Our AC died so we've gotten a handful of quotes for a new unit. We currently have a Trane furnace and will be staying at this house so paying a bit more isn't an issue. Our big thing is making sure we're getting the best bang for our buck and knowing if any units we should avoid.
House is 1400sqft, 1 1/2 storey in Southern Ontario.
The units we're considering
Keeprite NXA6 - 16 seer 2 ton - $5800 (10 years parts and labour)
Trane XR 15.6 - 15.6 seer 2 ton - $7100 (10 years parts and labour)
Carrier 24SCA4 - 14 seer (can be boosted to 15/16) 2 ton - $5000 (10 years parts and labour)
We were also quoted for an Amana system but haven't heard much about them so I wasn't sure if its worth considering them. The big upside of them is they have a lifetime compressor warranty.
I appreciate any and all advice :)

In Ontario. New washer dryer and laundry sink being installed. No existing hookups to the stack down here. One floor drain. Terrible layout with location of stack vs furnace etc. anyway...
Want to avoid having to excavate concrete floor. House is ~100 old. Ceilings are low, I would guess 6' to bottom of joist. Don't care about aesthetics down here. Worried about dimensions.
Is this correct:
  1. Length of pipe from the standpipe/p trap to stack cannot exceed 5'? Or is it 6'?
  2. A vent must be installed off this drain pipe that hits the stack at a point a minimum 6" higher than top of washer. Is there a max run length for the vent?
  3. This vent entry point needs to also be minimum 6" below any bend in the main stack.
  4. Can the lines to the stack have many horizontal turns as required? as long as they're 45s, or long 90's for the drains? Layout is very tough down here.

First time home buyer here in Ontario canada!
We just put in a conditional offer on a property that has a lot of rentals (hot water tank, AC unit, furnace, etc.) which costs approximately $230 per month. As part of the condition, we’ve asked that the owner buys these all outright, which is something his realtor suggested when we viewed the house. He accepted the offer but said that he doesn’t have the money to do this now and will need to wait until after the sale goes through to do this so he has the cash. My realtor assured me that this happens all the time and that we’ll have this in writing. Eager to buy our first home, we agreed and now I’m having doubts.
Many people I’ve spoken to have been concerned that the seller will walk away without buying the rentals out and ripping us off. Is there a huge risk of this? We’ll be meeting with a lawyer hopefully soon but it’s keeping me up at night. I know we could bring him to court because we’ll make sure to have this in writing but I want to avoid that as well.
Additional info: The realtor is the sister of the seller. They accepted our offer under the asking price. The deposit was paid under the condition of a house inspection and financing.

So Im in the middle of remodeling a whole house and the furnace is older and in a bad location. So I want to replace it and put the new one in a better location that will be right next to the large concrete pads outside and right next to the new electrical panel. My friend will help with the setup/install but Im a little confused since theres a thousand options now in brands and styles.
Basically Im looking at a heat pump/air handler for about 1,000 sq ft (all 8’ or less ceilings) to tie back into the old ducts. And a second mini split with a wall mount cassette for about 450 sq ft (with a vaulted ceiling up to 11’)
I know mitsubishi/hyper heat has a good rep but so far the model I think I need for the main unit is kind of vague on whats included, pricey, or not even in stock. I see a mr cool setup that similar for about 1500 less and its actually in stock so thats a plus. Im looking for the best prices but Ill spend a little more if its a better product and worth it.
Any good sources for suppliers for products or product recommendations? Every time I look I see something else that may or may work. Im in climate zone 5 in Michigan so Ill need them to perform in colder weather but I will have really good insulation so that should help. TIA

Hi! Thanks in advance for reading and any advice you may have.
In March, I moved into a new apartment. It’s a 2 floor Rowhome. I rent the first floor. I have a natural gas furnace. Have never had one of these before — every apartment I’ve lived in previously has been electric heat / central air.
I have a few questions: 1. The Pilot light goes out at least once per week. Sometimes multiple times per day. My landlord attributes this to heavy winds. He said he would go up on the roof to make sure the chimney’s cap did not blow off, and if yes, he’d replace it. If he did in fact do this, it still goes out constantly. Could this be a sign of another issue? What can I do as a renter?
  1. Now that it’s starting to get hotter out, I’m going to need the heat less and less. Thinking about my gas bill for the summer, what can I do to not pay for a hefty gas bill in the summer ? Should I shut off the gas from my supplier ? Shut off the gas valve at the furnace and turn it back on if temps drop to a point that requires heat? Let the pilot light stay constantly lit all summer?

There is a Vinces in our town as well as a zehrs. A local resident was raising concern's about zehrs and a representative from Vinces chimed in with some info I thought this sub might find interesting.
"Giancarlo from Vinces here. I can confirm we are 100% independently, owned and operated and do not have any affiliation with a major chain. That said, we do purchase a lot of national brand products often referred to as CPG for consumer packaged goods from Sobeys Wholesale and Loblaw’s wholesale. We didn’t originally start buying from these two companies, but the smaller independent owned wholesale distributors have been scooped up the five major chains in Ontario over the last 20 years, so unfortunately, we have very little choice on where to get those brands that a lot of our customers are looking for. We used to be able to deal with these national brands directly, but there’s been a ton of consolidation in those areas as well over the last 15 to 20 years and now the minimum requirement to get orders delivered direct to our stores is just so high that it’s no longer feasible. So this is why often people will say that we are more expensive on these goods. It’s because we have no choice but to buy it from the chain wholesaling divisions. When these mergers were happening, small guys like us were telling the politicians and the competition bureau that consolidation in this area is a dangerous thing… and the acquisitions we’re all still approved. Feeling like an idiot. Please help me get started.
Remote off grid recreation property in Northern Ontario. Used 1 weekend every month from April to October, with 2-3 weeks mid-summer. Hoping to use it more October to April. Temps, short stretches of -40, average winter temps of -20, summer highs of 30-35c (85-95f)
Don’t yet know enough to know what questions to ask, google keeps giving me pro level off grid setups for 365 use. First need is a new controller, but I can’t figure out what the hell I need.
Currently have.
Cheap 30a charge controller, either Coleman or Noma brand (came with trailer).
3x 12v lead acid batteries.
6 miss matched panels. 2 came with the RV, and 2 pairs of commercial grade purchased at auctions.
3500 watt generator, Crappy tire, don’t recall the brand. Has 12vdc, 120vac, and 240vac output.
RV has a 120vac-12vdc converter and charger built in when hooked to “shore power” the generator in my case.
Power consumption.
Propane fridge with 12v controller.
Various 12v lights, currently 50/50 but transitioning to all LED.
12v water pump.
12v Furnace fan.
1k watt cheap inverter, purchased to run the microwave, but my battery voltage drops too far too fast to work. This can stay a generator only item for many years.
Cell phone booster, I don’t own this yet, and have no idea of its consumption needs. Would only be powered when we're there, could be turned off at night if the furnace needed the extra watts.
A couple of trail cameras used as security cams, 12vdc powered. These might get batteries from emergency lighting systems and their own small "trickle charge" panels. 8 AA's lasts 2-3 months.
Goals.
Not have to disconnect stuff in the spring to get it working after the panels have been covered in snow for 4 months.
Seamless operation of the generator to use microwave and any other high consumption item for 1-3 hours in the evening. It also gets used to run high consumption power tools (chop saw, table saw, welder, etc). System needs to be smart enough to deal with generator input even if the batteries are fully charged and full sun on panels. However, power tools are powered directly from the generator. The system doesn’t need to handle the 15-20 amps of the tools.
Run the furnace overnight on battery alone.
Expandible as I can afford more batteries and panels.
Remote mount the panels to get them off the roof of the trailer and mount them 50-100 ft away on our fire gazebo/outdoor kitchen. Have power at the gazebo for the kitchen, possible hot tub (low consumption circulation pump to pass water through a heating coil in the fire pit.)
The smallest panel will be mounted due south at a very steep angle to maintain input power with 6ft of snow on the ground.
Ability to run power from the gazebo to 1 or more additional trailers for other family members. And to a storage shed/shop to power lights and charge power tools. I’m ok with needing additional lead acid batteries at each remote point, but they need to all charge from the panels on the gazebo. I don't yet know the lengths of these runs, but 100-150ft would be a good bet, 200ft at the outside.

I hired a building contractor who went bankrupt in November. He provided me with a paid invoice for windows. The window supplier is now giving me the run around. Do I have any recourse against the window supplier directly, or can I only sue my builder with whom I had a contract?
I’m in Ontario and the amount paid to the window supplier is below the small claims threshold. The amount in dispute with the builder is over the threshold.
My concern is that if I sue the window supplier directly, he may lie, then my builder will produce the receipt and I’m stuck.

I am sure to get blasted pretty hard for saying this but wanted to put this out there. On the outset I want to highlight that Gatineau is nice and we really enjoyed our time here and being able to more readily raise a bilingual family is definitely a plus. But this is purely a financial conversation I'm having here. I have noticed there seems to be a undertone of hatred on this sub towards people from outside Gatineau like me but yeah whatever it's like that in any city it comes with being part of a modern society where people move around for work and better quality of life.
I posted recently on this Sub about the convergence of Ottawa and Gatineau pricing. After a year of searching and seeing 60+ houses I'm convinced that the market here is about $150k overpriced for mid-quality and size and many of the houses here are not moving at this price level. We see the same houses coming onto the market and being pulled after they are unsuccessful finding a sucker. We see some listings have literally been listed and pulled at the same price +-10k 4+ times over the last year.
People talk about the commute times and they are right about that. We add an extra 10 minutes by buying in the comparable locations Ontario side, but the houses are actually nicer for these prices. And you save quite a bit in property and income tax. Even factoring in daycare and car insurance savings it's a better deal there now, provided you are OK with the extra 10 minutes commute. For me, the lower quality health care in Quebec balances out the commute time discussion.
It is true that the comparison isn't apples to apples. Like how can I compare a 2000 sq ft house in Nepean to one in Aylmer, commute times are generally still better from Aylmer, and Aylmer has nicer neighbourhoods in general right? There's a give and take but at this point we feel like Ottawa is beating out Gatineau for people who can afford at the mid-tier of quality and size.
One interesting thing about the newish houses in Gatineau that we've noticed is that a lot of the owners have literally done 0 maintenance nothing during their occupancy. So their house built in early 2000s is being sold for $700k+ needing new roof, new windows, new furnace. Almost every house we've looked at is like this. Early 2000s house sounds good on paper but they are often less maintained than your average 1970s built Ottawa house, which is sold well renovated at those prices.
If we look at Ottawa a lot of the nice newer-builds (~10-0 years old) have been dropping in Nepean, Kanata to reflect that the cost of borrowing has tripled. Stuff that was $900-950k before the rate increases are down at $750-$800k now. These are newer houses, sometimes even delivered this year (2024 new builds).
Meanwhile, here in Gatineau people are actually trying to ask more, after rates have tripled. We see houses that were selling at $600k during the peak COVID buying frenzy when rates were low now asking $750-$800k. At the same time, the Realtors here seem pretty scammy to be honest. They try to cherry pick comparables that support these prices when you know other comparable houses have sold for $100k less since the rate increases. The other issue is that anything that is reasonably priced seems to somehow get sold before it hits our lists, feels like scammy realtors colluding together to snipe anything worthwhile and trying to get the suckers to buy the overpriced stuff.
The dream is over folks, time to go back to Ontario. I know I'm definitely going to be told good riddance by a lot of commenters and am prepared for the blasting I'm about to get from y'all.

2024.05.05 17:21 ejholbs Hybrid (gas/pump) dual system, with pellet stove & evap cooler... excessive?

Reno NV, 1200 square foot 2 story 2006'ish built Tract house (unknown quality of construction/air sealing), 5,000ft for altitude, 100 degrees summer, 10 degrees winter. Unknown make/model of existing NG furnance and air conditioner (Gibson? My neighbor swapped his entire system out because no local techs knew how to work on these systems or challenging to get parts). Unknown make/model of NG water heater.
Just this morning, my NG furnance clicks on (something rev's up) but blower does not kick on so that got me thinking of repair...or being 20 years old, time to look at upgrading to something more efficient in today's world as compared to 20 years ago.
I like to "portray" myself as a DIY dude. But I do not mess with natural gas. Being a wood worker, I converted my 2 car garage to a wood working shop. Got one of those 60k BTU NG Reznor heaters I installed but had local contractor do all the NG lines, hookup, and testing.
I did purchase a Comfortbilt HP22-N pellet stove. But not yet installed due to a lengthy process of getting a permit (ANYTHING dealing with fire / smoke here in the Lake Tahoe region is heavily enforced due to fire dangers, for a good reason). Still have to do the pipe/venting and hearth. Should be good to go for this coming 2024 fall/winter.
I also LOVE using evaporative cooling in the summer time. When it's 100 degrees out with 10% humidity, my house stays around 72-75 degrees. So much cheaper than the A/C unit and it does remind me of a Carribean cool breeze on the beach at night :) When it rains and the humidity rises, it's 50/50 if the evap cooler actually cools but by that time, the outdoor temp drops anyways.
That's the back story. Existing NG furnance might be on it's last leg. With a pellet stove and evaporative cooler. I understand that the world is trying to get away from NG. I am thinking of the future. I plan on being in this house for the next 10-40 years. Getting too old to keep moving about :)
And yes...one day, will slap up solar panels. But one thing at a time. Mortgage and new car payment (2023 Ford Maverick hybrid) eats up the paycheck.
So here is my question:
I have a pellet stove heat, for backup purposes, not as primary. I have evaporative cooler for primary cooling. Is it worth investing into a dual-fuel system? I still have to calculate per hour for gas/electric. I did it once about 10 years ago but forgot the numbers.

I power on the unit. Thermostat calls for heat. Draft inducer motor turns on. And that is it. No glow from the ignitor. What is ... odd, I get no LED lights on the control board (status does not blink at all). I would imagine, if the draft inducer motor turns on, the control board is operating. Maybe just LED is bad. But I guess doesn't hurt to investigate pressure sensor and ignitor itself.
*2 hour later update*
problem solved! tested the ohms on the ignitor and that came to 74'ish, so that was operational.
tested the pressure switch and it was closed while draft inducer fan was running.
traced wires, reseated them, wiggled them. kapoow...operational!
found out....control board LED is actually busted. That is why it was not giving any indicator status.
Now that I am in no rush to replace, I can deeply research pro's/con's of hybrid new furnace. I still want to go that route as I know everything in this house is nearly 20 years old (gas water heater, furnance, a/c, etc). I believe, the 20 year mark is when folks start looking to upgrade.

Backstory: Recently built a new home, it has 2 HVAC systems (1 in basement, 1 in attic). The AC units are both outside, but the furnace/blower are in the basement and in the attic. I moved in in March so I only started the AC for the first time this week and it's super loud and puts a lot of noise/vibration through the ceiling and through the return vents that are located closest to the machine, one of which is pretty much directly underneath (and is the loudest). I called my HVAC installer, he came tinkered around with stuff for a few hours and said that's just how it is, that the fan works on high speed with the AC on and that's why there's so much noise and vibration vs when the furnace was on (and you can hardly heafeel anything). Basically he doesn't seem to want to do any more work so he's washing his hands of the project and moving on.
I was wondering if there's any way for me to reduce the noise and vibration from this unit myself. I've been reading online to put vibration pads (i found some black/blue ones on amazon but they seem pretty thick, and I'm not sure if I'll be able to lift the machine up enough to fit them underneath).
Couple of questions:
  1. Is it even safe for me to pry up the machine a bit and try and slide these under? Picture attached, right now it's sitting directly on tile). Not sure how I'll even pry it up, the only thing I could really find is some air pump pads which I can try and slide underneath and then pump up to lift it up a bit. But I'm concerned that this could affect the duct work if it's moves too much? There's not much room above the unit either.
  2. Is there anything else I can do to reduce the noise and vibration? In addition to or instead of putting these pads on. Any products to reduce overall vibration and noise without putting the units at risk of damage?
Any help or ideas would be appreciated! I live in Ontario Canada if that matters!

Hi, this is my first post, so sorry if I missed anything. Our HVAC was working well until yesterday, but now it isn't. We tried to turn on the AC and no air flow comes through the vents, not even circulating air. The outdoor compressor moves when I turn on AC, so that should be fine/working. I go to the basement to look at the furnace, and the insulated refrigerant line was frozen. I let it defrost last night, turned the whole thing on and off this morning, but it still doesn't work. I think the evaporator coil is frozen(?) but I don't know how to open it and check it. Air filter is changed every 1-2 months, and is clean too. For now, I turned off the light-switch like thing next to the furnace (when I turn it on, a red light turns on inside the furnace). I am making sure the other vents are not closed either. Should I just wait a little longer for the possible inside ice build-up to melt?
We had the same problem two years ago, and a specialist came and fixed it instantly but cost us a lot. I hope its just a simple maintenance issue that even I can fix, but if not, please give me advice what do do/say to an HVAC technician to get it fixed and not get scammed (The 1st company we contacted to get it fixed 2 years ago told us to just get a new unit that costs $10,000+installation and turned off our whole system and left us in the summer heat, so I would like to have some knowledge and don't get scammed).
I also have the manual, so if I should post that too, I will.

Failed business and losing hope
39 male from S. Ontario
At a crossroads on what I should be doing.
I’m at my end financially and emotionally
Long and short is I went all into a restaurant last year.
Thought I could make it work while I was working my regular job but it failed.
I’m exhausted and overwhelmed.
All my lines of credit are maxed, sold my condo (was a rental) , cashed out my TFSA and have pretty much nothing to my name (have about $40k in my RRSP).
I currently owe
$90k to various lenders (small business loan, unsecure LOC, credit cards)
$20k to CRA in various remittances for payroll CPP/ EI / HST
$30k to the landlord who is now starting to take legal action
$10k to misc businesses (utilities, food supplier, equipment supplier..etc)
$15k to friends and family
While some of these debts are tied to the business, the bulk of them are personally guaranteed to me.
To top it off, my wife and I are divorcing and I’m being kicked out of her house (I moved into her condo when we got married a few years ago). She often sleeps at her sisters place so we don’t have to interact with each other. For the most part we kept everything separate from the start and it was all of her furniture. It will be a clean divorce as we didn’t even have a joint bank account or credit card.
The good news is I have a decent job with a company car working for a major consumer retailer.
My salary is $120,000 with a $10,000 bonus each year.
Either way, I’m trying to figure out (3) things right now
Clearing my finances. I’m trying to stay above water on all the payments and trying to prioritize what to pay down first. I’ve been debating declaring bankruptcy but that will hinder my ability own my own place again (and hopefully date)
Getting out of my wife’s condo and finalizing the divorce. I honestly don’t even have enough money for first and last months rent to get out. I’ve been trying to come up with a solution but most places don’t accept pets (I’ll be taking my cat). I’m hoping I can date again and hopefully get married and have kids but that seems so far down the line. I’m worried I’ll be homeless soon
Acceptance of my failure. It seems like all my co workers and friends are successful in their lives. Own a house, have a few kids, go on vacations…etc. I have none of that and it will take years for me to even get to that point to even consider it. I struggle a lot as I once had that (minus the kids) and try not to get too jealous or down on myself when I hear about others successes. It also pains me that I owe money to my friends and family and it will take a long time if I could ever pay them back.
What do you guys think I should do?
Tldr - owe $165k and have no assets from a failed business. Feeling depressed and will soon be divorced and possibly homeless . Starting life again at the bottom @ 39 yrs
