2024.05.21 08:15 legal_throwaway57912 Landlord tells us to pay half for plumbing repairs, can they?
My family leases a commercial building for fast-food use. I am in Ohio (let me know if county/city matters). Recently, we had a new landlord take over the lease with a new lease agreement. The sewage pipe has been leaky since our old landlords but we have never needed to repair, or request a repair (landlord was family then, I want advice on current situation even if old landlord should have fixed it). This is wear and tear damage that occurred throughout the decade. The new landlords have started repairs on the drain (replacing a segment), in which they have to dig through the ground inside our building to access the pipe. Not sure if it matter but hole is about 2ft by 2ft. They also replaced the grease trap. It is about 90% completed as of the time I'm writing this. Soon after the work was started though, they told us to pay 50% of the cost of repairs, although we have not given a response regarding it yet. Under our lease, the landlord is responsible for "repairs, maintenance, and replacements related to major plumbing systems" within the premise. It listed "sewer lines" and "backflow prevention devices" as part of "major plumbing systems". Under the lease, we are responsible for minor repairs/maintenance such as changing lights, unclogging drains, etc. We are also responsible for minor plumbing repairs that don't fall under the category of major plumbing repairs. It lists "leaky faucets", "clogged drains", and "replacing washers/seals" as part of minor repairs. The reason given for requiring us to pay half is because the issue with the plumbing was there before the building was purchased by them. I'm also not sure if I can apply landlord-tenant law since we're not residential.
Are we required to pay half for the repairs or can they force us to? If not, are there any tenant laws we can cite in our response? Does this fall under major plumbing repairs or does the statements on our lease regarding this apply? Thank you for your time.

2024.05.21 06:47 columbusgirl614 Collection Agency Notice from previous landlord
Wondering if there is anything I can do to refuse this debt and keep it off my credit report.
I lived in a rental home for 6 years. In those 6 years, my landlord did minimal in terms of repairs or upkeep of the house. Anything that needed done, I did myself or paid to have done. I had even posted on here about the landlord refusing to fix the central air in the house a year or so back.
OK, so good tenant. Rent never late. Security deposit given at time of move-in. Original 4-year lease expired; I renewed another 2 years (the minimum he'd accept) As it became close to the 2 years ending, I began looking into the options of buying a house. Decided I wouldn't be renewing the lease and sent written notice months in advance (to comply with the requirements) This was in June, I'd informed him I wouldn't be renewing the lease.
Everything was fine, he tried to get me to change my mind and renew again but, I wasn't going to. Regardless of if I found a house to buy or not, I certainly didn't want to remain there. My lease was up end of September.
I found a house that I put an offer on and began the buying process. Unfortunately, my life would forever change the beginning of August when our house was broken into and there was a homicide in the home. So naturally feeling unsafe and uncomfortable staying where this occurred, we stayed in a hotel until our house was ready to move-in. This was beginning of August.
We immediately went to a hotel where we stayed until we closed on the new house. September rent was paid despite us not living there since my lease was still in effect until end of September. We put our stuff in storage shortly after we vacated.
Informed the landlord of the crime, us leaving and everything. I didn't want or expect my deposit back at all. I just expected to be done with that place and try to move on in our lives.
Fast forward to about 2 weeks ago. I get a letter at my new address from a collection agency. That landlord put in an almost 4K debt against me. The list of things they provided this agency is ridiculous and I'm not sure what normal wear and tear covers in Ohio but, I am confident after 6 years of a consistent tenant you should expect to paint, replace carpet etc.
They listed an absurd amount of debt, things I'm being charged for. I don't intend to pay a dime. My question is, how do I go about this the right way? I've never been in a situation like this with a previous landlord.
What's the process like? He clearly submitted the debt to this collection agency, and I knew nothing about it until the letter arrived. He had my email address and my phone number. I obviously didn't have a mailing address given the situation and being in a hotel for months. Does this go to court? Can I be sued?

2024.05.21 03:06 ElectronicHeat8473 chance me for premed & bsmd pls (rising senior at competitive nj hs)
Hi! So I'm a high school junior (technically rising senior but whatever) in NJ and I'm at a really competitive high school (like 40-50 kids ended up going to a t50 this year). I'm interested in pre-med and BSMD but I'm not sure what's better since money is a factor for me that my parents want to consider.
Demographics: Female, Asian, NJ, public school, no hooks
Intended Major: Biology
SAT: 1530 first attempt (780 math 750 reading/writing)
UW/W GPA and Rank: School doesn't rank or do UW but 4.34 W and I'd assume something like 3.7-3.8 UW? I have 3 B's in Honors and AP classes from sophomore year and 2 B+'s my junior year in AP classes but the rest are A's
Coursework: APUSH (3), AP Seminar (4), AP Physics 1, AP Calculus AB, AP US Government and Politics, AP Research. Will be taking AP Lit, AP Bio, AP Psych and AP Calc BC my senior year
Honors/Awards: - Bronze Medalist for Novartis Pharmaceuticals Multicultural Neurology Challenge
- National Science Honors Society
- National Spanish Honors Society
- National Honors Society
- Tri-M National Music Honors Society
- Gold Community Service Award
Extracurriculars: - Opthalmology shadowing
- Cardiology shadowing
- Founder of successful biomedical nonprofit (3000+ students in 30+ countries)
- Teen Leadership Council at community food bank
- Math and Reading Instructor at Kumon
- Researched fetal and postnatal zinc-copper metabolic cycles to predict autism + presented to 300 people
- Researched gender-based emotional regulation in adolescents and its impact on cardiac-interoceptive accuracy
- Volunteer at local hospital
- Student Leader at American Cancer Society's Relay for Life - fundraised over $200K for cancer research + highest grossing event in the state
- Vice President of a local nonprofit - fundraised $5k for humanitarian causes
- Treasurer at Ridge Peer Organization - school club prioritizing student mental health
Essays/LORs/Other: I have no idea what I'm going to write my essays on but I'm planning to start in the summer so they will definitely be pretty good. As for LORs, I'm asking my AP Research teacher and my Human Anatomy and Physiology teacher. Both know me very well and can speak on my growth as a person and ambition for medicine.
Schools I'm Considering:
- UNC Chapel Hill
- Rutgers (safety bc I'm in state)
- Case Western
- UW-Madison
- Boston College
- UMD
- Boston University
- Indiana University (hoping for a full ride or nice scholarship here)
- Emory
- Cornell
- University of Michigan - Ann Arbor
- Ohio State University (really want the eminence scholarship)
- University of Pittsburgh BSMD (wouldn't mind undergrad here either)
- University of Cincinnati BSMD
- University of Toledo BSMD
- University of Illinois - Chicago BSMD
- Howard BSMD (I know I don't have much of a chance since its an African American dominated school lol but its 6 years accelerated)
- Wayne State BSMD
I'm quite honestly only really concerned about all the BSMD programs and Ohio State. I really want to get a full ride to Ohio State to go there. I also don't know if my GPA is up to par with the BSMD expectation because I do have a handful of B's on my transcript from Honors and AP Classes...
So please let me know what you think!

2024.05.21 02:24 suburbanhippie_6 Anxiety surrounding what’s to come after baby
Expecting our first in July, lease ends in October and we are deciding to move.
TDLR: Expecting couple wanting to move and start fresh with a 3month old to be closer to family but isn't sure where would be better for us. Family situation is sort of complicated.
If you are familiar with the south and Ohio geographically and culturally, I would love to hear your input.
28F and 29M married couple currently living 12-16 hours from parents. Our first is due July 4th. We have our very good friends (couple with 2 kids) that are basically family that live in our town close by. We are expecting our first in July and our lease is up in October. Living where we currently are is starting to become a bit stale - rent is unaffordable for what we need (a yard and more space) and buying a house is only affordable in school districts that are much less than favorable. Wages are okay. Combined income is about 80k but with student loans, car loans, and we take care of all bills. The biggest perk of staying is the fact that we live on the coast and have wonderful friends that we love as family here.
My dad lives in Northern Kentucky (Cincinnati) and in-laws live in Northern Ohio (Michigan/Ohio) border. We met when I lived in Northern Ohio for grad school. My mom passed 3 years ago after an aggressive 5 month battle with cancer and my dad is 72 yo working full time still after a few stents in his heart and a triple bypass at 70 yo. My mom was 53 so we never expected her to pass before my dad. She was also the glue that held our family together and it has since crumbled unfortunately.
First grandchild on my side, 4th on my husband's side. We live the farthest away out of everyone. My husband is expecting a promotion that will move us to Knoxville, TN which is ~3.5 hours away from my dad and 7 hours from his parents. We won't know anyone and will essentially be starting all over with a 3mo old. He doesn't love his job, but is hoping the pay raise will help us secure housing and help with starting a family. Currently we make a combined income of about 80k. He's open to finding something else if he isn't happy with the negotiations from this promotion. His company recently was bought by a corporate company and doesn't love the changes being made. His family is extremely supportive and my dad is as well. I'm very close to my dad and get along with his family very well. Same goes for him.
Logistically and financially, Ohio is much more affordable and presents more job opportunities for me (Athletic Trainer). Husband would want to live in Cleveland where he has best friends although the thought of going that far up north again worries me with the weather and seasonal affective disorder. We both rely on being outdoors and engaging in outdoor recreation for our mental health. He doesn't mind the cold as much but does like having more mild weather for more time outdoors. He doesn't love the idea of going back to Ohio but can see benefits. He would need to find an entirely new job as would I. We both love camping and hiking in the mountains and really want to be close to all of that and raise our kids with an active lifestyle. Southern culture and values are also something we would love to raise our kids around.
For me, NKY/Cincinnati is out of the question as going back home would send me into a spiraling depression just being back where I worked very hard to get away from (multiple reasons). Every time I visit home I find myself grieving the loss of my mom, the loss of my family as I knew it and my anxiety worsens exponentially. Let's just say where I grew up carries a lot of weight and I'm fairly certain I have a degree of PTSD from being there. But it is also fairly cheap for housing and some connections for jobs. My husband has said he wouldn't let us move back there as he's seen how much of a toll it has on me. It's just unfortunately not an option.
I worry about losing time with my dad as he is the oldest of our parents with pre-existing comorbidities. With my mom's cancer diagnosis being so unexpected I fear losing him unexpectedly as well. I want our children to be involved in his life but also my in-laws in Ohio.
What would you do in this situation? We have both made sacrifices in the past of where we are living in order to take care of business with family and work. We partially feel like it's our obligation to create the life we want for us and our kids. Partially feel like it's going to be so much harder without family nearby and much more uncertainty.

2024.05.21 00:51 Bad-Lesbian-Supreme Help me find a CD please (SHAG Funk band from late 90s early 00s)
So there is a band called SHAG it was a funk band from the late 90s early 00s based out of Cincinnati, Ohio. They had 9 members and were signed by Bootsy Collins. Looking for any CDs of theirs. I have a CD called SHAG Live! Which has 7 tracks but the last 2 are scratched and impossible to listen to anymore. However I know 1 of those songs is called “Rise to the Occasion” every effort I’ve had at googling them has come up with nothing. With my digging I know that the bass player is a guy called Freekbass and he’s still making music and touring to this day on his own. Anyway my dad used to go to their concerts a ton and I’m trying to find some CDs to surprise him so if anyone even knows of this band any info would help. The band broke up before I was even born so it’s not like I have any photos all the info I have I have from my dad.

THE OBLIGATORY "IS THIS A SCAM?" QUESTION: Considering the fact that you found my contact information online, it’s understandable to be skeptical regarding the legitimacy of my services. Therefore, I’m willing to do all of the following to help you feel more secure in trusting me with your academic needs:

- NOTE: I’m a New Jersey-born Irish/Italian-American, but I have been told that I speak in an erudite & articulate suburban American accent with a “professor style” voice somewhat resembling the voice of actor: Ben Stein.
- 2) Agree to do some homework questions of yours upfront with the work fully shown in real-time to prove my mastery of the course content.
- 3) Send you screenshots of at least five past scores I attained from completing exams & homework assignments for other students in the same type of class you need help with.

MY REBUTTAL TO THE OBLIGATORY “IS THIS A SCAM?” QUESTION: At the risk of sounding arrogant, I consider myself to be at least marginally more intelligent (both academically & socially) than the average person. Therefore, if I ever decided to suddenly risk prison time, risk my reputation, and risk enduring the wrath of modern-day “cancel culture” by scamming people out of their money:
- I certainly wouldn’t do it for such paltry amounts of money. (i.e., anything less than $1,000 per victim.)
- I certainly wouldn’t choose high school & college students as my “target audience” to scam, considering that most people without college degrees have abysmally low annual incomes. Why choose low-income victims when it would be much more profitable to target high-income, high-net-worth individuals earning at least six figures a year? I have knowledge in business consulting, and I promise you that a business owner would be a MUCH more lucrative mark than a low-income college student.
- I wouldn’t choose such a time & energy-draining method of scamming people. Also, communicating back and forth with potential clients is an absurdly long time sink since only less than 10% of all potential clients who reach out to me actually become paying clients of mine. This means that 90% of my time communicating with potential clients ultimately proves to be a colossal waste of my irretrievable time & energy.
- If you pay me to provide academic services and I don’t deliver, you can always dispute the payment with the payment app and easily get your money refunded. If I were in the habit of swindling money from people, then all of my payment accounts would have been investigated and be completely shut down by now. And I would have been permanently banned from opening new accounts. Therefore, the fact that all my payment apps have been fully active for years should be sufficient proof that I haven’t had people consistently disputing payments sent to me.

2024.05.21 00:12 APerfidiousDane [USA-KY] [H] Paypal [W] 32GB or 64GB of DDR5 SO-DIMM, 1-3x m.2 nvme
Looking for some DDR5 SO-DIMM RAM sticks. A deal on 64GB would be cool but 32GB would suffice.
Also looking for 1-2 m.2 nvme drives. Would prefer 2-4TB.
Local is 41056. Regularly in the Ohio/KY/WV tri-state area. Sometimes near Cincinnati and Columbus.

2024.05.20 22:51 TheTantrical I chose Cincinnati!
Hey guys wish you all a happy week.
I just wanted to say that I will be soon coming to US from abroad and I had the options below to choose from
- Tempe Arizona
- Phoenix Indiana
- Memphis Tennessee
- A city in Virginia can't recall
- Minneapolis Minnesota
- Cincinnati Ohio
I don't know why but after doing some research I though that the best option for a family, for a quiet life, to taste the real American experience I had to go with Cincinnati.
Now ofc this is a Cincy sub but what you guys think?
First time coming to US

2024.05.20 20:36 Protoman_95 APO address processing facilities?
Wondering if anyone has had this issue, I purchased an item off Amazon and sent to an APO, AE address. The item was picked up from Cleveland Ohio > Lockport Illinois > Kenosha Wisconsin > Arrived at Chicago Illinois (why did it even go to Wisconsin for?) > then for 3 days in a row it was marked dispatched from Chicago IL international distribution, about 12 hours apart each time > finally marked processed > now it's arrived in Cincinnati Ohio.......
It started in Cleveland Ohio, did a lot of back and forth and now is back in Ohio (Cincinnati this time)... is my mail messed up?? Is this a normal route for APO mail to take to get overseas? I know I put the address right I've been deployed many times and have mailed myself plenty of things with no issue. Trying to figure out what's going on here
