian country and a few years ago I met the love of my life and after meeting my family back home decided to get married. We had planned on doing just a courthouse thing because we were both not very big on something traditional, but we got swept up in the excitement knowing that my Dad and Sister would come if we decided to do a proper wedding.
In this country, wedding planning tends to go pretty fast as everything is usually done by one company. We gave our out of town friends and family a heads up in February that we’d have a ceremony in the fall and that we will set headcount no later than late Spring.
My step mom anointed herself the wedding planner as she’s passionate about it. She also cannot make the trip due to a disability which makes it hard for her to get around. It was getting close to crunch time for the headcount planning so I contacted her asking “hey I haven’t heard from the boys and I can follow up with them too, but do you know if any are planning on coming?” She then answers “no because the baby doesn’t know his school schedule and the older one can’t afford it”.
I was hoping to at least have one join as I assumed one would want to stay behind to stay with Anna but I was a little sad that neither of them contacted me to let me know directly. I told my sister who connected with them and told them to get in touch. The youngest was shocked to hear that he wasn’t going as he was under the impression that he was going and he had even picked up extra shifts at work to save extra money. My step brother confirmed it was a money issue which was totally fine and I thanked him for letting me know. I’m now excited that one of my brothers will also be joining.
Fast forward to Mother’s Day and Anna tells no Ben is not going. My Dad asserts that “he doesn’t know how to clean his room so why should he go?”
Once I hear about this conversation I’m irritated as I keep getting conflicting answers and I need to set my headcount. I Message my dad to get an update and he affirms “no Ben is not going because he ran up our car insurance up so his extra money will go towards that and he has to stay home with Anna”. I call up my dad to try to figure things out as the story keeps changing. I mention that I’m totally okay if the boys can’t come especially if it comes down to money, but the communication around everything has been really frustrating. He then proceeds to gaslight me asking:
“I don’t know why you care some much about whether or not your brothers come to your wedding”
“You’re doing too much. You should have just done the courthouse and call it a day”
And making me out to be a bridezilla.
The call got a little heated but we neither of us got rude or nasty. I finally ended the call with “I got the boys aren’t coming. That’s fine. Once I get confirmation on the accommodations I’ll let you know. Love you and have a good night” we hang up and I go to bed after venting about the whole situation with my sister.
I wake up the next morning to find a short message from my dad saying he’s not going anymore and to have a nice wedding. He’ll give his spot to Ben.
I am shocked. Not only did he drop himself from the wedding but over a misunderstanding on his part. I never guilted anyone about not including my brothers and did not beg or anything. I literally just commented on how frustrated I was with their communication but he aggressively wants to misunderstand for some reason.
I wrote back explaining my position and mentioning my disappointment in his decision but let him know the door is open if he changes his mind. I tried to message Anna but she’s been ignoring messages. From what I heard from my sister she is team dad and busy trying to vilify me.
The next day my dad basically admitted that the reason why none of the brothers are not going is because of my step mom. (Which I was suspicious of). He didn’t apologize but basically doubled down on saying I care too much. He also added he would be at my wedding after all.
The whole interaction has left the worst taste in my mouth:
  1. My parents tried to make me look like the bad guy just for trying to clarify head count.
  2. My dad tried to punish me by threatening not to come.
  3. My dad finally admitted that it’s Anna who is blocking her sons from going but instead of sticking up for me he lets her get away with it to “keep the peace”
  4. He never apologized for any of it.
It’s turned me off towards wedding planning especially as I wasn’t even that keen of having a wedding to start with. So, would I be the asshole if I uninvited him?
Thanks for reading.

2024.05.15 16:14 Searse Got into an accident uninsured, other party's attorney is now reaching out to me.

Hi guys,
I rear ended another car on Sunday morning. My car was totaled but the other truck did not seem to sustain heavy damage. As far as I know, the other party did not sustain any injuries and no ambulance were called.
Cops were involved, took reports, pictures and everything. Upon asking for my insurance, I realized it had just expired 3 days prior, and I'm unable to renew it past the expiration date. I know this was my fault for not renewing it in time and I deeply regret it. The cop gave me a fix-it ticket which I am unable to fix because I won't be able to renew the insurance or even use the car.
Now the thing is, the other party's attorney reached out to me and would like to get a confirmation of my insurance. He said that he knows it had expired 3 days before the accident and presumed I had renewed it and to call him back. What should I do in this case? Do I call him myself? Do I get my own lawyer? Any help would be greatly appreciated.

2024.05.15 16:12 rahulahoop Meniscectomy Experience + AMA

I wanted to detail my experience and hopefully bring a bit of positivity to future people obsessively hitting this sub because I feel like the majority of what i see here is very negative.
TLDR; seriously, the most important thing is to KEEP YOUR HEAD UP. do not let bad thoughts infect your mind.
im a 29M and on 4.4.2024 i tore my meniscus skiing in canada on vacation. I almost immediately couldnt bear weight on it and got crutches the next day (off doordash lol). Since im insured in Germany, knew i needed an MRI, and still had about 10 days till my flight back I decided to ride out the rest of my vacation disabled. (makes the airport incredibly pleasant). Some maybe important context is, 8 years ago i tore my acl with a grade 2 tear. I chose not to go for the surgery because i wanted to avoid the trauma, and did PT + PRP shot. Luckily my ACL had completely healed.
As soon as i arrived in Germany i got my MRI and confirmed it was a medial meniscus bucket handle tear. 7 days later i had my partial meniscectomy where the doc removed about 20% of my meniscus. The surgeon told me he does about 300 operations per year and arthroscopy to me seemed WAY less barbaric in comparison to an ACL surgery hence why I had a cooler head going into it. The consistent pain my leg was causing, i couldn't see a way around it. he said there is an option to do either repair or removal but he cannot say until hes inside me (lol) if a repair would make sense, because it heavily depends on if the tear is in an area where blood can flow.
Day 1 - they stuck this fluid bag in my leg that was so incredibly uncomfortable that i had to down myself in ibuprofen. Im a little freaked out by pain meds so this was the only day i took them. this was by far the worst thing about this experience but in the end it was probably better than having my leg blow up from swelling. The nurse yanking the tube out of my leg the next day however, haunts me to this day.
Day 2-3 - between pain from the scars, weakness of muscles, and general trauma of hurting my delicate leg i toyed with putting pressure on my leg with crutches while hobbling around at home. I was instructed that i really should start working my leg back into normalcy ASAP because it is part of the general healing process for a meniscectomy. I was also icing 2-3 times a day to bring down the swelling.
days 3-9 - with an ace bandage on, i started some mild PT at home. heel slides and leg raises mostly, to start building up my atrophied muscles. around day 5 or 6 i abandoned my crutches entirely, which felt empowering. I live on the first (second in US) floor and stairs were a bit of an obstacle as i had to strategically place one leg at a time and keep my balance. small activities would still wear me out so i limited myself to my small exercises, going to the kitchen, playing MTG Arena and on TTS, and rewatching scrubs. still icing 1-2 times a day.
days 10-17 - got my stitches out, had my first shower since the surgery(!!!), started PT and was given a few exercises and a thera-band to do at home, which i did religiously daily. started talking a bit longer adventures walking for a coffee etc. still having a bit of a limp and my calf and ankle would get hella sore after a long stretch of walking. i also always wear my stabilising knee band when i go out. but still a noticeable amount of progress and freedom. icing maybe once a day.
days 18-22 (now) - im feeling a lot more confident in my ability and stamina to walk. stairs are starting to feel almost completely natural and am working it out in PT. I rode my bike and drove my car out of the city to catch the northern lights. im really focusing on bringing up my surrounding muscles to support my knee and i can see the progress in how much i can straighten my leg. The area where the arthrocopes went in (specifically the medial side) still has a noticeable bump, and im told that scar tissue is whats causing the occasional pain in joints when i straighten my leg. but each day the gets less and less. I really do feel like I'm seeing the light at the end of the tunnel. my leg looks basically normal in size and im still wearing my knee band when i go out. I still cant think about jumping or running but with time im positive it will get there.
There is hope, just be patient and don't let negative thoughts get to you. happy to answer anything i can.

2024.05.15 16:09 Maleficent_Donut4739 How is it fair that the banks can just close there doors after business hours.

I used to go to the bank all the time (CIBC) to use the ATMs just inside the first set of doors. However when I went to put in my payqeuqe in at 9:00pm on a Monday the doors were completely locked up. 1. I don’t see how this is really fair at all especially if I need to get money and or put in money to pay my bills like phone, car payment, car insurance, cat food etc . 2. say I needed to get money out for something I would now have to go to a gas station and pay a fee of over 4$ JUST TO GET MY MONEY or drive all the way to port hope to use the CIBC there which still is ridiculous. I work two jobs that take up all of my day and yet if I needed to pay my bills I simply wouldn’t be able to because of these “new hours”. I understand the homeless population has been doing numbers on these “warm” rooms where the ATMs reside but do we not have a fully capable police force quite literally on the same road as all our banks in town? Don’t these banks rake in millions of dollars a year, and can’t clean up a small mess these homeless people leave behind? They have already hired a security guard that just sits there 7 days a week like what a waste of money? But who will pay for that guy to stand at the door all day, not the stakeholders that’s for sure……. The everyday people that’s money who’s keeping the bank open will pay for him to sit there all day. Besides it’s not as if our police don’t tell business to practice CPTED (Crime Prevention Through Environmental Design) all these rooms are glass and you can see right into the bank from the road but yet if a tax paying citizen wants to access there money they need to do it on the banks terms. What a joke.

2024.05.15 16:09 RedDedication Got My $$$ Back… R* did it right! 👍

Yesterday I wrote a post about my Deluxo disappearance after a mission. After hearing some responses back I put a ticket to R* using the chat option. The representative said my issue needed to be handled via email and would send me an email instead. I received email and filled out all the info. Less than 24 hours later R* deposited 6M for a refund. Story below about how I lost my Deluxo
~I did a supply run and at the end I was being changed by cops and my car blew up but I passed the mission. Once I was done with the mission I called the insurance company and paid by 10,000 to get my car back. Well, it is no where to be found. Anyone one else experience this?!?! ~

2024.05.15 16:07 Passiko Rear ended with no insurance

I was rear ended two weeks or so ago. Cops show up. Guy showed he had insurance. Insurance company even reached out to start the claim and such. Two weeks went by and we heard nothing.
After days of trying to contact his insurance company, I come to find out he didn’t have insurance at the time of the crash. He renewed his policy afterwards. And now his insurance company won’t be doing anything. They keep talking about an uninsured policy but I’ll still be having to pay to fix the car.
Now would it be worth it to try and sue the guy for damages? I’ve been told that would take time and money. Would I even get anything out of it? I’ve been trying to get in contact with the cop in charge of the accident. But as of right now, it sounds like the guy is going to get away with everything.
