hi!
so, i’m an American citizen and my partner is Canadian. we started an online relationship 3 years ago, and at some point during those 3 years, we decided to take a shot at living together to see if we meshed just as well in person. turns out, we did!
i stayed with her in Canada (ON) for 12 consecutive months, save for a single trip outside of the country for routine medical stuff that i could not do in Canada. i eventually had to depart Canada, and have been living back at home in the US for 9 months. (i think.)
we’re hoping to apply for PR for myself, but we’re feeling a bit lost.
the evidence we have collected so far is:
i just wanted to ask yalls thoughts and see if you think anything else is needed.
another question i had—and it’s probably stupid—when i (the principal applicant) am submitting a PR application, should i include things like my partner’s government ID, her bank statements for a year, (for cohabitation?) and all of that stuff? or am i JUST sending my proof?
forgot to add, partner is a Canadian citizen by birth.
any help is greatly appreciated.

I can’t have any contact with peanuts and I am terrified of them due to some bad experience ms ending up in the hospital. I have my shots now on me all the time. It is not exactly airborne but I could have irritation and if it for example touch something that had been in contact with peanuts i could have swollen eyes and itchy nose and throat. Ingesting is fatal.
She is 14 and has no respect what so ever for my anxiety. My bf and I moved in and she lives with us every other week. Now I told my bf that I don’t want her here because she is not respecting my boundaries. But that I understand that he doesn’t want to live with me in that case we could revert back to him being with me when he doesn’t have his daughter. He got very upset because he said that he loved me and wanted a real relationship and to live in one home.
So I told him that maybe he should be with someone who isn’t allergic then. He thinks I am being very unfair. He said well, she will probably hate the next one too and the next and the next because she wants her mom and me to be together again so it wasn’t “me specifically” that she dislikes. I said that maybe he needs to take a break from dating then until she is onboard but he said that he couldn’t be single just because his daughter wants him to. Before me he was single for 6 years and that wasn’t good enough.
Before we decided to move in together, we have done some “trial” living together and never once did his daughter do anything about the nuts. But now for 4 months she has always peanuts with her. I don’t know why she is doing this. I thought we were cool. She just smirks and says maybe if you are so allergic, maybe you’re not meant to survive(a stand up comedy bit from Louis CK)

The boyfriend doesn't seem to realise how serious "the no peanuts"-thing is. This is a non-negotable. Your home should be your safe space, she doesn't respect that and he doesn't hear you (or doesn't care enough)

Hi everyone! Thank you so much for really caring about a stranger with a dilemma. I was glad that I wasn’t wrong in my guts. I told my bf that I wanted to break up.
He was very sad and tried to reason with me. He suggested that we could live separately. His daughter will soon be an adult. I told him that being 18 doesn’t guarantee that she leaves the nest nor that he stops being a father either. Any time she could come across hardships and wants to move home and she needs to find that home. She couldn’t have it with me.
And about living separately, while it is fine now and some few years ahead. What about the future?
He was silent and listening to me. I felt overwhelmed because I love him. He said that the only way his daughter will be happy is when he is alone. She is in therapy but she has not shown any regards for her father or his life. She seems to not see him as an individual with feelings. He is just a father. I didn’t know what to tell him and just said that she probably needed time to grow up.
Until he moves out, his daughter is not allowed to be in my apartment. She called and threw a tantrum about her father choosing me instead. That she has the right to live with her father every other week and this shouldn’t change. I didn’t say anything, they need to fix this as a family, I am not a part of this family anymore.
He rented his apartment for a year’s contract so I don’t know how he will manage to find a new or terminate the lease so he could move back to his old apartment. Anyway he is staying here for a couple of months.
I am very sad that this beautiful relationship has come to an end. But I need to think about myself now.

Know you made the right choice for you, your health, your safety. As someone said in your other post ‘you may love him, but you probably love breathing more’. I think you’re right about his daughter never accepting his partners. He needs to address this with her in therapy. I hope her therapist knows about the peanuts because her behaviour is truly disturbing. I’m so sorry your relationship had to end.

I feel so bad for you and your boyfriend. I feel like he is stuck between a rock and hard place regarding his daughter. I know people are saying he should discipline her or this and that, but it sounds like it wouldn't work and that she would likely escalate. I work with kids like her. Hoping her not being able to live with her dad the next few months will be a wake up call for her but in my experience I doubt it. Good luck to the both of you, especially him as he has to deal with the fallout. Not your monkey, not your circus anymore.

Hi all. Throwaway because my partner knows my account.
I’m going through a breakup with a live-in partner (although I suspect they may not fully understand what’s happening due to drug use). We are both on the lease of our apartment in Virginia. I’m ready to terminate the lease, but they’re pushing to keep the place through the end of the term. There wouldn’t be a significant difference in what we owe if we do finish out the lease, and they’re adamant that they’ll pay their portion of the rent until then. Payment hasn’t been an issue in the past, but I’m very aware that could change.
In an ideal world, I’d want us both to sign some document that states that they’ll pay x amount of the rent through x period. I could get that paper notarized if it helped, but I wouldn’t be looking to involve lawyers. I’m hoping for something that can give me any assurance against being stuck by myself with a huge balance, but I know in most cases informal agreements like that can’t do much.
Would I be giving myself any kind of safety net, or would I just be starting a (potentially really) contentious conversation for no reason?

Hello guys.... just looking for any helpful advice or suggestions. This is a secondary throwaway account. I will put as much details w/o oversharing since you never know who reads these post.
So, I had received a TJO a few weeks ago. Did the required preliminary steps and was waiting hopefully for the FJO.
Today I got an email stating the offer was rescinded. This is the edited version of the email:
​This is definitely sad news, since this agency where I had wanted to start and end my career.
BACK STORY - Part 1
I had worked for this agency 10-15 years ago, not to long after I finished my Masters. It was my first government job.
I started off in Unit A and about two months in was interviewed for Unit B (which had been my 1st preference). A few weeks after, I got the position and started in Unit B soon after.
I ended my position in Unit A in good standing and my manager for that Unit was happy for me and have given the manager I was going to be assigned to in Unit B great reviews about my general work performance. These two Units were in the same POD and working in Unit A was generally a stepping stone to get into Unit B if so desired.
Now, the full training period for this agency for this Unit B is quite long and is broken up in parts over a period of time. There were several of us new employees for this Unit B Manager.

BACK STORY - Part 2
After the first training session, we were back to our POD and assigned OJI's. The first few weeks was about trying to put what we learned in the training to now real life application. For the most part, during the first 2 months we dealt mostly with the OJI's. Now, my feedback from the OJI was positive and constructive. The OJI would always tell our group that it takes a while to really learn the job and that the agency wasn't expecting us to get it even in our first few years. This echoed what was told to us repeatedly during training.
Now enter the Manager (MB) - Not long after MB starts to review our cases, one of my teammates (T1) starts to complain to me about feeling targeted and not receiving proper assistance. T1 stated that the MB seemed to be trying to create a negative paper trail with the performance reviews. Not to long after this started, T1 informed me about being given 30 days to resign or they would receive a termination letter. To say I was shocked would be an understatement. I mean, we literally hadn't even been out of training for 2 months when this happened to T1.
T1 was told he could go to the Union Rep. to talk about options, but that UR was not helpful (as I would also later find out) and basically said, probationary employees could be terminated for various reasons (similar to being At-Will in the private sector). He resigned because he didn't want any negative remarks on his records, especially for future government options.

Back Story (Part 3)
Not long after T1 left, I started getting the same treatments in terms of overly negative remarks about my work. The manager even started to tell me that the job was not for everybody. Due to what happened with T1, I kind off had an idea where this was heading so MB basically gave me a similar ultimatum of termination or resign within a set period of time, I wasn't fully surprised but still broke down in tears asking for the full training period before such a drastic determination could be made. The manager would not budge. I was offered the same option of speaking with the Union Rep. It was the same UR (worked in the same POD) and while they expressed surprised and some outrage and hinted at a PATTERN (details later) in that POD, they basically gave me the same spiel as was given to T2 and I took the option of resigning.
Back Story (Part 4)
Fast Forward about 6 years after leaving that agency. I had gone through various life events and working private sector.
T1 whom I kept in touch with occasionally, reached out and asked if I was willing to talk a friend. They explained that this person (S1) has been hired a few months before our group in the agency, Unit B. They had been under a different manager for about 5-6 years before their manager retired and S1's team was merged with MB's team.
Long story short - S1 who was a Highly Successful rated employee with a prior manager, was within less than a year placed on a performance improvement plan within a year of joining MB team.
However, since S1 had past the probationary period and was a permanent employee with a good performance record, they were able to file an EEOC complaint and after a long battle SI won the case. T1, myself and another employee (we discovered during this process) that was forced out in the same manner testified during S1 hearing.
There was much more but ......As for the Pattern, T1, myself, S1 and plus another employee were all from the same or had family background from a certain region.
Back to Present Day
S1 wants me to ask for a reconsideration and explain my situation. She feels that MB must have put something on my internal records to make me unemployable to this particular agency. I did get hired a few years back to a different agency and this issue never came up. I resigned during Covid period and went back to Private.
So... Anyone ever been in a similar situation? If so, what was the results? ​

The more people who are aware of these resources, the more people will be able to pushback on landlords trying to rip them off. Share this with anyone you know who is renting, so that they have this info handy when times comes for Lease Renewal.
Here are a few tips that have helped me get better results out of these negotiations:
tldr; Generate a letter using the Negotiation Kit and use this when responding to the increase notice. Make sure to do this as early as possible as NCAT only has a 30 day window from notice. Having other properties as examples can also help when negotiating.

Looking for someone I can sublease apartment to at UT
I live at Lone Star Lofts currently but I’m trying to move in with a friend. I already signed for next year’s lease term back in November, so I can’t terminate my lease contract until I find someone who can replace me.
I currently pay a base rent of $943 per month and around $80 for utilities. A tandem parking spot is $60 per month, and individual parking spot is about $100 per month.
The apartment isn’t furnished but I have a sofa and coffee table already set up in the living room of the apartment, and I will sell it to everyone who decides to live at the apartment. One roommate who is living here next year also set up a dining table and several chairs.
There is also a swimming pool and hot tub on the bottom floor. They’re both pretty clean, but sometimes the hot tub doesn’t heat up.
They have bike racks, mailboxes, and amazon pick up boxes at the front of the apartment as well.

TL;DR need advice on how to go about contacting or how to find more contact info for my landlord that I just found out is different than who I believed.
Apologies in advance for the long-windedness. Questions are at the end
So I asked a question in this sub a bit ago about trying to avoid having to pay rent if I broke my lease because I knew they wouldn’t rent my apartment because they plan to flip it. Most people told me to just ask to see if they would be amenable to ending the lease early.
So I did that last week only to be told I would need to talk to the owner. I had been on the phone with the maintenance dept of the management company because of an ongoing issue they have still not resolved, so I thought they meant I just had to talk to someone else so I asked to be transferred. They said they couldn’t do that. So I asked if they had a direct line so I wouldn’t have to go through the automated prompts again. They said no. So I asked if calling the office or using the text line would be better. He said, “no, that’s all for the management company. We are hired by the owner. You would have to talk to the owner directly if you had a question about the lease.” I was a bit dumbfounded by this because I had never been given any other information. My former landlord sold my building at the end of February and just told us that we would be contacted by [first name last name] realty on how to pay rent for March. The next day I had a letter from [3 letters] management with an intro and how to pay my rent. We were given a phone number to call and a different one to text. Around that time I got a text from the text number who identified himself as same [first name last name] from [3 letters] management. So at this point, I assumed he was my landlord. I did ask the maintenance guy if he could just tell me the name of the owner and he said he knew it but couldn’t give out that information.
I was kind of at a loss at this point and venting to my friend and he told me I could look up the property records online. The owner is an LLC that was created about a month before buying my building. I only have a PO Box address in a city 2+ hours from my apt. I really don’t want to mail a letter asking for them to contact me about mutually ending the lease early. I had been hesitant just to ask the management company when I thought they were the landlord just because of how difficult they have made this. I have to imagine a landlord that hasn’t made themselves known and is also kicking out of everyone from the building to flip it is not going to be helpful. I tried googling and the AI overview states that a landlord must notify tenants who the new owner is but when I click into the articles, nothing I have found explicitly states this.
So my questions are:
Was someone supposed to tell me who my actual landlord was and how to contact them?
Are there other resources I can use to find out how to contact my landlord other than the P.O. Box?
Is it worth talking to a different person at the management company to see if they would be willing to give me more info?
Should I try to ask my old landlord for this info?
Has anyone else gone through something like this and what did you do?

I (22) applied for my first apartment May 1st, my roommate applied May 2nd. The desired move in date is for July 1st. I used my offer letter as my proof of income to which they asked for a signed version of it from my manager. I couldn't get it signed by my job because it's a large company and my offer was done digitally over a year ago (I interned there last summer and received a full time offer then).
After 2 days going back and forth with the LC, ultimately they wouldn't take my offer letter and when I asked if I could put my parents as a cosigner they said they'll just use my roommates current income/co-signer as my proof since my credit is in "good standing".
My roommate and I were told that we would hear the news of the application either "today or tomorrow" on may 6th (monday). On wednesday we didn't hear anything so my roommate calls. The LC was out of office so whoever answered the phone told us we were approved and we would get more information later in the week. Today's saturday and we didn't hear anything.
I reach out first by calling to which I got no answer. Afterwards I text in the portal and an hour or so later the LC apologies because she was off and would "send us a link to pay our deposit with in 48 hours." I assumed she meant within 48 hours we would need to pay, but now rereading I think she meant in 48 hours it will be posted to pay.
She then follows up and says when we're in the portal we won't see a charge for the deposit but we can make a payment that will show as a credit until the charge is posted. She also says the lease and welcome email will be sent closer to, however july 1st is in 2 months, so I would prefer to sign the lease sooner because I am coming from out of state.
Update: it's been past 48 hours and still no deposit charge. I asked ad the LC said leases are typically sent out 2-3 weeks before the move in date. My older sister's experiece has always been to recieve the lease asap after applying. Is this normal?

Bit of a follow up to a couple of weeks ago. My friend was asked verbally to move out because the family was moving in, never got the proper paperwork by the deadline… I’ll try to make it quick:
She got a phone call last week asking if they were going to be ready to leave by June 30th as agreed verbally. My friend explained all the stuff that you guys helped us with and the LL said she would write a letter. It was explained that a letter isn’t what’s needed, that it has to be the proper form with 2 months notice, so they agreed verbally on July 15th (Supposedly her family is arriving and needs the place after their air b&b is up in the middle of July so the 15th was perfect…) and the papers would be delivered by May 15th. Then a call came a couple of days ago. There’s a surgery someone in the family needs so she’s going to be overseas for a while and won’t need the house until next year. Hmm, ok…
So now they want my friend to sign a new lease for 1 year from when the old one runs out (June 30) with a 3% increase. Seems ok, but long story short, does a lease renewal still require 3 months notice for an increase or is the lease the notice? And is there any reason to actually sign a new lease or should it just go month to month like the current lease says? Any risks either way? Thanks again for previous and any new help!

The visa application for my wife got rejected this morning. Needless to say I'm devasted since I was hoping she would be able to go with me to spend time with my grandfather who is terminally ill with cancer. I keep re-reading the rejection reasons but I cannot make heads or tails of them.
  1. "In support of your application you have submitted a Metrobank statement. Whilst I do acknowledge that this account shows regular deposits being made throughout, it is not demonstrated that these deposits are from family members as you have declared this is your source of income. I am therefore not satisfied your financial circumstances are as declared."
As her sponsor these deposits are made by me. I presume the complaint is that on her bank statement the transactions are shortened so you can't actually see my full name. However I also submitted my own bank statement that shows the outgoing transfers being made to her account so I don't get why they can't be cross referenced.
  1. "Furthermore, you have submitted an affidavit signed by your spouse, however this document is a self-declaration which has been obtained for the purpose of your application. I am not satisfied your financial circumstances are as stated."
I'm confused by this because the application required a letter of support to written by the sponsor aka me so I don't get how this would be done without a 'self-declaration obtained for the purpose of the application'. The officer also once again doesn't seem to like the "financial circumstances" despite showing over £200k in available funds.
  1. "In addition, in consideration of your family ties I note the statements made by you in your visa application and supporting information which indicate that your relatives will remain in your home country. Whilst I accept that this is a positive indicator of the family ties you hold to your home country, given my significant concerns regarding your economic ties listed above, I am not satisfied that the presence of your relatives in your home country acts to sufficiently tip the balance of probabilities to satisfy me that you intend to depart the UK at the end of the period stated by you, nor that you seek entry for a purpose that is permitted under the visitor rules."
We submitted evidence showing that we've been on about eight holidays in the past 1.5 years, including one that required a visa and that they were all kind of lavish. I just don't understand how in his mind he is thinking that my wife is trying to surreptiously gain entry into the UK to work some minimum wage job illegally.
Any advice would be appreciated.

Given a "Notice of Termination" for "excessive marijuana smoke." Informed them the first violation was invalid as they didn't even properly list the violation. Any subsequent are invalid as smoking is allowed where we are smoking, marijuana included, we confirmed before we moved in. Neighbors decided to make a stink, and Princeton is backing them up. They're literally trying to evict us when we've followed the lease exactly. Avoid renting from them especially if you want the lease honored on their end.

I purchased a condo last fall that needed some upgrades which I’ve been steadily making. Since there’s still some more painting to do and a lot of my tools are taking up most of the storage closet space, I decided to price rent fairly low and communicated this to my now roommate. They assured me that was fine and they didn’t own too much anyways. Now that they’ve moved in, they have a ton of belongings and are asking if they can their sleeping bags in the storage closet to avoid compression issues. They also shaved in the bathroom and there are small hairs on the toilet seat. I wiped it down and discovered their used period products were just sitting on top of the bathroom trash uncovered. I went over cleanliness expectations with them and asked if they could clean the bathroom since I’ve been doing it for the most part and their hair is on the toilet. They thanked me for addressing it with them but haven’t cleaned it up and they’ve been avoiding me for the last 2 days. My suspicion is that they have poor habits and this will get worse. I gave them too much of a break on rent to now have to clean up after them. We have a month to month lease and discussed them renting through the summer for now but I’d rather have a roommate I’m compatible with to enjoy the summer. They haven’t unpacked much because they go out and drink nearly every night so it would be great to be rid of them before they get all settled in. Is it too insane of me to terminate their lease after 2 months? This is a home that I own and I’ve put too much work into it to share it with an inconsiderate person.

I recently filed a small claims suit for 8K for medical bills due to my neighbors negligence which caused injury,their literally a couple of doors down…I initially sent them two demand letters via certified mail/return receipt no surprise they refused to answer the door for the courier and/or pick up the mail at the post office. Fast forward about a month after filing suit and I’ve been unsuccessful in having them served through a hired process server. It’s starting to become frustrating cause I see the entry/exit from their apartment via my doorbell daily. I was also made aware they maybe trying to break their lease and move out asap. The server sais he‘s attempted service but no one comes to the door. At a lost as to what to do or expect considering hearing is coming up in June. Any input is appreciated.

Downstairs neighbor has been exhibiting predatory behaviors since they moved in ~6mo ago. This in addition to poor living circumstances (smoking inside, noise/fights, bugs, hoarding).
Thurs 3/29 from 8pm through 330am Fri 4/1 the neighbor knocks on my door ~6x despite each time me yelling through the door for him to go away. He continues knocking another ~3x in the morning and despite being told to leave me alone from 2 males friends who swung by to look out for me, he knocked AGAIN. (Important to note that he looked me up and down in a very predatory way that Thurs.)
I call the courtesy office who then called the cops to file an incident. While courtesy office was talking to me the same neighbor came outside and told the courtesy officer (off duty coo) to shoot him; clearly demonstrating mentally unstable behaviors.
I got a copy of the incident and sent it to the apartment complex. Turns out only the wife is on the lease and the complex is saying they can’t do much since he’s being treated as a guest.
He’s continued demonstrating intimidation behaviors (follow me to my car, walk past my door, sit outside my door, etc).
I sent the apartment complex 5 different instances of doorbell videos of him continuing to lurk. They say that despite him being a 1st floor resident, he could be visiting other tenants on the 2nd and third floor and accordingly cannot do anything but to send them another report if there’s an incident.
I understand that I can terminate my lease because of unsafe living circumstances but doing so will incur me financial hardships. Alternatively I continue to incur mental anguish because of their inability to protect their residents.
Do I have any other legal rights / angles to escalate their passive approach to tenant safety?

2024.05.14 03:16 Evening-Room-9619 [NJ] Fair Housing Act and Lease Break Due To Mental Disability Trigger

I got a new job and I'm expected to be within commuting distance of a NYC. Like many people, I found a rental in NJ across the river. It's in one of those typical high rises that are managed by some corporation. I have a long history of Generalized Anxiety Disorder (GAD) and complex PTSD (C-PTSD). This has been documented numerous times in the past. Right after moving, I got attacked no too far from the building, and that terrorized me. My employer accepted letting me work remotely for a while and so I went back to stay with family in CT in the meantime until I can get this figured out. I got a police report for the attack, and I sought mental health services. Unfortunately, I'm still required to come back to the office on occasion, and particularly, if it is on short notice, my best option is that building. I've been trying to work on it, but once I'm back, I remember the incident, triggering my GAD and C-PTSD and I'm absolutely terrified.
I tried to call multiple lawyers in the entire state, but most of them just frankly told me they didn't really have awareness of the Fair Housing Act (FHA) and frankly most of them admitted representing landlords primarily.
The property management absolutely refuses to consider any early lease termination options or any amicable buy-out options. They said the best they can suggest is paying up the remainder of the lease to move out. That's a bit much. They won't look into any other options. In fact, they even said they will not take the keys back, which very much surprised me.
I've continued to pay rent so far and did not breach any lease term except for abandoning the unit, which the Landlord specified to purposely decided not to enforce. They clearly seem to only care for my money no matter what, and the matter of my well-being is of no importance. They're giving me non-sense about being advised about the safety in the area, but I mentioned it's not entirely different matter because I did not say I'm trying to break the lease for safety issues. I'm trying to break the lease because the attack triggered my mental disability, and due to work requirements, I will need to seek local housing elsewhere in order to reasonably fulfill my work obligations.
I would like to recall that the FHA has nothing to do with the circumstances being within the control of the Landlord whatsoever. Pointers:
  1. What reasonable accommodations can I seek under the Fair Housing Act? (Remember, the FHA has nothing to do with the Landlord's ability to control the circumstances.)
  2. Can the Landlord actually refuse to take the keys back from me?
  3. My husband signed the lease as well just to make it easier to visit due to the property's overly strict policies on guests. Can he break the lease to care for me in our family home out of state?

Long story short: Lease allows smoking on back patio, front porch, and yard area. Basically your outdoor private area as a tenant. This includes tobacco and marijuana. Neighbors started complaining about weed smoke from our patio (10+ft away) entering their unit. We received a couple violations between January and April, disputed them every time, informed of mitigation efforts, and sent a letter disputing them and asserting our rights after speaking with attorney. Landlord wanted mediation (between tenants, which they legally can't invoke) which we rejected. End of story until now: Termination Notice for "excessive marijuana smoke". Wtf do we do? We can't let neighbors control our smoking schedule! We moved here because smoking is allowed, it's literally a hundred times easier to find non smoking housing. We're trying to save for a house but now who knows, we might have to empty our savings fighting this and then moving if we lose. And please don't say "just get a vape or switch to edibles." That is not the point. Our lease specifically states where we can smoke, we have never violated that, and we have gone above and beyond what it requires of us.

Lease says nothing about early termination. Property management company will not work with me and says I need to pay until it is re-rented and any questions I have need to be submitted in writing by mail.
I'm going to write a letter with 30 days notice. I'm going to note that under law they need to mitigate damages and I will not being paying rent exceeding 2 months after my move out date. Additionally I will pay the $500 leasing fee and $2.75/day advertising fee. Can I turn utilities off the day I move out or do I have to pay through the 2 months it may be vacant? I want to put a date in my letter.

Basic questions… I was terminated from my employment within my 3 month probation period with a company that is Federally Regulated. The reason she put in my letter was that I was failing to meet the expectations of the position. I never once was advised my performance wasn’t satisfactory or received any sort of feedback or coaching while there so I’m confused. She wouldn’t tell me what expectations I didn’t meet or give examples. I know typically employers can terminate in the probation period but I’m worried my ROE will reflect a reason indicating it was my “fault” and therefore won’t qualify for EI. I’m aware Federally Regulated businesses cannot terminate without cause even with severance but not sure if that is valid in the probation period. What do you think?

long story short, my commercial term, was three years. decided to break my lease, roughly eight months early, after serving the landlord my thirty day notice, he text me. obviously, quite upset, to which was followed by a letter of demand, for payment. the guy’s seeking OVER fifteen thousand, and the math, quite simply, doesn’t math. how do i respond to said letter, and do i need to seek legal council, and/or aid? what are my rights as a commercial tenant, might i add, both individuals named on said letter, seem to be of a debt collector, and a corporate insurance defense lawyer, i’m confused, and need direction.

We moved into a new house a couple of months ago. Closing date March 15th 2024. Our roof passed inspection but there were indications we'd need to replace it in the next 1-2 years.
Our insurance sent out their inspectors 2 weeks after close.
19 days LATER, on April 17th (to be clear, 19 days after the insurance company did their own inspection) we were informed by our agent that we'd need to get a new roof and be under contract by May 13th. I clarified "do we need a new roof by May 13th?" I was assured that no, we did not need a new roof by that date, just a plan in place.
Last week we were informed that agent is not with the company anymore, and that she was wrong. Our roof needed to be installed, inspected, and approved by underwriting prior to May 13th. We are scheduled to have our new roof installed this week.
Then late last week (Friday May 10th), we got a check in the mail. Our insurance company issued a refund check for our premium, dated April 16th, the day before we got the call from our insurance that we would need a new roof.
We NEVER received a notice in writing from our insurance company that our policy was being terminated. In our state (NC), I believe the law states notice must be given 15+ days prior to termination.
Our insurance company stated that they sent a letter, but I have USPS informed delivery, and we have had three pieces of mail from the insurance company since moving in, and I can account for all three of them. There is no written notice. They did not send it to our old address. I have an email from the insurance company stating they issued a notice in writing, to our new address, but the timeline does not work out. They sent our refund check the day before we got a call that we needed a new roof.
It seems like maybe the national and local office miscommunicated, and their representative who was working with us got the details wrong, but the worst part to me is that we did not receive written notice and I believe they are being dishonest in stating they sent written notice. That seems to be the most clear breach of the law, to me.
We do not have an attorney, but I think we need legal help for this matter. Thanks for any assistance.

I am possibly being made redundant and hoping to better understand the NZ employment law with respect to paid annual leave owed and paid sick leave.
Background: Specifically, I have shy of 4 weeks (156.11 hours) annual leave and 4 weeks paid sick leave (169.50 hours). And 2 month notice period. I understand if I work out my notice period, I accrue additional annual leave holiday leave on both the notice period and the annual leave.
Complication: I am having surgery today and will be issued a letter from the surgeon recommending bed rest for up to 6 weeks. I had only put in 2 days at the time of notifying my direct report (who is also up for redundancy). At the time I verbally mentioned the hospital suggestion for recovery of up to 6 weeks - and that I would apply as necessary nearer the time.
My questions are: 1.0) Does my planned (scheduled/unscheduled) sick leave accrue annual leave? 1.1) If so, am I best to apply for this now before receiving my termination notice (overdue, yesterday) or does this not matter? 2.0) Does my annual leave or sick leave impact my notice period at all?
The outcome I am seeking is to maximise the money I can leave with from this employment. The pay needs to serve as a safety barrier that enables me adequate time to find suitable employment. There's so much uncertainty in the market and I have a large mortgage and two young children under five to provide for.
Any and all advice also welcome and appreciated - even if not specifically answering those questions. I am unsure about anything more than enforcing standard legal rights due to the small place the NZ job job market is - everyone talks.

Second post for today because I think there might be a big foundation issue lol
I posted half an hour ago about our bathroom tiles, but after looking at the sub Reddit a bit more I realized we might have a much bigger issue.
Pictured are a couple spots in our house where the flooring isn’t solid. If we step on them wrong, the boards will sag down almost a quarter inch, and scare the hell out of us. Is this a “find another rental asap” situation?
I put painters tape around them before we even finished moving in, and they are 100% aware of the problem. We’ve lived here since March of this year, and there have been a barrage of problems that they haven’t fully addressed yet.
Will we have a legal case in the event that this gets nasty, and would we be able to terminate the lease if no attention is paid to our complaints?
Also pictured are some other issues we’ve complained about in the past. The doors are both exterior doors as well, neither of them seal. Not pictured are tons of gnats everywhere due to standing water problems in the disposal and dishwasher(we only hand wash, there’s a plumbing issue that slowly fills it up).
