2024.05.14 10:33 raeanna60 Landlords can’t evict us, now they’re increasing rent by £500

2 months ago we got served a section 21 eviction notice as the landlords want to sell. The landlords bent us over and expected us to make their house perfect for viewings within a week of the notice. We complied and said we will do so if they can return our deposit to us early (in the 18 months of living here we’ve renovated the house to make it habitable e.g. I’ve spent 30 hours scrubbing a pee rusted radiator). We needed the deposit for funds towards buying a house. They agreed. They arranged 3 valuations, kept popping in the house without any notice every 3 days, and disturbed my job with instant demands.
They didn’t like the state of the garden (we are gardeners but cut all our veg/salad down & started to prep for the move) & they never renewed our garden waste bin for the year, as per our contract. They demanded we take the garden waste (due to THEIR bushes) in our car to the tip. I refused as I JUST bought my 1st car & didn’t want damage. We got an email from the estate agent saying if in 24 hours we didn’t tidy it up for the sale photos & remove the garden waste, the letting agent threatened to take our full deposit off us. Then we discovered our deposit was never protected hooray! No eviction can take place.
We tried to negotiate very reasonably with the landlords (3 months notice, double our deposit, renew the garden waste bin, no viewings etc until we leave). The landlords said no to everything but the letting agent agreed she herself will pay 2x our deposit, but the landlords want us out within a month. Since the landlords haven’t even tried to negotiate, we’ve ignored them.
Luckily we’re buying a house!!! Solicitors instructed yesterday & no chain. However, yesterday the letting agents has said as she can’t evict us, they’ll increase our rent by £500 in 2 months time (it’s currently £800, to £1300). We can’t afford this, but we also can’t afford to move house twice & we also have nowhere else to live.
So what can we do? Can I refuse the rent increase? Can I ask them to start the eviction process via courts which will gain more time, but how stressful is that? I’ve also got an exam for work in 3 months and can’t cope with it all
TL;DR can’t be evicted due to unprotected deposit, landlords won’t negotiate, can’t afford rent increase, awaiting to purchase house

TLDR: I own a share if freehold flat and the other freeholder lives abroad, is incapacitated and has no next of kin, just a legal representative appointed by a government organisation in the country she lives in. I need to sell my flat and extend the lease but two years in I have got nowhere in getting the deeds signed. What can I do?
Hi Housing UK readers,
I wanted to see if you had any fresh ideas on how to approach this situation I find myself in.
I purchased a flat in 2011. The flat is one of two in a Victorian conversion. Both flats are self-contained.
I am the sole registered leasehold proprietor of flat B and have been living in the flat since 2011.
Miss X is the sole registered leasehold proprietor of flat A, and has owned the flat since 2001. The flat is being rented as Miss X retired abroad in 2006.
Miss X and I also both own a share of the freehold, which is split 50/50.
I’m in contact with Miss X for a few years after I buy, but all admin relating to building management is dealt with by her estate agents and she defers any discussions to them.
Fast forward to September 2022. I need to sell my flat as I want to move to a different city, and have some debt I need to pay off. The flat is listed for sale in late October 2022.
There are 84 years left on the lease for both myself and Miss X. I reach out to Miss X to inform her of my plans and that I will need her signature for the various deeds, and that we should extend the lease. The email bounces back and her phone line is disconnected.
I contact the estate agents who manage flat A. They have also not heard from Miss X for a while, I can tell they know more, but they are unwilling to share any details. In a tactical move, I list my flat for sale with them too, to try and get their help with Miss X (a whole other hilarious side story). I am repeatedly assured by them that the situation with Miss X will not hinder the sale of the flat (a huge lie).
March 2023 I finally find some buyers (with another agent) and start the conveyancing process, including extending the lease and transferring the freehold.
May 2023. After chasing Miss X’s estate agents for weeks, I discover that Miss X is now incapacitated and hospitalised with dementia. Miss X has no partner or children, no next of kin and no legal representation in the UK. She is under the care of a government agency in the European country she resides in. A lawyer employed by the agency, let’s call him SP, has been appointed as her legal representative and is in contact with the UK estate agents. SP sends documents to verify his status to the agents, who confirm legitimacy via their lawyers. SP is very hard to reach, rarely answers emails or his phone.
I find a solicitor specialised in property law to help me navigate this situation. As Miss X is not deemed “absent”, the solicitor suggests that it’s best to try and resolve this with the appointed legal representative (SP), as any other legal routes available for absentee freeholders through UK courts wouldn’t apply (as we know where Miss X is). I explain the situation to SP, he talks to a judge and informs me he lacks capacity to make decisions about the leasehold and freehold matters without court / judicial approval in his country.
SP also asks for help with gaining access to Miss X’s UK bank account. All rental income from her flat in the UK is being transferred to a UK bank account via the estate agents. I share information on obtaining power of attorney in the UK and suggest it would be best to appoint a lawyer in the UK to help with all matters.
November 2023. After several months of backwards and forwards with SP to try and find out exactly what legal documents the judge wants to see in court, under his guidance my solicitor produces papers, documents and evidence, we get them translated, postilled and posted. SP is confident the judge will be happy and grant permission for signatures.
The documents make it clear that the authority being sought for SP to sign the leasehold extension and transfer of freehold are in no way prejudicial to Miss X and in fact extending the lease would add value to her property should she decide to sell in future.
A court date is set 3 months later. Sigh. More waiting.
I lose my buyers (understandably).
February 2024. The court date arrives. The judge rejects the request for permission for SP to sign papers on behalf of Miss X. It’s not fully clear why this is rejected. After speaking to SP it seems that the judge now wants SP to obtain access to Miss X’s bank account before moving forward. I am surprised that no progress has been made with that.
I go back to my solicitor. Now that we can show that steps have been taken to locate Miss X and get the deeds signed by her legal deputy without recourse, they suggest that we can apply to court in the UK to have another trustee appointed to sign the transfer and deed, and suggests appointing counsel to make the application to UK courts, which should be “run of the mill”. We choose a barrister, the situation is explained, documents shared, and I’m given a 3 week timeframe for papers to be produced for court.
In the meantime we connect SP to a solicitor in the UK who can help with obtaining PoA, as no progress has been made with that yet.
A few days later the barrister gets in touch, more bad news.
Under TLATA, there would be a breach of trust if all required consent from the current trustees was not obtained, so it is not sufficient to just add another trustee, Miss X would need to be replaced as outlined in the Trustee Act 36(1). However under the Trustee Act 36(9), where a trustee lacks the ability to perform their function, no new trustee can be appointed without consent from the Court of Protection. I am informed that making this application to the CoP is lengthy, costly and risky. The barrister says it would be faster and safer to wait for SP to obtain the relevant permissions.
We reach out to SP again to see what progress has been made. None. Some documents need to be translated and he is unwilling to pay for the translations (it seems their organisation has no money). We offer to pay now and be reimbursed once access to Miss X’s money is granted.
We are now almost half way through 2024 and coming up to 2 years into this situation.
Is it really possible that legally these are my only two options?
  • going to the UK courts at great expense in a process that has been called “risky and lengthy” by the barrister.
  • Waiting for SP to sort out PoA with no guarantee that the judge will even grant permission for the deeds to be signed (again risky and lengthy)
I know I can try and sell my flat without the share if freehold and with a short lease, but this will affect its value and the short lease especially will be a problem with mortgage applications.
Any different ideas on how to approach this? Seems so absurd to me that currently I can’t sell something that is mine, due to a situation I didn’t create!
There are many more twists and turns to this story but I have left them out as this is long enough. Also I do not have a legal background or am a housing expert so apologies if some of the language I use is incorrect.

Looking for some perspective here and not sure if this is the right sub, but it involves FI, so seemed appropriate. Sorry if not!
Like the title says, I’m 40, not married/no kids and have a little over $900k saved in various accounts. Roughly 60% in Roth and traditional IRA/401k accounts, the rest in taxable accounts, and almost none in physical assets (I just bought a $5k car). My current financial plan is to work at a “higher paying” job for the next 2-4 years, then work some more part time/“fun” jobs hoping for $70k-80k/yr to cover my expenses until I formally “retire”/hit FI, which for me is about $1.4-1.8M in today’s dollars based on spending about $5500/mo in expenses, inclusive of rent.
I’m currently at a job crossroads and trying to determine the next, best move, so any thoughts are appreciated.
My current job pays $175k/yr, 4% match and no bonus. It’s with a startup company that is trending toward a sale or dissolution as our products haven’t caught on like our main investor hoped. We have about 2 months of runway left in the bank and there are three most likely outcomes for us in the next 2-6 months:
  1. We find a new lead investor (49% probability)
  2. An outright sale (50% probability)
  3. We sign a large customer and become cash self-sustaining (1% probability)
In scenario 1 (49%), we’ll likely get funded for ~12-18 additional months in which case I’ll likely get a $30k-40k/yr raise, and some additional shares that are likely worth $0, but it sounds like a lot when they tell you it’s 200,000 RSUs. I assign 49% probability because we have one main investor left that is “a friend” of the ceo and talks have been poor thus far but the ceo acts like it’s happening.
In scenario 2 (50%), this will happen within 3-6 months assuming scenario 1 doesn’t happen in the next 30-60 days or so. In this case we all likely lose our jobs- some of us faster than others. In any event, I eventually lose my job in this scenario within 6 months or so.
In scenario 3 (1%), I’ll keep my job for at least 1-2 years, and likely earn over $200k/year.
While that is ongoing I was simultaneously interviewing for a job with a very large corporation for the last few months which ultimately resulted in an offer of $145k/yr, 0-36% of base pay in an annual bonus, $10k relocation and a 6% match. It requires relocation in 90 days to a higher tax state from a lower tax state but it is worth the 6-7% to me for the style of living in the area where I’ll have to move. The work/life balance should be much better at this employer as well. The $10k will easily cover my relocation expenses.
I’m leaning toward taking the $145k offer and getting off the sinking ship. My gf isn’t too excited about it, and I really like the startup life, but I also really like the area I’ll be moving to and it’ll be closer to some family, which I have none of near me now.
What do you all think? Am I making a huge mistake by not going for the upside? Or has the yield curve been inverted long enough and it’s time to seek stability?

KTuner Set Up Loop
Hello guys,
I used my Ktuner on my ap2 s2000 and now it is stuck in a loop which I have never seen before and seems uncovered on the internet. It was working perfect for the past two weeks.
I have contacted support which did not help at all and I just got flamed and told to unlock it which I have and lead to nothing.
Firstly, I flashed my s2000 back to factory and unlocked it.
Second, I locked the Ktuner to another car which is a 2008 civic si which is supported by Ktuner
Third, I booted up the software and went through all the procedure to start a flash. I flash the ECU and it told me it failed and the Ktuner has not been set up yet.
Fourth, it tells me it's locked to my s2000 while it's plugged into my civic so I go back to my s2000 to unlock it then it tells me it's bonded to the maximum amount of ECUs.
Fifth, I end up in a back and forth between unlocking it and having a loop of error messages telling me I have to set it up.
Something I also noticed was during flashing, the software shown that it disconnects for a brief second while I am letting it get the factory maps. Here's a full minute long youtube video of what's going on

ET Max 100 Mile Review
So, new wheel without many consumer reviews on YouTube or anywhere else. Haven’t seen any written on here yet so here goes!
I’ll start by saying that I am in no way a Begode fanboy; I actually prefer Veteran wheels :D
The reason I bought another euc after owning a Patton at the end of last summer is because I sold it for a motorcycle. I’m a bit of an adrenaline junky, so I feel like that’s a pretty substantial progression. I recently got in an accident, though. My bike was already an R title, so even with small issues like cracks in the fairings, my insurance company called it a total loss. I got more money back than I bought it for, but I wanted to save up a little more over the summer to get a nicer one eventually. I didn’t wanna stay inside while waiting, so an euc was my saving grace.
I got my ET on Friday, May 10th. Crazy story actually; I was actually looking to buy the EX30 as I couldn’t really afford any of this year’s offerings (GT Pro, Lynx, ET). Alien Rides had it on sale for $2700 opposed to $3600 on my usual website, EWheels. I buy the EX30 and instantly get an email stating that they were actually sold out of the EX, but they could offer me a used floor model EX for less, or a refund. I knew I wanted to sell the wheel at the end of the summer to get a new bike after saving a bit, so I didn’t want any extra miles. I declined and asked for the refund, but then I struck gold.
Alien Rides must really care about customer loyalty, because they offered me an ET max for the SAME PRICE as the EX30 on sale. $2,700, no more no less. I asked for the Lynx, but they said they didn’t order as many of those so they couldn’t offer the same deal. Honestly, I’m kinda happy because the ET is supposedly much more stable at high speeds, can go faster, and omfg the design language is GORGEOUS. I probably have the “cheapest” ET Max in the world (lol). I wasn’t going to pick this option if there were any early batch issues, but both eWheels and Alien Rides said that none of the ET’s they’ve sold have had a single issue.
As soon as I tried lifting the box inside from the porch, I realized that this thing was substantial. This was much harder than lifting the Patton box, and I didn’t know if I could handle it (I’m 6’ 160lbs btw, so pretty skinny).
After doing a check on tire psi (IMPORTANT as Begode tends to overinflate), playing with linkage settings, and applying the surprisingly good Velcro (either Alien Rides replaced the shitty Begode Velcro or this batch had better included Velcro), I took the wheel out for its first spin. It had been about 4 or 5 months since I’ve been on a wheel, but I acclimated to the ET unbelievably quickly. I told myself I wasn’t going to ride on main roads but I was already pushing mid 40’s in traffic 10 minutes in. It’s THAT easy to feel comfortable on this wheel.
Maybe my legs were tired on day two, but I was doing similar speeds and got insanely bad wobbles. Like, my feet would’ve come off the pedals if it weren’t for the great spiked pedals (I don’t really see the need to upgrade personally). Luckily I’ve been able to save every single wobble I’ve gotten after I learned the invisible chair braking technique. No bad wobbles after this; totally could’ve been user error.
I am now on day 4 with over 100 miles on the odometer, and I’ve only had to charge it twice. Riding with hard acceleration at fast speeds got me 37.7 miles with 30% battery left. It’s noticeably better than my Patton, at least it feels like it. I’m sure that once I’m comfortable pushing this wheel to its full potential, that number will only go down with my super hilly terrain. Also keep in mind that voltage climbed back up to that 30% after resting, and it was more like 20% at the end of my ride giving me beeps at around 35-40mph.
I only have a single issue and one minor gripe so far:
  • With medium hardness and zero pre-set horizontal tilt, the pedals like to tilt up a bit at both high speeds and sudden up’s and down’s. This isn’t noticeable to me with full pedal hardness and -1 tilt though. Could be fixed with a firmware update, so I’m not bothered.
  • More of a gripe, but the suspension makes clunking noises. I only mind because my Patton’s FastAce suspension was super quiet and smooth, but this suspension is still adequate after being spoiled like that. I’m 160 and the 1300lb spring is pretty alright if you nearly fully unscrew the spring tensioning ring. I’ve been told that the psi of the air chamber doesn’t matter too much and is only mandatory for the functionality of compression and dampening. Recommended psi is 50-100.
Other than those pretty insignificant cons, this wheel is a BEAST. I thought I was pushing it up hills, but when I started checking the PWM on DarknessBot I realized that I could push it so much harder. I was doing an absolute disservice to this thing, but now that I’ve gotten out and really given it a thrash, I gotta say that it’s unbelievable. You have enough high-speed power to pass cars in 45+mph traffic, and blast up hills without a single issue. Hell, even the stock pads feel great. They aren’t the best for locking your foot in, but they get the job done seeing as this wheel isn’t really meant for offroad use. It’s enough to hop curbs and hold you in if you’re accelerating so hard that you’re on your tip-toes.
By far, this is the best option on the market if you ever sell, crash (in my case), or can’t afford a motorcycle and still want that feeling of insane adrenaline. The acceleration, cornering, braking, and feeling of substantial-ness between your feet is unreal. I 100000000% recommend to just go for it. No need to wait for later batches; get it.

Hi, so I'm trying to choose a set of component speakers for my van and I'm stuck between two options: - JBL GX608C from Amazon, $110CAD, great reviews, but won't arrive for 2 weeks and I'm impatient lol - Soundstage Carbon Fibre speakers from the only store in my area that sells car audio, on sale for $250 instead of $900, no reviews
what I'm confused about is that the specs on both of these look pretty similar (to me at least, i'm still learning what everything means), so why are the Soundstage ones (which btw are the store brand that's HEAVILY promoted by the employees) SO much more expensive? Is it just a marketing trick to get you to buy them for $250 because it looks like an insane deal? It can't be just the carbon fibre because there's a non-carbon version that's regular price is still $700. Will the carbon fibre make that much of a difference over polypropolene?

btw if it helps, I don't plan on amplifying the speakers (yet), and my head unit is a Kenwood Excelon KDC-X305. I also have a JBL Basspro SL2 powered sub that I want to upgrade to an enclosure at some point in the future

Hi,
I just figured that I'd go through with changing the brake fluid on my Saab 9-3 1.8i (Z18XE, 2007) for the first time ever, as far as I know -that means at least five years. The fluid came back ok on my tester, below 1% water content, but still, it's most likely way overdue.
So, I did both vacuum pump together with someone pushing the brake pedal, as well as just the brake pedal (which I preferred as you didn't get any phantom air sucked in at the nipple), and did it in the right order and volume four or five times in total. However, during the first of those times, I wrecked one bleed screw as I got fooled by how tight it was (probably just due to rust) and foolishly tightened it with the same leverage, and had to change the entire caliper, followed by four new bleeding procedures. The last two with the ignition on (not engine running), because I read on the Saab forums that that'd allow one to get air out of the ABS as well (found no other source for that, and nothing about it in the WIS).
The only problem is that when I wrecked the bleed screw, of course fluid leaked out. In the end, the reservoir ran empty. No idea if the master cylinder also got empty, but that doesn't seem unlikely...
Now, no bubbles are coming out anymore, and I still feel that the pedal is rock solid with the engine off. Turning the engine on, it sinks of course, and gives some resistance but if you just keep pressure on it, it slowly sinks down, probably all the way. After the brakes have stopped the car, you can also easily push the pedal a bit further and then slowly the rest of the way, as demonstrated in the video. I've read that Saabs with turbo usually have a vacuum pump which makes the servo very powerful, and then it might be normal with a pedal sinking far when stopped, but I don't recognize this behavior at all, so I'm pretty sure this is out of the ordinary. The brake certainly still stops the car however. I haven't driven at high speeds, but I tried speeding up very briefly on the lawn to let's say 10 km/h (6 mph) and braking and it stops fine. The brakes bite with just light toe pressure, but after that I can easily push the pedal quite a bit further and then slowly even further.
I heard that you might wreck the seals in the master cylinder by pushing the brake pedal too far while bleeding. That might definitely have happened, I have pushed it pretty far while not bleeding as well.
So this problem is likely either an internal leak or air trapped in the master cylinder, right? Is it possible to tell which? The brake pedal wouldn't get back up if it was a stuck caliper etc. right? What should I do, just siphon out as much liquid as I can from the reservoir, put a catch can underneath and unhook the hoses from the master cylinder, put some hoses up to the reservoir and do a bench bleed while it's still in there? Or, this is a very lazy method I haven't seen anywhere else, but Scotty Kilmer just loosens the brake lines from the master cylinder a bit and then just apparently gets the air out with no hose routing needed, just basically the same principle as bleeding the calipers by pushing the pedal, but now pretending that the brake hoses are bleeding nipples: https://www.youtube.com/watch?v=Uz4OwuUGVOA

Many bought Vietnamese media run with the headlines: VIC explode after VFS jumped 50%. Clear evidencce of Vuong Pham's ochestration for the pump (and then dump of course). VIC jumped in the early session and red ever since. Poor retail traders / investors buying in the morning. Of course, there is no institutional buyers.
Volume is just 4.8M so far. Clearly, many retail investors are jumping in to hold the bags on the VF3 rumors but not as many as Vuong Pham's hope to hold the price. Vuong Pham must be very worry.
One thing you might learn by reading my post is that always look at volume and price together.

The trick of pumping VF3 continues in full force.
Random people claimed to be factory employees or sales persons posted various status with varying figures: "secret sources" say 30K reservation, "Vinfast friend" say 50K reservation, 60K reservation. As I have explained, this is rumor game using non official accounts to spread rumor.
Media reported people X Y Z showed the reservation slip. Mr X Y Z or Ms A B C said why they bought VF3.
Well, all this is all seeding to create a sense of red hot products, as if people dont buy now, they will lose the chance to get one due to huge demand. Of course, the media has to write it for the money, they don't do it for free, and who is pay the media to write?
It is just the usual Vuong Pham's marketing trick.
He must think Vietnamese people are dumb for all of his tricks.
Even in the internet age, there are still a lot of clueless people, especially in Vietnam where Vuong Pham has a complete control of the media, but eventually people will tell each other by words of mouth.

Just this morning, there is a news of a VF8 crashed into a children hospital (no people died this time). As usual, Vuong Pham censored the news. The same as when he censored the Pleasanton's crash.
After a further though, it appears to me that this is the fault of the cars, not the driver's fault. Newspaper reported that the driver got off the car to go to the back to get a patient out / get stuffs and the cars suddenly went off. The driver was out of the car.
This is the same situation as when a GSM taxi driver was out of the car at a charging station but the car moved ahead on itself at park.
This is the same situation when a self reversed VF9 killed a guy at a basement.

Thinking that many people going out to buy a buggy car without test drive is unrealistic. After all, 15M VND and 235M VND are still a big amount of the average Vietnamese. Only those wealthy Vinfans jump in early and these kind of people have already reserved the VF3 and the numbers are drying up, I predict.

So Im a fairly new landlord (35M) got a good deal on a property with 4 units on after moving into a tent for four months to help save for it. Now we been here about three years the tenants I inherited from the sale where great but they sadly passed away on a car crash. So after spending more than I can afford on renovations the new family moves in. First they keep on wanting to change the Depost agreement we altered out agreement twice and then still they came and told us they will pay the last of the Deposit when the have the money as it is their money anyway and does not affect us. I was like ,the F*cK it does affect us, so I said no that's not how it works.
If you feel that works for you, then great but not for us and it does not put allot of confidence in you as a tenant if you already cant pay what you agreed to. So This was a whatsapp conversation I think I sent the last part as a voice note. Next I have the guy (45M) saying I will not talk to his wife like that yada yada I said how many times must I talk politely before butting my foot down? Anyway I was able to de escilate it and we went on our business as they then paid the agreed final depost.
Fastwordard a few months. The Toilet pipe of their unit and the small one below is block they are on the same septic. I and. my care taker ended up digging up and unblocking it but low be hold TAMPONS came out. So some one had been flushing and it cause the block.. I address the lady in the smaller unit but she was only there for like a week and the pipe had been blocked pretty bad. So I asked my wife to message the tenants and say the pipe is blocked do to tampons they must not flush those things down the loo. The lady replied "Oh Ok" and That made me think well it was clreary them..
We fixed everything up and cleaned up. Later that night the tenant came down to discuss using my internet that they also agreed and did not pay for so I disconnected them. I mention to him that we unblocked the pipes and it was tampons if it happens again it will be at the cost of you guys as Im not digging through that shit again. Anyway this guy looses it getting in my face "AM I SAYING it WAS THEM" and the more I tell the guy relax let me finish he goes own again you wont speak to me like that and accuse US. When I was saying I hey I had a shit day dining through your SHIT next time its on you and Im the asshole! How do I deal with this tenant Would you Renew?

No access to the front door. I had this entire house clean at one point. I was secretly selling stuff on ebay putting it in boxes and throwing out trash behind their backs. Once it got fully clean they noticed and were angered. It caused them to mass hoard in which I replied with throwing all their new junk stuff like clothes that didn't fit them they bought in. Mass at garage sales in the trash. Which caused them to threaten to kill me. Fast forward 2 years of a fully clean house to threats to my life im at the point where I can't walk without banging into something. There is trash avalanches. There is moths feces and urine everywhere. The house is worth 700k. My parents didn't earn their way to this house they were boomers who had everything handed to them like all the boomer generation did. They have never given me a penny all my life. I live in destitute and squaller and I feel deep down in my heart this is a concentration camp and gulag. I feel like I have some kind of concentration camp or some kind of war like ptsd.
There is yelling and screaming from 9 am -1am the only time of peace is at night. The dogs bark all day and shit and piss all over the house. My parents scream to the point where I have busted my eardrums many times and they got infected to where I needed anti biotics. I learned to stay away from them while the dogs or barking or they are screaming because my ears explode. The food in the fridge has a mold odor to it. The two car garage is filled to the top with trash and isn't accessible. The living room isn't accessible. My room is the only clean room in the house and because of that my parents are verbally abusing me to put stuff in it because there is no space to hoard stuff anywhere else.

Unable to sleep properly. When I sleep i don't even wake up like I slept and that I got a good night's sleep. I wake up exhausted and have very poor sleep. There is always random screaming at night sometimes to.
The only time I was actually able to sleep was when they went on vacation for a week. There was no yelling screaming or terrorist attacks inflicted on me. Which caused me to actually feel like what it was to wake up refreshed. That was the only time I went to sleep and woke up like I actually slept normal when they were away on vacation.
Can't have a sleep schedule
I have developed some sort of MRSA infection on my foot. I went to the doctor thinking they would say I needed to have it chopped off. They said it was just "exzema" which i actually doubt because i never seen anything like that on my foot before. But the medicine cleared it up slightly.
Cop abuse = cops have shown up 100+ times to fist bump my parents and say good job on the abuse and leave once some neighbor or a delivery driver calls the police. Dealing with them is abuse in itself. Their plastic badges power trips its just a waste of fucking time they disgust me.
I am now 30 and could never escape the hoard or abuse. My parents would never allow it. Even though they were handed everything in life like a boomer pension and got a 30 dollar an hour job and pension and all the money they collect I am now 30 and they haven't given me a single penny all my life. Not a dime. Thats republican love for you right there bring kids into the world cover them in dog feces then abuse them and watch fox news all day. They raised me to be homeless when they die.
I live in misery and I'm constantly tired all day and night. I have 1000$ to my name and never had a job or drivers license. I will never escape this abuse and life my parents and family never wanted me to be independent. The only thing that could save me is some kind of hard ship grant I hear some people get but I would never get that.
This is what happens when you don't escape the hoard early. When the judge who presided over your case gave you back to your parents. Cps approved, judge approved, cop approved abuse.
Life of misery.
The pictures with the dog was when I was working on cleaning the house. Before they said they were going to harm me if I didn't allow them to hoard. Now you can see the after picture you can't even see that black couch anymore and where the dog was laying its now trash piles up to the ceiling. I am tired all day like I have some kind of undiagnosed health problem now the fatigue is severe.
My room is the only clean room in the house. So if I die soon of an undiagnosed health problem they can hoard this room to. I have gone to the doctor. All they have diagnosed me with was low iron and high blood pressure 160/120 130BPM. I honestly think these doctors don't want to diagnose someone with something that could give them social security. It probably goes against their handbook or something.
I also cannot leave the house. You need a car to leave the house. Its a sub division and gated community. There isn't even a store i can walk to because the sub division just leads to a highway with no sidewalks.

I absolutely love serving with all my heart and I love the place I work(ed) at too.
The problem started when they hired 2 servers (who came with no training and very little english) on a contract from the philippines. I love the servers they hired and Im good friends with them, however, since they were fully trained the rest of us started to get less hours.
It started with firing everyone until there was just me and my supervisor, and then it led to my supervisor and I getting 1 shift a week (they also cut our tips but that’s another story).
I spoke with my manager countless times about how I have car insurance in the summer and I need hours to pay for it and he replied with “don’t worry you’ll be fine” and nothing else.
After months and months of being paid $200 a month I finally quit and he says to me “it’s a shame as you knew more shifts were coming”. It’s heartbreaking to leave but the treatment and his reply????? I would love to go back there but even if I was guaranteed full time hours I don’t think I could trust them again.

First Ceramic Coat
TLDR: Adam's Advanced Graphene Ceramic Coating. Car shiny. Car protected. Not sponsored. I'm an asshole.
I am my own worst enemy. I hate being as meticulous as I am. I know that eventually I'll stop caring as much since this is my DD.
Anyway, I picked up the Adam's Advanced Graphene Ceramic Coating kit on Amazon. Luckily, it was on sale for $107.97. Now it looks like it's back over $150.
Picked up my new TR last month. Polished her up with Sonax Perfect Finish since there were the typical micro scratches here and there. Applied Wolfgang Deep Gloss Paint Sealant. Smacked some bugs on the way to work and by the time I got home to wipe them off, I noticed some of the bug guts had penetrated through the sealant and clearcoat, leaving etching. The next day we had heavy rain. Came out of work to see the sealant had all come up and was a dark yellowy, gooey mess. It then it dawned on me that the bottle I used was about 5 years old and the product was likely no good anymore, despite me storing it inside the house. Should've took a Mississippi second to think about this before using it. Time flies and I'm only human; I make mistakes.
The etching was definitely embedded into the clearcoat of the front bumper. Polishing didn't work. Stepped up to Sonax CutMax with a Lake Country orange pad. Didn't work. Broke out the 5000 grit sandpaper, wetsanded, CutMax/orange and then Perfect Finish/white. Etching gone. These bugs must've eaten straight battery acid; they weren't even on the paint long.
Next was a strip wash. For 2 hours. Prepped the car with Adam's Prep and went to town on the application. I had never done a ceramic coating prior to this. I figure if I mess it up, I have all of the equipment to start over.
It wasn't difficult but to ensure it was done right took me some time. I went slow at first until I got a feel for how long the product took to flash/set. Application was about 2 hours.
Gloss/shine is similar to most other high quality waxes/sealants I've used in the past on my other cars. The benefits being the extreme hydrophobicity, protection and longevity.
I'm happy with the results. I do have a small high spot on the hood that I must've missed. Near impossible to see unless lighting is right and I turn/tilt my head like an owl. I'll polish it down next weekend and reapply some ceramic. Also, I didn't get around to applying it to the cladding yet. Not too bad for my first ceramic coat.
Snapped a few photos before work. Anxious to break out the DSLR to get better shots.

I am currently well into the process of purchasing a freehold 4 bed detached house. The sale side of my current property is ready for completion. However, my solicitor has just raised recently that the property I am buying requires a deed of variation regarding a management company soon to be involved with the estate and this could take a while although we could potentially still complete with an undertaking in place from the sellers solicitors and management companies solicitors.
The house was built in 2019 and I have visited many times and the estate looks complete to me as in all the houses, roads and paths look complete but the management company apparently hasn’t taken over from the developer yet.
My solicitor has told me the management company will eventually take over and at that point I would need to pay an annual fee to them for a land service charge. They confirmed this fee would not be backdated.
I wasn’t expecting this and didn’t find this out until late on into the process and I wish I knew this sooner as this would have factored in to potentially passing on this property. But we do love the house and the area so we’re not considering pulling out.
I always thought it was leasehold houses that had land charges? Is this something common with modern freehold developments? And what could I be expected to pay them yearly?
Also, if anyone has a good explaination of what a deed of variation is and why it’s needed that would be appreciated. From what I currently understand is that my lender requires this prior to releasing the funds for legal reasons around freeholders(me?) being able to take possesion of the property in court without their acknowledgement.
EDIT: Also I have a small concern about how this has came up on week 13 of the process and not knowing how long this deed of variation could take to get in place, that the people were selling too could pull out if it takes too long. For context first time buyers are purchasing my property and the house were buying the person has already moved out so its a short chain.
