I took 2 iphone 15 plus to the aventura store to be repaired for a stuck volume up bottom. They took both and decided to send both to be repaired. They asked how would I like to get the phones back and I ask them to and it back to me so I did not have to take time off work to come back to pick up. This turned out to be the worse mistake I ever made. Few days later they said the repaired the 256GB but for whatever reason they said they won't repair the 128GB for whatever reason, they did not say. A few days later they sent the repaired one back fedex express got it everything is great. They said the other one was on the way and about a week later I got the package fedex ground and when I opened the package it was a broken iphone Xr. I called apple immediately and let them know what happened the I was told it could be a mistake that they sent the wrong device and I should give them serial number of the Xr to do some investigation. A few days later I got a call back to say for them to replace my device they need proof of purchase. I sent them photos of my purchase on ebay including, photo of credit card purchase and a photo of my business credit card that I use to purchase it(showing my name and last 4 numbers matching purchase. I was then told to wait again, and after almost a week I got a call back saying they won't be able to replace my device. They refuse to say why, what happen with my missing device and the Xr I got. I asked them to disable the stolen 15 Plus they say they cannot. They just rold me to report it to the police. I ask and tell the police what, and what about my stolen device. I ask them to open a case with fedex provide me the case number and I can report the theft to the police and present that also to fedex to get compensated. Apple refuse to help me do either and I don't know what to do because my phone is now gone and apple is the only one that can help but refuse to cooperate. What can I do ? Also the phones came in the same box but the stolen one shipping weight was lighter.

I have a Windows Server 2022 VM Running under Alma Linux 9.3 that is crashing roughly every 7 to 8 days with the following message in the /valog/libvert/qemu/Server.log file: failed to set up stack guard page: Cannot allocate memory 2024-05-10 21:59:33.034+0000: shutting down, reason=crashed I think this is linked to my using "virtio" as the drive type for my drive images. At this point, the server is in production and I can't change to virtio-scsi. I initially set up the virtio drives due to the performance gain when mounting the qcow2 images from an all NVME ZFS file system. And the system absolutely FLIES. 15,000+MBps sequential read performance under CrystalDiskMark. I have to stop this crashing though. I purchased a dual address property about 7 years ago. 2 ~1000sqft 2bd1b houses. Property was valued at 130k, listed at 100k. Lowballed and they accepted for 79k FHA at 4.5% with all costs included. It's fixed up now and I'm living in it. I've been splitting rent with 3 people on the property since, so not really "renting" but essentially long distance room mates. This adds up to the entire monthly payment including insurance and escrow is about $700/m, and with rent share I collect about $1000/m without myself paying anything. Prices have skyrocketed in the area since purchase, and without a real appraisal, the state reevaluated the property at roughly 240, and the loan is down to 65k. It's true value is likely 300k I know I can pull equity out of this current property, and if refinanced I would lose the mortgage insurance cost from the FHA but I would gain a higher interest rate. Should I consider a HELOC instead of cash out refinance? I'd personally rather it just be 1 payment. I also learned that you may count potential rent as income, and have found the Fannie Mae Form 1025/Freddie Mac Form 72 to do so. Estimating for the area I "should" be able to rent 1 at 800+ and the other at 1000+. Looking at a potential 3rd house that would have an extra rentable area for at least 500+. I'm likely lowballing these numbers, as there are apartments nearby renting for 1200/m. The new potential property is being sold to settle an estate, listed at 240k it us roughly 130k undervalue for its area/size, but needs a little work. Literally just walls and floors, which I can do solo for probably 10k cost. What are realistic next steps? My yearly income is roughly 45k, I have 5k debt and 20k cash. Is this property "doable" for me in a banks eyes? Or should I keep looking, and am I even going about this the right way? Edit: reading around this sub I have discovered the existence of DSCR loans. I'm trying to use a couple kontakt libraries I got from the following website. I thought I'd be able to install them and find them in the browser the same as most libraries I get off of pianobook or wherever, but these had a specialized process shown in the guide here: https://www.strezov-sampling.com/article/Setting-up-libraries-powered-by-Native-Instruments-Kontakt-Player.html I added the serial numbers, hit 'add serial', and they show up in Native Access now. There is no big 'locate' button like in the guide, but just hitting 'install' gives me an error. Eventually i figured out if they're not installed, you can hit the '...' icon to get the 'locate' button. After I locate the files and select them, a message pops up saying that it's been successfully installed, but when I navigate to them in kontakt, it says the libraries have not been activated, and tries to direct me back to the native access app, which shows me that they're already installed. It's not the 'please install the full version of kontakt' error either. Is there something I am forgetting to do, or was the download or instrument faulty?

Let me preface this by saying I'm not talking about nutritional value, macros, etc., but purely the calorie number. For lunch today, I went to McDonald's and got 3 burgers (chicken, chilli cheese double & quarter pounder with cheese) and now it's 1am and I'm still full, haven't eaten anything else today, and those three burgers were 1200 calories. The chicken burger, for example, is 287 calories, using all normal ingredients, but try make your own at home (with sauce and cheese) for that same figure. The smallest white burger buns at the supermarket are 140 calories. Somehow the other 147 calories is made up of battered chicken and creamy mayo? How?? A teaspoon of my regular mayo in the fridge is nearly 100 calories alone. A Big Mac is 543 calories, and it's a huge burger. That's the same at 1.5 slices of a large Regina pizza. Idk, I guess my point is that fast food is always touted as this big bad thing that'll make you obese, and obviously while going there every day won't get your body the best nutrients, it's easy to eat controlled meals there. Same as Burger King. Their loaded fries are 379 calories. My bowl of Corn Flakes in the morning with no sugar is higher than that.
