I admit that I screwed myself up by buying a $27k car + $2k maintenance (so stupid) on close to 20% APR. It was shortly before covid and initially it was supposed to be me and my fiance paying it off but I have been paying it off alone after 3 months.
I traded my old car in and they were willing to buy my car off for what I owe thankfully. But after euphoria, the car depreciated by a whopping $10k.
I then refinanced it to lower interest at 12.4% with the remaining months that I had left (48 mos) which again I didn’t think much of it since it would have been the same anyways. So with that it came down to $860/mo and $260/mo insurance. That’s $1120/mo expense alone.
Fast forward to now, I’m doing more budgeting and paying off on this and I want to cut down my vehicle expenses by a lot. I work hybrid and my job is about 3 miles away. So I thought, I don’t need to pay $1200/mo for a car I barely drive.
My goal is to pay this car off faster or completely eliminate car debt. Honestly, I just want to drive something much cheaper but fun to drive. The car I have now is luxurious (for cheap tho!) but it’s not as spirited as I’d like it to be. In addition, with the current amount that I am paying for, I barely have any room to pay extra on it.
So here are the options I had in mind:

1. Trade down the vehicle and don’t sign papers like an idiot last time.
   
2. My parents have a second paid off car that my mom is trying to offer me to have and pay monthly as I can. This option has low percentage of it actin happening because of two things. One, my mom isn’t entirely sure if my dad would be up for it, and two, I’ve read somewhere that it’s more difficult selling a car back without a trade in.
   
3. Attempt to contact my lender about selling / surrendering my car and not be in office until I have enough saved for a fun cash car.
   
4. Rent my car out for extra income without me actually putting the work hours in. I’m not entirely sure how this works just yet so it might be a bit complicated.
   

I feel like I have a better sense of finance now, but I am still in need of guidance from ya’ll since I really don’t have anyone that would give me a financially responsible advice.
TLDR: Traded old car in, got screwed over, now paying $1260/mo for a car I barely drive, and I need to see the best option of getting rid of it, trading it down, or paying it off faster.

As school graduations are underway, it is hard not to think of one of the most puzzling cases in the last 50 years, which took place the night of graduation: the mysterious disappearance of Suzie Streeter, Stacy McCall, and Sherill Levitt, dubbed "Springfield Three". I thought I'd bump it back to the surface given we are nearly 32 years from the event, and hopefully provoke some more discussion on the topic!
Introduction
On 6th June 1992, Suzanne “Suzie” Streeter (age 19) and Stacy McCall (age 18) both graduated from Kickapoo High School in Springfield, Missouri. Graduation always brings an air of celebration... This was no exception for Streeter and McCall, who attended several graduation parties around Springfield and in nearby Battlefield throughout the night. The girls were last seen around 2 am, when they departed from a party at friend Janelle Kirby’s house. While they had initially planned to spend the night at Kirby’s house, they ultimately decided that it was too crowded and decided to return to Streeter’s mother Sherill Levitt’s house for the night. Had the girls decided to stay at Kirby’s house as they’d originally planned, true crime history as we know it might be entirely different, and the tale of the Springfield Three might not exist. Perhaps Streeter and McCall would have wandered home the next morning to find Levitt missing, a tragedy for sure, but one of more than 600,000 persons who go missing in the United States every year. Perhaps the tragedy may have been avoided entirely had they stayed at Kirby’s; without any clear motivation, we can merely speculate. Unfortunately, however, this is not what happened. The two girls made their way home, and they, along with Levitt, were never seen again, alive nor dead. This is the mysterious and disturbing story of the vanishing of the Springfield Three, still unsolved over thirty years later.
The Disappearance
Streeter and McCall were last seen around 2 am leaving friend Janelle Kirby’s graduation party. While some factors could point to this time being unreliable (drinking @ party, overall vibe of celebration, and there was no reason to think that the time they left was significant in the moment), there would have been multiple witnesses at the party who sawthe girls leave, lending more credence to the idea that they did indeed leave around 2 am. By all accounts, the last time anyone heard from Levitt was approx. 11:15 pm, when she spoke with a friend about painting an armoire. Given the seemingly mundane nature of the conversation, it seems likely that the events that led to the vanishing of the Springfield Three had not yet occurred at this time; while it is possible that someone had already broken into the home and was forcing Levitt to “act natural,” this seems highly unlikely given the nature of the conversation and the fact that the friend did not mention anything seeming off or wrong during her conversation with Levitt. Additionally, Streeter and McCall almost certainly made it back to the house. While there are no eyewitnesses, their cars were parked in the driveway, and their purses were found inside. Additionally, McCall’s mother confirmed that the clothes that McCall had been wearing the previous day were found neatly folded inside the house. Streeter and McCall’s friend Kirby states that she attempted to call the house at approximately 8 am and received no response. Therefore, we can say with near certainty that the event that caused the vanishing of the Springfield Three occurred sometime between 11:15 pm on June 6th and 8 am on June 7th -- though much more likely to be between the hours of 2 am and 8 am.
Crime Scene Discovery
On the day of June 7th, Streeter and McCall were scheduled to go to the water park with their friend Janelle Kirby, whose party they had visited the night prior. This is why Kirby had called the house at 8 am that morning. After not receiving an answer or hearing back, Kirby made her way over to the house on 1717 E Delmar Street, along with her boyfriend, around 12:30 pm. They found the door unlocked but nobody home, with the exception of Levitt’s dog Cinnamon, a Yorkshire Terrier, who they claimed seemed agitated. There were no signs of a struggle besides the front porch light, the glass shade of which had been shattered while the lightbulb itself had been left intact. Not realizing that they were snooping around a crime scene, Kirby’s boyfriend swept up the broken glass from the porch lamp, attempting to be kind but in the process possibly contaminating evidence. While in the house, the phone rang, and Kirby answered. She said that the caller made sexual innuendos, and she hung up on them. The phone rang again, but after realizing it was more of the same, Kirby hung up yet again. Likely confused but not panicked, Kirby and her boyfriend left the house. They did not contact law enforcement, as they did not yet realize that a crime had occurred.
Janis McCall’s Discovery
Several hours later, around 7 pm, Janis McCall, Stacy’s mother, grew concerned when she hadn’t been able to contact Stacy, and decided to visit the house. Inside, she found the women’s purses upright and in a line. All the women’s car keys were in their purses, as were their cigarettes. Janis was apparently sufficiently alarmed enough that she called the police from the home phone at 1717 E Delmar Street. After alerting law enforcement, Janis checked the voice mailbox and heard what has only been described as a “strange message” that she accidentally erased before anyone else, including law enforcement, could listen to it.
The Investigation
This investigation has repeatedly lead to dead ends. Local police began investigating the house on June 8th, and the FBI was called in the very next day. Numerous searches were conducted in nearby wooded areas with no luck. Police investigated a number of tips, including one regarding a “transient” or homeless person supposedly seen near the house, one regarding a man pretending to be a utility worker investigating a gas leak, and one involving a Dodge van that was supposedly seen around the house. None of these tips, and many, many more that were submitted both in the immediate aftermath of the vanishing of the Springfield Three and in the years that followed, led to any substantial developments in the case. Before long, the case of the Springfield Three went cold, but it has never been forgotten.
The Main problems with this case...

• Red herrings: Just about every piece of evidence mentioned above (the broken porch light shade, the purses, the agitated dog, the crude phone calls, the strange voicemail, etc.) could be vital evidence or a red herring, but we have no way of knowing which is which. Any of these items could have come to be prior to the incident that led to the vanishing of the Springfield Three, but could be directly related to the case, making it hard to know what to focus on.
  
• Contamination of evidence: The contamination of evidence is also highly problematic. It’s hard to tell what, if anything, could have been gleaned from the broken glass on the porch or the deleted voicemail because those things were already gone or severely contaminated before they could even be examined. Police estimated that 10-20 people had passed through the house before police began their investigation, mostly from friends and family members passing through looking for the women.
  
• Police incompetence: The police have been criticized for their handling of the case, though it’s not entirely clear how far this mishandling goes. However, the estimate of 10-20 people filing through the house feels like a case of exaggeration to explain why they were able to glean almost nothing from the crime scene (regardless of whether there was actually anything to be gleaned or not). The police have also stated that the voicemail that Janis heard and accidentally deleted may well have contained vital information for the case. Without knowing the context of that voicemail, we cannot say whether this is true or not; however, it seems odd that a perpetrator (or perpetrators) would pull off an almost perfect crime but leave something damning behind on voicemail. However, the fact of the matter is that we simply don’t know, and due to the criticisms levied at local law enforcement for their handling of this case, it’s tough not to view any announcements they make without at least a hint of skepticism.
  

Discussion
While a number of possible suspect names have been tossed around over the years, none stand out as truly likely, with almost all lacking the means or motive to pull off what seems like the perfect crime. Some speculate it was one of the girls' high school friends (possibly Janelle) or romantic interests, but a crime of this nature feels far outside the scope of a recent high school grad. Some suspect Bart Streeter, Sherill's son & Susie's brother, who struggled with drug and alcohol issues. Others suspect prominent serial killers at the time (Robert Craig Cox is often mentioned), though the crime doesn't match his MO. It's tough to say, and I personally don't have any leading theories.

Like the title states, should I buy a manufactured home? I currently live in Austin and pay around $2000 for a 2 bed 1 bathroom apartment which includes a car port and a garage for my two vehicles. I would be purchasing a $67000 manufactured home with 3 bed and 2 bathrooms. The monthly payment would be around $700/mo, including taxes and insurance, for the mortgage and around 825/mo for the lot rent. My plan is to live in the manufactured home for a few years, save and invest money(brokerage and 401k), and try to sell the manufactured home cheap and get myself into a better home. The way I see it is if I were to buy a home for $300,000 and the value drops by 20% then I would still be out $60,000, so might as well get something cheap in the meantime. Also I would much rather lose 20% on $67,000, which would be around $13,700.
I realize this is an extreme, but I am trying to go based on a worst case scenario.
Would anyone recommend this?

I'm not sure if this post will fly pero gusto ko lang i-share na may mga taong napaka dirt-ass cheap, na ultimo hygiene kit nanakawin pa.
For context:
On the 10th of May 2024, i reported on site at work and i usually spruce up before starting my day, especially when i use my motorcycle since it gets icky sa skin and i have to put an extra effort into cleaning myself. After doing my routine, my forgetful self accidentally left my hygiene kit which includes the usual men's essentials; toothbrush set, deodorant, face soap, hydrating mist, mini towel, perfume (dior), and my most coveted possession - my pomade.
Later that day, upon realizing that i left my kit sa cr ng office, i immediately went back to check if its still there and surprisingly wala na ito dun. I went to ask our aides and security guards to ask if may nag surrender ba sa kanila nung hinahanap ko tapos sinabi nila na wala. I understand na i was negligent in this scenario pero this is an all time low for me. I really can't believe na onti na nga lang kami sa office tapos magnanakawan pa.

As the post says, I deleted like one mod from my load order to fix my companion limit and all of a sudden my NMC pack and my Pip-Boy 2500A mods stopped working entirely. So did a couple of mods like Afterglow, yet most of them remained like my weapon mods and certain visual ones like EVE. I already reactivated and deactivated the Archive Invalidator, so what do I do now? I'd really love some help with this cause I already progressed pretty far into my save and I've been enjoying myself the absolute most this playthrough.

Took 12 mo. from application to hear anything back, went through the rigamoroll, got told I needed a mental health eval. The exam proctor said specifically I would hear if I got approved or denied within 1-2 weeks, but I haven't heard anything at all. I don't have any income at all anymore, I'm sleeping on a friend's couch as I lost my old home, and can no longer pay my rent or car note (it will be repossessed next month). I can't afford medication or food and the food bank unfortunately wouldn't let me take extra cans of beans and corn even though I won't have a car soon...
I think I was supposed to get maybe $1k a month which would have kept me afloat paying my roommate and car, baseline needs like medicine and cheap food and nothing more. I don't know what to do. I called SSA and they said I would just have to wait for a decision and everything is still backed up from covid. When I check my login portal it says it will be estimated 11 more months of waiting. I will definitely be on the street before then, I have nothing else.
Is there any way to at least hear about your mental health evaluation results ? Can I send them a letter in the mail as a formal request (I have a change jar to buy a letter and stamp)? Thank you in advance and have a blessed day.

I just graduated with a degree in optometry in May 2023. I hired a CFP who deals specifically with optometrist student loans so I feel good about that, but I don’t really know how to start “life”. I’m open to finding books to read for beginners on finance just haven’t researched yet. I’ll be cross posting this to financial independence too. I love the idea of semi-retiring at 50 (really asap) and just working a couple days a week. I’m not sure FI is even possible for my situation. Thanks for any advice!
I’m 30, married, no kids, living in a rural town (6000 people 2 hours away from anything over 50k), and we don’t own a house, land, or any real estate.
My stats:
• salary: $150k/year ($9k/mo take home)
• IRA: $3000 - opened before college
• no CC debt
• car loan: $40k@7.89% (min $926, I pay $1100/mo)
• employer 401k begins July with 3% match
• student loans: $290k on PAYE (20y forgiveness)
My spouse:
• salary: $50k/year ($2400/mo take home)
• IRA: $7000 with past employer
• CC debt: $10k - paying off asap
• car loans: $7k@10% ($241/mo), $19k@7% ($380/mo)
• HSA from past employer - $600
• no student loans or other debt
I need some direction on what to do and where to go. Per my CFP, the more I can lower my AGI, the less my SL payment will be. Should I max out both my and my spouse’s 401ks and HSA? If I understand that right, each of us would have a max of $23k in 2024. No idea if HSA has income limits or if I can open one in my name and max out two of those a year too (one for me, one for spouse).
Also have to take into consideration saving for down payment on a house. We are currently looking at a house with two shops on 40acres for $625k even though I know this is unrealistic for our “starter home”…but the location is perfect for us (20mins outside of town). That is pretty cheap around here too. The house needs a lot of updating which I don’t mind. Most updated houses on properties half that size with no shops/garages are priced at 1-1.5M.
I don’t know what to do first. Max retirement and save as much as possible after that for a house, save up to match on retirement and save as much as possible to get the house sooner, or none of these options because there are better ways I don’t know?

I have a few questions. Tldr is at the end.
In 2021, I was pretty irresponsible with my new car and ended up racking up 4 tickets in a matter of a couple months (March-May, 2021). It took me about a year to deal with all of them and in that time, my license also got suspended due to failure to appeapay. I ended up getting rid of my car at around that same time and also had a lapse in insurance coverage since I no longer needed insurance. I’ve been insured continuously since April 2023.
Fast forward to 2023, I get a new car and all of my tickets were resolved around April/May of 2022. My license was also reinstated in 2022 (about a year suspension until I dealt w/ tickets). The only way I could get insured was to get on my mom’s insurance policy with Esurance as no one else would really consider me. All of the big ones denied me and AAA even said that due to the suspension, they couldn’t insure me for 10 years.
My mom’s insurance went from $130 to $470. She ended up getting rid of her car in 2023, so our rates dropped to $460. Then at our renewal, they dropped again, to $445/mo. The only car insured is a Nissan Sentra. We live in the cheap part of CA for insurance, not in a major metro area.
In January, I start shopping for my own insurance policy again and I disclose all the tickets. I mostly get denied, but progressive was willing to insure me. I would save about $500/6 mo with them, but they require a large up front payment (I think they take your first and last month’s payment up front). At this time, I also pull my driving record from the DMV CA website to see the full damage. I was cited for speeding and a red light camera. I also got a ticket for illegally stopping in an emergency lane on the freeway when I needed to look at a text thread to find my friend’s address in a city I had never been to before. There was also a violation for failure to show financial responsibility, but I’m not sure why the full violation was listed because I DID have insurance, I just couldn’t prove it — I went to court and proved it and paid an administrative fine of $25.
Anyway, fast forward to now, I pull my driving record again. And I see everything gone with the exceptions of the two tickets I got in May (I think, if I’m reading this correctly because it is extremely confusing to read).

But in January, my record was much more extensive. This month, when I’ve been getting quotes or trying to get quotes, I’ve been disclosing all of my tickets that I got in 2021. But now I’m not sure I should be doing that? I spoke to someone at an insurance company and they told me that your driving record goes by the conviction date (the later date) not the citation date, but based on pulling my record and seeing citations gone, I don’t think that can be true. If I’m correct, I think these other two tickets will be gone on the 17th of this month?
If it’s true that these citations will fall off in a less than a week, would I be able to contact my current company (Esurance) to get requoted without the tickets? Or do I need to wait until renewal?
Does insurance go by the original ticket date or the date you actually went to court to deal with it?
How does the no insurance ticket affect insurance anyway? It was on the same ticket as a speeding ticket. Should my record reflect something different since I went to court and proved insurance and just paid a $25 fine (instead of a $860 fine)?
Tldr; CA—does the three year clock start from the time you get the ticket or from date of conviction (court date)? Should I be disclosing to insurance companies only what is showing on my record that I pull from the DMV?

I've been thinking for a while about how awkward the game's progression curve comes to a halt once you cap out every resource. I think this will be a problem for the game - if it isn't already - that will grow worse and worse over time as more and more players hit that cap. I believe this will cause players to grow less and less patient as they instantly unlock whatever new content drops, maximizing wait time for new stuff to follow. This also creates distance between the expectations of players who don't have any reason to bother exploring to gather things like Req Slips and Samples vs. the players that still do. The easiest solution would be to ensure that every currency (other than Super Credits, I can accept that's a very different beast) has an infinitely repeatable action to spend them, so that they never stop being worth finding or earning from missions. Here're my ideas for what each currency could do.
TLDR: Spend Requisition Slips or Warbond Medals on personal advantages, or spend Samples to grant benefits to the whole team.
Requisition Slips can be spent to buy a Stratagem Requisition. It's your choice whether to treat this like just a 5th slot for an extra thing, but it's also really fun to have twice as many uses of an Eagle strike or the same Orbital Strike on two separate cooldowns. 10,000 Slips per Operation seems right: that's enough that you can bring a fifth stratagem to 5 missions in a row if you're at cap, and by the time you've done those five missions you're probably over half way to earning another use.
Warbond Medals can be spent on an Equipment Enhancement. This lets you choose a second armor trait and apply it on top of the one from your armor, though you can't stack the same one, and similar effects don't stack either - Engineering Kit's recoil reduction wouldn't stack with Fortify's, for example, but you could bring both to get extra grenades and also explosive resistance. This should cost 20 medals per mission: cheap enough that you don't have to be too picky about when to use it, expensive enough that you're still net losing medals to get it regardless of difficulty so that you're still ultimately spending if you do this most of the time, but not so expensive that it feels crushing if you fail the mission.
Common Samples should be able to be spent to add an extra side-objective onto the map before the mission begins. This one is a bit of a gamble: you might get something like an Illegal Broadcast that was easy to find anyways, or you might get lucky and reveal a Stalker Nest. 80 Samples per "ping" would keep this from being used every single mission while still allowing it to be somewhat common.
Rare Samples can be spent on a Mission Analysis, which adds a new piece of information to the Briefing screen that displays the balance of enemies types that the upcoming mission is going to have. This lets you know ahead of time whether you're likely to face huge swarms of enemies or a lot of elites instead, and you can pick your stratagems appropriately. 200 Samples per Mission Analysis would mean that you save this for the really important missions and each individual Helldiver can only do it once per Operation.
Super Samples can be spent to counteract an operation modifier, or to add the Weapon Experimentation to the mission with a Stratagem of your choice being added to everyone on the team - only one per mission, obviously, but it would "stack" with Stratagem Requisition. At 30 Samples per mission, seeing this happen in a game would happen rarely enough to be a fun surprise. You only break this one out if you have a lot of faith in the team and you're expecting trouble (or you're at cap anyways so you might as well). The fact that you can be given a Stratagem that was someone else's pick would get people using Stratagems they normally wouldn't, possibly exposing them to new favorites that will change up their playstyle.
I think these changes would slow the pace of progression for all players in a way that would be healthier for the game as a whole. First of all, when new Warbonds come out, more players will not necessarily be able to instantly clear the entire thing, which I'd like to hope would take some pressure off the developers when they can expect the players to spend a few weeks accumulating the new content instead of a single weekend. Mainly though, the problem is that you have no idea whether your fellow Helldivers are saving up for a ship upgrade or something from a warbond and are going to scour the map, or are already at cap and are just playing either for fun or to clear the MO and want to rush through missions. I think this is going to create tension as the game goes on. If you can be sure the players will never lack a way to spend all the game's currencies, you can reasonably assume that every player in every mission will benefit from the same gameplay loop of exploring maps to collect samples, medals, slips, etc. and that players who enjoy exploration will always feel rewarded for doing so.

I bought an 04 FXT about 6 mo ago and just started to intermittently drive it over the past 2 month. Just a few short hops around town to feel it out. On the way home from work Monday night; with the cruise set at 40mph for 5 min by that time; the check engine light came on. There was no change in the way it was running, no change at idle. Took the FXT to the shop for a scan and it was a p0011. They said there should have been a change at idle, it should have stumbled upon acceleration, and the same jerkiness when on cruise; but it had Non of that. I also checked the oil level (which I was told just a quart low would throw the code) and it was spot on and still have 1500mi til next change (doing 5K on Mobil1 Synthetic 5w-30). I'm waiting for a response from the guy I bought it from to find out if he removed the filters on the banjo bolts and replaced the VVT solenoids. He works construction so it got covered in dust & mud on a daily basis and can't tell they're old or new.
Should I just go ahead and replace both VVT solenoids? They're not as cheap as I thought, now $185ea; I can just imagine how much more they'll be thru the dealership. Should I have the shop backflush the oil system also to get rid of any debris stuck that might be stuck in the system or is that gonna cause even more problems? Common sense says he would've replaced the VVT solenoids, crank & cam sensors, oil pressure sensor etc...at least that's what I' would've done.

Good Day! I was hired by a 200 unit condo HOA association to be a maintenance supervisoconsultant. I am a retired GC and Homebuilder with 35 years experience in the construction industry. I've also been on the board of directors for a condo association where I own in a different state. Where I work, our complex is on the coast (mere blocks from the beach). We are 95% STR with few permanent residents. We have two high seasons (may-Sept) and (Xmas-Tax day). The two shoulder seasons are really our only time to make repairs and maintenance. The rest of the time we work just to keep the doors open. The HOA is responsible for all common areas, a huge 5000 SF clubhouse with pool, sauna and fitness center. Our grounds are huge and the buildings are three story. The complex was originally built in the mid 80's as apartments and converted to condo's in the mid 90's.
Long story longer (I promise there's a question). The two boards that I have worked for accomplish little to nothing. Every repaimaintenance item I recommend (unless small enough and cheap enough to be accomplished by our small 2.5 person staff) is denied or just dies a death in discussion. Our units are in dire need of repairs, such as: entry stairs (built like exterior decks/stairs) are crumbling because the framing was built out of dimensional non-treated lumber. The stairs are deteriorated to a point that we can even reattach loose deck boards as there is no wood left to run a screw into. Our exterior buildings haven't been painted in 13 years. Staff just finished a project of power washing the buildings to remove salt/sand/algae and it exposed many areas of wood rot in the Fascia, soffit and exterior walls. Th caulking on all exterior penetrations is shrunken and gone. we repaired as much as we could with the time the board agreed to pay for a boom lift, but won't consider having the buildings painted or even to obtain quotes. Due to the marine climate, everything rusts or deteriorates at an alarming rate. As near as I can tell, previous boards have only acted in "crisis" situations and never with a true "maintenance" plan. I'm trying to get the current board to understand that we have run out of time to make much needed repairs and that we have significant safety and water penetration issues that must be dealt with.
I have pictures and statements from staff, owners and professionals that outline all the necessary repairs.
Our monthly dues were fixed at under $500/mo for years. (there are multiple sizes of unit that pay slightly different rates). We had a large hurricane roof loss in 2018 that drained emergency funds. The board has now built reserves high enough to cover the deductible if we have another catastrophic event. The capital reserve fund is growing (albeit gradually) because the dues are too low for proper funding and all previous boards have been more than reluctant to raise them even to keep up with inflation. As of today, we are STILL under $600 for our largest unit in an area where comparable complexes are $1000+. I know this is kind of a rant but I want to lay a framework of the challenges our complex is facing.
My question (for Board members and homeowners alike in redditland) is how do I guide the current BOD (who has some very sharp members) to: A obtain a professional reserve study (they've never had one). B. To create a proper 1, 5 and 10 year plan to make absolutely necessary repairs and C. to properly fund the capital reserves and to ACTUALLY SPEND them money to get to the point where we are actually maintaining our property instead of constantly making minimal emergency repairs?
My biggest obstacle as I see it is this: since 95% or the owners are absentee and STR focused only, they seem to merely care only about what happens inside their 4 walls ( or a common area element that gets them a bad VRBO review) It's like the common area elements and exterior maintenance don't exist.
I am by nature a thrifty person. My entire working career was spent balancing quality and cost so I completely understand spending money as if was my own. The current board trusts my judgement and knowledge bu discard that trust when it comes to opening the purse strings.
Has anyone been in this situation and can you please give guidance on what I might do to help them help themselves? I truly struggle watching the decline of our property due to neglect. It's as though my owners have no concept of the "law of diminished returns". I truly want to make a difference for this community.
