Soooo…. Long story short. I stupidly allowed my mom to have her name on my car title when I BOUGHT my car in FULL when I was 17 years old to save on my car insurance. (I’m 23 now, a recent graduate with a biology degree and was kicked out recently by her) I have been trying to obtain the title for my car for the past 3 weeks - she finally left the title at my grandmas house who lives 40 mins away from me rather than letting me come to her house to get it after I got off from work which is only 10 mins away… anywho. I made it to the DMV this past Monday (my only weekday off from work) and sat there for 2 hours for me to be called to a station and be turned around immediately because they noticed that there was white out on the title for the sales price for $1 (which i don’t understand what is so hard about writing 1.00) so it voided the title. (I noticed this before going to the DMV but I was hoping they didn’t notice) I was unable to get anything done because of this and was given a title correction form and a DMV bill of sale for my mom to sign and fill out… (this is around 2:15pm) they told me to get the signatures that day and come back before 5pm and I could skip the line since they also noticed that she VOLUNTARILY surrendered my license plate without letting me know. I told them i would have trouble getting this new paperwork filled out because she avoids me and my calls so they suggested that I request her at her job (she works at a school and there was 30 mins left by the time i went to the office to request her) after texting her and calling her 5 times to let her know that I was coming by & waiting in the parking lot for an hr hoping she would respond . Going inside was my last resort but I had to get this done so i could register my car and get new plates. She never came out after the front office requested her about 10 times… Now she is avoiding me again and says she will fill out whatever forms she thinks I need on her own time (vs the official documents that the DMV gave me) and give it to my grandma 40 mins away knowing that my plate is dead because of her. I had an appt today at the DMV at 8am so i could try to go before work at 9:30am but she told me if i came by her house yesterday after work with the papers she would be calling the police because “I was not invited” …. I work everyday and my car is my only form of transportation… what should i do? I need legal advice. Can i tell the DMV that she is insane and they will help me move forward with the signatures i already have ? Do i risk going to her house and having the police called on me ? I thought about making this a public matter on Facebook but i feel like she will retaliate even harder … please help. :(

When buying a lifetime / pro set of wrenches, is this logic legit?

• First, you should get a FULL set of great, standard, combination wrenches. Full cuz it’s a PITA, expensive to get the rare/big/skip ones later. Strong cuz those are yer last attack; as in use a 6’ pipe extender and still not break/bend/strip.
  
• Second / Later, buy a fewer-number, popular sizes, cheaper set of ratcheting wrenches which you’ll use the most… but it’s OK if it fails cuz above. (Bonus points for flex head, reversible, both SAE & metric, etc.)
  
• Third, get the stubby wrenches, tbd combo or ratcheting, and the Large/Jumbo combo wrenches.
  

BUT… if weight/size constrained for a decade (due to college, pre-house, etc) THEN it’s schmarter to buy the Second ratcheting set first, but of better quality & both metric & SAE.
(Yes — full, easy, local warranty; Project Farm & Torque Test Channel rated; good store reviews; it’s known you’ll use tools forever; buy on sale after tracking prices, yada yada… this question is more about the thought process than make-model.)

Enravel is led by UW mechanical engineer Brian Schowengerdt, an expert in alternative displays, user interfaces, and human visual perception. He co-founded the company in 2009 to commercialize a laser-based “pico projector.” The idea, he says, is to “take a display of iPad size and compress it into the size of an iPhone.” More specifically, to shrink a projector to “the size of a grain of rice” and use it to project on-screen images, video, games, websites, e-mail—you name it—onto any larger surface.
The core technology is a “scanning fiber” projector that uses fiber optics and a vibrating element to scan an image and blow it up, for example, to a size of 17 inches across from just five inches away. A matchbook-size assembly of laser diodes (off the shelf) provides the light source to project the image. You could imagine such a projector might be crammed into a smartphone and used anytime you want a bigger display to interact with, for reading text or watching a video, say.
Enravel has five employees, and its technology was built over the past few years using $8 million in funding for a related endoscopic imaging project (led by Eric Seibel) and $100,000 in grants. The company expects to finish its portable prototype by next month, and to have a standalone product by the end of next year.

The scanning fiber endoscope is an ultrathin and flexible endoscope for the early detection and treatment of cancers within the body. The SFE can be used as a surveillance device with the goal of improving our chances of survival from cancer.
A scanning fiber endoscope is a technology that uses a flexible, small (< 6Fr) peripheral or coronary catheter to provide wide-field, high-quality, full-color, laser-based video imaging. We have a 2S+Basement brick colonial in the Atlanta area (US zone 3). The house was built in 1970 and originally had a large monolithic forced air gas heat and AC system. That setup was all gutted and replaced with two (one for basement and lower floor, one for upper) heat pump systems, encapsulated the attic, and made various other improvements to the envelope. It's still fairly "leaky" but much improved over 10 years ago. There are some moisture issues in certain areas and we have to run the A/C more in the shoulder seasons than I'd like. Allergens are also a concern, so every little bit helps.
I'd like to add ducted whole-home dehumidification to either one or both of the existing systems and other than how to plumb them am a little stuck. The current ducting is in good shape and well balanced. I would probably implement dedicated return and supply into the existing supply trunk with a backflow damper. Do I worry about the existing systems or just take some readings on temp/humidity, etc and do some volumetric calculations? I'm not sure where to start other than the "hey, that number in the brochure is about how big my house is" kind of math.
My gut is leaning towards something like a SanteFe Ultra 70 or 98 for each of the systems. Is there really such a thing as "oversizing" an application or are quality units variable and you just end up with a bit of wasted capacity and higher cost (but no real performance downside) similar to a variable heat-pump with excess capacity?
Input on how to go about evaluating my needs would be a huge help.

After being here for almost 2 years and the recent events that transpired with enrollment numbers, I created this. I use the term “recession” loosely because it can either be economic or academic. Let me know that your thoughts are, past & current students. Feedback is highly encouraged.
Here’s why Rexburg, more specifically the university, will face issues soon:
Inflation * Apartment prices have risen exponentially (ex: $1200+fees to $1500+fees) creating strain on people who typically pay for housing themselves. This is making people stay home to work and save up for housing, often missing multiple semesters which reflects poorly on semester enrollment stats. * The inflation has also affected the wealth disparity. Most normal apartments are reaching the price points of luxury housing like NorthPoint and The Cove. This results in lower-earning families & students working or doing a trade instead of school.
Decline of living standards * Almost all student apartments in Rexburg have inept management and maintenance, often resulting in broken appliances, carpets, etc. and the companies that own the apartments could care less. This is probably due to the lax tenant laws in Idaho. * That the decline of living standards results in more people who don’t take care of their apartment because they don’t have incentives to do so.
Enrollment * More people are opting to take online classes because it’s considerably cheaper than in-person classes, which results in fewer in-person numbers. * The students in Rexburg provide the majority of income for big and small businesses alike. These places will begin losing money. Only places like Walmart will survive as they have the best prices in town. * Administration at BYU-Idaho are very concerned and multiple meetings have been held on how to improve enrollment numbers. The General Authorities actually want the campus to do something because it’s gotten that bad.
BYU * Updated their enrollment cap, which means that more people in Rexburg will be moving to Provo, or not even going to Rexburg in the first place, because they have a greater chance of being accepted.
Trends I expect to see * Fall Semester 2024 will have historically low attendance numbers for the typically busiest semester, and continue into the next academic year. * More people will be either working or attending different schools, with the main one being BYU Provo. * As the wealth disparity becomes greater, there will either: normal people who can afford $1800/semester or nerds. Normal people will be taking Business classes and nerds will be taking STEM classes. * Less and less people will be attending due to worse housing conditions, and companies will get desperate and try to lure people in by having promotions & sales, which will ultimately fail. * Prepare to see the number of people who play Dungeons and Dragons increase by 73% by 2026.
Other Observations * Rexburg is gaining residents who are moving from out-of-state but also losing students. As the number of students drop and out-of-state move-ins grow, the town will have no choice but to adapt and make changes. A short 5 years ago you wouldn’t find a legit coffee shop in Rexburg and within the next year they’ll be over a dozen places that offer coffee. * As for infrastructure, they’re improving the main intersections and highway exits anticipating future growth, but not for students. * A new temple is being built, that doesn’t necessarily mean that the students population is growing in numbers. This is simply people moving in from out-of-state.
Long-Term Predictions * While I don’t definitely know what’ll happen to the campus itself, we can surmise several things: * Tuition & fees will be raised because of the lack of students helping fund campus operations. This can be a 3%-8% increase, depending on department & college. Lately, the new President has made sure this won’t happen, but will have no other choice soon to protect the assets of the church. * The focus of big-earning stores in Rexburg will shift their focus to new residents rather than the students. * BYU-Idaho will still exist, but with very few degree offerings (half the numbers of what they have now) and most of the opportunity will be in Provo. Department budgets and course offerings will be slashed in-half and specific departments will be combined, much like the CIT/CSE departments. * It will become akin to a community college and nearly lose is accreditation. This will be the case in 4-6 years. * BYU-Idaho exists because the church has put a lot of money into it and it’s literally an investment. * Within the next 3 years, the school will experience an unprecedented amount of single students as the married students graduate and leave. This will lead to more incentives to date & marry. This has been evidenced by the recent Date Nights all CES campuses have hosted. This will continue to happen every semester.

Does anyone know what's going up along K10 (south) in between Lawrence and Eudora? I can't tell if it's a housing development or a man made lake for a park. Kind of sad to see so much of the beautiful land along K10 up for sale. It's one of my favorite drives in terms of scenery.

I put in a offer for 40,000 less then the asking, but I felt it was over priced to begin with. They accepted and my real estate said they just need the bank to okay it. I asked if it was a forclouse or short sale both agents said NO. That was April 14th, I was under the impression that the answer would be fast. I paid the deposit money the paid to have the house inspected then I said I wasn't going to pay to have it appraised by the bank till I had a answer. 3 weeks past and kept getting the run around. Then yesterday my agent said "good news they got the house appraised today". I was confused and questioned it. Then was told it was indeed a short sale. I asked several times and I feel like my agent knew but didn't tell me because they just want the sale. I feel like I can't trust anyone and I don't know what to do. This is our first home and everything is going wrong. My agent, my mortgage bank do not seem to have my best interest in mind at all. I am very worried about the deposit money because the seller and agent have already lied. I was told today I would get a answer on May 21st and that gives me 3 days to close and my agent isn't pushing back on them yet. If I don't have the house appraised and mortgage approved in 3 days I could lose my deposit. I feel like I am being scammed potentially. Plus my mortgage broker switched my mortgage from conventional to FHA without telling me, or explaining the difference. I said I had a total of 20,000 for deposit and he gave me a bill for 30,000. Is this normal to be screwed around so much? I like the house but hate the way I am being treated and feel like no one has my interest in mind.
Should I get a attorney? I don't want to pay another bill but I think it's the safest thing to do at this point.

[VA] Closed on house, got paid, Title Company now asking for some money back.
During the sale of our home, we agreed to drop the price after appraisal and signed an addendum that stated:
Sellers closing assistance to go from 3% to 0%
Both listing and buyers agent commission to be reduced from 2.5% each to 2% each to be applied to buyers closing cost
We closed on 5/9, buyer closed on 5/10.
Today 5/15, we receive an email from OUR title company saying that the funds were incorrectly disbursed by BUYER’S Title Company and that the pay cut the agents took was incorrectly credited to me instead of the buyers closing costs.
The BUYERS title company is asking for 1% of the total sale price of the house back & they used my Title Company to contact me about it.
This feels…. Wrong? I looked over my closing document and it shows me not paying anything towards the buyers closing (in accordance with the addendum) and 4% towards the agent fees (in accordance with the addendum).
The email also said that the BUYERS Title company KEPT that extra 1% and withheld 1% from the agent’s payments. That seems…. Fishy? Considering that the CD we signed said the correct amount would go to the agents.
Do I actually have to pay this back? And what proof needs to be provided to me that this actually happened? I want to make sure agents are paid but it feels like the Title company is pulling some shady business.

Rant coming - Housing is out of F***ing control!!
When I moved to central Oregon almost 12 years ago, there were MANY houses for sale for 100k, which was a little more than double my starting salary of 45k. Many, many, I looked at SO many. They were all different versions of kinda crappy, but I settled on one 2-1 1000sf box for 95k in Redmond, and it needed 30k worth of remodeling and new roof, so let's call it 120k. Still well less than 3x my salary which is the recommended affordability threshold. The owner that bought if from me in 2017, just sold it in 2023 for 380k. More than the brand-new build house I bought in Madras last year.
Today my workplace starts at 58k, but housing has skyrocketed. There not a SINGLE unit available for 175k which would be 3x salary. As you might expect, we get near-zero or zero interest in our jobs from any decent candidates at 58k.
I'm divorced and been trying to date. Recently met a 36yo woman on dating app. Her job is hair stylist. After a number of dates, she's freaking out crying because she got notification her rental is selling out and gave her 90 days to vacate. She was freaking out about the cost of a new unit that will take her and her two dogs. She will probably have to leave and go live with family, the dating potential is probably over because she's going to either be homeless or leave. What's more insane is this is NOT the first or even the SECOND time I've lost a relationship because of housing in this godforsaken place! It's the 3rd time. She was so distressed she actually asked me if I could help her with housing or go in with her on something. No, I've only known her a couple months. This is insane.
No one who works a normal job can live now. Who will do all the services that all the rich people want!?!? They certainly complain about business hours being so constrained. But they ARE the problem!
I make almost 20% more than my teaching salary moonlighting as a freaking bartendeserver + uber driver in this hellhole, selling rich people $20 whiskey drams then afterwards driving drunk people to their AirBnBs. I don't even have to do that 30 hours a week to beat my teaching salary. Whatever they do makes a hell of a lot more money than me. But I have the luxury of availability because I bought that house 10 years ago, which is solely responsible for whatever wealth I have now. Not many service workers are lucky enough to have bought a house here back in the day or have a "real" job that comes with a pension and health insurance. I HAVE to have those things to be available for service jobs!!!
Actually thinking about, quitting, renting my house out and moving to PDX where it's CHEAPER and maybe I can find a date who won't get priced out in a few months after I meet her. I can get more housing bang for my buck in LAKE OSWEGO of all freaking places.
