• 2 weeks ago, some branches feel from Neighbor #2's tree and cut the power lines during rain. This resulted in the loss of power for neighbor 2. The power company came out in the middle of the night and restored power, in addition to trimming back the branches of the tree in question and leaving a large amount of branches and debris in Neighbor #1's yard.
  
• This past weekend during another storm, more branches fell from this tree MUCH larger in size the absolutely destroyed Neighbor #1's fence and damaged our own wooden fence separating us from Neighbor #2.
  
• While we were both fine with cleaning up the mess from the first incident, the second one has caused significant damage (there are completely smashed sections of Neighbor #1's fence and a large hole in ours), in addition to this, due to the amount and length of the branches that overhang both of our properties we are concerned about future damage to our homes.
  

My question: Neighbor #2's rental company has responded back by saying they aren't responsible for "Acts of God." My amateur look into SC law hasn't been able to see how it specifically works here, so I was looking for someone more educated to lead me in the right direction. Furthermore what I CAN find seems to make it questionable that we could take matters into our own hand in trimming back the tree from our own properties.
It may be that we simply need to file with our Homeowners insurance and let them handle this, but before we submit the claim we would like to encourage the rental company to do the right thing (preferably by siting relevant statutes in our response). If anyone could help direct us here, we would be very appreciative.

Looking for recommendations for what to use to build a rental agreement generator site, mainly it would :

1. Ask a series of questions such as "will you allow pets?", "will you allow smoking?", "how many adults will reside in the unit?".
   
2. Use those questions to generate a downloadable rental agreement.
   
3. There will be an admin section (with login) to manage the questions.
   

I have extensive php/mysql experience but not using any framework. Would prefer to write as little boilerplate code as possible (authentication, form validation, etc).

let's say we're building an Ecommerce Marketplace.
We have Sellers and each Seller has Products.
We want to display a list of available Products across all Sellers to Buyers.
But, we only need to display products according to some complex logic, e.g. :

• product must have a enabled field set to true
• product name must be of length > 2
• product price must be bigger than 5
• product's seller must have a enabled field set to true
• product's seller must have paid a subscription
• product's seller must have a positive tracking record
• buyer must be of legal age to buy the item ... and so on.

How would you handle all this logic in the "display a list of available Products across all Sellers"?
Also, we may have future additions/removals of requirements, and this should be considered in how to handle this.
What we considered:

1. implementing all of these controls in sql
   • works, but can be really complicated and the query might not be that optimized
2. implementing all of these controls in application code and cache the result
   • works, but how do purge the cache on changes? What about changes in requirements (we add/remove a new requirement). Also adding the cache purging (lets say we purge all products cache on seller subscription edit), leads to a lot of complexity
   • cache with an expire time, but it's hard to get the time right
   • if we have requirements based on the user, how do we handle its caching? We might have a products which should show up for one user but not for another one
3. running a scheduled task to check every single product and storing the result somewhere and querying that
   • more or less the problems as 2.
4. iterate across all products and run the application code checks every single time
   • this is completely wasteful, but there are no problems if requirements change
5. some of the requirements may be run only on product edit (product name must be of length > 2), run only the ones which may change on query
   • how would you handle the changing in requirement "product name must be of length > 2" to "product name must be of length > 3"? We may display items with 2 letters names, which is against the requirement, but this requirement is only run on edit and the product will not be edited again.

The marketplace is just an example, but the same would apply for many different projects (permissions checks, ecommerce promotion prices, ...)
Is there a software design pattern or a series of pattern to solve this?

Just wanted to drop a thank you note to everyone on this sub for sharing your knowledge and being such a positive group.
Last year I had to take over responsibility for a vacation property in the mountains. It was unexpected and just after my wife got rid of her Grand Cherokee (which is not a vehicle I'd recommend to anyone), and I needed a real SUV capable of getting me there and back year round. I posted here asking about different 4Runner versions and got a lot of good replies and info. Ended up going down the rabbit hole and reading dozens of threads here and on another forum.
Over the next six months I rented several 4Runners from a dealer and took them to the vacation house. Got to drive a 2WD SR5, 4WD TRD Off Road and 4WD Limited. I also rented a Jeep Wrangler 4 door once... hard pass. There's almost no comparison between the two, 4Runners are just so much more solid and drivable. Was impressed every time, the 4Runner is really the first vehicle I've been enthused about since, well, ever.
Anyway, I'm pleased to say I bought a 2024 Limited. 4WD, nautical blue with sand interior. Kind of pedestrian by some standards but it's really ideal for me. I was going to buy a 2 to 3 year old used one but these things hold their value so well it made sense to buy new, especially when I found one that was exactly what I liked sitting on the lot.
I've put over 500 miles on it over the past two weeks, most of it in town. Really happy with my decision, I've taken advantage of the cargo area twice already, so much easier than cramming things into my sedan. I'll probably change out the wheels and tires for a set of "three peak" all terrain 265/70 R17's for added traction and safety up in the mountains. Hopefully I can get some that are reasonably quiet on the road. Other than that I don't think I'll be making any changes to it. Not certain if it will become my daily driver or not, I have a nice sedan that's less than three years old but it will go away at the end of the year.

Anyone know why Terex vehicles are in front metairie cemetary? I mean they are changing poles and lights probably adding cameras- but there are so many Terex vehicles there at one time- even an 18 wheeler! Thought it was a movie production at first! Are they going to do this all along the I-10 corridor? Usually you only see 1 or 2 vehicles working at once- not as many as are there now.

Crazy what 1 month can do! If you are curious about my routine, I will break it down:

1. Supplements: I believe the supplements I take are CRUCIAL to my treatment. I don’t think I would be able to continue treatment if I didn’t take the supplements I do. I’m currently taking NAC 3000mg/day, fish oil 2000mg, glucosamine 1.5grams, chondroiton 1.2 grams, and B-12(methylcobalamin) 1mg. Now I will break down why I take them:

NAC: a precursor to glutathione in the liver, helps lower the enzymes that accutane raises. Reduces the “hit by train” feeling in the morning.
Fish oil: mood health, brain health, blood pressure, inflammation
Glucosamine+chondroiton: joint health
B12: lowers homocysteine which is raised by accutane
My skin care routine is pretty simple: I slug with aquaphor every night! In the morning, a top layer of dry skin is present which just comes right off with water, revealing new skin which is less irritated and a properly functioning barrier thanks to the occlusive effect of aquaphor. I use cerave moisturizer(big tub) and apply a tinted moisturizer with zinc oxide over it.

Never flown Virgin but have been curious to try. I liked their cruise.
The top one is a Virgin A330-300. the bottom one is a Delta A330-900neo.
There is another time options for the Virgin 787 Dreamliner or A350-1000 (actually the cheapest option) which seems like would be cool planes to fly on for the same price as the Delta A330... should that be my choice?

1) Which one would be a better Premium experience.. is the 900neo really worth $500 more?
2) as for upgrade to UC or D1, as a Diamond, could I possibly get either complimentary? Doesn't seem like even a GUC will get me there on either flight....

Is anybody able to help, for like the past 2 weeks my pc just randomly started to become laggy and freeze, sometimes it would just stop working for like 30 seconds and then starts working again , my ram normally operates at around 40-50%, however if im on my pc for a couple hours it reaches almost 100% when im only using chrome and nothing else, and from the past couple of days it has become unbrearable and im having to restart my pc every hour or so , i dont understand since everything was fine just a couple of weeks ago . For the past week me and 2 other guys were queueing competetive, apparently one of the guys (that ill call H), was hacking, H got caught hacking and banned, me and the 3rd guy (who ill call G) got our accounts locked for 6 months. Hi, new to the community and to professionally playing! I'm still learning, although a tournament is about to happen next week and I would like some explanation when it comes to breaking in 9-ball. As far as I understand, when you break from the middle of the area behind the line, the break is valid as long as you pocket one ball, or ≥4 balls hit the rails Although, when it comes to breaking from that one specific spot from the left, all I understood from the chaotic explanation a friend of mine did, is that the break is valid as long as 1 ball is pocketed and two pass the headstring, or 2 balls are pocketed and one passes the headstring (I think it's called three point break rule?)...And there are also terms as dry break, push.... Could someone please explain these to me?

Hi, I work for a site that has a lot of google sheets integrated with EA advanced data table on wordpress. I was given access to a google drive folder by the ex manager where all these google sheets are stored. But there is a new manager that wants all of these sheets transferred to their google workspace drive with ownership. I have three questions:

1. If the folder is shared with the new managers and the ownership is transferred along with new managers restricting ex managers access to the folder. Would that change the url/sheet ids?
   
2. Would that change the API key? If so would I need to go and change the API key of all the tables on wordpress manually? There are a lot of pages on the site, about 300.

Data: I have 100 classes in the dataset, maybe 1 student take 99 classes.
Req: For example, I have swimming class, and yoga class, some students take both class, some students only take 1 class, how can i see how many students only take swimming class or yoga class? and how many students are overlapping ?
Hardest part: My client wants to see the overlapping and unique student counts in whatever selected classes . For example, he might select 3 classes, and the overlapping and unique student counts are different, comparing to the scenario that select 2 classes.

Hi there! I’m a 2nd year medical resident with access to a 403(b). I’m wondering if it’d be better to put about 1/2 of my cash savings into a 403(b) or to continue saving for a down payment on a house?
As a physician, I know I have access to a physician loan so a down payment may not be as crucial, but I’m wondering if it’s best to still save some money to help knock down the interest rate a tad?
What are your thoughts?

I currently have a Asus ROG 3070 and looking at upgrading to the 40 series with a ASUS TUF 4070 TI Super. My Current Build: GPU - ASUS STRIX 3070 CPU - AMD Ryzen 5 5600X COOLER - NZXT Kracken X27 AIO MB - Asus ROG Strix X470-F RAM - Corsair Vengeance RGB pro 4x8 SSD - Samsung 860 QVO 1 TB 2.5" CASE - Phanteks Eclipse P400A PSU - Corsair RMx 850w I'm Assuming Ill need to upgrade my CPU but just having trouble weeding out the correct answer. Also planning on upgrading to DDR5 and a new case as well soon.

Verbal, mainly struggling with CR. MSR is too time consuming so is TPA sometimes. Tricky data sufficiency if I get it right, then I consume 3+min. In quant I manage 15-17/21 committing 2 silly mistakes minimum.
1) MSR - I have tried reading question first, it helps solve MSR really fast only if set is easy, else I have to go through the entire thing and waste a lot of time. Should I just leave this?
2) CR - Around 60% accuracy, If I analyze all options well, I do get correct but lose on time. If try to go fast, I fall for the traps. Also, as far as I have understood there is no formulaic approach to this except for assumption questions Ig. So, How to improve?
I can't attempt more than 14 questions in DI, 19-20 questions in quant and 19 questions in verbal currently.
This is my first attempt, and do not want to attempt again:) I have also seen the algo drops your score if you get easy questions wrong, unfortunately this keeps happening to me(since school).
How to get the score 655+, what topics/sections should I focus on? HELP!!
