This might be a little long, and I apologize in advance. I'll include what information I have, and we need input as we don't really have experienced elders freely offering advice and our agent is seemingly no help. (I have yet to encounter a helpful agent, and this is our third home purchase, but I digress)
We are under contract on a home purchase in NC. This is our second time buying in NC and so I am familiar with the process and DD and all of that. The market we're buying in right now is way overvalued. The home isn't our dream home, or final home, for that matter- but we're willing to stay in it for 5-6 years, or turning it into a rental sooner. It's a 1975 ranch, it's too small for us and these boys of mine aren't getting any smaller. Granted, we are moving from 5b4ba 4,00sqft and have done a lot of necessary home repairs between this home and the previous one totalling about $20-30k in each home- just for some add'tl background.
Pros: the mortgage would be equal to local rents (providing we apply 100% of the equity from the sale of our current home) and it is in the school district I want for my children.
SO: 1975 ranch. Sold in 2020 ($250k) and again in 2022 ($340k). Currently listed at ($398k with 5% commission $20k) Both buyers overpaid ~20k over ask. Neither of these buyers did any updates/repairs to the property, it's a bit of a fixer-upper. I don't think the current owners ever actually lived in it, it's completely empty, they are ~75-80 years old, the home is in a trust & I think they're trying to liquidate. While the list agent is out of the same broker as our buying agent, our agent won't divulge any details and that is fine. whatever.
We offered $388k with CC. They accepted our ask, with only $5k CC concession. We accepted. We only put down $1k DD and $1k EMD
We just completed a home inspection this past Saturday. The home has water in the crawlspace, elevated moisture reading >19% "fungal growth," torn down insulation, duct work damage, vapor barrier is only cover ~60% of the crawl space, outdated panel, no GFCIs in the home, leaking sink drain, and a 22+ year old hot water heater showing corrosion. Because we are using a VA loan, the moisture issue would have to be addressed to approve funding.
We would also like to do a septic inspection, though our agent won't schedule one (the whole system was replaced in 2019) and a roof inspection, but she is dragging her feet that "we won't have time."
We told our agent we would absolutely need the seller to cover 100% close so we can address these issues. She said them agreeing to that is unlikely as they agreed $10k under ask with $5k in CC. But, we would need them to cover close to we can address these issues. We are somewhat aware of what these repairs will cost as we have done them before.
She wants us to request repairs from the sellers- though I'm not sure they'll willingly replace an entire vapor barrier (~$6k and electrical ~$2k) She's not offering any additional advice, as we aren't sure what they'll have to do to remedy the issue to cover VA requirements. I don't want to shell out for more inspections if theyre unwilling to make more concessions.
Which brings me here. How would you proceed? Should we walk? I've applied to a couple of rentals as a plan B, to sit and wait and watch the market- but we wouldn't be able to purchase for a year (& that's fine if we save ourselves an outpouring of issues in the interim, despite having to move again in a year).

- How do I figure out the rules to bringing a baby internationally? Is this subject to only the airline’s rules or the airport’s rules? Stuff to research like bottles of formula, car seat and stroller stuff, if the baby is allowed her own bag, etc. Does anyone have a website to direct me to?

We are amidst a 10 day long vacation on Mallorca. Back in Germany before the vacation we booked a rental car through a provider called Sunny Cars that we would then get from Europcar right at the airport at Palma. We received a Fiat 500, everything good so far. Now on day 5 we had a look at our emails and there was one from Europcar. Translated from Spanish it would ask us to return the car to the airport so that it can be exchanged for a different one, no explanation on why. We contacted Sunny Cars, they managed to confirm that it was indeed legitimate but they also couldn't get a reason for it. They also told us that they haven't experienced such a thing so far and that it's very odd. We are still waiting for a email reply from the Spanish Europcar where we asked for the reason. I believe it's not reasonable for them to expect us to use our vacation time to drive across the whole island twice just to exchange vehicles. From what we noticed there's nothing wrong with the car. I would really appreciate tips or shared experiences from you guys, thanks!

We are in need of donations. We were homeless in December after running away from family abuse. We are now being evicted from the rental we have been at for just over 2 months. My fiance's job stopped paying him and our taxes never came in, on top of that the place we moved into has a mold problem that the landlords refused to fix at first, resulting in more lost wages. We have all of this money coming in still, but not in time to save us from losing our housing. We have no car to drive away from this apartment in, and no way to even pack our kids clothes. We will be living on the side of the road if we cannot secure a place or pay what we owe here. We have to pay $4000 to the local district court by tomorrow and we will get to keep our housing. We have the means to pay going forward, we just cannot catch up by tomorrow. I've desperately tried to get loans on here and have only been scammed so far. We have nobody else to turn to for help or even $5. If we do leave our rental, the checks we are waiting to arrive will not even reach us, and we will be stuck in this cycle of homelessness. Losing our housing means my fiance cannot work, because my 7/3/1yr old will be on the street with me and nowhere to go. I'm disabled so I cannot go get my own job, and with my physical health I know I won't make it long with these kids on the street. I'm so tired of trying to figure all of this out. I don't know what to do anymore...

However what are the 1.2 Golf S specifications ??
I saw a Golf 1.2 TSI for sale but it has 85bhp but another Golf 1.2TSI that has the normal 105bhp as I said before.
Then I check another Golf stated as a 1.2TSI in description but this time has 84bhp????
Are the people just not matching the description with the actual cars? Because when I reg check the cars they come out with different performance.

My partner has a 2017 forester with under 80,000 miles on and bought it “salvaged” but only had part of the bumper replaced to create such a title. She’d had it for 2.5 years now and this morning it’s not turning over, nor is the key fob unlocking the car. My initial thought based on my experience is that the STARTER needs replacing, due to lights coming on when I begin to turn it over. That was a few hours ago, now when I do that, no lights come on, just the oil light. I think it’s the battery and starter, if anyone else has insight is greater appreciation it!

I recently ordered a car from the dealer and placed a deposit. It was a relatively quick process, and the manufacturer provided emails along the way updating where the car was etc, and provided the VIN as well. I received an email last Monday that it arrived at the dealer, and by Wednesday it was listed on their websites inventory with pictures (including one where it clearly has a state inspection sticker, as well as a picture from the navigation screen showing it was in their showroom). I waited and called on Friday to see if it would be available soon for pickup, and the sales person told me “it hasn’t arrived yet, and even once it does it will need to go thru inspection and cleaning”. I asked them if everything else was ok with financing and he said it was otherwise all set. I called again yesterday and got the same story. The car dealer is in the city and they hold most of their inventory off-site, so I can’t go see if it is actually physically there. I am wondering at this point if there is something wrong with the car that they are trying to fix and really am concerned about them lying about it not being there, can I do anything to get my deposit back? Should I do anything else at this time?

I live in a town of 50k, I guess we would be considered semi rural. There are also two other towns next to us about the same size and a lot of other tiny townships/communities sprinkled around.
My mom tells me how when I was little she would bike everywhere with me , and then when she had my brother and I was a bit older I would bike behind her. It’s sad that if I wanted to do the same here I would literally be putting our lives at risk. There are no sidewalks anywhere and no space on the side of the road for clearance for pedestrians. You have to be on the road to go anywhere and if a car comes speeding at you you can do nothing because there are ditches on both sides.
I kid you not if I wanted to go see the horses or cattle half a mile away from us I could not do so without a 2 ton truck almost smashing into us.
We have a commercial area with everything from grocery store to cafes to pharmacy to even a garden center about a mile away from our apartment , a state park in the other direction, and a library a bit further, but it is completely inaccessible unless you drive or want to risk your life on the road biking/walking.
When you live in a somewhat rural area outside the larger city like I do I think it’s reasonable for each household to be expected have one car, but we definitely aren’t in the boonies either, there are plenty of businesses and activities and parks around, there is room for so much outside of car dependency.
My husband drives to work 18 minutes away and for the time being I stay home with the baby. Unless I drop him off at work, carpool with someone, or it’s one of the rare days he works remote I am confined to our street. It really f*cking sucks.
We live in such a nice neighborhood with lots of farms and homesteads and woods and forget about going for a walk. And lots of carbrains will just dumbly go “nuh uh” when you bring up investing in car-free accessibility because “that’s for big cities”.
I personally think lots of families would benefit greatly, financially, socially, and in so many other ways, only needing one car instead of two or three and not being forced to drive to do every little thing but what do I know. Especially when you have kids and want to do anything of any kind with them (because they cant play on the streets without becoming roadkill or hang out anywhere near home) you MUST drive the car.

As stated, I cannot find anything I like that is within my original budget ($500-1200). I am going to mount the tv on the wall so I guess just need something to hold audio equipment and ps5 and some tasteful decorations.
I’m looking for something at least 80” up to 120” that is low profile let’s say less than 24”.
The biggest standout to me value-wise is the IKEA BESTÅ but im worried about build quality and construction. I’ve also heard that it’s better to mount it to the wall but read that the holes do not line up with studs.
Do I just blow a pretty penny for something from salamander designs or BDI which will cost almost as much as the tv?
Does anyone have any secret gems they want to share ?
