Alright, so you’re earning an X amount of money every month and you want to know if you can afford that dream house of yours? Well, calculating affordability only based on income is a job half done, hence here’s a piece on how to accurately calculate the affordability of a house.
But, since we’re here, let’s dance!

Total Income

Okay, first things first. You need to calculate how much is your total family income. Include all income sources here like taking weekend classes, any kind of freelance jobs, or income from second jobs as well. If your spouse is earning or a parent as well, then include that. Basically, all the people who are going to be invested in the new house.

Total Expenses

Now, minus the total expenditure. This should include any existing EMIs, insurance premiums, SIPs (that you can’t stop), grocery expenses, education expenditure, et al. All of those things that take money away from you, should be included here. Another aspect that you need to consider is your Future Expenses. Maybe your kid wants to go to Stanford or you feel like you should own an MG Hector because your colleague thinks that a new house deserves a new car. Does a parent need to undergo major surgery, or is one of your kids getting married within the next 2 years? What if there’s damage due to natural disaster, vehicle damage, job loss and God knows what can happen. What if a deadly virus breaks out, locks down an entire country, and crashes the economy! Would you be able to sustain yourself given that you would have an additional liability of monthly EMIs? Therefore, remember to have a Safety Net where you park money for your emergencies and unavoidable expenses. A general rule of thumb says to have at least 6 months of total expenses as a safety net amount. Apart from this, also have about 1% of the gross house price for emergency house repairs, maintenance, and enhancements.

Let’s suppose the following

Net family income – Rs. 50,000
Total Monthly Expenses – Rs. Rs. 20,000
Net cash in hand – Rs. 30,000
Now, you’re ready and you know how much EMI you can afford to pay.
Suppose you can afford to pay Rs.26,000 (approx.) EMI per month @ 8.5%. How much money can you afford to borrow? Rs.30,00,000!
Okay, let’s say you’re going to be borrowing 80% of the total house cost. So, 30,00,000 is 80% of which number? Rs.37,50,000 (Borrowed amount ÷ 80%). That’s the maximum value of the house that you can afford. And hey, don’t be flattered by my math skills here. I’ll be honest. I used this nifty EMI calculator to get all the answers. Just one disclaimer here – I’ve assumed loan tenure to be of 20 years because that’s the usual tenure that most people go for. But you can change that as well.

Hi guys
I am having real problems with my '21 RS6 and our local dealer here in the Algarve.
I have installed an Igla alarm, GPS module, OBD blocker and an aftermarket camera (70mai 360).
My car was brought to Audi to fix a cooling system problem. It turned out that the water pump needed to be replaced. That was done successfully under warranty but when the garage tried to re-calibrate the sensors they found that they had a U112300 Symptom 29559/452352 and U105400/131699 and U112100/1066240 faults that prevented them from being able to use their tools.
The outcome is that my main beam assist, adaptive headlights, self-levelling headlights, laser headlights, cruise control, lane assist etc are not working because the system isn't calibrated.
My car has been 3 months off the road with no end in sight. I asked them to change the battery as this seems to be a common fault that throwns spurious error codes. They will charge me for that obviously, but now they want to charge me for diagnostics too. Their reasoning is that they only work with unmodified cars and they want to blame the alarm system (even though it is in Service Mode which turns off the preventive measures).
Has anyone had any similar issues and found any resolution? I am at my wits end here. Thanks in advance.

Hey, my Volvo S40 (2005 1.8 120tkm) has been sitting in my parking lot for about a week now. Yesterday I wanted to go out again and the car wouldn't start, so I disconnected the battery and let it rest for a while. The car ran fine again. Then I parked the car briefly and it wouldn't start again, did everything as described above, then suddenly the engine control light came on. I thought shit, then drove home on the highway and suddenly the speedometer and revs failed, the windshield wipers came on, I got 6 error messages (refill brake fluid (just done) brake failure stop safe (front brakes are also new and rear still in good shape) refill windshield wiper fluid (also still full) reduced engine power stop safe and unfortunately I can't remember the other two). Anyway, I immediately drove to the side of the road and then waited for the ADAC because the engine wouldn't start at all (the check engine light was off by then). I just bought the car used from a dealer who wants to have it looked at in his shop, but do any of you have any idea what is wrong with this car? The car drives fine and the engine is quiet, but I'm worried about all these error messages.

Hi there. I'm looking for a driving experience / sport driving school / drifting school in japan, where I can have a fun day and drive a decent powerful car.
Long story: I've been always a sport car fan, but... life took me in different direction, and I never even "owned" a car. I just turned 40, and the sad realisation that inflation over sport cars is rising faster than my salary increase, I will probably never be able to afford one. If I ever buy I car it's probably going to be a kei car at this point.
That said, I'd love to try, once in my life, the feel for something powerful, cool, around the track. I've been looking for an option, but seems to me that most of tracks have "open days" where you can race your own car, which is out of the question. I'm not really sure any rental will allow to take a car around a track (hey, sorry, I just crashed into a barrier, will the insurance cover it?).
Has anyone experience with it? my main ideas are: (I don't mind the budget, especially if it's my 40's birthday gift to myself. )

For context, my (13M) father (41M) is divorcing my mom (43F) because my father is a lying, manipulative, narcissistic, piece of shit. My parents were married for 16 years and my mom has been shielding him from any trouble his alcoholism caused. Going through the years my dad would frequently argue with my mom, sometimes getting physical, keep in mind that my mom is no heavier than 190lb and my dad is around 250lb, not to mention so much stronger than her. If we go back to June 2023 my dad and brother went out for Mexican ice cream (my dad was drunk at the time) and my mom, my sister and I were going to dollar tree. Right when we were about to arrive at dollar tree my mom got a call from my dad saying that she needed to come pick my brother up before it went worse. Apparently my brother was trying to hook his phones Bluetooth up to the car and my dad found out that he was labeled as “Mamafucker” in my brother’s phone. My dad being drunk was otherworldly pissed off and put my brother in a chokehold and threatened his life. We filed a police report but they couldn’t do anything. I have to see him again for the first time in almost a year and I want to go off on his ass over the damage he did not only to my mom and brother but to the family In general. I genuinely don’t want to see him until he can prove to me that he’s kicked alcohol to the curb. Sorry for the long story I just had to get it off my chest. I’m not on this site often so I won’t respond to all comments but I will respond to some.

Packaging is quite lovely
The box has 10 glass bottles of 9ml perfumes. Very nice to hold. There are tearable covers over each of the bottle, kind of like a Christmas advent calendar. I loved this.
It's a great gift to give someone, even if they aren't into fragrance at all, simple because it feels like a premium gift.
I am by no means a reviewer or a person who knows much about fragrance in general. So I apologize in advance for my descriptions.
The fragrance notes are from the Westside website. There's nothing mentioned on the bottle or the box so i guess we will have to take their word for it.

Review: You can really smell the coconut in this. It's a nice gourmand smell, but the spiciness of the cardamom makes this smell like a sabji made with amrutanjan balm.
It settles down to just the smell of the musk and the coconut. Pleasant but smells like it could be odomos.
Didn't like this.

Review: the first burst is definitely very heavy on the alcohol and smells a lot like men's aftershave, you definitely get the citrus and the mint. As it dries down it turns into an inoffensive, soft, mainly musky smell.
Okayish. Might consider wearing it again. Good for day wear.

Review: Now this one is definitely interesting to me. I am not a fan of fruity scents but this is a wonderful one. At first you can really smell the plum and the peach scents, and the sweet nectarine but it's not sickly sweet. Settles down into what I think vetiver is supposed to smell like (I don't know what vetiver smells like, but it's not musk for sure). It smells... delicious?
I think this one is my favourite. Might even consider getting a decant of EA Red Door because of this.

Review: Opens with a floral scent that I can't seem to catch which flower it's supposed to be. Didn't get the citrus top note. Too much patchouli for me. I guess I just don't like patchouli. It settles down into a sweet smell, again, of just patchouli, and peony I guess. But I've never smelled a peony so I can't tell. The smell of this I can only describe as the floor cleaners they use in airport bathrooms at Kempegowda or a mall washroom that was just cleaned.
Not a fan of this one.

Review: struggling to describe this one. Not sure if it was just my bottle or what but it smells like... nothing? I wanted to keep a constant or a standard for measuring the smell and the stay of these EDPs so 2 sprays per were enough.
I ended up spraying 4 to 5 sprays for this one, and yet it smelled like nothing. There's a hint of pine in there but that's it. Not sure what is supposed to deliver.

OVERALL:
A good gift for someone who would like to get into fragrances. Not very long lasting, nor very outstanding scents tho. Maybe it's the Cities line of fragrances that aren't very good. I keep hearing Goddess as a good one, maybe I should've just got that to try instead.
I sprayed just a couple of times to keep it even but even so not good projection, sillage or staying power. It's gone within the hour but settles on the skin for maybe 2 hours.
Anyway.
I might revisit this post in the future to update how these have aged or if I've grown to love or hate any of these.

Hi. I am a 29 F that just broke up with my 38 M narcissistic boyfriend of 6 years (on and off) back in February, he moved out March. Live in the outer (outer) part of what is now GTHA 🤦‍♂️. With Desjardins. My home and auto insurance renewal is getting increased by ~$120/month!. No changes in drivers, cars, or home in the last year. Not used insurance in all yrs of driving or in home. And they already hiked last year too after the covid freeze as they labelled it. As it was explained main cause of impact was due to Collision coverage on both cars that amounted to $900 increase for the year.
Reasons given, Collision is being spiked because 3rd party is mandatory and insurance companies are capitalizing on that to go after 'at fault' incidents. Auto theft increase even though we are not close to where that's happening and have the cars in a garage.

I was just minding my own business when the police and my neighbors started yelling at me from my VRBO I was living in along with my rental from Uber to do Uber Eats and I could just not stop hearing the horrible things they were saying.

I am torn between the rav 4 and crv. I have read about the road noise and flimsy feel on the rav4. I currently have a 13 highlander that is sucking oil so I am a little gun shy on Toyota. I also see there is the auto wipers problem with the crv. Can you turn this off and control them yourself?I want to downsize so I am looking at these two cars. I'm in Florida so wipers are important. Are there any other problems to look out for?

I'm living near Carousel Cannington at the moment and I have been fed up with the neighbourhood here: the god awful noisy neighbour's dogs that bark non-stop days & nights, the drivers that seem to not care about the road rules and speed through stop signs, the bikies and old cars with modified exhausted pipes producing noises that tear through the ears, shopping trollies everywhere on the verges, etc. to name a few.
I would love to know some streets/area that basically have none of those big headaches mentioned above. I know it is like impossible, especially with the dog issue, but for the sake of my mental health I would love to try. I love dogs, especially small and quiet dogs, lol. It's just the big noisy dogs that make me want to struck a fork into my ears...
Somewhere convenient, near the shops, less than 20km to the CBD, and within a budget of $900k would be lovely.

PS: I have made complaints to the Canning city council regarding the dogs, with all the videos, and got no responses for weeks, then they sent me a single reply asking if the situation was better before marking my case as closed without waiting for my answer, like hell it is...

Hey guys, I am a South African on visit visa (family). I don't have residency id (iqama) here
I used to live in Qatar a few years ago but I went back to RSA, so my Qatari license and ID are invalid. I do have a South African license, and as far as I have seen there is no way to apply for a temporary license here if you don't have iqama.
Can I drive around my families cars in my local area or will I be fined or get in trouble, is my RSA license and visit visa enough?

Last week I had some race at Algarve (1-2k splits) and it happened a couple of times that I got overtake at T1 with the other car ending up wide for what I expect would grant them a 1x. After that they kept the position. The other drivers were clearly faster, so not a big loss for me.
Should it happen the other way around, should I give back the position or is it accepted to keep it?

I passed my driving test last month, drove to a local Home Bargains, it was closed so I used the opportunity to practice parking into a bay, then carried on out the car park.
Received a fine yesterday saying I owe £100 for being in there 7mins.
It’s free parking for 2hrs, anything after you get fined. Assume that’s just in the operating hours of the shop, though. Couldn’t see the signs, have since looked and they’re there but they’re small, and you wouldn’t notice them at night.
I’ve appealed it but wondering if I have a way out of this?
