Agent here representing buyer, just opened escrow. The property is a fixer, nothing luxurious, under 2000sqft. Seller is a real stickler and sort of a pain at this point. The house is unoccupied/vacant, seller has already moved out of state and is requiring the listing agent be present during all buyer viewings and/or inspections. And has an activated security system with a code that the listing agent has to come deactivate. It's making it very difficult to schedule and complete property inspections within our 7 day inspection contingency period. Is this contractually allowed?
The CA RPA says:
14B(5) Access to Property: Buyer shall have access to the Property to conduct inspections and investigations for 17 (or ___) Days After Acceptance, whether or not any part of the Buyer's Investigation Contingency has been waived or removed.

TL/DR: Husband won't give wife access to money she believes is shared funds.
Probably not the best place to ask for marital advice, but ... here we go. My husband and I married in 2020 during the pandemic. I sold my house and moved in with him for a few months. During that time, I renovated his kitchen, partially renovated his bathrooms, repainted his trim, and redecorated (on my dime and my sweat), before we we listed it and bought our current home. I did well on my house ($250k in profit) and he did well on his condo ($170k in profit). Home buying was insane during the pandemic. We were competing with all cash offers and got out bid by $50k several times. My realtor suggested that we do whatever we could to make our offer more attractive, so I offered to use all of the money from the sale of my house for the deposit, so that the deal wasn't contingent on the sale of my husband's condo (likely a BIG MISTAKE on my end). It worked though and we bought our first house together. When my husband sold his condo in 2021 he deposited the money into his saving account. In my mind, the profit he made from the sale of his condo is OUR money, not just his money. The differences between what he contributed to our lives is not the same as what I contributed to our lives, but that is just life. Here is the issue. He refuses to put "our" money into our joint savings account OR let me use the money to fix-up the house.
It is a little more nuanced than that, so let me explain. The house we bought was not our dream home, it needed a lot of work, but it has climbed in value over past four years (nearly 400K), so I still consider it a great investment. He doesn't love the home, but says he never wants to move again. We fixed the inside problems (e.g., cracks in the walls, poor patching, uneven floors) two years ago in a major remodel. The budget was $70k and we ended-up going over nearly $15k due to an unexpected issue in the guest bath that we did not originally plan to touch. I paid the overage because my husband became so stressed out about money. I also paid to have our fireplace remodeled because he said it was just cosmetic (which is true) and didn't need to be remodeled, but the fireplace is the focal point of the living room and I really wanted the tacky high gloss tile removed, so I paid for it to be done (with his approval of course). There were still projects that needed to be done outside, but he was clearly overwhelmed with all the changes and spending of money, so we took a break from renovations.
Last year we had to do IVF and had beautiful son. It was expensive and was mostly paid for by "our" money ($34k). I paid for the injections and aftercare myself. Our son started to crawl and loves to spend time outside, so I turned my eyes to making the outside safe and secure. There are three issues that needs to be addressed outside. First, there is uneven cement (2"difference) that were poorly patched. It is a tripping hazard for both kids and our elderly parents. Second, we don't have a fence separating the front from the back yard, people can just walk right in an take whatever they want, and if our son gets out he could wander into the street (and also I just want privacy, the Amazon delivery guy got a real show a few weeks ago). Third, part of the yard floods when it rains, covering the cement within 4-5 feet of our house, so I wanted to put in drains before it gets worse and we have flood damage on the newly renovated inside. Total cost is about $15k. Husband was totally on board, we picked all the finishes and went with what he wanted, until I asked him whether we could use "our" funds to pay for it. He threw an absolute fit.
A fight ensued about spending and saving. He won't tell me how much he wants to set aside for our "rainy day" fund. My suggestion that it be 6 months of expenses was not enough for him to feel comfortable, but he won't tell me how much more he wants in the fund (and he wont give me access to it). I suggested that each of us contribute a % monthly, but he couldn't give me a number he was comfortable with. He thinks I spend too much and he is probably right, I could reign it in, but I'm not going into debt to pay for the renovations and IVF, it is money I saved after we bought our house, from my side hustle (I have an Etsy store) and working overtime (i.e., teaching extra classes over summer and running new student orientation). It's not like I'm spending money on Starbucks or clothes or dinners out. I am literally buying cement and fencing that will last 25+ years.
He also said he wants to reserve $40k to buy a new car for himself, which bothers me a little because he doesn't need a car that fancy and I paid for my own car. He just doesn't want a monthly payment. Note, this is not something he could have done before we got married because that money was tied up in his condo, so he only has the opportunity to buy a car without a loan because I used my money as a down payment on our house.
This opened-up an entire conversation about why he won't tell me the exact amount he has left and he won't put the "rainy day" funds in our shared savings account, so that I have access (and can benefit from the perks of having a large amount in savings). I explained that given my personal history (my dad blew through their retirement savings TWICE during their 36 year marriage, she asked for a divorce when it was clear it was happening a third time), the entire situation made me really uncomfortable and angry quite frankly. From my perspective he either doesn't trust me OR there is less money in the account than he is telling me and he doesn't want me to get mad or ask questions. It's probably not the latter because he is very frugal, but without access I just don't know.
I think it is suspicious. I think he is being selfish. Am I wrong here? Is it not "our" money? The lack of access is a real problem for me. It has definitely changed the way I see him and our marriage. My thoughts have been going to some really dark places this week about the viability of our marriage.

• [UPDATE] Ayala Land sells ₱3.2-B worth of AREIT in block sale... Ayala Land [ALI 29.00 ▼2.4%; 121% avgVol] [link] disclosed that it sold 98 million common shares of AREIT [AREIT 33.00 ▼3.4%; 848% avgVol] in a private placement block sale at a price of ₱32.45/share. ALI said that the transaction was two-times oversubscribed at the clearing price, which was 5% under AREIT’s closing price from the previous day.   • MB: While I didn’t know exactly when this second block sale would happen, I did know that it was going to happen and I speculated back in January that it would probably come as a surprise and at a discounted price to AREIT’s market price at the time. At the end of the day, the first sale was at a 7.2% discount whereas this one was only at 5.0%, and the public float is now prepped to handle the SEC’s eventual approval of the transaction (whenever that happens) without plunging AREIT’s shareholders into chaos and confusion like what happened to *SP New Energy** [SPNEC 1.05 ▼0.9%; 85% avgVol] when the SEC approved its share swap and caught Leandro Leviste’s management team flat-footed.*
• [NEWS] Figaro confirms ₱1-B FY24 capex and “double-digit growth” target... Figaro [FCG 0.75 ▲1.4%; 95% avgVol] [link] confirmed statements made by its Chairman, Justin Liu, in an interview with Manila Bulletin. In that interview, Mr. Liu said that FCG’s FY24 capex target is ₱1 billion, that they’re looking to open 70 to 80 new stores this year, and that he expects this expansion effort to push earnings to grow “double-digits” this year. FCG confirmed all those statements. FCG’s indicated that it would expand from 150 stores at the end of 2022 to 300 stores by the end of 2029.
  
  • MB: According to its Q1/24 press release, FCG ended 2023 with 203 stores after adding 68 stores that year. If FCG were to put up another “70 to 80” stores this year, that would leave it with 273 to 283 total stores by the end of 2024, and give FCG plenty of time (5 years!) to complete the remaining 127 to 117 stores. Usually in the quick service restaurant world, periods of intense growth don’t correspond with periods of great profitability, so the “double digit” earnings growth target is what stands out to me the most. FCG net income was up 7.2% y/y last quarter, and that’s actually considerable given the previous year’s expansion and the current expansion, but that’s not double-digit growth. One thing that confuses me, though, is that in its Q1/23 quarterly report from a year earlier, FCG said that it ended 2022 with 150 stores. If it had 150 stores at the end of 2022 and then added 68 stores in 2023, shouldn’t it have 218 stores by now, not 203? I know, I know: 15 stores isn’t that big of a deal. Maybe it’s just a miscommunication between marketing and operations. Maybe there was a little bit of internal pressure to count 15 nearly-completed stores as completed stores in order to hit that IPO prospectus goal of 150 total stores by the end of 2022, and then they double-counted those 15 stores as part of the 2023 completes? I don’t know. I’m just going by the info they tell me. Any readers have any insight?
• [UPDATE] Alliance Global injects ₱2.6-B into Megaworld... Megaworld [MEG 1.89 ▼0.5%; 156% avgVol] [link] clarified the recent subscription of its parent company, Alliance Global [AGI 9.30 ▼2.8%; 185% avgVol], to 1.375 billion common shares at ₱1.90/share to say that it is part of a plan to increase MEG’s outstanding authorized capital stock by ₱5.5 billion (from ₱40.2 billion to ₱45.7 billion). MEG explained that it “intends to submit its application for increase in authorized capital stock... by around June 2024”, and will list the shares issued to AGI once the full payment of the subscription price is received. MEG said that the purpose of the sale and the larger transaction is for “supporting growth and future business expansions of [MEG] in line with [MEG’s] strategies and directions.”
  
  • MB: Once approved, this will give MEG’s management team 4.125 billion common shares that it can sell to fund its ambitious capex for FY24 and beyond. If MEG sold the remainder at the same ₱1.90/share price, that would bring in an additional ₱7.8 billion. If I were a shareholder, I’d be less concerned by the details of the transaction as I would be about the meaningless word salad of the rationale behind it. I know many MEG shareholders who are frustrated with the stock’s laggard price performance. MEG just recently touched a 12-year low, and is trading at prices that the stock has not seen since early 2012. It’s down 4% year-to-date, down 8.7% over the past 12 months, down 34% over the past 3 years, and down 69% (not nice) from its all-time high that it set back in July 2019. What’s the plan? So far it seems all I hear is “townships townships townships” but that “strategy and direction” hasn’t been profitable for shareholders for almost 5 years now.

INTRO

Today you're going to set-up another user on your system. You're going to imagine that this is a help-desk person that you trust to do just a few simple tasks:

• check that the system is running
• check disk space with: df -h

...but you also want them to be able to reboot the system, because you believe that "turning it off and on again" resolves most problems :-)
You'll be covering a several new areas, so have fun!

YOUR TASKS TODAY

• Create a new user
• Create a new group
• Create a new user and add to an existing group
• Make a new user a sudoer

ADDING A NEW USER

Choose a name for your new user - we'll use "helen" in the examples, so to add this new user:
sudo adduser helen
(Names are case-sensitive in Linux, so "Helen" would be a completely different user)
The "adduser" command works very slightly differently in each distro - if it didn't ask you for a password for your new user, then set it manually now by:
sudo passwd helen
You will now have a new entry in the simple text database of users: /etc/passwd (check it out with: less), and a group of the same name in the file: /etc/group. A hash of the password for the user is in: /etc/shadow (you can read this too if you use "sudo" - check the permissions to see how they're set. For obvious reasons it's not readable to just everyone).
If you're used to other operating systems it may be hard to believe, but these simple text files are the whole Linux user database and you could even create your users and groups by directly editing these files - although this isn’t normally recommended.
Additionally, adduser will have created a home directory, /home/helen for example, with the correct permissions.
ATTENTION! useradd is not the same as adduser. They both create a new user, but they interact very differently. Check the link in the EXTENSION section to see those differences.

ADDING A NEW GROUP

Let's say we want to all of the developers in my organization to have their own group, so they can have access to the same things.
sudo groupadd developers
On most modern Linux systems there is a group created for each user, so user "ubuntu" is a member of the group "ubuntu". But if you want, you can create a new user directly into an existing group, using the ingroup flag. So a new user fred would be created like this:
sudo adduser --ingroup developers fred

ADDING AN USER TO GROUPS

Users can also be part of more than one group, and groups can be added as required.
To see what groups you're a member of, simply type: groups
On an Ubuntu system the first user created (in your case ubuntu), should be a member of the groups: ubuntu, sudo and admin - and if you list the /valog folder you'll see your membership of the sudo group is why you can use less to read and view the contents of /valog/auth.log
The "root" user can add a user to an existing group with the command:
usermod -a -G group user
so your ubuntu user can do the same simply by prefixing the command with sudo.
Because the new user helen is not the first user created in the system, they don't have the power to run sudo - which your user has by being a member of the group sudo.
So, to check which groups helen is a member of, you can "become helen" by switching users like this:
sudo su helen
Then:
groups
If you try to do stuff only a sudo user can do, i.e. read the contents of /valog/auth.log, even using the prefix sudo won't work. Helen is not a sudo and has no permissions to perform this action.
Now type "exit" to return to your normal user, and you can add helen to this group with:
sudo usermod -a -G sudo helen
Instead of switching users again, simply run the groups helen to check. Try that with fred too and check how everything works.
See if any of your new users can sudo reboot.

CLEVER SUDO TRICKS

Your new user is just an ordinary user and so can't use sudo to run commands with elevated privileges - until we set them up. We could simply add them to a group that's pre-defined to be able to use sudo to do anything as root (like we did with helen) - but we don't want to give fred quite that same amount of power.
Use ls -l to look at the permissions for the file: /etc/sudoers This is where the magic is defined, and you'll see that it's tightly controlled, but you should be able to view it with: sudo less /etc/sudoers You want to add a new entry in there for your new user, and for this you need to run a special utility: visudo
To run this, you can temporarily "become root" by running:
sudo -i
Notice that your prompt has changed to a #
Now simply run visudo to begin editing /etc/sudoers - typically this will use nano.
All lines in /etc/sudoers beginning with "#" are optional comments. You'll want to add some lines like this:

# Allow user "fred" to run "sudo reboot" # ...and don't prompt for a password # fred ALL = NOPASSWD:/sbin/reboot 

You can add these line in wherever seems reasonable. The visudo command will automatically check your syntax, and won't allow you to save if there are mistakes - because a corrupt sudoers file could lock you out of your server!
Type exit to remove your magic hat and become your normal user again - and notice that your prompt reverts to: $

TESTING

Test by logging in as your test user and typing: sudo reboot Note that you can "become" helen by:
sudo su helen
If your ssh config allows login only with public keys, you'll need to setup /home/helen/.ssh/authorized_keys - including getting the owner and permissions correct. A little challenge of your understanding of this area!

the last time i played the game was probably about a year ago. i fell away from it, partly cause of some of the problems/bugs, and partly because i just moved on. i read some of the patch notes, but the lists were VERY long and most of them didn't seem to have major updates... have their been any new significant content additions?
The biggest problem i remember having was the outpost resupply/transportation of resources was entirely bugged and did not work in the slightest. has this been fixed?
also have they done anything in shipbuilder? it was definitely my favorite part of the game, until i spent so much time there that i came to be bored.
any optimization? in the past hour it feels smoother at least a little.
anyways yeah what are the noteworthy changes lately?

A very attractive older couple (60yo+) reached out to me and we've corresponded for about a month. They're retired and have an RV they drive around the states. I (35yo) am currently living in Los Angeles, and their last trip is to an RV park near Yuma, AZ (which is about a 4-5 hr drive or $200 air ticket) before heading back home east. They seem like an amazing couple and the things they want to do with me sexually would be a dream come true and really high up on my bucket list. However, I feel uneasy about going to the middle of nowhere (especially a place I'm unfamiliar with) and being so vulnerable with a couple of strangers. I have autism and a part of me hates that I'm not adventurous enough, but I just am so paranoid of anything that could go wrong. As I'm growing older, I feel like I have less and less opportunities to do these things and I should go for it. It will still be a couple months until they reach their destination, so there's still time to decide I guess.

I've been thinking about making a ramen topping mix for myself lately. I wanted to add dried shrimp, dried mushroom pieces, dried corn, dried egg pieces, dried cabbage, dried green onions, and possibly dried fish cakes to a container and essentially scoop it into my cup ramen before cooking for extra toppings. I've found sources for most of these things but I don't know where to find the egg pieces/how they're made. I can find a lot of powdered egg mixes but it seems that they are a fine powder, not anything like the little pieces I see in the Nissan cup noodles or ramen bae bags. They're honestly one of my favorite parts of an instant ramen when they're included and would love more of them.
I've tried the ramen bae mix but I am a bit picky, if they were to add a custom mix option I'd definitely jump on it. I've tried looking for premade mixes but only came up with 3 options, none of which I really vibe with or have access to easily (the ramen bae, soban gourmet from Costco, and a singular Japanese(I think) brand on Amazon). If there are any other places I'm not looking or brands I haven't listed please let me know!

Yo guys. New to PC building but have done very thorough research over the past few months and feel very confident in my new knowledge. Have put together a few builds on PartPicker for fun. I have one I'd really like to build that I'll leave at the bottom for fun* but cannot justify to spending the money on. I'm here to talk about my REBUILD. Long story short my friend gave me his old pc and all I had to buy for it was a GPU and storage. I went with the 3060 for when the rebuild day came but I will probably go to a 40 series when the holiday sales hit and probably recase to a Lian Li O11 Dynamic EVO RGB. I'm going to leave the link for the Rebuild at the bottom. "Purchased" parts are parts I have from the current build I plan on reusing and parts with a price are obviously what I plan on buying. I KNOW I can save more money, but these are parts I have researched through videos & reviews and would like to keep building with towards a higher build down the road.
WHAT I NEED TO KNOW
On the list are the expensive Lian Li RGB INF fans that I would like to have at the end of the build but would like to save the dollar at the moment. I would like to know if what I am currently running, 2 Phantek fans (unsure of mm) & a NZXT Kraken X53 240mm w/2 fans on the rad, will be sufficient to cool the AMD 7 7800X3D and my current MSI RTX 3060 Ventus 3X 12G OC GeForce RTX 3060 12GB???????????
The cooling aspect is needed to know because it is where my knowledge is NOT the strongest. Please let me know what you guys think. I'm willing to buy some plain efficient fans to get me by until I make the move for the new case. Mostly curious to as if that AIO is going to take care of the CPU. Here is the link....

Introduction:
Welcome to the real world Rekordbox 6/7 speed comparison test on macOS 2024.
When I began these tests, my initial goal was to quickly compare the speed difference between Rekordbox 6 and Rekordbox 7 on an Apple ARM computer for tasks that are notoriously slow, such as opening, exporting to USB, and analysis. I used my personal, extensive track collection for these tests. Due to unexpected results, I expanded the test to include several other macOS computers. As a reference, I decided to include Algoriddim djay Pro 5, the most optimized DJ software for macOS, and Serato, the second most popular DJ software on macOS.
Mandatory Rekordbox 7 analysis when exporting to USB
When I initiated the tests, the measured export times from Rekordbox 7 to USB were unreasonably long. Similar reports poured in from users of my applications in various settings. Identifying the cause of this sluggishness swiftly became my top priority. It turned out that Rekordbox 7's export process necessitated the analysis of tracks by RB7, even if those tracks were already fully analyzed in Rekordbox 6.8.5. When an artist updates from Rekordbox 6 to Rekordbox 7, RB7 silently analyzes the tracks before exporting, leading to excessively prolonged export times. Fortunately, RB7 analysis is a one-time requirement per track and can be manually initiated at times that its more convenient then minutes before a gig. i9 = Intel MacPro - i9 9900K u/3.6Ghz 8 cores - GPU AMD RX 580 8 Gb - RAM 16Gb - macOS Monterey 12.7.5
MBP = MacBookPro 14" (2021) - M1 8 cores (2 efficiency 6 performance) - GPU 14 cores - RAM 16Gb - macOS Monterey 12.7.1 because the similarity in times for Rekordbox 7.0 on the M1 and MBP, the Rekordbox 6.8.5 tests were skipped on the MBP.
Note: for the tasks that were tested, none of the DJ softwares utilizes the GPU
Test conditions
I aimed to standardize all test conditions as much as possible, including:

• Data for collection was stored on the internal drive, the audio files were stored on external storage.
• Each test used the exact same external drives, connected to the computer over USB-C, using the same cables.
• All collection data was identical across all systems, synchronized using Carbon Copy Cloner before the test.
• All computers were freshly rebooted prior to the test, with the "open windows from previous session" option disabled.
• No other applications were open besides an on-screen stopwatch.
• Wi-Fi was disabled, and network cables were disconnected.
• No screen capture applications were used; all video recording was done externally to avoid occupying system resources from the test.
• Between the various exports in a single test run, the export drive was not formatted (so each of the 3 exports added to the previous). Only after a full export run (sync1, sync2 and sync3) on a given computer, the drive was reformatted.
• The partitioning scheme used in both FAT32 and HFS (=macOS Extended journaled) was Master Boot Record.
• Analysis in Rekordbox was only performed for "Phrase" to maintain the converted Mixed in Key/Traktor values. Analysis requires at least one option to be checked, all other options (BPM/Grid, key etc) were disabled.
• In Serato DJ Pro analysis for BPM and Key were disabled
• In Rekordbox, the Sync Manager was enabled to synchronize all playlists from iTunes, ensuring the sync was up-to-date with no changes made to the iTunes collection during the test.
• All test playlists originate from iTunes and were accessed through the iTunes section of the DJ software.
• All (116.747) tracks from iTunes had been pre-analyzed in: Rekordbox 6, Serato, and djay Pro 5. In other words, the DJ software had a real and big collection of tracks. Since djay Pro 5 does not re-analyze already analyzed audio files, all djay analysis data was deleted from the system before running the analysis tests.
• Because iTunes sync can not be disabled in djay Pro, the values used for startup without iTunes are the same values from the test run with iTunes sync enabled.

Fault tolerance:
During computer speed testing, achieving 100% identical situations is unfeasible due to the unpredictable consumption of system resources by various OS-related operations. I estimate the fault tolerance in the measured times to be around 5%.

Important conclusions and findings from these tests:

• Rekordbox 7 on macOS is not multithreading when it comes to analysis, hence the spikes in the tests. On Windows Rekordbox 7 utilizes all available CPU cores. Rekordbox 6.8.5 is also multithreading.
• Export to an HFS formatted USB is faster than a FAT32 formatted, especially after consecutive exports.
• Disabling iTunes integration in the SyncManager can improve startup times of Rekordbox considerably. Disabling iTunes sync can cause issues with exported USBs that were originally created using the SyncManager.
• Rekordbox 7 has a bug, where custom/edited BPM/Grids can be overwritten with mandatory analysis. Even when the BPM/Grid analysis is disabled!
• Export to USB using the SyncManager still shows 2 progress bars, where export through right click -> export only shows 1

Hi all,
I've been itching to return to PoE, but with nothing left that I want to accomplish this league I figured that the best way to do that would be to make a private league.
This league, however, comes with a few twists, which aren't in the form of any of the usual private league modifiers that you can add (don't worry, this isn't one of those masochist leagues). When making this league I had two goals in mind:

1. Make a fresh start league that would feel different to play than the current Ruthless Necropolis league, and experience how the endgame has changed without it being under the effect of Necropolis and everything it provides.
2. Make a space where everyone is effectively forced encouraged to play different builds and ascendancies than they would league start with normally.

As such, here's a rundown of how this private league will work.
Standard Ruthless, not Necropolis
Why? Because I want to 'return to Ruthless', and gravecrafting is a mechanic that largely goes against the spirit of Ruthless. Rare ground drops have mattered so much less this league and many people have found themselves forced to invest as much into corpses as they can because all other sources of crafting available in ruthless pale in comparison. The capabilities of gravecrafting would largely dictate what people consider to be more or less playable for a new league, which means it has to go.
While this also means losing embers and the Lantern, these are also mechanics that I want to explore the endgame without. Part of the original vision of ruthless was that you needed to do a specific mechanic in order to get its associated rewards (unless you liked Expedition somehow), but Embers give us breach/legion splinters on top of tainted currency, omens and more. The lantern would also wildly swing how exciting maps were depending on the devoted mods you could get - while this was fun for a while, I also want to experience the new ruthless endgame without this.
Without gravecrafting and embers, it will be interesting to see how the scarab rework has affected the endgame. A lot of mechanics like essence are much more accessible than before, and people might feel like taking advantage of that better when your gear doesn't come from filling out a spreadsheet full of corpses. Due to scarabs, there also won't be as much of a feeling of content drought as you might have felt in previous private leagues. This league was light on content anyway, outside of what embers added to your maps, and you'll be able to spend more points on the atlas than usual because you won't feel the need to invest in corpses etc.
Group Self Found, trading enabled
I like being able to trade away cool stuff that I find, simple as; you can just play SSF here if you prefer.
The most popular five ascendancies are not allowed
This is in respect to 2), and part of the challenge of the league; there's less room for experimenting with league starters in ruthless because there are options that are clearly above the rest, and this starts with certain ascendancies being much better than others.
The list of disallowed ascendancies, based on poe.ninja data for Trade and SSF, is as follows:

• necromancer
• guardian
• juggernaut
• chieftain
• deadeye

Obviously this leaves minion players in a rough spot compared to everyone else, but minions have always been a very solid starter so it balances out. Juggernaut and Chieftain overperform for obvious reasons, and Deadeye is likewise an instant pick for anyone looking to blast maps quickly on a bow character. With this, the meta will already shift - but wait, there's more!
Many popular and 'proven' skills are also not allowed
One goal of this league is to experiment with new starters, and on top of banning the most popular ascendancies this means also disallowing main skills with high popularity and performance for the league. This means you can't just plug and play a well-known tried and tested league starter - you'll most likely have to work out something new, or adapt what you've done before into something else. This rule was inspired by similar banlists you can find in other private leagues such a Ziz's gauntlet, though instead of being there to make the meta more even this list is here to encourage you to go for something that you probably wouldn't have league started for Necropolis.
The list below was formed by looking at the most popular and top performing skills across all of Ruthless Trade and SSF for Necropolis, on top of looking at the most popular and top performing skill(s) of each allowed ascendancy (i.e. splitting steel is banned because of its higher playrate and performance on Champion). In some cases only a particular normal or trans version of a skill is banned. Vaal versions of skills are only allowed if their normal version is allowed. In some cases a skill was only strong because of gravecrafting, but it's easier to just remove both gravecrafting and the most popular skills than it is to examine every possible build on a case by base basis to see what deserves a ban.
The list of disallowed main skills, based on poe.ninja data for Trade and SSF, is as follows:

• arc (all versions)
• armageddon brand (all versions)

If you think something else should be added to this list, please let me know before the league starts. I'd like to encourage as much creativity as possible and not leave something allowed that people feel they can just autopick.

Many moons ago I fell deeply in love with Twin Peaks, David Lynch, and everything surrounding it. Presented today on the 7^th anniversary of the premiere date of Twin Peaks: The Return, is an interview with the actress and homeowner of the Palmer house who graciously gave her time to answer some fan questions that have been haunting us for years.
Journey with me to find out some answers you wanted, some you didn’t know you wanted, and some you can’t believe you lived without knowing including how to tour the Palmer home yourself!
Questions by Luke Sweeting
Luke: How were you approached to be an actress in The Return?
Mary: I was standing in the kitchen making sure there were enough donuts and coffee for the few key people DL (David Lynch) brought with him on 2nd of 3 visits before filming, which was the 4th visit. DL came into the kitchen by himself and said, Mary, are you an actress, and I said No. He then said, “Have you ever acted?” I said I hadn't. He then asked, would you like to have a small part in the movie? I said, “Sure”, but was nervous and excited at the thought. He said that it wasn't for sure but that if it did move forward, I would be in my own home and to act naturally, in other words, just be me. He has been watching me interact with some of the people he had brought. I heard he does like to observe people and get a feel for how they interact, look and sound. It is key to him that the person fit the character he is trying to create. He said if it did happen, I would get my script and go to hair and make up with the other actors. He was already trying to make me feel comfortable right there on the spot which I found very empathetic of him.


Luke: Had you ever acted before?
Mary: I really had not acted before other than a few commercials for the local TV station I worked for back in the day, but never a speaking part. I looked at it as definitely out of my comfort zone but who would turn down this opportunity? It was also therapeutic as I was going through a very trying time in life, so it was good to channel those feelings into doing something fun.

Luke: Has anyone recognized you in public yet? If so, do they call you Mrs. Tremond or Chalfont?
Mary: I have been recognized a few times which is funny but kind of cool at the same time. I was called Mrs. Tremond, which made me laugh. That is also on my license plate; I had to take advantage of that:)

Luke: (I know this answer, but I feel people would love to know the answer too) Was being a David Lynch fan the reason you bought the house, or was this just a happy accident?
Mary: I knew about Twin Peaks and about DL before buying the house. It is not why my ex, and I purchased the house in September 2014. It needed a lot of work at the time. The previous owner we purchased it from was the woman who lived here the first time around when Twin Peaks was filmed here. That is quite a story in itself, and I really wanted to sit with her afterward and chat with her about it, but she passed a few months after purchase.

Luke: Was there ever a culture shock moment of realizing you bought THE Palmer house, or did that happen after The Return finished airing?
Mary: This house was our first home purchase and we moved to Everett because of the history, great old historic homes and how much more house we could get up here. This area of Rucker Hill has some great history and amazing houses. The man who built this house was one of the first pitchers for Seattle baseball. We heard rumblings of Twin Peaks returning but it was around 2 months after moving in that we were away for a bit and came home to a notice at the door from the location scout asking us to call him right away as they wanted to do a film here. It was a mystery as to what it would be, but we felt it was going to be Twin Peaks. The whole filming process, when our parts were going to be aired and everything about the Return was a mystery. They actually filmed the Finale at the very beginning, so I had no clue where it was going to fit into the whole Film. Filming was an amazing experience. They were here for approximately 2 weeks preparing the home for both the Hawk/Sarah scene and the Finale. It wasn't until the Finale was aired that I realized how cool this experience was in the whole scheme of things and the impact in the Return itself. I wish I could relax a bit more and soak it in again, just to relive the experience and really study the process. Each person here was so professional and fun to watch do their work with such expertise. I couldn't have asked for friendlier people.

Luke: How has the fandom treated you?
Mary: The fans are incredible. They have been extremely kind to me. They are great gift givers and just very authentic and genuine folks in love with Twin Peaks. I didn't realize how intense these fans were, but I truly get it. There is nothing like this ever made before and it set the stage for a lot of other great TV and film. The fans have been awesome and I have many great friends from this experience.

Luke: Is there anything you wish fans wouldn’t do?
Mary: The only thing I wish for fans is that they don't just walk up to the door at various hours of the day and night. It is private property and not a public place for people to peek in windows and walk the grounds. There have only been a few that have done this; the majority is very respectful to me and my home.

Luke: Is it ever scary to sleep in the proverbial Palmer house? Are there ever guests who stay over and become a little nervous?
Mary: I am not afraid in the least to stay here. I was a tad apprehensive when we first bought it, but like the lady who lived here before would say, "this is just my house." Now a few of the guests who have stayed, they were a bit nervous to sleep in Laura's room, but that may be because I have a life-sized Bob mannequin in the closet:)

Luke: I know that you’re gracious enough to let guests visit this mecca of ours, could you tell me and anyone interested about how and when to properly ask to visit? (You could also mention your favorite flowers or favorite wine? I know I’d feel bad showing up empty handed)

Mary: I prefer people get a hold of me on Messenger or IG or Twitter and ask to see the house, so I can make an appointment for them, especially since Everett is not that close to North Bend and Snoqualmie. I do now charge $25 for a 30-45 minute tour as I have done quite a few. I do love flowers and red wine. I have received some very incredible gifts from some fans which I am forever grateful for. The fans are so very thoughtful, and I have a little spot in my Palmer dining room where I proudly display some of the gifts and artwork.

Luke: I understand if you don’t want to answer this one. What does your role in Twin Peaks mean to you? To us fans I feel like it was the perfect subversion of expectations while also being incredibly meta.
Mary: There are 2 questions I can't answer and one of them is expanding on my character. I do, however, think it is cool to be an infamous Tremond!

Luke: How does it feel to be appreciated as a part of a now 30-year-old piece of media that will last forever and has influenced kids like me to make careers in film?
Mary: It is very humbling to be part of the TP mystique and genre. I am blessed and love being able to share a piece of it with fans who have never been able to see the Palmer House. The responses of people who visit is my gift. I love seeing their excitement and joy at walking through my door and each and every person is a joy for me. I have made great friends, learned wonderful theories and have listed to some reveal trauma in their own lives, which invites me into some very private parts of their lives. It has been a life changing experience for me, and I hope it has been for them as well.

Luke: Finally, what was it like working with David? Are there any fun tidbits or stories of how he directed you / that wonderfully haunting scene burned into our memories forever?


Mary: Working with DL was an incredible experience to say the least and very humbling and rewarding. He is a master filmmaker and director. The gift he gives is what we as individual viewers choose to take away from his art.

He is a wonderful director in that he ceases to tell you how to act, rather use your raw and organic natural emotions to drive the performance. I believe he knew I was going to be a bit anxious and guarded and most of all a bit nervous, which worked well for answering the door at night to 2 strangers. He tweaked a bit but left us to the scene and frankly Kyle and Sheryl would make most people look good. We only had 2 takes which was great. We practiced a bit outside before the scene which helped. Also meeting Kyle and Sheryl in hair and makeup was an introduction to them both that was organic and for me very helpful. I felt like I was acting already with 2 friends. DL and Kyle and Sheryl were very encouraging. DL knows what he wants and how to transfer his ideas out in the scene with great kindness and finesse and humor.

Luke: I’m sorry but I have to ask. Any hints to what was being spoken to you behind that menacing white door?
Mary: There were no hints of who was behind door other than me calling him Honey. He was supposedly answering my questions and then I was relaying answers to Kyle and Sheryl.

Just finished a 10 day mediterranean cruise on Resilient lady. Having only previously cruised on Scarlet lady in early 2022 at a third capacity on a 5 day Caribbean itinerary, I thought I would share my impressions.

1. This cruise was at capacity which I was worried about how the experience would differ. Overall, it did not feel busy to us. We didn't really have to wait in any lines, we were able to see all the shows we wanted, and we were able to book all the dinner reservations and gym classes we wanted. I will note that we knew to book restaurants as soon as we got on the ship and as soon as the exercise classes opened at 3pm. In comparison, this recent experience was much more lively and active. The previous cruise was creepy at times with venues often being empty.
2. This cruise seemed like a much older crowd than our previous experience- they said average age was 52. We are in our late 30's and it didn't seem like there were many younger passengers. With that said, the 5 day Caribbean itineraries are more likely to have a younger party crowd so we were partly expecting this to be an older demographic. There were a number of people who walked out of some of the performances making comments about having an agenda pushed down their throat, but overall, didn't feel like the "come as you are" vibe was impacted. The only issue I saw was that many of the older passengers seemed to not be aware of the option to order at your table in the galley. Most mornings, there were lines forming at the various breakfast counters unnecessarily, which made it often difficult to walk around. We ordered from the staff at our table and were able to be served and complete our meal within 30 minutes. So keep in mind you can use the red flag to order at the table- no need to line up! Another concern was that there were a lot of obviously sick older people coughing, etc. The amount of times we saw people touch things without using the readily available hand sanitizers after wiping their noses and coughing was quite astonishing. Yes, this happens on all cruises, but this seemed a bit more frequent than we have seen before.
3. All of the port tender and shuttles went really smoothly! Longest we had to wait for a shuttle was about 10 min in Crete. Disembarkation was also super quick as we were off the ship carrying our luggage within 10 min.
4. We bought the 5 day thermal spa pass for $259 each person. We aren't big party people or drinkers, so we would often go to the spa in the evening after dinner. If you do this, note that on one of the days you get a special sugar scrub and lotion to use as part of the mud room which was lovely!
5. We had a $600 bar tab which we used despite not drinking much. We had specialty coffees at each breakfast and also bought non-alcoholic drinks such as Humm Kombucha and Kin Euphorics. Also, each restaurant and bar seemed to have at least one or more non-alcoholic or low alcoholic options. Finally, if we did decide to have a drink, we splurged on expensive glasses of wine (Caymus, Moet, etc) which was a nice experience.
6. We booked an excursion at each port and all were pretty great experiences. Of note, I didn't think the excursion prices were that much more expensive than what I found on trip advisor, etc, so I preferred to book with the ship for flexibility and securing tender spots where needed.
7. One of the few negative experiences we had was the room location. I mentioned we aren't big on partying and treated this trip as more of a wellness and relaxation vacation. We booked an XL sea terrace about a year before the trip using a travel agent. I didn't bother to look at the room location and unfortunately we had 8330Z, which had a speaker from the Red Room right below. I'm not kidding when I say the room shook from the sound system- to the point where we had to disassemble the mini fridge shelves and pull out the drawers as they were knocking around so much and the noise was absurd. Even if you were hard of hearing, the vibration and shaking alone would make it impossible to relax and fall asleep. We reached out to sailor services who said they could offer ear plugs, but that was it. Luckily on the 2nd day, sailor services called us and offered us a room change to 11350A, an XL sea terrace (without hammock), which we gladly accepted. Note that Red Room entertainment goes to 11pm, so this would only be a problem if you are early to bed and early risers like us.
8. We had on board credit so decided to do the behind the scenes tour. It was definitely a good one-time experience and we learned a lot of interesting aspects. For example, all the restaurants cook the plates per order (yes there's prep, but there's not plates just sitting under a warmer waiting to be served). All pastries are made on ship. One of the striking impressions was that the staff seem to genuinely enjoy their job. Several times they said they were promoted quickly, there's lots of perks including being able to eat at the restaurants and book excursions, and they liked that they can show their tattoos, piercings, have hair of any color, etc. They also said there's purposely no visible rankings, uniform differences, or countries of origin listed. They want everyone treated with the same level of respect- you may actually have encountered the captain and not know it. It's a bit refreshing from the over the top interactions that staff on other cruise lines show. Staff seem genuinely in a good mood on Virgin.
9. Overall, this solidified that we love Virgin Voyages. We did an Alaska itinerary on Royal Caribbean (Quantum of the Seas) last summer and Virgin is a much better experience in our opinion. On RC, we felt like everything was an upsell or shopping centric and run down (yes it is an older ship than Resilient but it seemed grimy). Areas were over crowded on RC and overall felt chaotic. Virgin seemed to have longer stays in the ports than we have experienced on RC (less concerned with shopping and casino sales?) Also, not having kids on the cruise makes a big difference. Food is much better on Virgin, apart from us really liking the sushi restaurant on Quantum- note that we did the unlimited specialty restaurant package on Quantum as we thought the dining room quality had gone down and we don't like buffets. Overall, I feel that while Virgin is more expensive up front, it is a better quality experience. We will likely go on another RC cruise as my parents are avid cruisers and won't try another line despite our encouragement, but we are definitely sold on the Virgin experience. We used the book your next voyage promotion on the ship and will be going on Brilliant Lady in 2026 in a suite. Having a suite on the 2022 voyage and an XL terrace on this recent voyage, we feel the cost is worth it for the suite, although the XL sea terrace was still a very nice experience.

Okay, so for this post there are a lot of people involved (this has been going on for a while) so I'll list up here who's who. This is my wife's family. I'll be using code names when appropriate:

I know this is long but bear with me TL;DR Brother-in-law has snapped the last straw for the family and we are all starting to cut ties with him

 BIL's family has their own side of the story that I'm barely familiar with, so it won't be brought up here. We first met BIL way before they got together; Sarah bought a house as a group of friends with her boyfriend at the time, and BIL and his second wife at the time. We didn't interact with him much. We just heard a few stories about him from their friend group. Eventually this situation broke down and BIL and his second wife left and vandalized Sarah's home on the way out. They let their dogs poop all over the floor, stole some miscellaneous items, poured water in their lawn mower gas tank, etc. He did this to Sarah, his future third wife. We thought this guy was out of our lives forever. Sarah eventually came to stay on my couch after she sold the house. She lived with me and my wife for roughly 3 months. Then she went and rented an apartment a few miles away. No sooner than a few weeks did we find out she was dating future BIL, and a few weeks after that we found she was pregnant. He met the family and stated that he wanted to be a part of it. He blamed all his past transgressions on his second wife. We questioned him at the time if he was still with his second wife. He said no, and that he was officially divorced. My wife looked up the public court records and found out that he didn't file divorce papers until 11 days after we asked that question. A small lie but considering our history of knowing him it was concerning. BIL is a big gun enthusiast. About 1 months after they told us Sarah was pregnant, while cleaning a gun at home he shot himself in the hand. Again, we were concerned but Sarah assured us he was a changed man and this was just an unfortunate accident. His hand healed but he didn't do his physical therapy that seriously so his hand is still kind of jacked up. I feel this is important because he kind of has a history of not following through on what he says. During Sarah's pregnancy we found out that BIL seriously beat one of their dogs back when they bought the house together. We also figured out he diagnosed himself with bipolar, but refused to go to a doctor to get an actual diagnosis. The whole family at the time was distracted by all of this because during Sarah's pregnancy my wife went through a major medical struggle that resulted in multiple surgeries and a months-long stay in the hospital. We were so focused on that the BIL details just kind of came and went at that moment. Sarah gave birth to Danny during COVID lockdown. We were so excited and we all were very active in Danny's life. Time would pass and we just kind of got used to BIL being despite the fact that he often would miss family events. BIL and Sarah would move into a house on my in-laws property just down the road from in-laws house. MIL became their primary caregiver as she could work it around her job and still make decent money. As 4 years have passed my MIL, FIL, Lana, my Wife and I all take shifts of watching their now 2 kids for them, for free. MIL also watches my daughter but significantly less that their son's. 2 years would pass after Danny was born and everything seemed OK. There would just be hints in they way he talked about who he really was. He would say something in casual conversation like "man, there seems like there are too many black people in commercials these days" or "I don't know why we are forcing women's sports to be a thing." Bigoted stuff like that, but veiled enough so there was plausible deniability. I would often call him out on it, so he really grew to not like me. This all changed at his 30th bday. He had a big party with a lot of alcohol and weed with dozens of friends. My wife and I didn't go because we are not party people. Lana and Ruth went to the party. Sarah was also there. During this party BIL went outside and decided to "mud" his jeep through the creek beside their house. This was possibly with Karl but I'm not sure of that to this day. Karl has recently come into the picture prior to this event and was previously friends with BIL for a long time. The jeep got stuck and flooded for obvious reasons. After trying to get it out of the creek by multiple means, they gave up and left it there. I believe it took almost 2 days to get it out. He went back to the party and as everyone got progressively drunk and high, my 2 sister-in-laws Lana and Ruth (I believe) criticized BIL for getting his car stuck in a creek while playing. BIL verbally assaulted them and demanded they get out of his house. They left in tears. They drove separately, and Lana had gotten buzzed so they both got in Ruth's car and drove to my house. They sat and vented to my wife and I for a while, and eventually I offered that we should go do something fun to take their minds off of it. My wife and I drove them to Taco Bell and we got some food and drove around town for a while and made jokes in the car. After they cooled off and were in a better mood they said that Lana needed to go get her car from the party. In a flurry she accidentally left her keys inside her sister's and BIL's house. We drove them over just in case anything sketchy happened but Lana and Ruth didn't want us to go inside, so we waited out in the car. She didn't think it would be a big deal to walk in, but as her and Ruth did BIL immediately got in her face and demanding she gets out or else. Ruth went to talk to someone else at the party and didn't notice this at first. BIL shoved Lana against a wall and held her there. Everyone apparently stood in stunned silence as this happened. He then shoved her to the ground, grabbed her around the ankles and started pulling her across the floor. As he was threatening to do even worse, Ruth ran up and jumped on his back and gave him a head lock. She screamed at him to stop but before BIL could anything about this everyone finally woke up and pulled them apart. Ruth helped Lana up and they ran out of the house onto the front porch sobbing. My wife saw this and got out of the car and yelled at them to get back in our car. We drove up to the in-laws house. By then it was past midnight. MIL was about an hour away working her job and FIL was up in his room asleep. The sisters went and woke him up and explained the situation through tears. They also called MIL to inform her of the situation. He got ready and ask me to go with him down to the house to get some answers. The sisters stayed up at the house. We drove down in his car and when we got out the entire party was ready for us and greeted us at the car. Literally over a dozen people, most of whom I did not recognize started screaming what happened at both of us simultaneously. Everyone was clearly very drunk. FIL looked overwhelmed, so I raised my hands and tried asking everyone to stop for a second and go one by one telling their bit of the story. BIL stopped me mid sentence and pointed his finger in my face. I noticed he had his other hand on a holstered hand gun. He yelled out "You don't have a say here! You're barely even part of this family." For context, I had been with my wife for over 11 years at that time and he hadn't even married Sarah yet and had been there about 2 1/2 years. FIL backed up and told me that I need to stop talking and that I was being a problem. I backed off and went over the yard to Sarah and Karl. I asked Sarah what happened and she told me that she didn't see what happened and that she wasn't very aware of what was going on now. Karl would barely answer the same question. I walked back over to FIL but he told me to back off and that I really wasn't needed there. Admittedly I felt pretty insulted and just decided to walk back to his house and get my car and go home with my wife. We eventually left after FIL came back to the house. We found out later that BIL had pulled his gun out and threatened to kill himself if FIL didn't leave. Out of fear of what he would do, my in-laws were pretty afraid to take action at this point. A lot of the situation was his word against someone else's and Sarah went on a tour around to the friends and convinced them not to take any of this to the police. She then tried to smooth things over with the family and offered that BIL would apologize to everyone. He then refused, stating that Ruth was the real aggressor and that she assaulted him. He eventually agreed to apologize to just FIL for causing a problem and I think some half-hearted apologies to Lana and Ruth. The whole situation was swept under the rug but an unease has existed over the family since then. He stopped coming to family events pretty much altogether. About 4 months after this situation, prior to my daughter being born, he told MIL he was going to bring Danny up to their house so she could watch him for a few hours while he took a nap. His job works long hours so this wasn't out of the ordinary. However, he didn't show up for a while and my MIL started questioning what going on. She called but there was no answer. She drove down to his house and knocked but there wasn't an answer, only Danny crying in the background. She let herself in and found BIL asleep on the couch with Danny actively trying to wake him up. MIL tried to wake him up but nothing for a few minutes. She gave up and wrote a note to let him know where Danny was. BIL didn't notice Danny was gone for 2 hours. He finally woke up, drove up to in-laws house, and yelled at my MIL for just taking Danny without informing him. He took Danny and then left. A few months after that, after my daughter was born, He fell asleep while watching Danny again. This time we found out because when he woke up the front door was open and Danny was gone. He called in-laws for help finding him. My in-laws have a large property (about 200 acres) with a ton of it forested. Danny wandered 1/4 of a mile into the woods and I believe it took roughly a little over an hour to find him. Family questioned him hard this time but he just recoiled back into their house and didn't talk to us much. Sarah continued to defend him and said it was just an accident. Again the police were not notified about any of this. There was always this idea that if we went to authorities about any of this they would just run for it. They would then surprise everyone with the news that they were pregnant again, despite the fact that Sarah had used the morning after pill. This whole time they hadn't married yet. They announced that they were getting married but Sarah told Lana that it was mostly just to help BIL not have to go through bankruptcy a second time. I wasn't sure if this would do anything to help that situation, but that's what Sarah said at one point leading up to the wedding. About a month before the wedding, however, he threatened Sarah that if she insisted on inviting my wife to the wedding he would demand to invite a friend of his that Sarah hated. This friend also used to date BIL I believe. This was his ploy to force Sarah to not invite my Wife or me. The 2 other sisters and MIL all stood in solidarity with us and said that they would also not go if we weren't invited. He eventually relented and they got married a little before Aaron was born. As more kids were added, MIL's childcare duties got much harder. Eventually my wife and I started paying her (not much but something at least. $150 a month) to watch our daughter, but we also did chores for her, bought her food often, and eventually my Wife started taking a few shifts to watch all 3 children. To date, BIL and Sarah have never compensated any of us for our work. It's a little frustrating but we've tried to understand because Sarah and BIL seem to be bad with money. They objectively make more than us yet can't afford to pay MIL anything. Last Thanksgiving, in the middle of dinner, Sarah and BIL decided to have an "intervention" and talk about how we were not treating BIL fairly. They addressed everybody but really honed in on me specifically. This seemed to be because the rest of the family kind of dance in eggshells around them, while to be frank I'm pretty honest about how I feel about them. They seemed to think I was causing the family to turn against him and questioned why I would do that. I told him he lacked humility. He said he didn't understand. I told him that if he admitted to his mistakes and actually apologized about any of the stuff I previously wrote, instead of blaming everyone and everything else then the whole family would feel a bit different about him. A lot of talk was about the 30th b-day and other times when I just ignored him and how he had already apologized about the party. I reminded him that he didn't apologize to most of the family and he blamed Ruth. He then stated that Ruth was the cause of a lot of the problems at that party. He also made a big deal about how the family doesn't trust him with my daughter and kept emphasizing how he has never held her. We finally tried to come to an agreement. I told him I would try to talk to him more and try to understand him better and he said he would try to come to family events more. He also wanted more of a relationship with my daughter. We left and my wife and I were skeptical but we said that if this is who Sarah really wanted to be with, as long as BIL wasn't perceived as a threat he could have more contact with our daughter. We have had way more of a relationship with his kids than he has had with our daughter so I tried to sympathize with that imbalance. Karl also stated later that having known BIL for a long time, he thought he was very sincere. To date, BIL has not asked or tried at any family events to spend any time with my daughter, despite having numerous opportunities. Now to the current situation. About a month ago Lana and Karl announced that Lana was pregnant. This was a revelation due to Lana having a medical condition that made it harder to get pregnant. A lot of excitement was brewing in the family because of this. Karl has been seeming like a good partner to Lana, and proposed to her a little before the pregnancy happened. This is especially pertinent because Lana and Karl moved into a house together right beside BIL and Sarah. A few days ago they were over at Sarah and BIL's house when an argument broke out between Sarah and BIL. BIL demanded that Sarah wasn't an "obedient enough wife" and that if she wanted there marriage to work then she was going to have to get better at serving him. She was upset and they weren't coming to an agreement so he was going to leave, but apparently he was very high so Sarah refused to give him the keys to his car. He got extremely mad and then got a gun, held it to his head, and threatened to kill himself if she didn't hand over the keys. Fortunately, Danny and Aaron were taking a nap during all of this. Sarah called the police during this whole exchange and the operator heard a lot of what BIL said over the phone so based on that they arrived at the house. He apparently drove away and it took the police a bit to find him but once they did he turned himself over. They admitted him to a mandatory 72-hour stay at a psychiatric ward for a mental health assessment. Sarah then came up to the rest of the family (not me or my Wife) and gave them Danny and Aaron. She then went and confided with Lana and Karl about how abusive BIL had been and how life was just miserable right now. A lot of us, especially Karl and my in-laws, were telling her that she needs to leave BIL and file for emergency custody of her children. She seemed to be listening to us and turning a corner, but inexplicably the psychiatric ward allowed BIL to have a phone call with Sarah and they had a long conversation. Suddenly, Sarah shut us all out and completely changed her story. She started defending BIL again. BIL was then let out of the psychiatric ward a day early. Since Karl was working at the time, Lana came to stay with us and then over at her in-laws. We are especially concerned about her safety around BIL due to her being pregnant. They have since cut nearly all contact with us for 4 days now. They have only told Karl that they were getting a new TV because the old one mysteriously broke somehow. They have continued to post on social media like nothing has happened. They have spent 2 days with BIL's family so we aren't sure what their opinion of this is, though we do know a sibling of his has also told Sarah to leave him prior to this latest situation. We don't know what their plans for childcare is because they are wholly reliant upon us. Lana is very reluctant to ever be home alone. Ruth is as well. There are so many other details I haven't mentioned. There have been holes in walls they've had to fix. There is some evidence that BIL is cheating on Sarah, but that evidence is somewhat inconclusive. The bigoted comments for a while now have gotten increasingly misogynistic. It's a lot of 'we need to respect proper gender roles' kind of stuff. There's just too much and I've already written a book on here. I don't really know what to do at this point. Because a lot of this stuff has been swept under the rug it's hard to tell how seriously CPS or police would take our claims. FIL has threatened to kick them out of their very cheap rental they're in now. Who knows what they would do in that scenario. I know this post is detailed and because of that BIL or Sarah might see it, but at this point I wonder if I even give a shit. They've already eluded to keeping their sons from us in the past and the vibes we are getting now is that they are already doing it. And from the bottom of my heart, fuck BIL.

My friends and family say I idealize you too much. But I don’t think so. I did the cliche thing, the important healing step, where I made a list of all the pet peeves and transgressions. But it didn’t feel right, hating you or villainizing you. You had your flaws, your quirks and those were fine with me. It just reminded me you were human. The weird way you sleep, how’d you get a little too angry at video games, how you’d be too anxious to go out sometimes. I love the human you.
Sometimes I wish you were horrible to me, to make this easier. Everyone else I talk to had horrible exes, mean ones. When I listen to their stories, it’s not you I think about. It’s me, maybe. Maybe that’s what I am to you.
I went to Chickfila and Cheesecake Factory on my own to try and replace our memories. I took myself to brunch and looked at the colors of the floor, the ceilings and the letters hanging on the wall to stay grounded. I browsed the shelves of the Korean Mart where I’d buy you snacks and looked at the chocolate bar selection at Aldi’s. I went to an arcade with new strangers I met and tried to win myself my own prize.
My therapist asked me to recall a happy memory, a content one. I told her about how I drove your car over the Golden Gate Bridge. We stopped at the viewing vista over the San Francisco Bay, and I kissed you on the cheek as I took a picture. It was my favorite picture of us, I had it printed so many times and pinned to my wall. In that memory, I felt safe, I felt warm, I felt content, I felt loved.
I hate how you said I never loved you, how I am unable to love. What is this feeling then? And where does this pain come from, if not my shattered heart?
Because I love you, I’m supposed to let you go. Be happy for you and send you off with love. But you’re not here anyway, so I hope it’s okay if I hold on for a little while longer. Write you a letter, or two, and look for you in every song lyric and in every flower by the street. Think of you as the clouds pass by and feel you in my chest when I find a laugh.

Here's a short list of complaints i have about this otherwise fantastic game.
1) In japanese audio, there's no subtitles for idle chatter or anything not directed at you, in a quest capacity. Even when following a person as part of a quest, they'd turn around and say something but it was not subtitled, so I don't know what!
2) you really can't sequence break for shit. More than once i've been following a trail and ended up at the right spot, but didn't follow the prompts to get there, so it's just empty and there's nothing for me to do. This has also happened when i've cleared a shrine, and had to return to it - so, I'm kinda hitting a 'don't bother free roam exploring' point and just follow direct prompts. Adding to this, I also was listening to a conversation, and on their last line i went too far ahead, and they called for me. When I went backwards, they started the entire conversation over.
3) there's clearly a memory leak or something pc and performance starts to drop after a couple hours and a restart fixes it. Not a big deal, just mild annoyance.
Otherwise, I love the game. And the music, noises, soundtrack etc. are stellar. what a fantastic game.

TLDR at the bottom
Long story short, I lived at this apartment with a roommate (co leaseholder)starting June 2021. Moved out February 2022 having had a new person sign as an occupant to pay for the rent until the 1 year was up in June 2022. The occupant continued to live there but never signed a new lease with previous roommate. I was not aware that I was still listed as a co-leaseholder until November 2023 when I got a notice from LTB that I was scheduled for a hearing due to non-payment of rent between the months of Aug 2023-November 2023. Since I moved out, I didn't hear once from the apartment's property management company so I was surprised because I didn't even know my name was still listed.
Anyway, fast forward to the hearing that took place in March 2024. I showed up, the paralegal representing the property management company showed up, but neither my roommate nor the occupant showed. To sum up, the commissioner was on my side and deemed that the non paid rent that was being sought after was not my responsibility and that property management company even filed the application wrong for not listing the occupant at all. I even asked the commissioner at the end just to make sure that I was not responsible for the $5000 they accumulated in rent. Basically, because the application was filed when I was not in possession of the unit, I am not technically a "tenant" for the period they are seeking rent for. I got the documents sent to me by email 3 weeks ago stating all this.
I recently received an email from a representative at the property management company saying the following:
"We are reaching out to you today as it indicates in our files that you have moved out of x address with an outstanding balance. We will be filing with collections and your names will be submitted if we don’t hear back from you by May 27, 2024."
I replied immediately attaching the ltb document and ccing the property management company's paralegal from the hearing saying that it was deemed that I was not responsible and to remove my name. Her response:
"You are not part of the application before the Landlord and Tenant Board because you are not a landlord or tenant. That being said, you are still responsible for the lease that you signed and that is enforceable at the small claims court. That is not something that we deal with in the office. We will send the file with the outstanding amount to a collections company and they are the ones that will file that will proceed with that process."
I was shocked. Me and that roommate are not on speaking terms either. I do not have the money to pay for rent of a place I wasnt even living in and don't want my credit score destroyed over this stupid fiasco.
Is there anything I can do? PLEASE help if you know anything. Am I really responsible for this?
I have less than a week before they send this to collections and my ex-roommage has not replied to them or paid anything yet according to them.

TLDR: property management company sending me to collections for rent owing/outstanding for a time I was not living at the property for. Attended hearing for this 2 months ago and LTB Stated that the tenant they are seeking rent for is my roommate and that I'm not responsible.

Hi AskReddit! Longtime viewer, first-time poster.
I'm the administrator for a tiny realty team here in Portland, and part of the work is staging clients' houses for photos and showings. There are companies that do full-service staging, but they can be picky and often want to swap things out or bring in things to fit a specific vision they have.
Right now, I'm on the hunt for stores in the Portland area (outer suburbs also acceptable if they've got good stuff) that do rentals of furniture. For the sake of building out a list, style is no object - we all love a good MCM, but there's more out there!
