Context: I’ve always been a fantastic student, I’ve never had a B in any class and I’m Top 2% of my class (Sophomore in HS). Recently I’ve been struggling a lot with stress and just feeling like there have been a lot of expectations placed on me to always do amazing in school. It probably doesn’t help that my twin sister is Top 1% of the class so I’m always 2nd place there.
I’ve always been gifted in math and usually don’t “show my work” but this year my teacher’s been giving me 0s in any HW assignment I don’t show my work on so that’s kinda annoying. So I’ve gotten a few 0s this year on HWs that the teacher won’t let me redo or anything. For reference, this is a Precal class which is 2 years above what the “average” person in my grade is taking at the time.
All of our HW assignments for the unit are due on the same day. I struggle with learning things from this teacher I have because IMO she isn’t great at…yk…teaching. So I’ve been having to teach everything to myself. This last unit I’ve been struggling with learning the stuff and I just wasn’t able to get some of the homeworks in on time because I didn’t know how to do them and I’ve been studying for an AP Exam for the last week or so (about as long as we’ve had the HWs for), I’ve had to write a 3K word research paper for English, and some other various stuff. Basically, I’ve been too busy to teach this stuff to myself, so I didn’t get the HWs in on time and got 0s on several of them.
I come home from playing tennis today and my mom comes over to me and asks why I have a 0 on like 4 HWs, I tell her bc I’ve just been overwhelmed/bad teacheetc. She keeps saying some stuff and I say I’ve just been really stressed out lately and then she says that seeing those 0s stressed her out. At that point, I just lost it (not quite the right word, it wasn’t full blown screaming or anything but I raised my voice quite a bit saying that I’ve just been so overwhelmed, bush, stressed, yeah.
She then goes on to say that she’s confused as to how I’m so stressed out and overwhelmed when she’ll come home at 8-9pm and see me playing video games. Well I’ve been at school for 8 hours and been doing HW, working out, or at tennis practice for another 3. So I need some time to be a kid and actually have some fun (plus I can’t get much work done after ~10 hours of it if I try).
So yeah, that’s pretty much it, sorry for the kinda long thing but I felt like I needed to give some more background info to give y’all a clearer view.
TL;DR, AITA for yelling at my mom because I’m stressed/overwhelmed after she comes after me for getting several 0s.

I am an amateur R.E. investor with basic introductory questions about buying a classic pre-war residential building in NYC.
Range: $1-2.5 million
Type: Pre-war walk-up/brownstone
Intended use: Rent out 1+ units on different floors and possibly live in one of the units at some point in time.

  1. What is the typical financing available/used for this kind of deal? Are typical 20% jumbo primary residence loans available for these?
  2. Is it possible to subdivide the property differently than the current setup? In this example, the building has two separate units (although I am confused by the description calling this a "double duplex", there appears to be two total kitchens so I am assuming two total units). Is there a process by which I could convert this to, for example, three total units?
  3. Many of the buildings I have found say things like "this is a beautiful single-family residence" but then show a floorplan that has clearly been divided into ~4 separate units with 4 kitchens etc. Is this the listing agent's way of indicating that the property is only registered/zoned/permitted for one family to occupy and that the current multi-tenant use is illegal? How viable is the idea of re-leasing the separate units to new tenants in this case?
  4. What is an easy way to check/understand the most relevant zoning status/issue that I should be concerned with for a given property?
  5. If anyone here has purchased one of these properties, what was your research process/spreadsheet and other thoughts?

Hey everyone. My partner and I are planning on moving and received a residential rental agreement in Wisconsin from a potential landlord, however, it is quite a bit different than the standard WI residential lease agreements that we have received in the past. A TurboTenant template was used and modified to generate the lease. We are looking for some quick advice on whether or not the following language / clauses should be of concern to us as tenants:
1) “Landlord shall have the right at all reasonable times during the term of this agreement to enter the Property for the purpose of inspecting and exhibiting the Property and all buildings and improvements thereon. In non-emergency situations, Landlord will make a good faith effort to notify Tenants at least 24 hours prior to entry by one of the following methods: telephone message, email message, or door hanger, and having made such good faith effort shall enter as necessary. In emergency situation, or of a repair is requested by the Tenants, Landlord is permitted to enter immediately without prior notice.”
2) “Tenants are required to notify the Landlord in writing of any anticipated absence from the Property in excess of 7 days and shall make arrangements for the Property to be routinely checked on during the absence. Such written notice must be provided no later than the first day of such absence. Landlord may enter the Property at any time for any reasonable purpose during Tenants’ absence.”
3) “Tenants are hereby notified that a negative credit report statement may be submitted to a credit reporting agency if Tenants fail to fulfill the terms if this Lease Agreement”
4) “The Tenants are entrusted with the care and maintenance of the rented Property during the term of the lease. Specifically, the Tenants are responsible for promptly addressing minor maintenance tasks and repairs that arise in the course of occupancy. These tasks may include, but are not limited to:
a. Routine cleaning and upkeep of the interior of the Property, including floors, walls, and fixtures.
b. Please be mindful that the kitchen is fitted with laminate flooring. To prevent any potential expansion, we kindly ask that you ensure the floor remains dry at all times. Promptly attending to any spills or moisture will help preserve the condition of the flooring material.
c. Regular replacement of light bulbs, and air filters, as needed.
d. Minor repairs to plumbing fixtures, such as fixing leaks or clearing clogs caused by normal usage.
e. The rental unit is equipped with a range, over-the-range microwave, dishwasher, refrigerator, washer, and dryer for the convenience of Tenants. It is the responsibility of Tenants to ensure the proper maintenance, care, and cleanliness of these appliances throughout the duration of the tenancy. Tenants are responsible in reporting any malfunctions to the Landlord in a timely manner.
f. Proper disposal of trash and recycling in accordance with local regulations.
g. The Tenants are responsible for upholding cleanliness standards around the Property, including ensuring that no items are left outside and discouraging loitering on the Property. It is expected that the Tenants take proactive measures to maintain the tidiness and appearance of the Property at all times.
h. Tenants are not permitted paint anything including but not limited to walls, ceiling, cabinets or any Property.
i. Tenants shall maintain proper humidity to not facilitate growth of mold or mildew.
j. Tenants are allowed to hang pictures, clocks, and other decorative items on the walls of the rental unit. However, it is important to note that all decorations must be removed and the walls restored to their original condition upon the termination of the Lease Agreement. This includes filling any holes or damages caused by hanging the items. Failure to return the walls to their original state may result in deductions from the security deposit or additional charges for repair and restoration.
k. The Tenants agree to maintain the lawn and landscaping of the Property in a neat and orderly condition throughout the term of the lease, which includes regular mowing, watering, weeding, and trimming of grass, shrubs, and trees. The Tenants are responsible for providing all necessary equipment and materials for lawn maintenance unless otherwise agreed upon in writing by the Landlord. If the Tenants are unable or unwilling to perform lawn maintenance, the Landlord reserves the right to arrange for professional lawn care services at the Tenant's expense. The Tenants shall promptly report any lawn care issues or concerns to the Landlord for resolution. Furthermore, the Tenants agree to ensure that the lawn and landscaping are maintained in accordance with local ordinances and regulations to prevent fines or penalties imposed by the city or relevant authorities.
l. Tenants take responsibility of snow maintenance during winter months and agrees to ensure the safe passage and usability of driveways on the Property. This includes promptly arranging for snow removal and salting or sanding of walkways and driveways following snowfall or icy conditions. The Tenants agree to assist in snow maintenance efforts by promptly reporting any snow or ice accumulation that poses a safety hazard to the Landlord for prompt resolution.
m. Tenants shall not keep on the Property any item of a dangerous, flammable, or explosive character that might unreasonably increase the danger of fire or explosion on the Property, or that might be considered hazardous or extra hazardous by any responsible insurance company.”

Resort villages were created, plans for the restoration of the localities' infrastructure destroyed in the devastating battle of Okinawa were made, American bases and outposts for the various United States troops were established across the various islands, and above all an ambitious plan to build a new grand city called ''Lost Heaven'' at an automobile distance travel from Ishigaki City at the Yaeyama archipelago from the ground up that will be in the hopes of its chief planner - Bugsy Siegel, with housing, shopping centers, resort and luxurious hotels and perhaps one day even gambling zones as well (due to a result of officially defining the islands as a US territory and not a state, the gambling legal situation in Ryukyu was gray and was technically allowed without any form of legal punishment for now until representatives can enact laws on the subject while a counter lobby was created to make gambling legal permanently) with noted interest and capital given by American industrialist J. Paul Getty while exploiting the conversion of a nearby abandoned military airstrip from the war to be the project's civilian airport.
From snow-capped volcanoes to rainforests to lava rock deserts, Ryukyu captured the heart of postwar America right from the start. The push and pull between a growing tourist hub, the ability to experience an ancient and authentic culture and a natural paradise for one's eyes were evident in the territory for all to see.
Cecil R. King, a member of the Federalist Reform Party and a native of California, agreed to be the territory's first governor and was appointed by President Merriam after the Territory of Ryukyu was created by Congress in 1948. King and his family moved to live in Okinawa in a building that received the official designation as the ''Governor's House''. He used his term to create the foundations of a strong American rule in Ryukyu, took care to restore areas that were affected by the battles of World War II, and encouraged continued investments and transfer of funds.

In advance, the blame is entirely on me for not managing my time better. Still, hear me out cause I can't go back now... and if anyone has any insight or advice pls respond... (tl;dr at the bottom)
I am a high school senior. For an international program I'm part of, I have to complete 50 hours of any international language of my choice. For this I chose German on Rosetta Stone, and for the past few months I've been working through the coursework as fast as I can to get it done before May 31 (the deadline).
That said, I haven't enjoyed it. Rosetta Stone is overall not that great of a program to use, and the learning strategy doesn't work very well for me, so I've just been trying to get it over with so I can graduate with the certificate.
Still, I dutifully logged what I thought were my hours in my notes app on my phone, and I tracked the weeks and hours I was completing in my plan. Each week is 2.5 hours and there are 6 weeks in each of the four "plans," from what I gathered---but I guess that's not how it works, I don't know anymore. Why are the plans different anyways? But I digress.
By that logic, if I completed all the weeks in each of the plans I would get 60 hours, which is 10 hours more than I need.
So just today I found that I was at the highest fluency level I could be (proficient) and that no matter what plan I chose (of the four, which are work, travel, family, and basics & beyond), I wasn't automatically moved onto the next unit as it used to do for me. All it shows now is "You completed your plan! Choose your next plan!" But I can't, because all other plans are also completed...
I'm not sure if that's an issue of whether my subscription has expired, or a glitch, or I just have no understanding of how the system actually works---this would be unsurprising, since the whole gamut that is Rosetta Stone is confusing anyhow. And then I think, "well, maybe I actually have completed my hours." And that would make sense at first; it adds up with my log and with the amount of hours I've completed on Audio Companion and all.
But then I decided to log onto the web application of Rosetta Stone on my computer and found the "Reports" section, which displayed a much more severe scene. There is no "Reports" section on the mobile version, for reference. To my horror, my report said that I had only made it past levels 1 and 2 (which I'd never seen an mention of in the mobile app), and that I had a meager 25 hours of German to my account.
So I really need to know if I should heed that or if there's some inconsistency there that someone else has also experienced. I assume, unfortunately, that those hours are true---since computer's are smart about logging these things---and if so, I have another 25 hours of German to complete over the next 15 days or else I won't get this certificate. : ' )
If anyone has any advice at all for how to get my hours up on my report or whether there actually is an inconsistency in the web and mobile versions or something, just any advice. Brutally honest, practical, I'll hear out anything.

2024.05.16 03:21 Ir_Abelas Better Voice Lines Going Forward Would Be A Massive Improvement

Skip to the end for the TL;DR
I understand if this seems whiney and unimportant, but it's just something that's been bugging me. Given the genre and gameplay, and the lack of other similar titles aside from perhaps Paladins, whether it's deserving or not this game will time and again be compared and contrasted against Overwatch. In that same vein, something that Overwatch does much better, and is part of why many players still so loyally play it despite a series of poor decisions from the games creators is the voice lines of the heroes.
Each and every one of them, no matter how long or short, is deeply revealing of the character who spoke them. While there is lore available in snippets through the game, most of it is actually available outside of the game proper, which unfortunately results in a large portion of the player base being unaware of it or uninterested in discovering it. Even so, the players are deeply devoted to the characters they main, because the voice lines did such perfect work in displaying the characters, articulating their stories, motives, and personalities. It personalized them, helped players create bonds with their chosen heroes, and most importantly added to the overall quality of the game.
Back when the game first came out, I would argue there was no stronger feeling, whether that be hope if you were an ally or utter and complete frustration if you were an enemy, than when Mercy would shout, "Heroes never die."
Marvel Rivals has the incredible benefit of pulling from a pre-existing IP with decades of material to use and be inspired by. It's understandable though that the game would pull mostly from the MCU in certain regards, as it already does, given the MCU's overwhelming popularity and power. I believe this is why most lines are redundant, repetitive, and seek to capture the "funny one liner" energy that plagues the MCU. Groot stands as a prime example of this, he literally only says "I am Groot.", in about three different ways. While this may be source accurate, it does very little to build a personality beyond, "Haha, tree man is kinda dumb." In contrast, Bastion of Overwatch is essentially entirel nonverbal, yet his beeps and chirps have crafted a cute, charming robot that feels. Just think how much could be added to Groot if instead of only using the one phrase infinitum, he could grunt, groan, laugh, shout, scream, all without using words and still saying something.
TL;DR Hearing Mantis say, "This anger is healthy!" was cute the first ten times, became annoying on the eleventh. Also, it feels like every character has maximum of 10 lines.

Hello there. For a while I’ve been thinking about making t-shirts with football (soccer) players on them. I live in Denmark and am not sure about the laws here. But for example cultkits.com from the UK are a pretty big shop. They have super cool “bootleg” t-shirts with players on them, I’ve ordered from them several times, cool stuff. And of course they are far from the only site with items like this.
Do these sites really get permission from all these players?
I have a Martinez (Man United) “cult hero” shirt from cultkits. There is a picture of him on the shirt, where I noticed they removed one of the 3 Adidas stripes. Is this some sort of loophole? On their other shirts they remove club logos and kit manufacturers too, but still have the player name on.
Also if I wanted to start a shop, could I get away with making drawings/art styles of players and not directly use pictures?
Sorry for the long text and being all over the place. I am just curious about this, and if anyone can enlighten me a bit, I’d appreciate it.

NCT has some of the best produced and musically interesting songs to ever exist.
Concept wise, they are super interesting too. NCT or Neo Culture Technology is a group with 26 members divided into different sub-units: NCT U, NCT 127, NCT DREAM, NCT WISH, WayV. The members all came from different countries, which is why they are super diverse. They are the largest Kpop group so far. They cover so many genres like K-pop, C-pop, J-pop, Pop, R&B, Hip-Hop, EDM, Ballad, Jazz, Rock, etc.
Story Time: I started stanning them around early 2020 before the pandemic started. And let me tell you when I first watched Superhuman by NCT 127, I was put on a chokehold and that moment I realized that they're just "different". No one is doing it like them. Not to mention at that time Kick It has also became a very huge hit, and I loved it immediately. But then I listened to the track videos/ album during that era, I was like damn the real gems are in their b-side tracks. it solidified their position as my ult group of all-time.

You may not like their song at first listen but you will find it growing on you and sticking in ur brain for years, and you will realize how artistic their songs really are. They always bring something new to the table and they are not afraid to experiment.
Don't get me started with the members, bc you will fall in love with all of them once you get to know about them. They are super hilarious and their personalities are very likeable.

I feel like when it comes to discussions about divorces involving children, 99% of the time people say it was better the divorce happened than if two people that didn't love each other stayed together for the sake of the kids. I want to share my story, because that was not my experience as the kid of divorced parents.
Almost two decades ago when I was 10 years old, my parents told my sister and I they were getting a divorce. They said they didn't get along anymore and we wouldn't all be living together anymore, but they would still be our mom and dad and we would live with each of them. I bawled my eyes out uncontrollably that night, completely shattered. In reality, my dad had spiraled down a 9-year-long addiction to opioid pills that meant he was high 24/7, lost his job, and was doing reckless things like drinking and driving, even with me in the car. Not to mention the impact it had on everyday life, vacations, finances etc. It drove my mom to her breaking point where she wanted a divorce, but first helped him get sober with staging an intervention and then getting him into rehab and NA.
Gradually my dad moved out to an apartment nearby, our house was sold and my mom bought a smaller one a town over, my sister and I would go back and forth between staying with each parent each week, and they both started dating. About a year after the divorce, my dad started seeing a woman of a far trashier, immature nature compared to my mom. He moved her in after a month, and long story short, my dad was heavily dedicated to her and changing from her influence, becoming a juvenile 40-something man unrecognizable to me. All while he had two young adolescent kids to raise who just had their world's shattered. My sister and I felt like afterthoughts, and I blame my dad for that as well as my now-stepmom for fully seeing the situation she was walking into, the impact it had on my sister and I, and still diving head-first into it. She quit her job as a nurse pretty early on to be a stay-at-home wife, even though my dad was making just OK money.
As for my mom, she lost her job shortly after the divorce due to insubordination, and then never held a job of the same seniority/salary/importance ever again. She spent the remainder of my childhood staying at home raising my sister and I, who eventually moved in with her full time to get away from being around my stepmom until we went to college. She had a few smaller jobs she'd last a few months at, but that's essentially been her career ever since but with a steady decline. She was a vice president of a Fortune 500 company, and now she's on the phone in a call center making a little more than minimum wage.
She dated a little too, but never got as serious with anyone as my dad did. Part of it may have been that she just couldn't catch the kind of guy she was looking for, but part of it may have been seeing the impact one stepparent was having on my sister and I. I'm sorry she's still alone and may be alone the rest of her life. But I'm also glad we had her full attention and care when we were growing up, because I was thinking about ending my life every day of those years, and the addition of another new strange adult living with me and having nowhere for me to escape to probably would have put me over the edge. I did attempt in college several times, but had a moment of reckoning and decided to see life through.
Part of the reason for her overall decline too has been her descent into alcoholism, starting a couple of years before the divorce but the scope of it not fully visible at the time. From when I was 12 onwards, she's gone through cycles of sobering up, working AA, gradually checking out of AA, functionally relapsing, descending into disfunction/rock bottom and repeat every 18 months or so. Her latest period as a full-blown alcoholic was her worst, and she was more of a mess than my dad ever was. He's relapsed twice over the years, but to his credit, they were relatively brief periods of relapse and he's seriously worked the 12-step program to maintain sobriety otherwise. He now owns a home near where I grew up.
In summary: I absolutely recognize what my mom went through for 9 years with my dad's drug addiction and I can imagine the stress it put her through, the impact it had in shaping those years of her life, and how out of love she must have felt after so many incidents with my dad being high. That said, I've always felt a massive hole in my chest every day of these last 19 years, and hindsight has only further made me feel like the divorce was a mistake. I can't put myself in my mom's shoes, but I wish she had given my dad a last chance once he was sober. He's a better man sober. I can't help dreaming of "What if's" even when it only hurts to imagine. If my parents stayed together, maybe we would have still had our big, beautiful house; maybe my mom's alcoholism wouldn't have been so out of hand with my dad to support her own sobriety; maybe my mom wouldn't be living in a sober house 200 miles away right now with barely a dollar to her name; maybe my dad would have a repaired relationship with his kids instead of barely seeing one and never hearing from the other; maybe I would actually want to have a family of my own instead of worrying there's a chance I really ruin my kids in some way too; maybe I would be able to hold down a relationship of my own without getting anxiety about the future if I had an example of a united family to look up to or even parents that could give me useful relationship advice; maybe my chronic depression wouldn't have started so early or at all so that I'd never eat myself to morbid obesity. Or maybe not.
Look, yeah, we can never know one way or the other for sure. But if they knew then where their lives, my life, and my sister's life would end up, I think they would have found a way to make it work.
I don't think I'll ever fully be ok with everything that happened or how it's shaped me. I wish I could be, and I wish I could move past all of it, but this was all some destructive shit.
TL;DR - I'm sharing this as a counter to the popular idea that divorce is always better, especially for the kids when there's kids involved. My unbeknownst-alcoholic mom divorced my long term opioid pill-addicted dad when I was 10, my mom helped my dad sober up during the divorce. My dad quickly started seeing a trashy woman that he moved in with him and invested most of his time, love, and attention into, and he eventually bought a house for them. My mom lost her job, essentially never held another serious full-time job again, descended deep into alcoholism with a dozen relapses and sobering-ups over the years, is flat broke and never found another partner. It's almost two decades later and I'm a 29-year-old man, and the effects of the divorce left a lasting trauma on me that a life of therapy hasn't and won't fix. It's also influenced my aversion to ever having a family of my own, my struggles to have a serious long-term relationship with someone, and overall plays a roll in my chronic depression.

Me (29F) and my fiance just moved in to a new apartment. Lots of space for the price, best we've seen on the market in the Massachusetts MetroWest area. There are 4 units - one is another couple (chill), the other is the landlord's son (semi-chill), and the fourth is the landlord's mentally ill sister, and her 20-something son who has autism.
The landlord kind of "warned" me about his sister, and that her living there wasn't supposed to be a permanent situation. I believe he also briefly mentioned her son who has autism. Cool, whatever. Really not worried at all about this bit. Week one, I meet the sister in the parking lot. She starts the conversation with "Did you meet my son? ***** (landlord's name) probably called him a big autistic giant." Okay.
I come to realize she spends most of her day out in her car in the back of our small parking lot, where she chain smokes with a curtain down over her passenger window so she is out of sight from the apartment. Some nights she is out there until 2 AM. During the walks to and from her car, she is always talking to herself semi-belligerently. I think I have heard her mutter "Oh great, there he is..." when I'm outside smoking weed on my porch.
Then, the sounds started. The walls are super thin, and her son's loud rants/monologues/nervous breakdowns can be heard throughout the whole house. I work from home most of the time as a freelancer, and I'm just waiting until this happens during a client call. There are moments when I truly empathize for the guy. He vents about the frustrations of life, his emotional struggle, his disability. Most of the time, it's fucking disturbing and even scary. The first time I heard it, I thought it was a domestic abuse situation and he was being violent with a partner. Turns out he was just throwing shit and screaming death threats at his iPad until it turned on.
Sometimes he makes up long fucked up stories - some recent themes include a grandmother being repeatedly SA'd, and him telling an imaginary friend that they're going to "absolutely love having sex and cumming all over themself, it's way better than being SA'd". He will sexually shout "oh yeah" repeatedly, and we can hear the slapping of something - sex doll? His own ass? He also mentions committing suicide frequently, usually when a belonging is misplaced or broken.
Twice now I have lost my cool and screamed through the wall at him. "Shut the fuck up, I'm trying to work", or "Stop being so fucking loud". I was so heated after 30 minutes of hearing him go on and on about disturbing shit while I'm trying to work. He stops for a few minutes then gets right back on his bullshit.
I have texted the landlord about this, and noted details about the death threats and suicide comments. He said he is sorry about that, and that they have been working on getting him into a place where he can live with peers - I assume they have been trying this for a while. He asked for specifics on the threats, and if they are about real people.
It's been a few weeks, the chaos has been daily, I'm losing patience fast. What do I do? Keep putting the pressure on landlord? Do I break lease even though the actual place is a great value? Do I try to talk to the crazy mom, who's clearly just avoiding the situation altogether out in her car? My therapist fiance who works with a similar population suggested calling a wellness check when he is making suicidal or homicidal threats, and that a visit from a police officer could be a necessary wake up call. Thanks for reading, let me know what you think I should do.

In advance, the blame is entirely on me for not managing my time better. Still, hear me out cause I can't go back now... and if anyone has any insight or advice pls respond...
I am a high school senior. For an international program I'm part of, I have to complete 50 hours of any international language of my choice. For this I chose German on Rosetta Stone, and for the past few months I've been working through the coursework as fast as I can to get it done before May 31 (the deadline).
That said, I haven't enjoyed it. Rosetta Stone is overall not that great of a program to use, and the learning strategy doesn't work very well for me, so I've just been trying to get it over with so I can graduate with the certificate.
Still, I dutifully logged what I thought were my hours in my notes app on my phone, and I tracked the weeks and hours I was completing in my plan. Each week is 2.5 hours and there are 6 weeks in each of the four "plans," from what I gathered---but I guess that's not how it works, I don't know anymore. Why are the plans different anyways? But I digress.
By that logic, if I completed all the weeks in each of the plans I would get 60 hours, which is 10 hours more than I need.
So just today I found that I was at the highest fluency level I could be (proficient) and that no matter what plan I chose (of the four, which are work, travel, family, and basics & beyond), I wasn't automatically moved onto the next unit as it used to do for me. All it shows now is "You completed your plan! Choose your next plan!" But I can't, because all other plans are also completed...
I'm not sure if that's an issue of whether my subscription has expired, or a glitch, or I just have no understanding of how the system actually works---this would be unsurprising, since the whole gamut that is Rosetta Stone is confusing anyhow. And then I think, "well, maybe I actually have completed my hours." And that would make sense at first; it adds up with my log and with the amount of hours I've completed on Audio Companion and all.
But then I decided to log onto the web application of Rosetta Stone on my computer and found the "Reports" section, which displayed a much more severe scene. There is no "Reports" section on the mobile version, for reference. To my horror, my report said that I had only made it past levels 1 and 2 (which I'd never seen an mention of in the mobile app), and that I had a meager 25 hours of German to my account.
So I really need to know if I should heed that or if there's some inconsistency there that someone else has also experienced. I assume, unfortunately, that those hours are true---since computer's are smart about logging these things---and if so, I have another 25 hours of German to complete over the next 15 days or else I won't get this certificate. : ' )
If anyone has any advice at all for how to get my hours up on my report or whether there actually is an inconsistency in the web and mobile versions or something, just any advice. Brutally honest, practical, I'll hear out anything.

I'm a landlord in Alberta Canada, I had a tenant in my unit who was quite rough on the unit and broke the lease in many ways including having multiple unknown people living in unit not on lease and giving me a hard time and tried to stall and block when inspections and maintenance was to be done in unit, I did go through a legal eviction to remove the tenant.
Anyways right before tenant was legally evicted tenant said there was water on floor in washroom. I came to unit to inspect and toilet overfilled, I unplugged toilet, dried up water spill on floor around toilet and tested flushing a few times and all looked good toilet flushed fine and no leaks around toilet no more water on floor.
I then was contacted by management stating that there was water leak into two units below my apartment and into hallway wall. Tenant eviction process because of previous issue finished shortly after this.
Plumber came to do inspection found that there was not visible from the outside leak underneath toilet that he said rotted the subfloor and leaked into wall and into hallway on bottom floor and damaged units below me.
I contacted insurance company adjuster made appointment and came and they said this is long term leak your claim is denied. If I knew this was happening I would have 100 percent reinstalled a new toilet. This toilet was installed by previous owner pre 2021.
There was a unrecorded discussion with me and tenant after insurance claim was done where tenant said this leak was going on a while but didn't tell me. Tenant would regularly lie so not sure if this was said out of spite or was true, tenant also lied about getting tenant insurance which was requires by lease, tenant is a low income tenant usually on government assistance.
Toilet is disconnected, insurance claim denied, building managment/board said they would be doing all the work to my unit and units below and they got my keys, issue is there is alot of corruption on the board and they did unprofessional work and way over charged other owners in similar situation.
What should I do in this situation out of these options?
If I sue the tenant for negligence and not getting tenant insurance and not letting me know about issue sooner due to low income status would pay garnishment be nil?
If I contact public adjuster would this be best route and for them would I need to pay them upfront and do they have a high chance of winning?
Should I get different plumbers or contracters opinions/inspections as I'm still not 100 percent sure myself if It was long term leak as it was invisible to me under toilet so this was all a shock to me. And sue insurance company due to floor having damage and original plumber stating floor had rot would I have any chance at all? Insurance policy stated that long term leaks get denied.
If I were to repair my own washroom floor reinstall new toilet correctly and just to quick sale to new investor and deal with any legal issues after would this be advisable?
What option would be most advisable for me to mitigate financial loss as much as possible and have highest chance of success in pay out or avoiding having to being overcharged for unprofessional work by management of building as they have regularly done in the past.
Whatever advice anyone has please let me know, I'm a lower income young and new landlord and am shocked I ran into this trouble so fast so whatever advisement anyone can give would be appreciated.

Since 1970 the value of the dollar has steadily declined. The lower 80% of Americans have lost income and purchasing power, largely due to the exodus of manufacturing by global corporations. As a result, the wealth gap between the global rich and the rest has widened.
From 2007-2016 the net worth of the richest Americans increased by 20% while the lower 80% decreased by the same percentage, widening the wealth gap considerably. The Federal Reserve sparked this change using quantitative easing to boost the sagging stock market. The rich could invest in this wealth explosion but the rest could not as much.
Increasingly wealthy globalists pressured the government and now the top 1% own over half of U.S. wealth while the top quintile owns about 94% of the wealth. The bottom 80% have their wealth tied up in their homes or vehicles and most suffer from chronic debt.
Not only does the Fed-backed stock market favor the super-rich, but the U.S. tax system does too. The average American pays an effective tax rate of 13% while the very rich pay 18%. But when wealth gains are included, the effective tax rate on the very wealthy averages a mere 4.8%.
While the wealth gap concentrates ownership in a small group of people so it does to industry. More and more large corporations dominate most sectors at the expense of small businesses. As small companies suffer and are saddled with increasing regulations, larger corporations benefit from monopoly power, less competition, and the ability to set prices artificially high.
The wider the wealth gap goes, the more our social and political fabric will deteriorate. According to the Great Gatsby Curve, increased inequality will result in less upward advancement from one generation to the next. This is precisely the conditions that exist when a democracy is overtaken by authoritarian rule.

The Triple “I” Curse

The wealth gap is widening faster than ever thanks to Biden's three-pronged Triple “I” Curse: Inflation, Immigration, and an Inflated stock market.
Inflation: Since 2021, government spending has ballooned. National debt has climbed to $35 trillion, increasing $1 trillion every 100 days, causing incredible inflation and the dollar to lose 23% of its value. The wealthy can withstand inflation to a certain extent, but most households in the lower 80% cannot. Nearly two-thirds of households do not have enough savings to cover three months out.
In a weak attempt to control inflation, the Federal Reserve tried to raise interest rates. This just made purchasing a house prohibitive and forced regional banks to lose value on the Treasury notes they held.
Immigration: The current policy of open borders delivers cheaper labor for globalists and more votes for Democrats. Available jobs are going to foreign-born workers and not American citizens in what is called the 'displacement theory,' resulting in even lower wages and purchasing power for many Americans.
Inflated Stock Market: Despite inflation and higher interest rates, the Fed still prints cheap money to boost the stock market and benefit the rich. But job and GDP growth result from massive government spending as company productivity and consumer demand slide. Not only does government spending spur inflation, but increasing government regulation hampers supply, making fewer goods cost more. This combined effect of inflation and lower demand creates stagflation. So why is the stock market soaring? The Fed's policy of printing cheap dollars. (It might be argued that such market chicanery will eventually lead to a crash, destroying much of the elite’s wealth, but by then the damage will be done.)

The Wealth Gap Lets the Super-Rich Wokize America

Concentration of wealth in both people and industry harms society. For the super-rich it is not as much about money as power. Thus both corporations and the super-wealthy buy influence, especially in education, environmentalism, and politics, all three of which have damaged American society. Education has turned from transmitting knowledge to racist indoctrination. Environmentalism has become a weapon against industrial productivity and prosperity. And politics has become a uniparty of frivolous spenders.
Their contributions have led to the wokization of American culture, society, and institutions. Based largely on racism, wokism is a neo-Marxist narrative that all Western white society is structured to oppress all non-whites. Billionaires, corporations, and their foundations augment government funding of woke activities including Critical Race Theory, transgenderism, Diversity-Equity-Inclusion, drag queens, illegal immigration, climate change, reduction in law enforcement, and more.
Just 10 billionaires have pledged over $135 billion to focus on education, politics, and the environment. Three foundations mold the K-12 education system as they and others spend over $4 billion annually to engineer their Marxist vision of the future. Likewise charitable contributions to higher education exceeded $58 billion in 2023.
The average member of Congress receives 93% of his or her contributions from big, often out-of-state, donors, including dark money from unrevealed sources and PACs. Similarly, billionaire spending to members of Congress increased to over $1 billion in 2022 and will mount much further this year. Add this to the 12,000 Washington lobbyists who spent $4.3 billion in 2023 and understand why the recent $1.2 trillion omnibus bill included millions of dollars of woke earmarks.
Concentration has also hit charities. They used to have many small donors but now rely on a few super-rich who control the media and woke globalist narrative. Over two-fifths of their pledges gets rerouted to foundations they control and not actual charities. Thus billionaires “use philanthropy as a taxpayer-subsidized extension of their private power and influence,” making average U.S. taxpayers subsidize billionaire charity.

What Happens If It All Comes Apart?

Although the stock market is highly inflated, the super-rich must cling to it. Their other main sources of wealth are real estate and private-held businesses. While real-estate values rose slightly, privately held businesses declined, leaving stocks to generate their wealth for the past three years. Biden's latest brainstorm is to levy a 20% tax on unrealized stock market gains, forcing Americans to pay taxes on their annual gains on all assets, including stocks.
It's a distinct possibility that government spending and insurmountable national debt will ultimately collapse the dollar. National debt already affects credibility and purchasing power of the dollar. This emboldens the China-led BRICS countries to pursue a gold-backed currency to replace the dollar as the world's currency. If that happens, the dollar will hyper-inflate, causing a huge dollar crash and devastation to all Americans.
The cumulative effect of expanding the wealth gap through the Biden-globalist Triple “I” Curse is to make the United States a borderless part of a nationless world, which of course countries like China and Russia will never endorse. The curse is a recipe to create a permanent underclass, controlled by an authoritarian cartel of business and government, a key ingredient of the globalist new world order and made possible by an ever-widening wealth gap.
Ironically, by crippling the U.S. economy, the super-rich may capitulate to the China-Russia cabal while arranging their own demise – and taking us all with them.

Hey everyone. My partner and I are planning on moving and received a residential rental agreement in Wisconsin from a potential landlord, however, it is quite a bit different than the standard WI residential lease agreements that we have received in the past. A TurboTenant template was used and modified to generate the lease. We are looking for some quick advice on whether or not the following language / clauses should be of concern to us as tenants:
1) “Landlord shall have the right at all reasonable times during the term of this agreement to enter the Property for the purpose of inspecting and exhibiting the Property and all buildings and improvements thereon. In non-emergency situations, Landlord will make a good faith effort to notify Tenants at least 24 hours prior to entry by one of the following methods: telephone message, email message, or door hanger, and having made such good faith effort shall enter as necessary. In emergency situation, or of a repair is requested by the Tenants, Landlord is permitted to enter immediately without prior notice.”
2) “Tenants are required to notify the Landlord in writing of any anticipated absence from the Property in excess of 7 days and shall make arrangements for the Property to be routinely checked on during the absence. Such written notice must be provided no later than the first day of such absence. Landlord may enter the Property at any time for any reasonable purpose during Tenants’ absence.”
3) “Tenants are hereby notified that a negative credit report statement may be submitted to a credit reporting agency if Tenants fail to fulfill the terms if this Lease Agreement”
4) “The Tenants are entrusted with the care and maintenance of the rented Property during the term of the lease. Specifically, the Tenants are responsible for promptly addressing minor maintenance tasks and repairs that arise in the course of occupancy. These tasks may include, but are not limited to:
a. Routine cleaning and upkeep of the interior of the Property, including floors, walls, and fixtures.
b. Please be mindful that the kitchen is fitted with laminate flooring. To prevent any potential expansion, we kindly ask that you ensure the floor remains dry at all times. Promptly attending to any spills or moisture will help preserve the condition of the flooring material.
c. Regular replacement of light bulbs, and air filters, as needed.
d. Minor repairs to plumbing fixtures, such as fixing leaks or clearing clogs caused by normal usage.
e. The rental unit is equipped with a range, over-the-range microwave, dishwasher, refrigerator, washer, and dryer for the convenience of Tenants. It is the responsibility of Tenants to ensure the proper maintenance, care, and cleanliness of these appliances throughout the duration of the tenancy. Tenants are responsible in reporting any malfunctions to the Landlord in a timely manner.
f. Proper disposal of trash and recycling in accordance with local regulations.
g. The Tenants are responsible for upholding cleanliness standards around the Property, including ensuring that no items are left outside and discouraging loitering on the Property. It is expected that the Tenants take proactive measures to maintain the tidiness and appearance of the Property at all times.
h. Tenants are not permitted paint anything including but not limited to walls, ceiling, cabinets or any Property.
i. Tenants shall maintain proper humidity to not facilitate growth of mold or mildew.
j. Tenants are allowed to hang pictures, clocks, and other decorative items on the walls of the rental unit. However, it is important to note that all decorations must be removed and the walls restored to their original condition upon the termination of the Lease Agreement. This includes filling any holes or damages caused by hanging the items. Failure to return the walls to their original state may result in deductions from the security deposit or additional charges for repair and restoration.
k. The Tenants agree to maintain the lawn and landscaping of the Property in a neat and orderly condition throughout the term of the lease, which includes regular mowing, watering, weeding, and trimming of grass, shrubs, and trees. The Tenants are responsible for providing all necessary equipment and materials for lawn maintenance unless otherwise agreed upon in writing by the Landlord. If the Tenants are unable or unwilling to perform lawn maintenance, the Landlord reserves the right to arrange for professional lawn care services at the Tenant's expense. The Tenants shall promptly report any lawn care issues or concerns to the Landlord for resolution. Furthermore, the Tenants agree to ensure that the lawn and landscaping are maintained in accordance with local ordinances and regulations to prevent fines or penalties imposed by the city or relevant authorities.
l. Tenants take responsibility of snow maintenance during winter months and agrees to ensure the safe passage and usability of driveways on the Property. This includes promptly arranging for snow removal and salting or sanding of walkways and driveways following snowfall or icy conditions. The Tenants agree to assist in snow maintenance efforts by promptly reporting any snow or ice accumulation that poses a safety hazard to the Landlord for prompt resolution.
m. Tenants shall not keep on the Property any item of a dangerous, flammable, or explosive character that might unreasonably increase the danger of fire or explosion on the Property, or that might be considered hazardous or extra hazardous by any responsible insurance company.”
