2024.05.15 15:52 EngineeringNo8754 Ldr situation needs time to think should I even entertain this anymore?

This is a roller coaster of a story so apologies. It will be slightly long.
So to start off about two months ago, I started streaming, and this guy was the second follower. We ended up playing some Fortnite games together, and eventually, I joined their group of friends to play some overwatch. We would play every single night all of us in a group and we ended up talking a little bit on Discord one on one through texting. After that one night, we had a little bit of a party night over the game with everyone and we created a Snapchat group so in that way, I was able to get his snapchat and he got mine. We started talking a lot more on there and we ended up playing one on one as duos.
It really was just friends at first, but then I started getting feelings for him and I was already considering breaking up with my current relationship so I ended up doing it honestly probably because of him. I really did have plans to break up with my boyfriend anyways I just couldnā€™t do it. It was my first relationship and I felt very stuck and that kind of gave me the push. I needed to get out of a really toxic relationship. In turn I turned out to be really toxic because I did cheat on him over the phone with this other guy. This is probably karma, biting me in the ass.
We ended up talking a lot and actually after about a month, he told me he lied about breaking up with his girlfriend that heā€™s stuck in a lease with. Instead of them breaking up 4 months ago, they actually broke up a week before me and my ex had. I was completely blindsided and was reconsidering the whole thing. Not getting back with my ex but in taking a chance with this new guy. He really didnā€™t raise other red flags other than that so I decided to keep going. I honestly was still getting over my ex and I was getting over it until he decided to move back to our apartment that we are also stuck in a lease with. He kept begging me for 5+ hours every single day to get back with him. I eventually leaned into the idea and cut things off with the guy for no joke a few hours and then I was able to get some alone time and change my mind and realize I was just convinced to come back to it, but I did end up having sex with my ex. I did admit to the new guy and he said he actually didnā€™t care because he actually expected it. I know that that was a really shitty thing to do and I donā€™t even know if this is recoverable because of this.
So I decided to move back home because I couldnā€™t be around my ex anymore not because of the feelings I realize that dumb and Iā€™m never going to do that again, but because I canā€™t deal with him, literally begging me for 5+ hours a day I feel like I was going mentally insane after a week not to mention it was during final week.
So I moved back home me and the guy and I are talking. Weā€™re in a relationship a month passes and everythingā€™s good. he does live seven hours from me so that makes it a little complicated but we FaceTime all the time we text all the time and whenever weā€™re with our friends, we donā€™t bother each other too much. Iā€™m happy as I could possibly be really thinking we were going somewhere and that maybe this would be a forever thing if we kept talking and I went over to his place soon.
Fast forward to yesterday I realized things have been seeming really distant between us. We havenā€™t called in two days, which is really weird because normally weā€™re on FaceTime going to sleep every night. I just figured since he was hanging out with friends thatā€™s what he was doing and I was just overthinking so I didnā€™t bother him too much. Just a few texts here and there. The conversations of text started to seem really dry and we were on the third day of not calling. He was even off during the day and not hanging out with anyone and still didnā€™t call. Again, I have really bad anxiety. I thought I was just overthinking, but I wasnā€™t.
I get a snap saying that he needs time to think since he didnā€™t have time to do that between his previous relationship that he broke up with because of me. I feel like thatā€™s important to know because how are you going to break up with someone because of me but then tell me that now you need time to think. Obviously Iā€™m going to respect his decision but he said he still wanted to talk but not as deep as we were previously. He also said we need to slow down which I totally agree honestly. He also said the Sexting was going a little too fast and we need to slow down and again I absolutely agree. I just thought it was him who wanted to do that as well. He said ā€œwe can still text and play Fortnite but not talk on a deeper level like we have been. ā€œ but at the same time heā€™s interested in being with me after he gets time to think and he doesnā€™t want to talk to anyone. Heā€™s 25 Iā€™m 20 Iā€™m 21 in like a month. Weā€™re like four years apart and a month. He said the age gap doesnā€™t bother him, but my lack of experience does. He says he did a lot in his 20s and he feels like I should have my hoe phase and do things that I wouldnā€™t normally be able to do in a relationship because Iā€™ve been in a relationship since I was 15 years old. And in a way Iā€™m free now to do whatever I want and he shouldnā€™t be the one to hold me back from that.
I am not blind to the fact that I probably shouldnā€™t have started another relationship immediately after my five and 1/2 year long one. It happened and thereā€™s nothing can change about that. I mean, I guess I could, but I donā€™t want to change it. Iā€™d like to keep talking to this guy and I really felt like I could go somewhere. he definitely wants to, but he needs time to think and get over this and that and thereā€™s other factors but he didnā€™t mention what those are. I had said that I feel like im stupid to think this guy that broke up with his girlfriend would actually want me but honestly, it feels like you were just trying to break up with me but keep me on the back burner in case whatever it is doesnā€™t work out. He swears heā€™s not talking to anyone, but after scouring Reddit, it really doesnā€™t seem that way. Iā€™m going to see what happens today, but I donā€™t even know if Iā€™m interested in revisiting the situation with how heā€™s acting right now. But I wanted to hear some other thoughts on the situation and what you think is going through his head right now maybe from some other guys perspectives.

2024.05.15 13:30 LanesGrandma You'll never guess what Martine's new boyfriend did to me after she passed out!

About two weeks ago I thought about writing a story under 1,000 words. Would you believe ... 2,093 words? Enjoy!
At 9 PM, my roommate Martine pulled her knees closer to her chest and corrected her balance on the bay window bench seat. She never once looked at me as I finished neatening up the living room behind her. I didnā€™t expect her to notice me. She was waiting for her new love interest, Baylun. Nothing short of setting her clothes on fire would break her concentration before he arrived.
Thatā€™s why I didnā€™t bother to ask her if I looked okay. Yes, I wanted to make a good impression on Baylun because being presentable is being polite. Also, I didnā€™t want to give Martine any reason to leave me without her monthly half of the rent. If she left despite me being as perfect as I can be, well, nothing I can do about that. And given how intensely she was staring out the window, I wouldnā€™t be surprised if she expected Baylun to propose tonight. On their third date.
As if sheā€™d read my mind, she spoke without turning her head. ā€œWould you add him to the lease? I mean, if you like Baylun?ā€
ā€œMy Aunt Gloria might okay it. Thereā€™s enough room here. We can ask.ā€ Why did I feel the need to appease her and pretend I wouldnā€™t be uncomfortable as the third wheel in my auntā€™s rental house? My best guess is because appeasing and pretending are the cornerstones of my life, Iā€™m very good at them.
Luckily, Martine was already not listening. ā€œHeā€™s here,ā€ she whispered, sliding off the bench seat. After picking up her silk shawl, she partially opened our front door. Footsteps coming up our front steps stopped at what I presumed was the top step.
Beaming, she opened the door and invited him in. The man who entered had to duck to get in and I had to stop myself for apologizing to him. He was well dressed, looked like the proverbial ā€œmillion dollarsā€ and as he bent to give Martine a kiss on the cheek, I saw his eyes.
I froze for a moment, staring at the wrinkles around his eyes. Inhaling sharply, I blinked and shifted my gaze to Martine. Sheā€™d described Baylun as mature for his age. Sheā€™d failed to tell me he was at least middle age. That may sound ageist and Iā€™m sorry for that but Martine and I are both 22 years old and Baylun looked twice that. He might be kind and, as Martine mentioned more than once, rich, but he might also be constantly on the lookout for a younger model than the one currently on his arm. Far be it from me to pass judgment without proof, but I would need more than Martineā€™s affirmation to feel comfortable with him as a roommate.
Introductions were short if not sweet. Baylun extended his hand and shook mine, which gave me some relief. If heā€™d kissed my hand I would undoubtedly have done nothing except internally cringe.
ā€œAre you ready?ā€ he asked, looking first at Martine who nodded enthusiastically. Then he looked at me and raised his eyebrows as if waiting for a reply. My jaw dropped, in real time.
Martine stared at me for half a second before jumping in to save me. ā€œLise was just getting her sweater, right, Lise?ā€
Thanks for covering for me, Martine. My plans for the night included pjs as soon as you guys left, but how could I say no? Except for flat out saying ā€œNoā€ which would be unthinkable.
ā€œRight, I forgot it, and where are we going?ā€ I squished in behind Martine, reached into the closet and took the top sweater from the neatly folded pile in the sweater drawer.
Baylun made a noise that was probably meant to sound like laughter. ā€œHeddonā€™s Hill. To see the stars. Cloudless night tonight!ā€
Martine clapped her hands a couple of times, giving me a jolt of second-hand embarrassment. ā€œBaylun asked me to keep it a secret. He brought a bottle of really good wine. Itā€™s in his car, right, babe?ā€
Baylun didnā€™t say anything as he put his hand on her cheek like she was a child. She stared at him, as if in a trance. He didnā€™t purr audibly but thatā€™s the best way I can describe his facial expression. Then I looked him in the eyes and the silence that followed hurt my ears.
A wave of panic immobilized me. I looked away and struggled to put on the sweater.
When he spoke, he whispered but it felt like thunder to my ears. ā€œPerhaps a heavier outer layer?ā€
Martine snapped back into reality. ā€œYou look cold. Grab a hoodie, weā€™ll meet you in the car.ā€
That was the out I needed. ā€œYou know what, I feel awful. Go ahead, enjoy. Iā€™ll take cold meds and try to be awake when you get back, to hear all about it.ā€ To convey sadness at missing out on being a third wheel and resigned acceptance of impending illness, I grimaced and shrugged.
Martine considered me for a moment before agreeing. She leaned gently against Baylunā€™s arm and squeezed his hand. ā€œCould we be back in an hour, babe?ā€
He turned his full attention on her and nodded. ā€œYes. We will. Goodbye, Lise.ā€
I thought about saying goodbye and decided a coughing fit would be more suitable. As I covered my mouth with my left elbow, I waved weakly with my right hand. The two lovebirds got into the car and when I heard it backing down the driveway, I poured a couple of teaspoons of night time anti-cold liquid down the sink. To make sure I smelled like Iā€™d taken it, I licked the spoon before washing it.
When they returned, Martine walked in at a slower pace than usual and Baylun put his arm under hers as soon as they were both inside, so she could lean on him. She didnā€™t seem upset. She also didnā€™t make eye contact with me. My first thought was she had a bit too much wine, but weā€™ve had drinks together. Sheā€™s always been a little louder, a little more animated after a bit of alcohol. I started wondering if sheā€™d consumed something other than wine while stargazing. Not judging, just trying to find an explanation that didnā€™t scare me about her health.
Instead of speaking to me, Baylun nodded and continued supporting Martine, helping her through the house. I reasoned he was taking her to the bathroom or her bedroom, so I squeezed in beside him and ran to open her bedroom door. Baylun led her to the far side of her bed so he was facing me, and helped her to lie down.
Except he didnā€™t lay her down right away. He held her halfway between standing and lying down, stared into my eyes and put his mouth on her neck.
I know how this sounds. My brain undoubtedly recognized the set-up. Yet I was unprepared for what happened.
Baylun retracted his lips, revealing two bloody fangs and touched Martineā€™s neck as if searching for something. Just before his fingers found them, I saw two wounds on her neck. He positioned his fingers so his fangs went into the wounds. Martine shuddered for a second, then sighed and stopped moving.
I inhaled sharply. Nothing made sense and I couldnā€™t remember how to move. When I realized my hand was still on the door handle, I leaned on it slightly, turned and ran to the front door.
Baylun met me there. I didnā€™t hear him walking or running. He wasnā€™t at the door and then he was, positioned to prevent me from opening it. He wasnā€™t frowning. He didnā€™t lean towards me or touch me, for which I was grateful.
But his eyes. They sparkled, they were bright and lively, and they were wrinkle-free. He looked my age, not middle aged. He looked like the guy Iā€™d met an hour earlier, only younger.
I took a step backwards.
He took a step forward and spoke, his voice quiet and calm.
ā€œIf you say anything to her about what you saw, I will deny it and she will believe me. Then I will show you what itā€™s like to burn in hell.ā€
This was the second time in one night life handed me a ā€œget out of troubleā€ card and I grabbed it with both hands. Frowning with the hopes of presenting as confused, I asked, ā€œOkay, I thought it was very kind of you to bring her home, but I think I get it. Whatā€™s our story if she asks?ā€
He crossed his arms and studied me for a long moment. ā€œIā€™m glad you understand. You can take credit for getting her into bed.ā€
I nodded and brought my left hand to my mouth, trying to look thoughtful. ā€œAnd you asked her to text when she gets up tomorrow? Or is that too much?ā€
He chuckled and uncrossed his arms. ā€œThatā€™s just what I was thinking.ā€ He stared at my mouth.
A rush of fear froze me in place. ā€œEverything okay?ā€
ā€œIt will be.ā€ He pointed at the right side of my mouth.
A sharp pain on the side of my face woke me up. It was still dark. I was in my bed. I tried sitting up and learned my pillowcase was stuck to the corner of my mouth.
Instant panic. I picked up the pillow and ran to the bathroom where a quick glance in the mirror above the sink revealed the substance wasnā€™t glue, it was blood. As awful as that was, my initial reaction was ā€œBetter than glue.ā€ A little warm water on a face cloth eased the pillowcase off my skin and I set the case and face cloth on the counter.
For a brief moment I felt absolute relief. I held onto the sides of the sink and took a deep breath.
A drop of blood landed on the right side of the sink.
Blood could be from biting my lip, or inside of my cheek or even my tongue in my sleep. Or a nosebleed.
Another drop of blood landed on the sink.
It was so weird. Nothing hurt. Not my nose, not my lip, not my tongue. I struggled to figure out what I did, why I would be bleeding. Did I do something foolish before I went to bed?
I couldnā€™t remember going to bed.
Time to look in the mirror. There wasnā€™t any obvious damage, so I used my fingers to move my lips away from the right side of my mouth.
My canine tooth was missing. Another, sharper tooth was working its way out of the gums. Thatā€™s where the blood was coming from.
I leaned in and looked more closely at it. The emerging canine was definitely tearing through the gum, making it bleed.
A scream worked its way up my throat. I stood up, ramrod straight, shut my mouth and gently placed the face cloth on it.
I tiptoed down the hall to Martineā€™s bedroom door. It was shut. She was breathing in a regular pattern, not quite snoring.
I came back to my bedroom and checked my phone. 4:45 AM. When did I come to bed? Baylun was here, I remembered him with Martine and then at the door. Seems like heā€™s gone, unless heā€™s sitting in the dark in the living room or kitchen.
Any other day, Martine would be waking up in two hours. If she does, I donā€™t doubt sheā€™ll be excited to hear Baylun wants her to text him.
I want to throw up. A few hours ago, life felt so normal. Now a giant canine tooth is pushing its way into my mouth. Maybe the other one is, too. I donā€™t care to find out. I also donā€™t want to go to the hospital where Iā€™ll run out of answers before the staff run out of questions.
Maybe I can take a couple of days off work, see if the new dental situation affects my sleep schedule. Maybe I can find a night job.
Or maybe Iā€™m a vampire, condemned to a life of hunting humans and being hunted by humans. Iā€™m going to wait until Martine gets up before posting this. She might have a lot more information on this.
My mind is clearer now. My memories are back. Itā€™s time for me to disappear from Martineā€™s and my Aunt Gloriaā€™s lives. I can do it. I must do it. For their safety, and for mine. Everything is not okay. Not yet.

2024.05.15 10:35 reporst Apartment privacy question

I am in MN and signed a lease in 2023.
Today someone from my building came into my apartment without knocking. I asked them to leave, an emailed the front desk to report the violation and express my concern.
They emailed me back, forwarding an email from the day before, saying that they actually did attempt a "good faith" notice that they had to enter apartments today to check if screens were in.
I unsubscribed from their email list a while ago because I was getting a lot of spam emails from them. They kept emailing me about guest speakers selling things in the conference room and how to sign up.
I contacted my local tenants right group, and a lawyer from that organization said to them this sounded like a violation of privacy (though they acknowledge that ultimately it would be decided by a court). They said that a mass mailing list people can unsubscribe from is not likely to be considered a "good faith" attempt to inform me of a need to enter. That although not all notices must be direct, entry does. They mentioned that although housing laws changed in 2024, the language regarding good faith attempts is identical in both statutes and that it's "clearly not" a good faith attempt because they are aware anyone can unsubscribe. They also mentioned that while it is probably not worth suing over (100-500 fine pending when the lease was signed), I could just tell them "they are required to provide a direct notice" for entry related to business needs and keep track of any violations as it could add up as the fine is per violation.
I had four general questions:
  1. What do I say to management? Just "You are required to provide direct notifications for entry related to business needs"? Am I allowed to "require" this from them? I have a feeling the building manager is going to argue with me as she has already asserted there was no violation and that their mass email list counts as a good faith attempt. I just want to make my wishes clear and for her to leave me alone, and I do not want to get into an argument with her via email.
  2. Is it legal to install these sorts of locks on my door and use them while I am in the apartment so no one can enter (the doors have magnetic locks): https://www.amazon.com/AceMining-Upgraded-Traveling-Apartment-Additional/dp/B0CSDMX5Y5/ref=sr_1_1
  3. If I convey this "directive" to them, could that lead to any sort of blowback where they could tell future buildings I am intending on moving to that I was a bad renter or not to rent to me?
  4. Should I secure a lawyer for this in advance of sending anything? On the one hand I guess I am free to exercise my rights, but is this something I am better off letting a lawyer handle?

2024.05.15 10:28 yebat_kopat Recommend a Cuddle Buddy

1) Will this be your first dog? If not, what experience do you have owning/training dogs?
I have always been around dogs including growing up with dogs and taking an active role in training and care. Family dogs have included two mutt rescues, two Goldens, and currently two Havanese (which I take care of when they can't travel with my parents).
2) Do you have a preference for rescuing a dog vs. going through a reputable breeder?
I'm open to rescue but would likely need a puppy (as I need to be able to train and socialize early on to get what I'm after)
3) Describe your ideal dog.
A clingy couch potato that doesn't regularly need a lot of stimulation outside of hanging out with me.
4) What breeds or types of dogs are you interested in and why?
It never would have been on my quick list, but looking at my needs no breed comes up more than a Bullmastiff. My concerns are the drool (I'm OCD), and with the size with regard to lifespan, food costs, and physical control- I have a bad back, but that's going to be an issue with any size poorly trained dog and most activity will likely be off leash.
I loved our Goldens and either one would fit nicely into my needs (save the long hair). But I'm worried we got lucky with low energy Goldens (they often didn't get daily activity and yet no behavior or health issues)- so because of energy levels they aren't on my list right now.
I like many of the pitbull breeds, they are a great size, I like the idea of combating the image of the big scary pitbull- but like Goldens they aren't on my list because of worries of energy levels.
I'm not inherently opposed to labs.
I always adored Corgis but I don't think they are a match to my needs (barking, energy levels, small).
I don't want to overly worry about energy levels, obviously most dogs out there don't get the ideal activity levels and they do fine. But it also feels risky going with breeds known to be higher energy.
5) What sorts of things would you like to train your dog to do?
Basics- sit/stay/come/heel/bang
6) Do you want to compete with your dog in a sport (e.g. agility, obedience, rally) or use your dog for a form of work (e.g. hunting, herding, livestock guarding)? If so, how much experience do you have with this work/sport?
No
Care Commitments
7) How long do you want to devote to training, playing with, or otherwise interacting with your dog each day?
I cannot commit to daily walks or fetch, but I'm home all day (and not WFH) so I will be attentive to pooch's needs and he will always get a lot of attention if not activity. I'm prepared for the fact that no two dogs are alike, and things like activity/engagement levels will adjust over time based on my dogs individual needs and his behavior.
Ideally he would spend all day with me, including multiple visits a week to my parents- where he can take advantage of a fenced yard and socialize with their two Havanese (which he would begin right away).
8) How long can you exercise your dog each day, on average? What sorts of exercise are you planning to give your dog regularly and does that include using a dog park?
Not a believer in dog parks. I think I mostly answered this question in the previous.
9) How much regular brushing are you willing to do? Are you open to trimming hair, cleaning ears, or doing other grooming at home? If not, would you be willing to pay a professional to do it regularly?
Similar to exercise I will respond to his needs. I'm not commiting up front to weekly baths and daily tooth brushing, but if his behavior or the vet indicates an area to focus I will do so. On a regular basis I mostly anticipate brushing weeklyish, nails regularly, ears/teeth etc. as needed. It will be more difficult, but the same stuff I keep up with already on my cat.
Personal Preferences
10) What size dog are you looking for?
It doesn't really matter though I'm not usually into smaller dogs.
11) How much shedding, barking, and slobber can you handle?
Barking must be minimal due to apartment living. Shedding and slobber are what they are, like anyone I would prefer zero, some is ok, with the right dog I will learn to love his slobber right? Lol
12) How important is being able to let your dog off-leash in an unfenced area?
Fairly but I'm a believer that virtually any dog is capable of this with decent training.
Dog Personality and Behavior
13) Do you want a snuggly dog or one that prefers some personal space?
I already have a cat, he gives me plenty of personal space to fill with a pooch!
14) Would you prefer a dog that wants to do its own thing or one thatā€™s more eager-to-please?
Eager to please
15) How would you prefer your dog to respond to someone knocking on the door or entering your yard? How would you prefer your dog to greet strangers or visitors?
A bark is fine, but it needs to stop quickly both by command or naturally. Window placement means he wouldn't actually have much visibility to the front yard and cannot see people at the door.
16) Are you willing to manage a dog that is aggressive to other dogs?
No, but he will be socialized with other dogs on a regular basis right out of the gate. This is an example of where I would be apprehensive about rescuing.
17) Are there any other behaviors you canā€™t deal with or want to avoid?
Not that come to mind
Lifestyle
18) How often and how long will the dog be left alone?
Just for quick errands or appointments, an hour or two here or there.
19) What are the dog-related preferences of other people in the house and what will be their involvement in caring for the dog?
No one else in the home.
20) Do you have other pets or are you planning on having other pets? What breed or type of animal are they?
One cat, he has some exposure to adjustments including dogs, and I'm prepared for a slow introduction process. I'm able to block off an entire room for him with his box and he has lots of vertical options (Jackson Galaxy wouldn't be disappointed).
21) Will the dog be interacting with children regularly?
No
22) Do you rent or plan to rent in the future? If applicable, what breed or weight restrictions are on your current lease?
No
23) What city or country do you live in and are you aware of any laws banning certain breeds?
None that I'm aware of but my vet (family friend) will let me know when I talk breeds with him.
24) What is the average temperature of a typical summer and winter day where you live?
Fairly temperate with the odd spike in heat or cold, nothing unusual.
Additional Information and Questions
25) Please provide any additional information you feel may be relevant.
I'm disabled and there is a potential for a service dog. I don't think this route is worth pursuing though as the main physical service that I would benefit from is with waking (one goal with a dog is bringing some schedule and routine to my days), which any dog is inherently going to do. Otherwise the dog would mostly be serving emotional support needs (eg: providing pressure and comfort during panic attacks will be appreciated, but no need for a dog that can like alert to oncoming attacks). With that limited scope it doesn't seem like it would be worth the time and money to pursue, especially with people in much greater need out there. But, I guess I'm curious if anyone thinks that's worth pursuing.
26) Feel free to ask any questions below.
If I'm not mistaken puppy season is well upon us, if I do have to lean more into rescuing and look for a puppy- other than the obvious behavioral signs what should I look for? Are there mixes to avoid, a certain cutoff age I should set for myself, etc?

2024.05.15 10:12 Random_Person1020 Parking fine despite having a valid ticket displayed

I just a letter from my leasing company from Namur council stating that I had to pay a fine as I did not have a parking ticket displayed. It was my car as stated in the letter at the street and time.
However, I did put a valid parking ticket from the machine, and I even double checked as it stated 23:59 for that Sunday (i.e free whole day parking). I also checked the date on it to be sure. I remember it clearly as I was showing my kid how to do get the ticket from the machine and we messed up the 1st ticket so I had to make another correct one.
Clearly without any evidence, picture of the my car with the ticket, I will not be able to contest it.
Three questions:
1) Can I ask them to prove that I didnt have a ticket? If they took a photo of my windscreen, it will be possible to see the ticket but I doubt one can read it.
2) If I did find my ticket, will it make a difference? As having a ticket doesn't mean it was displayed correctly. It should still be in my paper recycling bin in the garage but dont want to go through it all for nothing.
3) If I just paid the fine now, can I claim it back later if proven incorrect? I have the feeling that this is one of those infuriating mistakes that you cant win.
Thanks.

2024.05.15 09:34 tr99house123 How to protect printable PDF files

Hey everyone!
I am almost ready to start my first Etsy shop but I started thinking about how best to protect my printable PDF files. For example, if someone purchases my product, what is stopping them from just sending it around for free?
I did some research and found Adobe Acrobat can create a password for PDF file and protect it that way. Is anyone using that? If not, what are you using to protect your files?
Looking forward to your responses.
Kind regards,
T.

City center apartments are frequently considered the greatest buy-to-lets, City center apartments are frequently considered the greatest buy-to-lets, but are they still a wise investment? Here, weā€™ll examine the benefits and drawbacks of this specific property type.

Why City Center Apartments (Canā€™t) Make Great Investments

Here are the primary factors that have contributed to new city center flats making excellent buy-to-let investments over time:
Are City Center Apartments Still The Best Btl Investments In 2023? 8

Residing Outside of Burbs and Small Towns

Many people who have always wanted to live in a big city eventually give in to its pull and discover themselves in a much more populated and concentrated location than they did in the suburbs.
Although many people prefer to relocate to a city, only some are suited to city living. It goes considerably quicker and significantly differs from life in a small town or the suburbs. Before leaving the suburbs for the big city lights, you must weigh the benefits and drawbacks of living in a major metropolis, as with any place.

benefits of residing in a city
Although city life has drawbacks, it makes up for them with all it offers. Large cities are important cultural hubs with thriving music and art scenes, a vast range of cuisine, additional attractions like museums, sporting events like ball games and concerts, and a diverse population sharing the urban lifestyle.

The Benefits of Living in a City

1. Meeting New Faces. Everywhere you go, you will meet new people. Nevertheless, in a metropolis, where a variety of people come from all over the world, the experience is different. A city also has a larger population. Thus you will frequently run into new people. It can be energizing and enlightening to meet and converse with new people who have had very diverse life experiences from your own.
2. Activities/ Night Life. You probably know your town very well and have done about everything there is to do if you have lived there for ten or more years. Even if you live in a major city for ten years, you wonā€™t be able to take advantage of everything it has to offer. In a big city, there is always something to do to keep individuals from growing bored with their diverse interests. Most cities provide exciting nightlife, various cuisines to sample, shows of all kinds, museums, landmarks, parks, festivals, sporting events, and more. There are many options in big cities to join the scene if you are a musician, visual artist, or performer.
3. Public Transportation. The public transportation system is a decent alternative to driving your own vehicle and navigating big citiesā€™ traffic and parking issues. You can go where you need to go using trains, subways, buses, taxis, and ride-sharing vehicles in cities. You can avoid the hassle of driving by using one of the many relatively reasonable public transit options, such as the bus or train. In most big cities, itā€™s possible to live without a car.
Are City Center Apartments Still The Best Btl Investments In 2023? 10
4. Big Events. Major cities host the largest events, including sporting competitions, concerts, festivals, and art openings. You donā€™t need to make the long commutes to and from the suburbs to attend a concert or a baseball game.
5. Share Experience. The fact that everyone in a large metropolis with millions of residents comes from varied backgrounds and experiences city life similarly can be incredibly reassuring. Large cities are friendlier than most people think, and if you frequent the same spots and engage in the same pursuits, youā€™ll rapidly meet new individuals who share your interests and likely move there for similar reasons to yours.
7. Free Activities. There are numerous free things to do when planned effectively, even if many activities are normally more expensive due to the greater overhead costs. You can spend the entire day keeping occupied for free by going to the park, window shopping, touring museums on free days, and taking in the sights downtown. Even though you wonā€™t be spending any money, you will undoubtedly spend time at these breathtaking locations and maximize your urban experience.
Are City Center Apartments Still The Best Btl Investments In 2023? 11
8. Higher Salary. Employers are typically prepared to pay extra despite the high cost of living in the city. This is why many suburban residents commute into the city for a better wage while still taking advantage of the low cost of living.
9. More Jobs Available. Companies dominate city towers, so going without a job is difficult. However, locating one that pays your high rent could be challenging. But a city with many businesses also has many job prospects. Youā€™re likely to find one you adore. According to statistics, those who live in major cities have access to more job prospects than those who live in the suburbs or smaller towns.
10. Close to Restaurants. In cities, there is always a need for fine dining. Within a mile or two, you can find a cuisine you appreciate, from fast food franchises to fine dining restos.
Although the cityā€™s dining cost is typically greater due to increased rent, many restaurants offer lunch and supper deals and have food vendors available. Youā€™ll need to research to take advantage of the best bargains.

The Disadvantages of Living in a City

Those who frequently travel to or work in a big city are aware of how troublesome they may be. Large cities might be more challenging to navigate because of the increased population, traffic, and neighborhood density. The biggest drawbacks of living in a big metropolis are as follows:
1. High Cost of Living. When people consider moving to a city, the increased cost of living is usually the first drawback they consider. Ordinary living costs like rent and utilities tend to be higher in big cities, and you can have additional costs like parking permits and laundry that you wouldnā€™t have in the suburbs. Major cities also have higher prices for gasoline, alcohol, food, and tobacco items.
2. Noise. Major cities typically have higher noise levels than the suburbs. Cities produce greater noise due to increased traffic, more people, trains, and neighboring airports with noisy jets flying in and out. A neighborhood may become noisier and more crowded due to special events like concerts and sporting events.
3. Limited Space. Downsizing your living area is nearly always required when moving from the suburbs to the city. Most people reside in flats in big cities; in some places, the apartments might be smaller. Having an outdoor area like a patio or yard is also uncommon. Homes with decent-sized yards are available in big cities but are significantly more expensive than homes in the suburbs. If you want to live in a city, you must be okay with your neighbors being on the other side of your walls in an apartment complex.
4. Limited Parking Space. Parking in a big city is an enormous nuisance compared to the suburbs. In the suburbs, parking is permitted in driveways and on residential streets, and most companies offer parking lots for patrons to utilize. Parking is only sometimes guaranteed in large cities. Streets with free parking quickly fill up because certain residential streets only allow permit parking, which requires you to purchase a permit. Some apartments have a designated parking place, albeit they are uncommon. Also, it is uncommon for businesses to have parking lots, so you will probably have to pay to park somewhere on the street, possibly even a few streets from where you need to go.
Are City Center Apartments Still The Best Btl Investments In 2023? 12
5. Higher Auto-Vehicle Insurance Premiums. Congested city life will increase your chance of accidents if you must have a car and live in a city. As a result, city residents will pay a greater insurance premium than those who live in the suburbs.
6. Increasing Crime Rates. You can bet on urban locations to be riskier than smaller communities, even if some cities have higher crime rates than others. Crime increases with population.

The Current Situation of City Center Apartments

The majority of people concur that the real estate market has altered recently. Thus, itā€™s crucial to take into account a few factors when determining if new city center flats are still wise investments:
  1. The real estate sector, notably the market for apartments in cities, has been impacted by Covid. Peopleā€™s preferences for where to live (and rent) and what kinds of properties have been impacted. Nowadays, more people are working remotely. Some workers no longer require access to an office. Hence, renting or buying a home in the city center or living there is no longer necessary.
  2. Some business offices in the city center have scaled back on their floor space. Less demand for city center flats may result from fewer individuals working in urban areas. The practice of hybrid working, where people work partially from home and partially from the office, is becoming more widespread. The same goes for flexible working, which allows employees to choose how much time they spend in the office each week. Often, newly constructed flats in city centers are small and need more space for working from home. In the so-called ā€œrace for space,ā€ some city dwellers emigrated to the suburbs and the countryside to find more space.
Are City Center Apartments Still The Best Btl Investments In 2023? 13
  1. People became aware of the value of outdoor space for health and well-being because of Covid. Outdoor space is uncommon in newly constructed residences in city centers. Many people need easy access to public parks and other outdoor areas.
  2. Currently, some things could be improved regarding the direction of the economy. There may be less demand for housing in city centers if businesses that employ people there cut their workforces. In certain cities, proposals exist to develop thousands of additional brand-new apartments in the city center. Apartments in these places may be harder to lease due to high levels of new supply and low projected demand. It could imply that their worth has not increased as much as it would have (or they might even fall in value).
  3. Due to economic worries, apartment developers in the city center might opt to cut back their plans. Supplies could decrease. Future shortages of this kind of real estate may occur.
  4. Renters and builders compete. In some cities, build-to-rent, or BTR, is growing in acceptance. Large developers and financial entities fund and construct flats to be rented out rather than sold. Build-to-rent apartment buildings give private landlords in the city center additional competition in the rental market.
  5. Co-living projects, where investors construct towers of studio apartments with shared facilities, are starting to pop up in several city centers. They may increase the level of competition for apartment rentals.
  6. but are they still a wise investment? Here, weā€™ll examine the benefits and drawbacks of this specific property type.

2024.05.15 08:51 Friendly-Kangaroo575 Cameron, Eleven 55 or Solaire 8200 Dixon? Seeking advice

Hi! I am considering Eleven 55, Cameron or Solaire 8200 Dixon.
I like Eleven55, and the agent responded to my email quickly. They also have a one-month free promotion. The management seems okay, but I've heard that apartments facing Georgia Ave can be noisy. I think facing the other side might be much better.
I also like Solaire 8200 Dixon; it seems like a new building. However, the leasing office hasn't answered my calls or emails.
Has anyone lived in Cameron? I just discovered this apartment today. How is the soundproofing at Cameron? Is the area around this apartment noisy? Is the management team good? Would anyone recommend living here? Do third-party delivery services typically cause issues with delivering packages?
Does anyone have suggestions for better apartments? Are there any other recommendations?
Thank you so muchšŸ˜Šļ¼ļ¼

2024.05.15 07:36 callmefreak My husband's house is going to collapse and his dad is going to die and I feel useless because I can't really do anything about it.

I suppose the title is the TL;DR.
His dad is living in a house that my husband owns ten hours away from us. He's been letting it go to shit, letting the pipes crack and not telling us until he gets a $650 water bill four months later. He's a hoarder, the house is full of bugs and because there's a whole lot of shit in it fumigating it is useless since they just hide in pockets of air. There's mold in it and there's no running water. His dad has COPD. He is refusing to leave the house despite it killing him.
Seven pipes had to be replaced so far and we can't just pay for them all at once! (That's around $500/pipe.) He didn't even fucking tell us that those pipes were replaced and needs to be paid for.
He has lived in the house rent free, and he has ruined the house that my husband owns because he knows that my husband doesn't have a fucking spine to stand up to him.
We've known that he's a hoarder for nearly a decade now and I kept telling my husband "your dad's going to die if we don't do anything about it" and he'll tell me "I know. I'm just stressed out and don't want to think about it."
Well, now he's actually going to die soon if we don't do anything about it, and again he tells me that he's stressed out and don't want to do anything about it. His dad is having frequent black outs. I keep telling my husband to start the process of kicking him out (which doesn't actually require a notice since he's considered as our "guest") but my husband is "too stressed thinking about it."
My husband told me that the place that his grandma lives in right now is going to be vacant because one of her daughters and son-in-laws bought the house next door and will be moving her there with them. They're just trying to fix it up. The one she's currently in has sliding scale rent. That sounds perfect for his dad. He'll be living right next door to his sister, brother-in-law and mother. I keep telling my husband to call his grandma so he can get information on the house and get the landlord's number. He doesn't want to, because "stress."
I've been trying everything that I can fucking do for my husband so he doesn't need to do it. I've been trying to look for another place for his dad that his dad can afford. I've been looking into getting his dad food stamps. Hell, I'll fucking call his grandma, find out where she lives and get the fucking landlord's number myself.
I've been getting input from my grandmother, who's a landlord. She's been a huge help. She told us that since his dad keeps ruining the house and we're going to be pouring all of this money into it, that we should start charging him rent until a house is available for him. She'll help us out with that. The lease wouldn't be given to him until after there's running water again, of course. I just wanted to stop paying for the damn pipes until she can give us further input in person.
I tell this to my husband and he fucking tells me "look, I know that you're trying to help, but I really don't want to think about this right now. It's stressing me out and I'll end up in the hospital again." (He was in the hospital recently. We're not sure why. He denied that it was stress until it was convenient for him.)
He's been "not thinking about this right now" for eight fucking years now. There's no more fucking time to wait! The house is going to collapse and his dad is going to die if he keeps waiting. I dunno which one will come first, but both are inevitable if he doesn't fucking do something. What will happen then? Will he put off his father's funeral because the thought stresses him out so much? Will he let his house just sit as a pile of rubble forever when it happens?
He's only gotten as far as telling his dad that he can't stay in that house without running water, and then letting himself forget that he said that after his dad successfully changed the topic on him by talking about a TV show my husband doesn't even watch.
I don't know what the fuck I can fucking do. We weren't married when he bought the house so my name isn't on the contract, so I can't legally kick his dad out for him. I've been trying my best doing what I can do for him because I know that he won't do it.
If the house collapses it'll be a huge sunken cost fallacy for us, but whatever. I'll be pissed off and at that point I will refuse to help his dad find a place because my husband wouldn't work with me when I tried. His dad will be homeless but it won't be the end of the world for us. But if his dad dies because my husband refused to do anything for him then that will emotionally damage him forever, and the rest of the family will blame him for not doing anything about it sooner, and rightfully so.

I have enjoyed participating in this sub and wanted to share the resources I have been working on as a former STEM professor. I have a podcast for parents interested in incorporating STEM into their kids' every day lives, active play episodes geared directly towards younger children, guides for how to choose a college, graduate program, etc. I am adding more resources as I can find the time, and appreciate insight as well as feedback and requests for more topics. Recently I have started working on some free printables to accompany the podcast and I have a link for those as well. Everything is free, nothing is monetized, I am doing this to keep busy and contribute back to my community.

2024.05.15 05:56 A_person_from_Asia Soon to be homeless girlā€™s letter to her mom to convince her to let me stay and finish school.

Hey mom do you trust me to make my own decisions? Because I think for the first time I want something super bad and I want to fight for it. I know itā€™s my fault for not getting along with my host parents but I also need you to understand that I can no longer live with them. They are drunks who canā€™t be relied on, and Iā€™m a kid wanting to finish high school in the US without transferring again. The moment that I was born in America you guys had plans to let me graduate high school there. So let me do that. I feel bad for being such a burden financially and emotionally. But maybe this is just a part of parenting, and Iā€™ve been also parenting myself. I made some risky decisions and Iā€™ve become somewhat immoral and also a bit of a degenerate. Iā€™ve found an empty office space that I can squat in ā€” which is a term for living there illegally without anyone knowing. But there are also empty spaces in the office that goes for about a 350$ per month which is the amount that you guys pay the host family. Since I am qualified for free lunch I can get food from school and in the weekends I can cook for myself using cheap materials. This is how I plan on living here next year and finishing my senior year mommy. And I hope that although this is less than ideal you will come to terms that this is what I want and I hope that this time you guys will let me conquer it by myself and find my own path. Iā€™m half a year away from 18 and I feel ready to make such bold decisions for myself. I can just keep on staying in the one unlocked and unoccupied office but because of the fact that staying there without paying this is illegal I will look into renting the small office space leasing for 350$ and I think that I can have my host family to sign the lease and that you can continue to pay the 350$ to them. Iā€™m forever thankful for everything you do for me and I need your support for continuing to move forward.
A section that Iā€™m scared to mention to her: Iā€™ve tested sleeping there many times. 3 nights to be exact. When they were so drunk and threatened to kill me (which i know is just bluff but I was scared and ran to the unlocked office) I slept 2 comfy nights there. Right now I chose to sleep here again because they were arguing and extremely loud. I hope this doesnā€™t disappoint you.
Background info, I was born in the US but my parents raised me in a different country since they never migrated to the US. When I was in 10th grade I was sent to my aunt in the USA but I didnā€™t get along w her and I was sent back at the end of the school year. Currently Iā€™m a junior, my mom managed to help me stay with her friends who is my current host family. However them and I also have our problems and living with them is stressful. My mom wants me to come back home and study back in my country. But I have falled in love with my school. The building I mention is extremely close to my school which is why Itā€™s so desired. However I am unlikely to ever send this letter to her without modifying and filtering most of the content. I wish I could be honest with her but I think Iā€™ll chalk it up to a friendā€™s dad who has a place for me to stay in.
Dear internet parents, how do you feel reading this? What are some other plan of action I could take? Iā€™m in North of Illinois and could use all the help I could get but Iā€™ve been denied from many organizations already.

2024.05.15 05:22 Eatyour-Vegetabless How bad does ending your lease early affect your credit score?

TW BLOOD AND TALKS OF ABORTION
I (22F) am currently living with my boyfriend, my 11 month baby, mom, stepdad, sister (17), & brother (12) and I want out ASAP!! Iā€™m shaking as I write this post, because I am so besides myself so sorry if itā€™s all over the place. I havenā€™t lived with my mom since 8th grade (long story short she lost custody of me). After I had my baby we all decided to get an apartment together. We do not live here for free, my boyfriend (because I stay at home with the baby) pays for our half of the rent/bills. Weā€™ve been having major issues and I have no issue taking fault but all of our issues are because of my mom, wether sheā€™s being stubborn, not taking us into consideration, letting my siblings do whatever they please, etc. the cherry on top was todayā€¦
(TW) for some background information about 4 weeks ago I found out I was pregnant after taking a morning after pill, then never receiving my period. I decided it would be best for us (my bf, baby, and I) if I got an abortion, so I got the pill. Itā€™s been 2 weeks since Iā€™ve taken the pill and for a week straight I was bleeding a lot, passing clots, and cramping bad and up until 5 days ago I started feeling so much better and the blood was was finally in its brown stage (the ending) with NO cramping.
Fast forward to todayā€¦ my brother came home from school and I had asked him to take the trash out in our restroom (this is the ā€œguest bathroomā€ so everyone uses it). He just looked at me and said okay. Later in the night (itā€™s about 8pm by now) I go into the restroom and see it over filling with toilet paper. I go into the kitchen and mind you my mom is in the kitchen as well making food for herself.
Me: I thought I asked you to take out the trash Brother: you did Me: okay so why is the trash still here? Brother: Iā€™ll take out that trash when you tell insert my bf name here to take out the kitchen trash Me: he does take out the trash. Now Iā€™m telling you to take that trash out. Brother: Iā€™m not doing anything until you tell bf name here to take the trash out. I been taking the trash out, he can do it cause I already did it.
The arguing when on for maybe a minute more or so but I was infuriated. My mom continued to let my TWELVE YEAR OLD brother disrespect me and just stood there like an idiot. Like I said I was so mad I started gushing blood, passing clots (from down there) and cramping so bad! I know this may sound stupid but itā€™s so much more than taking out the trash. My stepdad doesnā€™t do a damn thing in the apartment but my mom has the nerve to try and talk shit about how my bf doesnā€™t do xyz. My stepdad and boyfriend work at the same place and they both leave at 3 so they are both here during the day. While Iā€™m in the kitchen cleaning messes I didnā€™t make day in and day out while my bf watches our baby my stepdad is in his room ALL DAY he never makes an effort to help or do anything. Two days ago my boyfriend cleaned the whole apartment and itā€™s already a mess. There has been multiple times where my mom lets my siblings talk disrespectfully to my boyfriend and I, my sister steals my things and Iā€™m not talking about innocent sister taking NO sheā€™s a thief and a liar and anytime I tell my mom that my siblings took something of ours she doesnā€™t even bat an eye. Itā€™s so much more than I can even begin to type but this was the cherry on top and Iā€™m very VERY close to moving out and breaking our lease. I will not continue to let the family disrespect us like that! My boyfriend and I are going out of town for 2 weeks so I have time to decide. I just want out but if it will hurt more than benefit my little family, I will stay.
P.S. I PAID my brother $6 to take the kitchen trash out ONCE last week bc my boyfriend wasnā€™t able to and today my mom was mad (like she always is) so SHE MADE my brother take out the trash. Guess doing something twice means you do it all the time šŸ¤·šŸ½ā€ā™€ļø

2024.05.15 03:19 Mediocre-Bluejay-367 Monarch Lease Takeover 2024-2025! With Free Month!

Monarch Lease Takeover! Hello! Iā€™ve recently had some plans change and can no longer live there next year. Itā€™s brand new construction so itā€™s very clean and modern! Itā€™s an all female 5x5 unit with wood tile flooring, new appliances, a pool, gym, and parking garage. Itā€™s located just north of university so itā€™s right by Publix, tons of restaurants, and campus!
I signed back in October so the rent is $989/month which is $100 cheaper than if you were to sign today!
Thereā€™s also another open space in the unit so you could have a friend sign with you! The lease term is from 8/17/24 to 7/31/25, and Iā€™d need someone to completely take it over! Please reach out with questions or if interested!
If you take over the lease I'll pay for your first month!
