A proposed tax on high-value real estate transactions to pay for affordable housing would add an estimated 3,210 affordable homes in Massachusetts over five years, according to the governor’s administration – a drop in the bucket of the state’s 200,000 housing unit shortage.
Despite only adding about 1.6% of the units needed to chip away at housing demand, the policy may be causing a delay in one of the biggest bills lawmakers are poised to tackle this session, which includes other proposed policies and capital funds that may do more for the state’s housing shortage.
Healey’s $4.1 billion housing bond bill – which she is marketing as the largest-ever state investment in housing in Massachusetts – includes the tax policy change in an outside section that would clear the way for additional local levies on property sales without any additional approval needed from Beacon Hill.
Under the proposed local option, any city, town or regional affordable housing commission can adopt a real estate transfer fee between 0.5% and 2% on the portions of a sale above a certain amount with a vote of their local legislative body. The threshold would be either $1 million or the median single-family home sales price for the county, whichever is greater. Revenue from the transfer tax would fund local affordable housing efforts and the preservation of existing public housing stock.
The administration’s estimate that this policy could generate 3,210 affordable housing units over five years is based on an assumption that 50% of Massachusetts’ cities and towns would adopt a 1% tax, then put that money toward subsidizing housing at about $350,000 per unit.
Based on fiscal 2022 transactions, the Executive Office of Housing and Livable Communities found that 53 municipalities in central and western Massachusetts had zero transactions above the $1 million threshold. Another 96 municipalities would have raised less than $100,000 in FY22 for each 1% levied.
Eighty-four communities could have raised over $1 million in fiscal year 2022 with a transfer tax, including a dozen between $5 million and $10 million. Revere and Somerville could have raised $10 million to $12 million, Cambridge $28 million and Boston $70 million for affordable housing with a 1% levy.
At least 11 cities and towns – Boston, Somerville, Cambridge, Arlington, Amherst, Chatham, Concord, Nantucket, Provincetown, Truro and Wellfleet – have sent the Legislature home rule petitions seeking permission to launch real estate transfer fees. Supporters say the measure is desperately needed to help more people to be able to afford to live and work in those communities.
Another policy included in Healey’s housing bill to authorize accessory dwelling units, or ADUs, by right in single-family zoning districts, would produce more than three times the amount of units across the state, compared to the transfer tax.
Supporters say ADUs, which are smaller buildings or apartments on the same property as a single-family home, offer additional housing for larger families with adult children or older parents, but they can be difficult to get permitted in some communities.
Officials said that based on adoption rates in New Hampshire and California, the permitting reform could lead to production of as many as 10,000 units in Massachusetts in five years. The bill includes other policies meant to spur housing production – including setting a new simple majority voting threshold for inclusionary zoning ordinances and creating a streamlined process for dispensing state land toward housing purposes – as well as unlocking over $4 billion to support production, preservation and rehabilitation of more than 65,000 homes, according to Healey’s office.
Still, House Speaker Ron Mariano indicated last week the controversial real estate transfer tax has slowed down deliberations on the bill that Healey filed over seven months ago.
Mariano said the transfer tax is “not as popular as I thought it might be” within his chamber.
“I’ve been listening to a lot of members. A lot of comments about the taxation issue, around the transfer tax. And so it’s slowed me down a lot,” the speaker told reporters last week. “I’m gonna have to really weigh the measure of where that would, what would happen in the chamber if we brought that up.”
The News Service asked Lt. Gov. Kim Driscoll for a reaction to the speaker’s comments about the transfer tax as she left the Mass Union of Public Housing Tenants lobby day on Monday morning.
“I mean, we really support the affordable homes bill, all of the policy provisions that are in it, and we look forward to working with leadership and frankly everybody in the delegation to try and get it over the goal line,” she responded.
Asked how she would pitch the transfer tax to representatives who may not be on board, Driscoll noted that the policy is local-option, so cities and towns would not be forced to enact the new tax.
“We think it’s a real tool for local communities who want to be able to invest in affordable housing within their boundaries,” she said. “Having these resources is critical to that, and we frankly really appreciate the flexibility that communities will have to choose to accept this transfer fee. It will be a local option for cities and towns.”
Housing and Livable Communities Secretary Ed Augustus emphasized that revenue generated from the transfer fee could also be used to preserve existing housing.
“We think it’s an important tool, and today we’re talking to public housing tenants,” Augustus said in an interview after the Monday morning Mass Union of Public Housing Tenants event. “We specifically said in the legislation that communities that decided to opt into a transfer fee would spend it on affordable housing creation, preservation or public housing. And we see in some communities that there are great partnerships with their local public housing, and they make capital investments ... So we think it can also be a way to preserve and improve the public housing stock in communities through the transfer fee.”
Senate President Karen Spilka sidestepped a question this weekend over whether she supports a local option transfer tax. Spilka, asked in a television interview whether she supports Healey’s pitch to allow municipalities to impose the real estate transfer fee, said her chamber is “still debating it.”
“The housing bill hasn’t even come to the Senate yet. The House is doing it first,” Spilka said on WCVB’s “On The Record,” which aired Sunday. “We are working on some pieces, but I think that we need to look at whatever we do with the eye of ensuring that we continue to build housing in every corner of the state and make it more affordable for residents.”
Spilka, asked by OTR host Sharman Sacchetti whether the $1 million threshold for the transfer tax proposal was “set too low” considering the volume of Massachusetts homes that are worth more than that amount, did not directly answer.
“That will be a big discussion and debate among the senators, so I’m waiting to hear from the Senate,” Spilka said. “We haven’t had that debate and discussion yet, so we’ll see.”

Parents at our kids' primary school have an unspoken tradition of going on an annual camping trip together. This is usually to a federal or state park. These aren't school sponsored events or run by the PTA or anything, its just a bunch of families getting together and going camping - someone takes initiative, makes a reservation, does what they can to get people to commit and share costs, and goes.
Well, enter us, a new family transferring into the school. We heard about the facebook group that was created for this (and similar grade-level events) and joined up. Someone posted about going on a camping trip, and we signed up. The sign-up was just an excel spreadsheet you put your name and contact info etc on, and someone had posted a link to it. We liked the idea of folks trying to build community and get everyone involved hanging out etc.
Flash forward to a month before the trip and the organizer starts calling on folks to pay for a share of the reservation and confirm their intention to come. Great, no problem, we confirm our details and send payment. A few days later, they send an email which includes everyone's contact info, camp site assignments and an FAQ. The campsite assignments seem a touch overbearing to me but I figure "whatever, some people like to be hyper-organized and this person is taking the initiative to plan and organize the trip" and I let it go.
But I'm taken aback when I read the FAQ. One of the FAQs includes a set of "rules" it seems. Specifically they state there are no alcohol, no drugs, no guns, and no pets. This really surprises me. The park we are going to already has rules about no drugs and no guns. And furthermore this is an event with a bunch of kids, so I would think no drugs or guns is kinda given.
But I'm really flabbergasted by the no alcohol and no pets thing. Like, why are these all in same category? And who boards their dog up so the family can go camping? Surely they don't mean I can't have a beer or wine with my dinner?
I emailed the coordinator person back privately and asked them to clarify. Surely enough that is what they mean: the campsite is to be completely dry and they expect families to leave their dogs and cats with their extended families. And to make it worse, since they have already started collecting payments and we've already confirmed, they are in no way willing to refund us or anyone else who cancels because of this. They stated that this is a "tradition" and "they want to make it as inclusive as possible" and that the "other classes have the same rules and I should have asked about them before committing". Personally I fail to see how arbitrary rules makes something like this more inclusive?
I also feel like this other person is a complete asshole for trying to have "rules" at all, its not their place!

Zonia Project Update
Going forward the Company will be focusing its efforts on the Zonia Project ("Zonia") as our flagship asset, with the aim of working to advance Zonia to a bankable feasibility study and then proceeding into construction and production.
Given the current global copper supply deficit, management's belief is that the short-term solution to the copper supply crisis will come from smaller more efficient copper operations, which are cheaper to build and have less environmental impacts. Recent events in the sector have shown that major mining companies are hesitating to take on very large-scale, high capital intensity projects by looking for partners to share the risk and costs, or by targeting smaller assets and innovative or conventional leaching technologies.
Zonia fits into these new copper market dynamics perfectly offering a viable smaller scale and lower cost operation that can be permitted and constructed in half the time required on average to develop new larger concentrate mines. Being a past producer, Zonia's mineralization is pre-stripped resulting in a 1:1 strip ratio for our new operations, and it has power and water on site.
We recently announced the formation of a Technical Advisory Committee that will play a lead role in the proposed development and construction of the Zonia mining operation. Derek White and Joe Philips have joined us as advisors at World Copper. Derek is an industry leader in the copper sector having developed and built several copper mines. As the former CEO of KGHM International he built the Sierra Gorda mine in Chile and the Carlota mine in Arizona. Most recently he completed construction of the Premier Gold mine in BC. He is a consummate mine builder. Derek will guide the World Copper team in taking Zonia down the path to production. Joe Philips brings a wealth of mine building experience having lead construction on 14 mining operations in 11 different counties. His upgrading and expansion of the SX-EW plant for Tres Valles in Chile will be of particular importance to our Zonia development process.
Our seasoned team are looking to put the asset into production within 3 to 5 years and at a quarter of the costs of conventional concentrate operations. Zonia is uniquely positioned with a strategic location in Arizona allowing it to supply the domestic US refined copper market, which is currently in dire need for US-manufactured cathodes, Zonia has the potential to become a net-zero facility benefiting from low energy consumption, favorable energy mix and emission compensation returns.
World Copper has adopted a two-phase plan to move the Zonia project down the production track. Phase one would target only the portion of the project located on private land. Phase two will target copper mineralization located on non-private land so that it could be permitted for future inclusion into the anticipated mine plan. To satisfy the parameters of a bankable feasibility study Phase one will move to convert a major portion of the inferred resources in from the PEA to indicated resources. This will most likely entail an infill drilling campaign. Other Phase one programs will include environmental studies, land and water use permits, metallurgical studies, mine planning, engineering, financing modelling and construction planning.
Phase two programs will comprise primarily of permitting the BLM land (non-private) that surrounds the Zonia private land, environmental studies, and some exploration drilling. Our BLM lands are 3 times the size of our private land package and have the potential to increase our copper resource exponentially. These phase two programs will be initiated in parallel with the phase one activity as the timeline to receiving exploration and mining permits for these areas are longer.
Zonia's historical preliminary economic assessment (PEA) in 2018 concluded that the economics of the project are excellent and gives World Copper the assurance to advance the project through feasibility. The historical PEA outlines an open-pit, copper-oxide heap leach project with a 9-year mine life and favourable economics. The base case uses a $2.00/lb designed pit shell with a grade cutoff of 0.17% total copper. The PEA was prepared by Global Resource Engineering Ltd. ("GRE") of Denver, Colorado, in accordance with the Canadian Securities Administrators (CSA) NI 43-101. GRE reported on the scoping-level capital and operating costs, and project economics associated with the potential development of the Zonia copper oxide project. The full report entitled "Preliminary Economic Assessment, NI 43-101 Technical Report Zonia Copper Project Yavapai County, Arizona, USA" with an Effective Date of March 22, 2018, and an Issue Date of April 17, 2018, is available on SEDAR+ or can be downloaded using this link.
The preliminary economic assessment is preliminary in nature and includes inferred mineral resources that are considered too speculative geologically to have the economic considerations applied to them that would enable them to be categorized as mineral reserves; there is no certainty that the preliminary economic assessment will be realized.
The updated mineral resource estimate for Zonia (see news release dated February 23, 2023), includes 75.7 million short tons grading 0.30% total-copper (Indicated Resources) containing 450.5 million pounds of copper and 122.0 million short tons grading 0.24% total-copper (Inferred Resources) containing 575.4 million pounds of copper, which is a significant expansion of the historical resource estimate.
Further information on Zonia's updated resource estimated can be found in the technical report entitled "National Instrument 43-101 Technical Report: Updated Mineral Resource Estimate for the Zonia Copper Project Yavapai County, Arizona USA" dated December 20, 2022 and dated effective September 1, 2022. Mineral Resources are not Mineral Reserves and do not have demonstrated economic viability. Inferred Mineral Resources are that part of the Mineral Resource for which quantity and grade, or quality, are estimated based on limited geologic evidence and sampling, which is sufficient to imply but not verify grade or quality continuity. Inferred Mineral Resources may not be converted to Mineral Reserves. It is reasonably expected, though not guaranteed, that the majority of Inferred Mineral Resources could be upgraded to Indicated Mineral Resources with continued exploration.
The Company is also currently reviewing additional assets in the United States. The United States has declared copper a critical metal, and it is a consistently mining friendly jurisdiction. 4 US states were listed in the top 10 most attractive jurisdictions globally by Fraser Institute (that included Arizona with rank #7). Both the Department of Energy and the Department of defence have created funding programs for copper and other critical metals. By shifting focus to US copper markets World Copper will have a new captive and supportive potential pool of interest.
Escalones Project Update
Escalones remains the largest undeveloped copper oxide deposit in Chile and is one of the most desirable copper projects in the sector. Further drilling at Escalones is needed in order to advance the project, and this drilling will also assist in de-risking Escalones. The Company is currently in discussions with the Chilean authorities for drilling permits and to better understand the next steps in formalizing the directives under the new sanctuary of nature established by presidential decree (see news release dated January 23, 2024).
Loan Extension
The Company has also, subject to TSX Venture Exchange ("TSXV") acceptance, entered into a loan extension agreement (the "Extension Agreement") made as of May 18, 2024 with E.L. II Properties Trust (the "Lender") for loans assumed by World Copper in connection with the merger with Cardero Resource Corp. by plan of arrangement in January 2022 in the aggregate amount of CAD $1,958,019.88 (based on a CAD - USD exchange rate of 1.3570 as of February 29, 2024) (the "Loans"). Pursuant to the Extension Agreement, the Loans will bear interest at a rate of 8% per annum compounded quarterly, and the due dates for the Loans will be extended by two years.
The Company has agreed to issue the Lender in aggregate 6,419,737 non-transferable bonus common share purchase warrants (each, a "Bonus Warrant"), each exercisable to purchase one common share of the Company at an exercise price of CAD $0.305 per share for a period of two years, subject to acceptance by the TSXV. All securities issued pursuant to the Loans will be subject to a hold period of four months and one day in Canada from the date of issuance.
As the Lender is a trust owned and controlled by Robert Kopple, who is a director of the Company, the transaction constitutes a related party transaction pursuant to Multilateral Instrument 61 101 - Protection of Minority Security Holders in Special Transactions ("MI 61-101"). The Company is relying on Sections 5.5(a) and 5.7(1)(a) of MI 61-101 for an exemption from the formal valuation and minority shareholder approval requirements, respectively, of MI 61-101, as, at the time the Extension Agreement was entered into by the Company with the Lender, neither the fair market value of the subject matter of, nor the fair market value of the transaction exceeded 25% of the Company's market capitalization.
Strategic Marketing Agreement
The Company also announces that, subject to TSX Venture Exchange acceptance, it has entered into an consulting agreement with Upcountry Strategy Ltd. ("Upcountry") of Cobble Hill, BC, whereby Upcountry will provide advice to the Company's board of directors and senior management on public company administration, the development and implementation of a marketing strategy for the Company and the review of potential strategic opportunities. The term of the agreement with Upcountry is for six months, effective May 2, 2024, and may be terminated at any time, by either party, with 30 days written notice. Upcountry will receive a consulting fee of USD$600,000 to be paid over 90 days. As of the date hereof, to the Company's knowledge, Upcountry (including its directors and officers) does not own any securities of the Company and has an arm's length relationship with the Company.

Good morning sisters and brothers, fellow Saints of our aspirational Zion. I was asked to speak and allowed to decide what the topic would be. After a lot of consideration I felt inspired to speak about being Actively Engaged in a Good Cause and how that relates to the full name of the church.
I was glad when President Nelson decided to put more emphasis on the full name of the church. Not that I mind using the term Mormon, but because I do find the full name of the church to be significant. When the church was organized in 1830 it was called the Church of Christ. In 1834 the members voted to change the name of the church to the Church of the Latter-day Saints. Then in 1838 Joseph had a revelation for the name to be The Church of Jesus Christ of Latter-day Saints. While this effectively combined the two previous names, it also highlights something that I think most people overlook. Namely that the church is not only Jesus’s church, but that the church also belongs to us, the Latter-day Saints. We too have ownership of the church. While this may sound strange at first, it actually also fits very well with another concept that Joseph Smith taught: Theodemocracy.
Joseph spoke of this most actively the year before his death when running for President of the United States and when the Council of Fifty was created. The idea also holds in it that while God is in charge, we also have ownership and must have a say, actively vote, propose new ideas, and generally be actively engaged in moving things forward. It is not a theocracy with a fake voting system attached like that of North Korea. However, we have largely seen our own tradition move from one in which we do things by common consent including adding to our canon or as in 1834 voting to change the name of the church, towards something much more akin to voting in North Korea. This has coincided with other shifts in which we have taken less and less ownership of our church and as a result failed to properly sustain and support our leaders.
It is unfair to our leaders for us to sit back and wait for them to do frankly most of the heavy lifting when it comes to the running and functioning of our church, stake, and ward. In the past when I’ve been in callings that required me to be overseeing the assignments of home teaching or really any other church assignments, my experience has been that occasionally some inspiration will strike for some of the assignments, but that for the majority, I felt like I was left to figure out myself what assignments seemed to make the most sense. I know that many leaders that I have spoken to on this topic have also had such experiences. When we as members speak with our leaders, share information with them, it makes it much easier to make the best decisions. Without that feedback much more is left to guesswork.
We need to support and sustain our leaders, but this becomes difficult or challenging if we bring some assumptions to the table when considering how we do this. A major one as I see it is when we put too much trust in the arm of the flesh and grant our leaders infallibility or the lesser but largely equivalent functional infallibility.
As the saying goes: “Catholics say that the Pope is infallible, but none of them believe it. Mormons say that the Prophet is fallible, but none of them believe it.” Brigham Young recognized the potential for harm in this setting and said:
"I am fearful [the Saints will] settle down in a state of blind self-security, trusting their eternal destiny in the hands of their leaders with a reckless confidence that in itself would thwart the purposes of God in their salvation, and weaken the influence they could give to their leaders, did they know for themselves, by the revelations of Jesus, that they are led in the right way.” – Brigham Young 1862 General Conference (quoted in General Conference of the church in 1963 and in 1989)
And this one is also important:
"And none are required to tamely and blindly submit to a man because he has a portion of the priesthood. We have heard men who hold the priesthood remark, that they would do anything they were told to do by those who presided over them, if they knew it was wrong; but such obedience as this is worse than folly to us; it is slavery in the extreme; and the man who would thus willingly degrade himself should not claim a rank among intelligent beings, until he turns from his folly. A man of God… would despise the idea. Others, in the extreme exercise of their almighty authority have taught that such obedience was necessary, and that no matter what the saints were told to do by their presidents, they should do it without asking any questions. When Elders of Israel will so far indulge in these extreme notions of obedience as to teach them to the people, it is generally because they have it in their minds to do wrong themselves.” – Millennial Star, vol.14 #38, pp. 593-95
Yet does this functionally happen in the church? Do we follow this council to find out for ourselves instead of simply assuming everything from our leaders is divine? Apostle Charles W. Penrose, who would later serve as counselor to President Smith, declared:
"President Wilford Woodruff is a man of wisdom and experience, and we respect him, but we do not believe his personal views or utterances are revelations from God; and when ‘Thus saith the Lord’, comes from him, the saints investigate it: they do not shut their eyes and take it down like a pill.” – Millennial Star 54:191
Do we do this? When the prophet says “Thus saith the Lord” do we take the time to investigate it? Do we remember President Kimball’s reaction to Elder Benson’s talk on the “14 fundamentals of following the prophet”?
"Spencer felt concern about the talk, wanting to protect the Church against being misunderstood as espousing ultraconservative politics or an unthinking “follow the leader” mentality. The First Presidency again called Elder Benson in to discuss what he had said and asked him to make explanation to the full Quorum of the Twelve and other General Authorities… A First Presidency spokesman Don LeFevre reiterated to the press the day after the speech that it is “simply not true” that the Church President’s “word is law on all issues—including politics.” – Lengthen Your Stride – Working Draft, by Edward Kimball
I’ve had the opportunity to know some great Mormons who do take this approach, but I’ve also known many who treat quotes from church leaders like downloaded messages from God (no human filters involved).
If we can believe that God is capable of inspiring our leaders, surely we can believe God is capable of letting us know when they’re wrong. If instead we assume that their judgment is always superior to our own, perhaps we’re helping to put up a massive iron gate.
"How often has the Holy Spirit tried to tell us something we needed to know but couldn’t get past the massive iron gate of what we thought we already knew?" – Dieter Uchtdorf 2012 Worldwide Leadership Training
Moses once opined “Would that all the Lord's people were prophets, that the Lord would put his Spirit on them!” We have all been confirmed members of the church and in that confirmation told to receive the Holy Ghost. It is easy to forget that when the spirit tells us something, that is a member of the Godhead speaking to us. If we can believe that God can give guidance to our leaders surely we can also believe God can give us guidance.
Another important and often overlooked point is the context to this oft quoted verse:
"We have learned by sad experience that it is the nature and disposition of almost all men, as soon as they get a little authority, as they suppose, they will immediately begin to exercise unrighteous dominion." -D&C 121:39
This statement wasn’t given in a vacuum. It is in the middle of a long discussion of priesthood and priesthood authority. This is talking specifically about priesthood leaders. When we read that “many are called but few are chosen,” we’re reading that many priesthood leaders abuse their power and only few truly honor it. The saints in Joseph’s day understood this. I think we’ve sanitized it over the years to make it seem like an aside, an intermission on the discussion of priesthood. This statement is as true now as ever. This verse, with its proper context, needs to be a lesson for us as members. We need to sustain and support our leaders. This doesn’t mean following them blindly. This doesn’t mean we must become “yes-men” to them. This does mean pray for them to be chosen instead of just called. This does mean to influence our leaders to do God’s will. Remember, one of Brigham’s concerns about us acting as if all our leaders decisions were divine is that it will “weaken the influence [we] could give to [our] leaders.”
What questions our church leaders will take to the Lord are impacted by our own openness to those things. In 1977 President Kimball expressed concern that if the Race-ban on priesthood was removed that there would be pushback from members in the American South and from some in the Quorum of the Twelve Apostles. When President Hinckley was asked in an interview about the Gender-ban on priesthood his response was that “there’s no agitation for it.” Until we better engage in our own history and understand how we got to where we are now it will be very difficult if not impossible for us as members to be prepared for the removal of the current gender-ban on priesthood.
Sometimes we might justify our own spiritual laziness by saying that while our leaders are fallible that God will never let them lead us astray, granting them a sort of functional infallibility. Nevermind that this was first said when my 3rd-great-grandpa President Woodruff was trying to convince members not to leave over the Manifesto. Nevermind that it means that we’re denying our leaders their agency by assuming that God removes their ability to make mistakes in their callings. Maybe some make such a statement more nuanced. Maybe they think that our leaders can make mistakes, but they won’t be majosignificant mistakes. Well, what is and isn’t significant depends a lot on who you are and how you’re being affected by it. I’m thinking that the women and children who were slaughtered in prophet-sanctioned genocide in the Bible considered that a significant mistake. I’m thinking that the thousands denied temple blessings their entire lives because of the color of their skin might consider that significant.
Let’s just recognize that few are chosen and that we need to give our leaders constructive/interactive support. We place a lot of responsibility on our leaders and they are very likely to make mistakes. Because they are human and doing their best, but as humans we all err from time to time. Recognizing the mistakes of our leaders is essential to giving them true support; it is vital to sustaining them. I would hope that we would avoid enabling or cheerleading bad decisions that friends or family are about to make. Pointing out why a decision will be or was problematic is what we expect of people who we truly love and support us, because it helps us to avoid pain and pitfalls and enables us to be our best.
Here’s a story from our little section of Salt Lake City in which members recognized the potential for mistakes and took ownership of our church. On August 23rd, 1896 Stake President Angus M. Cannon proposed a man to be the bishop of a new ward which was to be divided from the Sugar House Ward. The congregation voted against the proposed new bishop. President Angus M. Cannon then purportedly shouted "Sit down! and shut your mouths, you have no right to speak!" When Cannon engaged in a shouting match with the dissenting congregation, a ward member and policeman threatened to arrest the stake president for disturbing the peace. President Cannon more calmly repeated his attempt but was voted down "again several times." The Secretary of the First Council of the Seventy was in attendance and wrote in his journal: "I have been taught that the appointing power comes from the priesthood and the sustaining power from the people and that they have the right of sustaining or not sustaining appointees.
When it comes to being actively engaged in church endeavors our neighborhood and the general Sugar House area has done a lot. The "stake missionary program" began in the Granite Stake under President Frank Taylor in the early 1900s. It was an idea presented to President Taylor who then prayerfully considered trying it out as a stake. It proved successful and was later picked up by the General Authorities who made it a church-wide program.
The seminary program was also started in our stake after Joseph Merrill (a newly called member of the Granite Stake Presidency) felt inspired to start it and worked out agreements with the school board and got it going at the very new (at the time) Granite High School.
Also, in 1909 the Granite Stake started a monthly family home evening program. After counseling with many sisters and brothers in the stake, the Stake Presidency asked each family to spend Tuesday evening home together. All of these were local things which were eventually picked up and run at the church-wide level. We have a history in our area of being anxiously engaged and pioneering with new ideas.
While those are all instances of members, wards, and stakes starting programs for good causes in our area of Salt Lake City, they are just a few examples of Saints starting inspired efforts which were eventually accepted and promoted by the top church leaders. The relief society started when women in Nauvoo came together to do some good. The Primary program, Sunday school, Mutual Improvement Association, welfare/farming, organized genealogy efforts, and Young Adult programs all also started as members and local leaders were anxiously engaged and thereby gave influence to the top church leaders.
So as we consider how we can more actively engage in the church and look at what we can do now that would help to further the kingdom of God, I’d like to share a few things that have been on my mind which I feel would be steps which we can do now and which doesn’t require any new doctrines, revelations, or organizational adjustments from our leadership.
  1. Give leaders their agency and remove the false idol of functional infallibility
I’ve already said a lot about this. The only thing I’ll add is to encourage everyone to read and learn about our history. The church history department has been putting out a lot of new, well-researched material, and there is a very high chance that it will be different than how you learned about things over the last several decades. Interestingly, most historically thorny topics become vastly easier to deal with when we stop denying leaders agency and ability to get things wrong.
  1. Stop turning into a time capsule of the 1950s
This is really a small thing, but sometimes small things can have an outsized impact. Assuming someone comes into church for the first time, they will likely be a little weirded out because in dress and culture they walked into a time capsule of the 1950s. The Amish did this with mid-1800s, some Mennonites have as well. FLDS have with when they split in the 1930s/40s. These groups that have followed this pattern of freezing time and culture because they have been integrated into their religious practice are generally ones that are not really growing and have little-to-no impact or relevance in society. If we want to do the most good and build the most bridges, it is easier to do if we don’t continue falling into this pattern. Any efforts on our part to make our meetings look like a place that people in the public could come into and not feel out of place are steps in this direction. Dresses, suits and ties aren’t part of Christ’s gospel. Missionary clothing is changing for similar reasons. New guidelines for missionaries include allowing sisters to wear pants and Elders to go without jackets, so surely we can extend the same to our church attendance.
  1. Always speak at church as though the audience is the general public
I have many times felt like I didn’t fit in or belong at church, and many times this has been because people speaking at church have done so with the assumption that everyone in the building must share their views on a given topic. Simply imagining that a gay couple, an ex-mormon, an investigator, some in the midst of a faith crisis, and others who live in our neighborhood are in the audience will help us to make sure that as we teach our lessons, give our talks, etc. that we will do so in the most open and welcoming way possible, which frankly is how i believe Jesus would have spoken. I truly believe that if we try to do this it will drastically improve our lessons and dialogue and help to make church a place that more people want to be. It is a change that (to borrow imagery from Jesus’s parable of the sower) will be akin to tilling and prepping the soil to improve the likelihood of allowing seeds to take root.
There are near infinite ways that we can innovate and get engaged in good causes. Awake and arise, join in the cause of Zion. The aspiration of Zion is to be of one heart and one mind and have no poor among us. I think it is worth noting that being of one mind doesn’t mean agreeing on everything. It means that we are united in love; love for God and for all persons. When this is our top priority, when we worry about how our actions impact others and whether our words and actions are conveying love, we become united. I’ve been a long-time fan of Eugene England’s essay “The church is as true as the gospel.” In it he makes the case that the church is true because it is a vehicle in which we are able to actually try to put the gospel into practice. In doing so we encounter difficulties as we interact with other fallible mortals and try to navigate our interactions in a Christ-like way. We all try and this mix of imperfect people who unite in love and service can help to bring each other and others to Christ. It is my prayer that we can find ways to engage with love, and humble ourselves like little children, to change our ways as needed to come closer to Christ. Hi there just after some potential advice and course of action.
I was working in a derelict building carrying out a building survey. I was informed both verbally and via email that all power had been cut off after the meter so none of the electrics were live.
Upon opening a 415v distribution board (which was tightly sealed so a crowbar was used) the power arced causing an explosion as such. This resulted in me attending hospital for burns to my hand. My hair, eyebrows and eyelashes were singed and I received abrasions to my eyeballs. All be it very minor injuries considering the situation!
I accessed the electrics due to the email stating there was no power and the fact that I had been verbally told and shown the power had been cut after the meters. However, no isolation certificates were issued. Where do I stand in a potential claim against the proprietors?

I need your help. I've perused extensively this Reddit as well as whatever I found on Github and on Paul's site. Yet, struggling.
I have 2 RATGDO v2.52i associated with 2 Liftmaster 8550 (Security + 2.0, battery backup). Both of them are configured as ESPHome devices and were adopted by the ESPHome dashboard. One of them figured out the rolling code counter pretty quickly, the other one is still going at it.
A few more things, you need to know.
(1) while my wifi is strong in the garage, I was never able to connect until I inserted [the following lines](https://www.reddit.com/homeassistant/comments/19d644v/ratgdo\_esphome\_wifi\_problems\_solved/) in my configuration:

  1. If the opener has a battery backup, is it sufficient to unplug and replug the opener? Shall I also remove the battery?
  2. How long does the opener learning sequence last? At which point should I unplug the opener again?
  3. My understanding is that learning a wall-mounted button (and the RATGDO) is different than learning a remote. The Learn button is for the remotes only and is not needed by the RATGDO. Am I correct?
  4. Should I ever use the Sync button found on the RATGDO webpage? When am I supposed to activate it? At the onset or whenever I lose a prior synchronization? The [web UI documentation ](https://ratgdo.github.io/esphome-ratgdo/webui\_documentation.html)states: "Manually sync the ratgdo client with the GDO. If the GDO isn't responding to commands from ratgdo, a sync should force them to be on the same rolling code counter."
  5. At which point, shall I call the board defective?

If you believe in public education, making sure our students, teachers and support staff are getting the resources and tools they need to thrive and succeed, you will make time to get to the pools, between 12pm and 9pm. As many of you know, I spent 6 years on the Board of Education, until I made the difficult decision to resign two years ago. After receiving many Facebook messages, text messages, and phone calls in the past 24 hours from friends and community members asking me who they should vote for and if they should vote yes/no to the budget, I have decided to share my thoughts publicly so I can get back to my 9-5 job for the day . As a single mom of three and a homeowner, I empathize with the sentiment of people feeling like they can no longer afford to rent or own a home in Ithaca. However, Ithaca has been becoming unaffordable for quite some time, I say this as someone who has lived in this community for 21 years. This feeling did not start with our assessment that increased this past year or the rollout of the BoE budget. Voting NO to the budget will not change your assessment, it will not “stick it” to administrators, who will get their raises along with other unionized ICSD employees as part of contractual negotiations. Voting NO will punish and hurt children, teachers and supporting staff. Teachers and support staff will have less resources and support to educate and inspire our children if we have to adopt a contingency plan. And our most vulnerable students will suffer the most. “How a society treats its most vulnerable is always the measure of its humanity” – Ghandi. In this context, how ICSD cares for and educates its most vulnerable students is an indication of how well the school district fares in educating its school community.
As we have all read about four of our schools losing “Good Standing” status with NYSED, and our Black and Brown students feeling the impact of this the most; how can we as a community in good conscious, say that we will provide our children, our future leaders with less than they deserve to overcome the many obstacles that the pandemic has created. For all the caregivers, educators, mental health workers out there, we all know - no one is okay! Some of us were not okay before we were forced into a few years of isolation, so to expect our educators to be able to reconcile the damages that the pandemic created with fewer resources is setting our educators up for the impossible. And yes, taxpayers should not have to bear the weight of this alone when we live in a town with college/university campuses. So instead of glorifying the problem, why don’t we talk about structural solutions? How many of us know Anna Kelles and Lea Webb personally, socially or professionally? Why don’t we bring in our state representatives to help us think about structural long-term solutions of state aid and university contributions? And while we are at it, invite Governor Kathy Hochul who sits on the Board of Trustees of Cornell University to this conversation; why are we not thinking strategically about those who hold power to shift this paradigm? I know this will take time, and folks are concerned with the now.
What can we do now? We can do an inventory of what ICSD offers and provides our students and staff from academics to extracurricular activities. We can ask the questions of, what is the district allocating funding for and is it effective and for whom? The district has an Evaluation Officer, we need to hear from her on what are the impacts of our initiatives, programs, and the curriculum offerings. Our teachers and support staff have unions and union leaders. We need to hear from the union leaders, not just during budget season or when chaos is amiss, but throughout the academic years so we know how best to support teachers all year long.
I will be voting yes to the budget. Yes, it is a huge increase. But guess what folks? We have 12 schools in our very small city, and we are living during a time of high inflation so the services needed to support all these 12 schools have increased. A typical classroom in our building has many adults. I bring this up because I constantly hear the comparison of salary of ICSD teachers to teachers outside the district who are making more than ICSD teachers. 9/10 times these teachers in other districts are making more money because they don’t have co-teachers, teachers assistants, teacher aides, 1:1s, etc. I am in NO way making the argument to have less support in the classroom or to eliminate positions, I am pointing out that our district has a larger supporting staff than many other districts. Teachers and supporting staff deserve a HIGHER wage without question. But this is not an ICSD only problem, this is a nationwide issue. Our country has not put anywhere near enough funding into public education that is needed. And this is not an excuse for the Board or the highly paid administration team. Now the tricky part of this post, who I am voting for. I am going to be brutally honest because that is just who I am. After attending the public forum with all seven candidates, I left with very very strong opinions of what I witnessed and heard. I plan to vote for Barry Derfel, Moira Long, and Eldred Harris. I know Barry Derfel very peripherally from sitting on the BoE, as well as when I worked for the Multicultural Resource Center, and he was supporting teachers with culturally responsive teaching as well as participating with the Talking Circles initiative. What I know of Barry, is that he is a supporter of equity and inclusion, meaning NO CHILD GETS LEFT BEHIND. Barry has been a teacher, an administrator, and is a parent – he understands the many facets of public education and how we are thriving as a district and how we are failing as a district. Two truths can stand side by side.
I was on the BoE with both Eldred and Moira during my tenure, and it was not always cordial and a walk in the park between us. But what I can say, is that in those behind the door conversations, heated debates, I rarely ever questioned their commitment to children and teachers and support staff. Moira has always championed for teachers and retirees; she understands their plight and struggles as a former teacher herself. Eldred and I both grew up in NYC (though he is my senior by maybe a couple decades) and understand the struggles of being hyper visible yet unseen, overcoming adversity, attending underfunded schools, and taught by teachers who were tasked with the impossible. I know Eldred to be someone who is going to champion for what is best for every child, someone who is going to tap into their radical imagination to think of another way forward, someone who has institutional knowledge and knows how far the district has come, and someone who is willing to ask the hard questions.
I’m going to close this long monologue by saying I believe in creating space for new voices at the table. However, some of these new voices are advocating for changes that will hurt specific populations of children, like candidates who are advocating to bring back policies such as "tracking", while research shows tracking has a disparaging outcome for students and frankly is a racist policy. I said it. There are also candidates who have flip flopped on their support of the budget, telling ITA they would vote yes and after receiving the teacher’s union endorsement telling community members, they would vote no for the budget. Misleading your constituents is never a good sign and not a good way to build community trust and engagement. If I had to vote for a fourth candidate, it would be Todd Fox. He was honest and transparent about his talents and his lack of knowledge of the processes within public education. However, he spoke with passion and authenticity when speaking about his experiences in the school district as a student, and the support he wished he had as a former ICSD student. What I hope for in a school board member, is someone is not afraid to ask the hard questions, someone who listens with compassion and empathy (even if they disagree), someone who takes the time to get to know their constituents and can be honest with themselves and their fellow board members when they are individually or collectively are missing the mark. And most importantly, someone who is is always thinking about equity, and who is at the table and who is not. Our district is in need of school board members who are looking beyond what their individual child needs and instead is looking at what all of our children need in order to receive an equitable education that allows them to more than survive but to thrive within ICSD.

I feel the best submission wrestlers for MyF at the moment are:
FW charlotte flair 84 (tier 3 space), high tech offensive stats finisher is a submission which adds to its power, couple this with a manager that adds technical submission offense (e.g Kurt) and or plates for Tech Off, also damage limbs are faster on legs for charlotte than Becky FW (84) (Becky does a grab, charlotte stomps, on a stun bar u get x3 hits for one of becky's) Asuka can be good too if you prefer a striker. Becky 84 FW has blue space. but if you can get becky you can get charlotte as both are in the same boss faction and I feel charlotte is superior because of my aforementioned points.
Males would be similar anyone with a high attributes in either power or tech off dependent on your preference matched to a finisher in that type, a good badge in space invader, coupled with a manager and badges. I didn't like the FW taker card as quick climber is wasted on him due to his slow speed and low stamina. However he is a striker (easier MFP on Legendary), has a super-finisher submission (EVEN MORE POWER), and has that space invader at level 2 blue.
PG Ruby Kurt angle has 79 on his tech offense, purple (tier 3!) space invader which will boost subs, and a 79 finisher stat which is his ankle lock, any finisher submission is boosted in its effectiveness so if you have a red limb and pull off Kurt's special you are gonna break legs.
Bret Hart Sapphire 77 (Legends) is very good with 88 tech offense, Blue (tier 2) Space invader, and 75 on finisher with that finisher being the sharp shooter!
A lot of feedback on this board states that the new Backlash Bret Hart (don't have him) even with his space invader level 1 is a great submission wrestler. I am irked that the excellence didn't get at least a blue (should be purple imo) space invader but like Kurt he has the finisher which is a submission (always boosts the submission especially if limbs are damaged) if limb is orange it will make it red too. His tech offense is 77 which is really good and can easily be boosted and his finisher being a tech sub and finisher stat being 82 tha'ts pretty much a monster and u do have, though low level, that space invader boost.
Managers :
For technical submissions the following managers boost this stat:
Gold or above B-fab (Tech, HF), any Kurt (tech, HF), Emerald Foley but he's inclined towards strikers and PH but will still boost techs at that gem level, Tyler breeze gold or above (haven't got a lower one), Trish emerald or above.
For power submissions the following managers:
Trish emerald or above (don't have lower tier), Xpac silver or above, Ted DiBiase Silver or above, MVP emerald or above, Lita silver or above.
WHAT? What's the difference between technical and power submissions? It's my belief, and I am happy to be corrected, is that technical submissions target the arms or the legs and à power submission targets a torso or head.
Example: the arm bar, figure 4, ankle lock and sharpshooter are all technical submissions. Sleeper (million Dollar dream), batista bite, Boston crab and torture rack are all power submissions.
In conclusion, submissions aren't just about one attribute being high, an effective submissionist has a combination of high attributes in desired submission offense, Space invader Badge, a signature, or better a finisher, that is a submission, complimented with a high finisher attibute. When all these come together. THEY WILL TAP OUT!
TL;DR:
Males: Kurt Angle (PG), Bret Hart (Backlash), Ken Shamrock (Showcase) are great or Undertaker (FW) with Space invader and use super finisher.
Females: Charlotte FW (84) or Becky FW (84) are top tier but Asuka is good too. Plate for tech or power offense and manage with Tech or power offense. Anyone with finisher or signature as a sub will get a boost to sub.
High sub offense either power or tech, space invader badge (higher the better), high finisher, finisher or signature that is a submission will synergise effectively.
Does anyone have any different suggestions or advice or have I overlooked someone?

I have a 60-yr old 120V bench grinder with a ‘soft start’. It has a capacitor the size of a big cell phone. I would like to vary the RPM depending on what I’m grinding. So, I picked up a cheap power controller and thought I could put it between the outlet and the grinder. However, the manufacturer of the power controller states that it is not to be used with ‘soft start’ motors. I’m assuming that this has to do with the role of the capacitor to bring power up gradually (3 seconds).
  1. Am I right to think that the grinder’s soft start is due to the capacitor between the line in and the motor?
  2. If so, can I put the A/C controller between the capacitor and motor? If so, what should I keep in mind when wiring it?
The specs on the controller are as follows:
Input voltage up to 220V Max output of 2000 watts, 25Amps. Pot is described as ‘500 k Ohm’. Provides variable output voltage between 50 & 220 V for input voltage of 220 V. Manufacturer markets it as an A/C motor controller. They claim it uses a ‘novel bi-directional high power SCR’ to keep heat low. One component on the small 1.5”x2” circuit board is labeled ‘thrystor’.
Any enlightening is welcome, assume I don’t know much about electronic circuits beyond identifying basic components and their basic uses.

What makes Bayern the greatest club in the world? First, Bayern, with its accomplishments and achievements. What makes us great is that we have balls, and we're not just talking regular balls here, no sir, we're talking industrial-grade, titanium-coated spheres of audacity! "Balls of steel," and we aren't afraid to put it on the chopping block time and time again to prove to anyone they are made out of steel. Let's look at examples where we constantly put our balls of steel on the chopping block.
Exhibit one: We fired our coach a mere days before a showdown with City in the Champions League and hired a new coach. That's how much we have balls of steel; we don't care about anything. And don't fool yourselves; that's not where our mountain of manhood ends. Not only did we hire this new coach, we rode him good and hard. After we scared Dortmund like the little bitches they are with our big ironclad balls, from clinching the Meisterschale after 10 years, we decided to fire our coach even after having the greatest season in our entire football history. And why? That's right, again because we got balls of steel. So yeah, we decided to get rid of the best coach in our history. After using him, we decided to part ways with him and get, not just get, but snatch the new coach from around the block. And why? Because we are Bayern, the baddest pimps there ever will be! And we can do anything we want. And any coach in this world wants to work with us; hell, they even cry themselves to sleep to work with us. And nobody is stupid enough to reject us. And don't fool yourselves again; that's not just how good of a badass pimp we are. Not only did we part ways with our amazing once-in-a-lifetime coach in the middle of February, we made him stay until May and work his ass off and try to clinch the Champions League and the Meisterschale after firing him. Although our great once-in-a-lifetime coach failed, we weren't even mad at him because, after all, we are Bayern, the kindest, most generous team in the world. And we don't want to hog all the titles to ourselves. After all, what is the point if we don't spread some of our fortunes to the unfortunates! We're so kind that we're even trying our damn hardest to become a mid-tier team to spare our opponents' feelings, from the all success we are having. How noble of us, right? This is how kind we are!
Another exhibit of how we keep swinging our big balls made out of steel in to the chopping block, like the greatest showmen we still are. Like I told you, we decided to part ways with our once-in-a-lifetime amazing coach in February, and we dragged our balls on the floor for anyone to hear what we are packing. Our big ironclad balls making a "clung...clung...clung..." sound each time they hit the floor as we walk with our iron balls out in the open for anyone to see. And why? Again, because we can, and plus, we wanted to entertain ourselves and to become the envy of all teams around the universe. To show them we don't settle for one coach, we are badass pimps. We juggle coaches right and left. We are not a laughing stock like them who settle for one coach for five years or 10 years. We like to live on the edge, our motto "keep them guessing." Plus, we don't do our business in private like a scared little bitch. I mean, think about it, why even bother hiding when you have big balls made out of steel? And so, now we flirted with the Leverkusen coach, and we decided the coach isn't even in our league. We decided to ignore the coach, give the coach the cold shoulder, and decided to look to other coaches. And just like the first, we teased them with the opportunity of coaching us, and just enough, when they begged and pleaded to be our coach, we kept discarding them away, turning them into a laughing stock one by one. After all, we are Bayern, and nobody is good enough for us! Here is the thing, bitch! As Einstein once said, "The basic requirement for stupidity is doing the same thing over and over again and expecting different outcomes." Let's get one thing clear: this board doesn't want to fix the main issues we have. All they want to do is just repeat the same thing over and over again and expect different outcomes. I mean, if the requirement now is getting coached by Guardiola to be a Bayern coach, then why not get Basti or Philipp Lahm? Lahm is thought to be the smartest player, higher IQ and such and such, you know. It makes me think of Ole Gunnar Solskjaer and Man United. His only downfall was his lack of coaching tactics; he floated the team because he knows the club, the identity, and its culture... Let's get one thing clear: I don't care about Vincent Jean Mpoy or want to know the fuck who Kompany is. Don't get me wrong; he could be a cool dude, but I don't want to know him at the expense of Bayern. And besides, I'm tired of hearing those lame jokes about Kane! Plus, imagine if we proposed him an offer and he said no! That would be a good old kick to the balls! Wait, now I think about it, if he said no, does that mean their search parameters increase to random people who watched Guardiola on the pitch?! If so, interesting.
Most of you didn't find the idea of Arsene Wenger appealing; someone said big clubs didn't try to hire him, and at this point, as if we are, and I am saying this with the most sadness I can muster, and some of you even said he stepped away from coaching for a long time. Besides, weren't we considering Zizou after he stopped coaching three years ago, albeit he won the Champions League consecutively... And besides, I like to believe Arsene Wenger's poor performance in his later years was due to his constantly selling of top players and not losing his knowledge of football. Listen, I keep mentioning Arsene Wenger because I believe in my heart he could have really fixed the real problems we have at Bayern; it could have been a fairytale story of a forgotten washed-out coach gets a chance to coach a big club like Bayern again and he turns things around the club for good and so on and so on. But hey, life is not a movie; we don't get what we want in this world, and life keeps going... Even Rangnick was a good choice before he declined. In all honesty, I don't know much about Rangnick's style of play, but I knew he can scout good players. Plus, we could have gotten a Leipzig type of deal with him, him becoming a caretaker until we found a coach that would stay at the very least for five years and given us stability.
Listen, I know we don't have options at this point, and honestly, I don't care about Arsene Wenger nor Rangnick for that matter, but we could have considered coaches of their stature to fix the real issues and avoid getting a headache for the next 10 or 20 years. But instead, we are thinking about signing Vincent, the fuck who Kompany! Oh, I love my club! And by the way, if we sign Kompany, like my countrymen say, "እሰይ ይበለን።" At this point, why even bother.

I (F28) am part of a group of girls who meets to play board games and sometimes Switch games on the weekend. One of the girls (F26), who we’ll call Sarah, has been my friend for 5 years. The past 3 years in particular we've become inseparable, and I've considered her to be my best friend. She's very religious, I believe in god but have had some issues with organized religion, and we've discussed our views on this respectfully at length over the years. (This will come in later, and I have absolutely nothing against people who are really into organized religion I just had to take a break for personal reasons.)
She had been dating our mutual friend (who we met around the same time) for about a year, before breaking up with her a month ago pretty suddenly. Her ex (F25), who we’ll call Hana, is in the group of girls who comes over on the weekend. The whole group was surprised by the breakup, as prior to this they had been pretty seriously planning a future wedding and they seemed to have very few issues. Sara told her that she needed to work on herself, and maybe they could get back together in the future but that she wouldn't blame her for moving on.
When I talked to her about it, she said she hasn't been as involved in her church as she would like to be in this relationship and she wanted people in her life who put more pressure on her to go to church. So I tried my best to be more supportive of her, and when she'd ask my opinion on things in life I’d redirect her to her churches stance. She started going to church every Sunday, and I even went with her once to show my support. (But let her know that I was only comfortable with the one time.)
After that, she became obsessed with figuring out her sexuality. (Which I totally get, but the whole process was very strange.) She'd talk to me a lot about the boys at church. She seemed very focused on finding a boy who was hot enough to convince herself that she was sexually attracted to them, or rich enough that she could take it easy but didn't want to sleep with them or let them sleep with anyone else. All the while texting Hana her “self progress” everyday, and getting upset if she perceived Hana’s behaviors as moving on too quickly.
I told her list of requirements in a partner seemed unrealistic. (He had to be solid 9 or 10 physically, wealthy, didn't care if they ever had sex for the rest of their life, and let her do whatever she wanted on their dime.) And most importantly, to me, she wasn't treating Hana fairly. She told Hana that she wasn't going to date at all, and was purely figuring her life out. Meanwhile she had been telling everyone else in the friend group that she didn't want her back, but was just scared no one else would take her.
The comment was made gently, but directly, and I could tell it upset her but she changed the subject immediately.
A few days later, we introduced a new girl to girls night. She was a gem, but had happened to sit next to Hana by chance. The two didn't know each other, and maybe spoke a total of three times one on one. When the event ended, Hana gave her a quick hug and welcomed her to the group before asking Sara if she could walk her to her car. Sara declined passively, and everyone left.
I thought everything went well, but then Sara then called me. She ranted that they were disrespecting her by flirting right in front of her, which was super surprising to me. They hadn't flirted at all in my opinion. When I tried to calm her down, she accused me of trying to set them up. I said I wasn't doing anything of the sort, and she seemed to calm down.
After that she was very distance, and only invited me to spend time with her church friends as opposed to our usual one on one hangouts. I originally didn't think anything of it, but when I was there Sara began to openly discuss LGBT stuff with her church group in reference to both herself and me. This is a church known for opposing LGBT. I panicked (I didn’t know these people), and remarked that obviously we weren't trying to attack their beliefs. They all gave me a harsh look, most of all Sara, and stated that every girl in the group was LGBT. Sara then explained that she had invited me for that reason. I was beyond uncomfortable due to the lack of heads up, and they were all very cold to me after that.
The next day her Ex, Hana, called and told me that she wanted the new girl uninvited from the group. I was surprised, and asked if Sara had asked her to call me about this. She immediately began to dodge the question, and I told her that I couldn't handle Sara’s break up drama anymore. Hana asked what I meant by that, and I asked if Sara had mentioned why she wanted the new girl removed. This caught her off guard, and she realized that she hadn't been given any reasons. I asked if she'd give the new girl another chance, as she hadn't done anything wrong, and she reluctantly agreed.
After that Sara became more cold than ever, and texted me that I wasn't being a good friend. I asked how, and she didn't respond.
I tried meeting her one on one to see how things were going, and she was very distance. She seemed to be leaving her church, and was almost treating me like I was bigoted for asking about it. When a week ago it was her biggest priority. I dropped it, and tried to ask if she was okay overall, and she shrugged it off.
A few days later, she sent me a text that said that I no longer fit into her life, and not to come by her house. She then blocked me everywhere without any reasons. I tried my best to support her in finding herself, but feel like I was punished for being supportive of what she said she wanted last week just to have her decide the opposite by the next time I saw her.
I don't understand what went wrong, and I'm devastated.

I came across this sub by accident - through what was clearly a fake post - some cringelord dreaming up a vigilante fantasy - but a lot of people ate it up! I scrolled through the sub and found a bunch of other fake posts, mixed with some actually really good content.
Hearing about people sticking it to some old blowheart is one of the true remaining joys in life - control your sub people - don't be duped and downvote the clearly fake shit!
I got one from Memorial Day a few years ago - I think about it every year - it's not a whopper but at least it actually happened.
My HOA board is 100% boomers - driving around in golf carts, taking pictures - complain about noise past 8pm, etc. Dumb as shit when it comes to technology and choosing vendors. They have been the victim of some idiotic scams. Political season - their tiny lawns are covered with republican candidate signs for everything from President all the way down to School Board.
A letter was sent out a week before stating "for the duration of the holiday weekend, the only flags that can be affixed to the exterior of the residential condo units are American flags, including ALL historical American Flags." God only knows what they were intending with this.
The only flags in the neighborhood at the time were a few errant Trump flags, and our condo - with a Gadsen flag and a pride flag - original Gilbert Baker design. I knew it was going to be a problem (because it was when we first moved in) and I was willing to pay some small fines for this new rule. Talking to the Trump flag neighbors - they also planned to keep theirs up. But my wife didn't want to make more waves and convinced me to take them down in the afternoon - the Friday before.
But it didn't sit right - I thought about it for the rest of the day and went to put them back up on Saturday afternoon - but my wife didn't let me. We got a letter in our mailbox that morning from the HOA, reminding us about the flags, and that the Holiday Weekend is Friday through Sunday.
It came with a $50 fine (for Friday morning) and a warning that they would issue additional fines and "other administrative actions" if we didn't keep them down. I checked with the Trump flag guys and they didn't get a notice - I was pissed.
I told my wife that the flags are going back up and I will pay a fee each year and demand that the rules be enforced for everyone or no one. But, since we had reserved the clubhouse on Sunday for a party, she didn't want them yanking our reservation... and I didn't put them back up.
...But then it occurred to me. The notice clearly stated that the American flag rule applied to flags hung from the condo units... and we had site control over the entire clubhouse and pool area. I checked the CC&R's and the reservation - there was no expressed limititation on decorations.
My wife gave me the approval to go to war since we weren't technically breaking any rules. I texted everyone who was coming "bring a pride flag with you to the party... in fact bring every flag you have."
This wasn't a pride party, it was a Memorial Day BBQ, but the pride flags and flags from around the world outnumbered the American flags 10 to 1. We had hundreds of flags and you can see the clubhouse and pool from almost all of the units in the neighborhood - it looked like a storage yard at the UN.
The board was livid. Many of them came down to the clubhouse and took pictures, they threatened to call the police - one of them said they were going to levy a separate fine for each flag. But we cleaned the place up and were out by 8pm.
I know the board met the next day (on the holiday) but I never received a single letter about it. I paid the $50 fee and know that I am forever under their microscope. They quietly amended the club rules regarding "excessive decorations" but did not issue the flag rule for July 4th or any subsequent years. I figure there are too many places to rightfully put a flag in this neighborhood and they don't want to look like fools again.
My relationship with the HOA board has improved since this interaction. I don't think I'd go as far as to say they are scared of me, but they certainly know I might create a giant headache for them in the most ridiculous way possible.
I'll caveat all this to say that not all boomers are bad - remember some of them were hippies in the '60's and '70's. One of the ladies on the board - her brain is so fried from acid decades ago that she became love incarnate.
She bought a pride flag just to bring to my party and stayed all day. Come to find out she knows the names of all the dogs in the neighborhood and she knocked on my door the other day to tell me a joke she made up about my German Shepherd - not funny at all but it was so sweet I fucking cried.

TSLA 0.00%↑ saw a 6% run in todays market after the Tesla Semi that has been in pilot testing with PesiCo’s FritoLay Division would be receiving an additional 50 trucks in its fleet for the program which brings it up from the 35 that are currently running.
DJT 0.00%↑ fell 10% after its operating losses increased even more (somehow) in a disappointing Q1 report. The company reported a $327.6M loss compared to a loss of $210k a year ago in the same period. Revenue posted at $770.5K, it also posted an adjusted EBTIDA loss of $12M compared to $3.6M the year before.
Crypto stocks saw a rise as ether was given ETF approval as soon as this week delivered by the SEC, Ethereum saw a 20% rise with Bitcoin seeing a 4% rise to eclipse $70k. The appeal of this would give ethereum a wider audience that could invest into the coin.

For seven years, Ed Schilling worked as a trainer, helping pros get ready for the NBA Draft and NBA season

New Pepperdine Waves men’s basketball head coach Ed Schilling is passionate about his sport.
“I have a great desire to see players get better and teams improve,” said Schilling, a coaching veteran who has coached everywhere from the high school gymnasiums to NBA arenas. “That really gets me on fire. A lot of times, if players can see themselves getting better on the court, they’ll allow you to try and help them get better as men. That is ultimately what it is all about.”
Schilling, 58, an Indiana native, got his basketball fervor from his dad, Ed Schilling Sr., who coached hoops in the high school and college levels. Schilling said his father, also a college professor, who passed away in 2020, had an intensity to educate on the court and in the classroom.
“He loved to teach,” Pepperdine’s coach said. “He was a teacher at heart. Every single day he went to teach, he was excited. We both love to teach. I’m a teacher at heart.”
Schilling expects his love for the game to be evident has he leads Pepperdine’s men’s hoops program. The coach laced up his sneakers and hit the court running soon after he was hired for the coaching gig in early April.
Schilling solidified his coaching staff in the middle of last month and is working to complete the Waves’ roster before practices in June.
Schilling’s coaching staff includes Scott Rigot, Tyus Edney, Peyton Prudhomme, Mike Doig, and Jeremy Grubbs. The quintet are all seasoned coaches with experience teaching the game in college and high school.
For a considerable time, Schilling said, he dreamed about the type of coaching staff he desired.
“I wanted guys that are good coaches, who can get out on the court and really help players get better,” he said. “I also wanted guys that mesh well together. It’s not about building an all-star team, it’s about building a team that works well together. I wanted a group that played off each other’s strengths and covered up for each other’s weaknesses. That is what I was looking for. I feel like I did that.”
Pepperdine ended last season with a 13-20 record. The team’s coach for six seasons, Lorenzo Romar, was let go after the Waves’ final contest. Several players also transferred out of the program since then.
Four players from last season’s squad — guard David Mager, forwards John Squire and Boubacar Coulibaly, and center and forwards Aladji Gassama and Martin Gumwel — are still on the roster. Guard Aaron Clark and forwards Stefan Todorvic and Alonso Faure have also transferred to Pepperdine. The team has signed one recruit, and still has 10 scholarships available, so Schilling and his coaches have been busy hosting potential players and their families on campus and showing them around Malibu.
Schilling envisions the Waves taking the court next season with a talented roster and a playing style spearheaded by the best players’ strengths. He said competing in the West Coast Conference is a challenge he welcomes.
“Ideally, we want to play positionless basketball on offense, and we want to be challenging and tough to score against,” he said. “In this league, you have to be able to defend or you are not going to win. You have to be able to score too, because there are some high-powered offenses in this league.”
Schilling played for his dad in high school and played at Miami University (Ohio) in college, where was backcourt mates with future NBA champion Ron Harper.
“I broke all the assist records because I figured out it was really good if I passed the ball to [Harper] to take the shot,” Schilling said.
Schilling suffered two ACL injuries during his college years, and started his coaching career right after college. He coached high school basketball and spent time as an English and physical education teacher.
“The one thing I had when I started coaching was incredible passion for the game,” Schilling remembered. “I was 22 years old and trying to figure things out. My practices were about four and a half hours. I’m glad I didn’t play for myself back then.”
Schilling soon moved up the coaching ranks. He coached at the University of Massachusetts under legendary coach John Calipari. When Calipari accepted a job to coach the NBA’s New Jersey Nets, Schilling joined his coaching staff.
Schilling was then the head coach at Wright State and later an assistant on the University of Memphis coaching staff.
Then, for seven years, Schilling worked as a trainer — helping pros get ready for the NBA Draft and NBA season.
Schilling returned to the coach ranks as an assistant at UCLA for four years. Then, he was an assistant coach at Indiana University for two years and had the same role at Grand Canyon University for four years before he became the Waves coach.
Pepperdine President Jim Gash said in a press release that Schilling has demonstrated the highest levels of leadership and player development and preparedness during his years coaching.
“His extensive coaching experience throughout his career has exemplified the visionary leadership, strategic thinking, adaptability, and emotional intelligence required to navigate the world of college athletics,” Gash stated.
Schilling said the best thing about coaching is the opportunity to impact lives. He is excited to step on the sidelines and lead the Waves.
“I feel fortunate to be here,” he said. “There are not many places in the world like Pepperdine.”

TLDR: I haven’t played in like 3 months. It’s not because of work, but the husband won’t go with me. I can’t go by myself. He won’t play. Every experience I’ve had screams I cannot go alone.
The first shop I ever went to I got hired by, when the owner realized I wasn’t gonna sleep with him I got fired. Had a boyfriend. Was very clear.
The next store a dude flipped a f**kin table and accused me of cheating because there was “no way” I’d get lucky enough to draw the same card that won me the game twice in a standard game where you can run 4 of each of the friggin cards. I lost every other game that night. Same shop had a drunken brawl happen in the middle of Friday night magic. Decided place was not for me.
The next store a guy literally yelled at me in a casual game of commander where we were teaching a new guy to play. He’d brought his “ultra CEDH deck that makes everyone cry” and because me and the other dude were helping the new guy he won. This angered Mr ultra high power CEDH. Why I was the only one who was yelled at in the scenario I have no f**kin clue, the new guy was just as confused, the other guy tried to tell him it wasn’t my fault, but it honestly made me cry so I just left and never returned. Why? Because he is a regular there and the other regulars agreed I was just being a baby. Since that’s the player pool I want nothing to do with it. Didn’t want to be part of that psychotic echo chamber.
Next shop was just to far away. I can live with no one respecting my opinion unless my husband repeats it when it comes to magic, but I can’t drive 4 hours round trip to go play.
Next shop a dude seriously misunderstood our friendship and I had zero idea until we were on a trip outta town to go to a magic shop for some singles we needed. He suggested a restaurant and I said sure till we got there. Highly romantic couples place and I had to drag him back out and ask what the actual FK, I HAVE A BOYFRIEND, YOU KNOW HIM, WE HANG OUT TOGETHER, WHAT THE FK?! An his response was well you’re always at my house. CAUSE WE PLAY MAGIC TOGETHER! WERE FRIENDS! Just because a chick hangs out with you doesn’t automatically mean y’all are dating or that she wants to sleep with you! When I say I have no idea I mean NO IDEA. I’m autistic. High functioning, but I am not good with social queues at all. I missed ALL A THAT HOT MESS and wound up on the most awkward car ride home of my life.
The last shop that caused me to lose ALL HOPE in the male gender I got to be friends with the shop owner who I thought was entirely safe to interact with cause the man’s married. He got me into Pokémon and I was happy to just have an actual friend. I took every dmn precaution I could. No hanging out alone, no hanging out at his house, made sure my relationship with the now husband at this point was 100% evident and mentioned previous mishaps. Everything was fine for a while. I noticed his wife getting kind of testy(?) with me, so I stopped coming around the shop as much after she “accidentally” dropped her actual live dog on my board state during a commander game. Cut back on contact. I assumed I was doing something that made her upset. I had to be. Like half a year passes then this man starts sending me random roleplay texts while we’re planning to meet up to play Pokémon and I was like ??? The fk is this ??? He said he was sorry and he just liked to do the asterisk roleplay with people and I told him yeah I’m not into that. Then one day we’re having a conversation about the next pre release of mtg and he throws a *spanks you for your naughty talk in because I disagreed that a card would be played a lot in standard and I just blocked him until the husband got home. Didn’t go back for months and randomly got a text from an unknown number and all it said was 2 texts. “Hey it’s Arseface” and “I really miss you.” I responded to fkin neither of them because I. AM. MARRIED. That owner is gone now and it’s run by another dude who isn’t fond of me cause he was friends with the previous owner. Apparently a rumor circulated that I was trying to get with a married man even though I NEVER HUNG OUT WITH HIM ALONE. NEVER. Not one god forsaken fkin time.
I literally cannot go alone, in the 8 or so yrs I’ve been into this game it’s NEVER gone well and my husband doesn’t want to go now because he’s tired of dealing with the “oh I would have beat you if I drew this card” people. He won’t play with me because he “doesn’t like beating his wife” even though he hasn’t beaten my new test deck once….i honestly feel like he’s secretly spiteful that my first attempt at a CEDH deck that he said wasn’t going to work it just crushing his decks.
Magic is the one place I feel like being a girl is actually genuinely looked down upon or like an object. I never see many girls play. The few I do see work in the stores, but don’t play, are much older and can’t play often or too young to be friends with and are eventually driven off by dudes literally hitting on an actual child. I had to step in at a previous shop when a 30 something was asking a 17 yr old about her favorite sex positions. Was she into it? No idea, but I knew it was beyond inappropriate. The only other consistent girl I see I do not believe is there for magic. Is she playing? Yeah, but all she’s doing the whole time is trying to get people to go to her onlyfans or come to the strip club she works at and she flat out told me she doesn’t like my “housewife ascetic” whatever the hell that meant.
I feel hated and/or used. I have no fkin clue what I’ve done to people who do hate me. I have no idea why no one will respect my fkin marriage. My literal Xbox bio was just “I AM MARRIED” until I ran out of characters. Do I need to staple that sht to my god dmn forehead??? I love magic, but this community is just full of awful people.
