2024.05.15 10:22 FaithfullyYoursJesus I left church because....

Hi! I've been wanting to vent out about this but I just didn't know how to start and where to start. I've been carrying this burden in my heart for quite awhile now. This is regarding our Pastor. To start, I just want to say that he is a good person. Knowing him from the time we moved here in the province four years ago. he is indeed a good man. I remember the time he was dreaming to have a big online platform. I was there when he was just starting four years ago. I was the one who managed and organized his facebook page and his youtube account. I was the one who edit his videos and photos early on. He gave me money few times in exchange of my service but most times, I was doing it for free. Honestly, I didn't mind doing it for free because I love doing something for the ministry.. for God.. for Jesus Christ. I was a very active young people in the church back in the days when we were still living in the city. It has indeed become my lifestyle even after we moved here in the province. You know, I've noticed something about him. The things that he wanted me to edit, it's like the branding was focused most about him. God's word second. Like for instance, he wanted every thumbnails his face is in it. For the photos with bible verses, he always wanted to have his photos included. I was able to keep it to myself for such a long time, eventually I grew tired helping him. I've lost my motivation to edit because in my heart, something wasn't right. Fast forward, I stopped from doing it. But I was entrusted to do another assignment at church, I was assigned to do the projector during service. I'm not complaining about my task. I always love doing things for God. Going back to our pastor's platform. He is getting close to having 100k followers on his FB page now, but a lot of people are bashing him because according to them, he doesn't practice what he preaches. He is very worldly for a pastor. His videos speak volumes. Also, he is becoming toxic in dealing with people in the comment section. He would lashed out at every people who were trying to rebuke him in a loving way. It's like to him, they're always against him and he is always right and as if there's nothing wrong in what he does. For me, it's sad and heartbreaking. It's like he values his fame now more than God. It's like he would be okay to do bad publicity to become more famous. Bad publicity is still a publicity. His page will still has engagement from it regardless. More engagements means more revenue. Actually, he believes in a hypergrace teaching and that's what he teaches in the church. One day, I've made a decision that I would temporarily stop going to that church because I want to grow more in faith and in God's grace even if it entails that I have to be alone in the wildnerness. I wasn't growing there. There was no discipleship.. the praise and worship was taken for granted.. there was no bible study.. there was no spiritual accountable partners. Basically, just going to church every Sunday and come out from the service just like nothing happened. I don't want that. I told him that I would stop going to church temporarily and come back soon but all the more I don't want to go there anymore. I want a leader who can rightly lead me, not blindly lead me. Just right now, he is viral because last Sunday after the service, they recorded a video of them dancing to a secular song inside the church. A lot of Christians were disappointed and upset. But as for him, he is boasting about in his facebook account. It's heartbreaking to see how fame and the greed for fame can change a person. Actually, after he got monetized and received his pay, he kicked me out of his page already without telling me that he would do it. But when he was first starting it, he told me he would make me an admin. I understand that it was his page but it's sad on my part that when was just starting, he told me that he would involve me but when he's becoming famous, he just kicked me out without notice. if you were in my shoe, do you think it's reasonable for me to stop going to that church? Probably some of you would suggest for me to find another church, but after what happened, for now, I just want to stay home and listen to preachings online.

2024.05.15 10:21 stateSC_throwaway How long to leave before a clerkship?

3L about to head to a firm in the fall here, with clerkships lined up from 9/25 - 9/27. Increasingly not interested in biglaw (in large part thanks to the horror stories, but I also realized that I want to be in the public interest/service/plaintiffs' world rather than the biglaw one).
So, how long before my clerkship can I leave without setting off alarm bells afterwards? My first judge is supportive of me taking a long break, but I don't really want to ask him for specific timeframes.
I was thinking that leaving around this time next year (so four months) would be pushing it but maybe acceptable. But could I do five? Six? If biglaw's not as hellish as this sub makes it out to be I'm willing to consider leaving later, but I'm pretty spooked by everything and know that I'm not really interested in the role.
Edit: if relevant, DC/COA clerkships in my home circuit (where I want to return after clerking and where my firm doesn't have any offices, so going back isn't really an option anyway).

2024.05.15 10:20 tenten-tenten EX genshin creator - The hoyo contract is real

hi there, im a EX genshin impact creator, i used to make genshin impact video and worked with hoyoverse in some capacity. And now i am working with wuthering waves. Trying to create the best wuthering waves video
PROOF:
This is my channel
https://www.youtube.com/@imtenten1010/videos
I did genshin content for first 2.5 years of the game lifetime. Got bored, now moved onto wuthering waves.
Through out my time working in genshin (or even now with wuwa). i have work closely with a lot of people. Therefore witnessed a lot of industry pratice firsthand.
A contract DO EXIST. I am not sure if the one that was leaked is real. But the EXISTENCE of a NON competing contract do exist. It is pretty industry standard, it shouldn't come as a surprise. Not sure why people are shocked
Kuro game has even publicly stated that they will offer contract to creator with high quality content, see it here
https://wutheringwaves.kurogames.com/p/creators-recruiting/en.html
in the same way that Coke cola creator are non competing with pepsi. Meaning that if you are contract with coke cola to represent them, you are not allow to get sponsored by pepsi or even drink pepsi.
Hoyoverse contract top talent to represent their product and denied other company opportunity to sponsor them. This is normal
Example:
if Samgsung were to sponsor a genshin tourment, they will not allow you to SHOW any apple product on stream. that how a sponsor / contract work.
I had many company in the past asked me not tho show IP of other product
Watch more about non completes from pirates software here:
https://www.youtube.com/shorts/rFOVhOX0uwg
I am obviously taking wuthering waves side because that the product i am working with right now. But the existence of a non competing agreement should not come as a surprise. And isn't necessary a "targeted" move toward wuthering waves. (and as far as i know it isn't).
someone present a 5 page "leaked" contract ? oh it must be fake because it doesn't align with my narrative. "they probably made that yomiholic website up too huh"
someone post a 1 line 4chan comment of "yeah i made that up"
oh it must be real because it align with my narrative, my fav billion dollar company can't possible pull off this "evil" standard industry move
(refering to these two)
https://www.reddit.com/gachagaming/comments/1cpkkxs/the_drama_about_the_leaked_mihoyo_contract_is_fake/
https://www.reddit.com/gachagaming/comments/1cr5f4z/seems_like_the_4chan_user_who_claimed_to_fool_ccs/
because people only take the stuff up that align with their narrative, then deny everything else. at the end of the day. If you have made up your mind. you weren't going to believe anything else anyway.
I am making this post just to tell the truth that i know. I don't personally think it is that big of a risk since i don't have major tide with hoyoverse right now. And it isn't like im saying anything out of the ordinary. It is a FACT that non complete exist in EVERY industry, always did. If hoyo present me with the right opportunity in the future i would gladly work with them again provided the term are right.
I made a video about this matter here, but it is pretty much what i have typed out. Worked with both company, I don't think it is that big of a deal (personally). non completes are standard.....

2024.05.15 10:15 Vast-Equal-4425 I am trying to make Web3 owning NBA teams, AMA

It's been over 15 years since Satoshi Nakamoto introduced Bitcoin, igniting discussions on how Web3 could reshape traditional financial systems, build a better world, solve poverty, and break monopolies. However, after 15 years, large funds and VCs have begun to dominate the Web3 space, somewhat overshadowing the decentralized ethos it originally promised.
Despite these challenges, I believe it's time for Web3 to reclaim its potential, not through token governance, but through actual governance of real-world assets, like NBA teams.
Who am I? I'm MingDynastyVase (https://twitter.com/MetaDynastyVase), an engineer in the Web3 sector and a fervent NBA fan and NBA Top Shot NFT collector.
My Dream Owning an NBA team has always been a dream of mine. Despite being a middle-class kid without extraordinary means, I've nurtured this dream by investing in Madison Square Garden Sports stocks, aspiring to participate in what I consider the ultimate fantasy game.
Inspiration from Web3 Inspired by Don Tapscott’s "Blockchain Revolution," I've realized how decentralized autonomous organizations (DAOs) could manage real-world businesses. Within the NBA Top Shot community, I've met others who share a deep love for the league and believe in Web3’s potential.
My Plan Traditional DAOs have often been criticized for centralization, where a few control the many. I aim to diverge from this by rallying the passion and fandom of the community rather than just fundraising through tokens. To mediate the risk of rugging, we are not gonna ask people to spend their assets on tokens or NFTs or something else. Here's how I envision the whole plan:
  1. Community Building: Gather fans and potential investors in an online community.
  2. Smart Contract Development: Launch a smart contract allowing participants to show their willingness to invest while maintaining control of their assets. See the prototype here: https://etherscan.io/address/0x46c5264728af4dbe274929f9509fbeabf8cca2c9
  3. Legal Framework: Establish an LLC to handle regulatory and legal frameworks.
  4. Network Growth: Expand our community, connect with players, team owners, and notable public figures.
  5. Deal Negotiation: Initiate fundraising only when a real opportunity to purchase NBA shares emerges, ensuring transparency throughout the process.
  6. Tokenization: Distribute tokenized shares to all investors.
  7. DeFi Integration: Develop a DeFi platform leveraging the tokens to enhance Web3 utility.
Benefits for You
By transforming fans into owners, we not only democratize team ownership but also integrate the passionate spirit of sports with the transformative potential of Web3.
Ask me anything, please comment or DM. Thanks for your time reading through this, cheers.

2024.05.15 10:11 namujinu AD went on a transphobic and racist car rant

This happened a several days ago so this isn’t too recent. Just thought of posting this story on this subreddit right now lol.
Some background: My dad is an immigrant who is EXTREMELY right leaning. He also has a ton of kids with many wives (how many? No clue but I know that I’m the youngest). It’s practically an open secret but he still tries to hide it for some reason.
My parents and I went to this restaurant that we’ve been to many times before. This restaurant has a waitress who’s a trans woman. So we eat and my parents and the waitress have a conversation in their native language. Unfortunately, I don’t know a lick of our language so I’m not sure what was exactly said.
When we go back to the car, my dad randomly tells me, “OP whatever you do, never trust a [word that rhymes with maggot]. You need to vote Republican.” And I’m like HUHHH??? Because first off, that’s a crazy way to start a conversation (though him casually dropping the f-bomb isn’t new). Second, I’m wondering what she said to get my dad to go full transphobe.
My mom explains to me that the waitress said something along the lines of, “Oh, you’re back (@ my dad). Mother’s Day is coming soon, are you coming here again?” Insinuating that he brings his other families to this restaurant.
To which my mom jokingly says, “Maybe with another group.”
Basically, he got called out in public by a minority he despises. (WHICH IS HILARIOUS LMAO I always try to do witty comebacks to my dad whenever he gets like that but he literally doesn’t process anything I say. Shoutout to that waitress you’re my hero!)
The car ride goes smoothly up until we’re almost home and my dad switches gears from hating trans people to hating the Chinese. We were talking about what type of restaurant the three of us should eat at the next time we meet up and he brought up eating Chinese food… which turned into your stereotypical racist rant about Chinese people.
At this point I’m telling him to chill out with that because I’ve never heard him be so blatantly racist to his own race before. Also it’s ironic because I’m pretty sure one of his parents was Chinese. We were already home so my mom and I just dipped.
What I got out of this is that my dad is a white Republican trapped in an Asian immigrant body and that I probably shouldn’t come out to my parents any time soon. Closet’s too cozy for me to risk anything.

2024.05.15 10:10 International-Owl745 An NCLEX awardee from the baranggay SFW

An NCLEX awardee from the baranggay SFW
So a friend shared me a post of her colleague. A nurse from saudi arabia who recently passed her NCLEX. We can't deny that its already in our Philippine culture to congratulate our family especially when passing a board/bar exam. Hence the banners, the parade, the flowers, etc..
But IMO this went too far. Using the baranggay as a form of congratullatory committee for the passer. Awarding her something from the baranggay where she resides where actually she didn't even had any contribution to their place in regards with her profession. Furthermore and I am just assuming that the award/plaque given came from the baranggays public funds. Hence the baranggays official seal.
I dont know if this is a type of misuse in public office or public funds. I dont know if there are any wrongdoings in here but IMO using the baranggay's office to award such thing to a person who didnt have any significant contribution is just too much.
Oh btw, her father is a kagawad in that barangay. Maybe that's why. IL be posting some of the pics of the said event
I hope you can enlighten me about this. I may be overreacting or maybe i may not know of such things so comment down to share some thoughts. .

Mastering Captcha Solving: A Comprehensive Guide

https://preview.redd.it/ug9fc9ocqj0d1.jpg?width=1680&format=pjpg&auto=webp&s=5377429f7f114e291e353f596db023a0c4a4502f

Introduction:
Captcha solving is a ubiquitous task on the internet, often serving as a barrier between users and their desired online activities. Whether you're signing up for a new account, completing a purchase, or accessing certain content, it's likely that you've encountered a captcha at some point. While these security measures are essential for preventing automated bots from accessing websites, they can also be frustrating for users. In this comprehensive guide, we'll explore the various types of captchas, common challenges associated with solving them, and strategies for mastering captcha solving.
Understanding Captchas:
Before diving into the intricacies of captcha solving, it's essential to understand what captchas are and why they're used. Captchas, which stands for Completely Automated Public Turing test to tell Computers and Humans Apart, are designed to distinguish between human users and automated bots. They typically present users with a challenge, such as identifying distorted text, selecting specific images, or solving puzzles, that only a human can complete successfully.
Types of Captchas:
There are several types of captchas, each with its own unique characteristics and challenges. Some of the most common types include:
Image Recognition Captchas: Users are required to identify objects, animals, or elements within images.
Text-Based Captchas: Users must decipher distorted or scrambled text characters to prove their humanity.
Checkbox Captchas: Users simply need to check a box to confirm that they are not a bot.
ReCaptcha: Developed by Google, reCaptcha presents users with various challenges, including image recognition and text classification.
Strategies for Solving Captchas:
While captchas can be challenging, there are several strategies you can employ to improve your success rate:
Use Captcha Solver Tools: Leveraging captcha solver tools like browser extensions or third-party services can automate the captcha-solving process and save you time.
Optimize OCR Technology: Optical Character Recognition (OCR) technology is commonly used to interpret and decipher text-based captchas. Optimizing OCR settings and algorithms can enhance accuracy and efficiency.
Practice Regularly: Like any skill, captcha solving requires practice. Engage with different types of captchas regularly to improve your speed and accuracy.
Stay Informed: Captchas are constantly evolving to stay ahead of automated bots. Stay informed about the latest captcha trends and techniques to adapt your solving strategies accordingly.
Conclusion:
Mastering captcha solving is a valuable skill that can enhance your online experience and productivity. By understanding the different types of captchas, employing effective solving strategies, and staying informed about advancements in captcha technology, you can navigate the web with confidence and efficiency. With the comprehensive guide provided here, you'll be well-equipped to tackle any captcha that comes your way.
Spending a lot of money and time dealing with CAPTCHAs until I discovered CaptchaAI. It saved me both time and money. With CaptchaAI, I only pay 00.01 for every 1000 captchas, which is a deal I couldn't find anywhere else. What's more, CaptchaAI offers a 7-day free trial and unlimited solutions for all types of captchas, including normal ones like image Captcha solving and complex ones like reCaptcha solving service. CaptchaAI uses AI-powered OCR technology to efficiently solve these challenges, taking just 1 second for normal types and 10-30 seconds for complex ones, with an impressive accuracy rate of 99.9%.

2024.05.15 09:50 SpecificSufficient10 Boomers terrorizing public transit? A few stories if anyone can relate

Legit I've had it with these people. Each one I felt wasn't enough to post here but man there have been so many I'll just throw th;em into a single post
  1. Won't move back Wallace: Doors are closing on other transit users and he's just standing there with loads of room behind him. He's holding onto a handrail even though there are seats empty and his arms are outstretched. He won't move an inch so I (a smaller woman) have to duck under his arm and make room for those behind me. It's not like he has any mobility concerns that prevent him from moving back, in fact he's choosing to stand there when empty seats are behind him. This continues for 5+ stops on the crowded subway so it's not like he was getting off soon anyway
  2. Purses Pam: Her purse gets its own seat even though there's a young mum with her toddler standing in the aisle. Also makes sure her cane is across the aisle so other bus riders will trip unless they see it and step over it.
  3. Lying Linda: Just like Wallace, she didn't want to move back. But she told everyone it's because she was getting off next stop. After next stop, behold she's still on the train. Again and again, it's always next stop but she's still there! Others notice that she's just lying about needing to get off when she really just doesn't want to make room for others. Someone asks her to move back so she responds by stretching her arms across the aisle and grabbing both handholds on either side, and saying "why don't you make me?" Gosh these people
  4. Sportsball Steve: Drunk old guy in a sports jersey staring creepily at young women on the train. He's burping, farting, and doing all sorts of gross stuff nice and loud. Puts his feet up on the seat across from him and just takes up loads of space despite the train being crowded and plenty of other riders don't have a seat. His snack wrappers are all over the floor around him
  5. Mr. and Mrs. Forgot my stuff: At the bottom of a crowded escalator to the station, the wife suddenly decides she wants to find something from her husband's backpack so they stop right there in the middle after they stepped off to slowly unzip the bag and look for it. This nearly causes a pile-up from the 20+ other travelers on the same escalator who literally cannot stop and will crash into them because they're blocking the way. Legit so dangerous and lots of people could've been hurt. Like can we not walk 10 feet and then look for it? cmon now
Which ones have you run into? Why do they have to be such total jerks on public transit?

2024.05.15 09:41 ava050 False accusations

Anyone struggle with this at work? I'm not talking about major accusations but I'm getting blamed for all this random shit.
I'm a disability support worker and have been for 15 years. I've been casual at this job for 1.5 years. Everyone else is casual too, small "team". There's only 1 staff on at a time so we don't see each other.
1 staff member constantly accuses me of things on the group chat and my boss doesn't discipline her, ever. Eg if someone doesn't show up to their shifts, she will type in the chat that it was my shift and that I didn't show up. I say that was never my shift and show a picture of the roster and do not appreciate being accused of not showing up. It's happened 3x now and the last shift she accused me of not showing up to, was HER SHIFT. I showed evidence that it was hers and she typed "no I can only do every 2nd Sunday this was your sunday". I don't even do every 2nd Sunday, as this person has a monopoly on the penalty rate shifts. So even if she couldn't do it, why is automatically my shift? There's just no rationalising or using basic logic and my boss ignores the whole thing. I've complained to my boss and they say it's not good and confirm that it was her shift but only in private chat to me, not in the public chat.
Now I'm getting pissed off because every illness that anyone gets, this bully staff member AND our client both accuse me of giving it to everyone. They said I've made the client sick 4x this year, and he's now got a cold (that I'll likely catch) but they're saying I was clearly sick last week and gave it to him. I haven't been sick? I always have allergies and I have tics so I clear my throat a bit but so does everyone. There are smokers here that cough a lot.
My client said I gave him covid last year, but I got covid FROM HIM, after he tested positive, and then covered everyone's shifts and worked while I was really sick.
I'm polite and agreeable and nothing odd about me at work so wtf is up?

10 Movies That Can Make Even A Man Cry Like A Toddler!
One can be moved to tears by a lot of movies. But, men are they also determined, strong-bodied and having a firmness of heart? Or are they just more likely to hide their feelings because the society still feels uncomfortable when it comes to “a crying man”? Nonetheless, despite the fact that these ‘macho’ men have been schooled on how to be guarded even though their eyes may get glossy with tears- there exist some films that could stir up strong emotions in them! That is why I present you with 10 such movies that can make a grown man cry like a baby! It is upon you now ladies to gather all the males in your house and let us know which one of them couldn’t hold back his tears.
1. Pursuit of Happyness
https://preview.redd.it/4mqp27crlj0d1.png?width=1280&format=png&auto=webp&s=4e220159f165669870fe156851db07e2f51bc99a
A family drama about a businessperson who loses everything he has invested in and takes an unpaid internship at a brokerage firm. The wife leaves him with his young son. This movie shows what real feelings people experience as fathers, husbands or simply human beings. 2024.05.15 09:34 corruption85 From co-parenting to full time parenting - how can we get back a healthy balance?

Hey,
We have an 11yo daughter, who originally I co-parented with her birth mother 50/50, my girlfriend at the time then moved in with us and shortly after that the co-parenting changed to more like 80/20 that we had her as her birth mother is a trainee nurse and had to do we placements, meaning she wasn't around much. OK, we still would get a few days for us when her birth mother was at home to have her.
To note, my Fiancée and daughter get on really well.
The background:
In February 2023, our daughter poured her heart out to me on the drive home from school one afternoon and then to me and my Fiancée that evening, about how she didn't want to live with, see or have any contact with her birth mother any more and she gave a lot of reasoning and had clearly thought about this a lot.
I made notes, we recorded what was said and we were on a very thin line between her birth mother needing to be reported for child neglect & endangerment. I called her school the next day and told them what had happened the night before and I kept her off for a couple of days so that she could collect her thoughts, chill out and recoup from what she told as she was in pieces.
We told her that OK, we'll keep her here a bit longer than she would have and tell her birth mother that she'd asked to stay longer and we need to sit, think, talk and go through everything that she told as there was a lot for us to unpack.
My Fiancée and I thought, we talked and we agreed that with the information she's given us, if it's true (not doubting her, but we all embellish things at times), the only option is to honour her wishes, BUT she had to tell her birth mother, either on a video chat, a letter or somehow.
It ended up that the initial conversation was a video chat, where our daughter was beyond upset trying to say what she needed to, so I had to say the words and she nodded and agreed while crying her eyes out. This followed a letter that she wrote, hand written, where she wrote down why she made this decision. I met her birth mother and we sat and had coffee while we went through and she admitted to what our daughter was claiming, no embellishment, no lying, it was all true.
So our daughter now lives with us full time and has no contact with her birth mother. We have tried to encourage that maybe they just meet for a hot chocolate, in public with us sat either there with them, the other side of the room, whatever small morsel of contact, but our daughter is not interested at all.
Now:
Its hard, its so hard going from co-parenting to full time parenting, especially with no time to prepare or even really process what's happened. I had been expecting this to come, but not for another few years as I had no idea things were so bad, so its been easier for me than my Fiancée as this all happened in such a short space of time after she moved in.
She's still struggling with all the added things being a full time parent brings with it, the lack of time for us, the teenage hormones & changes (like her being too lazy to brush her teeth), no break from being a parent as this isn't what the plan was, even the silly things like being able to run to the bathroom nekkid. Our sex life has been heavily impacted as we live in a small 2 bedroom flat and my Fiancée hates that our daughter can probably hear what's going on and she old enough to understand what she's hearing.
There's also the back and forthing of what our daughter calls her, sometimes she refers to her as mum, other times she will introduce her as her step-mum & other times as her dad's girlfriend, but at home she's called by her name (which my Fiancée is fine with). I've talked to our daughter about this and it's getting better slowly.
Family wise, I have 2 brothers, but 1 works shift patterns so isn't available to have our daughter much at all, my other brother has 2 kids of his own and doesn't really have the room to have her but he does every couple of months and my parents have passed away. My Fiancée's parents live 4 hours away from us, so its not so easy for them to have her, although they sometimes have her in the school holidays for a few days for us.
We're having date nights again more now as we are able to leave our daughter at home for a little bit on her own, as she has her phone (and everyone's phone numbers), we have security in the home and she is very mature for her age, but we still don't have a healthy balance and I'm not sure what else to do.
Does anyone have any idea's what we could do to help bring in a healthier balance for everyone? Any suggestions, or anything will be greatly appreciated.
TIA! C

2024.05.15 09:33 snarfi Lost finding the right CMS

Hey Guys and Girls
I feel lost and slightly depressed.
I took a deep dive into Sveltekit and love it so far. I've created a Website for a client, which is a very small, newly founded non-profit Organisation without much funds. I host the site on Github and deploy to Vercel.
On the kick-off meeting we discussed what this App needs to be able to in a few months. Of course they want to be able to edit content themselves but more importantly, they want their members to have a login and be able to add content and files. These files should be made public to download on a protected area for other members.
So I research what kind of CMS there are and not a single one meets our criteria. Mostly because they are to expensive. Every free version doesn't meet the criteria on multi role based content editing. Those who have open-source versions to self-host, like Directus, which would actually be perfect for us, because it has file-management and an LMS , but I really just have not enough experience in Dev-Ops to set this up myself. If we want to use Directus in the Cloud, it cost $99 a month. That will be 1200 a year which means half of the funds this non-profit receives goes just into the CMS cost(!). Its not like we will have thousands of users across the globe. We will have hundreds at maximum. Why don't they have a scale-plan?
Anyway, I invested a lot of time setting this site up and now I just don't know how to progress from here. I will begin to setup Lucia Auth next, so at least the members can login and see protected content. But it looks like i will be editing the whole site for a while until i find that magic unicorn of a CMS which is simple, cheap and meets our criteria :()

City center apartments are frequently considered the greatest buy-to-lets, City center apartments are frequently considered the greatest buy-to-lets, but are they still a wise investment? Here, we’ll examine the benefits and drawbacks of this specific property type.

Why City Center Apartments (Can’t) Make Great Investments

Here are the primary factors that have contributed to new city center flats making excellent buy-to-let investments over time:
Are City Center Apartments Still The Best Btl Investments In 2023? 8

Residing Outside of Burbs and Small Towns

Many people who have always wanted to live in a big city eventually give in to its pull and discover themselves in a much more populated and concentrated location than they did in the suburbs.
Although many people prefer to relocate to a city, only some are suited to city living. It goes considerably quicker and significantly differs from life in a small town or the suburbs. Before leaving the suburbs for the big city lights, you must weigh the benefits and drawbacks of living in a major metropolis, as with any place.

benefits of residing in a city
Although city life has drawbacks, it makes up for them with all it offers. Large cities are important cultural hubs with thriving music and art scenes, a vast range of cuisine, additional attractions like museums, sporting events like ball games and concerts, and a diverse population sharing the urban lifestyle.

The Benefits of Living in a City

1. Meeting New Faces. Everywhere you go, you will meet new people. Nevertheless, in a metropolis, where a variety of people come from all over the world, the experience is different. A city also has a larger population. Thus you will frequently run into new people. It can be energizing and enlightening to meet and converse with new people who have had very diverse life experiences from your own.
2. Activities/ Night Life. You probably know your town very well and have done about everything there is to do if you have lived there for ten or more years. Even if you live in a major city for ten years, you won’t be able to take advantage of everything it has to offer. In a big city, there is always something to do to keep individuals from growing bored with their diverse interests. Most cities provide exciting nightlife, various cuisines to sample, shows of all kinds, museums, landmarks, parks, festivals, sporting events, and more. There are many options in big cities to join the scene if you are a musician, visual artist, or performer.
3. Public Transportation. The public transportation system is a decent alternative to driving your own vehicle and navigating big cities’ traffic and parking issues. You can go where you need to go using trains, subways, buses, taxis, and ride-sharing vehicles in cities. You can avoid the hassle of driving by using one of the many relatively reasonable public transit options, such as the bus or train. In most big cities, it’s possible to live without a car.
Are City Center Apartments Still The Best Btl Investments In 2023? 10
4. Big Events. Major cities host the largest events, including sporting competitions, concerts, festivals, and art openings. You don’t need to make the long commutes to and from the suburbs to attend a concert or a baseball game.
5. Share Experience. The fact that everyone in a large metropolis with millions of residents comes from varied backgrounds and experiences city life similarly can be incredibly reassuring. Large cities are friendlier than most people think, and if you frequent the same spots and engage in the same pursuits, you’ll rapidly meet new individuals who share your interests and likely move there for similar reasons to yours.
7. Free Activities. There are numerous free things to do when planned effectively, even if many activities are normally more expensive due to the greater overhead costs. You can spend the entire day keeping occupied for free by going to the park, window shopping, touring museums on free days, and taking in the sights downtown. Even though you won’t be spending any money, you will undoubtedly spend time at these breathtaking locations and maximize your urban experience.
Are City Center Apartments Still The Best Btl Investments In 2023? 11
8. Higher Salary. Employers are typically prepared to pay extra despite the high cost of living in the city. This is why many suburban residents commute into the city for a better wage while still taking advantage of the low cost of living.
9. More Jobs Available. Companies dominate city towers, so going without a job is difficult. However, locating one that pays your high rent could be challenging. But a city with many businesses also has many job prospects. You’re likely to find one you adore. According to statistics, those who live in major cities have access to more job prospects than those who live in the suburbs or smaller towns.
10. Close to Restaurants. In cities, there is always a need for fine dining. Within a mile or two, you can find a cuisine you appreciate, from fast food franchises to fine dining restos.
Although the city’s dining cost is typically greater due to increased rent, many restaurants offer lunch and supper deals and have food vendors available. You’ll need to research to take advantage of the best bargains.

The Disadvantages of Living in a City

Those who frequently travel to or work in a big city are aware of how troublesome they may be. Large cities might be more challenging to navigate because of the increased population, traffic, and neighborhood density. The biggest drawbacks of living in a big metropolis are as follows:
1. High Cost of Living. When people consider moving to a city, the increased cost of living is usually the first drawback they consider. Ordinary living costs like rent and utilities tend to be higher in big cities, and you can have additional costs like parking permits and laundry that you wouldn’t have in the suburbs. Major cities also have higher prices for gasoline, alcohol, food, and tobacco items.
2. Noise. Major cities typically have higher noise levels than the suburbs. Cities produce greater noise due to increased traffic, more people, trains, and neighboring airports with noisy jets flying in and out. A neighborhood may become noisier and more crowded due to special events like concerts and sporting events.
3. Limited Space. Downsizing your living area is nearly always required when moving from the suburbs to the city. Most people reside in flats in big cities; in some places, the apartments might be smaller. Having an outdoor area like a patio or yard is also uncommon. Homes with decent-sized yards are available in big cities but are significantly more expensive than homes in the suburbs. If you want to live in a city, you must be okay with your neighbors being on the other side of your walls in an apartment complex.
4. Limited Parking Space. Parking in a big city is an enormous nuisance compared to the suburbs. In the suburbs, parking is permitted in driveways and on residential streets, and most companies offer parking lots for patrons to utilize. Parking is only sometimes guaranteed in large cities. Streets with free parking quickly fill up because certain residential streets only allow permit parking, which requires you to purchase a permit. Some apartments have a designated parking place, albeit they are uncommon. Also, it is uncommon for businesses to have parking lots, so you will probably have to pay to park somewhere on the street, possibly even a few streets from where you need to go.
Are City Center Apartments Still The Best Btl Investments In 2023? 12
5. Higher Auto-Vehicle Insurance Premiums. Congested city life will increase your chance of accidents if you must have a car and live in a city. As a result, city residents will pay a greater insurance premium than those who live in the suburbs.
6. Increasing Crime Rates. You can bet on urban locations to be riskier than smaller communities, even if some cities have higher crime rates than others. Crime increases with population.

The Current Situation of City Center Apartments

The majority of people concur that the real estate market has altered recently. Thus, it’s crucial to take into account a few factors when determining if new city center flats are still wise investments:
  1. The real estate sector, notably the market for apartments in cities, has been impacted by Covid. People’s preferences for where to live (and rent) and what kinds of properties have been impacted. Nowadays, more people are working remotely. Some workers no longer require access to an office. Hence, renting or buying a home in the city center or living there is no longer necessary.
  2. Some business offices in the city center have scaled back on their floor space. Less demand for city center flats may result from fewer individuals working in urban areas. The practice of hybrid working, where people work partially from home and partially from the office, is becoming more widespread. The same goes for flexible working, which allows employees to choose how much time they spend in the office each week. Often, newly constructed flats in city centers are small and need more space for working from home. In the so-called “race for space,” some city dwellers emigrated to the suburbs and the countryside to find more space.
Are City Center Apartments Still The Best Btl Investments In 2023? 13
  1. People became aware of the value of outdoor space for health and well-being because of Covid. Outdoor space is uncommon in newly constructed residences in city centers. Many people need easy access to public parks and other outdoor areas.
  2. Currently, some things could be improved regarding the direction of the economy. There may be less demand for housing in city centers if businesses that employ people there cut their workforces. In certain cities, proposals exist to develop thousands of additional brand-new apartments in the city center. Apartments in these places may be harder to lease due to high levels of new supply and low projected demand. It could imply that their worth has not increased as much as it would have (or they might even fall in value).
  3. Due to economic worries, apartment developers in the city center might opt to cut back their plans. Supplies could decrease. Future shortages of this kind of real estate may occur.
  4. Renters and builders compete. In some cities, build-to-rent, or BTR, is growing in acceptance. Large developers and financial entities fund and construct flats to be rented out rather than sold. Build-to-rent apartment buildings give private landlords in the city center additional competition in the rental market.
  5. Co-living projects, where investors construct towers of studio apartments with shared facilities, are starting to pop up in several city centers. They may increase the level of competition for apartment rentals.
  6. but are they still a wise investment? Here, we’ll examine the benefits and drawbacks of this specific property type.

2024.05.15 09:30 Interesting_Thing886 Upsizing house from starter home ... Are we bonkers?

Hi all, long time lurker here. Looking for views on people in similiar situation as we look to move from our starter home to a longer term /forever home.
Context couple (36m +f) , combined income of 175k (Pre tax) yielding approx 9k take home a month. Currently in a small 3 bed terrace in north London worth 500k with 1 toddler and another one on the way. Equity of 200k in house.
View is to move to our next house which has a larger space (4 bed), space for us to wfh (we both wfh 3/4 days a week) but also for schools for our little ones (public school) as current ones are not the best.
Expenses are currently approx 4.5k a month made up 2.2k mortgage (had to remortgage from 1.5% to 4% this year) ,1.3k childcare then rest on bills, grocery, gym etc
Question to pose is that the upsize in our local area where we have family, friends etc is £1m properties (semi and detached). With current rates this makes mortgages around 4k to 4.5k a month which is a bonkers amount and just under 50% of take home.. ..
Is anyone else in this position where to upsize to the next level it's a crazy cost? Are we bananas to consider such a big mortgage? Staying in current house is getting difficult due to the size and location.
Moving further out is an option but means being away from family, support and overall stability.
Appreciate any views!

2024.05.15 09:30 mumen_rida Misconceptions - RILY share structure

[THIS POST IS FOR EDUCATIONAL PURPOSES ONLY]
There seems to be a lot of confusion about the company’s share structure and I would like to use this post to help not only my own understanding but also help others. It’s a bit confusing but let’s tackle it together.
I got this information from marketwatch: Total Float = 30 million shares Public float = 16 million shares Shares sold short = 9 million shares % of public float sold short = 56.38%
According to fintel: Institutional ownership = 14.18 million shares
So let me get this straight, there is 16 million shares in the public float and institutions own 89% of that (14.18 million shares). So that would mean retail investors collectively only have about 1.82 million shares to trade around amongst ourselves. Let’s call that retail float.
So, retail float = 1.82 million shares.
Let’s wrap up all the most important information (imo) regarding the current share structure and please correct me if any of the information I presented here today is false:
Total float = 30m
Public float = 16m
Shares short = 9m
Retail float = 1.82m
Where I think it gets the most interesting is when you divide shares short by retail float. 9/1.82= 4.95 or 495% of retail float.
Hope this helps clear up any confusion regarding the share structure.

2024.05.15 09:13 otherwise_billa Need help / advice

Me 31M and my girl 33F We love each other a lot It's been 10 months. We've had our ups and downs.
She's elder. Earns more. Is the sole bread winner of her house. Takes care of her mum and overall is an amazing person.
The whole thing about our relationship is lack of respect and trust.
I doubt she sees me as the man she'd have liked to end up with because I've always sensed that she underestimates me and doesn't see me as an equal.
In the early days of the relationship I used to walk away thinking this is to good to be true. And in the recent months, she's been willing to walk away as my belief in making this work has grown stronger.
I'll address a few problems here - she has her DMs open and constantly gets approached by men. Some she cuts of. Some she allows (for professional reasons apparently). Some of those conversations seem more than friendly and she actively engages with some men that are obviously hitting on her. - she's compared me to multiple people in the past (including calling me a 2.0 of an ex-fuckbuddy she was madly in love with) - Once, after one breakup that I initiated. She came to my terrace to make up. We did. I took her home cause I had to wear pants before I dropped her home. My cousin was there and she didn't hesitate to make it obvious she was being overly friendly with him. "Accidently" flashed her panites his way. - she's slapped me in public during a heated fight. Just to come back home and try having sex like nothing happened. - she fights with me about her way of dressing . As a boyfriend, I just highlight that revealing clothes attract the wrong attention, which I don't like if it's my girlfriend. Never stopped her from wearing anything, anywhere, anytime. She still seems to think I want her behind a curtain. - most recently, at a party together she called a male friend of mine 'baby' (accidently) right in front me. Just to justify it in front of him by saying she calls other men baby too. Post this party, there wass an outburst in front of my mother where we both misbehaved.
She has a tendency to at times bring up being a 'crazy' 'badass' chick and also at times says her misbehaviour is due to her 'daddy issues'.
Currently due to our last fight, she's going to stay mad at me for the next few days cause I responded to a statement she mad in a very wrong way I want to trust her blindly, and be with her confidently, but situations arise and make it difficult. Speaking to her about it usually makes it worse for me.
I'm reaching out to the reddit community to get an opinion on whether, from an outsiders perspective, I'm being played or, just misunderstanding her. There's ofcourse two sides of the story, but.. I need you guys to give me perspective. Tell me how much of a pathetic simp I'm being? I used to be okay with letting go of this love stuff. I'm suddenly finding it hard in this situation.
I love her and want this to work, but maybe I/we are not seeing something. What should I do here?

2024.05.15 09:05 laravelninja Finally Launched SaaS Successfully

Hey there.
I have been dealing with link management, from a very long time, as I do a save lots of content from across the internet, multiple social media, etc., Couple of the problem I faced in the existing tools, is that, - none of them had the option to save from mobile instantly - Focus only on solving links management issue
Hence I built one: Introducing HyperURLs: a tool, to help you to organise your links, & share it with the world.
Be it either Twitter, Instagram, or any other social media or blogging platform, We use in-app bookmarks, to save our favourite content, to be used later. But, we all know, (1) We never go back to the bookmarks tab, because (2) the bookmarking tab is broken, no search, no tagging, no sharing and no organising possible.
With, HyperURLs, you can do:
✅ Tagging: Find your URLs easier ✅ Collections: Create Public/Private Directory of URLs ✅ Action: Set Reminder to come back later
One of the problem we solve at HyperURLs is streamlining of all the saved content in one place, we tend to save a lot of content, we do not even remember in which social media, right? Hence, Streamlining.
But even if you remember, you only get a loooooong list of saved items. No Pagination, No Context, we just need to scroll, scroll, scroll, endlessly wasting a lot of time. But HyperURLs is created to filter out context with ease and save our time.
Be sure, to give HyperURLs a spin and I'm eager to hear your thoughts and suggestions! What features do you find most useful? Any other capabilities you wish to see in HyperURLs?
Check it out here: hyperurls.com

Ask any question you like, but also please read the Beginner's guide to CrackWatch before doing so

Q&A

Q: When will [insert game name here] be cracked?

A: STOP! CrackWatch members are not psychic. Games get cracked by completely ANONYMOUS SCENE GROUPS who don't disclose their progress or plans to the general public so NO ONE knows WHEN and IF a certain game will be cracked.

A: NFOs are text files included with game releases that contain information about the releases. CrackWatch only informs which games have been cracked. To download look for the releases on CS.RIN or torrent websites. Useful websites can be found in The Beginners Guide or Pirated Games Mega Thread .

Q: WTF is Denuvo?

A: Denuvo is a Digital Rights Management (DRM) technology used to protect games from being cracked. Games that have Denuvo are harder to crack and usually take much longer. See Pinned Post for a list of Denuvo games.

Q: An update is out, but it includes the base game as well! Can I only download the update without redownloading the entire game?

A: Yes. CS.RIN is your friend.

2024.05.15 08:59 OptimisticOtterz 19M. End of the road?

I apologize if I do not meet the requirements of posting on here, as I am not in imminent distress
(I do not self harm and do not plan on ending my life right now. I am scared of pain)
At 19 I feel like the world is collapsing around me, and I don’t feel the need to be alive. I wish I did not feel this way. I would like to dive into each aspect of my life so people know why I feel the way I do. I just need support or someone to talk to. Please do not judge.
My relationship: My relationship is rocky, and very complicated. I’ve tried breaking up in the past, but it only leads to anger on her part and an unwillingness to understand my point of view. She struggles with many mental health issues but I love her even so. I just don’t know what to do. I feel trapped. If I tell her how I feel, it always seems to backfire and be my fault.
Family relationships: My single mom is depressed as she tells me daily. My father has been abusive and is still harassing my mother. I luckily have not seen him since I was 18. He had left me and my mom homeless, but we had gotten back on our feet after years of harassment and physical abuse.
School: I don’t know what I want to do with my life. I’m currently enrolled to get a BS in Econ with a minor in psych from a small public university. I’m struggling with grades and it has been difficult for me to even pass my basic macro/micro courses. I thought I had a passion for consumer studies, but I’m second guessing my interests.
Friendships: Everyone has left me since high school has ended. I’m so lonely. I have one friend right now but it’s not like how it was in the past. Everyone has moved on. I used to be track+soccer captain and lead musical cast and business leader president, but nobody even says hi anymore. I’m burnt out trying to talk to anybody. I deleted my social media accounts that had hundreds of thousands of followers because I had thought they were cringy, and there was no point to any of it.
Routines: It’s summer now. I get up. Help around the house. And play video games. Ever since college has started I’ve been struggling with anxiety and depression. I take pills often now to cope. I’ve obtained a horrible p*rn addiction, and it’s been ongoing for a year or two now. I feel empty inside and full of lust. I don’t go out of the house anymore and have been experiencing a lot of body pains. I’m a small built guy, but I’m gaining weight since I have nobody to do anything with. My girlfriend calls me constantly and we hangout occasionally, but I hardly enjoy it. I don’t feel productive and I feel like I’m wasting my life.
