I own a small condo in a 6-story building in California. We have HOA fees and a HOA board.
Neighbor above me leaked water (slow leak) into the corner of my unit so I ended up with a soggy corner wall in my kitchen/living room, soggy/moldy carpet, and black mold inside wall/carpet. I called a plumber to see what was going on. Plumber said it was a leak from above and knocked on the above neighbors door to find the leak. Neighbor lets plumber in to find the problem and plumber got photos (which I have) of the source of the problem (slow leak under the sink) from the neighbor. I contact neighbor requesting his home owners insurance. No real damage to the building so HOA/building doesn’t have a claim against neighbor.
SURPRISE neighbor does not have homeowners insurance (stupid, but not illegal if you buy outright I believe). By text, neighbor tried to initially send over his “friend” to fix the issue. I refused that offer and got licensed consultations on fixing the damage. The HOA bylaws/guidelines that say owners are responsible for any damage they cause to other units and must make victim’s unit whole. HOA also says they require home owners insurance but they’re obviously not checking/enforcing.
The damage I incurred were walls had to be cut open and dried for two weeks, couldn’t use my kitchen, carpet pulled up, padding replaced, new paint, new wall, credit towards new carpet for % that was damaged (since it’s one large piece). I have documented diminished lung capacity from sarcoidosis so this had to be fixed very quickly which I communicated to the HOA and owner.
I had to open a claim with my homeowners insurance and had to pay deductible to get this fixed after neighbor refused to provide insurance and HOA board confirmed he did not have insurance. My insurance kind of implied they planned to go after the guy but now they’re saying he picked up the phone only once and hung up and is now not picking up their calls (I had his phone number from before and provided it to insurance).
What should I do? Should I get a lawyer to write a demand lawyer? Should I sue him for damages (my deductible, insurance will likely go up, perhaps hardship, and legal fees ). I don’t really want to sue but given how this has transpired, he could damage my unit however he wants and never have to be responsible causing me to continue to have to make claims against my own home owners insurance.
I’ve previously interacted with him on a very general neighborly basis, and he doesn’t seem to have a stream of income so I don’t think the a court could garnish wages nor force him to sell his home. There is a second home owner on the purchase that looks like a relative of his, but I can’t seem find this person on the internet.
Should I sue the HOA for not enforcing their bylaws and then they can deal with the leaking neighbor?

I have been GMing for 11 years now. I have run a number of systems from the classics to 3.5 and PF1 as well as a lot of games outside of the D20 sphere. Admittedly this will be my first go at running AD&D 1e but I am prepared and looking forward to the new challenge.
About the Setting & Campaign
The campaign is set in the territory of Voghia on the Loch continent. Far from the sway of the High Chief in Vogh Moldir, you'll be in the wild and war torn region of the Durus Marches. The various Tors controlled by Chiefs all vying for influence in the region as brigands and warlord generals from the scattered kingdom to the south start to encroach on the land. Beyond these two factions there are plenty of other challenges as monstrous creatures from the mountains have been driven out into the plains below by something fearsome within the caves.
As for the campaign itself we will be running AD&D 1e RAW, no house rules or changes made. One of the major rules is how we'll deal with timekeeping however. The campaign will be set in 1:1 time, that means for every day that passes IRL a day will pass within the setting when no play is happening. 1:1 time activates this feeling of the world being "always on". Your characters continue to make progress in whatever you choose, the factions of the setting continue to function, events continue to happen etc. This is a far cry from the conventional play style of modern D&D but one that is incredibly rewarding. The campaign itself will function as a player sandbox, you players drive the story forward with your own motivations and desires. While campaign players will be playing at the micro level, patron players will be playing at the macro. Controlling factions and constantly generating rumors, events and interactions that bring the world alive.

I am looking for consistent and reliable players to join. As this is open to players of all levels and experience, you'll need to be patient if the player is new and getting a feel for the world and game.
18+ only please. I tend to run very morally grey games and while not supremely graphic I do not believe my campaigns to be the best place for 13-17 year olds. I love that there's a new generation coming up that loves TTRPG and wish you all the best in finding the game that works for you.

Hi I'm in Maryland. I've defaulted for the first time ever on this auto loan I've had for a few years now with Freedom Federal Credit Union and my car was repossessed last Wednesday morning 5/15/24 at 3 am. I have called the bank to request the amounts required to get my payments caught up and asked about loan reinstatement. She told me I would have to bring the cash($1600) and proof of employment via paystub etc. I hesitated as I've recently been terminated from a job and awaiting unemployment (8 weeks of payments on hold as we speak while they investigate my case and I search for work) but before I even mentioned anything she told me she could see that I've recently applied for unemployment and they wouldn't be able to reinstate my loan if I couldn't prove an income from a job. That I could try other options such as cosigner or applying for loans at other institutions. Is this legal? I don't have my loan contract, I believe it is in the glove box tbh and the shady tow place wants $60 just to have a visit to my vehicle. I am about to contact the bank now and ask if they can email me a copy of the contract. I can come up with the money from a family loan to get caught up and pay off towing/repo expenses before the deadline, the bank gave me until the 5/29. After the $1600 catchup payments I will owe roughly $4k on the vehicle and it's worth $9-10k if any of these details matter. Thanks

Excelsior Andriel has made his way back to the bridge of the Blade and is admiring the border net through the giant viewer screens. I haven't been out here for many strands. Beautiful to look at. Humans could not exist here, the heat and radiation would evaporate the water in a human body in seconds. But it's paradise to the Aetherians that dwell here. An indescribable garden, hundreds of millions of vast mansion homes with complex landscaping. There are over 100 planets inhabited by the Aetherians in this sector. One more beautiful and amazing as the next, Atlan is home to the One. The One walks these gardens from time to time, and abides in a mountain compound known as Shiloe Ahim. Ambassador Lucentel the hand of the One, is an Ark ancestor. He was with the One long before the Matterverse was spoken into existence. There are a small number of Ark ancestors, as many as 100 are known to live. The Akashe, the Ancient Hall of Records, holds records telling the story of the One and the Ark ancestors alone on Atlan. Their world is as real as ours, just operating at a higher frequency. Without the advent of the Superlight, we would never know that they are all around us and strewn all across the universe, Brad continues. The high freaks drive avatars or waterbots as Zia calls us, without our knowledge, so they can collect millions of terabytes from hundreds of telemetry points during the lifetime of the avatar. I have been contracting outside ir35 for a few years now, the last 2 and a half months has been the longest time off I've had unplanned due to the current market situation.
It's been nice to spend time with the family after working like a dog for many months on end without days off and it's given me time to pick up old hobbies and interests again.
But I'd say for the last 3-4 weeks I've felt it's time to start looking for work again. I've mostly stayed positive throughout that period knowing I am financially ok to get through to around Sep/Oct before shit hits the fan. However there have been moments of nervousness and worry given just how quiet the market has been.
So I've started considering permanent roles. Perm roles range from anywhere around 40k up to around 85k upper limit. I could easily land something around the 50-60 mark and if I'm lucky go 65+. I wouldn't be interested in anything below 50k but trying not to be too picky.
Contracting OIR35 I have been mostly on 430pd with my last contract at 500pd.
As of the last few days things have started opening up and the situation now is as follows:
1) A large IT consultancy has a perm job at 55k/ year which I hit all the requirements for, which I could land v easily. The recruitment agent also feels I'm a perfect match and could get things moving v quickly. I have the slightest feeling I could be underselling myself.
2) There's is another consultancy posting a job advertised at 65-80k/ year which I am liking the look of and really like the consultancy and their work. I feel quite confident I'd be a strong candidate but not as confident as the one above. I wouldn't be underselling myself here, I'd likely be progressing to land this hence my slightest doubt whether I'd land it.
3) The agency with which I got my last 4 month long contract at 500pd has got work starting in July. I am v close to the guy who runs it and his client loved my work during my last stint. A person who I'm still in touch with who is still with the same client has also confirmed what I heard about more statements of work kicking off around June/ July. In short I'm quite confident there will be work come July at 500 pd outside. This naturally pays the highest but there is the obvious precarity attached to it esp as it could be another 4 months with no sign of anything after it.
4) I have an agent who is offering me inside IR35 roles for around £450 also around June/ July start for 6-12 month contracts.
5) I am open to the idea of juggling more than one role. To not have the temptation of juggling roles I would want to take home around 4k minimum.

I'm currently looking into graduate school programs (either DPT or PA) and all the schools require three letters of recommendation. First of all, I barely even know three people who aren't my family. Secondly, the people I do know, I don't know how to ask them without feeling like I'm bothering them. I know my current manager would happily do it for me, but that's only one person. Finally, the PA programs specifically ask for one of the letters to be from a medical professional (like some doctor, PA, or NP) but like I don't know anyone who works any of those professions? Isn't that a bit presumptuous to assume that everyone just knows a medical professional?
Seriously, letters of recommendation greatly favor outgoing and extroverted people. I got great grades in school, I have clinical experience (I've been a physical therapy assistant for over a year) and I take pride in being a hard worker and my manager can attest to that. Hi I'm in Maryland. I've defaulted for the first time ever on this auto loan I've had for a few years now with Freedom Federal Credit Union and my car was repossessed last Wednesday morning 5/15/24 at 3 am. I have called the bank to request the amounts required to get my payments caught up and asked about loan reinstatement. She told me I would have to bring the cash($1600) and proof of employment via paystub etc. I hesitated as I've recently been terminated from a job and awaiting unemployment (8 weeks of payments on hold as we speak while they investigate my case and I search for work) but before I even mentioned anything she told me she could see that I've recently applied for unemployment and they wouldn't be able to reinstate my loan if I couldn't prove an income from a job. That I could try other options such as cosigner or applying for loans at other institutions. Is this legal? I don't have my loan contract, I believe it is in the glove box tbh and the shady tow place wants $60 just to have a visit to my vehicle. I am about to contact the bank now and ask if they can email me a copy of the contract. I can come up with the money from a family loan to get caught up and pay off towing/repo expenses before the deadline, the bank gave me until the 5/29. After the $1600 catchup payments I will owe roughly $4k on the vehicle and it's worth $9-10k if any of these details matter. Thanks.

What your character doesn’t know is that his beloved girlfriend is an alien (my character). She’s a shapeshifter type that’s been sneaking out of the house lately for meetings concerning the march.
Rivals I have a few ideas for this one. One resolving around two college aged adults going to the same college, their parents are mafia rivals. Slowly they fall for each other before finding out who they really are, or even an arranged sort of marriage that ties both families together and ends the rivalry... just for a while.
Arranged Marriage: Looking for a more modern to almost futuristic kind of setting. Our characters being forced to marry each other due to a war ending or some other sort of treaty. I would be more than happy to also have some fantasy elements in this.
The Selection: Basically a slightly futuristic twist on the BacheloBachelorette. One prince or princess comes of age and must go through an event called The Selection where they must find love from a specific amount of contestants.
Royal Mistake: a prince from another country comes to America for school under a disguise and fake name, and falls for a regular American commoner.. It calls for big scandals if anyone finds out who the noble in disguise really is.
Fake Fiancée: Y/C and his fiancée have recently called things off. There’s only one real problem to this... He was supposed to bring her to meet the family at a huge family reunion/wedding/event of your choice. He resorts to calling M/C his college best friend or his best friend’s sister… we can discuss that a bit more.

Plot idea #3: your character would be a police officer that’s gone undercover with some small local gangs to bust a couple of drug dealers and whatnot. Having done such a great job there, he is offered a bigger mission and if he takes it, when he returns to his actual station, he will get a bigger raise, new car, K-9 unit, some sort of special thing that he’s been working towards. This bigger mission would be infiltrating a bigger mafia family that seems to be running all these smaller ones. Thanks to some forged documents, lies spread around, and some of the actual dirty work he has done over the last six months, the head of the family invites him to a nightclub to chat. The chat leads to the offering of a position within the family, a personal bodyguard for the mob bosses daughter after the situation that happened with her last one. I got retrenched beginning of March this year due to big investors withdrawing from the company. I received a letter stating that they would pay me my final salary no later than 31 March. However a few weeks after that they emailed me informing me they do not have the funds required and could only pay part of the salary, less than half, and that the rest would be paid later. It is now almost end of May and I still haven’t received the rest of my payment. I am not the only one.
I am in South Africa and was forced to move from full time employment to independent contractor in October last year. We were advised that if we didn’t make the switch management would find a way to get rid of us, this was only ever said verbally so I have no proof to show that I was forced to resign as full time employee. We were assured that it was also only temporary while the company was being registered in Switzerland instead of South Africa to ensure our payments wont get stuck in escrow.
Unfortunately through this I lost my benefits of a 3 month salary payout on termination to only 1 month payout, but as they still haven’t paid in full I would like to know what my next steps would be. I have a copy of the letter informing me of my termination and the date by which they promised to pay me.
Any advice would be welcome.

We were assured that it was also only temporary while the company was being registered in Switzerland instead of South Africa to ensure our payments wont get stuck in escrow.
Unfortunately through this I lost my benefits of a 3 month salary payout on termination to only 1 month payout, but as they still haven’t paid in full I would like to know what my next steps would be. I have a copy of the letter informing me of my termination and the date by which they promised to pay me.
Any advice would be welcome.

Popheads recently reached the 2 million subscriber milestone, thanks to your continued participation and support!
We wanted to celebrate, and tried to think of fun things that we could do as a subreddit. A well loved Popheads activity has always been our yearly Top 100 lists, where the community comes together to vote to create a list of our favorite 100 songs of the past year. The list reveal is always fun and one of my personal favorite days of the year, and these lists honestly provide a great representation of our community - a snapshot of our own personal taste, if you will.
Therefore, for this subscriber milestone, we will be doing another Popheads Top 100…but this time, of a throwback year: 2014!!!
2014 was chosen for two reasons: one, the obvious, is that this year is the tenth anniversary of that year. The second is that the annual Popheads Top 100 actually started with the year 2015, so 2014 is the most recent year without “coverage”, so to speak. (If this is a success, we would love to repeat this for other years - 2013, 2012, even earlier!)
Without further ado, the rules for participation are below.
Like with our normal years, you can also vote in the entirely non-official just-for-fun survey: “What song would you remove a vote from?” You can fill that in optionally here even if you don’t submit an official ballot.
We can be DM'ed here at this account, or at our personal Discord or Reddit accounts (@ bigbigbee a.k.a bigbigbee ; @ trailblazer_l a.k.a prettybirbkotori ; @ haobinist a.k.a MoonlightByWindow ; @ haobinfan a.k.a runaway1312 ).

An artist will never have more than 3 songs on the list. Even if after the initial vote an artist manages to have 6 songs numerically in the Top 100, only the top 3 of those will be added. This is an editorial decision, based on the fact that it seems more popular to feature as many different artists as possible and showcase the breadth of the sub's music taste rather than dedicate huge chunks of the list to one artist, or one album (sorry 1989 fans!).
It is inevitable that many songs will get the same number of votes. Songs with the same number of votes will appear alphabetically in the list, but we will make the number of votes that every song received public. There may be some weird stuff happening if the list doesn’t end up being exactly 100 songs long, in which case there may be some discretional tie-breaks.
We'll be writing the Top 15 to keep it under wraps. The remaining 85 songs will be given to other guest writers! If you feel like you’re a good writer and you’re interested, just mention it when you send in your list (we will assume that you're interested in writing for one of the tracks that you submitted in your votes).

How To Participate

I. How To Send In Your Song Votes
Make a list of your favorite songs released in 2014 (January 1st 2014 - December 31st 2014). This list should have a minimum of 10 songs and a maximum of 25 songs. Please see II. Song Eligibility for more details on what you can and can't submit.- Do not submit more than 3 songs from any one main artist. Songs where those artists are features do not count towards this 3-song limit on your list.†
- The list does not have to be ordered/ranked. We are not weighting your votes, just tallying.
- PM your lists to our shared account u/Popheads100Throwback by June 16th, 11:59PM EST (03:59AM GMT).
- Songs should be listed in Artist - Song format with features listed with (feat. ____) after the song title. Try to stylize and capitalize artist and song names as closely to the official listing as you can (for example, Beyoncé should have the accent). The fewer discrepancies, the easier it is for us to sort the list later, so it's very much appreciated.
- You can change your list at any time! Just message us and tell us what you want changed.

And here's a few more important guidelines.
- Your songs do not have to be singles. Of course, if you're trying to get a certain song on the list, singles tend to get more votes than random album tracks.
- Your songs do not have to be 'pop' songs, nor do vocal songs have to be in English. Songs from any genre, and international songs, are all welcome. After all, no “best of 2014” list can be complete without Orange Caramel’s Catellena...
- We are not encouraging tactical or strategic voting, but we are not exactly discouraging it either. Obviously, some songs are more likely to make the list than others, and you should keep that in mind when making your list (whether that means you choose to stick to the big hits, or champion some lesser-known songs instead).
II. Song Eligibility
Your song must have been first officially available between the dates of January 1st 2014 and December 31st 2014. What does 'first officially available' mean? In essence, legally available to stream (Spotify, Apple Music, YouTube, etc.) or buy online.- If a single was released after January 1st 2014, but was first officially available on a parent album before that date, it is not eligible.
- Similarly, a song on an album released after January 1st 2014 is not eligible if it was released as a pre-album single prior to that date. Sadly, this means Azealia Banks’ 212 is therefore ineligible (probably for the best, we all know it would have won…).
- Official remixes are eligible for the list regardless of the original song's release date, provided that the remix was released between the same dates of January 1st 2014 and December 31st 2014.

III. How We Will Make The Final Top 100 List

We're currently expanding our services to states that have increasingly restrictive anti-trans bills and we identified Ohio as one of those states. We're looking to find gender-affirming providers in the state to support us in our efforts to provide these services. Upon doing research, I came across your practice, and it sounds like you could be a good fit for the program. If you'd be interested in becoming a therapy partner, I'd love to chat more with you about it.
As a side note, we are aware of the need for parental consent for minors to receive mental health care associated with their gender identity and would work with you to ensure we are following the laws and regulations the state requires. While that isn't usually how our program operates, we're doing the best we can to reach folks who need support without putting therapists and our organization at risk. Additionally, if you don't serve folks under 18 that's absolutely okay - we need therapists who'll work with 18-24 year olds too! I hope to hear from you soon!

Bonjouhi, my girlfriend and I are in the early stages of planning a winter trip to Quebec for a week. We were looking to spend a night in Montreal, a couple nights in a cabin for some snowshoeing and skiing, and a couple nights in Quebec City for the winter carnival.
This itinerary will necessitate driving, which will necessitate winter tires. I haven’t been to QC in winter in almost a decade, and from what I remember it literally never stopped snowing. I have a friend from the province and she also told me that it is a legal requirement to drive with winter tires during winter in the province.
We live in Massachusetts where winter is not so big a deal. My car doesn’t even have AWD, I’m not sure I could justify purchasing a set of snow tires for it. My idea was to drive up to Sherbrooke and rent a car there for the week. I read that rental car places put winter tires on all their vehicles in Quebec and just charge a small extra daily fee in the winter.
I was wondering if anyone has more experience with Quebec winter road trips, and could advise if this seems like a reasonable plan? Or maybe there are other options I’m not thinking of, or maybe I’m getting myself over my head? Please let me know, thanks in advance!

- Where are most of your clan members located (country/time zones): We are a mixed group US EST, MST, PST, we also regularly play with players from the UK and Canada as well.
- When do you usually play (include times and time zone): Most of us play after about 4-5:00PM MST on weekdays as we have day jobs, however on weekends we are usually a lot more active.
- Tell us more about your clan (ex: how many members, requirements to join if any, focus on PvE/PvP/both, why should people join your clan, how do you communicate/organize events): We are a smaller group around 6-7 active players at the moment as we've lost a couple of members to attrition, we are interested in players with any level of skill . We are ideally looking to bring in as many as we can prior to the release of the Final Shape. We have a solid group of players that regularly play through and enjoy endgame content, however we also love teaching raids, dungeons, and everything else! Most of our members don't primarily play PVP and much prefer PVE, however we will do bannetrials, etc. if there are good rewards and/or someone needs help with something. A few things that we do require below:
- Some level of maturity. We don't have any age requirements, my Son and Daughter both play and are 16 and 18 respectively, my son has been playing with me since he was 7 , however if you do join we do ask that you maintain some level of decency and maturity while playing with the group. We are mostly adults with day jobs and lives our own and play destiny as a means of relaxing and having fun. None of us want or will tolerate drama of any kind. We do use profanity occasionally, so be advised if that is something that you are not comfortable with. We do not tolerate racism, sexism, homophobia or bigotry of any kind and any of these will result in an immediate and permanent ban.
- In order to be invited, you MUST be active in our discord. This does not mean that you have to make a required amount of posts or anything, however you MUST have a mic. and be willing to join in the occasional raid, dungeon, seasonal activity, etc. and be willing to communicate via mic. Don't be socially anxious, we're all really nice and as "normal" as they come, promise! We also love helping and teaching newer players.
- As stated above, we understand completely that family and life obligations will always come first. We only ask that if you will be absent for an extended period of time, just communicate with an admin and/or the main chat and let everyone know you'll be back.

I’ve been craving a good enemies to lovers roleplay for awhile now and what’s a better enemies to lovers roleplay than something revolving around the mafia?
Plot idea #1: Your character has recently taken over the family business. My character is a college student on a study abroad trip that happens to see something they weren’t supposed to. Y/C’s men that were handling the deal take her back to the main ‘headquarters’ and keep her locked up, leaving Y/C to deal with her.
Plot idea #2: Your character is in a small gang that is tasked with kidnapping the naive daughter of a mob boss that stole money from another. Basic idea, can be fleshed out more together.
Plot idea #3: your character would be a police officer that’s gone undercover with some small local gangs to bust a couple of drug dealers and whatnot. Having done such a great job there, he is offered a bigger mission and if he takes it, when he returns to his actual station, he will get a bigger raise, new car, K-9 unit, some sort of special thing that he’s been working towards. This bigger mission would be infiltrating a bigger mafia family that seems to be running all these smaller ones. Thanks to some forged documents, lies spread around, and some of the actual dirty work he has done over the last six months, the head of the family invites him to a nightclub to chat. The chat leads to the offering of a position within the family, a personal bodyguard for the mob bosses daughter after the situation that happened with her last one. It’s his first break through and they’re welcoming him with open arms. Does he accept?
