In response to niceguys, this sub is dedicated to exposing all the women who complain about wanting a "good man", to show what happens when women reject decent men for jerks and promiscuity, along with showing the unreasonable standards many women have while offering little to no value themselves.

2024.05.15 18:20 Working_Wind_189 My dog might be taken away from me and I'm scared

Relevant info: This is a throwaway account. I am 15, my dog is 10, he is a german Shepherd mix (mixed with some sort of small breed so his head is barely up to my knees and I'm 5'3), my mom is currently on a work trip and won't be able to help with anything for at least a month. I originally posted this on Advice but was advised to also post it here, couldn't figure out how to crosspost, so I just copied it over lol.
My (M15) dog recently escaped from our yard and ended up attacking another dog. The owner is understandably upset and will be reporting my dog. The problem comes with the fact that this is his second offense, so he will more than likely get taken away. I've had him since I was four and I'm not ready to let him go. He's a part of my family and I feel like I've failed him. I've urged and begged my dad to put my dog into a behavioral class of some sort or at least a training program, maybe anxiety meds (as my dog has been diagnosed anxious). But he's resisted everything, or just forgotten to do further research. My dog has a line we should be chaining him up to so he doesn't get out again (put up after first offense) but my parents simply haven't been doing that. I can't do anything about what happens during the day as I'm at school. I want to get my dog a muzzle (a big one so he can still pant, but won't be able to bite anything and will hopefully give AC peace of mind). I also want to get him into behavioral training for his reactivity. However, I cannot work and have no money to be able to do those things on my own. My dad has gotten depressed thinking about his little guy getting taken away and hasn't done anything yet.
I want to know
  1. is there a way I can convince animal control to let me keep my dog
  2. how do I slap sense into my dad and get him to actually do something
  3. are there any good dog training programs that I could get my little guy into (preferably cheap and online as I live in the middle of nowhere)
  4. how do I prepare for the worst
Thank you for reading this, sorry it's super rambly and scatterbrained. Any and all advice is greatly appreciated. And to get ahead of any comments yes, I know I probably don't deserve to have a dog or any pet if I can't train it properly and make sure it doesn't act out. I know he would probably be happier somewhere else with a family who knows what they're doing, but I just want my dog, I just want my best friend to stay with me. He's already not long for this world. I know it's selfish, but I just want my buddy, I just want him to be happy for the rest of his days

JLC Auditors, with its extensive experience in accounting advisory and outsourcing, tax consulting, and support for entrepreneurs, offers a comprehensive guide for those looking to establish their business in Colombia.

Understanding the Colombian Legal Framework

Before starting the creation of a company, it is crucial to understand the Colombian legal framework. Colombia offers various legal forms of companies, each with its own regulations and benefits. The most common include the Simplified Stock Company (SAS), Limited Liability Company, and Sole Proprietorship. JLC Auditors recommend the SAS for its flexibility in terms of capital structure and limited liability for shareholders.

Choosing the type of company is fundamental. JLC Auditors advise their clients on the best option based on their specific needs and business goals.

2. Commercial Name Registration

It is necessary to verify that the chosen name for the company is not already in use. This process is carried out through the local Chamber of Commerce.

3. Legal Documentation

Preparing legal documentation is a crucial step. This includes drafting bylaws, which must be authenticated by a public notary.

4. Tax Registration

Each company must register with the DIAN (National Tax and Customs Directorate) to obtain its NIT (Tax Identification Number) and comply with corresponding tax obligations.

5. Commercial Registration

Finally, the company must be registered in the commercial registry of the Chamber of Commerce. This formalizes the company as a legal entity in Colombia.

2024.05.15 18:19 SymmetricDickNipples Computershare tried to tell me book and plan are the same and I can't switch

Never had this issue the last two times I moved shares from DSP to Book entry, but today when I called the guy I spoke with was basically treating me like an idiot and saying they are the exact same thing and can't be moved. I explained that I have done it several times before, and he claimed there was no such activity on my account. I kept pushing, so he put me on hold and spoke to his boss who allegedly said the same thing.
Finally, I explained that there are absolutely differences between the two, according to CS's own terms, and I said (politely) that while I didn't want to debate, I'm aware that many people have had this exact process done almost every day, and we needed to figure out who could get it done if not him.
At last he puts me on hold again, saying dubiously that he'll try to put in a work order. When he comes back, all the sudden he was able to see "a previous work order" of mine for exactly this, which he was able to duplicate.
I doubt the guy was up to anything nefarious, more likely just ignorant, but it bears a reminder to everyone: don't give in, stand your ground, and know your rights. These are my shares, and they're going to be handled the way I feel most comfortable.

2024.05.15 18:17 goodpolarnight About UNRWA

Can anyone explain me why UNRWA hasn't been held accountable for their crimes and highly questionable actions? If I search on google all I see is that ''Israel has yet to present any evidence of UNRWA's alleged terror ties and activities'' and as far as I understand it that's completely not true. There is tons of evidence and material to show how much hamas is embedded in UNRWA.
The UN Watch is a non-profit organization that monitors the UN's activities and have taken the responsibility to hold the UN accountable for their own actions. They have been exposing UNRWA's actions for many years now, way before the war even began, and since then compiled a bunch of solid tangible evidence to show everyone what UNRWA really is not who they claim to be.
My question is this, why nobody addresses this issue? Why people say there isn't evidence when there actually is? Do people simply don't care? What needs to happen so the world will understand that UNRWA isn't what they claim to be...? People donate to UNRWA without even hesitating for a second, why?

2024.05.15 18:16 DrPepperMadam Remote video editor job scam- Awestruck

I have never had to deal with something like this before, I thought I knew EVERY tell for a scam. But I got sucked into one and I’ve spent the better half of my day having a full blown panic attack at work.
I applied to a bunch of jobs last year and eventually gave up on my job hunt. Got an email from someone named Courtney at Awestruck. Awestruck is a very real, very legit company in destination marketing. They were not behind this scam, but someone was using their images, people, and assets to pose as them.
I was emailed by Courtney, who IS a real person (but not the one contacting me) on gmail saying I was shortlisted for an interview. My first red flag should’ve been that they gave ME a time to hop on and didn’t ask for a scheduling time. I did it anyways. The pay was super good and it was for a remote video editor position, in my field.
The interview itself was the other red flag. I never spoke to or saw a live person. It was Courtney, the original person who emailed me, who I was messaging over
Microsoft teams. They gave me very basic questions and I had to answer with a video response
Then they called me the next day to say I got it, and that I had to start pre-training IMMEDIATELY after signing an offer letter and tax/banking form. They kept using very urgent phrases like “do it now” “have it done right away” and had a bit of broken English. They asked me to do a mobile deposit check of $7,600 to pay vendors to buy equipment, by printing it out and scanning it with the app. I’ve never heard of this before but I assumed it was kosher bc my bank app accepted it.
The next day, today, they asked me if the check showed up and asked me to Venmo their vendors. That’s when I finally got some sense in me and blocked him. Called my bank and they confirmed it was a bad check. The hard part is I wanted this job to be real so bad. It would’ve made my entire dream come true. So it hurt but whatever. Thankfully I didn’t send them a penny but they do have my most important info like bank numbers and even my SSN. I know how to protect my bank account but if anyone has any comprehensive advice on what to do about the SSN , I would be grateful. I keep getting sent to the same places to “learn more” about protecting my identity rather than reporting something. Nothing fishy has happened with my credit or bank account yet, but I don’t know what to do if they just keep my SSN?
Anyways, I hope this alerts some people and I don’t wanna hear it about how dumb I am, I know, trust me.

2024.05.15 18:16 Previous_Science7675 The Many Benefits of Using a Property Management Company

Property management companies like real estate companies in Sri Lanka are entities that handle the day-to-day operations and maintenance of real estate properties on behalf of the property owner. If you intend purchasing a commercial property for sale or villas for sale in Sri Lanka, it is such companies that would help you to better manage the property and handle the nitty gritty on your behalf. Their responsibilities can vary depending on the type of property they manage, but generally include tasks such as:
· Tenant Relations: Managing tenant inquiries, screening potential tenants, handling lease agreements, and addressing tenant concerns or complaints.
· Rent Collection: Collecting rent from tenants, enforcing lease terms, and pursuing delinquent payments if necessary.
· Property Maintenance: Coordinating and overseeing repairs, regular maintenance, and upkeep of the property, including landscaping, cleaning, and ensuring that everything is in good working condition. They will even handle the management and operations of agricultural land like coconut land for sale in Sri Lanka.
· Financial Management: Handling financial aspects such as budgeting, accounting, and reporting to the property owner. This may also include paying bills, property taxes, and other expenses related to the property.
· Marketing and Advertising: Advertising vacancies, showing the property to potential tenants, and implementing marketing strategies to attract new tenants.
· Legal Compliance: Ensuring that the property complies with local housing laws, building codes, zoning regulations, and safety standards. This includes handling eviction proceedings if necessary.
· Tenant Services: Providing services to tenants such as handling maintenance requests, resolving disputes, and addressing emergencies.

Property management companies aim to maximise the value of the property while minimising the stress and workload for the property owner. They act as intermediaries between the owner and the tenants, handling various administrative, financial, and operational tasks to ensure the smooth operation of the property.

The many benefits of using a property management company
Using a property management company can offer numerous benefits for property owners, including:
· Time Savings: Property management companies handle all aspects of property maintenance, tenant relations, and financial management, saving property owners valuable time and effort.
· Expertise and Experience: Property managers are professionals with experience in real estate management, ensuring that the property is well-maintained and managed efficiently.
· Tenant Screening: Property management companies conduct thorough screening processes to find reliable tenants, reducing the risk of problematic tenants and vacancies.
· Rent Collection: Property managers handle rent collection and pursue delinquent payments, ensuring a consistent cash flow for property owners.
· Property Maintenance: Property management companies oversee regular maintenance and repairs, preventing small issues from turning into costly problems.
· Legal Compliance: Property managers stay up-to-date with local housing laws, regulations, and safety standards, ensuring that the property is in compliance and reducing the risk of legal issues.
· Marketing and Advertising: Property management companies advertise vacancies and attract potential tenants, minimising vacancy periods and maximising rental income.
· Emergency Response: Property managers handle emergencies such as maintenance issues or tenant disputes, providing quick and efficient solutions.
· Financial Management: Property management companies handle budgeting, accounting, and financial reporting, providing property owners with transparent and accurate financial records.
· Peace of Mind: By outsourcing the day-to-day management tasks to professionals, property owners can enjoy peace of mind knowing that their investment is in good hands.

Using a property management company can streamline operations, minimise risks, and maximise returns for property owners, making it a valuable investment for those who own rental properties.

Are there any challenges involved with using a property management company?
While using a property management company offers many benefits, there are also some potential challenges to consider:
· Cost: Property management services typically come with fees, which can eat into the rental income. It is important to carefully consider the cost-effectiveness of hiring a property management company, especially for smaller properties or in markets with lower rental yields.
· Finding the Right Company: Not all property management companies are created equal. Finding a reputable and reliable company with a track record of success can take time and research. It is essential to thoroughly vet potential property management companies before hiring them.
· Communication: Clear and effective communication between the property owner and the management company is crucial. Miscommunication or lack of communication can lead to misunderstandings, delays, and dissatisfaction with the management of the property.
· Lack of Control: Some property owners may feel a loss of control over their investment when delegating management tasks to a third-party company. While property managers are hired to make decisions on behalf of the owner, some owners may struggle with relinquishing control.
· Quality of Service: The quality of service provided by property management companies can vary. Issues such as slow response times, inadequate maintenance, or poor tenant relations can negatively impact the reputation of the property and its profitability.
· Tenant Turnover: High tenant turnover can be costly for property owners, as it results in vacancy periods and additional expenses related to finding and screening new tenants. Property management companies play a crucial role in minimising tenant turnover by providing excellent tenant relations and timely maintenance.
· Legal Liability: Property owners remain ultimately responsible for legal matters related to their properties, even when they hire a property management company. It is important for owners to ensure that the management company they hire is knowledgeable about local laws and regulations to avoid legal issues.
· Conflict of Interest: In some cases, property management companies may prioritise their own interests over those of the property owner, such as by recommending costly repairs or maintenance services from affiliated companies. Property owners should be vigilant and ensure that the management company acts in their best interests.

Despite these challenges, many property owners find that the benefits of using a property management company outweigh the potential drawbacks, especially when it comes to saving time, reducing stress, and maximising the profitability of their investments.

2024.05.15 18:15 Presently_Absent Can you set up pCs as meeting hosts/Attendees?

We are a workspace org and when someone logs into a boardroom computer, they need to log into gmail and join a meeting from their personal account. They then show up as the attendee for that meeting, even though there may be 10 people in the room.
As a first step, I'm wondering if there's a way to set it up so that the ROOM is attending the meeting, rather than a specific person? I can imagine one way - give the room its own account in our domain and then its own gmail address, but this would only work if the "room account" was then invited to each meeting it's hosting. good luck if you have to move a meeting!
We don't have google meet hardware, as we are an AEC firm and typically need to browse models and run software on the machine, not just present google slides etc... so I'm wondering if there's a way to make this work in the admin area without needing to involve workarounds.

2024.05.15 18:15 bonvoyage1975 Need advice on investment structure

I’m 44 in a creative field at a corporate tech job which is relatively lucrative but I don’t identify with on a personal level. Have a side hustle that I love to do but it’s more of a passion than something that pays the bills.Married with a child. My husband had his own investment vehicles which have a substantial balance. I take pride as the child of immigrants who sacrificed a lot to give me the opportunity to be able to earn a salary like my current one. I don’t think of my husbands investments as mine although the idea is to both work hard to enjoy our retirement when that happens. I just learned about fire and think I need to structure my finances more intelligently to get free quicker and live more meaningfully. I have $140k in my 401k. With my employer I have $160k in vested RSUs (kept it in the single stock, think large tech/retail). No debt. 6k in a reg savings account as an emergency fund. I may sell $60-100k of stock if we can find a home to buy in the next year or two, live in a high cost of living city so we will split the down payment. Things on my mind are the risk of having all that investment in one stock and also saving for my child’s education. Leaning on the wise minds here to weigh in with advice, thanks!

2024.05.15 18:15 Critical-Try1013 Leela is a terrible self-centered hypocritical person!

The way she emotionally manipulates Devon in S5 is crazy. First she strings him along purposely pretending like she may want to have kids in the future knowing he wants them, but tells everyone but him that she doesn't want kids. When he finds out and rightfully breaks up with her, she takes no accountability and tries to make it seem like it's only his fault that there's tension with them at work. In S5E22 when Devon goes to the interview she ambushes him in his office out of nowhere starts giving him puppy dog eyes "so are you going to take it" when he tries to see if the relationship can be saved, she blames him for it ending because he wants to have kids, when her hypocrite ass did the same thing. Devon points out how she literally makes all the decisions affecting their relationships without consideration for him or his feelings while being in a relationship: her job, her eggs, her body, and her future. Instead of taking accountability the self centered hypocrite starts to guilt trip him saying he's blaming her for abandoning his friends and the hospital that made him, when his real friends want him to do what's best for him. I hope Devon finds someone better than her.
Just like last time I already a bunch of you guys are going to call me sexist because I dared utter some criticism of woman and down vote this, so enjoy.

2024.05.15 18:14 sunn_vaeide 22F - Looking for friends on pc to play and vc with

Hello! Like most other people here I am trying to make so friends. Ideally something long term not just for a short chat or anything. And of course like the title says I want to meet people who like to vc as well, on discord specifically, and if you play games on pc that is even better! But anyways on to me :p
So I am from Japan but I will be moving to the US temporarily for about 6 months for my job. But even so I am kind of chronically online outside of work so I am basically always on at strange times, so no matter where you are time zones should no issue!
You could call me a pretty massive nerd and also kind of antisocial, outside of work at least, I love anything to with games, tech, and science. I guess I sort of collect games, I have over 600+ games on steam. If you want more specifics I mostly play strategy, 4X, simulators, and FPS's. Recently most of my time has been taken up by Squad, Assetto Corsa, Manor Lords, and Helldivers!
If games are not your thing though that is okay too! I love the outdoors too and working out. Snowboarding, surfing, and spearfishing are some of the things I like to do whenever I can get myself outside of the house.
I am active military as well so if you are also feel free to say hi as well! always cool meeting others in the same career as me.
But of course I am much more comfy just sitting in my room playing games, watching, anime, or reading so that is where you will most often find me. I love talking about anything really especially learning about other people and how it is where they live.
If any of this sounded interesting to you feel free to message me, and of course please actually tell me something about yourself, "Hi" or "Hey" does not really tell me much about you. Also Reddit sort of hates me and does not give me notifications so if I am slow to respond so sorry! But anyways have a good day/evening!

2024.05.15 18:14 Walouisi Please help: http request data extraction

Hi all! I'm new to n8n, I'm self hosting and have no issues with setup/authentication, but I kind of have no idea what I'm doing. Please help or point me to any guides which might help me to figure this out.
I'm trying to create an automation which fetches a monthly archive of chess game data from a public API endpoint set up by chess.com, parses it and enters it game by game into a database on Notion, triggered by a click, intended as a one-time import.
As an example of the API endpoint I'm working with, (apologies to Kamryn I'd just rather stay anonymous so using her games as the ex.), https://api.chess.com/pub/playesmalltowngoose/games/2024/05
The properties in my Notion database are Url, PGN and timeclass, which are also properties delivered by the API call, which is handy, and I'm happy for these to be copied word for word. I'd also like to snip and extract some information based on logical operators: for each game where the white>username is e.g.smalltowngoose, i'd like to display the white>result in an additional property in my Notion database named Result, and otherwise display the black>result. You can see what I'm getting at, if the username is my target username, I want to display the result for the colour of pieces they played the game with in a Result property. I also want to identify the Opening played via the PGN, remove the dashes between the words, and display that in an Opening property in Notion.
I'm also then trying to create a secondary automation which simply updates the target Notion database with any new entries added to the monthly archive API (reflecting further games played during the month), without affecting or duplicating the existing entries.
I've set up an HTTP request node which successfully fetches all the data here. But I can't seem to figure out how to use the HTML extraction node to get the data I need, parsed for game by game. I seem to only be able to drag extraction values for single games, rather than the value as applied to any and all games. If I can figure that out, then although I'm pretty sure I could set up my first automation which transfers the data, I don't know how to configure nodes to achieve my second automation.
Honestly help with any part of this would be helpful, I've been scouring the web for solutions and youtube but half of it goes over my head and the other half is useful information which I can't figure out how to apply.

Compiling QMK to Blok - anyone succeeded?

My command:
qmk compile -c -e CONVERT_TO=BLOK -kb boardsource/microdox/v2 "boardsource-microdox-v2-boardsource-microdox_comfort-v04-00-00.json"
The result and error:

Notes, including about environment and project files:
I would try a target of a generic RP2040, or some other specific variant like the Sparkfun Pro Micro RP2040, but as near as I can tell, the Boardsource chose a slightly different pin configuration for the Blok.
Any advice? Has anyone got this configuration working?
I'm on day two, hour ~10. At this point I'm wishing I had chosen a different controller, QMK support for the Blok controller seems weak at best. But by all accounts, it at least seems possible. (And I'm not an EE - barely know how to solder - and although a former programmer, know little about working with makefiles.) I used to have a v1 Microdox, I loved it so much. Was painless to program and flash with QMK Configurator. But one of the TRRS cable connectors broke off after about 10 replugs, and for some reason I don't remember, resoldering didn't seem to be an option. Pro-tip: superglue that sucker to the board, taking care to avoid the metal jack connectors! And try not to un/replug it if possible.)

2024.05.15 18:14 PhaseDota Checkpoint SDXL with 100K+ images - Best approach?

Hi, I'm finding it very hard to find signal through all these noise so thought I'd ask here.
I have a proprietary dataset of 100k+ images, and high quality captions for each.
I want to train an SDXL checkpoint, but I'm not sure where to start. What's the best way I can go about this? I've seen people recommend outdated and archived repositories, half the youtube videos that pop up are LoRAs not finetuning, and not a lot of people it seems deal with as much data as I will need to.
I have a background in CS and ML (just not diffusion models) so I don't mind the technicalities, and I can work my way around code, deployment and technical jargon. Just lots of outdated information out there and a lot of very non-technical noise to sift through on Youtube / Subreddits so I'm feeling pretty frustrated.
Any help would be very much appreciated!

2024.05.15 18:13 enderandrew42 Remote Alert Handlers

I have read the documentation for Remote Alert Handlers, but I have a question.
It says that Checkmk will log into a host over ssh and then execute the commands as a user. The default is root. It generates its own SSH key when you create the rule.
How is that key authorized to authenticate as root?
Why does it need to SSH at all? Why not just send a command to the installed Agent to run the command?
For security reasons, we do not allow SSH connections as root. I think that is a sane policy most everyone should have. How do Remote Alert Handlers work in that case?
I'd prefer to create a service account in our IDM system with an SSH key, and have CheckMK use that, and then sudo to run the Remote Alert Handler. Is that an option, and if so, how?

For tight deadlines I can deliver the same day as long as I am contacted at least 4 hours before deadline.

2024.05.15 18:12 Commercial-Trash-226 Recently employed and I think I'm gonna suck

I just got my first big girl job after finally graduating from university. It's a trainee bookkeeper position. It feels like admin honestly. Right now they're teaching me how to use their accounting software to capture transactions and all. I am struggling to mentally keep up. I keep making the smallest of mistakes. I made notes during training sessions but I struggle with reading and retaining. Today I struggled with something that's right there in my notes amd I read it 10 times. Something very mundane and simple, even the guy trying me was worried.
I can't afford meds at the moment and honestly they're what helped me get through university. Without them my mind gets bored and I struggle to keep up during training sessions. Or I'd think I'm doing the right thing only to realise after an hour that I messed up.
I really need this job. If anyone has any tips to cope until I get meds again I'd really appreciate it. The job is so simple but my brain is doing that thing where it works against me. The long hours don't help either (07:30-16:30).
Also I struggle to focus when there's alot going on in my environment and I think that's one of the reasons why I'm struggling. My department works hand in hand with others so very often people randomly come in to talk to the others about an issue. And people here are all so extroverted. So they're always talking and socialising. The million voices throw me off honestly. And I get anxious because of how I stick out by being the one queit person in the office. My manager even asked why I don't talk much 😭

2024.05.15 18:12 kdeluxe Inflexible Anarchism

I'd love some feedback from those who consider themselves anarchists, a term I found somewhat negative until a couple of years ago, when my views changed mostly thanks to Cool Zone podcasts as I learned the actual history of anarchy and what the term actually meant.
Meant. Not means. I get that people like holding on to their history, but if you don't want to fall further into some sort of cult status, if you want to win hearts and minds... why not adapt?
Anarchy just came up again a couple of days ago as Tony Blinken said "An all-out Israeli offensive on the Gaza city of Rafah would provoke "anarchy" without eliminating Hamas". This is the common use of that word, and has been for a while.
Or there's the new leader of Argentina, who uses the BS term "anarcho-capitalist" to describe himself, and fairly progressive podcasts on Crooked Media (from people who worked with Obama and should have a better handle on historical political movements), keeps making the leap to calling Javier Milei an anarchist. Without the capitalist qualifier, which of course makes it mean just about the opposite.
More and more I'm sympathetic to anarchist thinking, except they make it so hard to attract others because they refuse to come up with a new term that isn't as seriously poison pilled. For generations the enemies of anarchists have tried to drag their names through the mud and erase their accomplishments, and they've had a lot of success. The term no longer means what it used to, except within a very fringe slice of the Left.
Taking it back seems impossible, so without more flexibility in their strategy, Anarchism is shooting itself in the foot. Or at least that's what it looks like to me. But maybe there's some reasoning I'm unaware of?
