2024.05.16 04:53 snowykitty1 Debt collector is suing me but the debt is from 2018.

[Utah] I have a debt from a therapist from back in 2018. It is now almost $500. In Utah the Statue of Limitation is 6 years. I believe this falls under that. However, I guess I signed a promissory note back in 2019. How does that play into this? I've reached out to an attorney, but I'm trying to understand this better.

2024.05.16 03:57 papytonsucks this might b a little crazy (sinjin drowning spreadsheet)

here is the link! (it is a google spreadsheet)
basically whenever im home from college i get really lonely and sad and since i <3 sinjin drowning and they always make me feel better i thought it might be fun to watch every single one of their videos and rank them! this is currently a work in progress (as of this post i am in march 2020) but eventually the goal is to have all of their videos and then to sort them by the rank (S through F)(there are no Fs) and by category (like what game they are playing)! also im planning on making a playlist that includes every video that i ranked A- and above.
i thought some people might find this interesting/maybe helpful if you're looking for an older video? also this could def serve as a template for you to do the same thing if you just make a copy & delete my rankings and notes.
if nothing else lmk if you think this is weird or not lol!
(also just a quick note about my notes that you dont have to read: my notes do include some criticism but its all meant to be very very lighthearted! i honestly think basically all of their videos are hilarious but i have to be brutally honest sometimes when this whole thing is about me ranking them 😭 also i thiiink this is clear but if i say weston is being annoying i am referring to when he purposefully annoys kalynn, like the reoccurring bit that he does, i am not meaning to insult him as a person, that is just not always my fave bit)
edit: the playlists are all linked in the spreadsheet now! if you want the link to my playlist of every video i ranked A- and above click here! just keep in mind since this is a wip the playlists are all a bit short atm but they will definitely get longer as i keep going!

2024.05.16 03:54 JiffyPawp [Tenant - US - WI] Non-standard Rental Agreement Language

Hey everyone. My partner and I are planning on moving and received a residential rental agreement in Wisconsin from a potential landlord, however, it is quite a bit different than the standard WI residential lease agreements that we have received in the past. A TurboTenant template was used and modified to generate the lease. We are looking for some quick advice on whether or not the following language / clauses should be of concern to us as tenants:
1) “Landlord shall have the right at all reasonable times during the term of this agreement to enter the Property for the purpose of inspecting and exhibiting the Property and all buildings and improvements thereon. In non-emergency situations, Landlord will make a good faith effort to notify Tenants at least 24 hours prior to entry by one of the following methods: telephone message, email message, or door hanger, and having made such good faith effort shall enter as necessary. In emergency situation, or of a repair is requested by the Tenants, Landlord is permitted to enter immediately without prior notice.”
2) “Tenants are required to notify the Landlord in writing of any anticipated absence from the Property in excess of 7 days and shall make arrangements for the Property to be routinely checked on during the absence. Such written notice must be provided no later than the first day of such absence. Landlord may enter the Property at any time for any reasonable purpose during Tenants’ absence.”
3) “Tenants are hereby notified that a negative credit report statement may be submitted to a credit reporting agency if Tenants fail to fulfill the terms if this Lease Agreement”
4) “The Tenants are entrusted with the care and maintenance of the rented Property during the term of the lease. Specifically, the Tenants are responsible for promptly addressing minor maintenance tasks and repairs that arise in the course of occupancy. These tasks may include, but are not limited to:
a. Routine cleaning and upkeep of the interior of the Property, including floors, walls, and fixtures.
b. Please be mindful that the kitchen is fitted with laminate flooring. To prevent any potential expansion, we kindly ask that you ensure the floor remains dry at all times. Promptly attending to any spills or moisture will help preserve the condition of the flooring material.
c. Regular replacement of light bulbs, and air filters, as needed.
d. Minor repairs to plumbing fixtures, such as fixing leaks or clearing clogs caused by normal usage.
e. The rental unit is equipped with a range, over-the-range microwave, dishwasher, refrigerator, washer, and dryer for the convenience of Tenants. It is the responsibility of Tenants to ensure the proper maintenance, care, and cleanliness of these appliances throughout the duration of the tenancy. Tenants are responsible in reporting any malfunctions to the Landlord in a timely manner.
f. Proper disposal of trash and recycling in accordance with local regulations.
g. The Tenants are responsible for upholding cleanliness standards around the Property, including ensuring that no items are left outside and discouraging loitering on the Property. It is expected that the Tenants take proactive measures to maintain the tidiness and appearance of the Property at all times.
h. Tenants are not permitted paint anything including but not limited to walls, ceiling, cabinets or any Property.
i. Tenants shall maintain proper humidity to not facilitate growth of mold or mildew.
j. Tenants are allowed to hang pictures, clocks, and other decorative items on the walls of the rental unit. However, it is important to note that all decorations must be removed and the walls restored to their original condition upon the termination of the Lease Agreement. This includes filling any holes or damages caused by hanging the items. Failure to return the walls to their original state may result in deductions from the security deposit or additional charges for repair and restoration.
k. The Tenants agree to maintain the lawn and landscaping of the Property in a neat and orderly condition throughout the term of the lease, which includes regular mowing, watering, weeding, and trimming of grass, shrubs, and trees. The Tenants are responsible for providing all necessary equipment and materials for lawn maintenance unless otherwise agreed upon in writing by the Landlord. If the Tenants are unable or unwilling to perform lawn maintenance, the Landlord reserves the right to arrange for professional lawn care services at the Tenant's expense. The Tenants shall promptly report any lawn care issues or concerns to the Landlord for resolution. Furthermore, the Tenants agree to ensure that the lawn and landscaping are maintained in accordance with local ordinances and regulations to prevent fines or penalties imposed by the city or relevant authorities.
l. Tenants take responsibility of snow maintenance during winter months and agrees to ensure the safe passage and usability of driveways on the Property. This includes promptly arranging for snow removal and salting or sanding of walkways and driveways following snowfall or icy conditions. The Tenants agree to assist in snow maintenance efforts by promptly reporting any snow or ice accumulation that poses a safety hazard to the Landlord for prompt resolution.
m. Tenants shall not keep on the Property any item of a dangerous, flammable, or explosive character that might unreasonably increase the danger of fire or explosion on the Property, or that might be considered hazardous or extra hazardous by any responsible insurance company.”
Apologies for the length. Thanks in advance!

2024.05.16 00:29 FoxBeneficial8102 SaaS Marketing Techniques To Grow Faster In This AI Era

Like every product/service. SaaS products are different. They are intangible. They have intangible buyers. They have subscribers like Netflix, who have to pay for their product/ service annually, monthly, or quarterly.
To increase sales, they have a few tricks which are by giving annual discounts, showing off customer testimonials, social media promotions, enhanced customer experience, demos, Live chats, CTA, set up calls, and Feedback to retain the customer.
Not only this, this industry has its process as it has an intangible audience. So, they have to understand their presentations not through body language but by how they are expressing their views or presenting their questions in an email or call.
Providing Free trials is mostly there in the SaaS industry. As the audience will get to know what your product is creating value to their biz and how it is helpful in the growth of the biz by saving time/ money.
The free trial should not be too long or short. It should depend upon the complexity of the software.
Before knowing the technique one should know what Saas is and how it works. Right? Like before buying anything we ask for the price of the product.

The Fundamentals

“Having a repeatable process empowers your sales reps to sell with efficiency and confidence”. The process begins from:
Prospecting:Since we are selling it to the tech-savvy audience, we will do inbound marketing which includes blogs, online posts, email newsletters, whitepapers, etc.
In addition to that, we can do face-to-face interaction with potential buyers which is rare in this SaaS industry.
Qualifying: Not all visitors on your website or trial subscribers will buy the product. To know that, there are lead scores which is an automatic way to qualify leads and you will get information and interpret it from your data and assign it with the lead scores from 1 to 10.
Another way is to start a trial is to email them or call them for after-sale service. So, you will get an idea of the status of the buyer.
Presenting: Mostly it’s not possible to present in face-to-face interactions in the SaaS industry otherwise we have got it through body language.
Through online mode, presenting would be done through email sequence and frequent follow-ups which will let us know the pain points the way it’s been expressed.
Handling objectives: After presenting, prospects have questions and concerns about the product or service. So, you must have known what most of the customers ask and know how to handle the response of the prospect.
Closing: At this moment, the prospect becomes your customer. In this stage, we will deliver the final proposal of the product and negotiate with the customer.
Nurturing: to retain the SaaS customers excluding customer support which includes training for existing and new customers. Feedback includes reviews, rates, and testimonials.
Part of their happy moments by sending happy birthday, and celebration notes, etc.

How to increase your SaaS conversions using the right marketing strategy:

Create strategic trial duration
Most of the SaaS products have a trial duration. As it is a great way to hook new customers to buy, however, to make it worthwhile, you should plan it strategically.
When the customer has the opportunity to get trials which will help them to know the value of the product in their biz as well as the benefit of your offering.
The trial period should depend on the software. if the software is complex then 14 days or more trials would work. But what if the software is easy to adapt and gives the trial for 30 days?
It would only make the sale cycle long and there would be fewer customers buying the product. As they know every part of your software and will compare with the alternatives of the service. So, it depends on the product.
Custom/ live setup call
Many of us don’t know how to set up the software. How did things work? These customers have the priority of how the software will work for them by giving lesser importance to how your products work.
SaaS has the highest conversion from this special technique of Live setup call only. This CRM would help them to achieve their objective related to the product they have taken a trial or purchased.
Leverage Annual discounts
Many SaaS products offer annual discounts in exchange for the customer paying the bill all at once in a cheaper amount as compared to paying it every month which attracts customers to attain the service. While the company gets a sizable influx of cash at a moment and doesn’t get worried about a customer leaving at any moment.
Automated follow-up
As you see whenever you log in to the florist website or hospital website. They will ask ‘how may I help you?’ which is an automated way of assisting you. In the same way, these automated services will help the new customer to assist with the service and product and they have common queries stored which will be solved by the assistant by putting up the questions and shortening the sale cycle.
Content Marketing
This is the only way of communication between the buyer and seller. By reading your content, understanding it, and perceiving it makes the buyer come into your contact. Biz around the globe is using content marketing to reach the audience and generate leads. With consistency, you share the content it will increase its value over time
PPC( pay per click) also generates leads but with valuable content. So, content marketing is an asset for biz owners while online ads are temporary or rented. Biz around the globe is using content marketing to reach the audience and generate leads. Keeping content quality consistent across multiple channels helps increase brand awareness among your audience.
Search Engine Optimization (SEO)
This feature works hand in hand with content marketing by making it discoverable in google, bing, and ranking it in two ways: On-page SEO and off-page SEO.
On-page SEO: This form is under your control. You create content that people search to read. By adding internal links, UI, use of the title, and description.
Off-Page SEO: Mainly, when we hear about SEO, links are the things that click us. But getting the right trusted and authoritative link is what matters! The best way to gain links and shares is by a distribution strategy.
Google AdWords
While inbound marketing reduces the spending of Adwords, zillion people are still clicking on the search engine ads per day. If you don’t want to miss out on these people to generate leads then you should still invest in PPCi.e pay per click.
PPC is beneficiary as it is scalable, generate leads, and generate the best ROI for your biz
Pro Tip: to increases sales, some strategies to take care of is to choose the right model of SaaS, identify the target audience and its value proposition, set prospect qualification criteria, create templates, call scripts, set revenue goals, create a customer support system, and keep track of sales performance metrics that will be effective in rank in the SEO.

2024.05.15 23:06 DisneyxPrim [Hiring] Online Assistant Needed for Daily Tasks in my Disney Reselling Business

Looking for an online assistant for my business. Requires an hour of work 7 days a week. We are offering a daily flat rate of $10 for the initial onboarding period, which will last a few weeks. Once the projects require only an hour of work each day, the rate will adjust to $6 per day.
I'm seeking assistance managing my online reselling business, which involves a significant amount of repetitive daily work 7 days a week and an initial overhaul of listings that will require a substantial time investment upfront but should not need to be repeated once completed. The daily task should take about an hour a day. Access to a computer is preferred, but most tasks can be done on a phone since all the necessary apps are available on both Apple and Android platforms, except for Grailed, which is only available on Apple devices. It is not necessary to have an Apple phone I'm just noting it. I'm open to two assistants given the seven-day work week.
I currently have approximately 800 items listed across six (Poshmark, Depop, eBay, Mercari, Grailed, Kidizen, Facebook all using Vendoo to manage them.) different platforms and need help managing them all. While this is a Disney-specific reselling business, you do not need to have any specific knowledge about Disney to assist; just maintain a positive and "magical" attitude.
Daily tasks include:
-Sharing my Poshmark closet
-Relisting stale items (30 per day)
-Sending out offers on items that have been liked by customers (creating bundles if they have liked more than one item)
-Responding to offers from buyers
-Handling customer service inquiries (excluding questions related to the product like size or fit, but including questions like the lowest price, availability, or tracking number inquiries; I can provide copy-and-paste responses for some of these types of questions)
-Listing my drafts in Vendoo (I will provide the pictures and shipping information, and you will fill out the rest using my template for descriptions and a prompt that I use for ChatGPT to write my descriptions)
-renew my listings on facebook marketplace
One-time overhaul tasks include:
-Fixing my shipping settings on Depop (some items are set to manual ship, and I need to check every item and change it to Depop shipping, updating this in Vendoo and Depop)
-Fixing descriptions of older items on Vendoo (I will provide the text prompt I use for ChatGPT to fix them, and you will need to check all 800 listings to ensure they are correct)
-Setting up manual price dropping on Mercari and Grailed for all 800 items in Vendoo and on each site.
-Checking each listing on each platform to ensure every item is in the right category and using fashion tags correctly, for all 800 items on all 6 platforms through Vendoo.
-Ensuring every item that can be cross-listed is indeed cross-listed; going through each item to ensure it is properly cross-listed to each platform (some items cannot be cross-listed, e.g., Kidizen does not allow men's clothing, but aside from these exceptions, everything should be cross-listed)
-optimize my ebay listings
Exciting project on the horizon! While I currently sell only my personal items on Facebook Marketplace, I plan to cross-list all my Disney items there in the future. This project will require assistance, but it is a longer-term goal.
I would love to use discord for communication and paypal for payments.

2024.05.15 22:06 AI_technologies Why do we need AI as a financial advisor?

Highlight the following benefits: This is my personal case study, But you may disagree with me!
Budget Planning: AI analyzes your spending habits much more deeply than you might on your own. This leads to tailored recommendations and insights you wouldn't uncover manually. In addition, it can process massive amounts of financial data, like budget plans, spending analysis, and savings suggestions, in seconds.
On a separate note, I want to mention the fight against impulse buys. AI eliminates emotional spending triggers often associated with human budgeting. It sticks to the data, promoting financial discipline.
Here's a prompt you can use:
"Create a budget template that will work with my income and spending habits. I want something I can easily track and modify."
Accounting and Tax Compliance: Modern platforms track changes in tax rules and legislation in real-time, alerting you to updates that could affect your life and work. This reduces the risk of non-compliance and potential penalties. If you set up your assistant intelligently, you may even be able to prevent problems in some cases.
And, unlike a real financial advisor, AI platforms are noticeably cheaper and available 24 hours a day, 7 days a week.
Here's a prompt you can use:
"Explain the key financial ratios and how to calculate them. Provide examples of how to use them to assess my business health."
Investment Management: AI is increasingly important in trading, as financiers make trades using algorithms. And if the best experts are using it, why shouldn't we? AI platforms are trained on vast amounts of data, allowing us to identify patterns humans might miss. This helps ensure the integrity of financial data and reduces costly errors.
In addition, some platforms can assess risk tolerance, financial goals, and market conditions to generate customized portfolio management recommendations.
Here's a prompt you can use:

Budget Planning: AI analyzes your spending habits much more deeply than you might on your own. This leads to tailored recommendations and insights you wouldn't uncover manually. In addition, it can process massive amounts of financial data, like budget plans, spending analysis, and savings suggestions, in seconds.
On a separate note, I want to mention the fight against impulse buys. AI eliminates emotional spending triggers often associated with human budgeting. It sticks to the data, promoting financial discipline.

2024.05.15 21:34 NotToxic12 Payable upon death?

Someone I know had a loan owed to their mom for business shares. The promissory note had a payable upon death clause, however they verbally agreed to not have anymore payments made 12 years ago in exchange for other stuff, house maintenance, property taxes, etc. Both parties recently died. The mom’s estate is now filing claims for the originally promissory note. State statute says the promissory note is void after 10 years of no payment. Does the payable upon death clause supersede that?

Combining the Make.md and Media db plugins for a personal Manga library
Make.md is a plugin that makes your notes and folders more interactive and visual. The Media db plugin is a great tool to add metadata to books, movies, games… and also manga (through an API that gets the data from MyAnimeList). In the settings you can adjust the template and what kind of metadata you want. I changed the cover property to banner, so it displays the imageUrl as a banner. Combine this with the visual functionality of Make.md and you got yourself a beautiful and fully customisable personal library.

2024.05.15 20:21 printr_head Genetic Algorithm fitness function testing.

Edit: i had gpt fix grammar and spelling accidentally didn’t cut out the intro in its response… sorry
Hey everyone,
I’ve been mulling over this for a while and I’m ready to take the plunge. I’ve developed a novel class of Genetic Algorithm (GA), MEGA (Mutable Encoding Genetic Algorithm), with two main goals:
  1. To operate in complex, potentially unbounded search spaces.
  2. To be as general-purpose and user-friendly as possible.
I’m not a computer scientist by profession, and although I designed it my perspective on potential complex use cases might be limited, I’ve heard claims that GAs can be broken or that they can't solve certain problems that tend to trick them into getting stuck.
To challenge these claims and test the robustness and versatility of MEGA, I’ve set up a repository for community involvement: ML-flash/M_E_GA_fitness_functions. It includes a template for a fitness function and a way to define a set of discrete genes compatible with the GA. Currently, any string can act as a gene. In the future, I plan to expand support to other data types and continuous genes.
This is an open invitation for you to try and "break" MEGA with your toughest unsolvable fitness function. Note that organism lengths in MEGA aren’t fixed, so your fitness evaluations will need to penalize solutions that are either too short or too long. This approach might be unconventional, but I’m excited to see where it leads.
I’m doing these tests privately and will share feedback directly with contributors. If there’s enough interest, I'll find a way to make the results more public and engaging.
Thanks for joining me on this journey. Let’s see what MEGA can handle!
🤞

2024.05.15 18:44 tom-pon Are mail in consolidation applications always this troublesome?

I've been helping my wife try to take advantage of the double-consolidation option to get the Parent Plus loans her father has onto the SAVE plan.
We started the process beginning of April by mailing in this Direct Consolidation Loan Application and Promissory Note form along with a Repayment Plan Request form to two different servicers.
We chose Mohela and Nelnet as all 5 loans were through Aidvantage.
We filled out the consolidation applications fully and accurately (pages 1 thru 5).
For the Repayment Plan Request we selected the plan for ALL loans with a Standard repayment plan.
This is where confusion starts for us.
NELNET
April 23 we get an email from Nelnet saying our loans won't be consolidated because we "did not provide the missing information from your application, as requested." We never got a notice for missing information.
My wife called Nelnet and they claimed we were missing an address for one of the references. Absolutely not true but my wife was able to provide it on the phone and the agent claimed that would allow the application to continue.
We have yet to follow up on that but haven't received any other notices from Nelnet.
MOHELA (AidVantage)
Then, this past week we get a letter from AidVantage (Mohela's servicer) saying we need to re-sbumit the consolidation application because the one we sent was missing pages. Again - absolutely not true.
My wife and I both double checked the printed documents several times before mailing them because we KNEW this is a clusterfuck nightmare of a process and didn't want to have to deal with this type of crap.
Question
Is this normal? Have others experienced this level of difficulty getting the servicers to process mail in consolidation applications?
I know the immediate thought it "these idiots didn't print off all the pages of their app" but I assure you that is 100% not the case.

2024.05.15 18:11 bakoind Templating - the next frontier

I just created my first template based on my beloved Franklin Covey planner. I can't help but think that it would be cool to integrate other features that the Supernote makes possible. Primarily, I'm interested in Calendar and Notes. The genius of the FC planner is that it brings together Notes, Calendar, Tasks, and Contacts into one place. The Supernote is perfectly positioned to bridge the best of paper and digital. Imagine if we could create templates where we could bring in a view of the calendar, synced to your digital calendar! Or have a daily note that connects automatically into an overall view of all daily notes. One way to do this would be to create "holes" in your PDF file similar to setting up a file for a spot color or other special treatment. But instead of spot colors, we would use some kind of as-yet-undeveloped solution to fill in features that the Supernote offers. I'd love something like this.

2024.05.15 17:00 renkoyuk1 Error: Could not locate a Flask Application and error: no such command 'db' when trying to do flask db init

Hello, I'm a beginner. For context my code for a flask website is in a folder named "website". Outside of that folder is my main.py which is where i create the app. Both of these folders are stored in the user folder. I have installed Flask and Flask-Migrate in the user folder but when i try to use flask db init, it shows the error. I have activated the virtual environment before installing. Hope you can help thanks.
Additonal context: I'm trying to add new parameters to my database but it seems you need to migrate it first.

2024.05.15 15:27 petr0 What can custom types do that layouts can't?

Since I can add any relation to any object and save it as template, what is the point of custom types? They don't seem to bring anything to the table that couldn't be accomplished with a note template.
Unless I'm missing something, this just adds meaningless alternative way of doing the same thing.

2024.05.15 14:53 JayHopt NFSv4 and moves/failovers with trident PVCs

Hey everyone, dealing with an issue with NFSv4 and Astra Trident PVCs in a Kubernetes environment. I asked on the discord but didn't get any response on my thread.
I'm in a situation where I can't do NDUs or some volume moves on my primary NetApp because of how NFSv4 behaves, specifically with our volumes used as persistent volume claims for our Kubernetes environment.
My understanding is that at default settings, NFSv4 has a default lease period of 30 seconds, and a grace period of 45 seconds when there is any type of "move", including volume move, LIF move, and a takeovegiveback. I also know it can exceed 45 seconds slightly, since there is a grace for the protocol itself per SVM and one in the options per node, but thats not the point.
If I have read it correctly, during that grace period all NFSv4 traffic that was moved/impacted is frozen, waiting for clients to have a chance to reconnect and establish their leases again. The leases don't transfer in a vol move or takeovegiveback situation because they are in memory.
This is being a problem for our k8s environment because we start experiencing pod failures/restarts during that freeze. Specifically, we have a Postgres environment running in k8s, and databases don't take well to IO freezes like that. I don't speak k8s very well, so apologies if I mixed up any terms
The easy answer seems to be to switch back to NFSv3 for stateless and quicker failoveresume of IO, but I saw that a previous employee configured our storage class template for trident to specifically use NFSv4, with vague notes on it preventing locking issues. This kind of makes sense because server side locking is one of the reasons to use v4 over v3. I've also seen other references online to not use NFSv3 when databases are involved, and the storage admin in me knows that databases on NAS instead of SAN are problematic enough.
How can I solve this issue to give me flexibility to do upgrades or volume moves without causing parts of our environment to fall over every time? Do I just need to plan on NFSv4 freezing and causing issues anytime I'm moving it? Should I try to reduce our NFSv4 footprint in these k8s PVCs to just where needed, like the databases?
