I'm a project manager at a small MSP that has little in the way of consistent standardised processes and policies around project management and implementation. I'm working to change this, but I'm hoping to get some assistance from the community.
Depending on the project and the lead, our implementation varies widely. Our current process generally involves quoting from an estimation of labour and specific hardware needed, creating a "project ticket" in Zendesk and utilising third-party plugs to create linked sub-tickets for tasks. A very simple tracking files is whipped up in excel and used as a to-do list to ensure that tasks are completed, and incomplete tasks can be identified. Used more heavily for on-site implementations/upgrades to make sure that all items are ticked off. Lots of opportunities for post-implementation follow-up, review of lessons learnt, etc.
Being Zendesk, it's fairly limited, with updates in the ticket becoming permanent records and next to no collaboration tools, but it's the central platform used by our technical team, so it's familiar. Teams is used for chat functionality along with meetings to discuss project requirements, risks, implementation strategy etc but it's disjointed, to say the least. I personally use Loop pretty heavily and invite internal stakeholders, but this is barely used by others.
In the hopes of standardising our process to be a scalable solution, I was considering the following:

• Teams group chat (small/simple project) or a dedicated Team (larger project) for centralised collaboration
• A tab to a Loop Workspace for project planning and full-team collaboration
• A tab linking to a (new) Microsoft Planner plan for tasks management
• A tab for some kind of project quality/timeline/budget tracking option (excel file?)
• A tab for some kind of project performance dashboard for at-a-glance visibility

Do others here use a similar strategy? If I could get some feedback from others on the above, I'd really appreciate it.
Some common projects that we action at the moment for our clients are Google Workspace/IMAP → Microsoft 365 migrations (turnkey), onboarding new managed clients, network upgrades and optimisations for existing pay-as-you-go/unmanaged clients and similar.
Our current internal tools are Microsoft 365 for email, Teams for internal chat communication (company updates, SharePoint/OneDrive for company documents (generally as references rather than collaboration), requests for additional support from the junior technical team, etc), Zendesk for tickets, IT Glue for documentation, configuration (data pulled from some other platforms to help streamline) and credentials management for each client (managed and unmanaged), Watchman Monitoring + Team Viewer + Jamf Pro/Intune/Meraki Systems Manager for device management (mix depends on the client), Xero for quoting (manually) and invoicing (triggered with an integration from Zendesk for unmanaged clients). We don't have anything for proposals, automated quoting/estimating.

Just then Bob uses his magic spell to pull out his sword and he and his minions begin to attack. Cutie and Molly try to fight back but it is too much for them and get captured and Bob’s minions capture Hestia as Bob grabs the sword and glances at it.
Bob This Sword is a decoy. (Bob then shatters it with his magic) Minions drag Cutie to the Castle dungeon while carry Hestia to that special place)
Cutie struggles against the minions' control while they drag him to the dungeon. Cut to five years later and we see Cutie shirtless hung up in the dungeon walls shirtless wearing only his pants and a piece of cloth covering his head except his eyes. Then Bob and his cultist.

After Cataclysm was weakened the Gods and Goddess locked him up in a prison out of space and out of time. With their own swords. They then gave the six swords to six universe’s. The Sword of Retro, The Sword of the sea, the Sword of sweets, The Sword of reality, The Sword of the sun, finally the Sword of Mewni. They form the kingdoms around the swords. But sadly over time the kingdoms lost knowledge of their past and swords. Except for two. The Kingdom of the Sun saved knowledge of the past and the kingdom of Mewni kept their sword safe. Which is why that wand you have is important; it's the last known sword that prevents the unleashing of Cataclysm.

Intro: 8 years ago I built a high-end video editing & gaming PC, and I was very into PC hardware at the time. Since then, I stopped paying attention and have no clue what's good and bad these days. I also game way less now.

Monitor keyboard mouse will be reused, just need the tower. I also already have a PC I built and ideally would try to transfer Windows over.
My dream would be to re-use the SSD in my current PC for a relatively seamless transition. Or at least transfer it over to the new generation of NVMe ones (I have a 1TB samsung evo rn with a 4TB HDD).

TLDR: My PSP for Barbri assigned 6.6 hours a day. Today is day 1 and I only completed 3 hours even though I actively studied for 12 hours today. How in the world am I going to get back and stay on track??
I. Am. Panicking. I graduated Friday and started studying for the Bar today. I am using Barbri and I have set up my PSP to study Monday - Saturday and have Sundays off. I also included 5 days in early June that I cannot avoid missing some study time. I marked them as days off even though I will still have a few hours each day. I chose today (5/13/24) as my start day to help accommodate for the 5 days in June as well, most of my classmates are starting on the 20th.
My plan was to start at 8 am everyday, one hour break for lunch, be done with Barbri by 4 pm and do some spaced repetition/practice questions until 6 pm. I burn out so easy and I really need to figure out how to get through this lectures. It took me 12 hours to complete 3 hours of assignments on Barbri today. I'm assuming I'm behind and my 6.6 hours is going to go up?
Today I only got through the intro videos and then only about 1.5 hours of lectures and it took me an hour to read through the 30 minute overview. I watch the videos on 1.5 speed and take notes. I pause when I need to and use the CMR and overview to guide my notetaking. Hand writing notes and then typing them into an outline and quizlet flashcards has always been very effective for me, but I'm wondering if that's just going to be too time consuming. It's day one and I spent 4 hours more than I intended to spend and ended up 3 hours short on my Barbri assignments.
Hope this didn't sound to whiny or dramatic. I just really thought I had a game plan and after lunch things started to go really slow. I am using Barbri because my school has a contract with them so it was paid for by the time I graduated. Not new to reddit, but never posted before.

I filmed 2 shorts with this director and was promised a copy and credit for each. This was for unpaid work, but I was promised a copy and credit. The first short was completed. The second one we filmed and she ended up telling all 12 people involved that all the footage was not up to her standards and would be cut completely. That means all 12 people that were promised a copy, credit and used all their time and energy would be getting absolutely nothing. She said she was refilling it but cutting several people including me and replacing people and making an entire new storyline. My credit would be taken away and I wouldn’t get any of the footage that was filmed. I woke up at 4am that day, paid for a hotel and gas and food and exhausted my resources. Only to be told I couldn’t get ANYTHING and my credit revoked. She also isn’t giving me my footage from my other film. I called her out and she became very aggressive with me. What can be done? If anything? Is this just a learning lesson? I wasted hours of my time and money in hopes of getting what was promised to me.

Commentary:
Our study for today encompasses a collection of seemingly unrelated passages, but when viewed as a whole we find a great lesson in the cost of discipleship; not only for those who made up the first century church but for us today as well.
Although the verses recommended for this day begin with verse 18, by looking back at the rest of the chapter we find information which establishes the scene and gives us context for our understanding. Rather than to take a single verse at its face value, we must always look at the preceding verses as well as those that follow so as to thoroughly understand.
Assuming Matthews recollections of the events of chapter 8 are reflective of works of Christ that hapopened on the same day—and not events from throughout his ministry and lumped together here as Matthew wrote this Gospel years after the fact—we could conclude that our Lord had a busy day.
The chapter begins as Jesus is coming down off of the mountain where he preached the Sermon on the Mount, a great multitude of people following his every step, and a leper comes to worship him, he heals the man and tells him, “See thou tell no man; but go thy way, shew thyself to the priest, and offer the gift that Moses commanded, for a testimony unto them.” Then after entering Capernium a Roman Centurion comes to him asking Jesus to heal his servant. Impressed by the faith of a man who was not a Jew, but a Roman Gentile, Jesus healed the man’s slave by the authority of his word without even going to the slave’s bedside.
Matthew tells us that Jesus continued to heal many that day, beginning with Peter’s mother-in-law, then many others who were sick or possess by demons.
Our Lord had no qualms about healing the sick, but throughout the Gospels we can detect a note of concern on his part in that many were coming to him, apparently for the sole purpose of the healing of physical ailments, and not for the healing of spiritual illness. We find in more than one place, Jesus making the decision to cross over the Sea of Galilee, presumably so that he could teach away from the crowds that seemed to only want physical cures.

In a time when most were illiterate and few could even write, Scribes held an important position. Scribes had knowledge of the law and could draft legal documents (contracts for marriage, divorce, loans, inheritance, mortgages, the sale of land, and the like). Every village had at least one scribe, and we can surmise that scribes enjoyed a certain degree of wealth due to the need of their services.
Jesus lived a very simple life, traveling about teaching the people of his plan for salvation, a life that was not glamorous and one without financial compensation. Jesus didn’t tell the man “No, you can’t follow Me.” But He told him the truth, without painting a glamorized version of what it was like to follow Him. This is the opposite of techniques used by many evangelists today, but Jesus wanted the man to know what it would really be like.
“And another of his disciples said unto him, Lord, suffer me first to go and bury my father. But Jesus said unto him,Follow me; and let the dead bury their dead.” (vs. 21-22)
“Actually, this man did not ask for permission to dig a grave for his deceased father. He wanted to remain in his father’s house and care for him until the father died. This was obviously an indefinite period, which could drag on and on. This man was another of His disciples; yet he did not follow Jesus as he should have, nor as the 12 disciples did. This shows us that the term disciples has a somewhat broad meaning in the Gospel of Matthew, and must be understood in its context. The man wanted to follow Jesus, but not just yet. Our study for today encompasses a collection of seemingly unrelated passages, but when viewed as a whole we find a great lesson in the cost of discipleship; not only for those who made up the first century church but for us today as well.
Although the verses recommended for this day begin with verse 18, by looking back at the rest of the chapter we find information which establishes the scene and gives us context for our understanding. Rather than to take a single verse at its face value, we must always look at the preceding verses as well as those that follow so as to thoroughly understand.
Assuming Matthews recollections of the events of chapter 8 are reflective of works of Christ that hapopened on the same day—and not events from throughout his ministry and lumped together here as Matthew wrote this Gospel years after the fact—we could conclude that our Lord had a busy day.
The chapter begins as Jesus is coming down off of the mountain where he preached the Sermon on the Mount, a great multitude of people following his every step, and a leper comes to worship him, he heals the man and tells him, “See thou tell no man; but go thy way, shew thyself to the priest, and offer the gift that Moses commanded, for a testimony unto them.” Then after entering Capernium a Roman Centurion comes to him asking Jesus to heal his servant. Impressed by the faith of a man who was not a Jew, but a Roman Gentile, Jesus healed the man’s slave by the authority of his word without even going to the slave’s bedside.
Matthew tells us that Jesus continued to heal many that day, beginning with Peter’s mother-in-law, then many others who were sick or possess by demons.
Our Lord had no qualms about healing the sick, but throughout the Gospels we can detect a note of concern on his part in that many were coming to him, apparently for the sole purpose of the healing of physical ailments, and not for the healing of spiritual illness. We find in more than one place, Jesus making the decision to cross over the Sea of Galilee, presumably so that he could teach away from the crowds that seemed to only want physical cures.

We have to remember that at this point in his ministry, even the 12 seemed to think that when he established the Kingdom of God, they would enjoy high ranking positions in his administration. So many failed to realize that Jesus was speaking of a spiritual kingdom, a heavenly kingdom, and not a worldly political subdivision. Although Matthew does not make this point clear, we might surmise that this man wanted to be part of what he erroneously perceived to be a glorious worldly kingdom that rivaled that of King David’s era. Whatever the case may be in this man’s situation, when we consider the rebuke Jesus gave him “Follow me; and let the dead bury their dead.” We can learn of another great cost in discipleship, the need to serve Jesus versus the need to serve our own agenda.
Finally we come to the third lesson. “Why are ye fearful, O ye of little faith?” We, as disciples of Christ, must always have faith, even in the face of danger.

Note, They, and they only, will be found the true disciples of Christ, that are willing to go to sea with him, to follow him into dangers and difficulties. Commentary:
Our study for today encompasses a collection of seemingly unrelated passages, but when viewed as a whole we find a great lesson in the cost of discipleship; not only for those who made up the first century church but for us today as well.
Although the verses recommended for this day begin with verse 18, by looking back at the rest of the chapter we find information which establishes the scene and gives us context for our understanding. Rather than to take a single verse at its face value, we must always look at the preceding verses as well as those that follow so as to thoroughly understand.
Assuming Matthews recollections of the events of chapter 8 are reflective of works of Christ that hapopened on the same day—and not events from throughout his ministry and lumped together here as Matthew wrote this Gospel years after the fact—we could conclude that our Lord had a busy day.
The chapter begins as Jesus is coming down off of the mountain where he preached the Sermon on the Mount, a great multitude of people following his every step, and a leper comes to worship him, he heals the man and tells him, “See thou tell no man; but go thy way, shew thyself to the priest, and offer the gift that Moses commanded, for a testimony unto them.” Then after entering Capernium a Roman Centurion comes to him asking Jesus to heal his servant. Impressed by the faith of a man who was not a Jew, but a Roman Gentile, Jesus healed the man’s slave by the authority of his word without even going to the slave’s bedside.
Matthew tells us that Jesus continued to heal many that day, beginning with Peter’s mother-in-law, then many others who were sick or possess by demons.
Our Lord had no qualms about healing the sick, but throughout the Gospels we can detect a note of concern on his part in that many were coming to him, apparently for the sole purpose of the healing of physical ailments, and not for the healing of spiritual illness. We find in more than one place, Jesus making the decision to cross over the Sea of Galilee, presumably so that he could teach away from the crowds that seemed to only want physical cures.

In a time when most were illiterate and few could even write, Scribes held an important position. Scribes had knowledge of the law and could draft legal documents (contracts for marriage, divorce, loans, inheritance, mortgages, the sale of land, and the like). Every village had at least one scribe, and we can surmise that scribes enjoyed a certain degree of wealth due to the need of their services.
Jesus lived a very simple life, traveling about teaching the people of his plan for salvation, a life that was not glamorous and one without financial compensation. Jesus didn’t tell the man “No, you can’t follow Me.” But He told him the truth, without painting a glamorized version of what it was like to follow Him. This is the opposite of techniques used by many evangelists today, but Jesus wanted the man to know what it would really be like.
“And another of his disciples said unto him, Lord, suffer me first to go and bury my father. But Jesus said unto him,Follow me; and let the dead bury their dead.” (vs. 21-22)

Family has a cabin bordering on the Lassen National Forest in California. We had an amazing grant program that came in and cleared a lot of fire hazards and dead/down left by contractors. With that, it opened up a lot of the property, where I want to add more local flora to the land including grasses, wildflowers and low-growing shrubs that would be an added value to the ecosystem as well as erosion control on varying slopes. I'm already working with a database from Lassen Volcanic National Park on local flora for all of the above, along with getting some photos of certain shrubs for plant identification that we may want to grow.
We are on a south-facing slope with high-slope parts that I wanted to see what would work best for that. I wanted to avoid buckthorn-type shrubs that are thorny and could be a pain if someone got tangled up in it. We have a variety of sun and shade on the property. The soil is rather rocky and rife with duff, which makes it slippery . I also wanted to know if there are any good planting ideas with grass, etc. that might help reduce slip.
What would you recommend for something like that? Any lessons learned with similar projects? Or perhaps would there be other subreddits that might better fit this? hank you all in advance!

Just venting, really.
I(36F) crossed paths with an amazing human(31M) last September, while we were both travelling through Spain. We know we're not meant for a long-term thing as we want different things out of life, but it was still an extraordinary experience. You know the Before Sunset-Sunrise trilogy? Well, it puts those movies to shame.
We kept in touch, took a break, and then reconnected in April. I didn't purposefully stop myself from dating or looking for a better match. I'd still meet people but those connections fell short. He's mostly very attentive and flirtatious, but sometimes he becomes distant. He never leaves me on read, and is a prompt replier, but his tone sounds flat sometimes. I addressed it and he explained that it was a symptom of a brain injury he'd had, that sometimes he just disconnects and I'm not the first person who's pointed it out either. As it turns out, I'm going to be in his continent this summer for a family vacay. I suggested meeting up and he got scared of making a commitment of any sort (he's hopping around and doesn't know where he'll be at the time, and what if one/both of us meet/s someone). I know it's not personal but it was still disappointing... If you read through our texts, it's the most sensual erotic novella you'd ever see. Wtf was the point of all that if he doesn't jump at the chance of fulfilling those? Anyway, we left it at a "we'll see when you get here" type of thing. I assured him that there's no pressure, that if he happens to be in a place that I already want to visit, we could hang out, but I won't go out of my way for him.

Calibrate your machine right after an update as your calibration settings will not carry over into the latest update. Follow the advice of the calibration guide. Then do a test print then cut of your project using plain printer paper.
If for some reason after calibration your cuts are still inaccurate, clear cache (the troubleshooting guide above this) and try calibration again.

If you are experiencing issues despite clearing cache, please give some background information:

• Cricut machine (Joy, Joy Xtra, Explore Air 2, Explore air 3, Maker, Maker 3, etc.).
• Device (Windows 10, Window 11, Mac, iPhone, iPad, Android).
• Type of project you were attempting to do. (Basic cut, print then cut, drawing, foiling, scoring, etc.)
• Were you successful in doing this project in the past? Or is this a new project?

• Selecting certain fonts in the font selection process is causing delays in rendering on the Canvas

This is a long post. I'm sorry, I just don't really know who to talk to about this.
My husband and I got married 9 years ago when we were fairly young (24 years old) and had no money and no place to live. My parents are poor and we knew that any wedding we had would have to be really simple and inexpensive.
I've always wanted a big wedding with all my family and friends there, I wanted to wear a black tulle ball gown, I wanted a sit down dinner with everyone and lots of music and dancing. I made so many concessions for our wedding because of budget and time.
We had planned to get married in July on a day that is really important to us, but nothing was working out. So we ended up changing our date to May of the same year because it seemed like the only way things were going to work out which meant that a bunch of people who'd RSVP'd were unable to come. Most of my husband's family wasn't able to be there which was a huge bummer, and some of my out of town family wasn't able to get time off work or change travel plans.
At the time we were engaged I was sleeping on the floor of my mom's room in a two bedroom apartment that we shared with my two brothers and my dad. There was not enough space for all of us, and I wasn't making enough money to move out on my own. My husband and I both come from very religious families so moving in together before marriage was out of the question. We knew we'd get married eventually so we figured why not now. That way I could get out of the cramped apartment. (Plus there was a lot of stress with my dad, and I was on my way out of my religion which was causing more contention at home). Which is why we moved the date up rather than back.
My mom and my aunts basically DIY'd our whole reception which was AMAZING. We had a short and sweet ceremony on the beach near where we live, and had a short open-house type reception at a community center near by. There was no dinner, no dancing, and it was only a couple of hours long.
I need to preface the rest of this by saying I'm suuuper grateful for the wedding we had! Our families put so much work and effort to make sure we had a nice celebration that was affordable. We had a really fun time celebrating and taking photos during and after the event. I have really fond memories of the day and I love looking through our pictures of the day and remembering how exciting and fun it was.
Now I need to explain where I'm coming from.
Even though the community center worked great for the type of reception we did, it just didn't look that nice and I was pretty bummed out that that's all we could afford.
The food consisted of appetizers and cake. We never ate any food because we were running around saying hi to everyone and thanking them for driving the 1.5 hours to the coast to celebrate with us. The only cake I ate was the tiny slice we cut and then was shoved in my face. We had bought 3 cakes for everyone to eat and the smallest one which was 8" was sent home with us because everyone thought we wanted it for our 1st anniversary. It was a spice cake which cream cheese frosting that we ordered because some of our family really loves spice cake. So it never got communicated that we didnt want to take the whole cake home, but that we wanted our guests to eat it.
The dress was an issue. Like I mentioned before, I really wanted a black tulle ballgown. Everyone one in my family hated the idea and said I would regret wearing black when I saw my wedding photos. (And the photos were the only thing we splurged on so I didn't want to regret those). They also said a ball gown wouldn't make sense for the beach so I should go with something else. My mom and dad wanted me to be modest so I tried to find a dress with short sleeves that would be comfortable to wear in 80° weather on the beach. I was really loving the off the shoulder and sleeveless dresses and at the time they had more details I was looking for. I hated white, and I wanted to go for ivory instead as a compromise but I was told that a bride shouldn't wear anything other than pure white. So I felt super stuck, and ended up feeling super confused and frustrated. I bought a $200 dress online that was pure white, but had tulle cap sleeves. Which was also a house disappointment because I had always wanted to go try on dresses with my mom and grandma and best friend. But because of the timing of the wedding, it wasn't possible and there was nothing we could afford in stores. The dress I bought ended up being too big in the bust and too tight in the hips so we took it for alterations. Seamstress was able to alter the bust so it fit properly, but the hips didn't have enough seam allowance to be taken out at all. So on the day of the wedding I couldn't even sit or go to the bathroom. I will say the dress did look really beautiful and I love my pictures, but everytime I think about it I'm just frustrated that I allowed so much control over what I wore. I wasn't comfortable in the dress or how I looked because I hate wearing whitr and the previously mentioned sitting/bathroom issues.
I had originally wanted my makeup done professionally by a woman I worked weddings with, but when we had to move our date up she had another wedding already booked. So instead I did some lessons with her and did my own makeup the day of.
My family knew about all of the concessions we were making for the wedding and everyone said that in the future we should do a re-do and throw the wedding we wanted originally.
So we planned to do this for our 10 year anniversary which will be next year.
Now, we're in the midst of planning. We've seen so many venues, I've gotten so many quotes for services, and everything is so expensive that my husband is scared off of doing the big wedding I wanted. We've had to cut our guest list, and we're back on track to DIYing a bunch of stuff. The other day we were talking and I felt the way I did when we were getting married originally. Like I'm making all of these concessions for other people and because of money. We've saved money for a while and if we threw the wedding we want, we'd blow through our savings. I'm just feeling frustrated and I don't want to wait another 5 or 10 years to do this. Prices will still be going up and I'm thinking we'll just never be in a place to afford the wedding I had envisioned.
I really wanted this re-do to be a celebration of our relationship as well as a thank you to our friends and family for the support and all the work they did for our wedding. I don't want to ask them for help because I just want them to enjoy the event and not stress. But I'm also feeling conflicted because I want to enjoy the event with my husband rather than running around to make sure things run smoothly. We can't afford a wedding coordinator, DJ, or catering staff, we'll be doing a lot of the work ourselves.
It's looking like we're back to engaged and cutting our guest list as well as DIYing decor and probably running the whole event.
My husband doesn't want to spend $10,000 on the event anymore which is what we had discussed and agreed on. But he also hasn't come up with a new budget and everytime I suggest a number he says no, or says nothing. So I feel stuck. I don't even know where to start looking for a venue. I don't think this is going to happen anymore and I'm feeling really upset. I feel stupid that I care so much about this dumb party, and I feel like an ungrateful brat even though my family hasn't said anything about it and they support the re-do.
I guess I'm just looking for comfort, or perspective. Do I need to reevaluate my feelings on this? Should I just let it go and put the money toward something else like investing or something? I have no idea..

I have received my first contract (have not signed it yet), and in it it states that I will be working a maximum of 30 hours of in class teaching a week, and 10 hours of teaching-related work per week.
I was wondering if anyone knows what exactly 'teaching-related work' is, as I wasn't able to find any information about it. All it says in my contract is performing level testing is part of the 10 hours of teaching-related work. (and is having to perform level testing normal at hagwons?).
Is it just the time for prep and lesson planning?
I haven't been able to find anything online about it. Any help/answers would be appreciated!

Personality wise I've been told that I tend to bring people together and keep things fun. I have a few different groups of friends and communities I am often with...and they can vary from the youngsters (21 to 30) to the old guys (60+) to the group that's around my age. I would say I'm pretty good at conversing and I try to stay on top of most current events. Mentally I'm an old man and feel more comfortable in that setting, so much that I literally hang out with 60+ years olds at the gym after a workout in the hot tub. I call them the hot tub gang and it's always a set of regulars where we might talk about the same thing every single day until someone newer to the group says that we talked about it yesterday.
I would say fitness is a major player in my life. I started out hating swimming as a kid, but here I am almost 27 years later...I made it through the lessons at the YMCA, joined a club team, swam in high school, swam in college and now I'm a swim coach and instructor as a hobby/side job in my free time. There's something about being a part of coaching people and watching them grow up and succeed that makes me smile.
My free time in the cold months usually consists of planning DIY projects or working on them. I tend to work on all the cars in the family and am the one that fixes them up or finds replacements for them. Or planning my next road trip to somewhere nicer. Whereas in the warm months I love going down to the beach to go for a swim and have a nice relaxing breakfast outdoors. I do have a few kayaks that I'll bring out to go with friends or if I feel it's safe a nice solo paddle to clear my mind. When I think about it, too many of my hobbies involve water. But I do enjoy things on dry land I promise!
I'm really looking for someone I can grow together with, a long term or forever relationship. I want a relationship where both of us put 100% in all the time and if we don't, we can talk to each other about our concerns and work it out. Hello wonderful folks of Wellington!
My family and I recently moved to Wellington on an entrepreneur visa. We've been warmly welcomed by this incredible city and are eager to plant our roots here. As part of our visa requirements, we're seeking to invest in a commercial property for our business operations.
After months of searching across Wellington City, Lower Hutt, and Porirua, we've narrowed our options down to a promising 50sqm unit in town. Built in 2010, the property boasts excellent maintenance, (relatively) low council and body corporate fees (under $6k/year), and a 100% NBS rating. However, the vendor's asking price is $350k, while our budget aligns closer to $300k.
I've had experience purchasing residential properties with unconditional offers before, but commercial real estate is a whole new ball game. As we navigate this new venture, I'm seeking advice from the community on several fronts:

1. Conditions of the Offer: What conditions should I include in the offer to protect our interests and ensure we're making a wise investment? I've been provided with a template "due diligence clause" by the vendor's agent, but I want to make sure we're covering all our bases.
2. Due Diligence: What specific due diligence should I conduct before making an offer and before finalizing the purchase? Given that there's no LIM or Builders report available, how crucial are these reports in the commercial property context?
3. Negotiating the Asking Price: How can we effectively negotiate with the vendor given the discrepancy between their asking price and our budget?

Some additional details to consider:

• We're purchasing with cash.
• We would prefer to stretch the completion out to Sep/Oct to align with our GST submissions and avoid tying up funds unnecessarily.
• While we don't foresee using the property extensively due to our digital/web3 business model allowing remote work, our visa and business plan require the property to be for our own use, precluding the option of earning rental income from it.

Additionally, if anyone has experience buying commercial property in Wellington or insights into the local market dynamics, we'd greatly appreciate your input.
