My father passed in January. I do not have contact with my two sisters due to toxic and their money hungry obsession. The oldest was living with my parents due to financial and mom passed back in 2022. She has an extensive criminal history and honestly afraid of her.
A lady came to my house a couple weeks ago through Care.com. She said she had sold real estate but was looking into new endeavors. Her father is an attorney and they were able to find out the probate hearing is next month and who the attorney is. My parents made my sister’s co-executors. My mother and I did not have a good relationship but my father got trapped in the middle but he had been closes to me. This attorney graduated with my sister and I actually fired him as my work comp attorney for several reasons but mainly because of his made up story of how I needed to hire him as my disability attorney. I taught so we don’t need attorney’s. I got my letter two weeks after applying.
The lady who came to my home told me I needed to hire an attorney. My oldest dog who will be 4 on June 1 had been really sick and had bladder stone removal surgery and then her bladder ruptured and Jefferson did life saving surgery and said it was a miracle she survived. She is finally back to herself and I have been feeling so blessed.
A couple hours ago I was on Marketplace. I look through it when dealing with pain until it chills down. I click on a cart and see it was posted by my oldest sister so I clicked on her name and saw all these things of my dad’s that she had posted on there to sell. Seeing my dad’s clothes is breaking my heart. I can’t believe they were not donated. Seeing his shirts for $2 and groups of shorts for $5 just reminds me how heartless they are. I know they would be splinting the proceeds. Heck this same sister said she was traveling and going to Ireland with money she got after he passed.
I guess it’s time to contact an attorney and face because I need to stop running. Anyone know of any decent ones to contact?

Hey! I just wanna ask for an outsider's perspective. Apologies in advance if lengthy.
Sooooo I am under a VA agency na okay naman chill lang. They use Time Doctor for tracking purposes nga lang. Goods naman ako sa client ko nung una and goods ako sa pamamalakad. Sahod? I'm gonna put it in dollars nalang, if you convert, it's around $490 per month, bi-weekly sahod and it's a full time position. Monday-Saturday ang work ko. At first medyo alanganin ako pero I was like okay since ang hirap maghanap ng client, and for experience and all of that stuff. Magaan din naman yung tasks (at first lolololol) Niche is real estate and property management assistant, like kung sa BPO man ito ako lahat ng campaign at LOB x10.
First few weeks may 1 or 2 na pending kasi napprioritize yung mas important, but natatapos kinabukasan which is okay lang naman. Never kami nag uusap ni client ko na as in 1:1, once lang tapos puro mention and messages lang. Not until yung 5 primary tasks naging 12 ata pucha hahahaha and it's not the number of tasks yung problema ko, it's the number of steps per tasks and the number of people I have to do it for ang problema ko.
Say for example creating a lease agreement for a new tenant. May template sya so okay di na mahirap yung part na yun. Problem is the steps for that task. First creating a profile sa CRM ni client for the tenant, and then text the tenant the password, upload the lease sa another CRM and then sa bawat signature field assign it to the signers. Now the lease is 25 pages long, and I have to do it for 10-15 different people. Bwenas pa kung magulo utak nung tenant syempre papalitan ko na naman lahat ng details. What if lahat sila magulo utak? It takes me like more than half the shift alone and then magtatambak pa sya ng ibang tasks na dapat din daw matapos within the day. Another one is regarding sa delinquent rent, again may template BUT I have to do it say, for 60 people. So that means I replace the template 60 times with 60 different details, and upload it 60 times to the CRM for signature stuff and then download it, send it to the tenant plus text them about it. It took me the entire shift plus OT na 5 hours to finish it, kasi may mga stops because not all the info na naibigay is accurate. Mag aask ako kay client, hours bago pa magreply so I have to pushback sending some notices, just to be sure lang kasi legal stuff yun.
Kanina, nagkaroon ng management meeting, nagcomplain na daw sya sa deliverables ko. So I explained my side and I still owned up to it. Pero well syempre at the end of the day, pag nasa agency ka, best interest ni client ang priority nila. They asked me about my productivity bakit daw mababa kung sinasabi ko na natatambakan na ako, and I straight up said na I sometimes just step away nalang from my desk kasi nabuburn out na ako. Baka naman daw di lang ako marunong mag prioritize, wdym everyday pumapasok ako 300+ emails ang inbox ko even on rest days or outside shift nagfoforward sya ng gawain to the point na di ko na alam uunahin. Tapos everything is urgent sa client and then sinabi daw nya na doable naman daw yun in 8 hours. Ilang beses ko rin sinasabi sa EOD Report mga tulong na kailangan ko and yung mga need ko pushback to make way for the most important things, di pala sya nagbabasa non. Chinachat ko rin sya sa Gchat with mention pa pero again hours bago sya magreply. But if you look at his schedule sobraaaang luwag na as in kaya nya magreply agad. Should I continue?? I feel like I'm wasting my time
I have a 2nd client who pays higher and cold calling lang ginagawa ko don, di pa micromanager. It doesn't matter how many dials as long as may dials.
EDIT: Umaga pa pala nag email si client sa agency, kinausap nila ako pa-EOS na with no heads up or even just a meeting marker. WF pa ang pinachat sakin to join the meeting, nagulat nalang ako na may ganitong ganap.

I already made a similar post on JapanFinance but haven't seen any responses so I figured I cast a wider net and ask in here as well. Arrived to Japan around a month and a half ago on a 2 year student visa, got myself a yuucho account because from what I read it's the only one I could get for the first 6 months if I have no job, which I don't.
The people on the real state agency I used told me that the rent payment was going to be automatically deducted from my yuucho account so I deposited money before Golden Week and didn't check if it was deducted or not. Yesterday I got a message on my cellphone asking me to please pay this month's rent, I asked the real state agency and they didn't respond until later that day when I told them I've gotten a letter telling me the same thing, on the letter there was a bank account for me to make a transfer, so I went earlier today to make the transfer, and then the cashier was like, "you are classified as a non-resident so if you want to make the transfer is going to be a 7000 yen fee and it'll take a few days", the letter ask me to pay by tomorrow so a couple of days would be a little late for that, also I prefer to avoid paying such a fee. I told this to the agency and they told me that I could go and make a transfer using an ATM, so after class I went to the bank again and tried to do a transfer using the ATM and was denied since it asked me for my cash card and I'm guessing it was the same issue I had earlier with the cashier. So atm I have the rent in cash ready to pay, but how do I pay it? (A little note, my rent is over 10万 that I read on other threads that's the maximum transfer some banks allow, but again in the ATM I went it didn't even let me do anything, not even input the recipient's info)l.
TL:DR How can I pay rent/do a transfer if I'm considered a non-resident for the bank?

We just became self managed and the real estate attorney on the first home sale did not give us the buyers info like name, email, phone, even though we requested it twice. Is that typical? Also below is a copy of our estoppel letter. Any recommendations on how to insure that lawyers actually print out the Bylaws/CCRs/AOI and give it to buyer at closing. I know they forget sometimes because when I bought my house 24 years ago, they did not have them for me and dumb attorney advised me to sign without reading them. I spent 2 hours reading every other document and didnt' understand what an HOA was when I was 22 years old. . Should we FAX over 32 pages or spend $7 to mail over the documents? I really do not trust them to get it right. Should we withhold the letter until we get buyer info? Afterall the buyer is charged a fee as well so technically we do need their info.

2024.05.14 11:20 WolfMaster1997 My systematic approach to high-value B2B lead and deal generation / GTM.

In this post I want to break down how I think about and how I build custom B2B lead gen eco-systems that are designed to engage a cold prospect, educate and help them to then turn into $XX,XXX deals.
I'll share the metrics and best practices from my own experiences from working with around 20 b2b companies with varying deal sizes, starting from $5k marketing packages, to $90k/yr fintech solutions and $200k software dev & IT deals. If you don't agree with my approach, that's fine, there's multiple ways to skin a cat.
Fundamentals are mostly the same and we can split it in 3 main parts.
  1. Traffic acquisition
  2. Nurture & education mechanism
  3. Conversion mechanism.
Where most businesses go wrong is that they try to sell their expensive service to a cold prospect.
That might look like cold emailing and cold "linkedining" (new term) prospects an offer or asking if they're interested in this and that, on the spot.
This is not a good approach for one simple reason - no one want's to be sold to. Not to say that this direct approach doesn't work, for some it works good enough to stay afloat, but it's not something you can use to drive real, inbound interest in your services. Selling to prospects that you get on a sales call from 1 email or DM is extremely hard since you have to do the heavy lifting to educate them on the call and then you also have to sell them.
My goal is to turn this dynamic on it's head. Yes, we want to reach out to cold prospects. Yes, we want to run ads. But not to sell immediately. Rather, we're inviting and getting those prospects into our ecosystem where if they go through your educational materials like reports, case studies, how-to's AND have a real pain, they will come to you to solve it.
Let's break it down.
Traffic acquisition.
There's 2 channels I use to acquire traffic. Sometimes I use both, sometimes one or the other. For the most part that depends on the TAM and what we're selling.
1 - Paid ads (LI and META) are great if you need volume and your deal size varies between $5k - $20k. If you get it right, it's a system that scales easily so you can control demand and growth fairly easily too. It's also very quick and easy to troubleshoot since you can change a variable and see the result in next 3 days.
The ultimate goal of paid ads is to get as many people in your funnel as possible. The only logical way to do it is using lead magnets. Industry specific reports with unique insights that only your ICP would care about, easy-to-code tools that only your ICP would find useful (calculators work great for me), guides and courses made to solve a very specific problem, you get the picture.
We're giving away this free value in exchange for their email address. I can already hear people yelling "But giving away stuff for free only attracts freebie seekers" That's because you don't have a mechanism in place to convert that opt-in into a deal. (I'll go into in the next sections)
To make a great lead magnet I follow this mantra:
  1. Has to be industry and role specific
  2. Has to solve 1 painful problem for the lead
  3. No surface-level, bait-and-switch teasing BS. (using lead magnet as a sales page is a big no-no)
Lead magnet is your chance to build rapport, show your competence and build good will by actually helping your prospects before you ever speak with them. USE IT WISELY. I see many businesses only tease the solution. My advice - give away all your secrets. If you're vague, your leads will think that your approach is basic and you won't capture the interest.
For us, around 20% of lead magnet leads opt-in into the next step of the funnel where we ask much more details. Company name, website, name, phone, etc, etc.
Do this step right and you'll get leads from your ICP opting into your funnel in droves, for cheap.
One little hack I do whenever I launch lead magnet campaigns is create 5-10 lead magnet ideas, create the ads and the landing pages, but don't create the lead magnet itself. Then run ads to those 5-10 lead magnets and see what your cost per lead is AND see what quality leads you attract. My baseline KPI's are sub $15 CPL on the initial launch and 3 out of 10 leads be real, actual companies that fit the ICP.
If you hit that initially, you can reiterate on the ads and the LP and get your CPL way lower.
2 - Cold outreach (LI and email) is great if you're after high ticket or enterprise level deals.
Cold outreach is great for huge target markets and/or very high value accounts. You won't reach Elon Mush through ads, but you could through cold outreach.
Instead of blanket-spamming 10k leads that might or might not need our service we do this.
  1. Score companies based on fit (we use AI for this on scale by giving it bad fit examples, medium fit examples and great fit examples while also describing why each is bad, medium or great. Then we ask to output a score from 1-10)
  2. For companies that score 7 or higher, look at buying signals. Recent hires, open positions, growth or decline, recent funding, featured in news (why featured in news?) and, of course, technographics.
  3. Companies that display positive signals AND are a fit based on scoring, we send a personalized message automatically.
90% of this happens automatically at this point, but don't get confused - it's not AI copy that gets sent out. We have a general template and framework that we base our messages upon and AI fills in the blanks. All that is based on what information we find on the companies and what state they're currently in.
"Hey Adam, saw that Houberz is looking for an engineer with deep understanding of X. I know first hand how hard it is to fill such roles.
I have a case study on how we did Y using X technology, thought you might be interested in giving it a quick read before you pull someone onboard."
This is the general gist of it. Combine it with reaching out to leads that are likely in-market and you'll average 15% reply rates. Blast 10k emails to random list and you'll get 0.5% - 1% reply rates.
That is how we get qualified traffic on the front end.
This is how we convert it into deals.
1.1 - Paid
Once you have people claiming your lead magnet, the magic happens on the thank you page. I've seen many people just have a generic thank you page that does not prompt the next action.
Wasted digital real estate.
Instead of leaving it blank, we either have a call booking page where we pitch a non-sales call that would help fix the lead a specific problem or a signup page for a live workshop.
2nd has higher opt-in rate, but has longer time-to-deal, 1st gives you 1-1 time with high value prospects, but is more expensive..
Ideally, run both. Best of both worlds.
On top of that, when someone opts in and claims your lead magnets, you can then email them on a regular basis as part of your newsletter which gives you another channel to nurture leads and throw offers their way.
2.1 - Cold outreach
As soon as you receive a positive response to your lead magnet offer, you send it over, find that person on LI and connect (so you have another channel and they see that you're a real human) then ask if they're struggling with a specific problem that your service can fix.
If they do, great, share more case studies, share how they could solve the problem themselves and then soft-pitch a meeting in which you propose to "continue the conversation"
For cold, each convo will be different so you will have to come up with helpful and relevant email responses on the fly.
Remember speed-to-lead. The faster you answer, the higher the chance of you pushing the lead to the next step of your funnel.
So do you need both of these acquisition channels? Do you also need to post on Linkedin and dance on Tiktok?
Depends on your business. Generally, the more eyes you have on you, the more deals you'll close. These two channels are foundation for myself and any business I consult, but to supplement that and build credibility, we're also heavily investing in LI organic.
Why? People who watch your ads and engage with your emails will check out your LI eventually. If it's barren, you won't leave an impression. If it's packed with valuable, funny, insightful and humanizing posts, not only your leads will connect with you, but they'll feel compelled to engage.
So it's not one system or another - it's all of them working in cohesion.

Hi all! Hopefully I chose the right flair.
I just finished reading this book and I just need to share it someone.
Jeferson Tenório is a black Brazilian writer and his romance The Dark Side of Skin provides a very good insight into racism in Brazil, especially in the south of Brazil (the whitest part of the country with... questionable ideologies). It's fiction, but the topics are very real. I had to take breaks between reading sessions because it got to me so bad. So not a light read, but the way Jeferson is able to place us in the character's skin is MASTERFUL. This book got Brazil's equivalent of the nobel prize for literature and it shows.
The book is written as a "letter" to the protagonist's father, a school teacher who was assassinated by the police. The protagonist tells the father's story and by doing so constructs an entire biography of life in Brazil as a black person.
I recommend this book to any non-Brazilian interested in understanding how racism plays out in another country. And for Brazilians, I recommend it especially because it has seen attempts from politicians to ban it from schools' reading list. This is how I found out about the book. Politicians are using the sexual scenes within the book as excuse, saying it's too erotic, in an attempt to censor discussions on racism from schools.
I would be so happy if they fail and students are exposed to the reality of black Brazilians. And I would be very happy if the author got support and the book got more visibility.
I read it in original Portuguese, but an English version (as the title of my post shows) and even a Mandarin and an Italian version are available. The book isn't long. Please give it a look!

Eventually he began refusing food. The new lord of Longtable would not eat anything his cooks set in front of him. In spite of his ever present pains, Dorian began going to the kitchens, reprimanding the cooks for their failings. He knew his brother well and knew his palette, and began ordering them to make his brother’s favorites. When he felt they were making mistakes, he interrupted their work himself. He was a stranger to the kitchen, yet would criticize how things were cut too roughly, spiced too little or too much. He was a terror to the cooks, yet they could not refuse him.
His attempts to intervene were however hampered by a newfound aversion to heat. The sound of the hearth, of boiling and searing, the general sense of warmth around him made him nauseous and caused his movements to seize up. Still, he went to his brother’s bedside every day, and afterwards he forced himself back to the kitchens. His sister, Lydia, tried to stop him at first, but soon found her protes fell on deaf ears, and so joined him, if only to leash him in when he went too far. Finally, there was only one dish they hadn’t tried; the dilligrout they’d once served to the late King Mern. Every time it was made, it came out wrong. It soon turned out the cook who had served them that evening six years ago had since retired, and his exact method had never been recorded or taught to anyone else. Dorian would first invite the man to Longtable, then summon him with armed knights when invitations were refused.
Theomar, the man who appeared before him, was a sorry sight, looking frightened and confused as he was taken to his old workplace. It was explained by his sons that he’d been growing senile even six years ago, often snapping at the kitchen maids under him when his memory failed him. Since then he’d gotten worse, seldom eating, let alone cooking. Something in the old man’s eyes did seem to brighten for a moment when the sounds and smells of his old kitchen surrounded him, and Dorian ordered him to make dilligrout. Before long that faint spark had been drowned out by tears. He would start boiling capon or crushing almonds, only to leave the job half-done whenever he had to fetch something new. Serving maids were put at his disposal to bring him ingredients, yet an ingredient ordered would be met with a reprimand as he seemed to forget which dish he was making every few minutes. Finally Dorian snapped at the man, grabbing him by his collar and shouting accusations of treason against House Merryweather. By the time Lydia could restrain him and try to apologize, the man was a wreck on the floor. After watching it for a while, waiting for the man to get up and continue his work, even Dorian was overcome by pity and shame for what he’d done. The old cook was praying to the gods, begging forgiveness for his failings. Dorian began to realize he’d broken a great man down and would himself beg forgiveness. He offered the man his old cook’s quarters back for the rest of his life, and promised his sons that his maester would tend to the man in his old age, that he would be fed from Longtable’s stores.
At this point, he resolved to make the dilligrout himself. Through it all, Bennard was barely clinging to life, or rather being tethered to it by the will of others. He could only be fed when drugged down by the milk of the poppy, and the more often it was used, the less effective it became. Every day Dorian braved the kitchens, yet he could not recreate the flavor of that wonderful night. It was by the grace of the gods, perhaps with Theomar as their vessel, that Dorian would even come close. The old man could no longer cook, but over time he began to wander into the kitchens and sit down on a chair. At first Dorian thought the man only sought the warmth of the hearth for his weary bones, yet he discovered it to be more than that. Theomar’s eyes were like clouded glass, yet they brightened every now and then, hearing almonds being ground, smelling capons searing in fat, as though it was stirring the kitchenmaster of yore back to life. Eventually Dorian began to walk up to the old cook with his ingredients, bidding him to smell or taste small portions. Sometimes he got simple instructions out of it, ‘too coarse’, ‘too sour’, ‘underdone’. Som times a mere nod or frown was all Theomar managed. Over the course of a couple of days, Dorian put together one final attempt to get the dish made rightWhen he arrived in Bennard’s chamber, he was met with a look which brought forth discomfort that no flame could produce in Dorian. Plainly, raspingly, his brother asked him why he wouldn’t let him die. It was easy, Bennard reasoned. All Dorian needed to do was wait and become lord. The words almost made Dorian throw the dilligrout on the floor. Almost. He placed two bowls on Bennard’s table, the dilligrout and one brimming with milk of the poppy. Dorian told his brother to make his choice. If he sought death, Dorian would let him, but he would not hear that it was an easy thing, watching his brother die. That evening, the milk of the poppy was carried away by the maester, the empty bowl of stew taken to be washed in the kitchens. From then on, Bennard ate what his brother brought him without complaint. He lasted just into the new year, dying on its tenth day. In the predawn gloom of the twelfth, Theomar died in his sleep
Dorian took up his lordly task joylessly. His old wanderlust returned, spurred by the horrible memories that now stained Longtable and the reach itself in his mind. The final straw came when their new Tyrell overlords, insisted on him marrying a lady from a dornish house. His previous betrothal had fallen through, as the parents of his western bride had not wished to draw the ire of the Targaryens by maintaining an old alliance meant to oppose them. Instead of obliging, he boarded a ship from Oldtown going east. It stopped only briefly in Planky Town before going to Tyrosh. Noting him to be a nobleman, a few of the city’s wealthy men would host him for a while, though they quickly lost interest when his lack of knowledge of trade became apparent. After that, he spent time in the markets and squares where the common people lived. His old curiosity was piqued, and he decided to embark on a quest of learning, fashioning himself another Lomas Longstrider. He moved on to Myr, and the experience was much the same in broad strokes, a few rich men showed interest and quickly lost it. As he’d visited the dye markets he went to see the city’s famous artisans at work. One thing was notably different, he met a Tyroshi woman with green-dyed hair, going by the name Maryah. She was a trader, and the two had taken the same ship to Myr. She had been to Myr before and showed him many of its secrets. They spent an entire day in one of the vast delicacy markets so she could show him the many tastes of the city. Having no plans in advance, he asked where she was headed next.
Without a second thought he would join her on a journey to Lys. He soon understood it to be a test. It was not long before she teased him, speculating he’d only joined her for a chance to see the famous pleasure houses. Evening after evening they stayed in the city and Maryah would tease and test him over the matter. Finally he told her he’d renounce his betrothal for her, that there was no one else in his eye. She laughed, replying he would not have to. The next morning, Dorian awoke to find that she was already up, the green washed from her black curls. Maryah had in fact been Joanna Dayne, his dornish bride to be, having traveled the same route as him ever since his ship stopped at Planky Town to refill its food and water. She was already quite familiar with the three closest free cities, having served as a dornish envoy on behalf of its spice traders. As they planned their return to Westeros, Joanna asked him what else in the world he wanted to see. Within a few moons of being wed, they left Westeros, not to return for three years.The journey was what his mind needed, away from the Reach, its knights and tapestries, hunts and tourneys. Ultimately, the lords and knights of his homeland, for all their songs and poetry, lived every day in preparation for war, frivolous though the preparations were. Joanna showed him a different world, the remnants of Old Valyria. War was to be sure inescapable. Wherever they went, there were soldiers, tapestries, contests of arms, and yet the cities housed something else as well, a boundless potential for creation, commerce and growth.
Thanks to Joanna Dayne’s knowledge their stays became far better planned, and they could enjoy the hospitality of wealthy locals far longer. She knew how to talk about the spice trade and similar matters, and Dorian began to pick up on it. On their second stay in Myr, he procured a great deal of fine parchment and began taking notes, everything from negotiation tactics and the prices of cloves or red peppers to court customs, as well as more eclectic pieces of knowledge, details of running an eastern estate, descriptions of technological marvels he had never seen in Westeros, and ingredients in the local food. By the time they neared Qarth he had quite the list of recipes, among other things. There he was even able to learn a few all the way from Yi Ti, as some local cooks catered to merchants from the Golden Empire. On their journey home they’d end up taking the opportunity to see the newly made port of King’s Landing. By that time, a third member had joined their journey, their infant daughter Florys. Having left Longtable in the care of his sister and steward for three years, Dorian finally accepted the responsibility of running his ancestral home.
Longtable was considered to rule over some of the best lands in the Reach, ideally situated along the river with abundant soil which could provide two grain harvests in a year. Having seen the estates which supplied the great cities of the east, Dorian was all too aware of its comparative shortcomings. He found that the abundance of the land had a counterproductive effect, breeding complacency and carelessness. From his grandiose tour of the east, he went on a painstaking tour of his own lands, trying to get an overview of everything he ruled over. He paid the citadel a fee to send him half a dozen maesters in training for a season. These young men, literate and numerate, would serve his own maester in conducting a survey of the land, giving Dorian account of all resources at his disposal as lord. The results were quite varied.
Some peasants were found to have remarkable agricultural insights which they had no way of writing down, entirely reliant on passing the knowledge to their children. Knowing the risks of such a method of transferring knowledge, Dorian ordered such insights recorded. In other places there were farmers and communities who were unwittingly exhausting their soil. Instances of lack of fallow land, excessive grazing by cows and lack of crop rotation were also made note of, followed by edicts against such heedless practices. Septons, sheriffs and tax collectors were given written copies and were obliged to read them to the peasantry wherever it was deemed necessary. It also became part of the obligations of farmers to plant a set amount of clover in their fields and pastures, a practice some had taken up on their own but which had already become a standardized law among the estates belonging to Myr and Volantis. Irrigation was expanded and land inheritance was reformed to prevent the splitting of fields past a certain threshold.
Lord Dorian was not always successful. Some eastern ideas had been useful innovations which improved conditions across the board. In time he learned that the peculiarities of the westerosi system were sometimes necessary for the sake of stability, not merely the misshapen fruits of ignorance. His attempt to enclose part of the common lands proved abortive, as it nearly caused a peasant rebellion. A procession of aggrieved smallfolk headed for Longtable had to be dispersed by knights, armed with wooden clubs to prevent needless bloodshed.Two men were hanged and five sent to the wall, but the reform was thereafter abandoned, leading the populace to calm down. Dorian was not much of a military leader and had not wielded weapons since the Field of Fire. He became aware of his need to bolster his forces, a notion reinforced by the establishment of the Black Roses not long after his return, and again with the Kingswood Catastrophe
In the meantime, he and Joanna raised a family together. Three more daughters would be born healthy, with a couple of miscarriages and a stillbirth in between, also a daughter. Their travels did not entirely come to an end. In 13 AC they would tour the northern free cities of Norvos, Qohor, Pentos, Braavos and Lorath, which they had missed on their original journey. The lion’s share of 17 AC was spent on a journey to the Summer Islands. At other times they would make shorter journeys around the Seven Kingdoms, where they felt more secure in bringing their older children along. Whether it was visiting Joanna’s family in Dorne, tourneys and feasts in the Reach and West or even one trip to see the wall, a nameday wish by Florys, they were often on the move. The growing rift between the two queens and their children was a situation Dorian would watch with dread in his heart, remembering keenly how a generation of young men had been brought to the field of fire. To his mind, the Targaryen rule ought not go to waste. Like Valyria of old, it had begun with fire and blood, yet similarly peace and prosperity had followed in its wake. If only the dragons could stand united, perhaps another long peace like the one the Freehold once enjoyed could again be established. If not, another century of blood was upon them. Under Dorian, Longtable became a place where he sought to bring together people from across the kingdoms and forge unity over the dinner table, an attitude which somewhat vexed and confounded his more militaristic daughter and heiress, Lady Florys. Even amid her questioning of the viability of his peaceful ways when surrounded by those who would make war, a terrible sight would steel his resolve, watching the Mander burning green, every bit as terrible as the flames from twenty one years prior. That night he made a simple vow, never again.
The League of the Cornucopia, he would name his little group, a gallery of lords and ladies whose acquaintances he’d made over the years. With these fellow gourmets he would share the culinary knowledge he’d gleaned from his journeys in the east and west. Most unusual for a lord of his rank, Dorian came to spend a great deal of time in his kitchens, testing out recipes himself. On occasion, the dishes he served to his guests for these small, intimate gatherings would be the work of his own hands. The membership did vary from time to time, both based on who could make it and who he sought to bring together. Rather than a fully closed circle, the League is more like a form of feasting, only it’s done for a much smaller crowd, without the public spectacle. Such occasions allowed for more refined foods which did not need to be served to hundreds and kept constantly warm over the course of hours like some common tavern stew. It also opened up an arena of more intimate diplomacy and negotiation for those who sought it, hosted on neutral ground by a lordly mediator, free from prying eyes.

I can’t have any contact with peanuts and I am terrified of them due to some bad experience ms ending up in the hospital. I have my shots now on me all the time. It is not exactly airborne but I could have irritation and if it for example touch something that had been in contact with peanuts i could have swollen eyes and itchy nose and throat. Ingesting is fatal.
She is 14 and has no respect what so ever for my anxiety. My bf and I moved in and she lives with us every other week. Now I told my bf that I don’t want her here because she is not respecting my boundaries. But that I understand that he doesn’t want to live with me in that case we could revert back to him being with me when he doesn’t have his daughter. He got very upset because he said that he loved me and wanted a real relationship and to live in one home.
So I told him that maybe he should be with someone who isn’t allergic then. He thinks I am being very unfair. He said well, she will probably hate the next one too and the next and the next because she wants her mom and me to be together again so it wasn’t “me specifically” that she dislikes. I said that maybe he needs to take a break from dating then until she is onboard but he said that he couldn’t be single just because his daughter wants him to. Before me he was single for 6 years and that wasn’t good enough.
Before we decided to move in together, we have done some “trial” living together and never once did his daughter do anything about the nuts. But now for 4 months she has always peanuts with her. I don’t know why she is doing this. I thought we were cool. She just smirks and says maybe if you are so allergic, maybe you’re not meant to survive(a stand up comedy bit from Louis CK)

Hi everyone! Thank you so much for really caring about a stranger with a dilemma. I was glad that I wasn’t wrong in my guts. I told my bf that I wanted to break up.
He was very sad and tried to reason with me. He suggested that we could live separately. His daughter will soon be an adult. I told him that being 18 doesn’t guarantee that she leaves the nest nor that he stops being a father either. Any time she could come across hardships and wants to move home and she needs to find that home. She couldn’t have it with me.
And about living separately, while it is fine now and some few years ahead. What about the future?
He was silent and listening to me. I felt overwhelmed because I love him. He said that the only way his daughter will be happy is when he is alone. She is in therapy but she has not shown any regards for her father or his life. She seems to not see him as an individual with feelings. He is just a father. I didn’t know what to tell him and just said that she probably needed time to grow up.
Until he moves out, his daughter is not allowed to be in my apartment. She called and threw a tantrum about her father choosing me instead. That she has the right to live with her father every other week and this shouldn’t change. I didn’t say anything, they need to fix this as a family, I am not a part of this family anymore.
He rented his apartment for a year’s contract so I don’t know how he will manage to find a new or terminate the lease so he could move back to his old apartment. Anyway he is staying here for a couple of months.
I am very sad that this beautiful relationship has come to an end. But I need to think about myself now.

Know you made the right choice for you, your health, your safety. As someone said in your other post ‘you may love him, but you probably love breathing more’. I think you’re right about his daughter never accepting his partners. He needs to address this with her in therapy. I hope her therapist knows about the peanuts because her behaviour is truly disturbing. I’m so sorry your relationship had to end.

I feel so bad for you and your boyfriend. I feel like he is stuck between a rock and hard place regarding his daughter. I know people are saying he should discipline her or this and that, but it sounds like it wouldn't work and that she would likely escalate. I work with kids like her. Hoping her not being able to live with her dad the next few months will be a wake up call for her but in my experience I doubt it. Good luck to the both of you, especially him as he has to deal with the fallout. Not your monkey, not your circus anymore.

The Reverend Dr. Martin Luther King, Jr. is without doubt and still is to this day one of the most influential, powerful, and iconic figures in American history due to his steadfast and nonviolent commitment in the fight for Civil Rights, Equality, and Justice during Jim Crow Segregation in the United States. The highlight of his career as an activist came in 1963 in which he delivered his famous "I Have a Dream" speech in front of Lincoln Memorial in Washington, D.C. in which he envisioned a nation in which his children will be judged not by the color of their skin, but by the content of their character. This resulted in the Civil Rights Act of 1964 to be passed. Even after his assassination in 1968, his legacy inspired many similar Civil Rights Movements around the world.
Today, Martin Luther King, Jr. is hailed by both sides of the American political sphere as a beacon of hope on how to fight for justice and equality for all during turbulent times. But it's the Conservatives who constantly claim that they truly support him and follow his dream, especially in modern times and they've expressed it in a rather whitewashed and partisan fashion. The most obvious being their use of his "I Have a Dream" speech by quoting the one line that has often been cherry-picked and misinterpreted quite a lot in which they judge people not by skin but by their character. The main reason they do this is to give them the appearance that they are colorblind as their way of opposing racism. And in doing so, they consistently criticize Liberals of trying to divide the country into special interest groups and promote favoritism. As a result, they always claim that Dr. King is a Republican, let alone would've been one in this era given his views, along with the fact that he was a Christian. His niece, Alveda King even emphasized it herself.
Some of the ways that Conservatives try to supposedly live up to Dr. King's "colorblind" dream is by opposing supposed "Wokeness", Critical Race Theory, and the practice of Diversity, Equity, and Inclusion everywhere. They also express it by opposing Affirmative Action and the use of racial quotas when it comes to applying for schools, universities, and jobs because they believe it causes Reverse Discrimination. In terms of nonviolence, Conservatives express their disapproval of the Black Lives Matter movement. On the basis of Christianity, Conservatives believe that Dr. King supported a fixed moral code as indicated in his Letters from Birmingham Jail since he led with love and not racial hatred by changing the lives of people and not the laws itself, along with the notion of self-sufficiency. Seeing all this, it seems like Conservatives are really desperate to prove how much America has progressed in this post-racial world in order to debunk accusations that it isn't a racist country and that's why they always prop up Dr. King by claiming that they follow his dream and will continue to do so. Well.....up until now.
During this year's Martin Luther King Day, a string of prominent Conservative activists and organizations suddenly turned on him. Starting off with Charlie Kirk of the youth Conservative movement Turning Point USA, who launched a blistering anti-MLK campaign in which he supposedly dispelled the alleged myths surrounding his popularity. He accused Dr. King of being a "bad person" and that his "sainthood will cause Black voters to realize it's being used against them to suppress the individual." He even went further by stating that "we made a huge mistake when we passed the Civil Rights Act in the 1960s" accusing it as "a way to get rid of the First Amendment". A while ago, the organization marketed the Conservative image of Dr. King when they sold $55 T-Shirts with his name as well as stickers of him with the words "Let Freedom Ring". Kirk was later joined by the Daily Wire's Matt Walsh who accused him of being a "communist". In fact, he railed against Dr. King a few years ago by accusing him of being a Womanizer, Adulterer, Plagiarizer, etc. Coming after Walsh was Human Events editor, conspiracy theorist, and fellow Turning Point USA alumna Jack Posobiec, who labeled Dr. King "a God of the Left" and stating that "the real legacy of the 1960s was enshrining Racial Discrimination and Race Consciousness into the Federal Bureaucracy." And finally, a popular Conservative Twitter account called "EndWokeness" called Dr. King "a Racial Marxist" because he "did not support a Colorblind Meritocracy" after it cited his quote on Wealth Distribution. What's even worse is that even non-White Conservatives hate him. Two examples include a commentator named Vince Everett Ellison and former football player and sports columnist, Jason Whitlock. The latest editions to the lineup of Black Guilt Conservatives, they railed against Dr. King and the passing of the Civil Rights by stating that they worsened the Black community by drifting them away from God into "Democratic Dependency". They even accused him of the same crimes as Walsh did.
With the sudden change in tone and emphasis from the Right against Dr. King, you have to ask yourself why they're doing this and what caused them to believe this way. And this is not an extremist fringe of the Right that some would expect to hear from. All of these are Mainstream Right-Wing Figures who have direct lineage to the GOP, including the current presidential nominee, Donald Trump. That's as Establishment you can get. Their remarks have been criticized by a lot of people from both sides and surprisingly by some Black Conservatives. One of them was Pastor Darrell Scott, a former faith advisor of Trump, who these days, is one of a few Black Conservatives who has been calling out other Black Conservatives for tearing down their own race in order to elevate their status among others, a very notorious habit of them. He criticized Kirk for inspiring a Hitler Youth. Another was Kimberly Klacik, who in 2020, gained viral for her campaign video stating that Black Lives don't matter to Democrats when she was running for Maryland's 7th Congressional District following the death of civil rights leader, Elijah Cummings, who was the incumbent. She criticized Kirk for his remarks stating that his rhetoric will prevent Blacks from voting Republican. Even with that said, there have been instances in which Conservatives themselves have questioned the Civil Rights Act and many of them have been pretty negative. If you check out other Conservative websites and especially here on Reddit, many of their criticisms echo the same sentiments as those Pundits stating that it was unconstitutional and that in infringed on the First Amendment, particularly the Notion of Freedom of Association.
That being said, there is some silver lining to this. Now, that they exposed themselves for what they really of think Dr. King, I think it's time for them to admit that they never really liked him in the first place, let alone understood who he really was and what he really stood for. In fact, they never really liked him at all. All they did was whitewash him and cherry-pick his ideas and speech for own Partisan Agenda. Dr. King constantly talked about the notion of Black Pride and campaigned about the need for Reparations. He also supported Affirmative Action stating in 1965 that "a Society that has done something special against the Negro for hundreds of years must now do something special for the Negro. Dr. King realized that our society was created in a way that managed to disadvantage the many for the benefit the few, and that America's Racial Hierarchy was connected to its Class Hierarchy. He also had political beliefs that manifested through both Racial Reconciliation and Concrete Policy Changes that could help restructure and benefit a divided and unequal nation. This is the reason why he referred to himself as a Democratic Socialist as he wanted a "Radical Redistribution of Economic and Political Power". In fact, he argued that true Equality can only be achieved, not just through legal rights, but through an equal distribution of resources. This is evident when he said “Call it democracy, or call it democratic socialism, but there must be a better distribution of wealth within this country for all God’s children.” This is the exact vision that Vermont Independent Senator Bernie Sanders believed in. After all, he did participate in the March on Washington in 1963. In regards to Police Brutality, while Dr. King opposed violent protest, he did acknowledge that a riot is the language of the Unheard and that it came from a place of Desperation. In fact, in his "I Have a Dream" Speech, he stated that Blacks could "never be satisfied as long as the Negro is the Victim of the Unspeakable Horrors of Police Brutality." After all, he was hounded by the FBI, was called a Communist, broke the law in protest of race-based Segregation and Violence, was thrown in jail, advocated Protests and Sit-Ins, opposed White Rule of Society, and was assassinated for his Race and his views on Race. Regarding the quote about the Content of Character from said speech, Dr. King's daughter, Bernice King stated that using solely that quote diminishes the purpose of the entire speech because her father's dream and work included "eradicating Racism, not ignoring it."
If anything, this goes to show that is Dr. King were around today, he would be heavily criticized for being Woke, politically correct, a Communist, a Race Hustler, and a member of the Radical Left. And we all know that the Right hates those ideologies passionately. But here's the thing, he never considered himself a Democrat, let alone a Republican. He was an Independent as he felt that both parties are the same. And reducing his legacy to a single quote diminishes the gains that he fought for and believed in. This especially goes to a lot of Conservatives out there who claim to follow his lead using that quote because they interpret them in a way that benefits them today than how he meant them back then. For you to claim that he didn't care about Skin Color is like saying Susan B. Anthony didn't care about Gender. And to those Conservatives who now hate him, including Black, I hope you're OK with people getting treated unfairly, including your own. Who knew being seen as an Equal is a Negative in your eyes.

I've been hearing many gripes about dodgy REAs forcing renters to use shitty third party apps to make their rental payments, usually involving lots of fees, opening up questions about data security and generally making life less pleasant for tenants (shocking I know). There's been a bunch of media about it and Choice have done a few articles on why its crap - but I couldn't find any petitions that could be sent directly to MPs and Ministers to get them to act on this issue... so I set one up.
Legislate to ensure real estate agents can't force tenants to use RentTech apps
Please sign the petition, share it with anyone and everyone you think might also be pissed off about this bullshit and when its got some decent numbers behind it I'll write some letters and send it to my local MPs and relevant Ministers in each state. I'll also send it to Minister Collins to see if the Feds will apply some pressure to their state counterparts.

The more people who are aware of these resources, the more people will be able to pushback on landlords trying to rip them off. Share this with anyone you know who is renting, so that they have this info handy when times comes for Lease Renewal.
Here are a few tips that have helped me get better results out of these negotiations:
tldr; Generate a letter using the Negotiation Kit and use this when responding to the increase notice. Make sure to do this as early as possible as NCAT only has a 30 day window from notice. Having other properties as examples can also help when negotiating.

If you've been trying to find a SFH, duplex, townhome, or condo to rent in recent years instead of an apartment, you've probably noticed a suspicious trend that it seems like huge corporations are buying up as much property as they can. THEY ARE!
If you really want to be depressed read This article from the AJC.
They estimate there's at least 65,000 homes in Metro Atlanta owned by these groups!
I personally tried really hard over the last 2 years to find a privately owned home to rent and I finally lucked out this time. I move in on June 1st.
My advice to anyone looking to find the same would be this:
  1. Notice a trend of companies that keep showing up in listings? Make a list, check their reviews on Google, then start avoiding them! Invitation Homes (formerly Excalibur Homes), Progress Residential, Main Street Renewal, Tricon Residential, and a few other players have thousands of houses. They notoriously avoid processing applications for homes (like 5-6 week wait for an approval or rejection!) and if you somehow do manage to get approved communication and maintenance work follow through is terrible. Avoid companies like this at all costs.
  2. Check Trulia, Zillow, GeorgiaMls, Apartments, and Homes .com websites regularly. I spent a lot of time on Trulia because besides saving homes on their once I made an account I could also "Hide" properties from companies like the above mentioned. I also crosschecked RentingGA frequently because it was tied to MLS listings and it also showed the listing company in the preview. I could quickly see if it was an offender like Invitation and avoid wasting my time on that house.
  3. Cross-check listings!!!! Find a good one on one site but it just lists a name and number but now company for the listing agent? Google it. Chances are the address will give you a search result of a listing with 3 or 4 other credible websites like those mentioned above. The first place you find the listing may not say who the listing agent is affiliated with, but the 2nd one might.
  4. Still don't find that an agency tied to that name? You might be in luck!!! That could be a private owner. Next, try and find the property owner through county ownership and tax records. Go to this website to look up Cobb County Tax Assessor Records You can look up Fulton County Assessor Records here You can look up Dekalb County Tax Assessor Records here. Enter the address on these sites to search, and see who shows up on the ownership record. Does the company name or personal name match their contact info on the listing? BINGO!!! this might be a private owner! To go a step further, you can click on the name or company name and it will tell you how many properties are associated to this person or company. I verified my soon to be landlord this way, and it showed that he owns 2 other properties in Cobb County.
  5. DO target listings by local or known national real estate agencies. Keller Williams, ReMax, and Home Smart appear to list homes for clients, and they may manage them too, but they are not nearly on the same scale of property management as Invitation or Progress for example. Twice I talked to Home Smart RE agents that were listing homes they actually owned and were renting out themselves.
  6. Take a chance on listings that show LESS information. Find the ones that don't look like a bad buzzword stuffed sales pitch. Find ones that don't name a company with the listing agent name. Check out listings with vague info or pics further. It might not look like a polished real estate ad because they aren't a polished real estate agent or property management company.
I hope this helps the OP or anyone else reading this, I've been meaning to type up these tips for awhile.

Hi legaladvice,
I (28M) think this is more for relationships but this is really more pressing.
Some key points before you read; I moved to Orlando, FL from Washington state in February of 2023. It was closer to family and I had a lot of friends here. I truly love it here. I’m convinced there is something mentally not-okay with my mother and we’ve had a hot/cold relationship for years. My dad divorced her and got re-married to her and these days just puts up with it. We used to have a significantly better relationship but this has frankly tarnished all of that and he just puts up with it. My parents are real-estate investors in the Orlando area and generally buy some of terrible homes in even worse areas and somehow find renters. They act like they’re mansions but they truly are terrible. I’m 28 years old.
When I initially moved here, I got my own apartment in a great suburb of Orlando. My parents helped me move and were really excited for me to get back on this coast. At some point during my residency, my parents brought up a notion to attempt to “help” me by buying me a house. My credit is shot and there is no way I qualify for a conventional mortgage. Maybe before the big short but certainly not in today’s housing climate. I didn’t actively reach out to them for this sort of assistance but I toyed with the idea.
Given the fact that they are real-estate investors, their interest rate was going to be somewhere in the realm of 7%. That left me with a max value of about a $400,000 house in order to be comfortable with the payment. Daily my mom would send me listings to some of the shittiest homes I’ve ever seen and get upset when I say I don’t like it. That would generally be when I would cut off the conversation after I’m told I’m “ungrateful”. Mind you they haven’t even done anything yet.
Months pass and I find a decent townhome in a location that I’ve always wanted to live in. It’s a townhome that has 2beds, 2baths and was about $380K. In an effort to make my parents happy and not be so “ungrateful” I agreed that they can put an offer on it. Mind you this house is one that I would likely never buy with my own money, but given the interest rate I sort of had to stick with it.
The agreement was that they would put down $100K for the house, I pay the full escrow (mortgage payment, PMI, taxes and HOA dues) and, when it comes time to sell, I would get every dollar above the selling price. It was an enticing deal to get some equity that I otherwise wouldn’t get living in an apartment complex. This was all something that was verbally discussed and I can’t find any physical copy of this being said either over text or another medium.
I broke my least and move in came in October of 2023 which also happened to be when I met my beautiful and loving girlfriend who I am extremely happy with. My parents came over in December for Christmas and I actually had my girlfriend stay in my house while my parents were in town so we can all do stuff together. I thought it went well. My parents met her family, my friends and we generally had a great time.
That apparently wasn’t their idea of the week and they are super upset that my girlfriend basically lives here. Text exchanges with my mother generally result in me being called a disgrace, ungrateful, disrespectful, etc. I would bore you with the text threads but I’ll probably share that when I post this to relationships.
I’m not looking for advice on the relationship piece, but at the end of the day this is all stemming from the fact that I got a girlfriend, they apparently don’t like her, are losing control of me and now we’re both suffering navigating business and family. It’s taking a huge toll on me to the point where I woke up today and cried after receiving another demeaning text from my mother. That same person they hate was there to comfort me.
This is where y’all come in. I’m really worried about the integrity of this “deal”. At this point I don’t think I will get any equity and my parents will just cut ties. When I brought up that I’m concerned about this, my mother always skirts the conversation over text, starts attacking me and they scoff when I bring up the idea of signing some sort of agreement. This house is riddled with issues because the inspector, the real-estate agents friend, missed so many things. I would love to get them fixed but not if I never have the opportunity to see the money again. The dishwasher is loose, the fridge is broken, the breaker panel is buzzing, the toilets are leaking and the air conditioning sounds like a car from the 1930s. I’m paying $2800/month for this house and while my payment at this stage goes almost all to interest, the property value did rise.
What I’m also more and more concerned about is my rights as a “tenant”. I have no formal lease agreement and just have electricity bills and other documentation to show that I live here but I could just as easily be kicked out on the street, correct? What should I be doing here to protect myself?

I've been rocking my M2 Air for work since January 2023, basically using it non stop for the past year and five months. Surprisingly, my Battery Health is still a solid 100%. Yeah, I was pretty surprised too. I mean, it's not like I've been babying it or anything. But hey, I'm not complaining. Although, part of me wonders if it's some kind of glitch or something. It's kinda unexpected, considering how much I've put it through. Most folks on Reddit seem to lose between 10-20% within a year, so I was bracing for the worst.
I'm almost always using it on battery since I'm hardly ever tethered to an outlet given that I'm always on the move, hopping from one co-working space to another. Whether it's Zoom, Teams, or Google Meet, I'm constantly on conference calls which supposedly tends to drain batteries much faster, yet somehow, the battery manages to hang in there for up to two days of typical office work. It's been a very reliable partner in my boring office work life.
I was actually thinking about trading it in for the new 15-inch to get more screen real estate. But given how lucky I've been with this battery, and considering how important battery life is for me, I think I'll hold onto this one for another year, or two.

Hello all! First time 27/F home-buyer here. I’ve been pre-approved for a conventional loan w/ a decent first time home buyer grant. I have a question regarding something I wanted to try when purchasing a home.
Question: Is it ethical/legal/okay to offer current tenants of a home (as a buyer) to move out early for compensation when I am on a conventional loan that is not allowed for me to purchase an income property? Lender said to “just handle it separately” (outside of contract) and “not tell him the details” …. Thoughts?? I am a very risk-adverse individual (who has extreme catholic guilt) and would love educated real estate opinions.
Background: I found a property that I absolutely love (close to family, commuting & shopping) that is practically turn key, but the caveat is that it currently has tenants (family of 6, lived there for 3 years) and will until 12/31/2024 (my ideal move in time frame is 10/2024 when my current lease is up). It was on the market for 90 days, but right before I could tour the property, the seller pulled it off the market. He said that he didn’t want to keep bothering his tenants when a lot of people in the area aren’t able to buy income properties. My realtor was able to convince the listing agent to allow us to the view the space since we had initiated interest and it was still everything that I wanted in the home, and appeared to be well taken care of. This also means we were likely the last to see the property. The problem still comes down to the fact that it would be an income property if/when we go under contract. This prompted the idea of “would the tenants be interested in moving out early for some cash in their pocket?” - my realtor and I ran it by my lender and he said what you saw above; don’t tell him, and leave it out of the official paperwork and handle it as an individual transaction….thoughts??
We pitched a fair offer, asking for closing costs covered & garnered a separate document inquiring if the tenants would be open to such a transaction. Listing agent responded with, “Spoke to seller, I think we have something good going here. Seller needs to check with tenant before we can provide an official response.”
