Please let me know if my check list is complete or not, and also suggest good sources where applicable.

  1. Loan - Credit Unions and Banks - Assuming we may already have a pre-approval in hand.
  2. Escrow - I believe Lennar will be handling this, and we may not have an option to pick?
  3. Title Insurance (CLTA, ALTA) - any recommendations here?
  4. Appraisal - Is it required for new home? Will lennar take inspection findings seriously and take action? Any recommendations here?
  5. For Condos at least - the Sub-HOA covers for external demages, What type of insurance would I need in such a case, and any recommendation here?

Popped a P0135 code today, “sensor heater circuit bank 1 sensor 1”
Online sleuthing says could be as simple as O2 sensor or something else underlying. The sensors aren’t terribly expensive ($109 for genuine Toyota parts, $42 for Denso) and I could probably change it myself. If the check engine light comes back on after the new sensor, what comes next? I’d like to try to fix it myself first. Should I do all four while I’m at it?

Hi everyone, I apologize if this post is inappropriately placed. I need some help or advice on different avenues to explore for atleast SOMETHING to be done. So here’s the story. My father has dementia and he lives at home with my mom and I. He is “much more” with it then new people who meet him would guess. But he is not able to communicate at all anymore besides whistling like a parrot (which I find extremely endearing) to let us know that he feels content. Me and my mother both work almost full time so we hired a home care company and we were with them for two years until we felt discontented with the quality of care my father was receiving. And on the last day of this home care company providing care, the caregiver stole $xx,xxx amount of money. My parents were also going on a trip that evening so my mom didn’t notice the money missing until after she got back almost 2 weeks later. After reflecting for a bit, my mom did mention that the caregiver was acting very strange and guarded with her handbag and while she was waiting for her shift to be over, she was sitting in the basement in the dark by herself. Which my mom found very strange but she didn’t read too much into it at the time - which is fair since she was distracted preparing for a trip for her and my father.
Little background on the caregiver: in her mid-40s, moved to Canada about a year ago, has a 3 year old daughter back in her home country, her husband is about 20 years older then her (already living here for 5+ years). He works as a security guard.
Sooo when I found out, I was very upset and emotionally charged and I called her to confront her. Obviously she denied it. Then her husband calls my mom and was what I would describe as passive-aggressive. He was saying things like, “Well if you think my wife has stolen money then you can absolutely call the police. You have every right to report her to her employer”

Not how I expected a husband to speak when his wife is accused of theft. He is also VERY well aware, as his wife the caregiver was aware that we don’t have any cameras in the house. (Yes we should have had them. We don’t keep cash in the house ever, I believe my mom was too rushed to head back to the bank) and believe me, we are not wealthy people. My mother must have been saving for so long :(
So. We filed a police report, reported it to her employer. Cops said that they really can’t do anything about it because at this point, I would be a suspect to and they cannot prove without a reasonable doubt that she took it. They can’t even mandate her to take a lie detector test. The cops emailed us last week to let us know that she had refused the polygraph test. Her employer assured my mom that all staff they hire have clear criminal records and vulnerable sector check. But this bish has been in Canada for less then a year.
She is still employed with the same agency. Not sure if anything can be done. But can you guys believe this???? She can absolutely take advantage of another vulnerable senior. Also I am a registered nurse so this kills me at another level.

Hey all,
I know a lot of requests here are for rent or extreme illnesses and needs, so I totally get it if mine goes unnoticed, but here's my story.
I'm an exhausted teacher. I work with kiddos with severe behavior disorders and they can be very emotionally draining.
So...got an email today that my paycheck would be in tomorrow (we already knew there was a 1 day delay)....no biggie...the bank account is empty, but I have stuff for spaghetti in the fridge...
Came home tired and ready to cook dinner...sausage is expired...no problem...meatless is fine....drop noodles on the floor.
At this point I'd love to just be able to pick up a couple pizzas for my family and call it a night.
If anyone could help with $25 I'd be forever grateful and could even pay back tomorrow.
I can send proof of anything needed. Proof of check being deposited tomorrow, proof of note from student making threats to me, therefore making my day longer than necessary...proof of pizza purchase if funded.

Too often, I see people ask questions on this sub that should only ever be answered by saying “we don’t know, we don’t work at your bank, you should call your bank.”
If you’re a teller in a Minnesota credit union, you probably can’t answer the question of “will my bank reverse this overdraft fee” when the person that asked the question lives in Florida. You don’t know if a credit union in Vermont will cash a $2,000 payroll check. You can’t tell if a bank in Raleigh will put a stop payment on an official check that their customer lost.
I’ve seen people on this sub get into arguments with each other over whether a bank would do something, and they were both probably right when it came to their respective financial institutions, but they think that their financial institution’s way of doing something is the only way.
Even regulations apply to financial institutions differently. The FDIC has different rules than the NCUA. The FDIC and NCUA apply different rules to different financial institutions based on their size, number of customers/members, etc…. (This obviously doesn’t apply to all regulations, as some of them apply to all FI’s)
So my general advice for people that come to this sub for questions: call your financial institution before asking us questions.
My general advice for employees of banks and credit unions: please understand that the rules at your financial institution are not the same at every financial institution.

Career progression
So I accepted a job offer at a larger Euro banks NYC office. My title is Risk and Control Unit Associate. This was my first job out of undergrad. It’s a temp to permanent employment (that’s how they hire everyone). I have been here for about 7 months and the conversation is starting about employing me full-time W2 in my current position between my groups MD and HR. Current I make $45/hr + OT (I don’t get much OT). So just under 95k/ year. I don’t get a 401k match, the benefits are pretty ass, the health insurance is expensive (I bought my own plan elsewhere)…. When I sit down with HR about making me a W2 employee what should I expect? Will they cut my base pay and justify it as “now you get a 401k match, transit checks, bonus potential, gym pass, etc.? Any tips for negotiating when this comes to the table? I was told to use my PTO days by the end of the month so I don’t lose them because it seems they’re set on bringing me aboard full-time around the end of this month. Any advice would be appreciated, I’ve also reached out to my network about applying elsewhere. I’m not sure what to expect and how it will impact me. I’m comfortable with my base pay now. I know it could be higher but what I’m taking home now is comfortable esp for my first job.

Bran- Again, we need a card for the deposit.

Bran- I apologize, unfortunately you won't be able to check in then.
Him- What if I go to bank? Will they give me card?
Bran- It's 7pm so I don't think a bank will be open but [other economy hotel] doesn't require a card. You could try there.
Him- Is this Shmarriot?
Bran- No?
Him- Exactly! This is Sunrise Inn! Every Sunrise Inn takes cash deposits.
Bran- We do not take cash deposits here. It's a franchise, and those sorts of policies are-
Him- Why no cash?
I contemplated properly explaining, but opted not to because I was pretty sure he didn't care and just wanted to keep arguing at this point.
Bran- The owner doesn't want to.
At this point a couple dudes in construction blaze yellow came in behind him and he seemed to give up. He turned to talk to them. Fortunately his level of Spanish is on par with mine so I knew he was bitching to them about the card requirement. They seemed confused and didn't really engage with him. He watched them come up to the desk and one of them held up their phone with google translate, saying that they were picking up keys their boss had left for them. I gave them the keys and the other guy mumbled and stormed off.
I do not understand the impulse to keep arguing when you've been told you won't be able to check in.

I saw a few of these that were helpful so I thought I'd do one
My application was mailed out on the 13th of April from Florida and arrived in Gatineau on the 22nd of April (5 business days).
I was able to check the status of my passport starting on May 2nd (8 business days), at which point it said "we are now processing your application"
Today, May 14th, my passport arrived in the mail ( 8 business days). For a total of 16 business days, including shipping on their end.
Today was the first day my passport status changed from processing to printed and shipped. I checked on my lunch break and it still said processing then an hour later FedEx attempted delivery to my house. I checked out of curiosity after I had my passport in hand. I never received any communications from the passport office and had to request my application number myself.
Overall a simple process. I sent my expired passport just as a precaution and they sent it back with my new one although I didn't check the return box. I did get the new design. I used Staples as my photo location and my regular bank card for the payment. It came to about 190 US dollars.

Not Disney though, Disney is Eternal." I gesture for the screen to pause like they showed me.
This is the third woman named some variety of Tiffany I'm watching the package on. Tiphany, and Tiffeneigh were before this. It seems like praising Disney corporation was the secret to getting through the AI hiring algorithm, also being phonetically named Tiffany or something really close to it.
The Disney Corp executive producer that Captain Tanner introduced to me to is an android. I always assumed they'd be more... human looking, but apparently there are laws against that sort of thing now. Galactic government, glad to hear it has enough power to enforce things even on Disney corp. This thing looks like a T-800 terminator, but it has a cheery voice that sounds vaguely British to me in a way I can't quite pin down. It seems to have sensed my discomfort at this task.
"It is important that you personally approve of each potential mate. We wish for this process to be enjoyable and more importantly, profitable for everyone involved. Focus groups have told us that Phonetic Tiffany named women will likely help most with that secondary objective. Surely a man of your time wouldn't have issue with such a name."
I had to laugh, "That name's far older than my time. But okay, so it'll make us the most money to have her be named Tiffany somehow. Fine, I'm fine with that." I am, right? Fine enough. Whatever gets me out of this time and into a better future seems worth it.
I finished watching Tiffany's Video, and watch Typhuny next. Then Tiophughny. Then Taoifenieh. Then I lost it. They were all so the same. Slight variations in hair color and skin tone or eye color, but these women were all essentially clones of each other.
"THATS IT! I can't take another one of these." It was too weird. "I thought the Captain said there were Aliens out there, Is that part at least a little star trek like? Aren't there alien women that want to romance rich famous humans?"
The Producertron-800 made a noise like an ancient modem connecting to the internet for a moment. I must have had a look on my face, because it said, "Do not be alarmed, I am only contacting Disney corp headquarters on my internal high speed quantum Modem."
"Not alarmed, surprised." I guess it's the same thing, really. "You just, sounded like an old modem for a moment. So what does headquarters say, can I try to romance an alien woman too?"
"This will be even more profitable than if you try with human women." replied the Disney Rep.
Captain Tanner went over the contract, and set out some objectives to get a few changes made. I trusted him and approved him to be my representative in those negotiations with Disney. I had apparently made him and his ancestors rich, and myself as well. He didn't have any reason to treat me poorly. In fact it was in his own selfish interest to treat me well, and if there anything I knew I could count on from the people of this time, was that most of them would selfishly act in their own interest.
The Doctor had been taking me to meals. He was a rare weirdo in this time, charitable, kind, expected nothing in return. Probably helped that he was also the beneficiary of some ancient bank accounts and compound interest.
After a week of hanging out on the HSS Davis-Catcher, yes, a ship made specifically to catch me and the Zipdrive, I was sent to the set for the space bachelor. It was another ship in space. We took a shuttle.
The captain had done a good job in his negotiations, only humanoid aliens and a couple of human women. There was a cat-folk person. A Felidian, as I learned they are called. I wasn't a huge anime guy before becoming an astronaut, but I calls them like I see's them. That's a catgirl. Her name is Tiffnyany.
I felt bad for not being attracted to one of the other aliens. Terraphiny was a really sweet Turtle-person, a Cyptrondian Testudian. She could pull her head inside her shell, and watching her get comfortable enough to put it out and talk was kind of super adorable. They're a pretty literal people, and don't use euphemisms often or well. I liked her as a person, she was fun to hang out with sure but... I couldn't do it when she ask me if I wanted "To get up inside her cloaca" one night in the hot tub. Surprisingly huge turn off. I apologized profusely for my ancient old-timey racism. She told me it was fine, I was a product of a different time... but man that only made it cut deeper. I felt like such an asshole. But we were contractually obligated to 'engage in newly wed activities' during the next two hundred years, or what would be our wedding night, I just couldn't with Turtle girl.
In the end, I gave the diamondillium rose to Tiffnyany. She was also lots of fun to spend time with. Unlike the reality shows of my time, the producers did not have to interfere for there to be juicy drama. One of the other women on the show, the first to go, was a dog-person. She and the catgirl got into a fight, and it was determined that she started it, and she was kicked off. Later, the catgirl almost killed what I am going to generously call a bird with lips that had been taunting her for days. They let me decide who would stay, and bird lady had to go.
Six weeks had flown by, and somehow I had ended up with what I would have derisively called a catgirl waifu two months ago from my perspective. The wedding was a whole giant spectacle, of Disney proportions. I hear over ten billion sapient beings tuned in live.
In the eight weeks since I had arrived in this time time they had gone far beyond a 'retrofit' for my Zipdrive ship. Nyany, as I learned she preferred to be called but I couldn't legally call her on the show, and I boarded the ship. Captain Tanner was there, so was the doc. Captain tanner went over all the new systems with me and Nyany. Part of why I chose her was that she was a warp field engineer, and absolutely brilliant. One of the human women was a quantum computer programmer, but If we ended up in a future that sucked, I'd want an engineer more than a programmer.
Nyany was far more comfortable at the ship's controls than I was, though contractually I had to be the one to pilot us to the starting position when we launched from space dock. I also had to be the one to push the big shiny red button to activate the updated and upgraded Zipdrive. It was now the RarDrive. Apparently this version worked on the same principles but didn't leak high levels of exotic radiation in it's wake. Probably worth the upgrade.
What felt like an eternity in a fever dream was coming to an end, I was aboard a ship again that would take me from this time. The doctor gave us both a couple of injections before we launched. "That'll probably work. You two oughta be able to have kids now. Gene therapy tech is really the best."
I hadn't even considered that as a possibility. "Shit doc, why did you give us that?"
"It's in your contract," Captain Tanner said. "Subsection 3 of this part here, 'Newly-wed activities must include the threat of potential pregnancy', for maximum profit extraction purposes, of course. We got three points for me and my firm and seven for you and Misses Davis.
"I didn't take his name." Nyany said, "In our culture men take the women's name. We decided to both keep our own. I am still Tiffnyany Pantigris."
"Systems check complete, and the contract is ready for each of your thumbprints, then we'll get out of your hair and let you get on with the honeymoon." The captain had a smile on his face, a business deal that's beneficial to all is a rare thing, and he's enjoying it while he can.
"Probably best to try to forget about us out there watching your every move." The doctor said as he packed up his kit and made his way to the docking port to take the shuttle back.
We moved into position, all the press ships and camera flashes a guy could want greeted us. With Nyany sitting behind me quietly whispering guidance to me I pulled us into position and waited for the countdown from Captain Tanner on his ship.
Finally it got down to "Three, Two, One. Godspeed, Captain Davis!"
The drive exploded us through the rainbow, painfully bright. I had had the foresight to warn my bride that it would hurt to witness, but be beautiful all the same. When it was done we were given the soft shimmery golden light that I experienced outside the ship the first time.
I'm sure you want the gritty kitty details of our nuptial situation, but you gotta pay extra for that. What I will tell you though is that we fulfilled out contractual obligations. Also, a satisfied catgirl will purr as she lays on your chest afterward. I dunno if I made trillions during that time, but I sure felt like a trillion bucks.
The honeymoon day that took two hundred years was over all too soon.
The same long dead woman's voice chimed onto the speakers.

We slammed through the rainbow again, only in reverse order of yesterday's launch two hundred years ago.

I looked at Nyany, and she looked at me. "Hit the red button again?" she asked. There was fear evident in her voice, and as I reached out to hit the big red button and launch us off for another day.

Long story My sweet dog of only 9 years, died of cancer suddenly. It absolutely broke me and my families heart. She was like an emotional support animal and I'd never felt grief like it (even when family members had died) this ruined me. They were a odd couple but had a pretty convincing story, that they'd rescued this poor creature from a puppy farm and unfortunately, it didn't get on with their current animal. Hey guys! I need to come up with $750 in 15 days or less, so I am brainstorming options to do it. I will have substaintal money rolling in from an internship after those 15 days, but until then, I am sort of broke. Please read my story and see if you have any ideas.
Some credit background: I am a 21 Y/O engineering student from the US trying to get a credit card by the end of the month (~15 days). My credit score is 763 on TransUnion, 761 on Equifax (according to Credit Karama) and 791 FICO Score (according to my KeyBank portal). I walked into my local branch of Keybank and asked for a credit card. We did the application right there and they seemed enthusiatic about it. Of course, I get an email saying I was not approved. I called them back and they said some reasoning about co-owning my current credit card with my dad. They said they wanted more of a credit history.
So I asked them the age-old question "How do I build my own credit history if I can't get a credit card from my own bank?". They told me to look elsewhere.
So I'm hoping you guys can help with some advise and/or tips on where I can go from here or set some expectations for me. Here is my banking history, all with KeyBank:
I need to pay a lawyer for a traffic ticket and had some christmas/bday money saved up over the years so I paid them half of the $1,500 and need to pay them the rest by the end of the month. They said they don't do any kind of payment plans. I can't tell my parents or ask for money from my friends, so I gotta do it myself. I start a good engineering internship next week, but my first check won't come in time to pay the laywer.
I figured a good short term solution could be my own credit card, where I can take advantage of the intro 0% APR rates where I can use my internship money to pay off the lawyer charge almost immediately. Then I could use the card regularly to build a bit of credit history. Unfonunetly, my own bank denying me a card threw me off and now I'm scrambling.
I have a great credit score, but I wanted to know if I should even bother applying for other cards if my own bank wouldn't give me one.
My main questions or concerns:
I am currently looking at the American Express Blue Cash Everyday Card, and some other similar ones. Hoping to hear some ideas/advice in the comments. If you think I'm hopeless, you can let me know but please be nice about it, I'm just doing my best.

And since nawala yung physical copy ng ATM ko kumuha nalang ako ng bago which is Union Bank Quick Card na affiliated ng SSS para ma approve agad for reimbursement. I register it as reimbursement at yun na approve nga even my salary loan. Kaso dito na nag ka problema yung bank account number na inenter ko is incorrect pala at nalaman ko lang nung inadd ko yung card sa online banking using the ATM number (bakit na approved sya as reinbursement kahit invalid card due to incorrect bank account number) Yung pang apat pala na number is "8" not "3" my gahd Ngayon tinanggal ko na sya as reinbursement to add it again using the correct information. Kaso ayaw I acknowledge ni SSS. Kasi kahit anong gawin kong picture sa ATM yung number "8" is mukang number "3" Should i blame SSS coz they approved it, kahit in correct bank account number? Should i blame Union Bank kasi my error yung card na binigay nila? Should i blame myself? The check said "pending" for a day, then the funds were made " available". So I could invest with these funds, or open Fidelity crypto, but not send to my bank. So I linked my checking account via routing and account numbers, and the next day verified ownership of the account via "test deposits". Still funds not available to withdraw. So I opened Fidelity crypto to see if I could buy bitcoin and transfer to my wallet, but no dice. So now today is the 3rd day and I still can't withdraw anything. I'm not trying to empty the account.
