Wanted a few opinions on this situation: moved out of a rental at the end of march and did a walkthrough where the landlord said everything looked great and we (my husband and I) were the best tenants he'd ever had. We only lived there 11 months (left 1 month early due to military orders). At the walkthrough, he said 'he didn't have the funds to return our security deposit because he thought he would have found a new tenant by then and would have given us their security deposit. We gave him nearly double the notice required to terminate a lease due to military orders. He said he had 30 days to get it to us. We moved away out of state.
31 days after we move out we receive a horrible letter accusing us of all sorts of things and saying we aren't allowed to break the lease so he's keeping the deposit. Unless he never hears of this again, he'll be charging us for various things (one is a retroactive increase in rent). The only thing fathomable that could actually be charged to us is he is claiming water damage from a wall ac unit and a months rent for not being able to rent the home due to repairs. The home was listed for rent and the listing updated every few days during the month it wasn't rented. He lowered the rent and the listing has been down now for about a week so I doubt he did any repairs but just couldn't find a tenant. 100% we had absolutely no knowledge of a leak from the ac unit. He is claiming the ac, wall, door, doorframe, and front porch light are all not repairable. The ac was above what should have been the front door but he lived in the garage of this house so we were basically not allowed in the front yard and used the back door as our front door and exited to the street behind the street this house was actually on. He put large plants and other of his items on the porch essentially blocking us from coming out as well. It's a very long story regarding our backwards house but essentially we did not use the front door at all, under 10 times in that year. We did clean the filter for all of the acs monthly (I have extremely severe asthma) and never noticed any water issues. There was no water on the floor or dripping. I have a picture from the day we moved out and in the picture there is no visible water damage. The ac was working on the day we moved out.
Before we moved in, he told us he was going to replace all 4 wall units. That didn't happen and he told us he was going to do it while we lived there and that didn't happen. All of the acs were horrible and we used to make passing remarks of how hot it was to the landlord. He eventually said he's not replacing them until the one above the door stops working completely. I also have texts from him saying that particular ac can't be turned down past 76 or it will break. He literally lived right below it and heard it running (it was on 76). Basically, I am certain there were problems with that ac and he was aware of it but I was not aware at all that it was causing water damage, if it actually was. I wish I had known because I would have insisted he replace it. I'm thinking he either did actually get around to replacing it and discovered it or is making it up.
I have contacted a lawyer to send him a demand letter but my husband is now worried about what if he does actually try to sue us? What if he decides to rip out the whole wall and sue us for tens of thousands? Doesn't he need to prove we were aware of this water damage? In his letter he stated he asked for entry into the house each month to service the ac but we denied him and broke the ac by never cleaning the filter in 12 months. He never asked us once to service the ac and entered the house on several other occasions, once to fix a plumbing issue and once to replace the dishwasher. Plus a few other times we invited him in. There is no clause in our lease saying anything regarding reporting damages, water damages, or we are responsible for maintaining the ac. My parents also came to stay with me for nearly 2 months while my husband was away and they are willing to write a statement that they never saw any water damage whatsoever. My husband doesn't want to send the demand letter at all because the letter we received we full of just bizarre untrue statements and he feels like he will make up a huge lawsuit. Even appearing for a lawsuit would cost us a ton in travel so we really don't want to get involved with that. I do want my deposit back but I feel like this water damage thing is totally made up or can't reasonably be blamed on us?

After cleaning out the tub of some grime, I noticed some food buildup on the water inlet assembly on the side. I dissolved that with some Drain-O, because there was nothing that could fit into the small plastic "water maze". That didn't fix the error, so I finally resorted to taking off the entire drain and sump assembly and removing the microfiltration system. Despite their claims that the water is "continuously filtered", do you suppose the filter might have been gummed up? Oh yes.

Dishwashers have a lot of crud that go through them. Their internal testing should have shown that buildup of food was a definite possibility. I had to pull the entire dishwasher out, flip it on its back, and find the service manual to disassemble and remove the entire goddamn sump and drain assembly, then disassembled that to get at the filter, for which there is no manual, or assembly diagram, or any such thing. Hopefully I put it back together the way it was intended.

For anyone else coming after me, if you're getting the E1F9 error (tub drain error) and no obvious obstruction, it's very possible your microfilter is all gummed up. I found the service manual here.

At random times, the dishwasher will make its power up/activation noise (like someone pressed a button) and light up the control panel, with nobody in the room. Yesterday it also refused to do so when someone pushed the actual buttons, and required cycling power at the breaker. I thought it had finally given up the ghost at that point, which would have been tragic, because I actually really like this dishwasher (it came with the house, installed in a 2017 remodel by previous owner)
Bad control board? I Used to have a dryer that would randomly sense button pushes (to be point of it actually canceling cycles in progress), but that one was a capacitive touch control and the dryer didn’t have an adequate chassis ground, and grounding it solved the problem (so I suspected static buildup). This dishwasher has actual buttons, a ground, and it’s humid af right now, so static seems an unlikely culprit.
From the GE parts diagrams I can’t conclusively tell which part I need, although it seems that the long skinny board across the top of the door does in fact provide all the control needed for the unit, and should be relatively easy to replace if it comes to that.

Please bear with me as I’m a homeowner and may not use the correct terminology here, but happy to answer any clarifying questions.
I live in a fairly large house with two standard gas fired tank hot water heaters. When we purchased the house, one of the hot water heaters supplied the entire domestic water supply, and the other hot water heater supplied two hydronic air handlers for our forced-air heating system. We recently renovated the kitchen and added a breakfast room with an additional dishwasher, sink, and refrigerator with water dispenser. The plumber described the existing plumbing as having been piped by “squirrels on methamphetamine“ and noted that a number of the hot and cold water supply pipes were reversed inside the walls- we discovered this when the refrigerator dispensed hot water. I have come to believe that they may have pulled some of the new pipe from the recirculating system that supplies the hydronic air handlers. My understanding is that water that has run through a hydronic air handler is no longer safe to drink or use to wash dishes. How concerned do I need to be, and do I need to go back to the GC and have him hire someone to come back in and re-pipe the new fixtures?

Hot water coming from cold taps including toilet
Just over the last few days we suddenly have hot water coming from cold taps. Only for a few seconds before going cold again. The toilet runs ever so slightly and the result of this is the entire tank fills with warm/hot water. What is going on? And no there is no hot water plumbed to any of the cold taps or the toilet.
The taps where I've noticed it most are the main bathroom (separate taps, not mixer) and obvously the toilet, which are close to the HWC. I've also noticed it in the kitchen. We have several mixers in the house (2x shower, 1x ensuite tap, 1x kitchen, 1x laundry), washing machine and dishwasher are only hooked up to cold water. I've read that failed mixers could cause this but no idea how to start eliminating them as mostly they don't have isolations valves I can use.
If it helps this is what our standard electric HWC looks like (this is in New Zealand, house approx 30 years old, in case something looks "not to code" by US standards).

Personally I love real estate investing and I think it's important to not no path is the right path or wrong path it has everything to do with your goals, time involvement, type of activity you are willing to use your time for, and your skillset.
If you are looking at rental real estate here are some things to consider:
-Current Environment
This is very important for structuring the investment property. The current environment is higher interest rates for purchase. Your cash position will allow you an advantage on single-family rentals as higher interest means the average person looking to buy will have trouble coming up with the cash required to have an affordable payment.
-Cash
Having cash allows you to create a profitable position easier for the higher interest rates currently. You can also purchase properties that require more improvement and sold at a large discount. This can be seen in BRRR strategy and there is a ton of great content from bigger pockets about this on youtube as well as plenty of other sources.
-Deal
Once you found a property you want you have a lot of different ways real estate deals can be structured to find profitable situations depending on the goal. As a rental investor you are looking at both long-term and short-term whereas flippers are looking purely at short-term. This allows you to work with the seller depending on what their goals are. There are plenty of sellers getting lower offers for their houses as the home buyers are trying to afford the payment with less cash. These sellers may have the means to offer lower interest payments or better deferment if they can get the price they want depending on their equity and other factors. Plenty of content on this subject and I think it's extremely undervalued.
-Improvement Cost/Time
Make sure you have the home inspected and take your time to find high quality here. A good inspection can give you leverage to make the deal even better while a poor quality inspection could leave you in a world of pain. Take time to understand the needs and the time they will take to complete before you can even bring the property to market for rent, again this can be great leverage. Keep in mind these improvements will need to be done regardless and this could make it even harder to sell to someone looking for a home as they typically won't want to live in a home that's under construction. Most banks won't lend home buyers money to purchase homes that are not up to code or require considerable cash which they don't have.
-Involvement
Decide where you will and will not be happy to involve your personal time. In the beginning, it would be important to involve yourself in the property more and as your debt service obligations lessen over time you can choose a property management company to take more of these tasks over for you.

Maintenance & Grounds- Depends on the property but for the sake of a single-family rental we assume the tenant is responsible for general upkeep(air filter,lawn, carpets etc.) You still will be responsible for the toilets, built-in appliances (range,microwave, dishwasher etc.), water heater, plumbing, sprinklers if permanent, and more. Make sure you have plans in place to deal with these as this is again extremely important to be quick to resolve. I think many often forget rentals are partnerships built on trust. There is nothing better than to make sure your renter who you depend on to pay promptly and care for your property like their own to return that with making absolutely sure they know you truly care about their family being taken care of in their home. Think hard on the moments someone went the extra mile for you and how much it meant and make sure you find pride in creating this feeling for them.
Note: Many of the involvement items can be done through a single mobile application. I recommend that the application you choose have full communication built in so you can use your phone but not your personal number and all communication can be documented within the application. If you plan on managing remotely this is great for video walkthroughs as well.
After these considerations, I know it can seem daunting but most investments feel this way when you first get going just like new careers or anything else that is truly meaningful. A technician came out and said they coudlnt repair it so a new dishwasher will be needed. We received this message from choice home warranty:Great News! We have received the diagnosis on your claim. We have determined, the best long-term solution is to replace your Dishwasher. In lieu of replacement, we are offering you funds in the form of Lowe's eGift Cards based on your current system's features and capacity, to select the system of your choice.They will give us a lousy $246 after paid $75 for the technician to come out . If we fight this, could we get more? The dishwasher clearly does not work and 246 is ridiculous. There are A LOT more issues with the house (old and leaking roof, plumbing issues, etc) not sure if its even worth it to file claims- and each claim they send a technician -- charging $75 and they may not even cover a thing .

We purchased an old home with original appliances. Dishwasher is not working at all and decided tot ry to file a claim with the one year home warranty the seller provided. A technician came out and said they coudlnt repair it so a new dishwasher will be needed. We received this message from choice home warranty:Great News! We have received the diagnosis on your claim. We have determined, the best long-term solution is to replace your Dishwasher. In lieu of replacement, we are offering you funds in the form of Lowe's eGift Cards based on your current system's features and capacity, to select the system of your choice.They will give us a lousy $246 after paid $75 for the technician to come out . If we fight this, could we get more? The dishwasher clearly does not work and 246 is ridiculous. There are A LOT more issues with the house (old and leaking roof, plumbing issues, etc) not sure if its even worth it to file claims- and each claim they send a technician -- charging $75 and they may not even cover a thing .

Long rant skip ahead if it's too long for you. Renting for 1.5 years so far .Not too bad of a location for work , however the price of rent is high for the lack of maintenance on the property .My landlord was aware from the beginning that my fiance and I are both carpenters /painters electricians and capable of doing plumbing among other things that were beneficial to remodeling or repairing.Her eyes lit up, hinting she had some repairs she might want us to do cheaply for her ,and once we moved in she began asking me for finish carpentry jobs and to repair other contractors shoddy work prior to us having moved in.Both of us are full time and we have 4 jobs between us both so we were not willing or even able to take on personal side jobs for her WE MADE THAT CLEAR . Soon after we told her were not able to do side jobs for her ,we started to see what a nightmare of a landlord she has the potential to be since moving here .
●countless pictures of trashcans out for 5 min while loading garbage from the house on trash day
●told me my door step is common place for neighbors to store their trash /belongings on because they have no room in front of their own door
● told by her verbatim can have a ring camera as long as I don't make holes or wire anything .But when I soft mounted one on the Door with a tension knob ,she took photos and said the other tenants don't have one so why should we.(packages stolen and homeless try to get into our property regularly) it doesn't state in the lease we can't have a ring camera .
●She won't allow us to pay rent past 5:30 even though we pay 1 day early and then she collects rent close to 11 pm at night if she has something to do and it interferes with her schedule.
●She was aware of a leak in our bedroom when it rained and went upstairs in the attic and tracked fiberglass insulation through the house and then stated the person who set up the gas must've spilled water up there.
●Was aware of broken cabinets before we moved in , water leaking under the sink ,did a walk through and never sent anyone to repair
●told us during the house showing ants are a problem in the Summer, when we asked her to give us traps when summer came she stated "there was never a problem before " we are to blame ...
●since moving in had to replace baseboards from previous tenant mopping and water absorbed into the wall ,plumbing fixtures ,cannot use broken washer and dryer so we go to the laundromat with weeks worth of clothing due to our hectic schedules.
LEASE STATES WORKING APPLIANCES dishwasher hose improperly installed leaking under the sink .
●She tells other tenants not to talk to each other and told us the people in number 1 are assholes and number 5 don't speak to them, but the ones who take up our doorstep are saints to her !!!We spoke to number 1 and he has taken her to court before for not allowing his son to live with him and also found out we are paying 400 more dollars than them for less space.She is creating animosity between tenants so we don't find out who she really Is.
CURRENT ISSUE IN QUESTION>>>>>>>> My fiance pays an additional 100 dollars for parking yet she has a garage door in his parking space shes been storing there since we moved here. past 2 weeks a large bush of vines have fallen into his space and he kindly asked her if she needed help removing it ,she fired back with :its already too late you bent and damaged the garage door ",it was already damaged when we moved here but what is it doing in a paid parking spot? She completely ignored the vines and bushes falling into the space, scratching up the truck and decided to make It about a garage door she has no right to store there.No answer as to what it's doing there .Do I have a right to remove this and call LAHD based on previous list of complaints or should I handle this another way? MOVING IS NOT REALLY AN OPTION AT THIS POINT .WOULD ANYONE HERE CONSIDER THIS DISTURBANCE OF PEACE ?WHAT GROUNDS DO I HAVE TO TAKE HER TO COURT ?any help and reading this is appreciated

Not sure this is the right sub, but I think its a plumbing problem in the end so hope someone here can help:
We have a table top dishwasher (Panasonic NP-UW5PH1D, Chinese model since we live in China). We recently moved into a new flat with a larger kitchen and it so happens that we have an empty cupboard next to the sink. It has enough space to fit the dishwasher (also with the recommended spaces to the sides and top), it has a power outlet and the cupboard wall even has a handy hole that can fit the tubes that would need to go to the water supply / sink.
Now the only problem I'm not sure about, the drainage outlet of the dishwasher would be lower than the connection to the sink. So the drainage would need to overcome about 30cm of height. Would this cause a problem and if so, is there any "trick" to fix it? (We have checked the instructions of the dishwasher but it only shows the installation when placed on top, no word about height differences or anything along these lines)

We own a small independent pizza shop, and are working on opening up a coffee shop for my wife. Not on the restaurant Equipment business.
I recently saw the Red Lobster Auctions and while I didn't need 90% of the stuff, I saw a great opportunity to get a full POS, lots of plates, smallwares, etc, for a deal.
We actually were outbid but the winner failed to pay so it was offered to us. Awesome! Except then the trouble started.
The auctions were listed as Entire Restaurant Contents. There was a "Sample" inventory list but it was noted that items would vary by location. In the photos on the auction were two items of great interest: A large Ice Maker and a Conveyor Dish Washer.
Thursday evening I contacted two movers who specialized in restaurants (which actually cost significantly more than the auction itself), due to all the stuff being listed as having to be our by end of day Friday. Then I was told the pickup window was actually only 6 hours (9 AM to 3 PM), no big deal though, hired one more mover.
Next bit of trouble came after paying for the auction, which is when they sent an exclusions list. On it there were two exclusions of concern: Dishwashers (if Eco Lab Branded) and Ice Makers in some locations. I verified the pictures of the Dishwasher, no Eco Lab branding, phew. Verified that the ice maker was not only in the list of items but also in the pictures. Figure my location must not exclude it, otherwise why show 5 pictures detailing it.
Then my team arrives. Everything is gone except for the big equipment. The televisions at the bar, the pots, pans, cleaning supplies, smallwares, blenders, mixer. The only things left was the large equipment, most of which was connected, and tables / booths.
For reference on this next parts, my bid on live auction was on Monday, this was now Friday. Two representatives were on site: The old General Manager representating Red Lobster, and a sub contractor representing the interests of the auction company.
When asked about all the missing equipment, the General Manager said they bought a large dumpster on Wednesday and all her team came in and threw everything away in the dumpster, which was already gone. Extremely unlikely, as I doubt Red Lobster would spend the money to throw away items that they're auctioning off. It got even weirder when "employees" showed up and were overheard talking about picking up items from the restaurant.
While my team leader tried to sort all of that out, the rest of my guys went to work on disassembling items. Except, Everytime they touched something (undercounter bar cooler, bar taps, booths, etc) they were told, "Oh no, that's not included," or, "Someone else already bought that."
After about 2 hours of back and forth, the on site representation finally conceded to let us take MOST of the stuff that was still there (which wasn't much). Because of the now reduced time of only 4 hours, most of the valuable stuff being gone already, and the high end items like the dishwasher and ice machine now being excluded, we only filled 2 of the 3 trucks.
I have called the auction company and apparently they said that my experience was not alone, and they were currently having a warroom on what to do next because of all the issues. They said they will likely have some solutions in how to make it right on Monday. The representative on site tried to get my team to sign a waiver of liability before leaving, but we refused.
What can I expect from this process now, and do I have any legal recourse? I would have thought that the buildings would have been secured to prevent theft while the auction was going on but obviously not. My biggest concern is that, while my costs weren't horrible at 15k, only $5500 was to the actual auction, the rest was to transportation. I certainly have concerns now that I won't be able to make my money back, let alone a profit. I know that it's a gamble, but I feel like this experience was borderline fraudulent. Any suggestions?

If nothing else, I feel like the auction violates the law in my state (Florida), as there is a statute that covers misrepresenting facts. Specifically FSS 468.388 Subsection 11b 1 through 3 which reads:
No licensed auctioneer, apprentice, or auction business may disseminate or cause to be disseminated any advertisement or advertising which is false, deceptive, misleading, or untruthful. Any advertisement or advertising shall be deemed to be false, deceptive, misleading, or untruthful if it:
1. Contains misrepresentations of facts.
2. Is misleading or deceptive because, in its content or in the context in which it is presented, it makes only a partial disclosure of relevant facts.
3. Creates false or unjustified expectations of the services to be performed.
The auctions were listed as Entire contents, with the only exclusions listed on the auction in the terms being "Photos may show items that are not included in auction (e.g., infrastructure, HVAC, plumbing, etc."

Hard water damage??
We recently moved into a 7 year old single family home rental. Right away, we began to notice issues with the plumbing. I've reported everything to the property management company but the owner refuses to fix anything.
Every drain in the home is either severly deteriorated and/or heavily corroded, including appliances like the clothes washer and dishwasher. This has caused leaking behind the tubs/shower pans which has lead to mold growth. There's also large cracks in the tile of the home, spanning 20+ feet, but I'm not sure that's related.
We're already planning to vacate but our state isn't very tenant friendly so we have to build a strong case for leaving. I've tried to hire plumbers to help us but they refuse to even enter the home without the owners permission.
The water test sample you see came from a bathroom sink, which should be traveling through the home's water softener. But I don't think it's functioning. The pipes all around the water softener are heavily corroded and the pipe where the regeneration comes out drips 24/7. (I believe this means the water softener is leaking?)
Could this level of hard water-ness be the cause behind all the plumbing damage and deterioration? Especially considering the young age of the home?
P.S. The home is in a very nice, expensive neighborhood.

We have a 100+ year old home with a concrete basement that needs to be redone. Parts of the slab are cracked/buckled like a water line exploded underneath it and now a fresh new joy of discovering a hole in the concrete near the floor drain where our laundry drains into. This is also the same part of the floor where the kitchen stack drains into as well, but through it's own pipe and a little farther down. The drain floor hole is inconveniently immediately next to the drain pipe hole and if we wash a load of laundry, bits of concrete break off and make their way down the drain despite our best efforts to put in a mesh catcher - this has caused a plumbing issue that I'll deal with after the floor is fixed. We are unable to run the washer or dishwasher until his hole is sealed and I figure why not do the entire basement floor since it all needs to happen anyway?
That being said, I don't exactly want or know how to tackle this project myself. Who would you recommend locally for a contractor that could dig out the current concrete flooring and lay a new one (preferably sealed) that won't cost me my first born? What rough estimates should I expect for the cost? I'm guessing on size since I can't really measure it but square footage is around 1200-1500 total for the entire basement, which is a mostly open space.

I've been with my boyfriend (35M) for 5 years, and I've recently started questioning if he's emotionally abusive. It's been building up for a while, and I feel like I'm at a breaking point, decision point. I'm unsure why it's taken me this long to question everything. I wanted to share some examples and get some advice. Long post, bear with me.
**Navigating Home Incident: He was driving home, I was navigating the gps, and there was a weird split in the road, hard to tell. We missed it. He said, "You fucked up," just because he was stressed driving. I was doing my best.
**Frequent Verbal Abuse: He often says things when stressed or in an argument/tiff/conversation like the below. It can be straight after he has asked for my input them he tells me to just leave when I didn't do anything,, particularly the last 3 but definitely the F words have happened: - "Fuck you / fuck off" - "Just leave me alone" - "Just go away" - "Don't talk to me" etc.
**Mixed Messages: He demands my help like a dog and can also get easily angry and stressed. But I have so often got in trouble for trying to help, or console him. That's when he has said the above things. So more recently I have started to stay out of it if I see him getting angry. But then accuses me of not caring if I don't offer help or consolation. I can't win.
**Blaming Me for His Mistakes: Say we both left home at the same time, and I asked him to lock the door. He forgot, but when we got back, he blamed me for it. Would I dare say 'oh no but I actually asked you to do it' noooooo way. Things would EXPLODE.
**Explosive Reactions Over Minor Things: One time, he couldn't find his hat for work the next day and was overly stressed, yelling at me to help. I was busy washing but said I'd help in a minute. He exploded, demanding, "I NEED YOU. NOW!!!" I angrily replied in a minute. He slammed the door. When I finished after a minute and went to help, he angrily told me he didn't need my help anymore. Minutes later, he couldn't find his work socks and started stressing and complaining loudly. Of course, I knew where they were in his wardrobe (why doesn't he?) and told him. Later, he told me I "sounded really evil" when I was angry, comparing me to a demon. I told him I wasn't being treated nicely and imitated his demanding tone, saying, "I need you NOW." An that "I'm not a dog, you need to know that." He huffed, left the room, never said sorry and never spoke to me for the rest of the night. I even said goodnight as the better person. He grunted 'yep'.
**No Apologies: He never apologizes for his outbursts. The next morning, he'll act like everything's normal, kissing me goodbye and saying "love you" despite not addressing the previous issues. I always want to raise that it has just been swept under the rug, but he'll explode rather than just saying sorry.
**Self-Harm and swearing when stressed: He slaps himself in the head when he is extremely stressed mainly over work stuff. But like he wouldn't do it in the office. So I don't get why he does it at home. And swears "fkkkkkk, cnttt, slttt" out loud when he is stressed mainly over work stuff.
**Walking on Eggshells: I constantly feel like I have to walk on eggshells around him to avoid triggering an outburst.
**Affection: He can be very lovey-dovey after outbursts, but I don't get over that treatment that quickly, even if he said sorry, so I cringe.
**Attraction: He's asked if I'm still attracted to him. I'm not—especially to those parts of his personality. They turn me off. We get along in many other ways though and have an intellectual connection and common interests. Which is what makes this hard. 5 years of international holidays and cuddling on the lounge while he scratches my hair. We still do this and I like it sometimes. Laying in the crest of his arms.
**Cannot Handle Simple Tasks without stress: He couldn't even help put a zip on cover on our bed without going nuts, swearing, stopping, breathing and huffing, saying, "See, I can't do these things."
**Anger Projection: He frequently projects his anger onto me. If something is up, then the mood in the house is gone and I better not get in his way.
** Sexual Disinterest: I'm not interested in sex with him and have doubted my own libido. When around other attractive men, I find myself wondering what sex with them would be like.
** Feeling Trapped: I had major major surgery recently and I am working part-time in a new city with no family or friends. We bought a house together (I feel so trapped because of selling this, taxes, and the shame), and I'm worried about my job stability as I'm on contract. I feel like I can't leave until I have more stability with health and my job.
** Gender Roles in the relationship: He wants to be cuddly and cozy, but I'm frustrated by his lack of 'masculinity' sometimes —he doesn't handle household tasks like fixing plumbing things or arranging car insurance. I do all of that. I fix the washing machine and measure out the new dishwasher with tape. I've told him how I feel, but he says he just doesn't know how to do those things. But I don't know how he survived till this age without doing car insurance or googling a correct dishwasher. It's frustrating because I'm the one keeping an eye on things and sometimes I just want him to take the lead. I know it sounds old-fashioned (?), but I feel overwhelmed and wish he could share these responsibilities. I have told him. But I just don't get how he doesn't know how. He is very very smart well educated person (like Google it and learn??) After 5 years, I'm realizing how much this bothers me and how much it's built up over time.
** Inconsistent Treatment - rollercoaster love: He acts like he loves me one minute, then treats me horribly the next by snapping, swearing etc. He wonders why I'm sometimes a bit distant, but it's because I've experienced all this behavior and don't feel drawn to want him at that time. I often have to fake affection now.
We've talked recently about communication and love languages, because I have said explicitly about how he treats me and he wouldn't even treat his own mother that way, but nothing changes. I'm stuck. Has anyone been in a similar situation? How did you handle it? Thanks for reading this long post.
TL;DR: I've (32F) been with my boyfriend (35M) for 5 years, and I'm starting to realize he's emotionally abusive. He frequently emotionally attacks me, occasionally swears at me, has a Jekyll and Hyde personality, and will push me away but then demand I help him at other times. I walk on egg shells so I don't set him off. I feel trapped due to recent surgery, job instability, and our shared purchased home. I'm unsure why it's taken me this long to question everything.

2024.05.18 02:49 Wet_Crayon I have an Electric water heater, is it possible to calculate the energy use of a Dish washer on electric hot water?

Bought an older house with some 2005ish updates. Had some plumbing issues because the house wasn't winterized. Had to disconnect the Dishwasher. Haven't yet hooked it back up. No idea what to expect. Never even had a dish washer before. Water heater is old and power hungry, prepared to replace it soon because of this. So we just left it at that.
I'm debating on hooking it back up. It's not musty or filthy. Just needs water supply. AFAIK.
I'm afraid while its own energy usage isn't a lot. The demand on electric hot water would bump my bill up quite a bit. I already pay $0.22 a kwh.

Brand new dishwasher fills glasses with...sand?
Bought a brand new dishwasher from Noel Leeming and had a professional plumber plumb it in next to the sink, there was no dishwasher there before so this is new plumbing and a new machine.
From first use the top shelf (glasses and mugs) was sprayed with this sandy substance that glues itself onto everything.
I contacted Noel Leeming but they said if they come out and can't find an issue, or the issue is user error, they charge a bomb. I can't afford that so need to DIY fix this.
Does anyone have any idea what it could be? I've cleaned all the filters and stuck a few of those dishwasher cleaning tabs in the bottom. Not sure what to try next. Thanks all.

It has been almost 2 months since the divorce, and since he moved out. Most of it has been pretty peaceful, some has been hard. (Ex. In the settlement he received most of my cash assets and retirement funds when the reason I filed for divorce is b/c he was a secret gambler who gambled away $120K in 2 yrs behind my back, and $40K of new CC debt).
When I found out in October, I was devastated. I filed for separation and it converted quickly to divorce. We had to live in the same house. New information came out every few weeks, about secrets and his lies and his debts that he hid from me. I felt humiliated, scared and very alone, like my life as I knew it was over. Around the same time, I went off the deep end and entered bad decision territory when an old situadionshipnfrom college showed up in town randomly, we flirted and I was just in a horrible emotional place. I said, screw everything. We kept talking and eventually some months later I made poor choices with him. I'm going to admit it to you and this is embarrassing: he was/is married. We both knew it was wrong, but both felt starved for feelings and attention. A month later, my STBXH found out and he was hurt. I was angry, and I feel I lost capacity to have emotions. The fling ended around this time, and I have regrets.
During part of the separation, my now Ex has vapid and horrible to me: Recording me in our home without me knowing, listening in on my private conversations with family; actively taking videos of me if we were having words or even if I was doing something normal (like eating) - trying to say I was abusing alcohol; threatening me with legal action when I was grabbing a popsicle late at night. He also went the opposite way sometimes, leaving me support and love notes. Saying he didn't want this to happen (and I thought, of course now - you're in some seriously financial trouble).
Where am I going with this? I was triggered today when I saw he is still late/defaulting on credit cards. I know, it's not my problem anymore, right? But I do care about his mental health. He didn't care about mine around the time he moved out, when he got all my cash and things in my house started breaking (dishwasher, plumbing) and I didn't have funds anymore to cover.
So I called him to ask how he was doing. He said he is fine, and then went on a tangent about me and the morally wrong life I'm living: 1. I was on a dating app (so was he, and I'm not anymore) and that's apparently wrong - "what if someone sees you and you get a reputation?"; 2. That I'm a homewrecker because I had a fling/affair when we were separated (yes, I know we lived together and that is distasteful). I know now it was wrong on a lot of levels, I wish I could take it back. 3. That I'm the one who was emotionally unstable (I've been in therapy since September, almost every week, and that was before the separation. My therapist thought I was being gaslit).
I feel like it's a reckoning. I've spend a lot of time reflecting on what I've done, how we got here. I'm doing self work. I know I cannot change him. But he made me feel somehow terrible, judged and shamed. I'm a great mom. I just got promoted at work. I have hobbies. I practice self-care. I'm now dating someone since earlier this year - taking it slow and I like spending time with him.
So, fellow redditors: Is it shameful to be on an app because someone wants to date as a single mom? Divorce because we lost so much to his compulsive gambling he hid away? He is making it seem like he is God's gift to parenting and is such a stand-up guy, and I'm a morally repugnant devil who deserves nothing good. Am I so wrong?
I know I should limit contact except for the kids and there is no closure to be found. I was worried because I want him to be happy and OK. He dislikes me, I don't care for him. Somehow I still care what he thinks. Is this normal?
