2024.05.17 00:19 wildcatasaurus Condo sale fell through because HOA failed to fix roof resulting water damage in Condo

I live in Colorado, USA. My wife and I listed our condo for sale in early March and accepted an offer of 325k. While under contract a major wind storm removed roof shingles and we reported it to the HOA the day it happened. Nothing done for 3 weeks and during that period a major thunderstorm came and dumped water into our condo. Whole ceiling has water damage and since the roof is slanted the water ran between the ceiling and roof into our walls. While the roof was still missing shingles we contacted multiple roofers to see if we could pay for a patch but they stated the roof is completed failed from a major hail storm a year ago and the roof was also installed incorrectly. Roofers also said they would not work on the roof for legal reasons since they were not approved by the HOA.
We then had a lawyer write a letter requesting action and got nothing from the HOA. It’s been 2 months since that letter was sent and still the HOA won’t talk to us. Their lawyers have also not responded at all. HOA sent out unqualified people to patch roof and have since found out water is still slowly leaking in.
Since the roof was patched our buyer requested water remediation and drywall repair and since our HOA went silent and we are trying to close the sale we contacted our homeowners insurance. Insurance said sure we will cover it and we didn’t want to file a claim but we just wanted to be done with the condo. Water remediation comes in and starts demolition work this week and once they open the ceiling it’s mold through the roof and ceiling. Telling us they cannot keep working unless the roof is completely replaced, mold remediated, and then dry wall can be installed.
Also the roof was patched and the whole ceiling was replaced a year ago and the HOA contractors lied and said it could just be dry wall repair and just covered up the mold. It took us over 8 months to get the HOA to fix the ceiling the first time while water continued to pour in and damage our condo. So this is the second time this has happened in 2-3 years.
Condo is valued at 325k and our buyer just walked away. We cannot list for sale again until roof is completely replaced and water remediation and dry wall repair is completed. We disclosed everything to our buyer and they stayed with us as long as possible but finally decided to walk away today. All wrong doing was do by the HOA board and management company for negligence and unqualified contractors completing poor work.
New roof was quoted at 50k Water remediation and drywall repair quoted at 20k
What legal action can my wife and I take against the HOA board and management company for clear negligence, damages, and because of that negligence the resulting sale of our condo falling through?

Hey all- I just wanted to share my review of the HyperSkill browser-based learning platform for any of those that are looking for resources to help them learn or study programming.
I've used resources such as codecademy, youtube, udemy, open source coursework, freecodecamp, datacamp, graduate-level computer science courses, etc etc etc etc- and I always appreciate user-written reviews on Reddit, so I wanted to share mine. Hyperskill is the best software I've found thus far to learn to code. Hopefully this review helps.
Pros:
-A solid variety of career and skill tracks to choose from, everything from Python, to Data Science, to Java, to JavaScript, etc etc.
-Certificates actually feel like you earned them. Hyperskill requires that you complete a project of a certain difficulty (from their selection of projects), as well as a certain amount of coursework, before you're able to have the certificate issued. Having the project component makes you feel like you've actually put the coursework into practice.
-Projects can actually include multiple frameworks/technologies. For example, many of the Java projects require you to use the Spring Boot framework. This helps you learn to use relevant technologies along with the main language you're learning, since in the real world you will hardly ever use one language as a standalone technology.
-Coursework is divided into bite-sized pieces, each topic takes anywhere from 6 to 20 minutes to complete. I would set a daily goal for myself (such as completing 4 topics), and pace myself that way.
-HyperSkill syncs to your IDE, so that when you have a coding assignment to complete, it will open automatically in your IDE. Once you complete coding in the IDE, you click "check," and it will sync with your HyperSkill tab in your browser to mark it as complete. I haven't yet seen any sort of coding academy with this feature.
-There is a section that prompts you to review 4-5 previously learned topics to keep them fresh in your memory, as well as a "problem of the day". These are simple features, but they keep everything fresh in your memory with minimal effort.
Cons:
-The projects are divided into stages, you complete stage 1, then study more coursework before completing stage 2, etc. Occasionally, the test cases that need to be met for you to pass a stage are too strict and waste unnecessary time. For example, if your output matches the required output for a project stage, but has 22 lines instead of the 21 lines expected, you will not pass the stage.
-Sometimes the IDE sync feature is problematic. If you're using the PyCharm IDE while completing a Data Analysis track in HyperSkill, and then change your track to Java and need to use the IntelliJ IDE, it's confusing to switch the linked IDE from PyCharm to IntelliJ and will take several attempts.
-You earn "gems" for completing the problem of the day, project stages, and other coursework, but these gems are essentially useless and at best give you 10% off of one month of your subscription.

1)Will this be your first dog? If not, what experience do you have owning/training dogs? * I have had family dogs all my life, but this would be my first one living on my own. I have reasonable experience with training and owning dogs. I also have a pretty good grasp on puppies as my mother has bred dogs (ugh, i know) 2)Do you have a preference for rescuing a dog vs. going through a [reputable breeder]( http://ownresponsibly.blogspot.com/2011/07/identifying-reputable-breeder.html)? * Likely going to adopt from someone who needs to rehome their dog. Alternatively a breeder. There arent really rescues in my country. I would like avoid adopting a puppy, and instead would prefer a 1-2 year old. 3)Describe your ideal dog. * A small/medium dog that is social and cuddly but not overly clingy (basically they just need to listen to the command "go away" soemtimes haha). Not extremely high energy, but still eager to play and maybe come with during runs. A mild temperament and easily trainable would be ideal. Good health condition is very important (a mutt is fine). No vocal breeds as I would live in an apartment. 4)What breeds or types of dogs are you interested in and why? * No particular breed in mind (that is kind of what i need help with lol). I do love setters since one of my family dogs is a Irish settegolden retriever mix and she is pretty much my ideal dog (although she does not do recall well, which is a concern). 5)What sorts of things would you like to train your dog to do? * Basic commands like sit, lie down, go away, etc. Recall would be a huge plus. 2024.05.17 00:14 TeNxbravo I'm stuck and don't know what to do I need advice

So let me start off hy saying I 26m and married to my wife 24f for about a year now. I love her with every Fiber of my being. We moved in together about 7 months into dating and it's been constant trouble from that point out and here's why.
The place we rent is owned by her parents. It's a douplex of sorts. The top floor is a full house in it of itself. My mother in law, father in law, and brother in law live up there. Me and my wife live in the lower level, which has its own driveway, front door access, and is a full home in it of itself. My problem is when I moved in I was told it is our home. We have free reign over it, and we are living completely separate from the family upstairs. This has not been the case.
I'm a tradesman. For a short while I was laid off, so I did some jobs around the house for some scratch. I was paid for one job, which included laying new flooring in 3 different rooms, and building a closet. I was paid 300 dollars. Not much, but I appreciated what I got. Since then, there have been numerous projects that I have had to do on the house, none of which were compensated.
I'll preference this by saying about a year ago, my father in law got diagnosed with ALS. He was the type to never stop moving and doing stuff on the house (according to my wife). So he had plans for a bunch of different projects, and now that he can't do them, me, my wife, and her brothers are expected to do them on his behalf. (Enforced by the mother in law)
We did a few small ones here and there, no problem. The issue arose when I had to build a 60ft paverstone pathway for when my father in law needed a wheelchair. I had never done it. I was told I was going to get paid for it. Halfway through the project, I started working again. Since I was now working my mother in law told me that since I'm working now, they don't need to pay me because I live here and it's part of my job to maintain the house now. Keep in mind I'm paying 750 a month in rent.
Here is my mother in laws idea of mantinance. Building a fish pond Building an addition onto the pool deck Planting her flower beds Building yet ANOTHER paverstone path
There are many more but those are a few. There's also concrete she wants put in, a greenhouse built on me and my wife's front patio, we have no say in it. She said she's purchasing patio furniture for our patio, but we don't have any say in style or colors since she's buying it. Even though I was going to buy a set for me and my wife.
On top of all the projects, my wife, and my brothers in law have a daily chore list, a weekly chore list, and a monthly chore list. One of their daily chores is literally to feed their mother.
My mother in law is my father in laws caretaker, but is consistently asking the kids to do stuff like make his food or make his medicine, she requires one person with her at all times in case she needs help helping her husband. All the while she sits on the couch and either naps, or reads the Bible. She does help my father in law, don't get me wrong, but not nearly enough to exhaust her on the daily.
Mother in law doesn't clean, cook, do laundry, nothing. It's all her children doing it.
My wife is wanting to start a family, but can't even spend time in her own house with her husband because she's constantly called upstairs to clean up for her mother, or cook, or sit and watch her father with her mother. Meanwhile, I'm working full time, then coming home to a messy house, being the only one cleaning or maintaining the cleanliness of our home. That's dishes, clothes, sweeping, vacuuming, the whole shabang, and yet when I don't come up and help clean THEIR MESS upstairs, it upsets the mother in law.
That being said I'm still expected to help do every projects the MIL comes up with simply because she wants it done. I ask my wife if we can move somewhere close by but in a house all our own so we're not under the MILs thumb constantly and it's like talking to a wall. I voice my problems and I get a "it sucks, but this is the way it has to be" so I get nowhere.
I feel like my feelings aren't valid, and my problems are inconsequential to the problems my wife and her family are going through so I can't bring them up. And when I do, they're brushed under the rug. I don't want to leave my wife but I'm expected to be a slave to the family simply because I live here, and my wife will not move out.
What do I do??
Sorry for such a long jumbled post, it's been going on for a while and I just try to deal with it because I love my wife but it's getting to be too much.
I would do a tldr, but this situation is so tangles and there's so many issues I wouldn't know where to start.

So maybe some warning before hand, this is how i currently view me being trans and i might even sound transphobic but plz know this how i see myself at the moment, i got tons of respect for other trans people (even when i went to a support group i only can have respect for those lady's there).
So i really need some advice since i feel like i'm stuck. for some context i'm 29 (amab) and have known i'm trans since i was like 6. I live in the netherlands and there is a shitty long waiting lists for trans care (3-4 years before first consult as far as i know).
I'm really depressed lately and have been talking to a therapist for the last 5 months, my therapist is a really lovely lady who accepts me better as i accept my self. So far i learned to talk about my feelings much better but depression is still 100% present, and i still don't know what i want. Life as male seems terrible and a transition sounds so damn scary cause of the negative news articles or the perception of transpeople in general and the hate trans people get.
There is just so many uncertainties and hate surrounding trans people that i really don't know if i can handle this on the other hand not sure how i can handle my current life for as long as i got. I have tried some small experimenting lately with nail polish but allways feel disgusted afterwards since 'that isn't manly' or 'Im a freak for wanting this' stuff like that. This is mainly because i was raised as a christian and most of those people i grew up with where deffinitly transphobe.
I also am really afraid of how a transition would turn out for me, would the changes be make me happy as in would i be able to pass. I just dont want people to look at me and think 'that is/was a man'. And what would i lose with a transition, i know i need to find new work, my wife will probably leave me and i dont know about familly
Any advice is welcome i just need to get some common sense or experience stories or what ever.
TLDR: how would i know if a transition is the right thing to do if i'm to afraid of all the changes amd the results. Amd what would i lose allong the way

Working from there on policy issues such as advocacy of the Parliament of Nations and support for presidential programs such as the Interstate Highway system, Landon and his remaining caucus of conservatives have been at the fore of anti-La Follette intraparty organizing from the campaign of John L. Lewis to the movement for impeachment. Throwing his hat into the ring once more, Landon has used his stature to argue that only his brand of moderation can resurrect the Farmer-Labor of old as a viable party independent of the control of the fascists brought to power by his own neglect.

Hey all- I just wanted to share my review of the HyperSkill browser-based learning platform for any of those that are looking for resources to help them learn or study programming.
I've used resources such as codecademy, youtube, udemy, open source coursework, freecodecamp, datacamp, graduate-level computer science courses, etc etc etc etc- and I always appreciate user-written reviews on Reddit, so I wanted to share mine. Hyperskill is the best software I've found thus far to learn to code. Hopefully this review helps.
Pros:
-A solid variety of career and skill tracks to choose from, everything from Python, to Data Science, to Java, to JavaScript, etc etc.
-Certificates actually feel like you earned them. Hyperskill requires that you complete a project of a certain difficulty (from their selection of projects), as well as a certain amount of coursework, before you're able to have the certificate issued. Having the project component makes you feel like you've actually put the coursework into practice.
-Projects can actually include multiple frameworks/technologies. For example, many of the Java projects require you to use the Spring Boot framework. This helps you learn to use relevant technologies along with the main language you're learning, since in the real world you will hardly ever use one language as a standalone technology.
-Coursework is divided into bite-sized pieces, each topic takes anywhere from 6 to 20 minutes to complete. I would set a daily goal for myself (such as completing 4 topics), and pace myself that way.
-HyperSkill syncs to your IDE, so that when you have a coding assignment to complete, it will open automatically in your IDE. Once you complete coding in the IDE, you click "check," and it will sync with your HyperSkill tab in your browser to mark it as complete. I haven't yet seen any sort of coding academy with this feature.
-There is a section that prompts you to review 4-5 previously learned topics to keep them fresh in your memory, as well as a "problem of the day". These are simple features, but they keep everything fresh in your memory with minimal effort.
Cons:
-The projects are divided into stages, you complete stage 1, then study more coursework before completing stage 2, etc. Occasionally, the test cases that need to be met for you to pass a stage are too strict and waste unnecessary time. For example, if your output matches the required output for a project stage, but has 22 lines instead of the 21 lines expected, you will not pass the stage.
-Sometimes the IDE sync feature is problematic. If you're using the PyCharm IDE while completing a Data Analysis track in HyperSkill, and then change your track to Java and need to use the IntelliJ IDE, it's confusing to switch the linked IDE from PyCharm to IntelliJ and will take several attempts.
-You earn "gems" for completing the problem of the day, project stages, and other coursework, but these gems are essentially useless and at best give you 10% off of one month of your subscription.

I have a Chase Freedom Unlimited card and was offered a 0% APR balance transfer for 12 months last month (until March 2025). I used this offer to transfer $6000. Additionally, in the current statement cycle, I made $1200 in new purchases.
On my card statement, it shows $7400 as the interest saving balance. It seems that this amount includes the full transferred balance, the transfer balance fee, and the new purchases. The minimum payment is listed as $100.
I was under the impression that I would only have to pay interest on the transferred balance of $6000 after March 2025, and not in the month following the transfer. If I pay only the amount of the new purchases ($1200), will any interest be applied to the $6000? Or will interest only apply to the $6000 after March 2025?
I tried calling Chase for clarification but they were unhelpful. Could someone please help me understand this situation better? Shouldnt they first apply any payment made by me first to the highest APR amount (ie the new purchases)?

i am past the point of irritated. i’ve been trying to put my company out of business for over a month now. it takes a week and a half just to get a response from these people. they have zero information listed about what they need from you. sent in the form the asked for saying i was out of business, 12 days go by “sorry you need to upload ALL pages of the form” including my driver amount, vehicles, and miles driver. all of this info is already on file and has nothing to do with me closing my business! and that should’ve been stated prior that they needed ALL pages. then i re sent it keep in mind my address never changed from the first submission, today 12 days after i submitted it they are now saying i can’t use a P.o. box and to re submit AGAIN. meanwhile i’m getting text saying i have federal deadlines coming up soon and my phone is being rung off the HOOK by dispatchers and everyone in between in this industry daily to the point i can’t keep my phone on loud. i am completely fed up with this process. i will be calling tomorrow and not hanging up unless they put MY company out of business.

I'm kind of looking for someone like me or tolerant of people who wants to make new friends but suffers from social anxiety. I like to game quite a bit although I've been too busy with a lot of things the past few months to play much at all. Hopefully things will clear up eventually. i’m going to make this as informative but also short as possible. Two years ago today, I (22F) had seen a suspicious text on my boyfriend (27)s phone. I opened his phone and to my dismay I found Grindr as one of his recently used apps. It came as an utter shock to me, because we had been together a year and a half at this point, lived together, and had been through a serious car flipping car accident 2 months prior. He was sending nudes and talking to a guy while at work that day. I called off of work, but was supposed to work that evening when he came home. In these messages he told the guy exactly when he worked until, and — like i said sent nudes of himself to this stranger. My heart broke and I pretty much disconnected from the relationship then. I confronted him, cried my eyes out, and he said to me “can you look less heartbroken about it?” Told me he never planned on hooking up, it was just a “fantasy thing” he’d jerk off to, and move on.
We moved on - tried to at least. And he went on to download grindr again behind my back at least two more times. I discovered this by going through his phone at random times. He wasn’t honest, and said the “text verification code was from Sonic”, (and at first my dumbass believed him til i later put two and two together and remembered just a few months prior what happened).
The latest occurrence was January. I found him on gay 4Chan porn. While porn is not bad, he had told me before he “swore off all porn except for the stuff we’ve made,” so the fact he was lying to me - and seeking out men again just hurt me again. Ever since then I haven’t had any issues with him and porn, nor do I really care at this point. I’ve been hurt so many times. So why stay? Because we both know I have nowhere to go.
I can’t drive, my knees are messed up from the accident so I am “transportation reliant.” My father told me i’m never invited back home “no matter what,”. And my mother is an unstable addict.
I know it’s on me to get out of this situation, but yesterday was the two year anniversary. To see what little progress I’ve made (due to unforeseen circumstances and the fact we’ve tried to make it work but he keeps FUCKING UP!) is really bringing me down. I really do not know where to go from here besides to keep saving money. I live in a state where Rent for a 1Bdrm (no utilities) is $800 a month at the least. If i’m transportation dependent, i need to factor in lyft/uber as monthly costs too. Currently in school, student loans will need paid back. As for the car, (another thing i’ll have to pay eventually), I have to get surgery to repair my knees - which insurance doesn’t seem to want to approve yet.
I hope he doesn’t cheat on me again , I can’t imagine how it’ll turn out for him or me. He’s already done it 4 times!

I got very amicably divorced a few years ago, and my ex and I have kept the house until now, taking turns with who lives in it. I currently live there.
And it's a sweetheart deal. The mortgage is 510k @ 2.8%, $2,900 a month PITI, and is a functional triplex (SFH + 2 ADUs). I'm getting $2,700/month in rent currently while living in the main unit myself. Almost free housing in a VHCOL city. 😭
But my ex wants her equity out and is now asking to sell/divest, which she has the right to do in our divorce agreement. Our lender says assumption is not possible, and I cannot afford a cash-out refinance of @ 7%. My ex is not interested in retaining it as an investment, and she is not willing to be paid out via a personal HELOC while staying on the current mortgage.
So we'll be selling this fall. Neither of us can remotely afford to buy anything as single people with current rates. Median homes here are $1M.
Our house is worth 750-780k, we owe 500k. We will each likely take home roughly 100k after taxes and commissions etc.
I plan to pay off my car (15k) and finish paying our 5-yo daughter's future college tuition (15k – our state's GET program offers prepaid in-state tuition, with cash out/rollover options if kiddo does something else instead.)
41 years old, stable 130k job, a bit behind on retirement (300k in 401a/457b, and putting away 30k annually). I have very little cash savings, as I've been aggressively paying down debt these past few years. But I'll be completely debt free after paying for the above.
What should I do with the remaining 70k?!?

I’ve been looking for a job the past 8 months. I’ve filled out a lot of applications and I’ve only had 6 interviews and one job offer. I declined it because they would’ve started me at minimum wage, that’s $12.00 in my state. Most people I know in my field make $19 per hour by the time they are at the 20 year mark.
I tell each interviewer I have over 20 years of experience for the position they were hiring for. How I attained multiple awards throughout my career and how most people love to work with me and know that I’m a very hard worker. I’m the top employee in my department in whatever company I work for. Despite having a vast amount of experience in my given field I still can’t land a job that pays a living wage.
The reason why I applied at the company that would’ve only started me out at minimum wage was because they didn’t have the pay information in the job description. The other 5 jobs I had an interview all had how much the pay was in their descriptions. They were all between of $15.00 and $16.25 per hour.
