2024.05.15 16:55 scarypicu I like a kafir boy who was about to revert
I met him online when I was 13 and non-religious. We always had deep conversations. However I would begin ghosting him for months at a time because I felt guilty talking to a non mahram. During our times of not talking my deen became stronger, and his did too because at some point when we were 16 he messaged me asking what to do for laylatul qadr. We began talking again and he told me he was going to revert to Islam that summer. He was fasting (it was Ramadan), listening to Islamic lectures, attending Friday prayers etc. However, I felt like a hypocrite discussing Islam with a non mahram and randomly froze up and ghosted him once again. Some months after summer, he sent me a meme which implied God isn’t merciful and asked what I thought, suggesting he lost his iman now and never reverted. I also noticed on his social media he was talking to girls and drinking after getting cheated on. I replied to his message, apologising, saying we can’t go on like this and explained why the image was wrong. I then told him in vague terms to spend some time alone in reflection and to hold on to goodness. I was cold because I didn’t want to miss him. I waited a day but he never replied so I said goodbye and deleted my account. The whole situation was a mess bc it was haram.
It’s been years since we last spoke and I've improved myself to the point I feel ready for marriage now. I still miss our conversations, and if he was a non-Muslim with no interest in Islam, I would’ve forgotten him. But my situation is different because the fact he was so close to reverting to Islam makes me think it was a sign from Allah to redeem ourselves. But I wasn’t a good Muslim role model to him, and a Muslim's character is the best form of dawah. I want to make up for this, although I know ultimately Allah guides whoever He wills. We can only talk with the intention for marriage, and I don’t even want to consider him if he remains non-Muslim. We were each other's only confidantes, and I'm hoping that if I contact him in a halal way, he may turn back to Allah.
How do I approach him to give dawah again while keeping it halal?

2024.05.15 16:53 Thommmeee Backup disc as a gift
Hi all,
Not sure if this is the right subreddit to ask a question like this (most other ones I considered at first were locked :/) but I recently bought Emerald City Confidential from Shockwave.com, and I bought the digital download for my laptop, as well as a backup disc (which has the full game on it already).
I feel a bit silly asking this, but would there be any potential issues with me giving the backup disc as a gift to someone else? I have an "access code" sort of thing for the full game (which I would provide to my friend if needed), in case that is relevant here. I'm not even sure what problems I'm worried might come up lol, it's just that I am much less experienced than my friend with things like this (90s/2000s PC gaming?) and I just worry there might be some glaring obstacle to them playing the game from the disc which I am unaware of.
I only really ask because I've made smaller blunders with gifting in the past, like when a geeky/gaming store had packets of stickers on sale for like $1, and I bought a pack mistakenly sorted with Magic the Gathering, and didn't recognize that they were actually all Genshin Impact related :/ (bc I have never played GI, and hadn't ever played MTG at the time)
Anyway, maybe I am just overthinking this, and feeling overly anxious, but any insight would be appreciated :)

2024.05.15 16:28 myfriendlikesfreaks AITAH for being honest and telling my friend her new online boyfriend is a freak?
(Hi, made a throw away account for this bc my friend group all know each others reddits)
I (20 F) have this friend (21 NB) who has a bad history with dating complete losers. Im talking cheaters and punching-holes-in-walls-types. In the past we've teased them about it as a joke but they get kind of sensitive so we've stopped, but we've made it obvious to them this is a pattern
They got a new online boyfriend like yesterday and he is completely fucking crazy. Theyve been following him on tumblr for a while and talking about him obsessively, like a sort of parasocial relationship, and they were over the goddamn moon when he started responding to their messages and talking with them regularly.
I honestly dont know what they see in this dude bc he is a goddamn nutjob. He posts a bunch of weird religious stuff on his blog like how he thinks he is Adam from the Bible and also how he thinks muppets are hot?? Ive scrolled through it bc I wanted to see what the fuss was about and why my friend wouldnt stop talking about how hes a misunderstood artist or some shit, but I really don't see it.
Also this guy has like a minor cult following on tumblr and my friend joined up with them and made a fan account like the rest, which just makes it weirder to me that this dude would be into my friend? Like it feels like a power imbalence to be dating someone who is clearly a fan. They have been talking privately for a while and my friend gave him their number and theyve been talking on the phone since and now theyre suddenly in a relationship? Idk he has anger issues, and he also fucks his muppet doll. Red flags, basically.
Anyway when my friend told me they were a secret couple (he won't let them act couple-y online where others can see for some reason?) I and some other friends let them know that they were obviously dating YET ANOTHER freak. I got really mad and kind of yelled at them when they wouldn't listen and now they aren't talking to me. Am I overreacting? I just want to stop them from making shit dating decisions
Also sorry if theres spelling mistakes I am writing this on my break from work lol

2024.05.15 16:22 Fartyfivedegrees Falsely accused of workplace harassment.
I’m sharing a situation that my relative is experiencing at his work which is a franchise store, not just a standalone small business. This store recently had a female employee quit and and at same time she made claims of harassment by the male staff in the dept she worked in, my relative being one of the men in that dept. Things like inappropriate and rude talk, jokes etc. The males in that dept- there are 4, and I think this complainant was the only female, are now being asked by management to take some ‘online sensitivity training’, and also sign some letter though I don’t think he’s seen that letter yet.
The issue I see here is that there was no indication of the person complaining or having an problem when working there, this claim only occurred when she resigned ie there was no known history of complaints. The woman’s personal situation isn’t good: working at this store for only a few months, and was doing poorly at the job. Low sales, not passing training course levels etc. To me this seems like management is trying to make scapegoats of the males in that dept rather than taking responsibility for the situation and simply passing it on to their legal team to handle what really appears to be false accusation. We think her aim is to simply get money from the company, expecting some sort of “settlement” to make her happy. I told my relative that he should refuse to participate in anything that implies admission of guilt i.e. why take sensitivity training when he claims there was not any harassment occurring, or signing a letter? I think this could end up badly for him- sort of like taking the fall for management- the employer may be lying if they tell him it’s all good. My question is what rights does my relative have in this situation and what should his response be? Anything I’ve looked up implies giving full co-operation but that’s during an investigation and there hasn’t been one. No interviews with HR or other corporate office personnel, and nothing provided for updated status of situation. My understanding is that he was talked to by the store owner and told of the harrassment accusation then advised the male staff will need to take the online training and sign a letter.

2024.05.15 16:17 deckeda I may have a use for my Costco membership now
(Nearest store is about 40 miles away; Membership was the wife's idea, not mine.)
A thread below notes
costco.com now sells Priority (3 models): Current, Cooper, Carmen) with better prices on the Brilliant models than at
brilliant.co Personally, I'm drawn to a simple 3-speed and the Cooper over the Classic Plus Gotham for the Cooper's available green/white colorway, despite the 1lb weight penalty of cheap steel vs the Classic Plus' aluminum. Prices are similar if comparing the Classic Plus Gotham via Costco Next. However, I'd want a riser stem that the Classic Plus has. So maybe this is all about the green and white paint lol.
costo.com has a teaser on their bike pages that
suggests potentially lower prices in stores (because the online sale includes free delivery) ... Do Costco stores actually stock any Priority (or Brilliant) bikes??
Despite what it may look like, this isn't a, "pick a bike for me" thread, but I'm also drawn to the Turi via Costco's Next connection. It has some of the components the Continuum has but with a frame, color, and swept back style I like better, for less money.
But you can see where I'm headed with this, easy errands around town on an upright bike.

2024.05.15 16:09 Effing-Awesome Green Card and NYS government work
I searched the sub, found something similar but not quite what I am looking for. I also looked online and couldn't find an answer.
I have a friend who came to the states almost 10 years ago. He has lived in NY the entire time he's been here. He has NYS ID, permanent NYS address and a current and valid green card. I have been trying to encourage him to apply to get a state position using HELPS bc he is unhappy with his current job (it's taking a toll on him physically).
I know I am asking a very vague and broad question but overall, if someone has a green card (valid, etc), can they work for NYS government? I know there are some jobs out there will require US citizenship and it will probably be stated in the job specifications. I don't want to encourage him to try for something only to find out he can't because he's not a citizen.
Side note: As of right now, I'm assuming yes bc he is cleared to work in the US and as long as he's not going for those jobs that require citizenship, he'd be fine but I'm trying to make sure.
Thanks for any help in advance!

2024.05.15 16:08 Specific_Hair_7188 Military Relocation: Streamlining the Process for DND Personnel
In this blog, we delve into the complexities of military relocation, concentrating on DND personnel and studying strategies to simplify the procedure and ensure a successful transition.
Military relocation is crucial to military life, especially for those in the Department of National Defense (DND). It is either a new job assignment, a job transfer, or a deployment, which makes moving complicated and scary. Nevertheless, the transition can be smoother and less stressful for military members and their families if they carefully plan, coordinate, and use the support system they use.
Understanding Military Relocation
Moving military personnel and their households from one assignment station to another is considered military relocation. It is an essential component of military life and is inspired by operational needs, career advancement, and organizational requirements. For DND staff, relocation can be within the country or overseas, creating difficulties and opportunities.
Challenges Faced by DND Personnel
Moving as a Department of National Defense member is also a challenge that should be considered. These may include:
Frequent Moves: Military personnel usually have to deal with the problem of moving frequently during their time in the armed forces, which disrupts their personal and family lives.
Administrative Burden: The administrative tasks associated with relocation, such as accommodation arrangements, paperwork, and logistics, are overwhelming, especially when added to the already torturous circumstances of military service.
Family Adjustment: Moving can be challenging for households, including the partners and kids, as they must get used to the new conditions, the school, and the support they will receive.
Emotional Stress: The burden of relinquishing the home environment, friends, and support networks can affect the health status of military members and their families.
Streamlining the Relocation Process
Efforts to cut down the
DND Relocation process for DND officers are necessary to lessen the problems and to make the transition easier. Key strategies include:
Comprehensive Support Services: Army members and their families can easily cope with relocation if they have guidance from comprehensive support services, such as programs to help people move, counseling services, and access to housing, education, and employment resources.
Advance Planning: Good teamwork and organization are the keys to a successful relocation. The military should give the troops plenty of advice regarding their imminent move so that they can be ready and solve any problems or logistics issues that may arise early on.
Tailored Solutions: Because DND personnel have different individual needs, the relocation processes should suit their specifics. This can be done by supporting people relocating internationally, deployed, or posted to the outposts.
Technology Integration: Merging technology with the relocation process can make many things go through the process with less hassle, from the electronic paperwork and the digital communication channels to the online resources for housing search and the information exchange.
Community Engagement: For military families going through relocation, forming a community and feeling attached to a group is essential. Promoting involvement with local support networks and those outside the military community and the civilian population can be the best way to create the connection, and the transition will be easier.
Financial Assistance: Scholarships for relocation will remove the financial complexities of the move for military members and their families. The organization can either cover for them or provide for them. For example, they may involve payment for the moving expenses, temporary accommodation charges, and help with the sale or rental of the home.
Education and Training: The education and instruction programs given to military members and their families to help them improve their skills and qualifications can increase their chances of getting a good job, especially in places without jobs.
Healthcare Support: The main goal of relocating the healthcare services is to maintain the continuity of the services in case of relocation. Explaining the process of getting healthcare facilities, moving medical records, and joining new healthcare programs is one of the ways to keep the health and well-being of military families.
The Role of the Department of National Defense
As the primary association is accountable for the nation's defense, the Department of National Defense plays a vital part in fostering the relocation of military personnel. It contains:
Policy Development: Formulating restrictive and extensive policies for military relocation, such as regulating eligibility, entitlements, and support services.
Resource Allocation: Resourcing relocation initiatives, such as allocating money to support programs, infrastructure improvement, and personnel training, is a great way to facilitate people's relocation.
Coordination and Collaboration: Working with other government agencies, military forces, and community groups to guarantee a unified approach to the relocation aid.
Advocacy and Representation: Promoting the voices and priorities of the DND personnel and their families at the top levels of government, including advocating for legislative reforms and the allocation of resources.
Final Words Military Relocation is a part of military life, which means that they have to face the same difficulties and chances as people working for DND and also their families. Through the execution of the procedures to make the relocation process more accessible, such as the providing of services for help, the planning of the transition to the new place, the solutions that are suitable for the individual, the use of technology, and the involvement of the community, the Department of National Defense can make the relocation process for the military members and their families more effective. Thus, they can perform their duties at the new location.

2024.05.15 15:44 Complex_Stardust Histamine intolerance causing panic attacks
Hey all. So, I recently discovered something that I feel NEEDS to be shared with this group.
I’ve struggled with depression and general anxiety all of my life (37f). It’s more so in seasonal waves, with some times of the year it being nonexistent and other times it being brutal. I’ve also struggled with moderate allergies my entire life, but severe during peak spring and fall.
About 5-6 weeks ago, when my spring allergies were at their worst, I started noticing a little flare up of general anxiety; not panic attacks, but just being on edge most of the day.
Over three weeks ago, I was bit by a lone star tick right before my partner and I went on a weekend getaway. Now, I do not react to bug bites well. I get enormous welts from anything that bites me (mosquitos, spiders, ticks, etc). I definitely react much worse than anyone I know.
This tick bit me two days before we left for our trip and as this tick bite gets worse in the following days, my anxiety gets worse and worse. Our entire trip, I was taking Xanax all day and night bc I was near panic attack status. Well, on our last night there, when I’m having a large allergic reaction on my back (not anaphylactic shock), I have a full blown panic attack where my partner needed to call 911, EMS responds, and I’m debating whether to go to the hospital because this was going on for well over an hour. Finally, my big dose of Xanax kicks in.
In the following days, when this tick bite is affecting my entire back, my anxiety was at an all time high; near panic attack status all day and night. I needed to get back on Zoloft, Xanax everyday, I was calling into work. It was the worst few weeks I’ve ever had.
But! As my tick bite starts to calm down in the following days via rx steroid cream and multiple allergy pills, so does my anxiety. I stopped Zoloft after ten days, my tick bite is most cleared up, and I have zero anxiety.
Anyways, I’m not saying this is everyone else’s problems with panic disorder. But I am saying, if you suffer from moderate to severe allergies and are struggling with anxiety issues, I highly recommend looking into the association of elevated histamine or histamine intolerance and how it’s associated with anxiety and panic attacks. There are several articles online and some stuff you can do to lower your histamine levels.
I hope this helps someone struggling. This community was incredibly helpful when I was going through the worst few weeks of my life with my panic attacks.

2024.05.15 15:38 Windy_City_Bear_Down Anybody else notice tons of car sales websites get the trims wrong in their ads?
So I have a taco and am extremely happy with it, but 2 tacos are better than 1 right? So I've been browsing online for a deal if one's out there (hint: there's not). Damn near every website will have multiple ads that misrepresent the trim of the truck in their ad. Sports advertised as Pros, Off Roads listed as Sports etc... its getting ridiculous especially since the pictures clearly show the diff badges/options/interior features etc. I can't be the only one who is seeing all of this right? For the record, I normally browse using Auto Tempest so it will spit out results from multiple websites. Is there a better option for browsing Tacos for sale that I'm not aware of that's actually accurate? Thank you!

2024.05.15 15:27 BlackerFriday Under Armour's Black Friday 2024 Sale & Ad - Here's What's Likely Coming
| For those of you planning on picking up some new sports gear at Under Armour's Black Friday 2024 sale, here's what we're predicting they will offer this year: - Under Armour typically runs 30% off site and storewide (at UA Brand House stores) on all full priced gear + an extra 10% off with a promo code. You can also expect up to 50% off in their outlet section online and at UA Factory House stores (those are their outlet locations).
- Free shipping is usually offered during the event for everyone shopping online, with no minimum purchase required.
- UA's Black Friday event typically starts the Sunday before Thanksgiving and lasts a full week, ending on the Sunday at the end of the long weekend. This year that would be on Sunday November 24, 2024 through Sunday December 1, 2024.
- The event is then followed by a "Cyber Monday" sale, but you can pretty much expect a similar offer to continue (last year is was a 40% discount site-wide, but no extra promo code was offered).
- As always, exclusions apply, often including things such as gift card purchases, taxes, shipping fees, and certain collections like Curry shoes and HeatGear OG.
- Regular every-day discounts like their 20% off for military, first responders, and teachers usually cannot be combined with any of their storewide promotions, though exceptions may occur on an individual basis in-stores.

2024.05.15 15:26 Repulsive_Rooster405 How to sell my car…
Have a buyer lined up, ready to make the journey to me tomorrow.
Never sold a car privately before but have a few obstacles in the way…..wondered if there was any advice.
Finance is to be cleared before sale, I know that. The buyer has agreed to bank transfer to me, who in turn will ring up and pay my settlement figure in full. That’s fine surely?
Second - the vehicle has a private plate on. If I remove the plate now, I won’t have a V5c in order for the buyer to tax, and I won’t be able to change the ownership of the car online will I?
I want to keep the plate, but in turn sell the car tomorrow to a keen buyer.
Do I have any options other than to wait for the new v5c to land having taken the private plate off, or selling the car as is including the plate?

2024.05.15 15:13 Typical_Raisin7534 Need advice with house sales and future divorce
Alright so it’s a bit complicated but I’ll do my best.
I am still married but my wife just dropped it on me a few days ago that she wants a divorce. I am currently living in Quebec but in the process of moving to BC. I have sold my house here and am moving next month. I was planning on putting the money I am making in the sale of the house towards my other mortgage in BC. My wife wants to sell the house in BC, I’d like it keep it if possible. Yesterday, she asked me what we’re going to do with the money from the sale here in QC.. she wants half..I’m scared to give her half, then when we actually divorce she’ll want half again.. am I crazy? Now I don’t know if I want to put any extra money on my mortgage in BC since it would give a greater equity for me to pay her?
Any advice is greatly appreciated!

2024.05.15 15:12 Turbulent_Inertia Quickest way to import new Templates and Covers?
Hi—Confused Newbie here; please be gentle yet descriptive, if possible.
First, is there a simple way to access new templates or notebook covers using only the device itself?
Somehow—perhaps bc I started with Kindle Scribe—I envisioned that I might be able to use an app or a web link on the Supernote to look for such things, via a community forum or even a template store. I thought there might be at least a few “sample” covers or even templates preloaded into the “MyStyle” folder, to allow me to play around with the concept of personalization.
Second, is there any way to quickly send a self-made template via an email address? (Again, I am accustomed to Kindle Scribe).
Third— my other devices are an iPhone, a Windows 10 PC, an iPad, and a Kindle Scribe. Assuming I find (on reddit, or elsewhere online) or create what I need template-wise, what is the quickest/easiest way to get that over to my Supernote for use? I get confused among Supernote iOS app, Supernote cloud, Supernote partner app on PC etc.
I got the Supernote to help myself feel less scattered at a time when my bandwidth is limited, but I feel in serious need of a hand-holding tutorial (re: this basic stuff, as well as headings, TOC, links, keywords, stars, etc. ).
I’m not sure how to best use SN as an optimization tool, when figuring it out feels kind of DIY in a way I currently can’t swing. It’s like I have so many questions and can’t even find a basic organized place to write them down, never mind ask them.
(I think my ADHD doesn’t mix well with the user manual being buried onboard—I need like a programmed text or Socratic experiential workshop or something so it clicks. Not proud, not proud. )
Thank you all so much for your help.

2024.05.15 15:02 DCLDad Tips for attending NFL Europe game
Ravens fan here. We went to the Ravens-Titans game last year, and here are some tips if you are thinking about going:
1. Register on the NFL Europe website early and often. Have various family members register on the NFL Europe site, using different email addresses. Note that each team’s season ticket holders get first dibs on tickets before they go on sale to the general public. DO NOT pay ticket brokers for tickets, they are massively overpriced and not worth it. You can always get a ticket cheaper, right up to game day. Our tickets went on sale in mid-June. Actually, registering early doesn’t matter, for the next reason:
2. Everyone will be tossed into a queue randomly the day tickets go on sale. Have all family & friends report their place in the queue, and go with whomever gets in first. Important note: The ticket site is hosted by NFL Europe. They will show you the start time for purchasing in Greenwich Mean Time. Make sure you convert that time to your time zone. For us it was 7 am EDT. Once you get online and into the queue, DO NOT LEAVE. This is an easy way to get bumped. I had my daughter watch my place in the queue while I was at work, and had her buy the tickets.
3. Speaking of the queue, do not blow a gasket when you see your spot is #229,767 in the queue:
a. All 5 NFL Europe games go on sale all at once;
b. Like you, everyone registered with 5-10 different email address and family member name combinations;
c. That number literally was our spot in the queue, and we cleared the queue in 90 minutes and got tickets.
d. Be ready to make an instantaneous decision – Don’t mess around trying to get a better seat. They go fast. We ended up getting 4 seats, not together, but in the same section.
e. If you miss out, don’t worry because plenty of fans sell them back as the Summer progresses.
4. Book air travel as soon as you know you have tickets. When you fly into London (recommend Heathrow), take the Underground right into Central London. The station is right at the Airport outside baggage claim. It’s a 45 -60 minute trip into Central London. When returning to the airport, make certain that you are getting on the line that goes to Heathrow. There is also a Heathrow Express train, but it’s only 15-20 minutes faster and costs a lot more than the Underground. Buy an Underground pass at a kiosk in the airport outside baggage claim.
5. The hotel situation in London is great, we had no issues getting a room. Recommend booking the hotel early, since you can always cancel if you don’t get tickets or change your mind. If I can make a recommendation that is convenient to a lot of attractions, including the underground to get to Hotspur stadium, check out this hotel:
https://arosfalondon.com/ We had NFL fans from across Europe staying at our hotel.
6. Speaking of which, stay in Central London. Make a week out of it. The NFL and the teams usually have a week-long celebration around the city. Access to the stadium is easy via the Underground.
7. Usually the local soccer clubs are typically on break the week of NFL Europe games, and those tickets are a tough get anyway. But if you have a favorite club, schedule a tour of their stadium. It’s worth it.
8. Speaking of Stadiums, Hotspur Stadium is one of the newest and is massive. It is all enclosed around the seating areas. But the roof is open, and most seats are covered. Do not worry about the weather on game day. Sweat pants and a sweatshirt/game jersey was more than adequate. Getting to and from the Underground, however, you will be exposed to the elements. Do not bring an umbrella, wear a rain jacket if rain is in the forecast.
9. You will see jerseys of all 32 NFL teams represented at the game. Over a third of the fans are from the UK or Europe. They are just there to see “proper football”, as the person sitting next to me said. The fans get into the game, and have a really good time. The people surrounding us bought us beers and sang much of the game. It’s a ton of fun.
10. On game day, take the Tube to Hotspur Stadium. It’s about a 10 block (.75 mile) walk to/from the stadium. You can ride a bus to the stadium from the Underground, but do not expect it on the way back. The atmosphere surrounding the stadium is amazing. The stadium is surrounded by activities, including a lot of people who don’t have tickets, but are there for the spectacle. Eat a good brunch/lunch before going. Do not expect to be able to get seated at a restaurant near the stadium. And do not expect great food in the stadium, it was a major disappointment.
11. Upon conclusion of the game, it will be a massive river of people heading for the tube. I do not recommend taking the Overground train to leave, the queue can be quite long. Instead, just follow the flow of people to the regular underground stop 10-11 blocks south of the stadium. Don’t worry, the long line goes surprisingly fast. And the fans are still having a good time.
12. Feel free to ping me if you have questions!

Nice spread of sales on tomatoes. LOTS of blueberry and strawberry deals around! Some good mango and cherry sales, too. Fewer sales on fresh chicken an
(As always, flyers are out Wednesdays, most store sales for the new flyer start on Thursdays)
Adonis - Crab section (thawed) - $7.77 per lb -- Interesting! Could be fun for making neat meals!
- Coho salmon fillet - $7.77 per lb -- Wow! That's a great price for salmon!
- Sea bass (fresh, free cleaning) - $7.99 per lb -- Fair price for fresh fish.
- Basa filet (thawed) - $4.99 per lb -- Nice! It's not fresh filet, but it's a good price,.
- Chicken thighs (boneless skinless) - $5.99 per lb -- Not amazing, but ok for boneless chicken.
- Grain-fed veal blade roast - $5.99 per lb -- Interesting! It's a more tender cut, more delicate flavour, which might be nice!
- Beef eye of round - $6.99 per lb -- Good and fair price for eye of round. It's possible to find it for less, but it's a hunt. This is a regular Adonis deal.
- Rib-eye steak - $17.99 per lb -- Makes me think of a post I saw this week of a standard prime rib roast in Calgary sold at $55/kg, 27/lb or something. Which is crazy!
- Red greenhouse tomatoes - $0.99 per lb -- Awesome! Great price for tomatoes, but I found the other produce prices advertised were a little lackluster.
- Apricots (fresh) - $4.99 per lb -- Low-ish price for fresh apricots.
- Brick cheese (Cracker Barrel) - $5.77 400g bar -- Not under $5, but still worth snagging a bar if it means skipping a trip elsewhere.
- Cheese Counter - Canadian feta - $1.99 per 100g -- Nice! $2/100g for feta is good.
- Cheese Counter - Tuma - $2.29 per 100g -- Interesting! "Tuma cheese is renowned for its delicate mild milk flavour, and its smooth, velvety and firm texture."
- Cheese Counter - Akawi - $2.29 per 100g -- Ahh, this is a lovely cheese. Not cheap, but it's good stuff!
- Cheese Counter - Fior de latte - $2.29 per 100g -- Good price. This is the stuff you need for a Caprese salad!
- Pâté (Bretagne) - $5.00 for 2 150g packs -- Great price! These regularly go for $4 or so.
- Deli - Chicken breast (Solmaz) - $1.79 per 100g -- Nice!
- Deli - Smoked ham (Olymel) - $1.49 per 100g -- Excellent!
- Deli - Turkey breast (Alzahraa) - $1.49 per 100g -- More great deli!
- Deli - Prosciutto (Negroni) - $2.79 per 100g -- Ah! Nice! Different brand, same great prosciutto price!

- Almonds (Cedar) - $5.99 454g bag -- Good price for almonds!
- Pistachios (roasted, salted, Cedar) - $12.99 454g bag -- Pistachio prices are a little funny. $10/lb is really the price to aim for, but this isn't far off. And it's not uncommon to see 200-250g bags for $7-8 or more.
- Produce Price Rating: Medium, but always has well-priced chicken, the deli meat sale rotations are always fantastic, and just the overall variety of goods is refreshing. Personal favourite store.
Farm Boy - Chicken breast (boneless skinless) - $5.99 per lb -- Fair price for chicken breast.
- Wild-caught Argentinian shrimp (23-30ct) - $7.99 340g bag -- This is a good rate on decent shrimp!
- Fresh sausage deal - $5.99 500g packs -- Nice little sausage deal here. Fresh sausage avoids the preservatives!
- Mini cucumbers - $5.00 for 2 6-packs -- Good price for mini cucumber.
- Fiddleheads (fresh daily) - $5.99 per lb -- Neat! These are fun to see on the shelf. Try a fun seasonal item!
- Hothouse tomatoes - $1.49 per lb -- Good price for tomatoes!
- Eggplant - $1.49 per lb -- Great price for eggplant! Often $2/lb or more!
- Zucchini - $1.49 per lb -- Good price zucch! You can find them for less, but you'll have to hunt for it.
- Green onion - $0.77 per bunch -- Nice! It's crazy to be happy about green onions for under $1…
- Blueberries - $2.99 full pint -- Ad is for 473g pints. This is a great deal! Worth snagging some!
- Produce Price Rating: High
Farmers Pick (can be a little late on their flyer) (
https://www.farmerspick.ca/flyer-specials)
Food Basics - Ground chicken (lean, Zabiha) - $3.88 450g pack -- Great price for ground chicken!
- Pork side rib - $2.98 per lb -- Good price for pork rib!
- Pork tenderloin - $2.98 per lb -- Great price for tenderloin. More often found for $4/lb.
- Fresh beef burger patties - $4.00 4-pack -- These are 1/4lb patties, meaning we're clocking in at $4/lb, which is honestly pretty good! Season them up and grill! There's also Selection 8-pack of buns on sale for 1.77. So, that's basically $10 for 8 burgers. That's value!
- Asparagus - $1.98 per lb -- Excllent! This is a great price! And it's not even the 340g bunches, no, this is per lb!
- Sweet peppers - $2.98 4-pack -- Nice!
- Sweet potato and sweet purple potato - $1.28 per lb -- Fair price for sweet potatoes. It's fun to see purple ones get lumped into the same bracket.
- Coleslaw kit (Green Giant) - $5.00 for 2 340g kits -- Great price for salad kits.
- Mini potatoes - $2.98 5lb bag -- Good price for mini potatoes!
- Strawberries - $1.67 454g shell -- WOW! Cross our fingers they're nice AND cheap!
- Cherries - $5.98 per lb -- Decent price for cherries. I like making homemade yogurt popsicles with fresh cherries. Bit if a pain in the ass to pit, but so worth it.
- Brick cheese (Selection) - $4.44 400g bar -- Nice! Sub-$5 bricks!
- Salametti (Matro) - $6.49 300g chubs -- May include other varieties
- Baby genoa (Mastro) - $8.99 600g chub? -- Hard to read the ad, but this is a good deal for a big chub of genoa!
- Mortadella (San Daniele) - $8.99 750g chub -- Works out to $1.20/100g, which is a substantial savings compared to the deli counter or buying it presliced and packed!
- BBQ Sauce and Mustard (Selection) - $1.00 each -- Nice! I personally love mustard and a good BBQ sauce. Might be nice to stock up for that burger night!
- Chips (Irresistibles) - $1.00 150g bag -- I usually don't point out chips and seed-oil-snacks, but this is a great deal!
- Produce Price Rating: Low to medium low
FoodLand - Beef top sirloin steaks (AAA) - $7.99 per lb -- Great price for AAA steaks. Top sirloin isn't the best place to get a steak cut, but it could be fine. Have a look in-store and judge for yourself.
- Shrimp (31-40ct, Compliments) - $6.99 per lb -- Good price for shrimp, but note that these are small.
- Bar scallops (80-120ct, Compliments) - $6.99 per lb -- These are quite small, but they could be interesting to thaw, pat dry, and sear quick on high heat for use in salads. Or perhaps as a top to a risotto?
- Cucumber - $0.99 each -- Scene Member Price.
- Corn - $5.00 for 5 years -- $1 an ear!?!#@! Are they mad?! Do they not watch the news about boycotts and how consumers are pissed? And then you're going to charge them $1 for an ear of corn? My goodness…
- Produce Price Rating: Medium-high to high.
Freshco (price matcher)
- Bacon (Schneider's) - $3.99 375g pack -- Good price for brandname bacon. Sale also extends to some of their wieners and bologna.
- Frozen burgers (Compliments) - $9.99 1.13kg box (8-pack) -- This stretches us down into a $3/lb mark for beef. Which is pretty good all things considered, but know it's a processed meat. Read the ingredients: beef, water, bread crumb, soya flour, and salt and seasoning. You're paying for recovered meat mixed with bread crumb and flour. And the nutritional info on the pack reads 73% daily value of sat-fat in one 142g burger. A 152g fresh patty lands you at 60%. Know your food!
- Wild-caught Argentinian shrimp (23-30ct) - $6.99 300g bag -- This is a good rate on decent shrimp!
- Sweet peppers - $2.99 4-pack -- Nice!
- Mushrooms - $2.99 454g shell -- Great price!
- Green beans - $1.99 per lb -- Awesome price for green beans!
- Royal Gala apples - $1.49 per lb -- Good price for a nice apple variety. However, you can also sometimes score these for $1/lb if you wait and dig around for the sale.
- Blueberries - $2.49 full pint -- Nice! Another great blueberry sale!
- Produce Price Rating: Low to medium low (more on the medium side)
Giant Tiger (*note the VIP prices; sales begin today) (price matcher)
- Hotdog wieners (Olymel) - $2.47 375g 5-pack -- Sigh… Good price for wieners, but still… Don't overdo it. These are categorically terrible for you!
- Ambrosia apples - $2.88 3lb bag -- Great deal on a tasty apple variety that hits that $1/lb mark!
- Blueberries - $2.88 full pint -- Man! So many blueberry deals! Where are these coming from?!
- Romaine lettuce - $2.88 3-pack -- Nice! Fair price for romaine hearts.
- Baby spinach - $1.97 140g bin -- Good price for 140g. The prices of these bins are the weights are all over the place. Some places charge $4 for the same bin. And then some others charge $4 for 300g bins. Treat carefully!
- Canned tomatoes (Primo) - $3.00 for 2 796ml cans -- Good price for nice tomatoes. Funny enough, in this week's flyer, they advertise the Great Value (housebrand) tomatoes for 1.77 being 50c, but if you buy two Primo cans they work out to 50c less than the Great Value (confused yet? Lol)
- Fireworks - various -- LOL I just wanted to mention they got fireworks and firecrackers hahaha
- Produce Price Rating: Generally on the low side.
Green Fresh Supermarket (Vanier) (check
https://greenfreshottawa20.wixsite.com/greenfreshottawa)
- Produce Price Rating: Usually very competitive, catering to Asian cuisine. Warning: their newest sales start on Fridays - so this is a late advertising of their sales.
IGA (price matcher)
- Hotdog wieners (Lafleur) - $5.00 for 2 packs 375-450g -- More hot dog prices for our analysis. I'm noting these to get a sense of what the heck is going on with these….
- Lobster (cooked or live) - $7.75 per lb -- Scene Member Price. 9.75/lb regular. Awesome deal!
- Tomahawk steak - $13.99 per lb -- That's pretty good for a fancy steak cut. I like thick cut steak because you can get that and crust without overcooking the meat. Pro tip: always salt and set your steak uncovered to dry in the fridge. That's what gets you a top-notch crust!
- Veal loin rack - $13.99 per lb -- This is more interesting than a value proposition. Expect a decent-sized rack to run you a pretty penny, but it should cook nicely. Remember to let it rest after it reaches the desired internal temp. Be patient!
- Whole chicken (fresh) - $1.99 per lb -- Great price!!
- Eggs (Nutri, Burnbrae) - $5.79 18-pack -- Not a ground-breaker price. Maybe it's just nice see some price stability in egg prices.
- Corn - $4.00 for 10 ears -- Excellent deal at 40c an ear!
- Cherries - $4.99 per lb -- Awesome!!! Cherries can easily reach into the $8-9/lb range.
- Bologna (Lesters) - $5.49 675g chub -- This is a good price for a chub. It's not fancy deli, but it beats the prices by 2-3x or more given you're paying 81c/100g.
- Deli - Cooked ham (Olymel) - $1.99 per 100g -- Speaking of deli prices, consider this unholy monolith slab of ham versus that slice-it-yourself bologna. This "hamalgum sibling" is 2.5x the price of the bologna by Lesters… Just saying…
- Produce Price Rating: Medium
Independent - Pork back rib - $3.99 per lb -- Meh price for pork rib… $3/lb is good, but $4/lb doesn't seem worth it when it's largely bone anyway! I'd rather buy the duck they have for $4/lb….
- Atlantic salmon - $9.99 per lb -- Average price for pink fish.
- Beef striploin steaks (AA) - $7.88 per lb -- Good enough price for steaks, but FoodLand had AAA grade for the same price.
- Duck (fresh, grade A) - $3.99 per lb -- Good rate for duck.
- Asparagus - $2.99 per lb -- Meh rate. There's better.
- Strawberries - $2.49 454g shell -- Good price for strawberries.
- Butter (Lactantia) - $5.99 454g bar -- Sigh… I wish butter would come down in price…
- Produce Price Rating: fairly high with few exceptions
Loblaws - Pork back rib - $3.99 per lb -- Meh price for pork rib… $3/lb is good, but $4/lb doesn't seem worth it when it's largely bone anyway! I'd rather buy the duck they have for $4/lb….
- Atlantic salmon - $9.99 per lb -- Average price for pink fish.
- Beef striploin steaks (AA) - $8.88 per lb -- Ben là là! Same AA steak, $1/lb more…
- Beef boneless blade roast (AA) - $8.99 per lb -- Ok price for beef… It's kind of meh… Consider visiting local butchers to see what they have going on.
- Duck (fresh, grade A) - $3.99 per lb -- Good rate for duck.
- Sweet potatoes - $3.99 5lb bag -- Great price for sweet potatoes
- Mini-cucumbers - $1.99 6-pack -- "Save $2". Ya, we know Loblaws. I've been saving $2 on these packs for months now at other stores.
- Blueberries - $1.99 full pint -- Great price for blueberries!
- Mango - $0.99 each -- Fair price for mango considering I've seen Loblaws charge much more for them. Also, I expect we'll see some nice sub-$1 deals in the future.
- Butter (Lactantia) - $5.99 454g bar -- More $6 butter.
- Produce Price Rating: fairly high with few exceptions
Provigo - Pork chops - $2.49 per lb -- Good price for pork chops.
- Chicken breast and thighs (boneless skinless) - $4.99 per lb -- Good price chicken.
- Atlantic salmon - $8.99 per lb -- Good price for pink fish.
- Corn - $5.00 4-pack -- What?! How can we have these disparities… Maxi has theirs for 33c an ear. That's $1.30 versus $5 for 4 ears… Insane difference in price…
- Watermelon (9lb average) - $3.88 each -- Nice price for watermelon.
- Mango - $0.99 each -- That $1 deal again. "Save $2". Meaning regular price was $3. Insanity.
- Deli - Mock chicken (Gaspésien) - $1.29 per 100g -- Good price for deli, but it's mock chicken. I would refer back to the IGA deal on Lesters bologna. Buy whole chubs, slice it yourself, and save.
- Produce Price Rating: fairly high with few exceptions
Maxi (price matcher)
- Ground beef (medum) - $8.88 1.1kg -- About 2.5lb of beef, which clocks this in at about 3.50/lb. That's pretty good!
- Corn - $0.33 per ear -- Awesome price for corn! It's crazy. Provigo had their 4-packs for $5. Which
- Mini-cucumbers - $0.88 6-pack -- Very nice! A regular "good deal" is $2.
- Coleslaw kit (Florette) - $1.88 340g kit -- Great deal for a salad kit.
- Potatoes (Imperfect) - $4.88 15lb bag -- Excellent!!
- Mini-carrots - $4.88 2lb bag -- This is a good deal given a 2/3lb bag can be $2-3.
- Watermelon - $2.88 each -- Nice price for watermelon, but no weight advertised.
- Kiwis - $4.88 600g pack -- Pretty good. Can be as low as $4, but this is a fair price.
- Apples (Cortland, Empire) - $5.88 4lb bag -- Ok price for what should be over-winter apples. Mind the bruising.
- Fancy cheese deal - $18.00 for 3 -- Check the flyer and in-store for more details.
- Sriracha (Flying Goose) - $3.88 730ml bottle -- Nice! It's a different brand, but the price is right. I wonder what the difference is.
- Silk plant bev - $6.88 for 2 1.75-1.89L jugs -- Good deal.
- White vinegar - $2.88 for 2 4L jugs -- This might be good to get in advance of some pickling plans.
- Produce Price Rating: Generally medium low pricing! This store can post some impressive deals at times.
Metro - Pork back rib - $2.99 per lb -- Good price for pork rib. It's that magical $3/lb mark. It's hard to find rib for less. And, I wouldn't pay over $3/lb.
- Beef top sirloin steak or roast (AAA) - $6.88 per lb -- Great price for AAA grade beef! They also have "platinum angus medallions" for 8.88/lb.
- Fresh sausage - $4.99 per lb -- Great price for fresh sausage. You can spend $1/lb more and get organic stuff by Dubreton.
- Cucumber - $0.77 each -- Awesome!!!
- Cauliflower - $2.99 each -- Decent. Not amazing, but decent given a head can go for $4-5 easily.
- Portabella mushrooms (Belle Grove) - $6.99 4-pack -- Hmm, I'll have to keep an eye out for prices on portabellas. This doesn't seem that bad off the hop. I know sometimes you can get 4-6 packs for about $4-5, though. But, you have to hunt around town for deals like that.
- Blueberries - $1.99 full pint -- Great price for blueberries!
- Cherries - $5.99 per lb -- Nice! Fair sale price for cherries!
- Watermelon (15lb average) - $9.99 each -- Trying to make sense of these watermelon prices. This isn't as good as some other deals. But considering on the same page they advertise 1.49/lb for sliced watermelon, it suggests this watermelon could cost you up to $22.
- Butter (Selection) - $4.88 454g bar -- $5 butter.
- Produce Price Rating: High. Kinda like Sobeys. You can see a 50% average mark-up compared to a lot of other stores. It's nice produce, but it costs you.
No Frills (price matcher)
- Beef burgers (No Name) - $9.99 1.36kg 12-pack -- Just more frozen burger musing. Basically much like the Compliments ones we saw earlier, but 113g each, but with more sugars and funny ingredients, and the same amount of sat-fat! (And they skip mentioning that 75%-ish daily value number for the sat-fat). Like, what the heck are "onion extract" and "corn syrup solids". Do they squeeze the onion and throw away the rind? And isn't solid syrup just solid sugar? lol....
- T-bone/Wing steak - $6.99 per lb -- This might seem like a good deal, but it's ungraded beef. Why pay this price when metro has AAA-grade steaks for a smidge less?
- Picnic pork shoulder - $2.44 per lb -- Excellent price! These are AWESOME for smoking and braising for pulled pork!
- Ground chicken or turkey - $8.00 870g pack -- Not bad. Works out to about $4.20/lb or so.
- Ground beef (lean) - $6.00 450g tube -- Really a meh price for "tube meat".
- Steelhead trout fillet - $9.99 per lb -- Standard pricing for pink fish.
- Asparagus - $2.99 per lb -- Ok price for asparagus. I expect better from No Frills.
- Green beans - $2.99 per lb -- Same with the green beans, I expect a bit better.
- Cucumber - $0.99 each -- Good price for cucumber.
- Mini-cucumber - $3.99 11-pack -- Fair price on the 11-pack. Meanwhile, Maxi has the 6-pack for 88c… Sigh…
- Watermelon (9lb average) - $2.99 each -- Good price for melon.
- Ataulfo mangoes - $5.64 5lb case -- This should work out to about 8 or so mangoes. Good deal.
- Pineapple - $2.99 each -- Good price for pineapple.
- Brick cheese (Armstrong) - $5.49 400g bar -- Hmm, ya, seeing some 50c to $1 upward pressure on cheese pricing a little everywhere….
- Earth's Own plant bev - $3.79 1.74-1.89L jug -- Good price. Regular floats well into the $5-ish ranges.
- Dry pasta (Italpasta) - $1.25 750g packs -- Good price for dry pasta. Stock up a little. Maybe there's a potluck pasta salad in your future.
- Produce Price Rating: Generally quite low, selectively amazing for some items.
Produce Depot (usually a little late on the flyer)
https://producedepot.ca/ - Ground beef (lean) - $4.99 per lb -- Fair rate for ground beef. Considering No Frills is selling 450g tube meat for $6, I'd buy this in a heartbeat. It's just not stock-up pricing.
- Beef New York striploin steak - $12.99 per lb -- I wish they'd mention the grade, but if it looks nice, it could make for a nice BBQ item.

- Deli - Genoa salami (Mastro) - $2.59 per 100g -- This isn't fantastic pricing, but fair. A 600g chub can clock in at $10-12 or so, this deli counter pricing is fairly competitive.
- Produce Price Rating: Medium-low with very competitive specials on a shortened flyer. The small flyer is nice because it doesn't uselessly feature $6 heads of cauliflower and extremely high-price items that are either a confusion on the consumer, or an insult on the injury of not being able to afford supreme quality items.
Real Canadian Superstore (price matcher)
- Beef rib-steak (ungraded) - $7.88 per lb -- More ungraded beef at graded prices.

- Beef striploin steaks (AA) - $8.77 per lb -- Scene Member Price.
- Beef sirloin tip roast or marinating steaks (AAA) - $8.99 per lb -- Hmm, striploin AA versus sirloin tip AAA… Might be a toss up. Sirloin is leaner and has less marbling. But AAA might lend to a tenderness. This may be give and take, here…
- Lobster (live) - $10.99 per lb -- Scene Member Price.
- Pork chops - $3.49 per lb -- Not a great price, really, but it may be your option if you're stuck with Sobey's this week. Ad mentions it includes roasts.

- Asparagus - $2.44 per lb -- Good price!
- Green beans - $2.67 per lb -- Good price!

- Asian pears - $0.99 per lb -- Awesome price!
- Brick cheese (Cracker Barrel) - $5.77 400g bar -- More of this elevated cheese pricing… Hmm….

- Chicken or Pork kabobs (Marcangelo) - $7.87 480-640g 8-packs -- It's basically $1 a kabob. That ain't bad for a ready-to-cook item. But, note that this translates essentially into 8/lb at worst, or 5.50/lb at best. There are WAY better deals on pork and chicken around.

2024.05.15 14:48 PunnyHeals Misrepresentation of house price data by Realtor.ca
| TL;DR: - Realtor.ca claims the average sale price of a house in Fredericton, NB is $288,300. My own calculations point to the average being approximately $543,878.
- Realtor.ca most likely calculates it average house price using the average for houses and vacant land. My average for houses and land was $288,540, only a $240 difference, making this the most likely explanation.
- Realtor misrepresents graphs and averages through market capture, pay gating, and could be violating the Competition Act.
**Background** I have been looking to buy a house for the past several years in the Fredericton area and have been checking the online listings regularly through Realtor.ca since it is the most common real estate listing website used in New Brunswick. What I liked about Realtor.ca was its ability to provide the average sell price for a house every month with graphs that showed the average sell price for a house in Fredericton for the past 12 months and 10 years. Looking for a house for an several years, I felt that I had a good idea of the market conditions and price ranges. My anecdotal evidence was that the average house price was much higher than Realtor.ca’s estimate of 288,300. I wondered if my anecdotal evidence could be supported by data. The objective of this report is to collect list price data from all available listings within the Fredericton area. Once collected, I can take the average price and see if it matches the average price shown by Realtor.ca. **Average/Median Methodology** When you use Realtor.ca, you can filter results by the property type. There are six property type categories: Residential (single family home), condo/strata, vacant land, recreational, multi-family, and agriculture. For each of these property types, the asking price and address were copied into an Excel file. The data was collected on May 10, 2024, and included all listings within Fredericton; duplicate listings were removed. Once all data was collected, the average and median for each property type was calculated (Table 1). I compared my calculated average to the Realtor.ca average to determine if my anecdotal evidence of thinking the average house price was higher than what Realtor.ca said was justified. **Results** There were 107 listings for residential houses (referred simply as “house” in this report), 245 listings for vacant land, 5 listings for recreational, 7 listings for multi-family, 2 listings for agriculture, and 10 listings for condos (Figure 1). The average listing price was $543,878 for houses, $177,026 for land, $227,080 for recreation, $826,100 for multi-family, $829,450 for agriculture, and $317,410 for condos. The median listing price was $474,900 for houses, $64,900 for land, $229,900 for recreation, $799,000 for multi-family, $829,450 for agriculture, and $289,900 for condos (Table 1). **Realtor.ca MLS System Average House Price Claim** When you search for “houses for sale in Fredericton, NB”, you will see the top search results show Realtor.ca. This is not uncommon since Realtor.ca and its Multiple Listing Service (MLS) have the highest number of listings of any other online real estate listing service for the Fredericton, NB, area. Having most real estate listings concentrated on one system can provide users with a general idea of greater market conditions beyond individual listings, such as averages and trends for cities. Realtor.ca provides this data in the form of “Market Price (CAD)” price trends for the past 12 months, and price trends for the past 10 years (Figure 2). These figures are prominently displayed at the end of the first page of the Fredericton real estate listings (URL: https://www.realtor.ca/nb/fredericton/real-estate). This leads us to the first claim by the Realtor.ca MLS system claim and our initial objective of this report. Claim: The average market price in Fredericton sits at $288,300 as of May, 2024. Analysis: When a user views these figures, it is a safe assumption that when a price is displayed, the user is inclined to believe that “Market Price (CAD)” is the average house price in Fredericton. This is further reinforced if the user reads the description above the figures which states: “Use our home price trends to better gauge local market conditions and plan your next move. The graphs below show benchmark or average prices of homes sold in the area. Data generated by MLS® Systems and the MLS® Home Price Index (HPI) — Canada’s most advanced tool to gauge local home price levels and trends.” This small paragraph specifically states, “The graphs below show benchmark or average prices of homes sold in the area.” Based off the graphs and their statement, we can safely interpret that Realtor.ca is explicitly saying that the average home price in Fredericton, NB, currently sits at $288,300; leaving no room for interpretation on how the data can be viewed. The reason I wanted to be explicitly clear on this thought process is that if you look back at the results section of this paper (Table 1) and see that the calculated average of all house listings was $543,878, it represents an 88.65% difference. A couple assumptions that could explain this difference are: - The listings used in the analysis are only a snapshot in time and could not represent an accurate or precise representation of the monthly price average.
- Houses that were listed below the average could be selling more quickly, giving us a skewed data set that is not representative of all listings that have been posted.
- Realtor.ca gives the average sell price for houses in Fredericton and not the average listing price. There could be a large discrepancy between sell price and list price, resulting in my calculated average being inflated.
The three assumptions made above introduce bias into my conclusions, but given the magnitude of those differences, it could be reasonable to assume there might be an alternative reason causing these discrepancies. Since there is such a large discrepancy in my calculated average and the average from Realtor.ca, I expanded my analysis to other categories. I combined my residential house data set with the other five property types to see if it would alter our initial average and how close it would come to the calculated Realtor.ca average (Table 2). Realtor.ca claims the average house price in Fredericton was $288,300, which seems to be closest to my calculated average for the combination of house and land listings. With the addition of these combinations, it suggests that Realtor.ca calculates average housing price using houses and land listings. Realtor.ca MLS’s claim of the average house price in Fredericton, NB being $288,300 is a misrepresentation of the true market value and conditions. If a company were to calculate averages of an entire real estate market within an area, why would they only include house and land and not the other 4 categories? **Misleading Representations by Realtor.ca** The conclusions made from my analysis were made with plenty of explanations and assumptions. Given that the MLS system is a pay gated system, and their patented house price index algorithms are private, I feel it is reasonable to assume that my data is closer to true market prices. This leads us to the next question, if my data isn’t correct, why are the figures, calculations, and methodology misleading users on market conditions? The average user is not going to spend a significant amount of time manually collecting data and putting it into Excel to double check Realtor.ca. The company is the largest multiple listing system used in New Brunswick and holding that status comes with some form of implicit trust that the public holds for information it publishes. In this section, I will lay out sections and guidelines from the Competition Act and why I believe that Realtor.ca is violating the Act. **Competition Act** For the below, I will be using the most updated version of the Competition Act R.S.C., 1985, c. C-34, last amended on December 15, 2023 ( https://laws.justice.gc.ca/eng/acts/C-34/page-1.html) and the “Application of the Competition Act to Representations on the Internet” published by Competition Bureau Canada ( https://publications.gc.ca/collections/collection\_2010/ic/Iu54-1-2009-eng.pdf) *Section 2.2, Paragraph 4 of the Application of the Competition Act to Representations on the Internet* “Businesses should not assume that consumers read an entire Web site, just as they do not read every word on a printed page. Accordingly, information required to be communicated to consumers to ensure that a representation does not create a false or misleading impression should be presented in such a fashion as to make it noticeable and likely to be read.” Explanation: Section 2.2 applies to the average house price and accompanying figures (Figure 2). Realtor.ca shows the average house price in text and graph form but does not disclose that these are house and land price average if my calculations are accurate. *Section 4.1, Paragraph 1 of the Application of the Competition Act to Representations on the Internet* “If qualifying information is necessary to prevent a representation from being false or misleading when read on its own, businesses should present that information clearly and conspicuously. Businesses frequently use disclaimers, often signalled by an asterisk, to qualify the general impression of their principal representation when promoting their products or services. As mentioned earlier, the general impression conveyed by the representation, as well as its literal meaning, are taken into account in determining whether a representation is false or misleading.” Explanation: Section 4.1 applies to Realtor.ca house price indices and other methodologies. A disclaimer in this case would be located within the same small paragraph above the figures. Instead, they use their own house price index to obfuscate their methodologies (Figure 2). Another option they give is below the graphs as “Ask a realtor for more detailed information” which creates an additional barrier to the users right under the Competition Act. Specifically, the “to qualify the general impression of their principal representation when promoting their products or services.” The “ask a realtor” hyperlink brings you to an additional page where you can find their realtors in your area. This is incentivizing the user to use their services over others to access more information. Realtor.ca has a majority market share in New Brunswick which further reinforces their monopolistic practices over real estate that hurts consumers. *Section 4.1.3, Paragraph 1 of the Application of the Competition Act to Representations on the Internet* “Businesses may effectively draw attention to a disclaimer so that it is more likely to be read by using attention-grabbing tools to display the disclaimer. In doing so, businesses must be careful not to design attention-grabbing tools in other parts of the advertisement in such a way that they distract the consumer’s attention away from the disclaimer, making it unlikely that the consumer will notice the disclaimer or recognize its importance.” Explanation: Section 4.1.3 is further evidence of obfuscation and misrepresentation of their graphical aids and calculations. Similar to section 2.2 in the Application of the Competition Act to Representations on the Internet, Realtor.ca placed those figures at the bottom of the first page of listings to draw the user’s attention to their interpretation of data. *Section 52 (1) of the Competition Act: False or misleading representations* “No person shall, for the purpose of promoting, directly or indirectly, the supply or use of a product or for the purpose of promoting, directly or indirectly, any business interest, by any means whatever, knowingly or recklessly make a representation to the public that is false or misleading in a material respect.” Explanation: Section 52 (1) is the main argument for this report. I believe that Realtor.ca knowingly or recklessly misrepresented the average house price in Fredericton using deceptive graphical aids and created a home price index to further obfuscate the methodology. I am not a lawyer, so I could be misinterpreting the sections of the Competition Act. I believe Realtor.ca has reached the threshold of violating the Competition Act since Section 52.1.1 states: “For greater certainty, in establishing that subsection (1) was contravened, it is not necessary to prove that (a) any person was deceived or misled; (b) any member of the public to whom the representation was made was within Canada; or (c) the representation was made in a place to which the public had access.” This amendment to the Competition Act removed the threshold of proving that an individual or the public were deceived or misled. I believe that Realtor.ca has violated all three elements of section 52.1.1 ensuring that they have met the threshold of violating section 52.1 of the Competition Act. **Conclusion** I have given numerous caveats to my analysis, so it is possible I have come to the wrong conclusions given the lack of transparency in methodology and limited time frame. One thing I can conclude with certainty, is that Realtor.ca is misrepresenting market conditions through their figures displaying average house prices, pay gates to information, and methodology disclosures guised as a patented as a housing price index. I believe that Realtor.ca should make it clear to the user how their housing price index is calculated. Realtor.ca and the MLS system has succeeded in market capture and fights to keep this information pay gated to only people that benefit from these misleading claims. Regardless of their reasons, these monopolistic practices only benefit anyone under their system through the restriction of information to shape the way the public perceives the market conditions, a clear violation of the Competition Act and a disservice to the public. There was a lot more I wanted to cover like if Statistics Canada ( u/StatCanada) sourced their data from the MLS system and the broader implications of sourcing data that could be misrepresentation. Again, I could be wrong and would welcome any additional relevant information. https://preview.redd.it/awfmkl0x6l0d1.png?width=1681&format=png&auto=webp&s=c9c4be8b6139c4f079ff343637b159b85e79cd3b https://preview.redd.it/za540m0x6l0d1.png?width=3816&format=png&auto=webp&s=8c16fdcbc34795f46b38bdf502e1576fb43887dd https://preview.redd.it/h5lz8p0x6l0d1.png?width=4166&format=png&auto=webp&s=3a76bdd71e64435fbaa38a768469d287b508946a https://preview.redd.it/5qz74m0x6l0d1.png?width=3262&format=png&auto=webp&s=ab9363605bd6b31f324b5bb58f1fcc847f17a67b submitted by PunnyHeals to newbrunswickcanada [link] [comments] |
